I took a tour not to long ago, staff was super friendly, the apartments were nice. I ended up moving out of state. Jessica answered every question I had and was super professional. If I wouldn’t have moved out of state, I would’ve liked to have stay there.

The office staff is very friendly. The maintenance guys are respectful every time they come into my apartment to fix anything, no matter what time it is. I have never had any bug problems and i love my one bedroom apartment. It is perfect for me. I sleep peacefully because it is so quiet out here. I will so recommend to a friend who needs to find a place to live. I love everything about briarwood. The outside is always cleaned i never see any trash laying around.

This apartment complex is INFESTED WITH ROACHES. Do not move here. The lease is a joke. To end your lease early will run you about $3,000.00. The maintenance team never comes. I had a maintenance request open for 2 months. My air has been off since Saturday and no one has came to fix it yet. The roaches are the worst part. They are in every nook of your home. I have only been here since March and I can’t even cook anymore due to the infestation. Please do not move in. Please do not even contact them about leasing options. They have no respect . They don’t care because they go home to their clean housing. This apartment complex if horrible. Nothing is like the website. There is over 100 roaches in the kitchen as I’m typing this.

Horrible!!!maintenance takes there time to fix the many issues in your unit. And when I say many I mean many. There is a insect issue and they barely answer the phone in office I wouldnt suggest moving here unless u absolutely have too

While I appreciate them accepting my credit, I honestly havent been satisfied since I moved back here. These buildings are exactly the same as they were over 10 years ago! Paint & patch is all there is! When I first got here there was no sense of urgency when I called maintenance, it was like I was bothering him like I was not a customer/resident. I have seen one roach too many, I spray daily & keep the apartment very clean & organized. Neighbors sound like they are coming through the ceiling all day & night, I can hear EVERYTHING they say & do! The young ladies in the office are very nice & pleasant & I do thank you for allowing me to move in, but I may not be renewing the lease

The staff is super friendly when applying for a place, show you a renovated model (show room) apartment with updated appliances until you sign a lease and hand you the keys to your ACTUAL place of their choice, which is a completely outdated, old, ran down version with ancient old appliances. Walls are caked up with paint to cover dent marks. Cracks in walls and floors. 20 year old stoves and refrigerators. ROACHES. Steam cleaned old carpets and in 2 weeks you will see the old stains again. When calling the office about the roaches who seem to be the actual tenants, the office ladies brush it off nonchalant by responding....oh ok, what YOU can do is!!! Trash everywhere. Shards of glass on the ground. The latches and fences at the dog park are not secure. Quick cheap fixes and patch ups everywhere. Tenants are being watched by maintenance and get reported to the office who comes and goes, who visits whom and for how long, what kind of cars people drive and their activities. Also they seem to be targeting random tenants, coming up with bogus reports to the office and the next day you get a notice on your door which states VlOLATlONS and made up FEES. When going to the office its all about agreeing with them and you end up walking out of the office with the option in mind if you dont like it then move out. Take note again.....When the office read a review, they respond with.....Im sorry for your experience with Briarwood!!!

Honest Review: I gave Briarwood 2 stars but with a few modifications it could easily be 4-5 stars. The front office staff are very nice and respond in a timely manner. It’s hit and miss with the maintenance staff. Some of them are pretty cool but some seem to have an attitude when they have to tend to issues around the complex. The buildings themselves need serious renovations. Why are there light switches in rooms with no actual light in them? Why do the ACs break 5-6 times before any actual work is done to fix them? Where are the washer/dryer hook ups? Why is TWC/Spectrum the preferred cable company but TWC/Spectrum technicians aren’t allowed to replace old cabling under the apartment buildings? This actually caused signal degradation and I ended up paying for channels that I couldn’t watch. Why do the bathrooms back up every other day? I’d imagine these issues fall on the management company. I think the issues are worth looking into.

Ive been here for a few months now and Ill write my experience thus far.The apartment itself is nothing too special. It is a 689sqft apartment with a living room, kitchen, and a single bedroom and br. The condition of my apartment was OKAY. The walls, floor, bathtub, sink were all obviously painted over for the occasion for a new resident to glance at and call it a day, but upon further inspection, these are old, worn down, borderline in poor condition. There are occasional roaches, and few problems with the stove and drainage, but there are hopes between my wife and I that these can be taken care of.Amenities are virtually non-existent but may be due to the COVID restrictions. Pools are set to reopen soon but only for a limited time, the gym itself is smaller than it looks in the website and honestly would only fit perhaps a couple working out and no one is ever in the community rooms as most keep to themselves here. Laundry is done in a nearby building via a card in which you put money on and I would say is over priced for the size of the machines, particularly washing ($2.75) and drying ($1.75).The area itself is not a very friendly neighborhood. There are no cameras in the vicinity and from time to time there is an incident or crime that occurs nearby. To their credit, the staff of Briarwood Apartments had sent out a letter of a particularly disturbing incident of a break-in informing the residents of the situation. Unfortunately though, there was no follow up as more incidents occurred.There are plenty of shops and a bus stop nearby which are very convenient. One could walk to the supermarket (Carlie Cs) in 10 minutes, which is surrounded by other businesses, or you could drive to Cross Creek Mall and see what you can find there.I will warn however, more south down Owen Dr. it become dangerous with homeless and drug addicts becoming more frequent (and this is not Briarwood Apartments fault of course).My main gripe would be the contract one would be made to sign. The contract is basically legal jargon made to place complete liability on the residence for common place malpractice of their own negligence. (Oh, you got poisoned from lead that these building once fully support but we havent done much since? Sign this, now its on you. Oh, you want to move out before your contract because of the manipulative advertising practices? You already signed (oh and for the love of god please read your contracts thoroughly) so youre going to need to provide at least 6 months of prior notice, a fee for moving out early (buyout), a fee if you take us to court, a fee for that fee, late fees, attorney fees, etc. Hell, you got a pet? Pay an upfront fee and then pay rent for the rest of the time you live here.Basically, if youre not compliant to these high standards you will be charged, and while I get that they outline this from the beginning (NOT from staff but from actually reading the contract), these standards do not match the environment and I feel like the average renter is just attracted to this place for its affordable rent and gets screwed long term.In summary, this is a place for people who are in transition, whether in between careers, stationed here, or just figuring your life out. I would not recommend this place for first time renters or people who are looking for community or looking to be safe in general. Be wary.

Im giving Briarwood Apts 4 stars simply because of the office staff! The apts are older but the staff does its best to make you feel like youre living in a brand new complex. Dont get me wrong, they could use a few upgrades but their office is staff is great! My daughter just moved there and at first I felt a little hesitant but after meeting Tammy and Chenetta, Ive never felt more comfortable. Keep it up!!!

We as tenants need to get together and report to the Department of health and news reporters to come out and raise awareness about living conditions, roaches and unprofessionalism of Briarwood apartments!!!!

Just moved in to my new apartment. I love it. Its huge and reasonably priced. The office staff was very helpful in my transition from out of state. I love that they have two dog parks and a fitness center. They also have a swimming pool. I cant wait for it to open. Definitely recommend this place!!!

I had an amazing tour with Briana the sale consultant at briarwood. She was very helpful and informative. This young lady made me feel extremely comfortable and welcomed during my visit. Im excited to move forward with my application to move this summer. Super professional and lovely property 👍.

I talked with a young lady, Breanna, she was the most professional person I’ve spoke to over the phone in a while. She was very accommodating and she was able to adequately answer all my questions. I haven’t moved in yet but just my experience with her made me choose this place over my other option. People that answer the phones are the first impression and based off my positive experience with her, I can’t wait to move in!

Im lived here for about 5 years and have really enjoyed it here. Staff is very friendly and if theres ever a problem they are right on it with any issues that occurs with my apartment. Everythings is very close by as well and do very much enjoy my stay here and recommend anyone who needs a place to come and visit the staff and check out the place yourself. Claudia Meyer

Minutes away from town. Great location. The ladies in the office are always friendly and nice. The maintenance guys are amazing and go above and beyond to help. My neighbors are awesome and we all keep a look out for each other. Have never had any problems. Would recommend to anyone looking for a relatively small place to live.

I want to send a special shout out to the maintenance workers, because no matter the time or day they all are always on point. They never complain or are disrespectful. The office staff is super awesome as well. But a special shout out to maintenance man, Shannon for always going the extra mile to make sure the property is taken care of ASAP!!! Love living here!!!

I saw roach on wall when we were moving in and have been seeing them ever since. I think they could fix this issue if they did more than just spray real quick and leave. I cant wait until my lease is over.

I absolutely have no problems here at Briarwood apartments. The staff is great, and the grounds are kept very well. If there are any issues with my apartment the staff takes care if it. I pay my rent on time. The rent for the size of the apartment is good as well. I plan to stay here until Im ready to buy my home. There are a variety of neighbors here and nothing but friendly to me. Ive enjoyed my stay here and recommend others to stay as well.

Just got off the phone with Nicole who was very rude and kept cutting me off to tell me she couldnt help me without even fully hearing me out. She was very dismissive and disrespectful. All I wanted to do was get some information on a security deposit I had never received upon move out. All she kept saying is she couldnt help me (with an attitude). Mind you she didnt even take the time to check there system and look into it for me. Litterally the conversation lasted about 2 minutes and she was already dismissing my call. The whole time I was being polite yet she couldnt even let me finish a single sentence from talking over me... Terrible customer service and I hope the new management does something about this rude behavior.

This apartment was great for the price! I came to Fayetteville as a contractor on Fort Bragg. I own my home out of town and have a mortgage so I am on a budget. They are a little older but the apartment was clean and kept up nice. Love the location. The staff is friendly and helpful maintenance. I have nothing bad to say. Definitely worth the money!!

Paper thin walls, so much noise from neighbors on all sides. I did not enjoy living here for 2 years. It just got worse and worse. Yep, nice pool, but you dont live in a pool.

Moved in 2 yrs. ago and have enjoyed my time here. My apartment was clean and serviced well when I moved in and aside from the regular wear and tear Ive had no complaints what so ever. The staff are very helpful and approachable when it comes to working with you if situations arise, and I have no problem in calling them friends. They are Outstanding. The grounds are always clean and picked up and I feel safe and secure here which is important. The pool area is kept nice and well maintained and the out of the blue parties the staff throw there for the community are awesome. Yea I give this place 4 stars. Keep up the good work Briarwood

They dont like to show you the apartment there going to put you in. There not quick to change out the appliances. They accept someone to just take what they give. Its nice just starting out but all the older apartments can at least have new appliances.

I moved here because the rent was reasonable and I was still paying rent on a house in another town as well. Ive never really had a major issue. They have always been accommodating. My AC has gone down about 5 times within the year (currently not working) and my electric bill is around $275 a month in the summer, which I disliked. Im sure it is due to the windows not being sealed properly, tho they are in the process of installing new ones. But every time they have been efficient on repairing any request. The space is great for the price, very quiet, neighbors are all great. I am not renewing my lease, mainly because I need a washer and dryer in my home and I need a third bedroom for work. Overall if your looking for a place and on a budget, its a great spot.

My husband and I have been here for about a year and we love it! The staff is extremely nice and if we ever have any problems maintenance is out here ASAP. It is in a very nice area, close to good shopping and food. We plan on renewing out lease and we actually referred a friend to live here with us at Briarwood.

I wish there were a half star. This complex has made my life a living hell. At first I was so happy to move in this complex but two days after I moved in I noticed that there was roaches in my apartment. I called and they sent a bug man to spray but I swear that the roaches got worse. They stated that they would spray every month and change the filter at the same time. They broke that portion of my lease. For ten months I dealt with this. In all this I paid my rent on time or early. The one month that I couldnt pay they take me to court and file for eviction BEFORE the month even ends. I told the judge about my roach problem and Nicole the assistant manager lied saying that they are not obligated to spray every month and that its my fault for not calling them every month. Of course the judge ruled in their favor and me and my son are going to be out in the street and we both have health problems. I wouldnt advise anyone to move into these apartments. These people dont care about their residents and are NOT sympathetic to anything you have going on or what is happening in your unit.

Ive never dealt with more unprofessional people. At first glance, it seems to be just lower priced living based upon the overall appearance of the complexes, but after living there, everything about this place is completely ridiculous. If anything is wrong with your apartment, a work order is placed, and then youll be lucky if anybody ever stops by to fix it. Cockroaches are everywhere, or as Briarwood has affectionately coined them, water bugs. Stray cats also live in the complex area, adding an even more seedy vibe to the entire Briarwood establishment. For my money, and opinion, Briarwood is only a place for those in a bind, exhaust all other options before committing your time and money to this establishment.

I personally dont think anything is wrong with these apartments, they do need to be remolded. And there is ALOT of bugs outside, and I dont understand why everyone is so worried about the stray cats. They arent bothering you theyre just cats. Its a really nice place, and the office people are very nice. And when I have a problem with my apartment they fix it right away.

Been here a year. Friendly and quiet. Love Nicole cause she is always helpful. Always smiling. The apartments are great on the inside too. Hospital, Nail shop, IGA, CVS & Walgreens is a walk away. And the crown is about 3miles away !!!

This place is a RIP off and the three women in the front office is the biggest scams.my neighbors beneath me had dogs and cats along with roaches and mice that climbed through the walls upstairs into my apartment.all the maintenance there is worthless. And they go up on rent every 3 to 6 months

Decent price a little outdated. My place had new carpet the bathroom could be upgraded .Far as all the reviews on roaches I havent seen any so maybe its you .

Horrible place to live. We asked them to come fix the roof in our bathroom due to it caving in with black mold from leaky pipes. I had complained due to being pregnant but, the older white woman in the office smiled and didnt care. I constantly find bugs everywhere and people fighting outside. Its not up to fire code due to all the windows painted shut in all the aparments! Dont let them fool you on your pet policy they said only $300 that was a lie i got charged $500 for my kennel trained dog. This place should honestly be black listed.

This is crazy today was my move in date I have all my stuff ready to move in she told me they was finishing up I walk in the apartment no blinds no shower head tub still needs some more work no toilet seat in the half bathroom and walk in the kitchen and see a roach crawling on the sink and had a bad smell Im like hell no I cant do after signing all these damn papers already had my electric turned on my cable and new furniture coming tomorrow now Im stuck we was so disappointed we tried to get them to switch us to another apartment of course she said that didnt have any available she said they was going to take care of the problem now we got to see woke up this morning excited after that it was like a slap in the face will keep yall posted this journey has begun!!!

My ceiling leaked from hurricane still havent fixed. I had a leak from my bathroom sink. I was told he couldnt fix. If it get worse call again. An now it took 6days to get a new stove. 2months to get a new screen for my patio. Im moving out asap AND OMG THE ROACHES IT IS RIDICULOUS

If I could give this place -1 star I would.DO NOT MOVE HERE. THIS PLACE HAS A ROACH INFESTATION PROBLEM!!! THE A.C. UNIT IS BROKEN FORCING YOU TO PAY $250+ IN ELECTRIC BILLS EVERY MONTH!!! PLACE IS IN DESPERATE NEED OF RENOVATIONS. BUGS ARE LIVING IN THE WOOD PANELING OF THE INFRASTRUCTURE. JUST PLAIN DISGUSTING!!

The apartments are old. And old apartments come with their problems. Water bugs are pretty common. Crawling around in the kitchen. The management does their pest treatment but you will need to get some professional help from some nice pest control company. The apartments are not smoke free. So if you have issue with that then this is not the place for you. The rent is cheaper than the surrounding areas so if you are looking for cheaper rates this is the apartment you want to get.

Bug infested. AC goes out weekly. Recently raised the price to do laundry from 1.50 to 1.59 per load to wash then another 1.59 to dry. Water cuts in and out weekly for hours at a time. Only decent thing about living here is that the matinence guys work their asses off. Oh and the price to break your lease DESPITE living in this hell hole is outrageous. I would never recommend anyone to live here. Cant wait to move.

I have lived at Briarwood for a year and I have enjoyed my time here. The apartments have some issues but that is to be expected for a complex that was built in the 70s. The ladies in the office seemed rude when we were first signing our lease, but as time went on we really warmed up to them and they have been friendly and helpful ever since. Anytime we have a problem they are quick to address it and they make sure we are taken care of. Over the year we have only seen 3 roaches in our apartment, so I am not sure why others are having such an issue with them. Our neighbors can be loud sometimes but they have always been exceptionally friendly. Out of all the apartments I have lived in in Fayetteville, my neighbors at briarwood have been the most welcoming. I have not had any personal issues with crime and safety. Overall I feel pretty safe. I have heard gunshots in the distance on occasion and have seen drug deals take place, but I have not witnessed anything that makes me feel like I am in danger. The only things I strongly dislike about this complex are that the equipment at the gym seems to never work and the laundry system is kind of a headache. I would highly recommend briarwood apartments to people who are looking for a cheap place to stay. Compared to other complexes around Fayetteville for the same price, I would say briarwood is the best. I will say, however, that it seems like the 1 bedroom apartments are in a nicer area than the 2 bedroom apartments. There are always cops in the 2 bedroom area across briar circle and I have witnessed fights over there on multiple occasions. My review is based off of my experience living in the 1 bedroom apartments.

Do not live here. Do not trust the ladies at the office. These are the most disgusting apartments and they lied to us about the people that stayed there before us turns out it there were drug addicts that lived there and one overdosed. Tried to charge us a heavy amount for breaking our lease because we were not about to stay In something that nasty even tried tacking on fees of things that were already messed up when we . They dont clean the pool as much as they should. It looks great on the outside at first glance but I guarantee you its all for show. The black lady there was the one who leased it to us and I promise you I will be sueing her and her awful weave lmao just for lieing about whats in the lease. And btw to the old white lady, stop blaming roach problems on a specific couple. I know for a fact that every complex in briarwood has roaches because they live in your walls. You look stupid saying that.

The worst place to live in Fayetteville. I absolutely cannot wait until my lease is up. These people dont care about anything but making sure their apartments are full. They have TWO laundry centers ALL of which are inaccessible due to their faulty equipment that they refuse to replace. Maintenance sucks, a bunch of morons. Bugs and stray cats everywhere. But DONT complain because theres NOTHING they can do about it. lol the same 3 people sit in the office and do nothing.

I have Lived in North Carolina for about 7 Years now First Wilmington in a Condo which I Owned then Elizabethtown in a House which I Owned as well and now I LIve in Fayettteville at Brairwood Apartments I have read the many Reviews about this Place and I am shocked at some of them to be honest I think Briarwoods a nice Place to Live The Grounds and Apartments are kept nice They just Washed the Building and Painted Them The Landscapers are Here on Mondays and do a great Job The Dumpsters are emptied Twice a Week so the Trash does not back up in Them, The Laundry Rooms kept clean I know I use it Once a Week, The Office Staff is nice least I think so cant speak for Everybody Else anyways I have never used The Pool but it does look inviting as for The Apartments Themselves Yes They are Old as far as The Fridge, Dishwasher, and Stove thoses could be updated The Bathroom has a Sliding Shower Door I think that needs to go its hard to clean, The Carpets are nice I just had Mine cleaned The Windows are Old and hard to Open though and when You do Open Them Paint chips off on the Inside its not big deal though I just Vacumed it up no issue with that anyways if You do not like it Here then You should move out I guess I wish You luck LOL as for The Residents well I try to keep to Myself although I have mean some nice Neighbors while Living Here and I will also say They have a Variety of Folks that is for sure I know I have seen Them LOL anyways I am going to give Brairwood Five Stars and say if You are seeking a Apartment give Briarwood a shot it cant hurt to come vist Us I promise We wont bite U LOL

Terrible upkeep on the place. Front office does not respond quick enough or even at all to your needs, but they expect you to pay your rent every month on time. How fair?? Roach infested, black mold, heat goes out a.c. goes out and they do not care. And i have children!!!!! Old floors, cabinets, fixtures. I was very disgusted with this place glad I left. Stay away if you can.

I signed my lease and was suppose to move in a couple days later. The day of move in they called and said i could not move in and had to wait 30 days to get my deposit money back. Worst people ever

I have not moved in yet , but I like the price and size for the money, can share with me any updated comments about the STRAY CATS .
