If I could give Woodlands ZERO stars to post this I would. My daughters apartment had major water damage from the snow storm and they did not fix it until June. It was not even livable so she had to move but they kept charging her rent. Move forward to June they finally sent an email releasing her from the Lease and told me they would reimburse me. I have received ZERO reimbursement and now they will NOT answer my emails. Run far away from the management and this apartment complex. Horrible place. The pictures were taken in May the storm was in February.

So far I’ve lived here about a month and a half. We moved into a nice 2 bedroom that was clean. A/C has worked perfectly, hot water never runs out. Our dryer vent did have a minor problem, but it only took maintenance about 2 days to come fix it. The amenities are nice, hopefully the clubhouse will be open soon. My only complaint is the occasional sound from the stadium nearby. Other than that, we’re happy with it!

My son and his roommate got a money order as requested for first months rent. Super excited and couldn’t wait. Got there and the ceiling in the living room and other area was EXTREMELY molded, the air conditioner didn’t work and there was a huge hole on the patio ceiling. When the front desk was called no one seemed overly alarmed. We’ll get maintenance there. They eventually got in touch with the front desk and they said maintenance would come cut the mold out and cover until they could get Sheet rock guy out there and fix air and give some refund. Seemed fair. They came and PULLED down a little of the mold. They left the mess all over the furniture and couldn’t fix the air. Said they would send someone else. When they couldn’t fix it they brought up two window units. My son came home from a death in the family. They had friends go check on their stuff because they had to leave it unlocked because maintenance couldn’t get in without a key. They did not put plastic over the hole and it rained on their personal belongs from the roof leak. After calling multiple times to get someone on the phone And not being nice because that wasn’t working. No one cared. They got let out of the lease. Upon calling to find out about getting their money back so they could get another place to live out would be “60 days”. Here’s another phone call. You have to call and call and call if you have a problem abs no one calls back. If I could give less than one star I would. I’m ten hours away from my son trying to help him.

My roommates and I have lived at The Woodlands for almost 4 years now. It had been a great college experience to live here and meet new people, however, the maintenance recently has been terrible. Our washer has given us a hard time since we moved in and finally, it decided to stain our clothes every wash and even rip our clothes from time to time. Our dryer is broken and won’t even turn on. The washer became an unbearable problem about two months ago and now with the dryer on top of that, we have been waiting too long to get the problem fixed. On top of that, my roommate has mold growing in her bathroom and they tried to control the problem but never fully resolved it. We are absolutely fed up with spending our time and money at a laundry mat and being told they will come and take care of the issue. We have been reasonable but after the washer stained my BRAND NEW SHEETS the day I got them, enough has been enough. I would hope that the Woodlands takes care of other residents that have been here as long as we have.

As of right now, no way I would recommend The Woodlands. My sons power has been off for 36 hrs and there is no one offering any updates or assistance whatsoever.Calls to the office are all routed to a call center.Their lack of response to the is not only unreasonable, but unbelievable. We need answers and solutions. We have food that’s spoiled already in the fridge and freezer.

If I could give this place 0 stars I would. Apart from my A/C going out 8 times in one month, my hot water going out 3 times in one week, and the laughable landscaping, they just now (in the middle of our lease) decided to make us pay $25 a month to park. They never mentioned this in our lease agreement, never held a resident vote, nothing. The only thing I liked about this apartment was that my friends and I could park here and not have to worry about being towed overnight. Now, I have a monthly fee if I want to park less than 2 minutes away from my apartment. Please save yourself the stress and do NOT sign here.

The woodlands is a great off campus location to live at! It is extremely accessible to lots of great food places as well as their clubhouse offers many great amenities! The rooms are quite spacious and overall there aren’t many maintenance issues.

I moved my daughter into the woodlands this weekend. She used the apartment roommate matching service. At 5:30 the night before move in she was notified that a roommate had been assigned to her unit, a MALE roommate. We tried contacting the apartment that evening and during our drive up on move in day but we kept getting the answering service. We let them know that we had an urgent situation and gave them a brief description. No one called us back. This made for a very stressful drive up on move in day. A call back would have been nice. We talked to a manager upon arrival and they said they were going to reassign the roomate. All that being said...the apartment was in relatively good condition when we moved in. It was a little dirty but it looks like that was due to carpet installation. The kitchen appliances were very clean. My daughter and I figure that somebodys mother came down and cleaned when they moved out. This certainly wasnt cleaned by a cleaning service. She wound up putting in a work order for a good size hole in her ceiling and damaged flooring by the front door. There really wasnt any issue with the actual apartment. I was just concerned that noone called us back when we were trying to reach the office. This review will be updated as the semester progresses.UPDATEMy daughter moved out of these apartments in July. She liked living here. The landscaping needs a lot of work and parking became a bit more challenging when parking spots were sold. Like so many other reviews indicate, maintenance was a challenge. We didnt realize that some of the units are privately owned and the maintenance for those units is managed by a Home Owners Association. My daughter opened 2 maintenance request in August when she moved in. One was completed in January and the other was never completed and she was never contacted about it. The week before we moved out, the bushes were so over grown that we couldnt safely get down the stairs. My daughter opened a work order and went to the office to explain that it was hazardous and needed to be trimmed before she moved. She was told she would have to wait for the HOA to take care of it. When we returned the following week, we wound up having to trim the trees ourselves so we could safely move boxes down the stairs. (See pic). We were fortunate that we didnt have much need for maintenance.

I love the atmosphere here, everyone is super friendly and pet friendly! My favorite part would be the amenities. Me and my roommates love to come out and play some sand volleyball.

My experience here hasnt been to bad. I love how friendly and chill the staff is. There is kind of a bug issue but the people are on it. I would suggest taking a tour before you sign your lease because the pictures do not look like the actually apartments. Thankfully I still liked it when I moved. The rates are also really great, they give some pretty cool deals as well.

Updating my review to keep it current.It has been 7 months since the snow storm and the woodlands has yet to fix their clubhouse. This means residents are paying full price rent each month with no gym amenity, no study rooms, no clubhouse, Etc. They work out of one of their apartments now… Also have put in several work orders, that they have not tended to…still. However, they did finally come to fix the ice machine, but left it sitting in water and caused our freezer to catch on fire. They also left the front door wide open when they left. We put in another work order for our freezer catching on fire, but no one came so we ended up having to search for someone around the complex.Also, if you are a girl living here, you better dead lock your doors… If maintenance does actually come, full grown men will walk in unannounced and without knocking. I have also been locked in my boyfriends room and unable to get out for 3 hours due to doors getting jammed. The list just keeps going….So basically, don’t live here..

When my daughter moved in August 2020, the dishwasher was not working. It was not replaced for over two months in the middle of a pandemic with three girls living there! Today, men came into their apartment unannounced to do a furniture check. No prior notification. One of the girls just got out of the shower and heard mens voices in the apartment. None of the four girls will be resigning with the Woodlands.

The Woodlands is a great place to live. I live in a 3 bedroom flat with 2 other roommates. There are many nice accomodations. Located right off of Wellborn, it is a great location close to campus and other main parts of College Station.

I am so happy I decided to sign with the woodlands!!! the staff in the office have been nothing but amazing from the beginning! I moved in recently and did roommate matching which was the best choice I could have made! the woodlands matched me with my new best friends!! We are obsessed with our apartment, it is perfect for the 4 of us! We cant thank the woodlands enough for all they do for us!!! sign a lease here, you seriously wont regret it!!!!

I remember reading bad reviews of the Woodlands, and I just shrugged it off because usually people only write reviews when theyve had an extraordinarily bad experience. I should have listened. In our first month here, our A/C has broken 7 times (we have not even touched the thermostat since the 2nd time it went out). Every time weve called/put in a work order, the office is not helpful or sympathetic at all and we have to wait 5+ hours until someone can come and fix it - fix until it breaks again in 2 days. In Texas 100 degree heat, this is not something we can just push aside. Now Ive worked customer service jobs, so I really hate complaining or inconveniencing anyone, but I am so beyond disappointed with the service and maintenance. In addition to the A/C going out, our hot water has gone out 3 times, and the first time, we had to wait 5 days for someone to come fix it - again, fix it until it goes out again. 5 days of taking showers at our neighbors and friends houses. Our washer and dryer have been leaking, our laundry room door wont shut or open correctly, our refrigerator leaks and covers our food with slushy ice (even when we adjusted the fridge temp), we never got barstools in our furniture package that we paid for (our neighbors all did), my roommate has NAILS sticking out of her stained carpet, my other roommates leather of her desk chair (per apart of our furniture package) was RIPPED OFF when we moved in, her dresser drawers have not been able to close/open fully since we moved in, and one of our dining room table chairs is completely mismatched of the other 3? When we moved in, the place was completely dirty - you can tell they walked in, checked for left trash, then gave us the key. Im not asking for them to scrub the grout clean but at least making it look like someone swept the floors (we found a 6 month old tater tot on the kitchen floor, lol) or wiped the crumbs off the counter would have been nice. For over half of these problems, we put in work orders the day we moved in (aug 15) and have had no response. I know some of these things are out of the apartment complexs control, but the lack of sympathy or even urgency to help is astounding. The last thing I want to do is come off as snobby or high maintenance but weve literally been asking for the bare minimum - hot water and a/c to work, and they cant even ensure that. PLEASE do not rent here, it is just not worth the headache.

I had so much of a hassle trying to get my offer to rent corrected, and ended up having to wait for hours on move-in day due to this issue that office staff assured me was corrected 4 months PRIOR to move in day. Besides clear miscommunication among office staff, the amenities and apartments are of relatively good quality for college station. I enjoy the amount of space I have, and all the green space outside apartments. The environment of the neighborhood is pleasant.

PLEASE READ ALL THE WAY!!! The Woodlands has been more of a let down than I was initially fearing. Initially my roommate and I were very excited to move in, and ignored these negative google reviews, hoping for the best. I wish now, that I had listened to all of these reviews because I regret signing here. I have attached images of how they keep their property, and a time stamped and dated picture of our microwave when we moved in. Look for yourself.The staff is under trained, apathetic, and ignorant to the actual workings of this complex. The managers are essentially unreachable and make you feel like they are too busy for you. The phones are never working, and the staff either has so little knowledge of the facility that they are useless and unable to help, or they are so rude that they refuse to offer any assistance. I have been cut off mid-sentence by current staff members, and disrespected. I have been guaranteed return calls and or emails from management and staff alike, none of which have been returned. We are going on week two.I understand that the move out/move in part of the year is very demanding for the staff, and I expected imperfections and frustrations during this time. But the way that they have been treating us, and what we have observed from other residents is ridiculous.We were not given the furniture guaranteed in our lease for a long period of time due to multiple errors on both the staffs side, and managements side. The first few weeks, painters and managers let themselves into our apartment unannounced because they had no idea we were even living there. For two college women to walk out of our rooms to random men in our apartment was not the best good morning surprise. They were just as surprised as us, stating, We didnt know anyone was living here, the manager just told us that it was empty. They manager herself walked in unannounced and was shocked that we were there. That says a lot about their organization. The staff proceeded to blame the painters, saying they have no control over what they do, and that we will just need to get use to it.They changed our apartment assignment the day we were moving in, and proceeded to lie to our faces multiple times trying to come up with a reason that we were assigned a different apartment than the emails suggested, which by the way are sent by Misty, one of the managers. We were forced to move into a trashed apartment, which was not at all what they said the As-is apartment state should be. We were told As-is was to consist of some dust, scratches, dirt, scuffs, etc. Not food and flies and nails riddled throughout the apartment. We had to throw out large amounts of the previous residents trash. This leads me to contemplate if they charged the residents before us a cleaning fee which is listed in the lease of the apartment is left in bad conditions. The cleaning fee being to pay the staff to come and clean. Well, our apartment was not even touched, so what did they do with the money? The painters also smoke in the apartment while they are painting. There were nails riddled throughout the apartment. Definitely not safe to not wear shoes in the carpeted rooms until you have done a top to bottom cleaning.They WILL lose your checks and tell you that you have not paid. Keep your receipts with the signature of a staff member and date. They will also charge late fees for their lack of punctuality of inputting checks on time. This is why you need the date. ALWAYS get the receipt.I am writing this review anonymously as I am a current resident and do not want any back lash from the management or staff. Since I am a current resident, I will continue to write reviews throughout the term of my lease, good and bad. I usually do not write reviews to apartments because the issues usually are not this blatant. My mom is a real-estate agent, and has not seen this degree of irresponsibility from an apartment complex in a very long time. Take this review as you will.

They are trying to charge me $550 after moving out for various things that either arent messed up or were already messed up and documented on my move in day. One of the slimiest of their efforts is charging me to repaint the walls. The walls were completely clean when I left but they are changing the walls of the entire complex to gray instead of the tan I had. Just trying to scam people out of money to fund their remodel. They also charged me for carpet replacements, which is funny because I tried getting them to replace the ripped and terribly stained carpets when I moved in and they never did. I have lost all respect for The Woodlands.

Worst place to live. They never answer the phone. Maintenance never comes when you need them to. they do not listen to what you tell them. We have had the worst experience here since we moved in. I’ve asked for 3 weeks to fix my fire alarm and hasn’t been done. I had to do it myself. Even though they told me not to. don’t live here.

Reasons not to move into Woodlands Apartments:1. When I moved into my room, the unit was not clean. In my bathroom drawers, there was a huge pile of fingernail clippings. There was also hair shavings all over the bathroom.2. My apartment unit had black mold in the water heating closet. I called woodlands and they never addressed the issue, until a week later.3. The rent was priced at $469 for a 4 bedroom and 4 bathroom. They said you also get a “$50” a month credit. But in reality, the actual price is $519 including cable, internet, water and trash. Electricity is not included.4. The maintenance comes in without warning or communicating. Many times I got out of the shower and a maintenance worker was inside the apartment unit. I understand the Woodlands Apartments has check ups/protocols, but the apartments should communicate with each person of the unit before entering the unit with 24 hour warning (unless an emergency but that would be known to each person of the unit).5. During the pandemic, the Woodlands was not lenient on late fees. During this tragic and stressful time, workers are laid off and people are unable to get paid. People are getting sick and family members are sadly passing away due to the pandemic. In addition, an apartment complex should be understanding due to these underlying circumstances. Of course, you have to pay for rent, but being charged with a fee everyday should be forgiven during these circumstances.6. The apartment complex is very dirty and worked down. A lot of mildew, deteriation and imperfections on the walls, paint and crevices. Once I moved into the apartment unit, I observed the apartment workers painting and coated over the room for a “fix”. There are multiple hairs on the walls, trimmings and tables stuck into the paint.7. I would say I am most comfortable when the temperature inside is 70-72. The Woodlands thermostat would always shut off and reset the temperature to 85 degrees. This is a reoccurring situation with the temperature to where I do not want to be in my own apartment because I am too uncomfortable with the temperature being stuck in the high 80s.8. The maintenance takes forever to get to your unit. My unit was stuck in the 80s. So we called maintenance and the guy would come & flip the switch on the breaker & put his hand on the vent & said “its working”... He was ineffective.9. The parking lot is very dark. You are unable to see your surroundings. I would say this is very unsafe. They should insert environmental friendly light posts to prevent light pollution, but ensure safety to the residents.10. The internet is horrible. The internet is included, but I had to purchase my own router and modem. My internet shuts on and off and never works so I use my own data LTE connection.11. If you enjoy cooking and have to do a lot of dishes on a reoccurring basis, then I do not recommend the woodlands. The woodlands have a shallow/small sink to where you cannot clean the dishes without getting water all over the floor.12. The unit has a washer and dryer included. The dryer could be set on high and my clothes would end up damp.There are many reasons not to live at the Woodlands Apartments. And these are only 12 listed. So I do not recommend Woodlands Apartments.

Just recently moved out. I left something at my apartment after I moved out and asked the front desk if they could call the new tenant and see if it was there and the lady said she called them and there was nothing there. I heard back from the tenant myself after leaving a note at the door and they had my stuff and said they never received a call from the front desk. I can’t imagine how many people this has happened to and they haven’t gotten their stuff back. Also, they charged me and my roommate a $180 cleaning fee each after we deep cleaned the entire apartment and there was no damage that we had caused.

I lived here for 2 years and I had no issues. The apartment is on the Aggie spirit bus route, and there are two bus stops directly in front of the apartment complex entrance. The one across the street is the last stop before campus, so you hop on and go directly to A&M. There is also a shuttle that will pick u up in front of your building and drive u to the bus stop which is useful if it’s raining outside. I lived in a two bedroom townhome and it is by far the cheapest townhome floor plan u will find in college station. I loved how the bedrooms were upstairs and the living area was downstairs, because if my roommate stayed up late or had people over at night I couldn’t hear her from my upstairs room. Another plus is the newer H‑E‑B that is located less than 5 minutes from the apartment, by far the nicest H‑E‑B in the college station area. The apartments are nice, the amenities are nice, and the location is great. The only thing I will say is the staff give out a lot of misinformation because there were a few times where I was told multiple different things by multiple different people. I would definitely ask to speak to a manager if you have a question because if not you may get false info.

First off the Woodlands are condominiums not apartments and they wont tell you that apon signing a lease. So it depends on thee owner of a unit as to wether it gets repaired. The management staff should take mandatory annual ethics classes. We had to take them to court. Take pictures of damage lots of them, screen shot and or print off your maitiance requests. Also dont send only one request. Keep doing it, and if they show up and dont finish the work send another request. Dont call because they wont answer, or theyll tell you theyve got someone on it. Email is best way to communicate with them. I recommend keeping a file starting on your move in date. That way you have evidence to handle the situation how ever you need. In court, or out of court. Please if you have to live at the Woodlands keep vigilant records, and be aware that your money is their primary interest not your safety or well being.

Currently living here since August. The place is acceptable for the price, apartments are very old and there are a lot of flaws. Completely unacceptable that the wifi does not work. They have suddenlink which will go down at least twice per day. Seriously. Already contacted management and even Suddenlink directly but it has been almost 3 months of wifi failing every single day. We have waited for them to fix it and still no resolution AFTER 3 WHOLE MONTHS. We are in the middle of a pandemic where students are expected to have decent connections in order to take exams and attend class and we can’t even do that. Only because of that fact I will never live here again and I would not recommend to anyone. Please save your time and money, this added stress is completely unnecessary and preventable if only they would implement a better wifi service.

The Woodlands recently charged all their residents $110 that moved out this fall to try and collect extra money from COVID. I called and they said it was because they had to sanitize every apartment more. If you dont pay in 30 days it will go into collection. Pretty low of the woodlands to damage many young college students credit scores.

Please do yourself a favor and listen to the other bad reviews and dont live here. If you do get ready for a mess of office management.If you get lucky you will have an apartment that privately owned on the property and will not get charged absurd fees upon move out because the apartments owned by the complex/company only get treated poorly. (Go to move out for a quicker read)Defining poorly:I lived here for two years and any time I had to deal with the office or staff it resulted in weeks of correspondence and many phone calls or visits to the office and til this day my account has issues because of this. When we moved in everything was dirty , no big deal since we moved in as is and didnt mind cleaning up. The couch was already torn up, and I personally had issues with the office regarding my rent (they charged me twice , and took a few weeks to clear the mistake after me calling a bunch). We documented everything at move in.While living here I had plenty of opportunity to visit other styles of apartments on the property ( a lot of my friends lived here). All of the apartments differed when it came to carpets/flooring, alarm system/ no alarm system, bugs, and overall look and cleanliness of the apartments. This is when I found out that some apartments could be owned privately and result in better care/ newer stuff. Overall living here was fine after the first few months. We had a beetle and cricket problem for a while ,but it got better after constantly requesting pest control. It resolved after the maintenance guy came by and saw that our door had an issue and fixed it. Anytime we had issues we filled out a work order and the problem was fixed the maintenance staff is on top of their job here.Fast Forward to year 2:Management changed. We also noticed that pretty much every unit near us was getting a new couch, and asked management for one since our original one was torn at move in and it was on record. They said they would replace it (Spoiler alert: never did) Management was still eh but since we lived there a year already we didnt need to deal with them much for anything so no big problems. I will say that electricity and fees are a little pricey-- for a 3x3 town home I got charged about $45-70 depending on the season and furniture is about $40 a monthMove out:Upon move out my roommates and I DEEP cleaned the apartment. (With Covid I wanted to make sure we tried not to leave germs behind). Also, at move in I paid a deposit. Now... It has been over a month and a half since moving out of this complex and I have to say this process is awful. My roommates and I were also charged a range of fees ($400-750). Some of these fees are logical considering our apartment (Ex:Paint) others are just wrong.. remember the couch they were supposed to replace... yep charged for it and about $100 in cleaning fees. I would also like to mention that my friends with the privately owned apartments didnt have these fees or issues.I have been trying to contact people in charge for weeks via email and calling because have an error on my statement and I still have not received my deposit back. One of my roommates has been emailing and calling everyday and gets ignore and the other had their mother call and got charges cleared.If you call you will either get the manager is working from home speech or weve been SUPER busy (I dont see how this is my problem. If your busy plan better and hire more staff for busy season) or they will take down your number and get back to you.... they dont get back to you. You just call again and again until you bother them enough to fix what you need.I am honestly just trying to get this resolved so I can move on with life and it seems like this process will require legal action on my part to complete it. So in conclusion, if you are thinking about The Woodlands.. just DONT because move in and out and management are a mess and there are plenty of places to live in BCS that wont ignore you and wont take weeks to fix issues.

Moving in was extremely stressful, there were several issues with my roommate situation. The appliances in the 3 bedroom show home, are very different than what were in my unit. I asked for an unfurnished unit, and the furniture in my unit wasn’t moved for 3 weeks. There does seem to always be some maintenance going on outside, which i guess is part of student housing always evolving. I was overcharged my first month of utilities, but Barbara and Jonathan in the leasing office were patient and got it fixed within the 3 day period before late fees start! Lots of social events, and good amenities! Since move in, living here has been smooth with management. Hope to see it continue with move out!

Living here has been fine. The staff could have better communication skills & loyalty. I got charged extra each month and if I did not point it out I would not have gotten my money back. My roommate and I have put in two work orders for our washing machine being so loud and it still is not fixed. The main thing is the money problems. I have been overcharged each month for late fees, once when I paid my rent early so that clearly wasnt correct, and I was charged for mine and my roommates utilities combined. If I didnt catch any of that, no one would have done anything to fix it. Besides that it really is nice and a good place to live. They always host events with free food and prizes. The apartments themselves are nice too.

I love it here besides the noise issues. If your bedroom faces the road, I’m sorry. You hear all the cars drive by and people talking.Other than that I had a great experience here. Super friendly and helpful staff, maintenance was always here within a reasonable time.Prior to moving in I had an issue with the staff switching my apartment last minute. We got it corrected to the original apartment it just took them a little a while so moving in was more stressful.I did the roommate matching and I love my roommates! I couldn’t have asked for anyone better. If you do the roommate matching, please be honest on the questions they ask you. I’m very pleased with who I got roomed with and we are all friends now.I would love to renew my lease but I’m moving out of town. I like how they offer specials for the current residents for a renewal before they offer it to the public, it gives you time for secure your spot.Theres a few thing I wish they would change.1: repaint the white lines in the parking lot.2: add more speed bumps because people speed like crazy through the lot.3: be able to reserve or rent out a certain time in the study rooms. (Bc people would just sit in there to watch movies or talk when others want to study)That’s all my complaints but other than that it’s a super friendly and fun place to live. This place is great!! There is a cool pool, volleyball courts, pet friendly, work out room, and best of all a movie room!! 😱 Really cool place. The management is really awesome and helpful. There are also always some kind of give always you can enter in which is always cool because free things.

I love living here! I moved in a couple days ago and it already feels like home. The clubhouse looks so nice I forgot they were renovating when I visited before - super bright and happy - and although I havent seen the work out facilities yet, I heard they have a rock wall and tanning beds and I think saunas they said too?? So psyched, employees seem really helpful - basically finished hanging things up in my apartment and it looks AMAZING. Excited for this year at the Woodlands!!!

He truly has gone out of his way in countless instances to make me feel like I matter to him and the rest of the Woodlands staff. Love/Hate relationship with this place. Loved the apartment and amenities, but dealing with management was a pain. Lived here for 3 years. My apartment was NOT move in ready. Carpet was black and you could smell the urine from previous pets. I asked them to replace it, and it took them almost 2 weeks because they simply “forgot” when the carpet guys came that same week (mind you that all my furniture was all over the place because it couldn’t be moved into my new room yet). They still charged me that months rent, even though I didn’t have a bedroom to live in due to the nasty condition it was in, and the best they could do was give me a $100 gift card for my troubles. Walls are super thin and you can hear EVERYTHING.. (literally I could hear my neighbors have sex and they would blast their music at like 3/4 am) I cleaned my apartment while moving out and made sure that walls were cleaned, but I was still hit with the +$250 charge for painting (yet i thought there was a $90 fee for painting the unit upon move in). Tried to dispute the charge, but of course you could never get a hold of management because they were “in a meeting” or “too busy” to address your concerns. Same thing applied when you tried to speak to them in the office. I even once heard them say “I’m not in the mood to talk, tell them I’m in a meeting” VERY UNPROFESSIONAL!!! other than the negative aspects, I did enjoy the location, and besides the noise, It was a cool place to live. Just hope that you don’t have any issues upon move in or while you live there because reaching management is nearly impossible.

I would only recommend living here if you plan on fixing all your own maintenance issues.As someone who does now know how to, It was poor overall. The pricing was very nice, but we were told we were to get brand new furniture at the beginning and we never did. I would call almost everyday for about two months about it and eventually gave up and realized we were not going to get it. I would not have stressed about new furniture if our couches were not already falling apart when we moved in. By the end of our lease our couch was so torn and the fabric was almost all gone. We did what we could and covered it with blankets to preserve it. In our storage closet there was leftover items from the previous renters. We asked for them to be removed but I just moved out today and they are still in the closet. I put in a work order when I first moved in about my toilet seat not being attached to the toilet and they never came. I tried attaching it myself but it was not as secure as it should have been. Once the A/C was not working properly and it took almost a week for them to come by to fix it. My lights kept flickering in my room and asked for them to be changed and they never were. I know its not hard to change light bulbs nor is it expensive, but I should not have to go buy them myself and screw them in. What was the kicker was the week before move out there was a dead rodent underneath the stair case and my roommates all reported it. Even called the front office about it to tell them to remove it. It got to a point where the animal was smelling bad and as my boyfriend left my place he went to call someone who was cutting the grass to go remove it.The front office never helped and seemed annoyed when we called. What else could we do if they were not responding with our online requests?

Good sized apartments, good amenities, but several problems.1. Maintenance staff is slow. I put in a service request for my apartment over 3 months ago, talked to two separate maintenance people, but still nothing has been done. Requested service on dryer three times, but my roommates only saw them once, and all they did was clean out lint screen and tell us to keep it clean. Nothing has improved.2. The walls are paper thin. Not just the walls, but also the floor and ceiling. You can hear what your upstairs and downstairs neighbors are saying, doing, or watching.3. The printer, which is shown as an free, accessible amenity, rarely works. When I first moved in it worked fine. However, for the last 6 months, I have tried to print things on it multiple times, but never has it worked. The office staff is understanding and will print out what you need, but this can be a long process if there are other people waiting at the desk or if there is nobody at the desk to help.All this being said, it is a quiet complex and it is very convenient for food and campus access. It is a cheaper option for some, and this is reflected in the areas mentioned above.

My daughter doesnt move in until tomorrow but I can tell already we are off to a bad start. We have been calling for months to ask relevant questions to her move in and not only does no one answer but they dont call back either. Ever. My daughter assures me that now that they are under new management that things will be better and that I should ignore all the negative reviews. DO NOT LIVE HERE!!!! I wish I could rate this place lower than one star. I lived here for two years and never had an issue, but then they got new management and for the past 3 months I’ve had nonstop issues. Our AC didn’t work for a month, they tried to tell us we didn’t need a working AC because it wasn’t “that hot” outside and that they couldn’t fix it because they didn’t know how. Not to mention, when maintenance would come (which they did basically every morning for a week) they would knock once and then just barge in. They walked in on my roommate when she was about to shower. I had bugs in my room and when I called and told the front office, they told me to go to Walmart and buy bug spray. They are always trying to overcharge me $30 for rent. Also, our fire alarms keep going off and so does our actual alarm system. This morning they decided to test the alarm system at 9am two days before Thanksgiving break and did not tell anybody they would be testing it, so I woke up to the alarm blaring with no explanation. This is just the surface of all of the issues I’ve had, it’s so annoying and the front office doesn’t actually care about fixing any of it because their manager is never there to talk to. DO NOT LIVE HERE!!!! Save yourself the trouble and live somewhere nicer.

My only advice to someone looking for an apartment in College Station is to not live here. The apartment themselves are great - nice as well as very large for the price (that is, until everything starts breaking in them because they are shoddily made: washer/dryer, faulty fire alarms, sinks/faucets, two toilets and A/C have all broken within my 1 year here). HOWEVER - the service from the office is HORRENDOUS. In the year that I have lived here, I have lost count how many times my billing has been off or a service request has been ignored. Its understandable, though - these things happen. What should not happen is having to basically harass them (FOR WEEKS!!!) until they do what they say they are going to do. Absolutely nothing gets done when you call the office, even though I have been told on countless occasions that they have spoken to the manager and it will be taken care of immediately. This is not nor has ever been true!! When they FINALLY get around to fixing their mistake or a maintenance issue, they are not the least bit apologetic for how long it took. Not to mention that when maintenance does come they barge right in - the front door AND bedroom door (scary for a college aged girl when I am home alone) and are rude and leave HUGE messes. They tracked in mud, left behind piles of trash, etc. Another example, the A/C went out in my unit on Tuesday. It is Friday and guess what? No one has even come to look even though I have called about it multiple times a day since Wednesday. Not to mention that it is JUNE and 95 degrees outside!!! Every single person that I have talked to about this refuses to let me speak to a manager and assures me it will get done soon, yet here we are. It is unbearable in Texas summer and this issue should be treated with urgency! We are at the point that I have had to spend 2 nights in a hotel in the same town where I pay plenty of money to live! I am aware that it is a giant complex, but so are they -- so get a staff that can handle it! TO WRAP UP - save yourself a headache and DO NOT SIGN A LEASE WITH THEM

When I toured the Woodlands the model floorplan was amazing, spacious, and clean. However, the apartment I moved into was dirty with lots of problems that should have been taken care of the weeks before move in. One of my roommates put in several work orders but we didnt get any response until several months later because management wasnt accepting online work orders with no notifications to their residence. The hurricane caused water to leak into her room as well as our living room, leaving mildew and mold to develop in the MONTHS of my roommate continually placing work orders. Finally, her mom had to reach out because she kept getting sick. My bathroom has a huge hole around a pipe in the cabinet under the sink and I keep getting roaches in and around my room. I finally bought some traps and asked my roommate to put them in. She found tons of roach poop under the sink. When i asked the maintenance man if they fumigate he said yes but the roaches may still come in because of messy neighbors. I dont know about you, but I dont think thats a reasonable excuse.I will say the one redeeming factor for the woodlands is its location. I used to live at the barracks and would need to be at the bus stop 40 minutes before getting to class. Here I can be there about 20 minutes . The rooms are also very spacious but the restrooms have zero storage space. Also be ready for about $100 of extra cleaning fees and then walking into a dirty apartment on move-in day. And if you want to live in a place that has hot water in the shower for more than 5 minutes lookelsewhere 👍

I have found their maintenance crew to be diligent; they will usually get to your request within the same day or the next day. Their staff is usually kind and helpful. Just know that their staff will not cater to you. When it comes to leasing they ran a our way or the highway kind of business. And sometimes it feels like pulling teeth if you need them to do something special. But overall a good experience so far. The apartments and grounds have been taken care of and are in good condition.

PLEASE DO NOT LIVE HERE! I have NEVER written a review for ANYTHING no matter the situation but I need others to know how this apartment was (and has been) the absolute WORSE. We moved in Aug’17. It was nice at first glance, but once we got to actually looking around and the details, this place was a JUNK. There were wires sticking out where the modem was and not only that, the router was just dangling from the wires as there was no surface for the modem to stand on. The doors to the washer and dryer were broken and so was the knob to the washer. A whole chunk of carpet entering my room was torn off and I literally kept stabbing myself who knows what every time I walked into my room. One of my roommates had a hole in her bathroom which then led to roaches crawling all over her room, and my other roommates window would leak every time it rained as well as the window in the living room. Let me remind you we all had to pay a $90 cleaning fee EACH before move in for the “next person”. Obviously this was a scam because our place was a junk. So the last people who was charged a $90 cleaning fee for apartment 613, sorry but just like the rest of us it went straight to the staffs pockets. We wrote down everything on the sheet they gave us when we moved in and requested multiple work orders throughout our stay but in the end, we still paid for everything. And by that I mean that we paid about $1,000 as a whole for “damages” that were “above wear and tear”. My roommates and I literally only went there to sleep. We all had school full time and jobs so we were always out, never had parties, and didn’t smoke. I disputed my final bill because not only were the charges RIDICULOUS, but they charged me for a “carpet cleaning fee” of $30 when I had just had my carpet professionally cleaned. If you guys have read this far but still consider moving in to this junk of a place, MAKE SURE TO TAKE PICTURES OF YOUR APARTMENT BEFORE YOU TURN IN YOUR KEYS. I cannot stress this enough. I thankfully took pictures of my room after cleaning the carpet and that saved me from paying the $30. Unfortunately I didn’t take pictures of the other parts of the apartment which led to me having to pay other damages that were already there before move in, painting, plus $8.50 to change a light bulb and to fix the refrigeration (which is also ridiculous because we shouldn’t have had to pay for that as it is the apartments job to fix stuff like that). ALSO that $8.50 i paid for was suppose to be waived as i was told on the phone but turns out it wasn’t. MAKE SURE TO ALWAYS HAVE WRITTEN PROOF OF EVERYTHING. TALKING ON THE PHONE GETS YOU NOWHERE. Oh and by the way, no matter what, YOU WILL STILL HAVE TO PAY $100+ EACH FOR A PAINT JOB WHICH WILL BE ON YOUR FINAL BILL. I talked with staff there and so did my father about the situation and they threatened to take it to collections if it wasn’t paid for. This has been going on since I graduated in May of 2018 and it’s already January of 2019. I was disputing it through this person, Daphne for the longest time to figure out why the bill was so high and asking for proof of the damages but we found out after i wasn’t getting responses back that she was fired. I was emailing constantly and calling just to get an answer and see if my case was being looked at but kept getting the run around. I was once told that my bill had already been sent to collections but my father got on the phone and was told that it hadn’t. Finally last week after all this time my father and I were furious after we still hadn’t gotten a response after being told that we would get calls back once everything was looked into. Yes, we were upset after all this time being understanding about the new management but like I said it’s already JANUARY. I was at my wits end so of course I was upset when speaking on the phone with Barbara Amos (the financials person) but let me tell you, she was not afraid to be rude back and turns out after Daphne was fired, it was not looked at again. I finally just paid it bc no matter what, I wouldn’t be able to get justice

Overall, I have had a very positive experience living here. I did have problems with my stove smoking and making a burning smell at the beginning of the year, but I filed a maintenance report and had someone come and resolve it within a few days without problem. I really enjoy all of the amenities offered to residents. Since I don’t own a printer, being able to run by the clubhouse and print out assignments for free before class was really convenient and saved me a lot of time. Having an exercise room within walking distance has also been very convenient. I didn’t realize that using the A&M rec during the summer required you to be enrolled in classes, so having equipment here has managed to save me the money of a summer pass there as well as gas money driving to campus. We did receive a fine for cigarette butts that was really frustrating because none of my roommates smoke. But when we went and talked to the management they were very understanding and had the fine removed. There’s great closet space, nicely sized rooms, and frequent resident events with free food. You definitely get what you pay for. I resigned my lease for next year last November, and I’m happy to continue living here.

Worst management Ive ever had in my 4 years of living in College StationEDIT: PLEASE PLEASE PLEASE DONT SIGN HERE!!!I had a bad feeling the woodlands was going to screw me over after I moved out, based on prior reviews and guess what? My old roommates and I just got notices saying we all somehow owe the woodlands each $108 and that we have until 30 days or it will negatively affect our credit. My roommate called and asked what the charge was for and they explained for it an $8 charge for drip pans and a $100 deodorize charge for my cat, even though I had already paid a $500 pet deposit to begin with. Our apartment was unfurnished as well so if any damage was made by my cat it would’ve been my property so I’m confused on where this $500 pet deposit went towards.The best part is the woodlands never noticed us at all!! Yet somehow the notice I received in the mail talks about being contacted “numerous times”. BULL. When my roommate had asked about these prior contacts the woodlands associate said their legal team just needed to state that in order to overturn our accounts to the debt collector. So guess what! We can talk and complain all we want to the woodlands about how “disheartened” we are by our experience but since they overturned our prior accounts all they can do is copy and paste the same excuse for every bad review.You must be a cruel, sad, sadistic company to send these last minute notices during Christmas. Living in college station, I have lived at 3 other places. This by far is my favorite. It is the only place that finally has a 24 hour clubhouse so that really comes in handy. The rooms are a lot bigger and have more space for all my things. The maintenance crew responds quick and I have not had a complaint yet.

I have lived in the same apartment for the past two years and have absolutely loved it. I am very sad I wont be here again next year but with my roommates it didnt work out. The woodlands staff are all extremely friendly and anytime Ive needed something fixed or had a question about something they were always so eager to help me! It never took more than 24-48 hours for them to get to my apartment and fix whatever I needed fixed.

Please do not believe the 5 star reviews you see. Most (if not all) are made by residents trying to get some sort of compensation for leaving a 5 star review. They all follow the same format too (mention a specific employee name).I moved out of the Woodlands almost a year ago (May 2018) and never heard back from them, so I figured everything was fine. I didnt even try to get my deposit back since I knew it was going to be a pain to try to deal with the terrible management. My stay here was pretty terrible. Even with the new management, nothing changed. Unresponsive maintenance, broken appliances and furniture, smelly dog poop everywhere outside, nonexistent management. I chalked it up to being a typical college apartment complex...Fast forward to now almost a year later, I received a call from Southern Management Systems saying I owed a lot of money to the Woodlands, and it was overdue. I had never heard about this debt and honestly thought it was a scam. Turns out my credit score is now being impacted even though I never received notice until it was too late. No email, no phone call, no letter, nothing from the Woodlands.I reached out to the Woodlands (via the email they keep replying on negative reviews) to figure out what this charge was for. I was told it was for a Full Paint of the apartment even though that is the last thing I thought would be the reason. My roommate and I made sure to keep the apartment in good condition, and now we are being charged almost $300 each (~$600 total) for a REPAINT? The Woodlands is refusing to do anything and is just referring us to the debt collector. Not surprised.It seems this is a common thing the Woodlands does to all residents moving out based on other reviews. Its unethical, and its pretty clear they dont care about their residents. I CANNOT STRESS ENOUGH THAT YOU SHOULD RUN FROM THIS SLEAZY COMPANY and avoid getting scammed. Listen to the 1 star reviews!!! Its just not worth it.Side story: A drunk driver ran his car into a random apartment across the street from mine leaving a giant hole that exposed the whole kitchen/living room area outside. It was left like that for months, and the Woodlands would not release the residents from their lease even though the apartment was in an unlivable condition. They dont care.

My daughter has lived at The Woodlands for almost 2 years - and it is the least professional staff I have ever dealt with. She and her roommate (2 bedroom) were charged almost $400 for their utility bill for the month they were home for Christmas break - nobody was in the apartment. after countless calls and emails, the only way I could get someone to respond to me was to hold off on paying rent in February. They finally called me after 12 days and the manager acknowledged there was a water leak (2 work orders entered before the girls left for break). I was told they would investigate and break down the bill to a more accurate amount - but they charged us the ridiculous amount anyway - TWO MONTHS IN A ROW. Two girls did not use $800 in water over 2 months (one of which the apartment was vacant!) FOUR months later, the water leak is FINALLY fixed. NONSENSE. She will NOT renew her lease again. Avoid at all costs. The Woodlands may look like a resort and but beware!! It is run like a slum.

Upon move in they also left my apartment fully furnished even though we had signed that we needed it unfurnished? So I had to stack all of the cheap mattresses and tables and such in our living room. The woodlands refused to take their furniture and said Tomorrow! each time I asked for 29! (Twenty nine!) days. We couldnt use half our apartment and it was unsightly. You could feel the beats through your toes.and me and 4 other people I know got charges upon moving out sent to a collection agency without any calls or letters received? I just want to start by saying the only GOOD thing about this apartment complex is the spacious rooms. All else, is AWFUL. Starting with our move in day, we were placed and given keys to three different apartments due to my roommates room key being given to the third roommate. The day of our move in, we started having problems and have yet to stop having them. Work orders that are placed, are not taken care of and get pushed to the side. Our dryer has been looked at on multiple occasions (at least 10) and we still have to run the dryer 3 times at 70 minutes in order for our clothes to dry (and after the 3 cycles they smell like mildew.) When we heard of the management change, I became hopeful for a management that cared for their residents. Unfortunately, that was not the case. The new management placed the mistakes and miscommunication of the old management on the residents, myself and my roommate included. Random late fees were being placed on our portal which really didnt become available to us until the beginning of this year, 5 months after moving in. Along the with late fees, came lost payments from previous management that fell on me to re-pay because there was no record of any payment. I had to contact my bank and have them go through paper records to find my money order receipts. Along with that, my electric is AT LEAST $80 a month, if not more. $80 for me and $80 for my roommate, equally AT LEAST $160 in electric a month, it doesnt cost that much in my dads 2100 SQ FT house. Customer service is non existent at this complex, managers are always too busy to speak with you. I work in hospitality and this is not exceptable. I am beyond disgusted at the way this apartment complex handles their residents. I have met a handful of nice employees who actually try to help but half of them have left due to these exact issues. I cannot wait to move out of The Woodlands in July and I will tell everyone to never move here unless serious changes are made. I wish I could give a zero star rating.

Has absolutely the worst roommate matching , possible.Matched my daughter with 2 21 yr old men, then they fix it by putting her in an apt with 2 21 yr old ladies who constantly interact with drugs and made the complex aware and without a police report they will do nothing. this isnt student living alone, its whomever they can get aa lease signed by.PARENTS BEWARE, they do not solve problems they create more

Worst renting experience Ive ever had. From the day we moved in there have been never ending issues with our apartment. Weve had a couch cushion with giant burned holes in it since the first day of our lease…3 months and a thousand phone calls later we still have the same cushion full of holes. Both our washer and dryer broke and on each occasion it took over a month to get them fixed. Even when the dryer was a fire hazard! Air filter was bad from the first day we moved in. The office NEVER answers phone calls! NEVER! When you try to go into the office to talk to employees about issues with your apartment you are left talking to student employees who dont care about your problems and let all of your words go in one ear and out the other and nothing ever happens. After a big rain our foundation shifted and I have a giant crack in my ceiling and my bedroom door sticks….three weeks later they still havent done anything about it. Their bill payment methods are terrible. Their maintenance crew is not near the size it should be for the size of the apartment. Having to wait 3 weeks to be able to use the dryer without it setting off the smoke detector is ridiculous. Our AC started leaking one day, it soaked the ceiling and floor upstairs. When my roommate called to ask to have someone fix it, their answer was unless its really an emergency, we really dont want to have to call our weekend management guy…he gets cranky…seriously? Cranky? Its his job, if our AC is broken he should show up to work and fix it. Ive never dealt with such terrible management in my entire life. They come up with excuses for everything and will beat around the bush with every problem you bring to their attention. They wont listen to complaints from parents, much less the students who live here. Stay away from this place, worst leasing decision ever!The owner will reply to this review to apologize for my problems and say to call or email to discuss the them…I have called and brought up EVERY SINGLE PROBLEM weve had probably at least 10 times each and the conversation just goes in circles and ends up right back where we started. I have so many friends that live at the Woodlands and we always like to go lay out by the pool area and every time we walk through office, Olivia is always super friendly and asks how we are doing.  It’s definitely nice to walk in and always feel welcomed.  I give the woodlands 5 stars for their great customer service!

Please, for the love of everything good in this world, read this review!I lived at the Woodlands from Fall 2016 to Summer of 2018.PLEASE READ:Today I received a call from Southern Management Systems who left a voicemail saying that I owed them money. Thinking it was a scam, I did not call back until my Mom called me asking me why this collection agency in Florida called her about some apartment trying to pry information about me out of her. So, thinking it was a scam as well, she hung up the phone. Worried that my identity may have been stolen, I called this company back trying to figure out who they were and how they had mine and my Moms number. They asked if my name was Danielle and then for the last few digits of my social security number. I instantly told her that I would not share my private information with her and she hung up on me!Thinking back on the last apartment complex I lived at, I decided to call the Woodlands to see if they knew anything about this scam. The Woodlands told me that it was a collection agency they are partnered with to collect outstanding balances. Completely confused, I started to ask why I owed them money, why they did NOT call or email me to tell me about the charges, why I was not notified, and what I could do. He would NOT let me talk to a manger and said that its between you and the collection agency now. I was shocked.Bewildered and feeling like I had been taken advantage of, I called the collection agency back to figure out what the Woodlands charged me for. Yeah.. OVER 650 DOLLARS for light bulbs that were out, new paint, new carpet, and a cleaning fee (that we also paid when we moved in) but we left that place just as good as we found it! To make matters worse, I only have two weeks to pay for it or finish a dispute before it starts affecting my great credit score. They claimed that they sent a letter in the mail to me but I have received absolutely nothing. I feel trapped and taken advantage of. It was only by the Grace of God I called this collection agency back in the first place or they would have started to hurt my credit score for God only knows how long.. all because the Woodlands did not communicate to me once about any of this so I could resolve it on the front end.DO NOT SIGN HERE unless you are ready to sign a lease with people who lack integrity, do not have good character, and will want to suck every last penny out of you for charges.. even seven months after you move out.Please live anywhere but here! DO NOT TRUST THEM.

The management is INCOMPETENT and will squeeze you for every last penny. The people who work at the front desk are extremely unhelpful and the property managers were out to lunch for the entire 2 years I lived there. My payment portal was messed up for about a year and nobody did anything to fix it, despite me calling them every day for a week. The apartments are fine but definitely not worth the headaches of dealing with the front desk.

This was the worst student housing experience that I have had so far. Prior to and on move in day, the management tried to get me to sign a lease addendum that would make me responsible for paying all of my utilities. In my original signed lease, they were responsible for paying for all of my utilities (with the exception of electricity, if the bill exceeded $45. Any extra electricity charges over $45 were my responsibility). I refused to sign the addendum, because it would have increased the amount that I was paying every month and it was not part of my initial lease. They honored my initial contract, but they made my life difficult for the following 12 months. For the entire year that I lived there, the management overcharged me for rent every single month and I had to continuously call to get extra charges removed.Their front desk staff members are incredibly rude and unhelpful and were a pain to deal with every time I called or came in to try and get my rent charges fixed.In my final account statement, they tried charging me for a bunch of additional expenses, including utilities that I did not owe, light bulbs (that were all replaced before we moved out), and other things.I will never live here again and I would not recommend this place to any college student seeking housing. If you do decide to live here, DOCUMENT EVERYTHING, because they will lie to your face. For example, they will tell you that you signed a utility lease addendum when you have proof that you did not. Be careful, because they will try to get you for every cent that you have.

My daughter had signed a leasing agreement and decided not to move. She found a subleaser to sublet the apartment. She paid her sublease fee with a check. Well it has been way over a month and they have yet to process the check. We called several times and each time they tell us it will be processed in a few days. We are getting frustrated with the process. Not good business.

The facilities are very nice, and I have never had any major issues with my apartment. I have found the staff to be very friendly, and the maintenance team is very diligent about responding to service requests. It definitely has everything that I look for in a student housing complex!

Absolutely love it here!!! The staff and maintenance are very helpful! Every time we came in with questions they were quick to help and always friendly! The property manager Laney Pitman was especially helpful when we had questions about our lease. College is super stressful so not having to worry about our living arrangements is a plus! This will be my third year resigning and I would recommend the Woodlands to everyone!!!

This will be my second year living at The Woodlands and we LOVE it! We had a little bit of a miscommunication while resigning our lease, and the property manager, Laney Pitman, took the time out of her day to meet with us and took care of us within minutes. The associates were always patient, knowledgeable, and kind, and were always willing to help. My roommates and I love living here, and for them to resign for the third year says a lot about the complex. We love The Woodlands and highly recommend living here!

Was SUPER EXCITED about moving into the woodlands. Move in day went great but then the AC for my unit broke the day after. My roommate and I put a request in to get it fixed. We were told that we would be put on the emergency repair list. Window units were placed in each of the rooms. That was on Saturday. Currently our AC is still out and our apartment is still 90-92 degrees. I was excited to live here but I haven’t been able to stay at my unit because it is very hot, plus my utility bill will be through the roof because the window AC units are constantly on but do absolutely nothing. I wish I could say the woodlands number one priority is their residents but from my personal experience that is just a phrase they do not actually carry out.

Everything you’re going to read is true. Don’t waste your money and be miserable while living in this awesome town. 0 stars if I was able to.Also, just wait for the“Hey (name)! Asset Campus Housing has failed with this property.
