The good thing is that the complex is pet friendly; And most tenants own dogs and cats, many multi pet families here. If you live near the pet station, you can smell them throughout. They simply wont change these trash bags on a regular basis, which should be easy enough, no matter how many times we ask.MANAGEMENT: CLEAN THESE STATIONS REGULARLY!!!! ITS A PART OF THE SERVICE YOU PUBLISH. YOU DRIVE BY THIS DAILY, STOP IGNORING. THIS IS UNSIGHTLY. UNHEALTHY. UNPLEASANT. UNACCEPTABLE.The maintenance guys love to parade in their golf cart all day long without doing work. When asked to fix something, pick up something, or clean something: YOU WILL GET NO RESULT.

Being blunt this is not the worse place to live but if you can afford other living arrangements please go elsewhere. The complex itself is old. Pipes are bad depending on the complex youre in. There are mice and roaches. Water comes up through the floor when it rains and the office just said theres nothing we can do They have a revolving door of office staff, youll see someone new working every time you go in there. Anytime they put a letter on your door to communicate something its always worded in a negative connotation. When covid started they sent out a letter basically saying Hey we know theres a pandemic but we still expect our rent at the first of the month Im paraphrasing but thats the jist. I lived here for 5 years because of work and other stuff but as soon as I left it was like being freed. Again if its your only option then by all means go for it, but If you value your sanity and want to have pride in where you live go elswhere.

Just wanted to say Ms. Candace who works in the office is a very sweet and professional person. She made my whole experience there much easier and I am very thankful for her. This company is lucky to have her!

I highly recommend this place to stay. I really love how Ms. Jesse and Ms. Stephanie works and runs the property her and the crew are amazing they go beyond all means for the residents here. Leasing agents here are always on time and on top of everything that you may need also the maintenance crew here they work fast or the study pace and get things right. I love the fact that they have all shopping places around in the area a lot of restaurants and get up and go places so you will never have to sit at home but I love sitting at my place to stay is very roomy spacious quiet and the residents here are very friendly.

The maintenance team is phenomenal here. I recently moved in and two weeks my A.C went out and the team at establishment were extremely responsive and got it fixed immediately. The office staff is so welcoming, I definitely recommend this community to all my friends and family!

At first this place seems nice for my family and I they made it seem so good but being here for 7 months now and it’s poor management and maintenance . It isn’t how it seems in those profile of theirs. I 100% don’t recommend. Waiting for the lease to end so we can leave. It’s over priced and it’s not worth it.

The place is located in a great area. The staff is very kind and professional. To my concern to be here have been a good deal. I have to congrats to Stephanie for her amazing job that she do in order to help the residents to feel comfortable. She went with me on my application process she was was clear and explained to me all my concerns in a manner that I solved all my doubts. If someone ask my for sure I will refer Establishment apartments.

The staff at The Establishment are AMAZING. My go-to person is Ms.Stephine. She makes the whole experience of getting a new apartment just SUPER fast and easy. Great floor plans and great rental rates with discounts.She goes over and beyond to get everything done and you into your new apartment. Multiple pools thats clean and Laundry rooms thats available 24/7. Maintenance workers are also good at what they do.I had some issues with my bathroom sink. I contacted Ms. Stephine, and the next day the maintenance was fixing the issue. (They did a temporary fix until the part that was needed came in)Theres Armed Patrol officers that live at The Establishment and Patrol the complex at night.

If you have any problem they will follow up. Maintenance response to any problems is very prompt as well. Apartments are very nice and spacious and lease is fair compared to other complexes.

VERY UNSAFE and NOT CLEAN. Apartments and vehicles get broken into regularly. Neighbors are sketchy. There is no pest control - rats, ants and roaches. Maintenance is not responsive to service requests, even emergency ones. Workers in the leasing office are rude and not attentive. laundry machines are always broken. I don’t know how there are positive reviews for this place - they must be fake reviews. DO NOT RENT HERE.

Eh... it’s livable but as a tenant I shouldn’t have to lose my temper to get somebody to pay attention to my concerns but again it’s livable so far this year I haven’t had any issues they couldn’t “fix” but if you’re looking for something that’s bang for your buck this ain’t it... it’s overpriced I’m only here because it’s close to my job

First week I moved into my apartment, I had no AC or electricity for five days. Apartment was broken into and had property stolen yesterday. Safety is not their priority at this place. Management didnt really provide any help to the situation other then a sorry that it happened excuse. There is also constant trash littered all over the area and domestic arguments amongst other tenants through out the night.Other reviews talks about how nice and professional the staff is but that is all they have going for this place. It adds no value to the overall living experience because I hardly need to speak to the staff members

Shady place. Takes advantage of the tenants. It doesnt allow tenants romper their opinions. It forces people to sign documents that restrict the ability to express their opinions.It is full of roaches, it is unsafe and they charge for parking to everyone

My husband and I made our appointments over the phone to view one of the available units. Everything was perfectly fine until we went in and they didn’t want to show us the unit... and they were acting like they didn’t know who we were...I had to ask the receptionist to pull up our information in front of us... because she lied...Personally we loved these apartments because they were close to our jobs, I’m a nurse and ect. But I believe once they saw us in person they didn’t want to rent to us because we are brown people. ..I’m very disappointed. And if that was the reason I am hurt.On the outside the apartments don’t look like the pictures as well..

Cant wait for my lease to be up! Major water drainage and sewer issues. My apartment flooded three times in 5 months! A couple times I saw sewage with toilet paper flooded the parking lot. The staff was not prepared for my move in, and the kitchen was so disgusting with tons of dead roaches when I got my keys. Packages get stolen, washrooms are dirty and most of the machines don’t work. Very loud, you can hear people yelling outside like it’s right next to you. Yeah it’s cheap, but you get what you pay for. Don’t make the same mistake I did. Not worth the headache and distress.

I love living here. The staff and maintenance are quick responders when there is an issue. Office staff are very polite and understanding. Any problem that I have in my apartment, I call the office right away and they take care of it as quick as possible.

I’ve lived in these apts for almost 3 years now and I must say the most positive thing for me was the management.The staff are lovely and super helpful. My payment for one month didn’t go through due to a wrong account number and the system marked it as processed. After 15 days I got a notification with a fat bill of late fees for non payment. After I explained my situation, they were nice enough to wave the charges, which believe me is not a typical scenario in situations like these. The complex itself is an ok quality but I loved my apt since it was upgraded and very spacious for the price. The only negative thing I have experienced was my upstairs neighbor. Very loud and not caring at all but understand this is just my luck. It is something you should be ready for if you love first floor apts other than that I’ll recommend it.

I went in to this apartment complex to inquire about an apartment and I was very impressed! The complex looked nice a clean! The office staff was amazing, very friendly and knowledgeable. I have lived here for about 6 years and I have seen this place go downhill fast. Since I have lived here I have had a knife pulled on me, gunshots right in front of my sons window, random gunshots. Peoples cars are constantly getting broken into or scratched up. Car tires are being stolen off of them. The noise level is not good at all. The people I live around don’t seem to care about anything or anyone. Lots of cars with way out of date registrations and generally in bad shape. I would recommend that you pick a better place to live. Any other place would be 100x safer than here. They don’t even have gates so anyone can come in and out. I will be moving from here as soon as I can. Not to mention I am disabled

My apartment was broken into I called the apartment and police to get window fixed and nothing was done about it. I spoke with a Lenora she was rude and had an attitude.

Maintenance tore a hole in my ceiling for a leak they couldnt find it took a whole month for them to patch it and now its leaking again i requested for pest control and only got one visit in 4 months there also a floor leak in my kitchen i been waiting on for a while now my floor boards are buckling my family dont feel comfortable anymore

Maintenance here has been the best! I report an issue, and they respond with a solution very quickly! Maggie and Carmen are the most professional and sweetest managers Ive ever worked with! I would definitely recommend!

Lived there for 3 months, we received recommendation from ex tenants living in townhouses also interesed by price and location.Negative points1-First day of move, the apartment were not ready so we had to come back another day already with all our things with the movers, no professional response just to come back two days later. No compensation or even an apology for this big inconvinience.2-We made a list of all the problems in the apartment, none were repaired during that time.3-Roach infestation, even after the administration made two times pest control and also personally every week fumigated is a continous problem.4-In 3 months had 5 times the bathtub filled with water from the drain, sometimes it took 2 days for them to fix it but it was a big problem5- Some tenants make big noises and fight in public, beware..6- You will not get back your deposit!!! At the end I was emailing the administration for pending utilities, my suprise is that in 3 months they charged me almost 250 dollars for utilities adding that every month you also payed some utilities.7- Laundry was always dirty8- Pitbulls without lashes running in the premises9- Payed rent and utilities in full and on time and always 2 days later a new charge camed in the system (Can affect your credit score due to a system problem)Positive points1-Good location, supermarket and restaurants are close2-Plenty of parking space3-New administration is good specially Carmen the manager

I recently had an issue with the resident squirrels acquiring access into the build during the night and making racket within the walls and ceiling.When it finally came down to one of them chewing a hole in the ceiling (presumably to get warm) I decided that it was time to take action.Stephanie Valdes was very sympathetic to my situation and made sure that management was notified and the pest control people called. Within a week a game plan was laid out and traps and bait were put out in the attic to control and remove the animals from the premises. Thank you Stephanie for your diligence and hard work to make sure this got taken care of. Hopefully this will resolve the problem. If not maybe he can help me pay the rent.

NOT SAFE. This complex is not safe. There are constant domestic disturbances and gunfire. People are fighting in their units and in the streets. The apartment management obviously doesn’t screen tenants very well. Packages are always stolen and car broken into or tires stolen. I know people who live nearby in private townhomes or other apartment complexes and they have good experiences at their property. It seems The Establishment complex is a hot-bed of dangerous activity. DO NOT SIGN A LEASE.

I was living here in this apartment from past 2 years and i never had an issue before the new manager took over named Pooja she is Creedy she always ask my husband for a lunch and when my husband told me so we came to know that our neighbor had same issue with this manager and recently we had shortage of water and my husband went to know when the water will be back on so she said to him that where is my gift for my birthday.. thats not professional i will be moving out by the end of april

UPDATE!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!After 15 days without an AC they installed a whole new unit but in doing so they put a huge hole in the drywall in the hallway. Maintenance told me theyd be here last Friday to repair the issue and remove the inadequate window unit they put in after 9 days of no AC. Friday came and went and nothing was done. I submitted a new work order regarding the damage AND spoke with the office about the issues. I was told by the office another work order was submitted for the damage, I was also told by the office Maintenance would be here Monday to remove the AC in the window and address the huge hole in the drywall. Well its Monday and NOTHING has been done. So we called the office and was told Id have to submit another work order. I have also BEEN WITHOUT PRIVACY BLINDS IN MY LIVING ROOM FOR 2WEEKS NOW!!! Ive filled out MORE than one Maintenance order form about this matter and I discussed this issue in person in the office. I shouldnt have to have my entire living room on display for anyone walking by or in the courtyard. At the very least I think deserve privacy and I dont feel safe in the fact anyone can look in and see all my stuff and whether we are home or not.I have been without AC since Wed it is now Sunday night. Maintenance came in Fri and said problem was fixed, but Fri night thermostat was set at 60° but it never got below 80°(and thats at 9:00pm its way hotter during the day)I got online to the residents portal to report the problem immediately, AND called and left a msg Sat morning around 10:30am(because nobody would ans the phone)AND at 1:00pm I actually went into the the office and told Michelle the issue(she is really nice). I asked if the problem couldnt be fixed please bring me a window unit and that I had to leave for a family memorial but to please let themselves in.When I returned Sat evening NOTHING had been done. AC not repaired and NO window unit. My poor puppy had been in his kennel locked in a hot apt all day. What truly bothers me is at 3:00am Im sitting in front of my open front door because its too hot to close it. The office is closed on Sundays and an AC issue is not deemed an emergency so Ill have to wait until tomorrow/Monday to speak to anyone about this and dont expect it to be resolved on tomorrow/Monday or anytime soon if Im being honest. Ive lived here over 10yrs and this is par for the course. So all day Ive had to have my front door open so everyone walking by can peer in and Ill be up all night because I have to keep the front open to stay cool so my wife and pup can at least sleep safely if not comfortably.UPDATE: They Karya Management is and has been totally aware. It is now going to be two weeks without my AC. Your response is the typical response for Kara, and nothing is ever done.

Move in a about 3 months, the staff have been very nice and professional. I really enjoy living here so far. Haven’t had any major issues. Whenever I have any things that needs to be fixed in my apartment the maintenance crew takes care of fast and the girls from the office are very helpful. I definitely recommend the apartments.

I moved in July and it has been a great experience, this is my first apartment I got on my own and I have enjoyed getting to know the area and the people.

I have only lived here for 4 months and every week something goes wrong with my apartment then it takes maintenance days to actually show up and fix the problem. I have to put in maintenance requests 3 times before they come these apartments are nice and have great people but poorly managed by the staff. My apartment has been flooding 3 days out of my kitchen sink and nobody has come to fix it yet.

Dont be fooled by these comments out here. I have been here 11/2 years, and these apartments are disgusting. They are extremely filthy and they have a roach problem and poorly managed. You can see the filth we live in, not fit for anyone to live in!! The ladies might be nice, but this our washroom, which stays like this most of the year and the wash machines are consistently out of order. Enter at your own risk! Youve been warned!

Lived here a long time. I always liked the location and the convienece of being located near all parts of the city. I love the shady court yards and the covered parking. The manager Priscilla Ashcroft and leasing Linda Chavez always very nice and always helpful. They are always understanding. I like the response time of the maintenance repairs and their confirmation of repair. They always let me know what kind of repair was performed. My whole 23 years that I have been here has been great but this team is by far the best!

Ill keep updating my review as it goes on :)Update after 3 years living here:I had 3 amazing years living in this complex. Yes, the units are not luxury but you get at least as much as you pay. Maintenance was never an issue for us and it only became better and better throughout the years. They are quick and know how to do things. The ladies in the leasing office are nice and caring. The neighborhood is amazing. We used to take our dog for a walk in Winrock every night (sometimes very late in the midnight) and felt absolutely safe.

Me and my Fiancé are in the market for an apartment. Miss Priscilla was very kind and explained every little detail to us. She made us feel at home. I think we are soon-to-be residents thanks to her. She is a great asset to the company and an over-all great person👍👍

Be careful!management may talk nice and sound like they know what they are doing,but in reality they dont know much.You could communicate one thing to someone in there about a bill being paid,and then another will email you about the same bill you already paid!Organization skills here are atrocious!Also they would add things to bills without making sure they didnt make a mistake.Who knows,you may end up paying for something you shouldnt be!Be careful!Water continuously gets cut off but you would still get billed whether it was off or not.Its never allocated based on the water shortage.Very old buildings so no matter how clean you are ,roaches will still appear. Showers and sinks would get stopped up frequently...probably because of how old the buildings are.And no establishment,I dont want to email or call any number to file a complaint nor do I want to come in and discuss because I no longer live there!Just giving folks a heads up.

I had multiple issues that she resolved expediently and competently. She demonstrated genuine concern and followed up on all my items to completion. Great Service.

Booked an apartment for one night only to arrive to a dirty room with trash on the floor, beds unmade, and brown water running from the sink. Property management tried to contact owners who did not answer and later refused to provide a refund. Guests and renters beware. Better luck elsewhere.

Great complex! It is very clean, great places to walk your dog if you have one. Even without having a gate I felt safe here. The office staff was unbelievably awesome here although it did change owners or management companies at the time I lived here, it never changed in positive personalities. I highly recommend living here! One of the best complex’s I have lived at! It has left a lot of positive memories for me.

Worst apartment Ive ever lived in, hands down. My apartment itself was spacious, quiet, and its in a great location for a good price but the management is horrifying and so are a handful of its residents. Maybe they could do a better job at background checks so my car doesnt get broken into twice only a week upon moving in by my next door neighbor who was later evicted.Anyways, management is the biggest issue at Westgate. There is an entirely new management team every other week - no exaggeration. Filled with temp workers, each new management team is worse than before and each new team seems to lose all the folders with very important documents like, leases and pet deposits.Finally had enough with the place and paid fees out of the ass to get out of my lease. Of course they wouldnt let me completely get out of the lease until they rented it out to someone else. Now all I want is my $150 pet deposit back and SURPRISE! - new management again with no idea where any of my files are.I will never see that pet deposit money, but I dont care at this point. Westgate is going in the past and staying there.Save yourself the headache and live somewhere else.

I have lived in this apt for about a year and a half. Peaceful living for the most part. However, Since the day new management has been here, there has been nothing but issue after issue. The water is being turned off every month for repairs, roaches like crazy, not to mention how rude the management is. Carmen to be exact, is very rude. She will raise her voice at you. Everytime she speaks with you she will miscommunicate her intent. Then when you quote what she says, she will tell you after the fact what she meant. I have communicated endlessly with this particular person, only to have her talk to you like you are a bum living on the streets. Absolutely no respect from this particular person.

DO NOT LIVE HERE Too many roaches they have a security car park outside but there isn’t any security worst water ever can’t even take my kids a bath water extremely hot or no water at least twice a week ! The bother for rent and utilities bill but won’t fix this place up ! Looks good for the first days u move in but then u start to notice all the bad things laundry machine are horrible ! And they don’t explain how to pay rent when u move in until u have to pay rent ! They have specials for a reason because they know this place is shity ! The floor sucks it wasn’t done professional and the air conditioner if you keep it on auto doesn’t really turn on so many dogs the have a flea problem!!! everyone moving out because this is a horrible place to live at ! Can’t wait to leave next month

I been this place for 2 years I never complain even though the hot water can shut down a week a lot roaches whenever you decide to move out make sure you call your lawyer because they’re gonna charge you a lot money.... just worst experience

We tried a few times to tour an apartment. Id call ahead make sure someone would be available, was told each time that yes someone would be available to show us the apartment. Each time we show up to be told that theyd be with us in a minute. We would sit there for a while to be told that they couldnt show us the apartment. Yesterday was the last time we decided to try and they blew it all over again. We sat there 10 minutes standing while the people at the desk were just girl chatting. Extremely unprofessional and a waste of our time. If you want new tenants you shouldnt be so unprofessional. We are definitely NOT considering establishment apartments any longer!

Worst complex ever with a horrible management, the workers extremely loud music in Spanish and laughing and yelling and they sitting outside laying on residents cars and drinking beers around 2 pm!!!! Which is something unacceptable I was sick on Saturday couldn’t even sleep because of them. I went to the office and I told them but they didn’t do anything. They are currently working on building 8 and I live In the front building and I still can hear them.... please do something.. also this complex has no gate I went multiple times me and my wife trying to talk to the current management and previous one also about the gate and they don’t wanna do anything about that. Anyone can go in and out the complex any time. Always at the night time I see a creepy people walk in and out the complex looking for something. This is the only complex In Houston without gate. Why would someone pay 1200$+ for a complex that has no gate...??? Can’t wait till I move out.

How do I know if the pool is open? Smh

New staff and Roscoe management has made this place a great quiet place to live. New amenities are steadily being added. There are new laundry rooms, laundry equipment, bright complex lighting, pavement, pools, ice machines, cappuccino machine, gym, and more. If there is a problem the new staff solves issues in the same day. I feel safe with the new courtesy officer that is always visible on the property.

My five stars is strictly based on customer service from Carmen. *Disclamer* I have only been at the property for two days. Since day 1 of meeting my leasing agent, Carmen, she has been amazing, very communicative and assisted me in many ways with my last minute move. I literally moved in within a week of seeing the place. I mainly chose this place because of customer service, pricing and location. I will say this....the outside of the property would completely throw you off in a negative way but I wanted to check them out because I saw the interior online. That is what attracted me the most. I believe everyone will have their own experience. I am happy with my place besides the fact I noticed when they renovated my unit, it was a rush job with all the painting mishaps but Im thankful for newly placed appliances. Cleaning could have been better but I cant complain much because it was a last minute move. I had the pleasure of meeting Linda as well who is another leasing agent....she was kind and helpful. I have not yet met the manager, she seems to be busy in her office the last few times I made a visit inside. I do also like that they show appreciation to their residents with events and etc. Definitely could do some cleaning around the property as I have noticed junk posted around which isnt appealing to the eye. Once they renovate the outside of the property and clean up the exterior...they will be a serious eye catcher. Give them a chance....they are getting there. I can tell by the reno in my unit. I love it.

Just moved in and I had a great experience. Priscilla Ashcraft helped me from begining to end and was very friendly and informative. Made the experience very enjoyable and I absolutely love the apartment complex. Definitely recommend.

I enjoy the community as well as the management. They always assist me promptly and address any of my maintenance concerns which are minimal. My favorite part of living here is the vinyl flooring with easy clean up.

So I am really not one to write reviews, but after the crap the office staff pulled I felt a strong need to voice my opinion. I have a family member that was supposed to move in today and she applied maybe a week or two weeks ago. Her application was denied originally however the management office decided to go ahead and approve her application for a quick move-in, they also offered her a free month of rent if she moved in on the first. So it comes to THE DAY OF for her to move-in and they told her they will not be able to honor the free month because she wasnt supposed to be offered that special to begin with, well that seems like a mistake on their end to me dont you think? Mind you she has 4 young kids that will probably have to stay in a shelter or something. I personally work in property management and know that this is can create a law suit which i am more than happy to peruse.

Best Apartment in Houston..They treat you with respect. They have a nice swimming pool and gym open 24 hr. I would recommend everyone here. This apartment is awesome.

I have been here since 2 years, they used to have helpful staff before but the new management is completely messed up because of arrogant staff. The apartment used to be one of the best apartment but the maintenance is poor they never come in time when it was emergency. It is too old that it is leaking from the top inside the bathroom. Also one of the lady staff who sits in the front desk was so so rude to us.
