I live in a private apartments currently for the past 8 months or so and Ive had a great experience so far. The unit I was given, while having some minor damage here and there, is wonderful and very spacious. The maintenance and office crew are awesome and very quick to respond and help out. While I cant speak for Co-ed rooms, Ive had a great experience moving from Yorktown Colonies to here.

If I could leave 0 stars, I would. They will try to charge you for anything they can. Upon move in, I did not want the mattress they provided because it was terrible and I wanted to bring my own. When I moved out, I received a $150 charge for a “missing mattress” and charges for cleaning even though I had hired a cleaning service as they requested. When trying to resolve this, the staff has been completely unhelpful. I sent in a dispute a month ago and heard nothing.The conditions of the apartments are just bad. They are filthy. I had to hire a cleaning lady when I was given my apartment because it was completely disgusting. The prices are too high for the disgusting living conditions.

Although other people had bad experiences here I believe that’s not for all people. When I moved in the place was well cleaned out, although they could do a better job of making sure they have painting tarps and better painters because there are paint splats on the wood. There also was hardware issues like the door wasn’t latching or just not closing, but that was an easy fix by requesting maintenance to fix it for you within 2-3 days. The community is very nice and quiet you don’t hear dogs barking or people shouting. The service in the leasing office center is great, they make sure to let you know changes ahead of time and also are super friendly and remember your name. Even if specifically “you” had a package come in, they know your name and that you had a package come in for you. I believe this is a great place to stay especially if you are looking for a nicer closer choice for off campus living.

If I could give this place zero stars I would. This was by far the worst living experience ever. I lived here for 2 years. My first incident was when someone opened my door and blew fire extinguishers all throughout my entire apartment. My second incident was when I felt unsafe in my home which I won’t disclose what happened, then my third incident was my entire apartment flooding in a building that’s known to have problems. The staff is horrible they gave me misinformation numerous of times as of recent they told me my last utility bill was my last and it was not when my bill got taxed another $80 the next week. The only person that handled things in a professional manner was Michael Quinn but he left and after that things went downhill. The fact that they have more bad reviews then good should have told me everything about this place. DO NOT MOVE HERE! The rent is high for a low quality place. I don’t believe the staff are bad people but I don’t think they really care about the people who live there and it seems as if they just want money.

My son moved in yesterday to a unit that had not been cleaned. The appliances were nasty. The front door of the refrigerator looked grey when it was suppose to be white. The bottom drawer on the stove wont go back on the track and just hangs. Cracks are in living room walls. It wasnt freshly painted. All the floors were dirty. The unit looked like old tenant moved out on Wed and they had my son move in on Thursday.I am appalled at the non effort to clean and disinfect especially with COVID numbers increasing and their expectation of the tenant having the unit professionally cleaned when they depart.They give their residents move in dates without the unit being make ready. Which puts the tenant in a corner and no choice but to move in a nasty, dirty unit because they have no where else to go and have signed the lease.In fairness they sent someone to clean today. After we had cleaned, disinfect yesterday. Why not replace the refrigerator and stove. Make it right WE Communities. I work in housing and i would lose my job if I allowed a tenant to move in under the conditions my son had to move in.Angry mom

The room had bed bugs or fleas when I moved in. The ethernet going through the wall didnt work. For $50 more a month you can get a much better place. Ive been here less than a month and it has been by far the worst place I have ever stayed. The display rooms are not what you will get. I dont see how I could give even 2 stars for a room the came with some sort of bug infestation.

By far the worst living experience I’ve ever had in my life time. This is the only place that a roommate can threaten to beat you up, have a voice recording and a police report filed and NOTHING got done. Very very unprofessional.

I currently live at The Province and am not impressed. The office staff is terrible. When I moved in our living room was crowded with unwanted furniture we were told would be out upon our move in. Our unit was not cleaned at all. Things were broken. We received multiple keys that fit nothing when they were supposed to fit our bedroom and mailbox. When we moved in our hot water didn’t work and wasn’t fixed for 4 days after. The office staff is a pain to get ahold of. I’ve been hung up on and not called back, I’ve been lied to about when things will be fixed. The AC in my unit is currently broken and I have had a work order in since March 11 (today is April 25) and week by week I keep being lied to by the staff telling me our part will be in and our AC will be fixed when it still isn’t. Wouldn’t live here again. The staff is horrible.

This place is horrible, front office staff and management. Got stuck with paying for damages to living room, kitchen, and laundry room area that was damaged by roommate who occupied the entire apartment to himself prior to me moving in. Complained to manager on day 1, took pictures, and placed on move-in checklist only to be charged with damages when my lease ended. Most of the replies are automated responses to reviews and are not accurate, I guess I have to post a copy of my lease to verify that I was a resident.

We have had nothing but great interaction with the office staff and maintenance. Professional, responsive and willing to help whenever needed. We have had a couple issues but they made them right each time. Great price for what you get here. Fully furnished apartments, perfect for us while we stay short term waiting for our home to be built. Give them a chance and don’t listen to all the negative you see, they will take care of you here.

Since I have been living here the staff has been amazing. From the door fob that the battery died and I called the front office .. maintenance showed up ASAP..less then 4 min and unscrewed the door to let me get my inhaler the property staff Amanda, Jordan, Jamie were all so supportive! They fixed the Lock and helped with the transition of making sure all was ok!This is a great place to live the office staff is amazing!! That have your best interest at heart and always here to help ..

The Province is not all that it presents itself to be. I lived at The Province from July 2017-July 2018. When I first moved in the place was a mess. The walls were marked up in all areas of the apartment, the carpet was stained, my room was never cleaned or painted. I moved into a three bedroom unit, specifically the three bedroom deluxe room. One room was vacant, the other room was occupied by a woman and her boyfriend. They continuously smoked marijuana in the unit. When the couple would fight, I would be woken up around 2 am at night to the boyfriend banging on the front door trying to get in. When the woman found out she could no longer afford to live at The Province, she found someone to take over her lease. Since her new apartment was not ready to be moved into yet, she lived in the living room for two weeks while her new sublet lived in her old room with her own boyfriend. The keys were given to the new sublet by the woman, which means they were given to her WITHOUT any paperwork being signed in The Province office or The Province giving the keys to her themselves. Once the woman moved out, her new sublet who was a criminal with 9 felonious gun charges and was denied living at The Province due to her record stayed in the unit. After 6 times of contacting the office and explaining my problem, they finally changed the locks on the door. IT SHOULD HAVE NOT TAKEN THAT LONG BASED ON THE CIRCUMSTANCES. It took me crying on the phone and hiding on the second floor of the building to get these people removed from my apartment. If my parents had known the place I was moving to they would have never let me move. I’ve had people key my car on the property. My boyfriend was visiting for an evening, and his tail gate was stolen off the back of his car while he was parked in visitor parking. I was NEVER given a 24 hour notice prior to any entry in my unit. Another girl was placed in my unit who had a 6 mon. Australian Shepard. The girl was swapped from another unit due to roommate problems, but in reality it was not the roommate problems that came between us. She would leave her dog in her room for 12-14 hours straight and the dog would whine all day, and its nails would get bloody from scratching at the door. I tried attaching a video of it, but IDK if it was able to download. I had to take videos as proof that she was abusing her animal. I tried telling the manager several times but he would not do anything about it. It is sad that even animal abuse did not get his attention at all. The manager at the time of my lease was a manipulative pushover who worried more about himself than his property or his residents. Which explains why the condition of my apartment was the way it was and why the felon was not taken care of properly. I am moved out of The Province and could not be happier. They have changed management since leaving, and I think the only thing good was the maintenance team, specifically Richard White. Thats why there is a generous one star review. However, I still am being charged for rent although I am no longer a resident and chose not to renew my lease. Beware of this past/future residents. They will continue to charge you once leaving and you need to make yourselves aware. Parents, please consider your options before sending your child to live here, for the sake of them and yourselves. (Before/After photos included, along with evidence of my living situations, the place needed a lot of cleaning and work!!)

I was referred to the province and heard that I was a great place to live for college students. My experience was the very opposite. The day of move in day, they didnt have an apartment ready for me or my roommates, we had to wait six hours. I was coming from out of state and had no where to go. When they finally had an apartment ready, it was dirty and gross. We had to do all the cleaning ourselves. The staff is horrible at communicating with you or helping you find out why you are being overcharged on rent every month. My base rent for just me and my room/bathroom was $535. I was paying almost $700 every month. and my roommates and I split utilities. I brought this to the managers attention every month, they never did a thing about it. Within the year I was living there, I barely knew the managers names because we went through 3-4 site managers during the time. When it came time to move out, they tried charging us $150 for a cleaning fee. We cleaned the apartment ourselves and we were told that it would be waived due to moving into a dirty apartment the year prior. It took the Province 3 MONTHS of fighting with me on and telling me to pay it. And during the move out time, they went through another management change so no one was handling our move out cleaning fee. They finally waived it after 3 MONTHS. I was already moved into my new apartment by then. i was getting emails for those three months that were automated saying I still have to pay it and that if I didnt it would go to a third party payer if I didnt. The staff never answers the phone and if they do it is an offsite worker who can only take a message. They never give you the full answer. and the apartments are gross and falling apart. I do not recommend this place at all. Worst experience of my life, especially being a freshman in college paying for my own school and rent.

I would first like to start off and say the staff in the office are extremely rude and make things 10x harder than they should be. On the website the province is stated to be open until 6 pm. but when i got there they were closed. The website also does not mention the 12-2:30 break the office takes. when i got there at 5:30 under the impression they closed at 6 I was rudely refused to be given my package and told to return tomorrow even though the woman could have walked 5 feet and given me my package. Very rude and un professional.

I lived here for the past year and absolutely hated it. I will say that the rent price is kind of reasonable with it being fully furnished so you don’t have to worry about getting/moving your own, but other than that, it’s not worth it. I had to pay for water, electricity and sewer and those racked up easily on top of the $555 rent. No one ever answers the phone when you call. The water heater in my apartment went out 3 separate times during the winter. The first time they had us shower in an empty apartment next door, and that went on for about a week. Then it happened a second time and we had to shower in the same empty apartment. Then it went out a third time and no one contacted me about where i was suppose to shower. First I was told the one below me so I go to shower and can’t get into that apartment so I called the office a couple times before they answered and it was actually a building across the parking lot that we were suppose to shower in. That was an entire nightmare. Other than that the maintenance team usually responded to my work orders quickly and got them resolved. Right now I’m moving out and there was a $150 cleaning fee added to my last utility statement that is a general “moving/cleaning fee.” I have a friend that also lives there and got the fee and had her mom call the office and they told her mom as long as she cleaned it would be removed. I asked the office and they said it depends on what my lease says if I can get out of the fee. I got an alert that said residents are responsible for hiring their own professional cleaners before moving out? That’s absolutely ridiculous as they have their own people come in and clean when people move out. Moral of the story is don’t live here, it’s not worth it, the apartments aren’t that nice and the people who work in the office are rude.

I moved here in March, and from March to October I almost never saw one of their staff wear a mask in the office. They often fail to report my packages to me, insisting because I go by a different first name then my legal name that they cant figure out its me - despite the fact that I use the same last name and *obviously address*. They told me that there was a guest parking lot, but towed my guest because there were only a few guest spots in that parking lot and insisted it was my fault. They have a gym which is only open during their office hours, despite selling me on the fact it was open 24-7 pre-COVID hours. They take well over a week to address maintenance issues you query. They take no personal responsibility and have brushed me to the side every time Ive had a concern.I also pay for a one-bedroom with a shared common area, and I could have my own one-bedroom I wouldnt have to share for the same price.Edit: Now its July 2021, and I wrote the review about 7 months ago. When were you planning on getting back to me? After Ive moved out? This is the same e-mail as my account. I also was told by one of your employees yesterday that they would e-mail me a form to contest the cleaning fee for moving out - that has not yet happened.

People working in the leasing office are awesome. They keep everything in check, including your packages and maintenances. You don’t need to worry about losing/stolen packages problems. Also they will be quickly responding to your problem tickets and any other questions that are bothering you here.Good services!

So far so good, I have lived here for over 3 months now. The work orders I put in are addressed fairly quickly. The people in the office are also very good about fixing any issues I have brought up. Especially Amanda and Jordan they have been especially helpful. I had a issue with a roommate who was very dirty and never cleaned up after himself. I brought it up to Amanda and she was able to come up with a solution that was above and beyond what I could have asked for. As long as the Province can keep ahold of the employees they have right now, I think it will be a smooth living experience!

When I first moved to the Province, management was much different, and I actually enjoyed my time there. As time progressed management became more rude, inconsistent, and not helpful. Not only was I rudely dealt with almost every time I had to go into the office but the prices of things were always changing. Some of the things I would be charged for never even made sense. I would have multiple charges for water electricity, etc. I had a horrible neighbor that I reported to the cops multiple times and notified the leasing office about and nothing was ever done. There was a winter season that my roommate and I pretty much went half way through without a proper working heater. I highly suggest no one move here until they fix there recurring issues!!! Sure, the furnished apartment is nice but for the issues I had to deal with I would have rather spent money on that and moved somewhere I was treated professionally.

Move-in and move-out was a nightmare.Move-in was scary due to not knowing if I would have a room, the GM not knowing what it looked like, and the door looking like it had been busted at some point.During the remaining 3 months I enjoyed my stay. Aside from wanted reimbursement due to COVID keeping the pool and workout room close (both of which management claimed would be open in emails). I did enjoy the apartments location, amenities, my roommate (who was random) and had no other issues.Go read every other one star review and you’ll understand why move out was nightmarish.My story: Go to load up in the morning and my girlfriends car was towed (160$ cash only). Look at my statement and get hit with a 150$ cleaning fee on top of utilities and my apartment was dirty when I got there and relatively spotless when I left. Allegedly I can dispute these charges but regardless they’re annoying.

My entire experience with The Province has been terrible and exhausting. Ive lived here for a year and everything started to go sour the summer before I was set to move in.My first issue was when I wanted to adopt a dog. I called them and let them know that this was a time sensitive issue and asked about breed/weight restrictions, but the person who answered didnt give me any information and said someone would call back. No one ever did and the next day the dog I had my eye on was adopted by another family. I was devastated that I couldnt have a furry friend because of managements lack of knowledge or care for its tenants. I didnt even try to keep looking for a pet because I could tell it would be a hassle.My second issue was the text messages I would receive about different services, but whenever I inquired further, I was only given a contract to sign and a check to pay without any additional information. One was about the assigned parking spots, I didnt know where mine would be in relation to my unit, or how much they even cost. When I asked they only sent over paperwork to sign and that didnt answer any of my questions. Another was about early move in days. I live 3 hours away from school and had other work related business close to move in day, so it would be super helpful and practical to move in early. But again, when I asked about what day the early move in was or how much it would cost, I got no answers from anyone. As a result I had to pay for 3 nights in a hotel and a whole month for a storage unit in order to move in on time.My third issue was my roommate assignment. When I signed my lease in early spring I was told that I would get an assignment in mid-summer telling me my roommates information and my apartment unit. They were incredibly incorrect. I begged, pleaded, called, emailed, and tried everything I could to get any information about this in late JULY about a few weeks away from move in day. I finally caved and told my dad about all my trouble getting any information out of management and he had to call and YELL in order to get anything done. How embarrassing that only an adult male who is furious can get anything done in my experience so far.My fourth issue was almost every aspect of move in day. My roommate assignment that we begged for was 100% incorrect. The girl I was texting and planning with for that few weeks was not my roommate after all; my unit number wasnt even the same either. Then I go to grab my keys and they cant provide them for me. Maintenance had to unlock my unit and bedroom for us and then we couldnt lock up after moving to eat dinner. Once we got into the room, I was clearly disappointed. The pictures attached are an example of the acceptable condition that The Province is proud to leave their units in after someone moved out. I honestly couldnt believe it. I asked for a cleaning crew and they stayed for a few minutes cleaning before blaming maintenance for the state of the room, said nothing much could be done, and left. Throughout this day my dad and I made dozens of trips to the office to complain or ask for my keys. I was close to tears because I was so frustrated and the only thing they did to make up for our troubles is offer to pay for lunch. In my mind it was a clear polite way to ask us to leave so we wouldnt bother the office anymore. I replied saying I just want to be settled in my home, not to eat lunch.After living here for a year these are some of the bigger things I notice. There is trash everywhere, the noise is comparable to dorms, visitor parking is scarce, maintenance is timely at responding and completing work orders, and sometimes you don’t get notice of unit entry and can be caught in embarrassing positions.I feel that The Province is not honestly representing their apartments. My advice is to seriously consider other options and prepare for disappointment if you rent here.

If zero stars were an option, the province would be it. All the reviews are accurate, i worked here a while and have close friends that have lived here over the years. Although it’s constantly new management, they’re always taught to lie. Being on the inside, i feel bad for their residents. They’re nothing but con artists, will tell you whatever to get you to move in and prices are never what they say. Please don’t set yourself up.

I love walking the property and seeing our residents out and about and them just coming to say hi when Im out or them coming to the office too. WE Communities has been absolutely amazing at the upgrades as well.

My roommates and I love living here. We really enjoy the movie theatre and the gym! The staff is always willing to help and it is also nice being so close to campus. Weve made a lot of friends here since we moved in in August and we are loving it! We have brand new hardwood flooring and our room was in great shape when we got here and still is. We are so happy at the Province!

I would like to give out a 4-star review. Despite everything that I have experienced, I have to say this living in this Province is one of the best experiences. Although, theres so much to do on an off day, like playing 8 Ball and working out in the fitness center. The staff treated me nicely. When I first checked out the Province, I believed that living independently would be a best thing despite having roommates that are attending college and me, on the job. I have renewed my lease and I am currently enjoying my experience in the Province. It gets lively at night when I return home from work, but I dont complain about it. Two different worlds but all goes well.

I love living in The Province Dayton. Its very comfortable and affordable. There are a plethora of good things I can say about living here. It is a very friendly and caring environment. The employees ALWAYS perform any task requested or necessary within a reasonable amount of time. Theres more of course, but you should just read other reviews and then move in! 😁

Absolutely the worst place I have ever lived. They tried to suck money from me every chance they got. I have been wrongly charged multiple times. Their staff will never answer your questions and will just ignore all calls and emails. Worst experience I have ever had. Please do not live here.Update:Trying to dispute a dumb charge they have on my account and I am getting no response. Please save yourself and never live at this place. I am stuck right now and have no way of getting out because they never respond.

The new management has really been trying to fix past mistakes from the old management. Something like that is hard to do, but you can see they are actively trying and it doesnt go unnoticed. Love living here and its location to base and the university is awesome!

This place isn’t the biggest scam ever! Avoid at all cost they will charge you multiple times on your bill and whenever you try talk to manger they hang up or they are never in.This place wash trashed and ran down the first day I moved in! I spent hours cleaning it and when I finally moved out last month I got billed multiple times AGAIN for my final bill and charges $525 dollars for damages that I never did. I again remind you this place was a trashed and that’s putting it nicely. I spoke to the lady on the phone told her I had pictures of the first day I moved in all damages and she said if I didn’t pay bill it’s all going to collections. This place is just a big scam that they are running. If you’re a new college student move some other place they take advantage of young college kids and take money from them. Its wrong what they are doing to people. SCAMMERS.

The Province is one of the worst properties I have ever lived in. I had a short term lease with The Province for 10 weeks while I was completing an internship. My overall experience was awful time. They put me in a room that was dirty to begin with and then charged me for the damages the previous resident had done. I was charged nearly $500 for damages I did not do. Every time I attempted to talk to management they were always unavailable I had to drive 3 hours to speak with management in person. After the issue was resolved I still received emails about remitting payment. Management is so unorganized and I would warn anyone considering this apartment complex to reevaluate.

My daughter lived here while in college. It is in walking distance to Wright State. The place was clean, allowed pets. It had excellent amenities such as a pool, really nice movie theater and a work out facility. Staff was very friendly and helpful. Highly recommended!!

I have mixed feelings about this place. Ive lived here for 3 years and Ive watched it go downhill a bit since new management took over. I went to pick up a package the other day the guy asked me 5 verification questions to verify my identity. Wish I woulda got his name. Get to know your residents. It doesnt look like management has it together because the office is always cluttered with paper. Amenities are nice. I enjoy living here. The printer in the computer lab has a 10% chance of working.

DO NOT LIVE HERE. I lived here my 1-2 year of college and it was the WORST mistake ever. The entire business is a shady scam to steal peoples money. The apartments seem super nice just by looking at them but its not. My freshman year they put a 75 YEAR OLD LADY in my apartment who had mental issues and would not do anything about the issues that she was causing for me. The apartment was infested with mold and caused me to be extremely sick but never once did they take care of the issue. (made them aware of it over 10-15 times) THEN they somehow convinced me to stay and switched me to a different unit & I loved my roommates but after I moved out was the issue. I have now not lived there in 7 months and they just sent me a text saying I owe $83 and if I dont pay it by tonight theyre sending it to collections. I payed off ALL of my bill and triple checked about three times when I moved out. The best part is there trying to say its from my FIRST apartment, not even my second. As if they wouldnt have made me pay it when I moved back in. The walls are PAPER thin and they would add random fees onto my bills each month and never tell me what it was for. DONT MOVE IN HERE ITS A SCAM!!!!!!!!!!!!!!

The Province (Dayton) is a great place to live if you are looking for a fully furnished apartment. Not very many apartments have that feature and it’s a good feature to have if you’re looking for a place to live for a reasonable price.The amenities at The Province are phenomenal, and the staff are courteous towards their customers.

If you’re thinking about moving over here DONT!! This is the WORST place ever. Let’s start off by saying everybody that works in the office is unprofessional, immature, and rude especially management. We have had several managers in the last couple months and they get worse and worse each time. The maintenance team is horrible. If something goes wrong with your apartment they will blame you and try to charge you for it. The apartments are cheap and dirty. The province prices keep going up while their value is going way down. The news has featured the Province several times for drug bust and unsafe living conditions. Long story short don’t move here. Everybody in the office might seem sweet because they want you to sign your lease but it will be the WORST MISTAKE you’ll make. I wouldn’t recommend these apartments to a homeless person.

We have had a great experience with The Province. This is our third year living here. The management staff is friendly and works very hard to keep the apartments in great shape. They are attentive and promptly answer our questions and resolve our concerns. The apartments are large and well-maintained.

Downgrading to 1 star. I was charged for cleaning fees with 2 of their own staff verifying my apartment cleanliness, and only after coming in person was I told the best they could do was file a dispute. This was after making 2 separate phone calls in which I was told different responses on how the situation would be handled. And , never have I received a return call when I was told to expect one (I likely called the main office 4-6 times over the course of my stay and never got return called if they said they would).Gym was there but equipment was never maintained and there was no source of water, towels, etc. The garbage can was never emptied and the bathroom was unusable as it was clogged and without soap or paper towels for weeks. I don’t know how rental places are run but I’ve never stayed at a place this poorly maintained.

I would never recommend this as a place for anyone to live. The staff in the office is rude and very unhelpful. If you have an issue all they do is say that they will have the gm take care of it and give you a call and it will never happen. They people please by making it sound as if your issue is going to be taken care of to try and get you out of the office so that they do not have to actually help you. The apartment was filthy from the moment we moved in and we are still dealing with issues of bugs. If you enjoy living with the smell of weed coming through your vents then this is the place for you. Not to mention the meth bust that took place here last month, the largest one in the county. It is not a place that I feel safe to be living at, especially because one of my roommates was arrested for threatening the lives of me and my other roommate. If you are a college student looking for somewhere to live I highly suggest looking elsewhere. They are constantly switching general managers which shows quality people are not being hired and I don’t expect things to get better here anytime soon. It looked like a nice place when me and my roommate toured but is nothing of what we expected, save your money and go elsewhere.

On move in day the apartment was trashed and you could tell they did absolutely nothing to prepare for move in day and everyone i spoke to said the same thing about theirs they also try to scam you by telling you it is not possible to get out of the AGREEMENT which is not the lease. I was forced to move out 10 days early because they started moving other people in my apartment. My lease was not up but was told I needed to be out because a girl was moving in. Tommy Genna said I’d be receiving a pro-rated amount back for rent. They said it’d take 60 days but the address listed on the document was incorrect. It has also been 60 days+ since I had to move out. I have tried to contact them through their portal and phone call but I got no response or directed to the call center. The call center says they’ll notify them, but the province has not contacted me. I would not choose to live here, they are unfair to you if you’re moving out. I wish I would get my money back like they promised. Or at least contact me!

To start off my friend and I took over two of our other friends leases. They didnt register our cars for the parking, then they registered my friend and I only under one of our friends. So only one of the two of us was getting charged for rent and one of our other friends was getting charged for rent, when only the two of us should have been getting charged for rent. Then my friend I moved in with was also getting charged for renters insurance from province that he didnt state he wanted, while also being charged for a fee that we did not incur. When another roommate moved into our apartment they deactivated all of our keys without telling us so when we came back from work we were locked of the apartment we pay rent for. We are missing furniture that they specified would be there. Overall if I COULD RATE NEGATIVE STARS I WOULD. Customer service is garbage, and they really dont care about the fact that you pay over $500 a month for their service. Just poor management. Been trying to get in touch with the manager for about 2 weeks now because I was supposed to have received a leasing form for the summer (summer leasing) back in April but I never got it. I called on 3 separate occasions (back in April) for them to send me a leasing form. An office worker even told me they put me in a 4 bedroom apartment for the summer. So when I call again at the beginning of May, they tell me all the apartments are filled and I cant sign. After that point, each time I called I was told the Manager was either in a meeting or out of the office and they all left a message for him stating to contact me. I have yet to receive a call from him. The very last call I made to the Province office he was actually in the same room as the girl I was on the phone with (I know this because when I asked to speak with him the first time she left to go see if he was in the building and he was). I asked to speak with him 3 times but instead of taking my call she tells me he walks out. I cant speak on the living conditions in the Province because they refused to let me live there.

The Province is gorgeous and has so much potential. However, there are major flaws in management and roommate matching. Management is very unresponsive to any issues that you may have. The roommate matching is terrible- I think they just put random people in apartments and not even try to match similarities. Im a very studious person and got stuck with several party people. The Province is also party central and very loud- I guess its expected from a college apartment complex, but still. Maintenance is very nice and responsive. I also like the shuttle that is available to Wright State. I also really like the guy who drives it. If you like to party and dont mind noise, live here. If you like to study and have a job, dont live here.

My friends in building 12 got BEDBUGS from living here. The worst place I’ve ever lived. We are currently being charged over ONE THOUSAND DOLLARS for electric right now. On top of that our air conditioning does not work and has not since it has been hot out in May. Ever since they learned that me and my room mate are a gay couple they have been discriminating against us and over charging us for electricity. We have told them about the many issues we have but no one cares to try to fix anything. The ceiling in another building literally caved in because a party going on above. This place is so cheaply made. Walls paper thin, and obviously the floor too. Wish I could post photos along with this review so I could show you what a joke this place is. Recently was walking out of my apartment and was greeted by a SKUNK. Also have had my car vandalized many times.

I lived here awhile ago, from my knowledge this place continues to live up to the hype. They have incentives for residents to leave good reviews but please, these reviews have less credibility than others. The furniture they supply you with is cheaply made stock furniture that they either throw out or tighten for the next unit resident. Parking was an issue when I lived here as “guest parking” was always full and my guest would have to run the chance of getting towed. The walls are thin. The floors are thin. Management is notorious for billing you something to the extent of 200 dollars per “noise” complaint.They edit reviews please do your own research.

The Province (Dayton) has nice apartments and a lot of amenities that make it worth the price. The staff are extremely friendly and helpful. When I have submitted work-orders the repairs are typically completed within forty-eight hours. It is convenient that all the bedrooms have their own bathroom and are on individual leases. Great proximity to Wright State campus.There is a lot of trash in the parking lots and around the buildings, but maintenance tries to keep up on it. It would be nice if other tenants would stop littering.

... The Province is what you make it. Although there was a slight issue with office staff when I first moved in, if you treat the staff nicely and professionally, its not TOO hard to get things done. I would definitely recommend keeping a well documented record of any issues that arise during your stay. The apartments themselves... Eh. Nicely arranged, but cheaply made. The walls are paper thin. I can hear and FEEL the footsteps of the couple below me. Im able to hear their voices throughout the day. I can even hear the restroom fan, every time they go into the restroom. The furniture should be checked and updated (living room sofa is ragged, was told it would be updated, but after checking twice, they didnt have any extra cushions). The air and heating system could possibly be the worst system Ive ever experienced, in my life. In the winter, you pay a huge bill amount just to freeze. Most tenants are fairly young and new to renting, so they dont take the best care of the surrounding area. After parties, beer cans and food are found in the stairwells. Not everyone knows how to respect the space of others.Just cover all of the bases before committing to move.

A year ago, prior to moving into the Province Dayton apartment community, I wrote a 5-star review because of how kind one of the employees were to me. Now, after being out of the Prov for almost 6 months, I have gathered the words and accumulated sufficient personal information to properly review the Province Dayton.The reason I gave the Province Dayton a 5-star review is still legitimate. The staff members I met in the front office were kind and helpful. This is certainly the apartment communities strong-point. However, post-moving out, I met up with some friends of mine who were Province Dayton front desk employees and they told me that they were instructed and trained to pressure people into signing leases by promoting ideas similar to time is running out and reserve your spot before its gone. It is a familiar tactic, however the Province Dayton bombards you with phone calls, emails, and texts to instigate fear in perspective renters missing out. I know this because I fell for this fear propaganda twice when I was pressured to sign my lease the day I toured the complex and when I was pressured to resign my lease or risk being moved to a different apartment within the complex.Furthermore, I found in my 6 months of living at the Province Dayton I did not feel safe outside of my apartment. I was warned by several individuals to avoid building 14 at all costs due to it being rapey territory. The apartment community does have a strong party culture, the most poignant example can be seen in the news when in May 2018 a floor of the complex caved in due to a party being significantly over the buildings permitted capacity.Due to personal issues and my safety concerns at the Province Dayton, I chose to sell my lease and move out. Three requirements were told to me orally and written in the paperwork: 1. Find a new tenant, 2. Have them sign the lease, and 3. Pay half of the next months rent. I successfully found someone to take over my lease, they signed all of the paperwork necessary, I paid all of the fees that were asked of me in full, and I moved out a week prior to when I was required to. The manager who did my apartment check before I left told me that I was off the hook and that I did everything asked of me. Three weeks after this positive send-off, I received an email asking me to pay my rent for the next month. I called the Province Dayton where I was told that the person I found did not move into my apartment, so I was still responsible for rent. I reminded them that I had followed protocol, the new tenant was responsible for the payments since he signed the paperwork, and that this must be a mistake. The Province Dayton said that they did not confirm the credit of the individual prior to them signing their lease, so I was still liable. After several days of telling the Province Dayton staff that I did everything required of me and that it was no longer my responsibility to pay rent, I had to recruit my mother to convey the same message and then the Province Dayton staff decided after several weeks of argumentation it would behoove them to cease ganging up on a past-tenant.Overall, the Province Dayton could be far improved by having better business practices. Harassing a tenant for more money when the Province Dayton staff did not perform the appropriate background check is absolutely ludicrous. Pressuring people to sign leases without them having time to think about, or having enough information to make a well-informed decision, is unacceptable. Allowing a party culture to thrive does not do anything to improve the negative atmosphere associated with the Province Dayton. In good conscience, I cannot bring myself to recommend anyone live at the Province Dayton.

Ive lived here for about two years now and have had no complaints whatsoever. The staff has always been very pleasant and any issue that has arisen is taken care of quickly. The apartment furniture in the main room and the carpet have been really worn down since I first moved in but it has been nothing that is unbearable. Ive had no noise issues or problems with neighbors or roommates. The amenities such as the pool, theater, and gym are nice although I dont use them much personally. No idea why there are so many negative reviews, overall a solid place to live that is just as good as any complex along Zinc Rd.

My roommate was a total tool pothead who hated my guts for not partying with him. He would bring friends over and be very loud and annoying. One of my roommates wasnt even a student or a resident. She was a friend of my roommate, who was a student, and would get drunk and high on almost a daily basis. She got naked and danced around.Its just a big drug infested party house. The management are probably a bunch of potheads themselves and dont care at all. Do NOT live here. Do NOT do it. Just dont.We also had a bug problem and they failed to correct it.

The Gm is super nice and kind but we’ve been told for months that they were going to replace the poor furniture that was in our apartment but it has yet to be done. My dryer is awful I’ve call to get it fixed and the Maintenance guys are wonderful and they do there best to fix it but it still never works. They don’t give you a 24 hour notice before coming into your place. they have Allowed people into my apartment that they hired and these people went through my belongings. I told the Gm and nothing was taken care of. He told me I would get a gift card, but that doesn’t help the fact they let these people into my apartment. Over all it hasn’t been a good experience for me and wouldn’t recommend living here.

This apartment complex doesnt even deserve one star in my opinion. They are the most unprofessional in every way. The manager Thomas doesnt know how to tell the truth about anything and has flat out lied to me more times then I can count. I was told by him to come to him first for any issues, but he is always conviently unavailable when I call. He used to be the assistant manager and someone thought it was a good idea to make him manager. Dont ask me why! The resident assistants also are no help at all. In my opinion, they could run the place a whole lot better.I would never recommend someone to live here and cant wait for my lease to be up. Currently my apartment also looks like a dump, and you can barely walk through the walk way because of all the trash that the workers have put outside while cleaning out an apartment. My roommate had to fight off skunks the other night just to get by them and to our door without being sprayed. We also have a handicapped neighbor who cant get his wheelchair down the walkway now. Its not worth the money it costs to live here at all. I fell in love with the place at first, but it has went down hill fast.At this point, there is less and less pros for living at The Province. I would recommend living elsewhere and saving yourself the head ache. I know everywhere has their problems, but somewhere has to better than The Province. They also advertise that they have a 24/7 answering service...well thats all they are. They are a third party service off site and have never once been able to help me anytime I call them. Now you get them before the office half the time which wastes time. I would not fall into their advertising as it stretches the truth.

It says on the first page that they will contact you within 48 hours, that is a lie! Ive filled the form out two or three times now because they have STILL not contacted me. I have lived at the province for three years now. Other than the very loud weekends it wasn’t that bad of a place to live. Since the beginning of November 2017 (it’s now january 9th) my apartment in building eight Has had electrical issues leaving me powerless every night. It’s only gotten worse since. I was putting around 12 work orders to get it fixed and every time they say it is fixed the power goes out again that night. One of the surges Fried my TV that was hooked up to the wall and now it does not work. Multiple electricians have been to my apartment and have said everything is all right and I thought it was until the power went out again three hours after they left. The maintenance team responds to every maintenance request I put in but they say the problem is fixed when it is not. I’ve been trying to talk to the general manager for 10 days now but he refuses to call me. I want to move but my lease has me locked in until August. If I were you I’d look somewhere else to live. For $520 a month after everything this place is not worth it
