I have rented from them for 2 years going on 3. They have been responsive to any issues in a timely manner. It is hard to find decent housing for the value they offer especially with a dog. They are helpful and professional.

I have a dog and it’s been super hard to find a place to rent. Natalie at PepZee was so helpful to find a place that worked for me and my dog after the original rental I looked at was scooped up. They also worked with me around my work schedule! I really enjoyed the on boarding process.

I am here to warn other people about this housing company, I was told an apartment was still available just for them to hurry up and take the application fee. I get a call from a man telling me the apartment wasnt even available to begin with.False advertising, and the woman in the office straight lied and said it was available and took our money. Do Not trust this realty. It seems cheap and all great at first . But we basically paid for an apartment that hadnt been vacant for years. And of course the money is non- refundable even though it was their fault for specifically saying it was still available. Ridiculous company!In my opinion they could have at least gave us the option of renting a different property .. the application fee would have been the same price.False advertising!!!

My visit to Pepzee reality was interesting to say the least. I entered the small breezeway around 9:00 am intent on applying for an apartment only to be met by defensive and unwelcoming people. Once I was able to disarm the situation enough to be treated a little better than a common criminal, I did manage to start an application until a woman in the office decided to tell me i had to leave because there would be no one there to take my application once I finished it. They are cheap realtors with cheap places, and they deal with you in that fashion.

Shady business practice to ask 35 dollars for a application fee, before you get approved or can even see a unit. What’s more scary is a housing authorities letting them do this. i only have one income, i dont mind paying a fee if im approved first. Im not giving nobody 35 dollars for nothing. they are predatory its the black side of town and low income area.

They have a predatory practice of making people apply to houses before viewing. Why would I spend $30 to look at a house if I may not want to move there or if you decide not to approve the applicant. I wonder how many times theyve taken $30 from some poor soul just to tell them a house is unavailable. Despicable.

Been living in an apartment of Pepzees for many years. The staff is very helpful and friendly. Any maintenance problems have been addressed in a timely manner. Grounds are well kept. They have a regular schedule spraying for bugs even though I dont have a problem.

HUGE scam! They make you pay $30 for an application fee AND before you can’t even tour the apartment until you’re approved. I did my application in person and they said they’d get back with me within 3-5 business days. I reach out in 2 days and they claimed they “called me” because corporate didn’t approve the application. I’m self employed, paperwork like that takes time to look over so how? Never received a phone call about it either and their attitudes are nasty af in person. Definitely wouldn’t recommend.

This is a very interesting concept. They do not show the unit, unless you pay the 30.00 fee first. So, they operate this business as if they were an amusement park and you cannot ride the rollercoaster until you buy a ticket? This is a bit shady? Of course I paid Bills but I never had my own Bills. They gave the chance of life time and has been a great resource in my life. I would suggest giving them a try 100%. They had my back

I currently rent from them. The office staff are very friendly and helpful and maintenance is quick and extremely good at their job. I have recommended them to friends in the past 7 months Ive lived here and will continue to do so. If youre looking for an apartment in Dayton or the surrounding area they should be your first stop. These people are far removed from the slumlords Ive had in the past. These people really care about their properties and tenets. And yes they have properties in the suburbs too so youre not just limited to the City of Dayton. I cant recommend Pepzee Reality highly enough.

I needed a new place to live quickly after unexpectedly having to move out of my last apartment. I came to their office and the staff was very helpful, showing me what they had for my size and price and then calling me back a few days later after my application was finished. I took a look at a couple of apartments, chose one, and moved in the next week without an issue. It was in good condition and clean when I moved in. Thanks!

Walked in to apply with my husband and cousin and was told that each of us would have to individually qualify... Mind you none of us make 3x the rent alone (we make more than enough together to meet the 3x requirement though) not sure how they expect low income families needing a big house to qualify if theyre going off each individual... I even emailed to try to clarify because I was certain it was a miscommunication but have yet to get a response... We only have a week left until were homeless and Pepzee seemed like the only hope we had left...

Denied my application after I already paid them the $30 application fee and have them my pay stubs.Tried saying I dont make enough money. I only missed their income guidelines by 200 and this particular unit includes all utilities, so theres the extra 200.I think they just make their money off application feed. The apartment I was interested in probably wasnt even for rent!Im definitely calling the BBB

Had a very unpleasant experience attempting to rent from this company. I placed an application with them on 07/05 and was told that I would have a response from them no later than 07/10. It is now 07/18 and I JUST received a call back from them stating that my application had been approved. This place has NO urgency whatsoever to help their customers. I make over 60k a year, no criminal history, good verifiable rental history and was looking to move ASAP (which I expressed to them multiple times.) I even provided them with bank statements and a copy of my refunded security deposit from my previous landlord, for rental history verification. They are very short with customers, place you on hold without any warning, and act as if it is an inconvenience that they have to speak with you. I was able to find a house with another realty company, get an approval, and move in before PepZee realty even called me back to let me know my application had been approved.DO NOT GIVE THESE PEOPLE YOUR MONEY. If they provide this type of customer service to potential customers, I can not imagine how horrible they are to their actual tenants.

Attempted to rent a property from this agency. I emailed my husband and my paystubs and expressed which property we were interested in. They told us we were eligible based on income and as long as the background checks come out good. We filled out the application and days later they called us back and told us that we were eligible to rent from them but not the property we were interested in because we each needed to make three times the rent amount. I was confused because we are married and together we make well over that amount. So then when I did the math we were only eligible to rent a 1-2 bedroom based on those standards. We have five children... Like seriously. I did call them and expressed my displeasure.... They pretty much just beat us out of 60.00 in application fees. If they expect each applicant to make three times the income that should be stated on the application.

They need to change their business practices. All these negative reviews reflect my experience exactly. Call to look at a place, Im told to look at pictures online. Ask for a walk-through, Im told to fill out an application and pay the fee. Sorry, not going to pay $30 to find out what degree the fence actually fences in the yard. Not going to pay $30 to find out about air conditioner and heater. Definitely not going to pay $30 only to find out someone else filled out an application 2 days prior to me like some of these other reviews.

I was looking for an apartment around the Belmont area and was having trouble finding a place. I found a place on Craigslist and filled out an application for Pepzee. They called me back a few days later, showed me the place, and moved me in quickly. They were all helpful and friendly, and my apartment has been great!

Went in and did an application for the 922 Wheatley residence felt it was a good deal knew I met the requirements and should have been approved.paid the 30 for the application and get a call from them a couple days later one minute before they close letting me know I was denied.looking at past reviews and such I feel like now the unit they had might not even be for rent I’ve drove past it many times and have yet to seen a unit that looks empty.and on top of that I’ve now learned of other ppl paying to see something they will basically never see if I was u if not waste my time most of the other properties were in undesirable locations anyway

RUN! RUN AWAY! DON’T PAY THE APPLICATION FEE TO VIEW PROPERTY! My initial call to PepZee was answered by a very rude woman. Don’t remember her name. I explained that my fiancé, son, and I were on vacation and would be traveling through the area and wanted to look at one of the houses that had been on the market for over 55 days. We are relocating to the area for work reasons. She said I’d have to come to the office with pay stubs and identification and that everyone wanting to see it would have to fill out an application and pay the $30 fee before we would be allowed to see the property. (This includes our son who was just along for the vacation) When I told her that we were on vacation and did not have our pay stubs, we were promptly told we would not be allowed to view the property.I called again and spoke a much nicer lady. I explained the situation and we were able to make an appointment to view the property.We met the agent at the house. He was nice enough.He answered all of our questions. The only drawback was that when we asked about the application process and payments, nothing could be done on line and no payments could be made with anything other than a money order. (A VERY hi tech business I’m here to tell ya.) when we explained AGAIN that we were traveling and did not live in the area and that we were relocating, the whole thing got even more complicated. Also during the conversation with him, we were told (my fiancé and I) that our joint incomes would not be counted together because who’s to say that after we moved in that we would actually stay together and get married. Therefore, our income would be counted separately. (After some calling around I found out that this is not a normal business practice) But how dare he even talk about our relationship. He does not know us and to even suggest the the possibility that we would not stay together was COMPLETELY out of line.Additionally, I am an experienced contractor with years of residential remodeling and maintenance and I must say that whoever it is that does their maintenance is sorely under skilled. The interior of this gorgeous home had paint all over the dark wood trim and doors, a lot of the doors were sticking because of poor fit and paint build up. The screened in porch had recently had the screen replaced and when the wood work was re attached they used black sheet rock screws and made no effort in taking the time to think about painting the screw heads or reattaching the woodwork in an appealing manner. Very ugly work.The exterior was in bad need of fresh paint. The exterior is peeling very badly.The agent assured us that both of the garage doors worked on the detached garage. When I walked to the back of the garage, a portion of the roof had been removed and not replaced. The hole in the wall from the main part of the garage to this small room addition had been filled in with untreated 2x4’s and untreated plywood. This is important because the untreated lumber is exposed to the weather (rain & snow) and won’t hold up long. They did not replace the small roof on the back.After seeing the condition of this house and the kind of work their maintenance team does I understand why the house had been on the market for 55 days. Oh yeah, gotta say this, during the discussion with the agent about application and payment, it seemed like he was doing his best to not rent to us. He kept saying “if you qualify” I told him I could show him my last W2 that showed that I made over $150,000 a year and still it was, “if you qualify”. Rent is $895 a month. I think I qualify. After our experience from the first phone call to the showing I will not even waste my time applying. Making the deal and closing the sale is NOT their strong suit. I’ve been in real estate as a contractor, buyer, and seller for a long time and how they do business is NOT how business is supposed to be done.The money order payment method is enough for me to advise any prospective renter to run.... run away as fast as you can before you sign or pay for anything. Shady, shady.

My friend lived with pepzee and liked her apartment so I found an apartment with them kind of close to trotwood and its been good. they are always nice in office, once a little slow to come fix my door but they got it done.

I was interested in an apartment for rent through this company. I called about the place wanting to view it and was told that they are understaffed so I can’t view it unless; I would need to fill out an application and pay the fee to have the background check and whatever. Then after approved I would be able to view it. I know my background is clear and I told them this but still I filled out the application got a money order which is all they take probably because if I wrote a check I could challenge the outcome of this situation and get my application fee back. Dropped these things off on Tuesday 3rd October 2017 was just called back Monday 9th October 2017 letting me know the apartment I was interested in was not available anymore however it is still listed on the website. Never even got to see the place! So they pretty much stole an application fee from someone who could have rented the place right there and then. Horrible terrible sorry corrupted business practice and should be sued for false advertisement and theft. There a few more reviews on here that pretty much mirror my position.

I applied with pepzee and paid their $30 application fee. I waited a week and had been asking all of my references if they had been contacted (current/past employers, two previous landlords, and personal reference) only to find out that nobody from pepzee had called them. Then I call pepzee after waiting a week only to be told I was denied. When I asked why they stated that they would mail me a letter and then I could make an appointment to come in. On the letter it stated I didnt make enough money (I in fact make over 3 times the rent), that I had incomplete info that couldnt be verified (absolutely a lie because I filled the application out in its entirety with current numbers for everyone), that I had insufficient employment history (I gave them every pay stub from my current job and the last ones from my old job in California) and insufficient rental history (I gave them my last two landlords names and numbers and addresses of the places I rented!) Not only that, they stated that they didnt base decisions on credit/credit scores. This letter I received says differently. Overall this is bad business. Im glad I didnt get to rent from them. I signed a lease this past weekend and my new landlord can get my money.

Unprofessional staff (Amy and Lisa so called managers and I use that word loosely). Calls are not return and misleading information given just to collect non refundable application fees. Most of their properties are not adequate nor up to standards. My rating on the office staff would be 0 on a scale of 1 through 5 based on their attitudes . Shame on this company

I decided to write a review on my experience with this reality company. It was awhile back, but I applied to this reality company and was told that you had to have a clean record for 5 years. I had my issues and was straight with them. I paid $40.00 on which the application fee was $35. They never returned my calls and when I finally got in touch with the property manager she lied to me and told me some make believe story. They will steal you money. Listen to the reviews.
