They got two stars solely because I’m nice. This place is absolutely ridiculous. Moved in two months ago… told them about a major leak that was really bad and a bug issue from the first week of being here. A maintenance guy comes and “fixed” the leak… but oh no! He actually didn’t so the next time it rained heavily I didn’t put down a towel or anything (assuming he’d actually fixed it) and it stained the entire carpet! Now fast forward to calling three times a week for the last month, leaving voicemails, etc. Honestly I need to speak to an attorney because I have all of the details and proof, why am I paying to have maintenance if they don’t do anything??? Also, remember how I said I’ve lived here for 2 months? They’re so flippin unorganized that they’re STILL sending me emails to see if I’ve found somewhere to live… genuinely just such a joke.

Ive been here approx. 4 years and I am becoming disappointed. Maintenance is slow, the leasing office is becoming ridiculous with rent payment methods. Hot water heater has had a request in since April, had it closed without fixing. Things changed when new management came.

I have been planning to move out for a while and I called and set up a tour at Waterford Place. The woman who answered the phone was very pleasant and nice and knowledgeable, she helped me set up a tour for 3:00. Upon showing up to the tour I arrived at the leasing office and went in and was immediately met by someone else who was condescending and hypocritical, telling me in the rudest way possible to go wait by the couches and then she proceeded to tell me I needed a mask to be in the leasing office. However she was unmasked, so I asked where is your mask? To wit she replied Im just carrying this document to the other room but if masks are required why are you walking around without one and actively telling others to wear a mask as if the rules dont apply to her. It ruined the entire home buying experience and was just completely hypocritical and rude. This woman needs to be fired. I will not be making my residence at Waterford.

I have lived at this place for 2 years and they never answer the phone. I have left 5 voicemails and 2 emails requesting somebody to call me back and Ive just been ignored. I shouldnt have to just pop up one day but I will if necessary. I am only trying to see when I will get my security deposit back. Waterford Place used to be a really great place to stay until Hamilton Point took over management. You would think that customer service would be important when charging $1300+ a month in rent. Apartments are beautiful but management makes it so hard to appreciate the place. Hamilton Point also took away the 5% percent discount for Vidant employees when they took over, which is a big reason that I enjoyed staying here. Also, the gate by the Reserve is always broken and I was constantly woken up by lawnmowers every other day. The grass doesnt grow that fast for them to be doing it that much. I just dont understand why they are refusing to get in touch with me.

I live in apartment building 2710 as you can see I have a hole in my ceiling every time it rains it leaks real bad sounds like somebody is pouring water in my bathroom counter. I’ve put in several maintenance request and it hasn’t been fixed yet! One of the guys actually came in my apartment seen the hole and told me he was going to fix the same day or the next day still not fixed it’s been two months now and not fixed I have a video of when it rain but I can’t upload it I’ve talked to corporate they even sent an email to them and nothing have been done about it! Also my air conditioner stay going out. This the fifth time it’s been out the maintenance guy told me it was a leak in my air conditioning but they hasn’t fixed it all they do is add more freon instead of fixing the leak. With that being said I will NOT be paying August rent. I’ve talked to the better business bureau and the health department and they will be having someone to come look at my problem. I don’t not recommend ANYBODY to live out here!

TERRIBLE MANAGEMENT!!! No one to get in touch with because when you try calling the number they give you to call, it goes straight to an automatic voice system. When you leave a message they never return your call. It’s frustrating to keep having to deal with this when you are charging an arm and leg to even live here. Just read Sage Blackwell’s review it says it all.

Completely incompetent. Living here was great when managed by Taft. The experience has been terrible under HPI. Every person that I know that live here have also been dissatisfied since the change in management. Staff have been rude numerous times on the phone to my roommate and me. The gate is frequently broken, so it is effectively no longer a gated a community which is one of the reasons I wanted to live here. They are poorly responsive to maintenance requests. Someone working on the roof of the building broke a bedroom window, which has not been replaced for over 2 months despite multiple phone calls. The blinds in the guest bathroom broke, and when we called to place a work order, the staff member told us that we did not have blinds in the guest bathroom, she had been in every building and we had frosted glass without blinds instead. We had to call 3 times before the blinds were finally replaced. Unlike previously where we received a renewal notice at least 3 months prior to the lease end date, we still had not received the renewal paperwork a month prior to the lease end date. When I went to the office, they blamed a change in computer systems for delaying the notice. However, I had not signed the 60 day vacate notice, which I had not done because the vacate info is usually included in the renewal paperwork. I had to complete the 60 day vacate notice and pay for an additional month of rent past the original lease end date because I completed the notice 30 days prior to the lease end date, despite them never providing renewal information. A week after completing the vacate notice, management provided me with renewal paperwork after I had already informed them that I would not be renewing.In short, the buildings and amenities are mostly nice, but the apartment complex has been ruined by horrible management.

Do not move here.I live in 2710 and this the result of 1 1/2 years of negligence. The leaks in my roof have gotten so bad that the water damage has reached this point and all the water is still dripping through the ceiling fan and the vent.I’ve requested maintenance on this problem going on 7 times and no one has even tried to fix it. Instead, I’ve gotten several buckets and told to “put this under it”. Don’t try talking to anyone at the front office because they don’t answer their phones or they take off on random days so that no one can come in and discuss a problem.

IF YOURE THINKING ABOUT MOVING HERE, DONT. SEEK HOUSING ELSEWHERE.After living here for almost a year, I initially did not experience any issues. But recently, I have experienced quite possibly the worst management that I have ever seen. One month ago, my AC system kept freezing over even after I let it thaw out over night. After an e-mail and a call, I finally got a maintenance person over to look at my unit. After a filter change, the maintenance workers expected my unit to work. The next day, the system was frozen over again. After a couple of days of trying to contact again, I finally got another maintenance worker to come out and fill the unit with coolant. The next day, the system completely stopped blowing cool air. It seems as if this would be grounds to imagine that there is probably a coolant leak somewhere. This is where the frustration comes in. Being that Im in the Air Force and have to work the hours that the office is open, I was hoping that a phone call or e-mail would be sufficient enough to get another maintenance worker to come look at my unit. However, this was not the case. After 2 voicemails and 3 e-mails, I got no response. I finally was able to find the time to go up to the office and get someone scheduled to come look at my unit. Keep in mind, this is the third time that Im having someone come look at my unit in 2-3 weeks. Once again, I was not able to be home during the repair because of my work schedule. I was told that the system was repaired this time, only for it to be yet again frozen over in 2 days. Surprisingly, I did get a maintenance worker to come look at my unit on a Sunday. He said that there is a coolant leak and that he will order a new coil for my system that should fix it. It seems as if the problem was only diagnosed whenever I was home to observe. This should not be the case. I should not have to go a month in April-May weather with no AC. I have to drive an hour from work at base and shouldnt have to come home to a disgustingly humid and hot apartment. I went up to the office to express my concerns and found no resolution. The experience with the property manager was unpleasant to say the least. Everything that was expressed to her was deflected. It was almost as if she was justifying her workers incompetent maintenance and lack of communication. Apparently there is no communication between work orders/maintenance workers.Side note: I have auto-pay set up for my rent to be taken out every month. After noticing my May rent had not come out of my account, I e-mailed to ask why it hasnt came out yet. No response. I called, but was only greeted by the infamous user busy notification, in which I could not even leave a voicemail. I finally went up to the office and asked, only to be told that they are accepting nothing but money orders currently. I have no idea why this was not communicated to the complexs community. It was quite an inconvenience to have to drive and fill out a money order when it is usually just taken out of my account. No letters, no e-mails, nothing was sent out. They really need to do a better job at communicating all around, with their workers and their community.

Nice apartment complex. Better when compared to other complexes in Greenville.Edit:Meant to give it four stars.. community has been great. Only wish is they would fix the gate other than that the complex does a great job with keeping the areas up to date.. I’ve never had an issue with maintenance!

Greetings, it’s only proper that I relight a review for the Waterford Place Apartments. Six months ago I was looking for a friendly and safe apartment for myself and my daughter and this was the best I saw. It offers a playground, dog park, tennis courts, and TWO swimming pools! My leasing agent was Cory. He and his staff members are all helpful, friendly, and professional. If you’re looking for a great place to live rather temporary or long term, you want to go see this place!! Best of luck.

BUYER BEWARE: under the new management company - this complex no longer allows subleasing. This is a great place to live otherwise. You may not come in thinking you’ll need to sublease but anything can happen so just FYI

I have lived for 7 years. It was truly a pleasure living here when Property was owed by Taft & Taft Corp.Maintenance was the best! Work orders were taken care accordingly.Professional and friendly service.The leasing office had some hiccups when I first moved here. The manager who took over was as well as assistant manager and leasing staff. They were awesome !!! The manager received a promotion within Corp. Our next manager as well moved up. The last manager here received a promotion as well through Corp. leasing staff always professional. There were social gatherings, dinners for the residents for different holidays. Fun Times!We’ll hold on to your hats folks!New owners in Dodge! All of original staff left to stay with Taft & Taft, except a nice young man who isa leasing agent. Things here aren’t as nice. The new owners, Hamilton, aren’t even from N.C. They are very rude! And their manager is unbelievable!Work orders never get done. Safety lights are out in buildings and at the Reserve gateway off of Allen Rd.as well.This property is Mortaged with HUD. Yet the rent is unbelievable!I worked for the USN for 21 1/2 years.The last ten I was Housing manager, and a Member of The Professional Housing Association. Held Building inspectors license in VA and Reality license in VA. Of course Government was a lot different than the private sector then. I feel for the longtime residents here who are now experiencing problems with this new management.There are much better places out there in Greenville folks

Great until they changed management in the spring of 2020. They are forcing our family to pay an additional $425 past the original lease end date. My dtr forgot to give written notice (to confirm lease end date?) during covid 19 outbreak, final exams and a mother who works in a Covid ICU and at two hospitals so dtr has to help care for disabled dad so he wont be exposed. During all this a 23 year old who graduated at the top of her class forgot to give written notice to leave at the end of the lease. A date already in the lease and agreed to by both parties. She did not renew, she did not break the lease to stay home with her father. The complex went without onsite management personnel much of the month of April, calls to the office were not returned and package delivery -formally to the office-was all screwed up. Rent payments were online but without any notice whatsoever that feature stopped working and after DAYS of phone calls tenants were told they needed to pay by paper check. Still without personnel onsite confusion over written notice to terminate lease ON THE DATE PREVIOUSLY STATED IN THE LEASE ensued. No access to the tenant copy of the lease as the online access was still not cleared up. We were told we could request a copy of the lease but that was weeks later after leaving multiple phone messages. After being bullied during exams by the new management company my daughter submitted the written notice demanded only to find that the management company used it to charge rent two weeks beyond the original lease end date. As the guarentor on the lease and mother of the tenant I called the office, was treated as badly as my dtr and am being forced to pay an addl $425 dollars for two weeks past the lease end date. Because a 23 year old forgot to give written notice (to say she was moving out on the date ALREADY designated in the lease) coming up on final exams prior to graduation during Covid outbreak while job offers were being recinded and senior projects and other classes becoming virtual she is being penalized. By the same management company that cant answer the phone or return calls. My dtr was quarentined by herself, I was working at two hospitals in Raleigh NC as an RN, I worked 7 out of 8 days 12 hour shifts the week the notice was due. My husband, my daughters father is disabled and I am working in a covid ICU so she is having to care for him to prevent him being exposed. And on top of all of this, we are being required to pay for two weeks of an apartment for which we originally had a short term lease (which ALSO required an additional fee each month).So with Covid 19, a dtr that graduated despite all this at the top of her class, working in a Covid ICU, I have to come up with $425 or have my credit ruined. I have put three kids through college and guarenteed many apt leases, I have NEVER regretted choosing a complex as much as I do having chosen Waterford Place for the last apt for the last child.

My boyfriend just moved in 4 weeks ago. And I love here, the office team is amazing. His one bedroom with balcony is beautiful and very spacious than other apartments I seen. I also liked that fact that it is gated.

My fiance and I have lived here 6 months and havent had any problems to speak of. The staff has been attentive and responsive to all of our requests. The units themselves are well insulated which leads to lower utility bills. Other than the occasional bump from our upstairs neighbor, we rarely hear much of anything. Also, Sam the maintenance man is one of the most caring individuals you will come across and is a shining example of a perfect handy man.

Been living here for a little over 6months and love it. It’s very quiet and the staff are very friendly. Only down side is the rent is a little on the high side but I don’t mind paying it because I am overall very satisfied with my experience.

I have never had an apartment complex so tentative to my needs. I moved in with no problems at all. Once I got in I was not satisfied with the carpets smell in my apartment (after a week the clean smell was gone and it smelled weird). The manager looked into everything the same day. He made sure I got new carpet. The maintanence and office staff moved my furniture theirselves without my help. It was complete by 5 pm two days later. The managers mood was delightful and he thanked me for allowing him to fix my problem. This is what you look for in apartment staff. Effective communication in a timely manner and every staff member having a positive attitude. I would recommend this apartment complex to everyone.

The apartments are nice but the price is too high for whats given. You really just pay for a gate that most of the time doesnt work. Youd be better off finding somewhere cheaper, the employees are rude excluding maintenance but i recommend finding another place.

This place is very nice, has two outdoor swimming pools, tennis court, gym, and a childrens play ground. The entire apartment complex is gated and all apartments, as near as I can tell, have their own private balcony

Gated community. Great maintenance staff. Reasonable rent with discounts for police and Vidant employees. Pet friendly with a couple of dog parks. Swimming pools are very nice.

I have loved living at Waterford for the past 2+ years. The office staff are excellent and handle every situation with professionalism and promptness. I have not had one single problem since we have been here. One of my favorite people is Sam who works in maintenance he goes above and beyond when he is handling a maintenance issue. He even waits to do work orders in our apartment till the last part of the day since my husband works 3rd shift. He truly is a treasure. I also love seeing the same leasing staff everytime I come in. This is a really great place to live and Ive lived all over Greenville.

I lived here for 2.5 years while in grad school at ECU. The 1 bd floorplan was a great size for me with plenty of storage. Waterford Place is a quiet community with good amenities and very convenient to hospital and health sciences campus. The office staff were always very helpful with any questions or maintenance issues (the only issues I had were occasional ants). I felt reasonably safe here and appreciated the intrusion alarms. This is one of the only places Ive lived that didnt try to increase my rent each year and let me do a 6 month lease at the same rate as my 12 month! Would definitely recommend to anyone needing to live in Greenville.

I dont know if any one else has had the same problem as me but basically whats going on is....... I will be in my room at 12:00-3:00 at night and I will hear foot steps in the middle of the night walking back and forth. But Im not the only one to go to the conclusion that this place is haunted but I really think it is. And I also went investigating to see if any one lived up stairs and there is no sign of people living there. I also see things from the corner of my eye. If anyone else has the same problem please let me know.

Pretty and safe apartment complex with pools, tennis court ,dog park. Management is helpful. Entry requires pin after a certain time. Offers different range of apartments. Close to vidant medical centre, zaxbys, kasturi indian restaurant and walmart neighbourhood.

The place is beautiful...the type of crowd that lives here are professionals, post grad students and lots of ammenities... it also helps that theyre pet friendly...overall the best place to rent in the area if you dont mind paying a bit more... u are really paying for the type of crowd youre sorrounded with, the distance to major source of employment or schools, the ammenities and just a beautiful place... i will still give it a five star even though it is just so expensive bec it is really a 5 star place...

We just moved in a few weeks ago. We were given a dirty apartment and had to spend a considerable amount of time cleaning it before we could move our stuff in. In addition to that, the apartment was infested with ants and smelled like smoke. We have contacted management no less than 10 times about these issues with absolutely no resolution yet. Worst management we have ever dealt with at an apartment complex. Worst apartment experience ever.

I am writing this review , because i think the new manager of this property is trying to work with us ,i complaint about the gate being constantly open , in the reserve , and the next day it was fix, thank you Trudy,S now if we can get our hallway mop and clean , wow what a plus so dirty , filthy, i am about to buy a mop and ajax and clean it my self in the reserve building 1080 , the maintenance guy assure me it would be taken care of , yea right, and the check is in the mail , (the old saying), i will clean it myself
