Been living here for over two years now! Love the office staff and the maintenance workers! Especially Chuck!! Came to fix my ceiling in the restroom last couple days and he is very fast, clean, and respectful!! Even fixed my sink because he noticed it was leaking water!! Didn’t even have to ask! Thanks to Chuck my restroom is good as new! Grateful they respondQuickly to maintenance requests, especially now with the whole covid situation and all. ❤️

The worst neighbors. I have made multiple noise complaints and of course the office wont do anything! Homeless people lives in the laundry room; car break ins nasty neighbors above me. If you have a choice do not move here!!! You pay for the gym its not open during covid they refuse to give money back!!!!! I hate it here

This place is a great place to live. Ashlee in the office will help you make your home a great place to be. Pete with maintenance is awesome and generally concerned with helping you and the property. I would recommend this place to anyone to call home.

Great place to live. There will be occasional problems like every other apartment, but they are good at managing and fixing all of our issues. They do giveaways and events here as well. Nice gym, pool, and dog park here for our pup.

The Wakonda apartments are like the grand old dame of apartment complexes on the south side. But like any grand old dame shes worn out. I remember visiting there as a boy in the 1960s. Although the brick exteriors look great, the apartments are dated and aged. Some of the renters are what you call sketchy. Still a nice place to visit, but I wouldnt want to live there.

I lived here in 2018/2019 and had a good experience. My apartment was clean and there wasnt an issue with critters. Neighbors were quiet and I had no problems with them. Cheapest rent youll find in Des Moines. My only issue is the location. Its the Southside so the people in that neighborhood are well....yeah and the stores I like to shop at were really far away.

Wakonda apartments have been around for a long time--as long as I can remember. That would make them about 1950 vintage. I did visit someone there once. On the inside, the rooms are nice but smallish by todays standards. If youre looking for a place to be, definitely check them out.

Wakonda had our windows replaced and the three gentlemen who did the work were friendly, efficient, and just did an overall great job. A little noisey but thats to be expected with construction work.

I did the buyout clause to end my lease early because I couldn’t stand living there anymore. It was way to small and my family had overgrown the apartment. I gave them a 30 day notice and paid everything I was supposed to pay to them and they told me my account was clear and everything looked good. Two weeks later I get a phone call from a debt collection company saying that I still owed over $480 for my old apartment. I told them that I had already paid that and brought the check to Wakonda myself before the 30 day mark was up. They said I had to send proof of payment to their data company saying I paid it already. I then had to print off the check that was taken out of my bank account and send it to Washington. They then took the money from my account for a second time so now I have paid double what I owed to them. Two weeks later after sending proof of payment in the mail I still do not have my money back. If Wakonda would have communicated with their Debt company and did their job in the first place I wouldn’t have had to go through all of this and had to pay money twice now. They have horrible communication skills.

The apartments are nice. The buildings are clean, and neighbors keep to themselves. The office and maintenance take the time to find the problems and fix them. It might take a few times of notifying them of the problems but with so many buildings that could be expected.Beg buds and roaches are NOT in these buildings. They have regular pest control come around. Unless you get nasty neighbors you won’t have those problems.The pool, 24 hour gym, dog park and events the office will hold for residents are a good time. It’s very easy to enjoy living in these, they make a good long term and short term home.

Been trying for two weeks to get some maintenance done all I get is this dumb survey

I will never recommend living here! I’ve lived here for over 6 months and just want to get out, but braking the least will only cost more then living here. When we first moved in we already started having problems. The fridge was clearly braking down, it would constantly make this loud sound that sounded like something kept dropping. We had notified the office and left multiple complaints. They had finally sent someone in but nothing got fixed. We had finally gotten into contact with them, without going to voicemail. They’d informed us that they’d ordered a new fridge. Months went by and I’m not exaggerating. I’d finally called again asking whyd we haven’t received a new fridge the said it’s on back order. The fridge then went out, (stopped working) we’d lost a lot of money towards food, we let them know that are fridge had gone out. “They’d sent someone to fix it again.” They got it to kick back on we went grocery shopping only for us to lose it all again! I had notified them again!!!!!! (Never got reimbursed )And the gave us a busted down fridge half the size and spilt juice all inside it! I didn’t expect high class from this place, but I did expect respect and none of that happens here! They overcharge you on everything! They do inspection back to back with no 24 hour notice. They stick notes on your back door letting you know “important info”! This place overall is the worst! Do not live here, it’s a waste of time and money! It’s not a place you could ever call home!

The place looks nice from a distance but as soon as you get up close to it you realize that its a very dingy dirty place and Ive yet to meet a single person that is respectful of their neighbor everybodys in your business including the apartment managers and janitors

I have been here for a couple years they have bed bugs spiders not well maintain with the virus thing I dont understand why they would not keep it clean once a week the vacuum the hallway last week they had people come in between the carpet Im on the third floor I dont know about the other the floors these people in here are getting bit buy all kinds of Critters its sad most of them are old and wont tell but I will I am scarred I have been to the doctor I called her today for another bottle of cream not good Im getting tired of being bit. I have spent lots of money Carpet Cleaning my furniture threw away my couch because of bed bugs a recliner I had to throw a lot of things away Im tired now and I dont have the money to do it again I just dont I pray that you all take care what needs to be done weve have had 7 or more paper last year die please lets keep this place clean is the virus thing thank you God bless

Its peaceful and a friendly place to visit

The Friendliest staff Ive had living in an apartment. Excellent work out room and Free coffee and snacks in the office every day. Once a month they cook a meal for the whole Complex.

The buildings are laid out nicely that makes you feel like youre in a small village. The apartment I visited was pretty basic and a bit outdated but staff was very pleasant and easy to deal with.

As a college graduate student, I must say these are the absolute worst nice apartment Ive ever actually known a person (myself) to live in, in Des Moines. No reason the hallways trim lining the walls should be laying around on the ground for 6+ months. Dont be fooled by the show unit. Your apartment will be nothing close to it. The management do not care for the tenants, in my eyes. Theyre all in for the money. I dont even want to talk about all the hidden fees in the contract.Ive once had someone messing with my mail (somehow got into my mailbox thats locked and inserted a grocery bag and opened my scam credit card mail), and when I told the management, they told me maybe it was the mailman and to ask them about it. Are you serious? Im guessing the reason the police are there multiple times per week is due to reports of stolen/damaged property.I was also charged a late fee the day I signed the lease when moving in. I forgot how, but that right there shouldve been a sign. Im wholeheartedly glad I only signed a 6 month lease.

I recently helped a friend move into this place. The conditions were nothing short of terrible. The room reeked of mold and mildew, which did not go away entirely despite leaving the windows open with a fan for two days. The cleaning they said they would do before move-in was a complete joke. There was visible dirt and debris on the floorboards, walls, and ceiling. The kitchen had decaying cabinets that also had not been cleaned. The gas for the stove did not work either. Conditions outside were not much better. The drive has very large potholes. Some are almost a meter in diameter. Both me and my friend were ill from the odor after sleeping a night in the room. I would not live there if I was paid to.

Giving one star because giving a zero is not an option. Horrible management and employees. I have lived here for a month and Im already tired of it. They have hidden fees. I asked BEFORE signing my lease what the fees are that I will pay for monthly. I was told NO fees at all. I would just pay rent, pet rent, and water/sewer/trash. They denied having a monthly fee for making the online billing, which is $4 a month and not optional. I know its only $4 a month but its the point that I asked before and was told that would not happen, that they dont charge extra fees. I also got charged a $10 account set up fee for the online payments and billing. Which I do not want but again, is not optional. They wont accept checks. I have to pay online which I prefer not to do. I like to pay my rent months in advance. Which they said I could do but Id have to pay more because they can never tell how much your monthly total will be until the due date of each month. So I cant know the amount I have to pay until its due which doesnt make sense. I like many others was shown a model apartment very different from my own. I am happier with the apartment I was moved into but still shows that what you see in the model is not what you get.

My experience was they showed me this really nice remodeled apartment. What I ended up with was the exact opposite..1. It took until into the winter time for me to get the new windows.2. There are strange hidden fees on bills such as the $4 billing fee. Rent was never just $695 it was always around $715.3. I saw cops frequently through the area due to criminal activities.4. If you plan on using your microwave and lets say a skillet on the same outlet in the kitchen..think again. It wont happen without blowing a fuse. What the apartment will tell you though is..put your microwave in the dining room or run an extension cord to power one of the appliances.5. I had to ask to have my building vacuumed because it was starting to look bad.6. The bathrooms dont have exhaust fans and you will get condensation marks on your walls/ceiling that look a lot like mold.7. As far as maintenance goes, I never had an issue. I submitted my request online and by the next day it was usually fixed.. I did get annoyed when they left trash in my apartment for me to pick up.8. I believe laundry is being upgraded. (Finally) but I Belive its only a matter time before those go downhill too.If you plan on moving into these apartments, its a Ok first place but nothing more than that. Or in a pinch because they are ALWAYS looking for residents. But listen carefully to the stuff they offer and what not because a lot of it is just to cover themselves.

I lived here for a year. Management is HORRIBLE at communicating anything. They didnt even send me my last bills to my new location.I didnt feel safe half the time because people go in and out of there. They had to change my whole door because someone tried breaking in. Its an affordable location but overall I was very unhappy with everything else.

You will be shown a newly remodeled unit that will look NOTHING like the unit you will move into. The unit I was shown was completely upgraded and had nice wood floors in the kitchen and dining area and mine did not. Once I moved in, I noticed that I started getting sinus infection at least once a month. I later found out that there is black mold in the basements which was coming up through my vents. I told management about it and of course nothing was done about it. Dont bother calling the office because no one will ever pick up. You have to physically go into the office to get anything done and typically it takes complaining more than once for them to do anything about it. Its also a very sketchy place, cops are there all the time, garage and cars are CONSTANTLY getting broken into. I personally never had my vehicle broken into, but a friend of mine did and of course management could care less. I will say that my building was very quiet and all of my neighbors were really friendly. However, the washing machines were always broken so you had to go to the office to do laundry which cost more than it does in your building. This place is a joke, all they care about is how much money they are getting from you. Management could care less about their tenants. Also, please beware of all the hidden fees that will be added to your monthly rent. It will never be the amount they quoted you. If youre thinking about living here, I advise that you look elsewhere.

Honestly, try to find a different place to live. I could go on and on. We moved in for a short lease with a pet and didnt have many other options. To begin, the apartment wasnt clean when we moved in and specifically the oven was a disaster. It then took management and the cleaning company over a week to correct the situation, including us being no-showed by the cleaners multiple times. After it was cleaned the gas was never turned on, getting that done took some time as well but when it was pilot light was never lit, therefore spewing gas into our apartment for an entire day before we returned to notice the issue. There are 2 burners that still dont work. Their maintenance of the grounds is embarrassing, including huge potholes, no one picking up pet waste, and complete disregard for this countrys flag (the flag has never been lit up at night as it should be and my veteran boyfriend took it upon himself to lower the flag to half mast on Memorial Day, without any tanks from management after they were aware). The water temperature is fickle, the bathroom in awful condition (we cleaned the sink drain of what seemed to be a decade old disgusting muck), it always smells regardless of windows open or febreeze sprayed. Its just generally not very welcoming and the management is less than helpful or concerned. Also of note, Ive noticed situations that look like a few cars have been broken into, but cant positively confirm that.

The office made a mistake and wont admit to it. I was then supposed to get another application, and guess what 7 days later....nothing. They lied, ignored my messages and emails, and then stuck together. If this is the way they treat prospective tenants, beware of how it is when you move in. I was very excited about the Manor, but now I can tell the office woild rather stick together in a lie rather than admit their mistake. Sadly, Im the one who suffers because of this. Just beware.

IF you are reading this review and are considering moving into these apartments. DO NOT MOVE IN....DO NOT SIGN THE LEASE!!! This is the worst rental experience I have ever had in the 20 years of living in Des Moines Iowa. This is a crooked shady rip off of a place to live. They make it super easy to come aboard and live there and as soon as you sign the lease they spring hidden fees on you like no other! I signed the lease not knowing that they REQUIRE you to carry and pay for the rental insurance on the apartment. I had my ow renters insurance prior to moving in and once I signed the lease they said I had to use their company in order to be a resident. ALSO!! They use a third party billing company to send you a piece of paper in the mail every month to tell you your rent is due with a $4.00 charge every month for using that billing company! Why the tenant has to pay for a billing company they did not hire, hmmmm Not sure but not right. And dont try to call the office and talk to anyone. No one ever picks up and no one ever calls back when you leave a message. BAD MANAGEMENT!! The Washer and dryers in all the buildings do not work so you have to do laundry elsewhere. I was there for one year and no one ever fixed the machines. This place is just not professional I should have trusted the reviews when I read them prior to moving. Please dont end up like me. Read this and believe. If you have to go door to door and ask some tenants Im pretty sure they will tell you the same thing!! DONT DO IT

They will impound your car when it gets totaled in there lot, even after you tell them the insurance company is coming to tow your vehicle at the specified ETA given to you. On top of that, they do not answer your calls, and the maintenance staff does not fix the things you ask of them. I am moving out at the end of this month and contacting the BBB.

This a quiet complex with great amenities at a great rent rate! In the back yard of a large grocery store, car maintenance shops, the air port, and a ton more.

My Daughter lived there for an year, while in school. When her lease expiring, she visited office almost 8-9 times to inform that she is vacating on certain day. Now no one told her you can send email. they said you have to write in paper and give it. This is 21st century and USA. We all have Smart Phones. She could have write email easily. Then she realize 1st day of month and went to office early morning as soon as they open. Now she is 8 hours late so she has to pay whole extra month rent. Seems like these corporation policy and making money wo understanding whole situation. Do not recommend anyone to stay there in future. And when you are in school you do not have extra whole month rent. Office staff so rude. One person keeps files in her office, no other office staff can access that. you have to keep calling and pray that that person is in office so you dont have to call or go again.I make sure all my friends and family stay away from BH management for future.

I really dont like living here and Im currently looking else ware. Its been two years and it doesnt get any better. Our cars have been hit twice and of course nothing done about it because how do you know who did it? If you work late hours, good luck finding a parking spot any where near your building. The office never answers their phones when theyre there and most of the time they arent. The washing machine in our basement has been broken for about a year now and still nothing has been done about it. Mold and some water damage in the basements. Our neighbors used to never pick up after their dogs but seem to be getting better about it. However, it is a very quiet, small place to live. Not too much ever going on unless its at the Manner and thats usually just the ambulance and first responders. its okay, but it also sucks.

Im giving 1 star because negative stars is not an option. Everything these other reviews say is true. In addition, the property manager is grossly incompetent. If you want anything done you have to physically go to the office. Dont bother calling because they will not pick up. When I first moved in I was warned by another tenant to not leave anything of value in my car because there were multiple car break-ins. During the time I lived there about every few months 3-5 cars would get broken in to. Multiple people had their windows busted out. Wakonda did NOTHING to prevent this like installing cameras or providing surveillance. At one point some homeless people broke in to a vacant apartment and were living there. I went away for a weekend and when I came back my refrigerator was broken. When I asked the office about compensation for spoiled food I was told too bad so sad. They replaced it with a fridge they clearly took from a vacant apartment which was filthy. A few days later I had roaches. I wonder where they came from. If BH Management would wake up they would fire this property manager. Picture is what you can expect to find randomly in the hallway.

DO NOT RENT HERE - As a tenant, you will experience theft roughly on a quarterly basis (if not more frequently). I have had hundreds of dollars of goods stolen from my door step as well as my locked storage unit. The office staff is woefully unwilling to help remedy the repeated thefts, and you will be left footing the bill. Police reports are irrelevant to the staff and the only response you will receive is to report the burglary to your insurance.This is easily the worst place I have ever lived, chiefly due to the moronic approach to security, and value placed on renters belongings.

If youve got a boatload of money, this place is for you. I say this because when you are locked into a lease, that money that you thought you could keep they demand you to fork over. The water bill goes up without reason to nearly 2 times the price, the printer broke, and theres a broken chair in the clubhouse, its just a circus of a place. Had a noisy-as-h*** neighbor who insisted that I stay awake from the hours of 10 pm to 2 am by talking or blaring her music. Steer clear. Id rather live in the back of a box van than renew my lease. And I count myself lucky, because unlike the sorry folks who signed up for 1 year, Ive only got the 6 month contract.

Office staff is extremely rude. Tell people one thing, only to switch it up to work in their favor, over charge on rent. Charge outrageous late fees. Do not recommend to anybody!

I have lived at Wakonda for almost 3 years. Management has progressively gotten worse over that time. In the last 8 weeks I’ve been complaining to the office about people smoking pot and management does nothing about it. Call the cops they said. Maintenance installed a new garbage disposal incorrectly on a Friday and didn’t come fix it until Monday. Apparently water leaking onto the floor wasn’t an emergency. I wasn’t able to use my kitchen sink because it was leaking whenever I ran the water. Half of the lamp posts don’t work. They always say that it’s “in next year’s budget” to get them repaired and it has yet to happen. More lights keep going out. The dog waste stations get emptied once every two weeks so those often overflow with used bags. My showered stopped working on a Thursday and they didn’t fix it until Monday because it wasn’t deemed “an emergency.” The priorities of management and BH management are backwards. They’re always trying to spruce up the property to move in new renters but their current residents in a backseat. Or so it feels that way. Watch out for hidden fees. I was never told how utilities are split. My rent is $730 a month but I pay $800 with gas, water, sewer and trash. Let’s not forget about the $4 monthly fee for creating our billing statement. That’s not including electric, which goes through MidAmerican. The police are frequently here for lord knows what reason. I carry mase with me when I have to walk ay night or in the morning. I don’t recommend moving here or to any BH property.

Absolutely the worst place to live! My car got broke into twice and nothing was done about it through management and there are no security cameras anywhere on property! Before I moved out I asked the office if all balances were caught up and zeroed out and was told everything was okay to move out and that if I would be charged for anything it would be due to the cleanliness of the apartment upon move out. I took pictures of the apartment before I moved out and left. I than received a move out charge statement that stated I was charged $118 on top of my $250 deposit for prior month utility bills and a stain fee on the carpet and mini blinds. However when I called the office (multiple times with no call backs) I stated I took pictures and there was NO stain and their story changed and I now dont get my $250 refund back but dont owe anything. This place is a joke and ran unprofessionally and no one knows what is going on. WORST PLACE TO LIVE, DO NOT SUGGEST THIS PLACE TO ANYONE!!!!!

I live there for a year and man it sucked so I had a neighbor above me smoke weed and I told the manager and they said call the police Im ok if you me and Im you then I evict you lol then we come to the bug issue oh my FRRAKEN god so I had bugs in my apt for over half of my lease and they said oh its either you messy apt or there not real really ok then and last the crazy people in the complex haha this is gonna be fun two dude tried picking a fight with my brother lol and some people there Im pretty sure have criminal records so the last thing is the run down and broken stuff there lights not working chunks of parking lots missing and telephone wires coming in raffled hmmm OH I FORGOT TO TELL YOU ALL ABOUT MY APT well I get showed this nice apt ok cool well I know have this game goes done this in Denver lol then when they say oh its ready to move in well it looked ok except the tub had paint chipping damage and the air conditioning had to be put on life support and what was the one thing I wanted working do you remember thats right the air conditioning we it took five months to fix that they replaced it all lol so here are some good things about it airplanes thats right you live right over the landing pattern of the airport so that was nice and you were close to these places b bops McDonalds UPS store Dollar general Hy vee taco Johns us bank so there are some pluses but a hell lot of minutes but I will say this I lived in the hood in Colorado and its place had its issues at first

Worst staffing ever. Lost one of my rent checks and then charged an additional late fee iao $77. Staffing admitted loosing the check and said they would refund the check. Called back several times to ask about the money and never got a response because their manager was away. This is the worst and most irresponsible management.

I hate this place, something is always going wrong, my rent said 685$ but my bill that comes in the month says almost 900$. They charge you for everything, the maintance man takes over two hours to come help with a problem. This place is nasty , there is dog poop everywhere , and the office is rude and unwilling to help out .
