I have lived in so many apartment complexes over the years and this is by far the WORST place I have dealt with. My move out process was horrific. The service is awful and the staff is extremely unhelpful. I was charged an absurd move out fee for carpet that had to be replaced. I asked for proof and was sent photos of a carpet that had nothing but normal wear and tear. The carpet had no stains or rips, and it only had the furniture marks from my bed frame and traffic marks in the entry way. I explained to the assistant manager (Stacey) with screenshots of my lease agreement, the Texas Law code stating they were not allowed to charge me for normal wear and tear, along with examples of what normal wear and near included for carpets. Instead of acknowledging that I was correct or even attempting to prove to me how the carpet didnt meet that criteria, all I was given was an apology and that I would be sent to collections if not paid. They cant even prove to me that I am wrong. I was sent the invoice and was told to pay within 30 days of move-out and not six days later they are already sending me reminders that its due. There is obviously shady stuff going on and they are just trying to take my money. I have seen other reviews of people who faced similar problems. Please save yourself the major headache and look elsewhere.

I recently toured this complex and while it touts itself on some nicer features and updated furnishings, the mail room situation isn’t the best and the gym floor needs replacing as it’s starting to buckle. My favorite amenity is its proximity to Costco and a better gym. Other than that, it’s super secure and safe and clean for the most part…just expensive.

Generally, Im satisfied with the apartment. The room is excellent, and the staff is very helpful. My maintenance requests are always dealt with within a day.However, for me, the biggest con is the noise from the dog park. I live near the dog park. The apartments quiet hour is 10 pm-8 am, but that is typically not quiet for me. I was constantly waking up by dog barks that might last for 5 minutes without stopping at as late as 2 am or as early as 7 am. Dogs are good companions, and they are cute, but it still feels frustrating when they wake you up in the middle of your deep sleep. The apartment should definitely do something, like restricting dog park use in quiet hours, to avoid this.

This is generally a fine place to live, the units are very nice but the property itself could use a face lift and some additional amenities, especially for the price.Pros:- Very safe/nice area and neighborhood- Good restaurants nearby, Costco across the street, easy access to highways and quick drive to anywhere in the loop that you want to go- Pool is always clean, the Zen pool is quiet/rarely used and very nice and relaxing- Maintenance requests are completed in a quick manner usually- Office staff do a good job of emailing back when you have questions, they are generally helpful and nice people!- Fees on top of the rent cost are clear, routine monthly and generally not too much- The apartment complex app is very handy and the office does a good job of posting updates there. Especially during the recent freak ice storm - their constant updates about the property were much appreciated.Cons:- The walls, floors, ceilings are paper thin. I can hear every step every neighbor takes, I can hear dogs playing and running and their barking from a nearby unit is SO loud that its like the dog is in my unit. I have no pets.- There are very few guest parking spots. No way to let guests in the building via dial pad or call box or anything. You have to go all the way to the first floor parking garage entry and let them in. Also, you have to fob OUT of the parking garage gate. So if your guest does get in, they will have a hard time getting out unless you ride down with them, fob them out and then walk back to your apartment.- I have had dozens of roaches in the kitchen and bathroom and closet. Luckily the pest man comes weekly and has been in my unit 2-3 times and it has gotten better.- On random occasions the fob pads to enter the building will not work, leaving you to wander around the building late at night until you can find an open door that should not have been left open in the first place and use it to get into the building.- The dog park smells absolutely awful bc it is turf that is used by tons of animals, and there is often dog urine in the hallways and staircases leading to the dog park or to outside areas.

So far so good! Super friendly staff and quick/convenient maintenance people! Love the location and the feel of a “smaller” complex. Everyone seems friendly and I am unable to hear my neighbors on either side of me. I do hear my neighbor above me quite a bit but that’s expected. I definitely recommend especially if you work in the greenway plaza area.

I highly recoment Pearl Greenway Apartments. The residents here are mostly professionals and respectfull. The staff at the office is friendly and helpfull. I love my apartment because it is ideally located close to the zen pool. The 2 pools have grills n the Vegas style pool has gazebos. I can literally work out any time of the day at the fitness center and there is little to no wait time to use the equipment. All access points are secured and that gives me a piece of mind about my safety n my truck. Btw, the garage is elevated from the ground and its about 4 to 5 stories high so your vehicle wont get flooded even when it pours in Houston.

Waited two months to leave a review. I have not had any apartment issues and I do not have any major complaints.Pros:-The apartments seem to be pretty sound proof. I have never heard my neighbors on either side of me. My apartment is street facing so there is regular traffic noise throughout the day, but it isnt loud (there have only been a few annoying days when there was street construction)-Stacey is amazing. She has been extremely helpful since my first inquiry. She has assisted with touring the property, apartment selection, random questions, move in and various things after move in. Matthew has been welcoming and helpful as well.-I love my apartment. The space is great and I have more than enough space for all of my shoes in the closet :)-Definitely not in a food desert. So many great restaurant options and grocery stores nearby-Great neighborhood. Lots of things to do nearby and in close proximity to downtown/other areas of the city.-Free parking in the garage and Ive never had to search for a spot-Storage on site-The leasing office sends messages to keep residents up to date when there is inclement weather or other things going on.-Didnt experience any flooding on the streets surrounding the property during the last tropical storm.Cons:-If you are moving long distance make sure you communicate with the leasing office. I used a POD and there were issues with placement. Thankfully Stacey helped me resolve it, but it was extra stressful on my first day in Houston-Guest parking is rough. There is only a small section at the ground level of the parking garage for guests. Otherwise they have to find street parking, which is not always available. It might be nice if each resident had one visitor pass that can be placed on the dashboard of the visitors car. Or even if we could sign out a visitor pass from the leasing office.-The package system isnt great. We are required to pay $20 for a locker system (which has been easy and quick when I have used it) but often packages are not even placed in the lockers. At one point there were piles of packages on the floor in the package room and regular mail room. Ive had two packages that were delivered to the mail room but never showed up. The leasing office has recently fixed the pile issue by placing racks in the package room, but packages still arent always placed in the lockers and we dont receive any notification if there is a package left on a rack or on the floor.-The temperature in the hallways on the upper floors is often a lot warmer than the first floor.-The areas at the side entrances often smell like dog pee. It also has a strong dog urine smell at the dog park area, which is obviously expected, but it kind of deters you from wanting to use the grills and outdoor seating in that courtyard space.

Move in was extremely easy, and they worked quickly and efficiently to take care of anything that came up. They appear to be a bit understaffed in the main office, but Matthew has taken great care of me during the leasing process and answered my questions promptly nonetheless. I am happy to call this place home!

My husband and I have lived here for 3.5 years now and have been extremely happy. The units are relatively new and in great condition. Our unit is spacious, with lots of natural light, and the amenities here are great too - particularly the two pools. Maintenance staff are efficient and pleasant any time we’ve needed them and there are more than enough parking spots on each level of the garage. Note, This area did NOT flood during Harvey! Getting packages can sometimes be a hassle when the lockers fill up but aside from that we have no complaints about living here.

Matthew was THE BEST in helping me with the entire move-in process. He deserves a raise because he’s amazing. BUT the package delivery situation is terrible. I had a coffee table delivered to the apartment and it was stolen from our open package area. The leasing office did nothing about it and didn’t care at all as there were no cameras in the area. There wasn’t even an offer to try and help me figure out what happened. Beware.

Staff is nice (thanks Matthew and Christina) but where do I even begin?1. It is impossible to get inside the complex for visitors as you need the key fob to even get in the elevator. If your visitor is lucky enough to make it inside an elevator they will then be stuck in the garage because u need the fob to get inside the actual complex (yes, elevators are in the garage only - minus the one by the leasing office you still cant get in without a key fob) There are very few visitor parking spots that are usually taken so if you get lucky you might find some on the street, might. You also need a key fob to drive out of the garage, in your car sorry if you have an emergency or are running late.2. Because of this security it is impossible to get packages delivered to you even if you pay for additional shipping fees- when I called and inquire about this they said its just the way it is and all packages are dropped by the lockers (random hallway on 1st floor) - This is complete chaos. Ive lived here 3 months only and have had 5 packages mysteriously disappeared. Since they are just sitting out in a hallway I guess people are free to take them. No one watches anything. The leasing office WILL NOT hold any boxes so you can pick them up as they would in any other apartment complex so many packages get lost and they will do absolutely nothing to help you solve this.3. They state the property is AC controlled but what they dont tell you is thats for the first floor only. I assume because thats where the leasing office is located so you are tricked into believing it will be as cool and clean all around - wrong. Other floors are extremely hot to the point you break a sweat from walking from the garage to your own apartment and there is a lingering bad smell. Its day and night difference from the 1st to other floor levels. Ive asked numerous times to have this fixed and will not even get a response.4. They call these luxury apartments yet there are actual visible screwdrivers, yes screwdrivers and folded cardboards used to hold doors open in hallways. An embarrassing community look when you have visitors over. With all this security some doors leading directly outside (Timmons st) have been broken for over a month. When I asked they didnt seem in a rush to fix them because I was told even if someone gets inside, you will need a fob to get even further in

We toured the Pearl with Stacey and she was very pleasant and informative in showing us the property and all it had to offer. She was on the ball throughout the entire leasing process and kept in constant communication with us, which made us feel like we were in good hands. Were really excited on becoming residents of the Pearl and couldnt have asked for a better experience.

They stole money from me and have yet to give me a call back after I have continuously called and emailed them for the past month! Then expect you to continue to call them for someone to get back to you! Give me back my money & return my messages!

VERY SHADY BUSINESS PRACTICE. I CALLED MATHEW AND HE QUOTED ME $1185 FOR 1 BED ROOM APARTMENT A2. I SAW SOME PICTURES HE EMAILED ME AND CALLED HIM 10 MINUTES LATER TO SCHEDULE AN APPOINTMENT AND GUESS WHAT THE PRICES HAVE INCREASED FROM $1185 TO $1245 WITHIN 10 MINUTES. USUALLY , THE QUOTES ARE GOOD FOR 48-72 HOURS.SAVE YOUR MONEY AND GO SOME WHERE ELSE. EXTREMELY SHADY APARTMENT. MATHEW IS THE WORST !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

My overall experience at pearl greenway has been amazing so far. The apartments and neighborhood is quiet. There is so much around the area. Being about to walk to costco and great restaurants is amazing! The apartment is modern and so pretty. The maintenance staff works quick and is super nice

Terrible. Do not like the office staff, they were rude and unhelpful. They towed my car despite being parked in visitor parking lot. There were no signs indicating any rules about the visitors parking lot or any restrictions on the guest parking. I was using my boyfriends car for a few days, so my car was in the visitors parking lot to allow him to use it in case of an emergency. When I called about my car, I spoke to Nicole and Lexi, and they were unhelpful and mean. To make it even worse, I asked for compensation and Nicole threatened to make false accusations regarding our living situation in return. I asked for someone higher then her, and I did not receive a answer. I called another Pearl to get her bosss number and her boss, Susan, did not provide any compensation . The staff is not friendly at all. If you want visitors to be able feel like their safe in the building, do not rent from this place. Also, they have a dog area that smells terrible, especially when it gets hot. The area is made of turf, and they keep the same turf all year, with lots of dogs using it daily and it is very loud there.

I toured Pearl Greenway before ultimately buying my house and they were great. The staff was so friendly, the property was beautiful and I would have leased had I not ended up buying my home instead. The staff knows everyone by name and took their time trying to find what we were looking for. Love the pet park, best part of the whole place.

Oh my goodness, Pearl Greenway is the place to be!! I love it! Lexi was so awesome helping me find a place to live! I told her what i was looking for and she showed me a couple of units until I found the exact apartment I was looking for. She was so nice and helpful from start to finish even through the application and getting keys to my apartment. She made sure that me and my dog were going to have a great place to call home. I really enjoy Pearl Greenway. Its affordable and in such a nice spot in town right next to a ton of places to eat and a even a costco! I would suggest anyone that is looking for a place to stay to come check this place out, you wont regret it!

I lived at the Pearl for 1 year on an out of state relocation. Management here made the remote leasing process easy and were very friendly and welcoming from day one.Pros:- Reasonable rent given the convenient location and amenities (two pools, dog park, fitness classes, community events with free food & drinks)- Prompt maintenance staff- Clean and secure buildingCons:- The gym is pretty small. More than 2-3 people and it starts feeling cramped.- My particular apartment was on Cummins (facing the Costco) so there was constant noise from the gas station and Costco loading docks (even in the middle of the night).I ultimately left because I bought a house, but Ill miss the Pearl and would recommend it!

My experience has with the office staff has been a huge pain from day one. Most recently they are attempting to claim I never paid a $300 deposit when I moved in despite countless documents (lease, bank statements, email from staff members, move in statement). They are basically attempting to straight out steal the deposit and not acknowledge I paid it despite clear and overwhelming evidence. As they sent me an outrageous move out bill for $700 including a $400+ charge for cleaning the carpet on 1 bedroom )to be clear I mean one literal bedroom the rest of the apartment had wood floors) which had no stains of any kind and a $100+ ozone air generator cleaning for no apparent reason as the apartment had no odor issues. They then stated on the bill there was no deposit to apply against it. It makes me wonder how many other people’s deposit they didn’t apply to a move out bill and just stole. Im not really sure if it their issues are incompetence or maliciousness but this is not the first type of issue that had occurred. I went for several months with electrical issues causing the lights to flicker on and off constantly and microwave that only worked 60% of the time. Appliances were also always turning on and off due to power fluctuations which causes other issues like waking up some mornings I wouldn’t be able to use the hair dryer or microwave at all. Across a month with about 5 maintenance visits from their team they first claimed it was the microwave, then claimed oh the lights are just dim, then blamed Centerpoint and various other excuses. I had to film multiple videos of the inoperable microwave and lights and then threaten a law suit for one of the managers to agree to have a licensed electrician come out. The electrician found the issue and fixed it. This lasted about 3 months. When the issue came up again the whole cycle started over. Despite knowing this issue well the first maintenance guy came out and did nothing. Then another week goes by and someone else comes out says they fix it. This lasts maybe 3 or 4 weeks. Eventually Nicole (manager or assistant manager) just stopped responding to my emails in August and the problems persisted until my lease ended and I moved in November. I have several other examples including once where a staff member named Lidia harassed me by trying to tell me I wasn’t a resident and my dog breed (Siberian Husky) was not allowed at the apartment. I’d been living there about 5 months at the time and the dog had went through an approval process complete with pictures, medical records, etc prior to moving in. But in summation if you want a “luxury” apartment where you’ll have a microwave that only works half the time, flashing lights from a bad electrical system, a management team that will try to literally steal your money (deposit they are trying to say was not paid), and a laughable move out bill this is the place for you.

I have lived here for 14 months and this is by far one of the safest and best places to live. Although the rent is not cheap, if you are looking to stay in this area, this is the spot. You are within walking distance from so many good restaurants, gas stations, amenities etc. The leasing agents and office are more than helpful every single time and offer great service. Never have had any issues with lost packages, or having to wait to get a package. They have multiple events every month whether it is a food truck parked right outside, a yoga class or just a social gathering. Didnt spend much time at the pool but every time I passed, it was never crowded and they have cabanas equipped with TVs RIGHT next to BBQ grills perfect for watching big games. I have guests over many times per week and only once in 14 months was there no parking available. No one ever visiting me has ever had their car broken into and the system to get into the building using the keypad is fast and easy but safe. All of the facilities including the gym are top notch and the hallways are always kept clean and smell good. Never had issues with noise as it is a pretty quiet place- you never hear the trash crew as they pick up your trash outside your door and parking within the garage for residents is never an issue.All in all this is a great place to live and I highly recommend it to anyone looking to live in Greenway as I have scouted nearly every apartment complex nearby and for the same money, this is the best for your buck.-JC

I was planning on moving here and even went through with the application process but several things happened prior that should have been a red flag and I am glad that things went the way they did since they prevented me from living here.1) I toured with Lidia twice. The first time it seemed like she couldnt answer most of my questions or said she would get back to me on that (never did). I assumed she was new since she was very polite. The second time (nearly a month or two later), I had to wait 30-40 minutes to get a tour and she still did not answer the questions I had for her during the second visit.2) Since I still assumed that she was probably new and not trained properly, I proceeded to the application process that same day on the apartment that I had liked and toured. Unfortunately, someone had signed the lease for that apartment already (which no one informed me of) so I went ahead and picked my second option but sent an email regarding some questions about it.3) I sent 2 emails to Lidia as well as the email listed on the website with a simple question regarding move-in date.... It has been nearly 2-3 weeks and I have not received an email or call.......I have taken my business elsewhere and am thankful that I did... I found a nicer apartment complex that is even cheaper that does not fail to answer questions in a timely manner in which, in my opinion, says A LOT about how they will treat you once you actually live there.

As a past resident, I had the opportunity to return to the Pearl Greenway as a guest this past weekend. I enjoyed the main pool area where I had noticed the improvements made to the cabana’s and furniture within. Very nice changes, and overall a great pool. I would definitely live there again.

From the moment I first walked in to this building I knew this was going to be the place I called home. It is a beautiful building with incredible location. If you are into basketball like me, youll absolutely love the rooftop court! I also have a puppy who definitely takes advantage of the dog park within the complex. And I wouldnt be able to call this place home if not for the wonderful staff who worked diligently to make sure I get the apartment thats right for me. Location is great, decor is better than other apartments, the amenities are also nice and a very pet friendly community. Office staff is pleasant especially Julia. The only reason it is getting 2 stars is because I would not recommend a first floor apartment...or maybe any apartment on the zen side of the building. I can hear everything my upstairs neighbor does (sneezing,toilet flushing, walking, morning alarm going off, opening drawers and cabinets). I do feel safe here and It is really clean. The maintenance staff responds to requests pretty quickly.

I moved here in February and i dont have any complaints whatsoever.. my apartment is beautiful.. great use of space and more than enough storage.. (i need A LOT)It is very pet friendly too. My dog is treated like a queen by the staff. Im not exaggerating one bit. They love her and she adores them. It really warms my heart how much they love my fur baby. Everyone who lives on the property is so nice and friendly as well.They throw happy hour mixers monthly and its always a good time.I can only speak for myself, but they have gone above and beyond to make me feel at home. I am extremely happy with my choice.

I am blown away by the negative reviews. I relocated to Houston for work last summer and, moving from a house, I was completely dreading going back to an apartment. After searching around the city, I decided on Pearl Greenway and I am so glad I did. The staff has been excellent, responsive and sincere, especially Lidia and Casey. I have loved my apartment and all of the amenities of the complex, especially from a safety and pet friendly perspective. The only negative part of my stay has been the unwillingness of other tenants to pick up after their dogs, but that is an issue wherever you live and there is not much the leasing staff can do about this. Today is the last day of my lease and the ONLY reason I am leaving is because my fiancé and I bought a house. I will miss living at Pearl Greenway and recommend this location anyone looking for a great community in an awesome area.

I dont understand the bad reviews on this place. Ive lived here for several months now and LOVE IT. I live on the zen side of the apartment 2nd floor and expected it to be loud based upon reviews. It is really quiet and I rarely hear my neighbors. Management is fantastic. During Hurricane Harvey (also a plus - we didnt flood!) the manager went above and beyond and sent frequent updates about the property and even found out what businesses were open around us so that residents could find food. The apartments are nice and you pay for what you get. The only reason Im not giving 5 stars is because my air conditioning went out 3 times in the first two months I lived here, but they were super quick to fix it.

I am licensed realtor, I introduced my customer to rent one of their units, they promised me I will get paid for my locator service. My customer moved in on December 31st, 2016, and now is almost March, I still havent get my paycheck, I have tried to call their Manager Nicole Gibson, and emailed her so many times, she either ignore me or not answering my calls. I tried to call her assistant in the office, they are telling me they will give this attention to Nicole, but still no luck as I speak. What kind of apartment doesnt pay locator service to a realtor?!

Now that Ive lived at Pearl Greenway for more than one year, I wanted to rewrite my review so that it more accurately represents our experience. My main complaint one year ago was in regards to poor communication. Apparently in the state of Texas there are annual fire alarm inspections that involve turning on the alarms for an entire floor of apartments, while the inspectors walk from apartment to apartment ensuring that the noise is audible and lights are flashing in every unit. This obviously takes a long time and you DO NOT want to remain in your apartment. Last year, I got caught in our apartment with a feverish 4-month old during the testing. It was really, really terrible. However, this year Pearl Greenway definitely listened to last years complaints and communicated very clearly about the testing. They sent multiple updates and let each floor know roughly which day/time their alarms would be tested. Thanks to their detailed communication, we were able to avoid the testing completely.We love that Pearl Greenway is safe (gated garage, courtesy officer that lives on the first floor, nice neighborhood, great fab/door lock-system throughout the building) and clean (valet trash pickup, they mop the common areas all the time, nice landscaping, nice grills and beautiful dog park and pools). I also really love the Parcel Pending locker system for picking up our packages.The location is great, a few bus stops, an Uber pick-up area, and you can technically walk to a lot of restaurants/shops/offices (though coming from Michigan, I dont think Houston is actually very pedestrian-friendly). They also have fitness classes and a lot of nice events for the tenants.I think the rent is very fair, considering you have a washer/dryer and all appliances are new. The maintenance team is also amazing, and they fix everything so quickly.No apartment is perfect, and the two downsides for us are the overall craftsmanship and quality of the apartments, and the fact that its not a family-friendly community.In terms of quality, we had our kitchen sink collapse (when it was filled with water) because it was only held in place with glue, and we had a lot of problems with big gaps in the flooring and baseboards. There have also been a lot of random nails sticking out of the baseboards and window sills.Pearl Greenway is definitely home to a lot of young, working professionals, and not many families. Out of 300+ units, I bet there are less than 15 families that live here. When our son was a newborn, and more inclined to cry at all hours of the night, one of our neighbors enjoyed banging on the wall to get him to stop crying. Obviously, no parent wants their baby to cry, especially in the middle of the night! So I found her banging strange and pointless because we were already doing everything we could think of to get him to calm down and go back to sleep. I spoke with her, and the management, and it stopped.More recently, the woman BELOW us started banging on the ceiling around 7:30 am random mornings (sometimes weekdays, sometimes weekends). I also spoke with her and she said its because she doesnt wake up until 9:00 am and that our 1-year old is a heavy walker. She suggested having him sleep in later, taking him outside every morning until 9:00 am, making him wear socks on the wood floor, as well as discipling him more. I had a good laugh after that conversation.I will say that management abides by the Fair Housing Act, as well as the state and federal anti-discrimination laws, since we have never been spoken to about our sons crying or loud walking. However, I dont think I would choose this place as a more permanent home because its just not a kid-friendly community.
