Copper falls exceeded my expectations from the moment I walked through! It’s got a amazing vibe and the pool area is AMAZING! My kids love to relax in the Pool after a long day at school and me from an Exhausting day at work.Management is also extremely helpful and attentive! Tara goes above and beyond to help you out in any issues or concerns you have! She’s the girl to go to. I love the girls here!All the amenities are kept clean and fresh! The best has to be the pool area 100% hands down so far it’s been an amazing experience!

Let me tell you about Jordan, she is so amazing always greats you with a smile and such a great attitude all the time any time !! Any questions she answers and get things done!! She is friendliest! The amenities are AMAZING! Everything is well worth the price! The pool of course has to be my favorite area! Kids love to go to the community park and I enjoy going to the club house and do a few games of pool! Everything is well am rains and clean. The staff is amazing! Keep it up girls

I went to the apt 1 month ago. The 1st time I went they said the single 1 bedroom with garage would be $1537. I then called to check on the apt. and I was advised the apt 2064 would $1800. I advised the lady that wasnt the quote and its out of my price range. By now I had put the $271.00 down to hold the apt. Then she said we have a 1 bedroom at 1437.00 I said okay . Well the 3rd time I stopped by the office to follow up my move in date so, now Im sitting in front of the lady and she said the rent for the 1 bedroom would be 1537.00 and after all the the Additional cost the apt would be a little over $1600.00 so I cancelled. She then said I wouldnt be getting my holding fee of 271.00 . I only had 24 hrs to change my mind. I talked to some resident there and they said the office ladies were not pleasant to deal with. I get it now they lie.Poor communication

I stopped in recently to view a 2 bedroom. The gals in the office were so upbeat and welcoming. The property is beautiful, and I look forward to moving in come 2022.

My family and I moved into Copperfalls in September 2020. We signed a 9 month lease and we’re excited to move into a brand new apartment. We didn’t have too many troubles with the old management company PB Bell. That is one reason we moved there is because of how they managed other complexes. We had smoking neighbors that would smoke inside despite the rules of only smoking outside, and their smoke would come into our closet and make our clothes smell and stink up our whole house. We told the old management company and they took care of the problem and evicted them after multiple complaints. They were responsive and kept the grounds so clean and everything looked nice. Now fast forward to when the new management took over and things went downhill within a day. That is not a lie. Trash EVERYWHERE. Pool turned a weird green color. Their excuse was “the maintenance hasn’t been trained yet” it still wasn’t clean after 3 weeks of them taking over. Rent online portal not set up on time. Not responsive. It was insane how quickly this went down hill. We could not get out there fast enough. Now, people should pick up after themselves so it’s not 100% the managements fault, but the previous one could keep it looking decent. We had our car broken into, and had to call the cops on fighting neighbors. That may not be apartments fault but also speaks a lot of the caliber of people that are coming to this place. Oh and be prepared to smell marijuana everywhere you walk and inside your apartment will be a weed hot box every weekend. It may look nice but this new management is terrible!! I waited to write this review until after I received our deposit. It took 2 and 1/2 months after move out to get this back. So ridiculous. Do not move here.

Just moved in a couple days ago and let me tell y’all, the ladies in the office are amazing! Once you walk into the office they greet you and make you feel welcomed. From my experience, I was able to tell that they wanted to help and that they are very genuine. Unlike some leasing offices that make you fell unwanted and like you’re bothering them but here it’s different. If you’re looking for an apartment make sure you ask for Kristal.

It’s got a friendly community vibe and don’t get me started on the pool area. It’s so great to relax in after a long day at work or from the AZ heat.Management is also extremely helpful! Everything is in great quality and I have yet to have any issues with the appliances at my apartment at all. They definitely deserve a positive review and a BIG thanks for making this place the best!

I have lived at Copper Falls for about half a year now and I quite enjoy it, there is plenty of people walking around at any given point and it makes it feel lively, I see multiple people complain about noise, but I havent heard much of that at all, the apartment its self is very clean and new looking and feeling and is very nice overall, the staff from the old to the new were and are both very welcoming and nice. A lot of the reviews put in recently seem to be one person with multiple account reviewing the same things and saying its a scam, but looking at that and knowing my experience here I really have no idea what they are saying and enjoy my apartment very much. Thank you Copper falls for being an amazing place to live and having very friendly staff!

I absolutely love this apartment complex ! The staff and management is amazing ! The pool and gym are my favorite amenities being that they’re both beautiful to the eye and always kept up to par. Definitely 10 out of 10 rating !!

Ive lived on this property for a few months now and it is amazing the staff is always so helpful! I love the dog park and the kids playground its kid friendly and feels very safe with everything being gated off. I live on the first floor and I dont ever have a problem with hearing anyone above me and the valet trash is great.

From the outside this apartment complex seemed amazing, staff was courteous, the complex was clean and the units were incredibly nice. That was all pre-lease though. Once you end up picking an apartment and excitedly move in is when you realize you messed up. Parking at this complex is absolutely absurd, most nights if you get home late you’ll be lucky to find a spot. You are able to get one covered spot for $25 a month but if you have two cars then good luck. The noise levels from other tenants and the street are incredibly loud. It’s common to either hear someone blasting music at 2AM on a Monday or have cars racing down the road and through the apartment complex. Any issues that you bring up to the leasing office are typically not resolved and you are pretty much told to get used to it for your leasing term. The apartment complex is loved by the local PD as well, it’s normal to expect to see the cops when you drive in the apartment each week. There are gates to get in and out of the complex but don’t worry they either won’t work properly or your car will just be broken into anyways. It’s pretty luxurious being able to hear a nonstop race track, borderline domestic assault cases and even have the convenience of having your car cleaned out by some stranger. It gets a little better though! You are charged a reoccurring monthly charge of $49 for the amenities but you are also charged for the lighting, gas and water usage of those common areas as well. You also get to pay $25 for their parcel box drop off but don’t worry you’ll never have to walk over there to get your packages since it’s not used. Rent for a 1 bedroom cost about $1500 a month not including utilities. If all of that sounds enticing then you should definitely lease here! If you would like to enjoy not carelessly throwing your money down the drain each month and would rather enjoy living and being happy in your little home then I would steer clear from here.

Terribly unresponsive in times of need. Terrible value. Not professional what so ever. Steal your money. The price they offer on their pamphlets is not what you will pay. Add on another few hundred a month. Dont expect your deposit back.

Do not live here! SCAM ALERT. Charge you tons of money for random stuff. Terrible management. Terrible cheap appliances that look nice but break. Super loud. Obnoxious amounts of noise. Car wash next door super loud. Just don’t do it.

Well, My lease was up today and this was my last day at Copper falls, and I must say.. I am so sad to leave, these are by far the nicest apartments I’ve seen in awhile, I’m so Glad I stood here, I highly recommend living here, the entire staff is very Professional. But Ive always dealt with Levi, he really is the best! Other than that.. trust me, you’ll love living here, I know I did :)Thanks Copper falls!

The manager messed up the whole move in process and left me and my 6 month baby homeless ONE day before move in day when my u-haul truck was all packed up with my stuff to move in. She had told me I am approved, confirmed my move in date & collected my deposit.. just to call me the day before to inform me I can’t move in. Why did she tell me I was approved? And confirm move in date to collect deposit? So sad that the managers are very unprofessional.. if they were professional and honest from the beginning, me and my baby wouldn’t be homeless right now.

Wouldn’t call this place “luxury”. the staff was better before the new & current management took over. Tara the new manager wants to act like she’s there to help. so many lies told. good luck getting your deposit back, you’ll be charged if you put as much as a small pin in the wall. wouldn’t recommend. glad i’m out of there!

Georgia, Liz and Levi did a great job getting me moved into my new apartment. Liz found me the perfect apartment that met the needs of my family and Levi helped me get familiar with everything Copper Falls has to offer. I’m so proud to call Copper Falls home.

New management took over on 27 May 2021. It’s been more than a week already. And every single question asked, be it parking, rental payments, even the gate code and the answer is the previous company has not handed over the details yet! Keep saying will call back with the answers by end of day but no return calls even after 1 week. How does a management company take over without any handover from the previous company?!

It seemed great at first but they have terrible management. We were given a parking spot on the opposite side of our apartment complex. Which makes no sense and we were told parking is first come first serve instead of a working parking system being set in place for each building. AMC now manages and I have reached out to the leasing office multiple times about the parking issue bc we are not the only ones parking far away from where we live. Two spot became vacant and were sold to new tenants and I am extremely frustrated because I was following up on the matter often. We also have roach and spider issues often and we do not stay on the first floor. It’s definitely not worth it I cannot wait until my lease is up! There were also hidden fees that caught me off guard. Also valet trash only takes ONE BAG so if you lease a 2 or 3 bedroom I feel bad bc you get charged $45 and can only put ONE tiny bag out. And you CANNOT opt out…. Editing this bc I have been out of power for 4 DAYS and It just keeps “slipping their mind” (words from their maintenance team)

Amazing complex me and my gf have lived here over 2 months and haven’t had a problem. Staff is very friendly and professional and funny. No car noises after dark. I don’t know what everyone else is getting from lol. Maybe they have super hearing or something xD Lovely pool with an amazing hot tub with a fire place next to it! And it’s luxury for sure so if you can’t afford and read the lease agreement you shouldn’t be complaining in my opinion because it’s 25$ so if you think that’s a lot you obviously shouldn’t live here.

No problems with the previous property management company. AMC took over management with no warning or heads up on the 27th of May which completely shut down the online rent paying system. They were telling residents that the new pay system will go through AMC and that it would be up on Tuesday June 1st. Today is Wednesday June 2nd and they just got the system up at 12pm and will be charging late fees for late rent payments. They’re also charging residents $10 to set up an account to pay the $1600 rent. I know it’s only $10 but come on. They took over a property with no plan and no understanding for its residents forcing them to scramble at the last second. It’s a shame.

Terrible maintenance, they never pick up their phone, always loud especially by the car wash, horrible management, 0/10

I’ve been living here for a little while now and let me say this , Copper Falls is an amazing place to live . Sometimes the car wash noise can be a little loud but the place I live and the way it looks is worth it . I’ve lived in worse apartments but by far Copper Fall has a great staff who truly are there to help and make life easier especially through a tough pandemic . I would recommend this place to anyone . It has wonderful staff , has amazing amenities , and has a peaceful environment 🙏👍✅

Noisy place from the neighbors and street. Nice amenities and staff. I am a essential worker on call at the hospital so its difficult to rest. I ask to be moved to another apartment but had to pay a 500.00 transfer fee, only in the place for a few days. Communication is not great. Lesson learned.

There’s been break ins - lots of trash and spiders weird bugs. I thought it was new?

Nice place but street and neighbor noise is terrible. 8 to 11 at night is street noise and midnight to 5am is neighbor noise. So beware. Lesson learned

Called the leasing office to put in a complaint about a domestic violence situation and was told because I do not live there it doesn’t count. I was over at my friends apartment and heard her upstairs neighbor fighting the cops came and tried to arrest to whoever was upstairs but they didn’t come out. This place is ghetto! My friend can’t wait till the lease is over.
