To all students and mothers of students renting.Be careful renting from this company. They will take all of your deposit, and charge you for cleaning as well( no matter whether you cleaned the apartment really well when you left) They also charge you for problems in the apartment that are due to it being very old and cheap. Like peeling veneer and rotten particle board. Things that should be fixed by them not the vacating tenant. Then after you pay for whatever they calm are damages because if you don’t you will get bad credit. They then turn your name into Corelogic anyway and now your on some apartment bad scoring list. SO BE WARNED THEY ARE CROOKS.They took $250 deposit charged me basically another months rent $675 for a dented cabinet, a damaged under the counter refrigerator that could have been fixed but they said it had to be replaced. I am sure they have two working refrigerators now thanks to my money and probably a whole new cabinet.

Pierce was the first place I lived after moving out of my parents house and it has been like my home away from home. I have loved living here! I have never had any complications and the staff is amazing. I would recommend Pierce Properties to anyone. I am moving out of Fayetteville and I am actually sad I have to leave, I wish I could stay here forever.

My experience living at the College North apartments was great. Utilities and wifi are included into the price of rent, which makes paying bills easy. Their maintenance team is exceptional and always completed work orders quickly and professionally. I highly recommend this apartment.

Pierce was the best living experience I had while attending university in Fayetteville. The studio apartment was ideal for one person and all amenities were included so it was fairly affordable. It’s an easy ten minute walk to campus and close to food and gas. The staff were always very professional and helpful whenever I needed assistance. Would recommend to anyone wanting to live by themselves on a budget!

We had a great experience renting from pierce properties! Their maintenance team always came within 24 hours of us reporting a problem and everyone in the office was very kind. The location can’t be beat and the price is good for having all utilities (including WiFi) included in the rent.

The people are very nice, but not very accommodating. The office is quick to sign you on a lease and not very quick to distribute all the necessary information you need. They towed my car after not giving me a parking sticker and didnt cover it, and then took away my security deposit after not giving them a 60 day warning of moving out when I had only a 90 day lease and had shown them I had every intention of moving out. The nice people at pierce properties position themselves in order to smile and take advantage of college students.

I lived at College North Apartments and I had a great living experience. I lived in a single apartment that was great for somebody who was a student as well as working. The apartment was in a great location and made for easy trips to campus and work around NW Arkansas.Cant say enough about the staff. The Pierce people are great. Management and maintenance were always very nice and friendly. In the rare occurrence I ever had issues they were fixed within 24 hours. Very professionally ran and operated. They genuinely care about the well being of their tenants.

Great price, great location, great staff! Thank you to the staff and maintenance at Pierce Properties. No bugs, no mice. @Sydney Carson... maybe look and see if there is a non-smoking complex anywhere here in Fayetteville. Good luck with that! BTW, your trash goes in the dumpster and doesn’t belong sitting outside your apartment. With two young ladies living there and the fact that you ladies don’t have asthma as you stated one would figure you could at least walk the extra 20 feet to put it where it goes. 😊

Beware if you have visitors over. They let residents park in the only available guest parking spaces with no consequences and tow visitors cars without warning.

I cant say enough good things about Pierce Properties. I lived at College North for 18 months and never had any issues. Or more appropriately, if I had an issue, it was taken care of in an extremely timely manner:- I had ants in my apartment as spring began; I called and they had someone out to spray ASAP.- The apartment above me had a dishwasher leak leaving a crack in my ceiling and water all over the floor; I called after hours maintenance and he was there within 30 minutes. The issue was completely resolved the next morning.- I needed air filters changed. I called on my way into work and they were replaced before I got home.- I had to leave my apartment halfway through my second 12-month lease for a new job in a different city. Per the lease agreement I signed, I had to pay a re-rental fee (one half-months rent) in order to break the lease and was on the hook for rent until they found a new tenant. They could have easily buried my unit and let it sit empty for 6 months and still collect my money since I was contractually obligated to pay. However, not only did they acknowledge it was available to any inbound callers, they marketed the unit on Facebook and Craigslist as if it was completely empty. They found a new tenant in less than two weeks.The rent price includes utilities + internet so its incredibly convenient to pay those items plus rent all at one; and a great price at that. They give you a three days grace period for rent so if you forget and or need sometime for that paycheck to hit the back account, you have it.This is not a corporate giant out to get your money. All of their policies are communicated in the lease you sign or information provided at signing; you just have to read it. I have lived in multiple different apartment complexes across three different states and this is by far the best property management group I have ever worked with. As with any 1-start or 5-star rated property, there will be issues and inconveniences that arise. I never doubted that Pierce would either resolve the issue or work in my best interest to make the inconveniences easier to handle. Rent from Pierce.

Management lies to applying tenants; in order to scam application fees. I applied to move in back in March; they charged me the application fee, then proceeded to change the availability date. Dont waste your time, with these crooks.

Living at Pierce Properties through the past years has been a blessing. The management staff was always understanding and never hesitated to help when I needed something. Even when the dumb undergrads next door decides to lock themselves out at 2 in the morning, one of the managers showed up to let them in! I mean, how do you lock yourself out of your apartment when you have a DEADBOLT!I was running late getting back from vacation once and rent was due, I called and they understood, they of course asked that I not make a habit out of it but they didn’t kill me with fees.I look at some of the reviews and think to myself, dang these people really hate “adulting” so much that create their own “Fake News” and you know who you are Randy!You never really care how much people know till you know that people actually care, and Pierce and their staff always made me feel they cared for my success and I’ll forever be thankful!

If you find a crazier property manager than this one, I will give you an award. They told me to mail a check and as long the check is mailed out, whenever they deposit does not matter, and I would be counted as late payment. A week after my bank statement showed that a check was cut and the amount is deducted from my account, I got an eviction notice from Esther. After I contacted her, she says it is just my fault and do not talk and just want to evict. It is puzzling why they want to make a mess out of nothing. They get nothing from making this mess either. It reflects how bad their management and style is, and behaving without basic manner. Avoid them if you can and do not ask for trouble that you could have avoided.

I have lived at Cleveland Place Apartments since August, and I really really wanted to wait until May to write this review but I cant stand it anymore. There are so many horrible things about this place that I have to write it in February before another student signs a lease without knowing what theyre getting into. (***I will come back to edit my review when Ive officially moved out as well***)Yes, this place is cheap and has incredible prices for the location. However, the cons far, far outweigh the pros of living here. Ill give you a list:1. I had no air conditioning in my apartment for the first 11 days I lived here. 11. DAYS. The maintenance people (who are one of the only good things about this complex, they are so kind.) would be sent out every single day to fix the a/c just for it to not work 2 hours later. And this continued for 11 days (and everyone knows how hot and humid it is in Arkansas in August, and yes I barely slept those 11 days) until the management finally decided to get us a new unit.2. MICE. Yes, I had mice in my apartment for about a week literally right after the a/c was fixed. Luckily, the management was much better about solving this issue, but its still gross to have mice and other complexes in the area dont have this issue.3. I always felt weird about my front door and feeling safe inside, because there is only one lock and no deadbolt. Being a woman and hearing all the crazy stories of guys breaking into girls apartments in Fayetteville has had me very weary of no deadbolt this school year, but this should be a simple fix.4. No heat. Around December, my heat broke. Thankfully it was fixed quickly, but its another frustrating thing to add to the list.5. SMOKING!!!!! So many people in this apartment complex smoke. Just recently, we had new neighbors move in and we have called twice because of cigarette smoke wafting into our apartment. Its 2019, and tenants should be punished for smoking in their apartments (infringing on reasonable enjoyment, fire hazard, health concerns, numerous other reasons). Thank God my sister and I dont have asthma because who knows what could happen.I know this was a long list, and maybe my sister and I were just extremely unlucky. But whenever a huge issue occurred, (for us, it was the a/c situation), the property manager was incredibly rude and never once apologized for the inconvenience. I feel like Im constantly calling the office with problems. Thankfully the people youd deal with the most (maintenance and most of the office staff) are so sweet, but if you ever have a huge issue to involve the property manager in, she is not nice at all. So yes, this complex is extremely affordable, but as they say, you get what you pay for.

Money mongering management would likely be a better name. I visited a friend who lives at pierce properties apartments on Lindell st for a few hours and was parked on the side on the street, (which supposedly they own). My car was towed and I spent $120 to get it out. A warning note was left on it signed by Sherie around 3pm and no later than 5:30pm I go outside and my car was gone. I later saw Sherie who said there is no guest parking. PSSSHHHHH, no gust parking? Come on, I dont see why anyone would want to live at a place like that. Sure its close to campus, but follow the money trails and make your informed decision when choosing who you want to sign a contract under.

Usually quick service, dishwasher broke... Called them and they were there with a brand new one the next day. Can be nit picky about noise at unreasonable hours,but over all a good place to live.

We were charged late fees because after we transferred to another apartment....they decided not to transfer part of the deposit. we were not property notified. they would not waive the fees and charged late fees on top of late fees. very bad business to take advantage of college students. we not only felt there were no damages but felt we were abused with the late fees.

Sometimes I feel like the late fees are a little overblown but hey its my fault not paying on time other than that this place is very great to live no problems with anyone cheap close to campus they fixed a leak i had within 2 hours no questions asked.
