Positives:1. Away from the railroad2. Close to West Campus3. Close to an HEB4. Great price5. On the bus route6. Good place to live for a yearNegatives:1. Kitchen lighting did not work. I would have to keep flipping the switch until it worked2. Walls do not block out much sound3. No fresh water in refrigerator. You have to bring your own filter4. Chaotic move-in5. Dim lighting. Bring good lamps6. No covering for cars to protect from hail or storms7. AC does not always work. When it gets to 80 degrees or higher, the apartment will be hot8. Gates are wide open, so anyone can come in and out9. Bed frames do not always fit the bed. Mine was smaller than my mattress10. Internet outages11. Untimely communication12. Don’t know your roomate until a week before, so if you plan on coordinating, good luck with that.

I just moved in to these apartments for the fall. Move in was a smooth process. I have a 3 bedroom and the layout is very open. The downside to the apartment is the upkeep of the building and door paint chipping. I have a roof over my head, so it’s the least of my problems. The leasing associates are very responsive. The pool is in great condition. They have resident appreciation days where they give out food and it’s an awesome little perk. They have a few bus stops, which has been very helpful!

Do not rent here. It is a constant battle with management and maintenance to get things repaired so that it is livable. Management does not follow through with requests for repairs or requests to correct their own errors on my renters account. I have tried to give them the benefit of the doubt and they have still not done any of the things that they said they would do. As a full-time college student, I do not have time to continue to follow up with the management office to make sure they complete all tasks. My father is my guarantor, so I have asked him to call on his time to help me get answers. When I moved in, I requested they remove the black mold in the laundry area which they were quick to do since it poses a health risk. Maurice in the management office tried to make things right with me during move in and offered me a gift card of $150 for my troubles since my parents and I made repairs to the closet and cleaned the entire common area and my room that was supposed to have been cleaned prior to move in. I requested that they clean the A/C unit and all the ducts and vents which took them a week to accomplish. They are charging me a pet fee of $350 for my service dog which should be exempt since I have completed all the paperwork requested twice. Tina in the accounting office says she will take care of correcting the pet fee but for the last 10 days, nothing has been completed and I am being charged a $10 late fee everyday it remains on my account. They are charging a $50 fee for a package locker that is not available in the clubhouse for use, so all deliveries are currently made to my apartment door. I have asked for a new ice maker in the refrigerator because the current one does not work, and maintenance has not replaced it. I moved in on 8/14/21 and still do not have a mailbox key to my mail as of 9/9/2021 even though a work order has been submitted twice since move in. My car was also broken into 2 weeks after move in because of a lack of lighting in the parking lot. No one seems to have any power to act on anything in the management office which results in nothing getting accomplished. I would never suggest that anyone lives in The London at this point.

Been living here for 3 going on to 4 years. Great place for the price! Could use some improvements such as opening their rec more hours and making their amenities more usable such as providing lights in the tennis and basketball courts to allow for use during the night. Honestly this is one of the worst places you could live at. The staff doesn’t care what your preferences are for roommates. If you have allergies they will still shove someone with a pet to be your roommate. They don’t do anything about poor living conditions. I’ve had bug infestations before but they didn’t help at all. They would literally just open and close my maintenance request all the time. Honestly just save your money and go somewhere else.

This place is a dump. Save your money and save yourself from future headaches. Avoid at all costs! They have a horrible roach infestation, the place is in a really bad condition upon move in (super dirty, although they supposedly charge their former tenants for cleaning/maintenance, they try stealing your money in any/every way possible, and their management team is very unprofessional and will hardly do anything. This place has tried charging me and my roommates extra on utilities. They have handled the whole COVID-19 situation very poorly and are extremely inconsiderate. Please do not believe their lies. Your apartment will look nothing like the sample model they show you. Make sure everything is documented in writing or they will use that to charge you extra. They try bribing you with free food to submit a 5 star review, but honestly Id give 0 stars because this is what this dump deserves. Im surprised legal action hasnt been taken yet. I wish I would have never agreed to signing this lease. It is my biggest regret yet.

For context, I lived in a first floor 2 bedroom with my roommate.Positives:1. Our AC worked well2. Lots of parking (all uncovered)3. Reasonable price for 2 people4. I always got my mailNegatives:1. No security cameras (my bike was locked in a bike rack and stolen)2. Hectic move in3. We had 2 pipe bursts from our upstairs neighbors that flooded our apartment4. The gates don’t lock/close so there is no security5. Utilities are really high and are split between everyone in the building not just within your unit6. Maintenance was always friendly but they never really knew what they were doing and we had A LOT of issues7. Unit looks nothing like model8. Absolutely no lighting. The few lights we do have don’t work and they said they won’t do anything about it several times9. The carpet wasn’t properly installed after our first flood so I’m sure we’ll get charged for it after moving out (this is speculation)10. After a few hail storms they had hail damage repair companies out to fix cars but it definitely seemed like scam (this is speculation)11. If you live on the first floor, you aren’t able to lock your balcony door so you can’t really use the space unless you don’t mind it getting stolen

1. The apartment demo they show you is nothing like the one you will live in. The only reason why I lived here for three years (I stayed loyal to them throughout my undergrad years and they want to charge me unnecessary charges when I moved out!) was because I couldnt afford living anywhere else. Their money goes to the front office only and never to fix the apartments.2. Last fall they left my building without Wifi and they wouldnt do anything to fix it. We went to the front office looking for the manager and were told he left at noon. Minutes later he comes out of the office!! Yes, they will lie to you to not deal with the problem. People in my building and myself had to beg for them to let us use their library to do our work because they wouldnt try to fix our Wifi. During the freeze off they also left my building without water for over two weeks. It was embarrassing and sad to go bother a friend but that is exactly what building 12 had to do. They said theyd provide water for us but that was literally until the last two days.3. They will charge you fees for something you did not do. When you ask for proof they say they are not forced to do so. They will charge you a cleaning fee at the end of your lease even though you left everything clean. They will say its on the lease and it is NOT in there!!THEY WILL ONLY TRY TO TAKE MONEY FROM YOU. DO NOT LIVE HERE. SAVE YOUR TIME AND LOOK ELSEWHERE.

You’re better of spending your money elsewhere!Firstly, the apartment units are nothing like the one you toured, their $$ is spent purely on the front. The buildings themselves are not well kept, the exteriors are covered in spiderwebs and dirt. Additionally, the interior needed to be cleaned, as well as the balcony where my roommates and I had to hammer in nails that were sticking up. Maintenance takes forever, we once had to wait a month for them to address issues in our apartment. Our kitchen light never worked half the time, their solution was to tell us to keep flipping the switch and let the bulb warm up. The cooling/heating unit was terrible, my room was extremely hot in the summer. And our heating didn’t work during the winter, before the storm shut off our electricity it was looked at and the solution was to close off a vent in the living room to force more heat through the others. We turned the thermostat to the highest setting, and our apartment was still really cold. During the freeze, the electricity was on and off & they shut our water off completely. It wasn’t until the last few days that they tried to assist us through the cold, by offering us water. My roommates and I had to walk to park west to enjoy the warmth in our friend’s apartment. The rest of the week we spent bundled up together sleeping in the living room to conserve our warmth. The utility company they’re partnered with is ridiculous, one of our roommates was there for all of three weeks and on average we were charged $60, and once even $80 each. When we toured we were quoted $30, but even at that we were careful to turn off the lights, unplug everything we weren’t using, and limit our water usage.Furthermore, upon our move out we were charged $50 for cleaning fees which they charge everyone, regardless if you cleaned or not for sanitation purposes. They also charged me for damages and refused to inform me for what damages I’m charged for or even provide evidence. Instead the manager just provided me with the lease agreement where it states that they “may but are not required to provide proof.” So, if y’all do live here be sure to do a walk through with a manager before you move out to ensure you aren’t charged for any damages. The things they promised us when we toured and signed were not true. We didn’t receive free food, weekly or even biweekly. The pool was closed & dirty half the time. The pet park needs some work done as there’s holes in the gates and ‘park.’ The apartment complex isn’t a gated community, the gate never works. The internet was terrible, & went out frequently. Their communication is terrible, they’d always tell us after the incident happened such as shutting off the water, etc. Overall it wasn’t a great experience, I promise you’re better of somewhere else! (Pictures showcasing unit condition upon movie in).

Pretty good value, good location, above average staff. You should know that your apartment wont look like the beautiful promotional photos or the clubhouse. Im not sure how to feel about this incongruence. Sure, you have to draw people in with good marketing, but your reality will probably be so much different that this borders on satire. Your apartment will, however, have what you need. I have had good experiences with the maintenance staff. I was disappointed when moving in that I had to pay an extra fee. I understand fees, but this charge should have been posted to my account days before. In general, my move in process was pretty bad, but Im willing to cut them some slack because it was during the first pandemic summer.

I and several other units were evicted with one weeks notice, and didnt even receive the move-out instructions we were promised. We essentially received an email that the complex would not be able to repair the damage from the winter storm in a timely manner, so they gave up and both our current lease and resigns were dissolved and we had to be out in a week with no instruction. The people who work for this location are nice, but corporate does not care about you at all. None of the people who have talked to us about the situation know anything at all; even some of the people who work here are being kicked out with no information. This is a halfway decent place to live under normal circumstances, but if anything unexpected occurs expect to be treated like trash.

Review №40

I have lived here since Fall of 2020 and have tried the entire time to give the benefit of the doubt to this complex. The units in general are in less-than-stellar condition upon move-in, but that’s fine; it’s student housing, and I’m not picky. There were roaches sometimes, but that’s easily handled with a can of Raid, and they came out once to spray the place with pesticide (after which we promptly developed an ant infestation). My bathtub never drained well and the thermostat never worked, but those are minor concerns to me - at least it was livable, especially compared to my freshman year dorm.Winter 2020, a situation arose in which one of my roommates and I had to transfer to a 2 bedroom. To their credit, when the London would respond to their emails, they were quite helpful, though they failed to understand the entire situation and as such surprised us with a $50 rent increase right as we were signing. Whatever, that’s the price you pay for a last-minute transfer. The new unit featured neither a dining room table nor a dryer, which was remedied after some aggressive visits to the front desk. The new dryer had a busted knob; maintenance slapped some Teflon tape on it, which worked for exactly one cycle. Then the winter storm prompted the unit above ours to dump gallons of water through our ceiling. We were told our unit would be thoroughly dried (and our dryer finally repaired) the next day, but received nothing until a week later when we were told our ceiling had been torn out and we had been placed in a hotel. The hotel placement, for the record, did not come until the next night, and the ceiling was never touched despite their repeated insistence otherwise. And to put icing on the cake, after we were given the green light to move back in, we received word that our lease would be cancelled in exactly one week.I’m a patient, low-maintenance guy. I don’t need much, and while all the bells and whistles this place promised seemed nice, all I needed was a place to sleep and take care of my basic needs. But The London’s efforts this week to bribe 5-Star reviews from their residents in exchange for free food before kicking them to the curb are vibrantly transparent. A pretty gym ain’t gonna do you any good when you’re fighting with maintenance to get literally anything repaired. I started wishing sometime during this entire debacle that I’d never signed here; guess at least one wish came true.

Mi
Review №45

All the low ratings are true. Most of the 5-star ratings on this site were because residents were bribed with free food and giveaways to leave a “good” review for this complex. It’s all part of The London’s attempt to hide what they truly offer to their residents, which are poor services and amenities. For two years I experienced multiple issues with this apartment complex. A few weeks into move-in, my roommates and I had a massive leak on the ceiling in the common area. For over a week I had to make multiple calls to the front office to get it fixed. Later on in the semester, our dryer broke. Maintenance came in a few times and claimed that it was “fixed” but the dryer would still not go through. This took them OVER a MONTH to replace the dryer after my roommates and I had made multiple requests and calls. Next, is the unstable internet. Kicking off into a semester of online classes and boom, the internet goes out in my apartment building including several others. Every time I would make a call to the front office they would tell me to contact the unreliable internet company (Pavlov Media) they are with. It was a hassle having to contact the company multiple times in the span of two weeks because each time I would receive the same response that they were “working” on the issue. This was extremely inconvenient as it forced me to leave my own apartment and seek Wi-Fi elsewhere for over two weeks. This didn’t happen once, it happened multiple times throughout the year.A few more things to note:The gates never close. The modeled apartment they show you in the tour is nothing like the unit you’ll receive. As many reviews have stated on here, don’t be fooled by the nice clubhouse and gym (printers don’t even work). Take a tour of the entire complex and you’ll see how out of shape the buildings are and the number of potholes that exist in the parking lot. Prepare for the front office to not answer your phone calls when the apartment complex is experiencing major issues such as no Wi-Fi, water, etc. Instead, they will come up with some excuse and send out multiple emails with apologies for the “inconvenience”. Prepare to not move into your apartment until two to three days before school starts.Overall, I had a terrible experience at this apartment complex. For many times I tried to come up with reasons to be positive about this place, but after my last term of living there and still having issues, I had enough. The cheap rent, nice clubhouse, free food, and whatever they offer here is not worth it at all. Save yourself the headaches and look elsewhere.

When I first visited, the property seemd a little old and run down from the outside, but inside the apartments are decent, and kept in good condition. I had an issue with a smelly carpet, and managment replaced the carpet in my room almost immediately. The area is nice, and the bus ride to campus is short. All the green space between apartments is really nice, and the apartment is far enough from the train you wont hear it inside. Many things are similar for other apartments in this price range, but the management is definitely one of the best of any student apartments in college station. The maitenence staff has also been extremely friendly and helpful. Now on to the issues:My main issue with this apartment is the amount of dog poop everywhere. They occasionally send people around the property to pick it up, but it isnt enough. They do absolutely nothing to encourage owners to pick up after their pets. If they fixed this one issue, I would probably give five stars.Additionally, when I first moved in the dryer in may apartment didnt work. We filed a work order, and maintenence came and messed with it. They had to order something, but then that didnt work. After two months without a dryer, the finally replaced ours.

I went to the London to do a quick tour with a friend and if I am being honest, we were both very impressed. We have been touring places for a while now and this place really stuck out to us. Nice apartments for a reasonable price compared to others. If you end up coming in to check it out yourself I recommend finding Ashleigh if she is working that day. She was very knowledgeable and seemed interested in our wants and needs when looking for an apartment. Overall, 10/10 experience!

Good price for the location and good amenities...apartments are not super fancy or anything but they’re not bad and a porch is a nice touch. They have a guy come once a week that either revs a leaf blower or weedwacker at 7:50 am and makes you want to move out.

I love The London! Its a quiet place, but still close to campus. Having a bus route come right to the apartment is super helpful! Their amenities are great especially the gym (what they call the Jim) and the library! The staff are kind too! Great place to live! I am so glad that I get to call this place home!

Some of the worst apartments. Go somewhere else. Front gate is never closed. The model apartment they show you looks NOTHING like the one you get. Unless you want to spend thousands of dollars on remodeling it. They hold giveaways that require you to leave them a 5 star review to enter. If you look at their reviews, the 5 stars are all pretty much right after the other. It is impossible to communicate with management because theyre, allegedly, not here right now every time you call. Absolute garbage heap of a complex.

I highly recommend if your looking to move here that you explore all other options first. The amount of stress that management puts you through is unreal. Getting in contact with management is nearly impossible. The leasing agent lied straight to my face, regarding rent and other fees. They forgot to give me some documents that I was supposed to sign and came back and tried to use it against me even though I had not signed them. Though the prices are okay, it is not worth the stress that you get put through. If I could rate zero stars I would.

I am so happy with making the choice to The London home! The clubhouse is a great place to study and the gym has a stair master that makes for a great workout! The maintenance team is also very quick at getting to work orders and make sure to ask if there is anything else they can assist with before completing the work order. The entire staff is very helpful and makes living here a great experience. Definitely recommend living here!

LOVE The London and the management staff here! Everyone was so kind and extremely helpful! The fitness center, pool, rooms, and study centers are amazing. My best friend and I are SUPER excited to begin our freshman journey at the best apartment complex in College Station. We toured many other apartments in the area and none of them compared! I’m so ready to finally Gig ‘em and enjoy the Aggieland experience at the London!👍🏼

I lived at the London in 2019/2020 and before the apartments were upgraded. I enjoyed the updated amenities and I frequently used the lab to print and study because of the quiet space it provided. Also, I loved the free food and looked forward to the hot chocolate from the Starbucks machine during the short winter we had (most of the time the machine was out of ingredients or there were no cups). If I ever had an urgent issue in my apartment, the maintenance arrived within reasonable time but they never responded to the various requests I made about the ants in my window. The roommate matching worked out very well as I was paired with roommates that had the same cleaning habits. Be aware that they will charge you for any minor damage after moving out so make sure you clean well and do what you can to avoid being charged. For example a smudge on a wall can cost you $85.

Nice pool, fun social events, caring and personal staff, conveniently located on bus route, simple living environment, nice amenities, computers and coffee available, and nice gym.Its not 100% perfect but the price is unbeatable for all that you get. Dont just go off the reviews. Take a tour and develop your own opinion.

If you have a nice bike dont bring it here. My Bike was stolen twice and I found it both time the management offered no real help to solve the issue. There are no cameras anywhere and the gates to the complex are always open.

Avoid at all costs!! Price is tentative but not worth the trouble at all. They never answer phone calls to the office, and charge for a every little thing. The place itself is livable but not worth it for the price, it needs to be remodeled. I also never felt safe living here, the front gate is always open since apparently theres not enough money to fix it or buy a new one. The front door to the apartment isnt even a door, theres no functional hinge, its just a lock. If its unlocked, all you would have to do is push it and it would be open.
