Went through the process to get myself an apartment and gave my pay stubs to be qualified and found out that Im just a tiny bit off. Shame I couldnt get it. But I guess having it empty is more profitable. :( I honestly liked everything here.

Many good improvements in the complex. Would love to see them all complete. Maintenance is a bit slow sometimes but I can’t complain. So far there is only one laundry room due to the renovations. The office is close Sat and Sun

We never got a notification that our air conditioning was broken until we actually turned it on. We went into the office multiple times they assured us it was going to be fixed that day. The reason we go into the office is because they never answer the phones even though they were there. I came home to my unit looking like this I live in the first floor never bothered about her safety. I went into the office found out that the door was locked because it was after hours yet they were someone in there all she can say to me was I needed to call the one 800 number because it was after working hours. I told her my husband works at night I have to sleep with my apartment looking like this. Never even bother giving me the one 800 number or told me who to contact. Trust I have plenty more to say about this awful place in the awful customer service skills that they have here

The office personal are the worst. No customer service skills if you have a problem they dont even help you and they will not even answer the phone if you call. you dont feel safe here and they will not help you

Bernadette and Marina were extremely helpful, attentive and compassionate towards my needs. The new management is respectful and have done a lot to make this place better. Like every apartment it has its issues, I am confident that things will continue to improve.

These apartments are the worst they need to have a weight limit on here people who live upstairs I’ve called and complain about the noise upstairs for over a year the people upstairs do the nasty and my kids can hear everything so I have to hire up the tv then get a noise complaint about it but they won’t say nothing to the people upstairs for giving me a reason to hire up the tv. There’s been Mold in the toilet since we moved in and still does 5yrs later. The place is over price and not worth the money the office never answers the phone the pools are never clean the laundry rooms are dirty and leave your clothes smelling nasty. The worst experience I’ve had these last 2 yrs

Needs Improvement! Tons of Roaches!I lived at the property for three years and the old management neglected the buildings severely. I had a huge roach infestation that cost me tons of money and I lost a lot of furniture. But, because I am a voucher holder I was accused of causing the problem when clearly other tenants had the same issue. I was also charged for the extermination fees even though the problem was due to negligence from the previous management. But, if it was up to the new management I would be in debt for reasons that were not my fault. And, for that reason, I would say dont trust the new management either. As they practice scapegoating and love to put the blame on the tenants instead of fixing the true problem at hand. Hopefully, with extensive work this place will improve. But, as for me I feel disrespected and the new management are very discriminatory against voucher holders as they no longer take the program.Just be AWARE!

I cant give anything less than I did. Living here once the new management took over has been awful to say the least. The on site manager is the most condescending person I have ever spoke to and lacks professionalism. All amenities have been closed since they took over with the exception of the east pool being open for reservation only for a few weeks, and you couldnt have friends or family over. We requested a move out walk through and heard nothing from the managers. Communication is absolutely terrible and the upgrades theyre claiming to make are cosmetic. Theyre in the process of renaming the complex also, Im assuming to go with the cosmetic facelift. I would never recommend this property to anyone, and they could be my worst enemy.The management also refused to let any of the tenants know about the water issue with LAFB. The last letter I received was basically like we cant prove/ dont have confirmation weve been affected But any tenant can call the base, the water company and the place that was giving drinking water to those affects, and every single one confirmed the complex was affected. Its not managements fault it happened. I understand it was not within their control but they handled the entire situation wrong. It took an entire month for them to send out a letter to tenants addressing the issue, which was still shrugged off.

Any maintenance problems take at least a week to fix. Have fun fighting for a parking spot. Pools and laundry rooms are unkept and dirty

Park at Pslm Valley has been my home for almost 4 years. Its been ok. Its quiet. The up grades are nice. I would like the up grade done on the interior. My stove and my refrigerator are so old. Theyve been here sence God walked on water. LOL The kitchen counters and the cabinets need to be done too.i think Ill see about moving down stairs so I can possibly get the up grades. I do not want to move from here cuzz this is a nice complex.

If you are considering moving here make sure to ask them about how the water is contaminated because they won’t tell you if you don’t ask. You cannot consume the water or even cook with it. Both of the women in the front office failed to disclose this with us before we moved in and it isn’t in the lease either. Also after moving in we found that neither of the toilets were in working condition. The toilet in the hall leaks every time we flush it and the toilet inside of the other room doesn’t flush at all. When I asked the lady in the front office why she didn’t tell us about the water she said she didn’t know why. Residents told me about the problem that I then brought to her attention and all she could say was she didn’t know.

If I could give no stars I would. This placed is infested with cockroaches, mold, and homeless people dumpster diving all night long. I wish I would have never moved here. I am running and never looking back when my lease is up. DO NOT MOVE HERE. They will make it seem like a nice place but it is far from it.

The staff is very friendly. The property is starting to look better. The parking is hard to find at night when you get home from work. Other then that i have enjoyed loving here for the last 4 years

Called the office about a leak I had no one would come 5 days later but finally a guy name Peter came from the maintenance department he was professional and just a cool guy fixed everything I had wrong and is going to order a part to fix something in my apartment by far the best maintenance guy I have seen here he actually showed up and did his job unlike other maintenance personnel

This place will misrepresent their application process and charge you to the fullest. Rachel will appear all smiles and helpful with a good attitude I was told my security deposit would be 300 dollars during application and that i could get my admin fee returned I provided them with everything and I got a call from Rachel stating there was an issue with a past unpaid APS issue. I had called APS and taken care of that debt THE SAME DAY and forwarded the confirmation within less than an hour of that issue. I GOT PENALIZED and my deposit was inflated over 50% to 700 plus the prorated rent was move is cost of over 1,200 dollars. I have seen these apartments and they ARE NOT THAT NICE and I will not be paying that type of move in cost for a low ceiling unfurnished small one bedroom. I am a normal person with a 9-5 job I am on a time frame of having to move. This business took advantage of someone who already has hardships going on right now. I would not move in to this place nor even go through with an application they will steal your money give you false representations of what you are going to be paying for initial move in costs - then inflate that move in cost 24 hours after the application making it impossible to obtain your admin fee of 200 back. I will be contacting the AZ housing authority

I love it here! The office staff is super friendly and helpful! The new upgraded laundry room is satisfactory although i was hoping for new machines. I dont get why they had to take away the soda machines though, total bummer, but overall im comfortable in this community. Though, as ive said before, covered and assigned parking would be appreciated!!!! Also the maintenance guys are awesome.😎

I did a application online it’s been a whole week with the office telling me we don’t have a update I’ll call you back by lunch. I guess they still at lunch today made a week one has called me back I have called 4 days in row trying to get a update about my application I wish they had a option to give half a star

Wrongly was evicted when trying to pay them with money in hand..then they kicked us out without any notice on door gave us less then 15 min to get dressed and grab anything I and was forced to spend 825$ in one week on hotels. Now even worse after one month of new management I now have an eviction on my record because of there treatment towards the disabilied community.

Its an okay place but still needs a lot of work. The oldmanagement let the place go down. The back buildings were infested with roaches and there are plenty repairs needed. Also, the new management are very deceiving, so beware.

When the place was called the Vineyards it was affordable but it was full of roaches and the ground had a lot of dog poop on it. Now it is called The Palm apartments. The prices from a two bedroom went from $975 to $1,400. These are the same apartments but repainted. The complex is not worth a four digits dollar amount. The complex is not gated, doesnt have security, and does not have assigned parking with a carport. If you call the cops for anything those same cops will share the information with the manager and she will ding you for it. They do not like the authorities on their complex. Another resident can assault you and they will kick both of you out. They do not take sides. Im just glad I have one more month here and Im done. Go to another apartment complex and NOT the Desert Gardens, either.

Well the way I have been treated since management changed hands makes me want to move on. I had called and emailed with more than one question and never once in two weeks have I got a got a response. Now that know the office staff can not be trusted to care what the residents think or feel I will not try to get answers again. Lived here almost 3 yrs now. I have controlled the problem with a handful of solutions, but there are bugs here, so if you read the reviews on bugs do believe them.

These are great apartments in a great area. They are a bit older and that brings some issues, but the maintenance and office staff are always friendly and quick to respond to such issues. I love the office staff and my time here. I highly recommend it to others. Its a great place to call home.

I have been reading most of the reviews and I find it quiet funny how people try to slam the management at this property. If you go to them in a respectful way you will get the same treatment its that simple. Some people here walk into the office yelling at them like if the girls at the office are at fault for whatever their issue is and yet expect to be treated like royalty. Also there are complaints on here about roaches must be for people who arent clean because I havent seen not one single roach in or around my apartment nor office or laundry room. And if that is the case they have a person who can spray your apartment once a week as long as you tell them you want or need it sprayed. I havent had any problems with the office or maintenance staff at all, they are always prompt and professional. Yesenia was actually really helpful when I applied to move in and tried to process everything as quickly as possible. It is actually pretty simple if people would act like people and respect others then there wouldnt be so much negativity about this place. For the most part everything is calm. Yes you do have kids running around and what not but they are kids, that is what kids do. The play ground area can use some upgrades and maybe the basketball court be put back in but in my opinion it isnt a big issue. Yes the apartments are small but lets be real you get what you pay for and the rent isnt ridiculously high compared to other places in this area. If I may give a suggestion it would be helpful to let tenants know water will be turned off ahead of time before turning it off to work on something, that way tenants can I dont know maybe fill up tubs or jugs with water to use while the water is out. I thank the office staff for their prompt attention and for making my family and Is home here a good one.

This is a nice place in our love the new management Tiffany is great, my only concern is we have disable people living here and it would be nice if they put a handicap button on the office door, The new office door is hard for some of us to open

Having living here for three years, I have seen many staff members come and go from this property, many of which were completely unprofessional. The current staff, lead by Tiffany, are amazing! Having lost my job recently, they worked with my family to help us to keep our place. The property always looks clean, the newest reformation of trees and grass looks amazing, and the people are very friendly. Great area to live!! Thanks to the vineyard staff!!

I was perfectly happy living here. I have been here for 3 years. Every year they raise my rent slightly. I just received my renewal notice they are raising my rent almost by $100 a month. I havent given them any issues ever and this is the thanks I get. Merry Christmas to me 😪

Update: tired of living here. Got notice on my door about them coming to spray due to a roach problem in our building. They sprayed and checked my apartment and said I’d need an extensive spray. Okay. So they do the extensive spray the following week and the next morning I wake up and there was two roaches crawling on my wall and on my floor. I keep seeing more and more roaches since they “sprayed” and it’s disgusting. I have a toddler and a 7 week old living in this apartment! It is not sanitary to be living in these conditions. I cannot wait til our lease is up. Absolutely disgusting.

This place is not bad at all,compared to living in Los Angeles to coming to Arizona.Trust me this place isnt bad as people say it is.I mean yes we have stragglers here and there,digging through trash,roaming around.But the neighbors that live around my area is very good this area safe.The last few years they have been fixing the place up.But alot of people will say there is trouble here,it calmed down alotbut thats everywhere,It is what you make it.The Manager Tiffany is really cool and helpful will work with you if anything,the same goes to the office workers Floribeth and Ulysses. Customer service is good and respectful. We moved here in May I loved it at first n there was no problems . Since October my fiance tires have been slashed twice a month n now my tires are slashed . I asked the manager if they have security n they say they usually do not have if they do its only for 30 mins n maybe once a week . I just bought my tire yesterday . If it was at all possible this place would have gotten no stars! And where do I begin? Lets see, there are perverts who live in this complex. While the place looks fine from Dysart road its quite a different story inside. As I said - there are perverts who live here and they peep into your apartment via the porch and any blinds that are open to allow light to come in. I even caught one that was using his camera phone to record whatever it was that he found to be amusing. The police is a fixture here as crime is of grave concern. The dumpster divers are permanent fixtures rummaging through peoples trash even late at night. Noise is a major problem, you CANNOT and WILL NOT get any rest in this place. It seems that Section 8 is accepted and the children who stay here are a dime a dozen and disrespectful. They vandalize and scatter trash in the pool areas and no parental supervision is existent. Dont bother using the pool, its always full of small rocks at the bottom and the chlorine level is so low the water smells like a fresh water aquarium. The management pretends to care but the DONT! The property manager is never around to oversee the property and the girl in the office has absolutely no decision making authority, what a SHAME!!!! The apartments have all kinds of bugs including bed bugs, tiny beetles and fire ants. The ants come out of the electrical sockets and its not just one building only! People who live here refuse to pick up their dog feces and those who do often face scrutiny as they are blamed. Nothing here is ever fixed. The jacuzzi has been down for years!!!! Its a shame and I advise that NO one rent here. Please do not become a tenant here. The manager will continually send you notices and threaten you with three day notices and evictions for no logical reason. Every time a notice is posted the end note has a threat of some kind. Again, this is not a nice place to reside, take your hard earned money elsewhere.

Im kind of shocked at all these terrible reviews. I have lived here a year and a half and I have never had anyone look through my windows and everything I have ever needed fixed was done in a timely manner. Also, who cares if there are a few people who pick through the dumpsters. They are collecting things you threw out, so why cant they have it? Ive never had a problem with noise levels either. I might be able to hear a stereo every now and then, but then they get out of their car and go inside. Or they might have a stereo at the pool, which is fun! Seems all the people on here are just a bunch of Debbie downers and no one is allowed to have fun around them. Yeah the MCSO is here occasionally, I would assume because one of these people here called them because someone was listening to music on their porch past 8pm. BUT It is nice to know that they will come when needed. My only complaint is that the machine to load my laundry card is in the office so I am at the mercy of the hours they are open and I work, so that is kinda hard. And they raised my rent $25 for resigning for another year. Those 2 things are my only complaints.

The apartment had things missing and broken from the time we moved in. The refrigerator had to be fixed multiple times and they would not give a new one. Make sure you keep a copy of every paper you give them. We gave them our renters insurance info at least 3 times. 5 months after moving out we were sent to collections because they say we didnt give 30 days notice, or give the keys which we did. The cheap rent is not worth the headache living here. Keep driving!

This place is horrible!! Tiffany has no work professional charismatic about her. Shes openly yelled at multiple people in the complex that there drug trafficking when we only have our other neighbors over. Our AC has been broken since we moved in. The security there harassing people more than anything. You can even sit on you back patio and talk without the telling you your too loud and neighbors are complaining when your neighbors didnt even come out of there home, when they could be keeping people in the area from stealing your laundry while you pay to have it washed. The way management goes about things including but not limited to Tiffany who runs the front office.

My lease is about to be up here, and I couldnt be more thrilled. I will mention, I have never had a roach problem like the other reviews say so thats one positive. The rent is also very cheap, but you get what you pay for. I have also never had an issue with crime here, actually ive felt rather safe being so close to the military base. But the laundry situation is a bit ridiculous. On top of having to pay almost $3 a load, they keep the machine to refill your card in the leasing office so its extremely inconvenient when youre at work the only time theyre open. Other than that the front office has THE most incompetent staff, and one girl specifically stands out. I have had multiple issues over the simplest of things and all year have been very unaccommodating. And just like the other reviews, I too have lost AC more than once during the summer. Parking is a nightmare all on its own. They recently repaved everything, but a lot of residents have several cars so good luck finding a space. They should really just assign a spot like most places to at least help the issue, but no. But my all time favorite, is you can hear the air force base play Reveille at 7am every damn day followed by even more trumpets at 5pm and 10pm.

Don’t live here. My parents do and are very unhappy about the situation this place is putting them through. You pay a ridiculous amount for absolutely nothing. And when you leave, you don’t get your deposit back. A bunch of money wielding crooks if you ask me. Worst. Apartments. EVER.

This place is terrible. Read all the reviews they are accurate. I have yet to see anything that looks like the pictures they have posted on this sight. The fitness center is more of a joke, half the equipment is broken. The laundry room constantly has several broken machines if any of them work at all. Trash cans around the complex are constantly overflowing. Pools are somewhat cleaned fairly regularly if you count skimming the big junk out of the pool and then dumping enough chemicals to make your eyes water from outside the fence. The Hot tub has not worked since Ive been here. The parking is terrible. no covered parking what so ever and no assigned parking. Some nights I end up walking halfway across the complex just to get to my apartment from the only available parking. Several times we have gone to the office to find out that they have closed early for no apparent reason or notice. The water to our building has been turned off with no warning for repairs not to mention that our toilet has backed up once since we have been here.

I’ve lived here for a few months now and at first I thought it was an OK temporary place to live I soon realized that we were scammed they told us that there was a lot more stuff than there actually is they talked about having two pools which was only thing they didn’t lie about and they’re not even open one of them is always closed and now the other one is closed . Every time I called the office no one answers. We definitely have a stray cat problem lots of cats and kittens running free. We have definitely run into our fair share of mean people but there are some really nice people here . I can’t open my door or windows without someone smoking below me a ride across from me the girl right across from me and mitts that she smokes at least five packs a day which is disgusting and the people that live below me smoke quite a lot and it was up to my window. The rooms are pretty spacious but they were a few problems with my apartment before I got it one of the counters was completely mildewed and it looks like something had fallen and broke in the roof and been patched up. We had a problem with the guy walking around your house with the screwdriver and just looking at houses we reported him and then we didn’t see him anymore which was good. A few days after that incident my door lock has been acting really funny and really hard to close my door . Overalls apartments are pretty OK it’s nothing fancy but will do.

Ive lived at The Vineyards for a year. I had a 1 bedroom 1 bathroom unit.Overall, this place is okay. I feel like a lot of reviewers are a bit dramatic in their description of the place (Like come on, its an apartment complex. If youre looking for perfection or a resort hotel, just move on.) Its not some high class quality housing complex. Theyre apartments. Nothing fancy. The people around the area are nice enough and keep to themselves. Sure, there are some ghetto people but Ive never had a problem with anyone.As i said, i was in the 1 bedroom units so my area was fairly quiet. I would assume its noisier around the 2 bedroom, 3 bedroom places because of kids and people... But i dont know... The most annoying thing is people blurring their music. Everyday, between 5-6, when people are coming back from work they have their music blasting out of the car. (If you move here, dont be that guy).The water has gone out a few times unexpectedly. But majority of the times a pipe or something broke so there was no way of the Vineyards to notify us with a warning. Its annoying when you dotty have water but it was never their fault. (People of course will blame the Apartments for not telling them in advance but whatever. Sometimes stuff just happens).My bike got stolen on new years eve so that sucked. I chained outside my apartment and whoever it was cut the chain. Annoying because there are at least 10 people around the complex with bikes that locked them how I did. I dont know who do it.... (But i hope the bike broke or something on them).Overall, the place is okay. Its not the best place to live but its not the worst. The rent is reasonable and management was easy to work. (Dont cause no stuff and there wont be no stuff... People seem to hate the management but Ive never had an issue. Just be a good tenant if you live here.)Some people will just write bad stuff about the place... But you know what Taylor says Haters gonna hate, hate, hate, hate, hate..

Ive lived here about 3 years now and the property started to go down hill untill the new staff came in. Floribeth and ulysses ars great. Floribeth is so helpful and professional. When I have any problems they quickly fix whats wrong. The property itself has also improved with the new paint and plants. I would recommend checking them out if your looking for a new place

Have been in this complex for two years and I just signed on for another year, only because I am trying to save to move. Since I have been here I have experienced office management change at least 7 times. I had water drip down from and apt. upstairs and behind me. It ran in the walls thus putting water on my floors I had black mold and saturation on my walls under the kitchen sink. I called the office and the office guy said oh we will come and bleach down your wall. Every time I have renewed my lease, they have raised the rent. I asked why is my rent going up and the answer was because of the market. The market has lowered and yet they still raise the rent. They get you in with the first time low rate then raise it when you renew. The Basketball court and the back lot pool and hot tub needs work and repairs yet they spend money watering the lawn when it is cold out during the winter time and the lawn is dormant. The office personal (depending on what management is in there this month) is rude. The patio is small and the fence around the patio and the complex is old rotted out wood. The fences are falling apart and down. I pray to God that this is my last year here. Some mornings you have hot water and some mornings the water starts off hot then in the middle of the shower goes from hot to cold. The front door has gaps underneath and on the side constantly bring in the dust from outside and small critters. On the backside pool they switch the lock on the fence to open the pool instead of having a lock on either side of the pool where you have access on either side. In the past, they have had pedophiles and criminals (who are wanted by the police) stay there. There is a constant revolving door of people moving in and out of the complex just like the constant change of office personnel.

My wife and i had lived here about 3 years ago and a couple of weeks ago we had visited because we are moving back. Honestly these are a lot better than other places we have seen. Yea its not a 5 star but for the price you cant beat it. I am in a 2 bed 1 bath for 779 at a different complex and its so much smaller and the landlords have changed about 5 times in the 2 years i have lived here and their not very nice. So people quit being so dramatic if they were that bad i would not be moving back especially now that i have a child. I do agree that when i was here the laundry mat was dirty and always broken but overall its a good place.

With the new management in place and the fact that the previous ladies (cannot remember their names) quit, I’m seeing a lot of improvement, the bottom floor patios are being widened and they look SO MUCH nicer, I am on the 2nd floor and I really hope that they plan on doing something for us as well! My only complaint it that almost every time I order a package, I go to pick it up from the office and they tell me it’s not there, then my boyfriend goes it and they find it. 9/10 they write the apt number with marker on the package and they write the wrong number so it’s confusing, but I always get my stuff at least!I have lived here a little over a year, yes they increased my rent but that’s what all places have to do to keep up with market and minimum wage going up every year. And I’m glad that with the rent increase we’re seeing the improvements. But like I said, I really hope they plan on upgrading the 2nd floor balcony! :)So besides my minor complaint, this place is pretty good

I do not recommend these apartments unless you want something really fast and you are on a budget. I had my water turned off multiple time with out notice and AC went out multiple times during the hottest time of year. They are to cheap to buy new AC units. If you are willing to pay a 200 plus dollar electric bill for a small one bedroom this place is for you. If you like to take showers with cock roaches then this place is for you. Make sure to read the fine print because they will get you if you want to get out of those apartments.The management has changed twice in the one year that I was there. In order for me to get out of my lease I had to pay two months worth of rent. I called three times to ask how much it would be for me to get out of my lease and the first two times they gave me the same dollar amount and the third they gave me a different dollar amount all together that was doubled the amount from the first two times I called. They do not have washer or dryer hook up and it cost almost 3.00 to wash and dry 1 load of laundry. You have to purchase a laundry card for two dollars just to do your laundry. Cant forget that there is not assigned parking spot so you are lucky if you get to park close to your apartment and the maintenance workers park in the resident parking. They do not have parking for just them. Oh I did not mention that I have someone try to steal the rims off my car too. Cops are a perminant fixture there too. The crime rate is awful. I am so glad that I moved out! The List goes on and on. So I do not recommend these apartments to anyone.

I would like to thank those at The Vineyards apartment for helping us out...the apartments are pretty nice n quite and the staff is super friendly and these apartments are very affordable I like it here thank you once again.

It is without a doubt the worse apartment complex I have ever lived, it is roach infested and changes management more times that I was comfortable with.on the outside the grounds were kept nice and clean but the inside , apartments according to others I have spoken with who say the same , the apartments are falling apart. ut the worse is when I was ready to move. upon leaving, management did everything to try to make it hard for me to get my deposit back, I was very faithful cleaning the apartment I stayed in,and left the stove and fringe in clean condition as it was when I moved in. but the management accused me of not cleaning the stove and had pics to prove it so they say. That concerned me because I had pics of a clean stove and I am glad I took those pics also I took pics of every room after I cleaned them. So I could only conclude that the management was lying and tying to discredit me so they could justify deductions from my security deposit.this was very distasteful to me. So needless to say I could never in good conscience refer The Vineyards to anyone My advise is to keep moving to the next apartment complex.this system would not allow me to submit this review without at least giving it a star. if it were possible to leave this review with the 0, I would have. That is the only reason it has a star. which I feel it really doest deserve.

I found it very difficult to write a with really any positive details of this apartment complex. Theyre terrible.They told us that they would be doing work on the gas line. And because of that we would be without hot water. Coming up on three days and still no hot water, the water is so cold we are on able to shower. What do they expect us to do? They are literally forcing the resident to live like a pig by neglecting to provide hot running water to them.

This is the worst place to live they never answer the answer the phone, you never have water they always fixing a pipe without and they never tell you, they never fix stuff, the water heater goes in and out ac never works, grounds are disgusting crack heads are everywhere people playing loud music all night kids cant sleep, no where to park ignorant horrible un supervised kids throwing rocks at your windows and doors then lie saying they didnt do it, people shooting in daylight and evening... dont move here I cant wait until my lease is over I HATE IT HERE!

These Apartments have been so far the worse apartments !!!!First , with the ladies at the office.. they are so rude & really disrespectful.The apartments are so old , they are falling apart . We have tried getting the attention from the maintenance people at the office & nothing has been done .The walls are so thin you can hear everything your neighbors do or say 🤦🏻‍♀️Also , they always expect you to pay for every single thing that’s goes wrong . You come to an agreement on when you paying late on rent ! Next thing you know you have a court date assigned!!There dog policy is ridiculous! You pay to have your pets at your unit , but they always send you letters to get rid of them . Doesn’t make sense .Ughh just so irritated can’t WAIT TO MOVE OUT !!!!

Heater was fixed thank you very much its good to know my kids and my pregnant wife wont freeze tonight

Upon moving out we did a walk thru inspection. Both myself and the lady doing the move out inspection went over the sheet together and the only things written down was the stove was not 100% clean inside, and there was a red spot on the carpet in front of the bathroom sink. I agreed on these and signed off. However 2 months later I received a bill for nearly $800 AND they kept my $800 deposit with no explanation. I called and after getting the run around, I was finally told that the entire apartment was thoroughly soaked with dog urine and that the carpet and padding needed replaced, and they needed 2 coats of expensive special paint to cover the walls and smell coming from them. Mind you 1. Our dog is a 15 lb yorkie mix thats potty trained and kennel trained so when he could not be directly supervised he was in his kennel. In the 2 years we lived there, he only had 2 accidents the entire time. 2. My ex husband had CPS visit us one time near the end of when we lived there, and they definitely would have said something if the apartment smelled of urine. 3. My mom is highly allergic to dogs and helped us move out and my mom has no qualms telling me if I need to clean house or if the trash stinks and needs taken out, and she never ever said anything about dog smell of any sorts. The apartments have had my address to send me the bill, but then never notified me they were suing me for the balance due because I was challenging that i didnt owe it because they refused to show proof of damage or that I had agreed to such damage on move out. So they sued me using a lawyer out of Tucson without notifying me so of course they won the judgement. And then the lawyer contacted me to say they won the judgement and I needed to set up a payment plan, they never sent me the paperwork to set up a payment plan. Now they apparently took me to court again... without notifying me AGAIN to have my wages garnished. But yet they easily found me to tell me they were stealing my paycheck. Shady apartments, shady practices, shady lawyers. And this is on top of that the 2 years we lived there they gym was always busted, the hot tub was never working, and one pool was always closed so the other was crowded.

My only complaint is about the playground it has yet to be done. Someone put sewing needles inside the sand my child has had three needles stuck in her foot and a weak spand I let the office know what was going on and nothing has been done the needles are still there. We were also told that they will be fixing the playground because there isnt anything for the kids to do no swings the bridge is broke to the slide its very hazardous. Instead of fixing a playground they gave us a dog park fix the office but nothing has yet been done to the playground Im just fed up

Manager are very nice, but the neighbors just don’t know when to quit with the loud music or tv blasting. I can hear it coming up through my floor. Always spamming the door and it shakes my whole apartment and it wakes my baby. I have said something about it to management and it does stop for about a week and then it continues once again. I’d also like to address one of the security guards likes to shine their flashlight in windows as he walks by at night. Both husband and I have seen this when we were sitting on our porch. I also had an incident where either maintanence or guard idk which one it was, came up to my apartment and looked through my window until he saw me and then left. Also getting notices on my door that are dated from the day before and getting it’s day later is kind of annoying. But other than that everything works fine in my apartment, I haven’t had any issues with staff being rude or anything, and I definitely don’t have any roaches or bugs in my apartment. Management can’t really stay on top of loud noises and that’s understandable. There’s also been a couple of times where there are kids sitting at the benches in front of my apartment and they like to burn thier school papers and it smells of burned paper all night. Ive had to go down multiple times to put out their paper fires with water. I also had someone put dog poop on my door. Kind of annoying but that was in October or so. We haven’t had much issues other than noise and now that’s very rare. So I’m changing my previous one star rating to 3 stars. Management can’t really change the way people are and how they raise their kids. Other than that, the place is decent.

This should be only the last resort place to be moving in.. this place is for a people who are a step away from being homeless! The place is run as a homeless shelter with bunch of thugs living here.

They just raised the rent 250$, MOVING. This place is trash, the fitness room is broken, laundry room is gross, pools arent even working rn. this place isnt worth it. dont move here.

BEWARE They have bedbugs. They know as you sign an addendum when you sign the lease. Did not know this was not an industry standard as I had not rented an apartment in years. THEY DO NOT HELP WITH EXTERMINATION COST. The walls are extremely thin, so be prepared to hear all your neighbors business.

Place has termites coming out of the walls in both rooms where I’m currently living went to management they say it’s not an emergency I asked for a solution they said cover it up with tape and it’s 2 weeks I have to wait to get it treated . was there solution Im currently a resident dealing with this right now

I have only been here a month and so far so good the staff Veronica and Yesenia are nice and warming no problems with them. The grounds are kept up and clean and the neighbors are OK havent had any problems with them people keep to their self but speak. I hate they dont have 3 bedrooms and in unit washer and dryers. The pools are nice even though I dont swim and the laundry area is always clean.

Management is severely lacking in integrity, says they will do something and do not follow through. Do not take them for their word, get everything in writing. When confronted about previous conversations, office staff hides behind a manager that I dont believe actually exists as they never return calls when requested.

Well to be honest the apartments are just really small the place isn’t horrible but it also isn’t good

Well I have been here really house sitting with my sisters mother in law and the complex is one of the best as of up keep and security dont really have any interaction with the office my sister deals with that but I do have two service dogs and my daughter was issued one and we received a 10 day notice and if I recall service animals are under a different set of policies me my self my dogs are for my PTSD and Anxiety/Depression I am a combat vet that refuses to take the meds that make me feel outof my body so I was issued dogs to focus on them as deterrent from keeping my mind from racing aslo to focus on the daily up keep of the dogs yes I admit my daughter and I slipped a lil and a few foul smells emerged from the patio but that issue has been solved but the rent or deposit on a service animals Im not understand and feel thats wrong otherwise my stay here was very nice overall

Make sure you know how to deal with your own apartment because the staff in the office is lacking in brains. They do not help if they do not need too. In other words if it is not stated in the contract that they need to help, then they do nothing. Ill be leaving as soon as the lease ends. im done with dealing with two kinds of roaches, and im not talking about the one that comes out of my sink. Thing twice about living here

Unfortunately there is no option to rate zero stars because thats what this place deserves. Pick a comfy place to sit because this is going to be lengthy. My husband and I have lived here for over a year and regret signing a new, more expensive contract with this place recently. We are so fed up with this place that we are paying over $1,000 to break our contract early to get the heck out of here. Most of the other reviews you will read here are correct. The place is under new management, which happened kind of suddenly and it seems like no one was really in the loop with that. I was hoping that when they made the switch, the place would improve - especially when a bunch of promises were made to us when we signed another contract with this place. We brought up the fact that this place is incredibly noisy. This is the ideal place to live if you are another one who loves to blast their rap with the windows down at all hours of the day and night. We had a child since we moved here and it is impossible for my child to nap because without fail every time there is someone driving around blasting their music so the entire neighborhood could hear it. This, we were told, was going to be taken care of and youd think they would since they have a new security system in place where people will be on watch 24/7. Those people on watch are cops in unmarked vehicles just sitting around.The noise continues. My favorite night was when there were two women packing their car from 1-3 in the morning blasting music. Not a single thing was done about it. The people around here also drive like they stole their vehicle. They dont stop and look for anyone turning in or out. I cant tell you how many times I myself or someone else has almost gotten slammed into turning into the place from Ocotillo. The place looks like its going to crumble down any second. My porch looks like its going to detach any second. The wood looks stripped away. There are creepy people who wander around all the time and spy on you watching you get into your car. I feel uncomfortable taking my baby out by myself. The pools are never clean. There is always dog feces all over the place. When the lawn maintenance crew comes, they are here for what seems like days, which is confusing because there really isnt much to landscape. So plan on one day a week hearing lawn mowers and weed whackers all day. They such off your water quite often without notice and for hours and hours. If you call and ask about it, they will tell you its getting turned back on within the hour, which hasnt been the case once yet. There are always people here digging through the dumpster and if you happen to catch them while walking to your car, they will walk up to you and ask for things, Another reason Im uncomfortable bringing my child out. The dishwasher in my apartment looks like its 20 years old. Its dented and doesnt hardly work, The counter tops are cracked and scratched.If there was anything like hair or a dead spider (not even kidding here) stuck on the wall, they repaint over it. The walls are incredibly flimsy....my husband leaned up against one and went right through it. It seems like the screen doors on every apartment around here are broken, The sidewalks have some sort of weird film on them from who-knows-what that is like a death trap....you step on the wrong spot and go flying. Needless to say, the photos on this site are nothing like what you actually get. Dont waste your time or your money here. Believe me, it is worth the extra cash to get a better place. You wont regret it.

This place is DISGUSTING! If you dont mind having your water shut off at least twice a week, or living in a roach infested breeding ground, then this is the place for you. I had to buy a gun because I would have tweekers banging on my door at 2 in the morning. Or the fact that someone smashed the fog lights on my truck. Or that the walls are so thin I could hear the bed squeek of the woman above me when she had company. Or that even though the apartments have a zero tolerance policy it took them five months to get rid of my weed smoking neighbors. It got so bad I had people asking me if I smoked. I have a four month old son, no. So renters beware

Ive lived here for less than a month and I should have seen the red flags. First, I told the girls in the office that I needed a handicapped accessible apt amd i eas told that one would not be available for (2) buti scraped togethet all the fees and deposits that were required of me, after being told that the apartment i was getting couldnt be shown because it still had the tenants living in it but i was shown a model that actually ended up looking nothing like the apt that i was given and i wasnt able to see that apt until two days before my move-in. One of the office workers who had nothing to fo with me or my move in told the girl who was, to MAKE ME (?) sign the lease(?) After I complained to the manager she said shed speak to her. On this day i called the office to complain about something growing out of the wall in the pantry and she said shed have maintenance come and check it out. Four hrs later i call and ask her is maintenance still coming and her response was LOOK, theyre busy and I told you.......blah blah blah, and politely went a found the maintenance man myself and ask him to come and witness the nastiness of this young woman. We both go to the office and i asked her fir her managers number and the corporate number of which she refused to give me either and i told her that she was obligated to give the number if i asked for it and she td me to google it, knowing tbst there is no corporate number on google, but she had no idea she was being recorded. This type of behavior is unacceptable whosto say this vindictive human will not have duplicates of my keys made and given to GOD knows who, for GOD knows what. Something is going to have to give here because i refuse to be treated in such a disrespectful manner by some kid who obviously has some sort of racial problem because i dont know her and i never had a conversation with her other than today after her boss spoke to her before about speaking out of turn to me. I see now this is going to be a very tumultuous year living here and im going to actively begin looking for a decent place to live 11mos, before my lease is up so i dont have to take another place to live out of desperation. The very worst mistake Ive made in choosing a place to live.

I just moved out of The vineyards apartments. I didnt had any problems i moved out of state do to my work. I will re-rent at The vineyards in the future!

Awful management.

WARNING. They have no restrictions on dogs, they allow huge dogs that bark and attack other dogs and viciously fight each other. It’s unsafe for children and other dogs. Apartment number 154 building H. I live in the building next to them and STILL hear them bark all day long(till they are home). I’ve witnessed they’re dogs almost attack other dogs and people.

Me and my children moved here from another state-and was referred by a family member because we were first time renters....This is the WORST form of tenant/landlord relationship!!! I never thought my kids would spend their first time renting and being treated with such disrespect.,Thus being disrespected and treated like animals instead of tenents.. When my kids move away from THE VINEYARDS, they WILL NOT lose friendship or family by referring them here. The big lite-skinned black woman is one of the meanest leasing agents in this city thus far. I only hope that the big wigs in corroporate read and listen to all reports and situations surrounding this complex.. Get a new leasing agent.

I would not recommend this to anyone especially if you are older and suddenly become ill they will not work with Tiffany the so called manager is very rude disrespectful, and enjoys humility you, read your lease carefully they have alot of violations, make sure you keep track of what you paid then,Very discouraged I wish I had never signed the lease, age discrimination, Tiffany should not be there, all she enjoys doing is evicting, and if you say you like it there your not being honest...DO NOT MOVE THERE,

WORST APARTMENTS ever They want us to pay for a dog we never had want us to pay all this extra money when everything is braking all the rooms are leaking water the sink is leaking the light is not working the power switches don’t work the thin walls You can hear the neighbors , and all the people living here are snitches and they have the worse stoves , Biggest mistake I made living here , they will tow your car just because it doesn’t look clean and the office workers rudest lol
