I rented 261n 400w cedar city, through Asset Managment for about 4 months. Let me tell you, these people will do anything to get you out and steal your money. We had a puppy in the apartment for 1 day and we came home to a 3 day notice to move out. We left the apartment spotless, cleaned carpets, and everything. The deposit came 2 weeks later to my new address and there were damage charges for blinds, air filter, and door plate, odaban from animal, remove satalite cables and equipment. $285 The lease, carpet cleaning, and cleaning fee added totaled: $470. The $700 deposit was now a check for $230. We didnt damage anything, and here are the pictures I took when we moved out. We were great tenants and always paid on time.-McClain Miller

Do not rent from these people. We havent lived through them for almost 5 years. They broke into our home without notice of showing up several times. After each if which I called the police. Came in when we werent home again without telling us. They tried to charge us 500 for damages done in the downstairs apartment not even caused by us. Lindseys husband pounded on our door after hours claiming we stole his tools and calling my husband nasty names because he is Mexican. Once in the apartment they tore our stuff apart looking for this tool I guess we stole and never found again police were called. They both left the second the police were on the phone saying for us calling we will regret it 3 days later we had a eviction notice placed by them and not law enforcement. Gave us 2 days to get out. Never had a probable cause to evict. After we had moved out Lindsey continued to call and harass my husband my husbands mom. And myself. Husband was told rent was 650 but was being charged 850-900 month. Not worth the harassment or emotional distress they will put you through. They are now going after my husband at work trying to now take his paychecks. Must be nice to harass a struggling family that has a baby and another on the way. Sick nasty people. Hope they rot and get what they deserve.

Avoid renting from these people at ALL COSTS. Things started off fine with them, but I quickly realized how shady they are. They will find any reason to keep your security deposit, will either show up unannounced, or send people to fix things unannounced, the place was disgusting when we moved in, and they overall were incredibly passive aggressive to work with. Doesn’t matter how great of a tenant you feel you may be, they’ll screw you over for their own benefit and greed. There’s a reason they have a 1 star rating. I wish I would’ve noticed that before deciding to spend my freshman year renting from them.

You WILL not get your deposit back. They are known for this. They will “find” things to fix, etc. We gave them the benefit of the doubt and now regret it. They also showed up to my daughter’s apt, un announced, walked into her bedroom while she was there. Luckily she was dressed!The apartment was gross, old and needed a severe update. We had to scrub it before we felt comfortable leaving her there.She’s found a new place, luckily. Beware!

We lived in one of their apartments for 13 months, and we had an overall great experience. We didn’t have any issues or problems. Whenever something needed maintenance, they always had it fixed within a day or less. Management was always good to respond to any questions.

If I had a zero, I’d give it a zero. They are the worst company I’ve ever seen in Cedar. First, they break into the room without notice. I probably never would have known if I hadn’t happened upon them once, they would have gone straight into the room without telling the occupants. Secondly, the carpet cleaning fee is deducted when you check out. Funny thing is, I checked out on Monday, and when I walked by on Wednesday, someone had already moved in. I wonder if they really used the deducted deposit to wash the carpet, especially since I didn’t stain the carpet.

Dont rent from them. They are slumlords. You will never get a deposit back and the lady at the front desk is one of the rudest and mouthy people Ive ever met. Easily the worst property management company in all of Utah. They dont deserve one star. The owner is just as rude as the airhead at the front desk.

DO NOT RENT FROM THESE SCAM ARTISTS!!!! I have no idea how they are still in business! They will SCREW you out of your deposit FOR ANYTHING THEY CAN and they flat outLIE about the conditions of the rental before you moved in AND after! No matter if you have pictures and prooof of their lies they will tell you to take them to court which of course would cost more in fees than the deposit you put down! They claimed I left trash and Doug poop at the rental despite my having photos after I cleaned the rental and left nothing behind! And I know many MANY other people who have had the same experience! Everyone here is so easy to work with. They are always incredibly nice when we drop off our rent and they remember who we are every time we go in. If you are a good tenant that takes care of the house and drops rent off on time then they just let you be, which is always appreciated. I would highly recommend renting through Asset! :)

READ THIS ONE! The only reason Asset Managment has bad reviews is because SO MANY people complain about getting in trouble for...... -get this-...... breaking the rules. (Boom, mind blown).Asset Management is an exceptional business with great landlords who care for their tenants, and their apartments. As long as you take care of your place, pay your rent on time, and don’t break the rules you will love having Asset Management as your landlords. Service requests are processed and fixed quickly with an experienced maintenance staff. I would recommend Asset Management to anyone I know. I want to thank them for 3 great years of quality service.

Asset Management manages a property known as Cedar City Townhomes. We were under contract to do the landscape maintenance work and were doing so when they called to cancel as they had decided to go another direction. We asked if we had done something wrong and they said know they had just found a cheaper service. We said were sorry to see you go but we understand, we will send the final invoice for the work that was provided and Debbie said she would mail a check. Now months later after multiple emails Debbie says they will only pay 20% as they canceled services. We told her no more services were performed after they had cancelled and she threw out a threat of not paying at all and letting us take it to court. They still owe us over $500. It appears their very low rating is deserved. Avoid this company. Very dishonest.

My husband and I rented an apartment through asset management for a year. If considering renting from them, one must realize that they will not give you your deposit back, no matter how thorough you are on the pre-move in sheet. I knew they had a horrible reputation, so I was extremely detailed on my sheet. However, they did not even bring that paper for the move-out inspection, so there was no way for them to recognize previous damages. If possible, do not rent through this company.

I remember this happening to me as a kid to my mom when were renting a place owned by Asset. We found a note on our door that said we missed rent so they would be taking our apartment and all our stuff. We get helped from by way of section 8 so it is impossible for rent to ever be missed. We also always paid every month on time without fail. Luckily we knew someone who dealt with owning apartments and she set Asset straight. Never bothered us again after that.Bottom line, they are lying two faced crooks. Rent elsewhere.

Asset has been wonderful to work with. We rented a home from them for the past 3 years and have always been more than helpful in regards to anything we needed. Maintenance was always very responsive and any issues we brought up were immediately fixed. When we had to move in the middle of our lease they worked with us in finding a new tenant right away and left us with no worries. I highly recommend Asset Management.

I was skeptical about renting through Asset due to reviews found on here, but I shouldnt have let those reviews confuse me. Asset was incredible in finding us a place to live that we could afford in less than a week and was there to help with whatever problem we had. I’m honestly not sure why people are saying that those who put higher ratings are being paid to post good reviews, that’s just ridiculous. If you take care of the place they were generous enough to allow you to rent and treat them with respect, they will do the same. My husband and I took care of the place, cleaned it exactly the way they wanted from the list they provided, and received our deposit back. Whenever we had a question, we went to them right away with it and they helped us through everything. I have recommended Asset to my friends and will continue to do so.

They will do anything in there power to lie, deceive, and cheat there way to get more $ from you! If you’re smart you’ll find a landlord who cares and actually keeps in communication with you. My husband and I went into Asset management to co-sign for an apartment for my daughter (widowed and single mom) and our grandchild. Tiffiny was really kind and helpful. We told her our daughter has a traumatic brain injury and that the dog had paperwork to show she was a certified service dog. Tiffiny said as long as there was paperwork that we could show, it was no problem.My daughter filled out her application online and my husband filled out one for the co-signer. When my daughter filled out her application she didnt put down that she had a pet because service dogs are not pets but legally considered medical equipment, so on the question asking if she had a pet she said No. She also had to go onto another site for the legal pet agreement and didnt notice the first time that it had a box that had you fill out info on a service animal, she only saw the pet box.This morning she called to ask a question and a woman named Lindsay answered the phone and started tearing into my daughter because she (Lindsay) had called her current landlord and he told her my daughter had a dog. My daughter explained that she was a service dog and had already spoken to her co-worker Tiffiny about the dog. My daughter had the phone on speaker, so I could hear the entire conversation. Lindsay continues berating (with the most condescending tone) my daughter over her not filling out the info on her dog and accusing her of having deliberately withheld the info. My daughter explained repeatedly that her intentions were not to give misleading info and she thought they would have made record of her conversation she had had with Tiffiny when wed been into the office. Lindsay just kept interrogating her as though my daughter were a criminal that she was trying to bust. When she realized she couldnt reason with her, she asked to speak to her manager or just another co-worker who could be professional, Lindsay insisted she didnt have a manager and refused to let anyone else take over the call. And she told my daughter to just hang up the phone if she didnt like her. I had my mouth hanging open in shock over how incredibly unprofessional and blatantly rude she was.I can honestly say Lindsay is the rudest most unprofessional woman Ive ever come across. She was literally raising her voice at my daughter and wouldnt hardly allow her to get a word in. You would have thought my daughter had committed murder or some serious crime. She shouldnt be working for a management company or any job having to do with the public.I assured my daughter that she couldnt have been the first and only person this Lindsay person had ever treated badly. So, I looked up the reviews and saw that there was only a 1 1/2 star rating on their business. Clearly this management company is terrible and I wouldnt be surprised if Lindsay had a big role in that.I gave it a one star only because of Tiffiny. But well definitely be using another property management company. If whoever owns it doesnt fire Lindsay, they may as well just shut down their business. Im so upset over what I witnessed in this Lindsays behavior towards my daughter that Im going to find out whos over her and make a complaint. I honestly hope shes canned soon. I have now lived in an apartment for a year that isnt ran by Asset Management and it been very refreshing to have a landlord who cares about you and holds up their end of the deal. Asset Management is by far the worst company I have ever had to deal with. They dont fix things such as a broken toilet and tell you just to use your roommates. Then when they decide to fix things months later, a male employee will come into your room unannounced. This is just one of the many many awful things I had to experience while living in their property. Like many others on here have mentioned, the only reason they stay in business is because college students cant find somewhere else to live with a good price. They 100% take advantage of everyone. Please dont rent from them. Save your time and money.

Please, I repeat please, listen to the one star reviews. This is the trashiest place filled with the trashiest people to manage it. Ive never had to deal with such heartless people. They are rude, 100% dishonest, and incredibly selfish. They will take whatever money they can from you without a second thought or legitimate reason. Even if you fill out the cleaning form with immense detail, they will tell you its wrong and charge you for things that were already there. Im not one to complain and rant, but I strongly encourage everybody to stay away if you care about your life.

SHORT VERSION: Listen to all the reviews! Please!These are the most unprofessional people I have ever dealt with, they are very rude, ignorant, and not above telling lies. I have never read a more selfish contract or dealt with anyone with more of a lack for human values. They are only out for the money, and they dont care what it takes to get it or how they affect others. This is very obvious just by being around them and talking to them. If I were a landlord, I would obviously have strict rules and hold people accountable for their own wrongdoings, but I would treat people like people and not suckers like this business does.I do not understand how a business with such a bad reputation and the lowest values I have ever seen in professionals can still get as much business as they do. Please dont listen to the positive reviews, I am sure they had a good experience and are posting of their own will, but your chances of being one of them can be very accurately estimated by looking at the ratio of one star to anything higher. As the president of the Cedar City Townhomes, one of the HOAs management by Asset Management Real Estate, I want to give the highest review to Debbie and her staff for their integrity and professionalism. Recently we had a local lawn service provider try to bully the HOA into paying exorbitant fees for services they said they were under contract to perform, however, they could never produce the said contract. Debbie saved the HOA hundreds of dollars for work that was never asked to be done. The service provider harassed the HOA for months without ever producing a contract. Debbie protected the HOA from extortion and saved us from paying for services we had not authorized.

Asset Management has been my landlord for almost 3 years now. For these past 3 years, they have been so wonderful to me and would work with me or help me out with anything that I need. People have had bad experiences with them because they didn’t tell Asset Management about the problem right away, did not follow the contract, or left their apartment/room a mess. I lived at the Cinnamon Tree Apartments from late 2017 to early-mid 2019, and during my time there I had no bad experiences. The managers were always nice and polite to me, the apartments were really nice and well kept, and it was a good first apartment with my wife. The only reason I did not give it 5 stars was we had months and months of the sprinkler system hitting out windows, despite numerous attempts to request fixes to this. It did not bother us personally, but the contract wants you to clean inside and out of the windows, and the sprinkler caused the window to get really mildew-y and coated it in hard-water stains. This made the contract seem unfair, since we could not compete with the damage the sprinkler was causing. They didnt say anything about it during the checkout, but the stress it caused is still worth a 1-star ding I feel.

The woman at the desk at this establishment, Lindsey, is a cantankerous, and EXTREMELY RUDE AND UNPROFESSIONAL woman. You do NOT want to be her tenant. She assured us we will be able to move in on May 6th but rudely told us we have to wait. My friend has nowhere to stay because this Lindsey hadnt bothered to clean the apartments yet. When I asked if we could start moving a few things in just for now and they could still clean, she rudely told me that she doesnt answer to me, Im not her tenant. Honestly, these guys have been absolutely fine to work with. The office ladies may seem a little rude at first but if you are nice to them the are much more willing to help you with any problems you have.In our experience maintenance can take some time to get to your place sometimes. Just keep calling and politely reminding them if this is the case for you.I want to note one experience so future tenants will understand why repairs MAY take so long. We had a broken dryer over the holidays and it took 3 weeks to replace it HOWEVER, this was not the fault of Asset or the ladies in the office it was the fault of the owner (whom asset manages the apartment for) of our specific property who was out on vacation and would not get back to Asset to OK the replacement because it was over $100. From what I understand Asset has to get approval from the property owners if repairs are over a certain price.**The new maintenance guy (Chasen) is a lot more responsive and easier to work with than the old guy.A lot of the bad reviews are saying their apartment was not as advertised... As a rule of thumb I suggest you set up an appointment to tour the place before you sign any contract with any apartment place.As far as security deposits go, we haven’t tried to move out yet so we don’t know.

They are in all honesty a good company to rent from. Turn your rent in on time, dont trash your place, talk with them if you have any problems and theyre happy to come help and fix stuff.I give a 4 because while our security deposit was small in comparison to most places, they require all carpets professionally cleaned (i.e. an actual company) on move out, which is somewhat understandable albeit an automatic forfeit of $150+ because whos going to pay even more to have their own company come in.They seem standoffish in the office at first but they really are nice.

These ladies offer clean, safe residences to people who cannot afford the overpriced, boom-town offerings of other leasing companies. I paid a month and a half at $600/mo til arriving.My wife didnt like the apt and they had no problems putting us in a nicer on for $800.Just last week, after returning to Cedar and finding a place, I went into Asset to feel them out. I love asset management compared to other renting managements. ERA and steed Corey were always a nightmare to deal with, but I havent had any problems with Asset. The house I recently moved into wasnt in the best shape because of previous renters but they management has always been super sweet and caring. Especially since my brother passed away suddenly and I had to move. They have always been decent to me.

I would give them negative five star if I have the option. Such an unpleasant year renting with them. We paid huge effort cleaning because we knew they would charge unreasonably as they always do, we didn’t even count on getting our 1000 deposit back, we just hope they won’t charge us more than that. Well surprise, we now still owe them 560. Won’t ever ever rent a house from them and I highly discourage anyone to do so.

I like to think Im a really good tenant, but after reading the rest of these reviews theres no way Ill be renting from them. There has to be better options out there.I called and told them how bad their reviews were, and that it turned me away, and they didnt seem to care. They said they rent to thousands of people, so if a few are upset its no big deal. However...The problem in these reviews appears that it isnt with people not getting deposits back when they leave the place a mess, I get that. If people destroy the home, theyre not getting their deposit back. Totally fair.The problem I am seeing, and the one that concerns me, is with their policy on repairs. Whether its with their policy on whose fault it is, or with the timeliness of the repairs being done, its obvious there is a problem here, and that its bad enough that there are 3 times as many people upset with Asset Management than with other companies, such as ERA, or wherever.So Im not sure where Ill rent from, but until management starts taking these reviews more seriously and fixing the underlying problem, I will not be renting from them.

They have stated in the lease agreement that they will maintain the rental that youre inhabiting. But as far as we can tell they wont do any of that instead when we can refuse to pay rent because they will not come out to maintain or fix anything that was broken when we moved in they said that they would fix it and instead they decided to drop off court papers. Looking over the Google reviews I found out that many people are dealing with these people in the same way as trying to just get them to fix something that was already broken apparently they will not do anything and instead well just try to evict you and still your money please dont rent from these people the sooner they get put out of business the better. we will be taking legal action against them hope they have a nice day

Agency inspected after I cancelled. Claimed I have cats and there’s damages and a freaking bird after they saw an empty cage and house. The blonde is a notorious scammer. I am a disabled veteran and it’s agreed that she’s trying to extort me for her boisterous claims and lack of evidence. Don’t rent.Update 10-8-19Spoke with the owner of the agency on the phone. I would have given this place a 0 if google would have let me. They lied in their lease agreement and never managed the apartments. They told us their was no smoking within 25 feet of the building and that there were not pets. My wife had asthma and allergies and we lived up on the second floor. There was a group that were under us smoking every day we were there. They told us they strictly enforce it and when we turned them in they told us they couldnt smell smoke. There were also many of the tenants who had cats and a couple times we had cat poop all over our porch area. Also there is an infestation of cockroaches in the whole building and they will blame it on you and refuse to spray for them. What a joke of an apartment.

Seriously do not rent through them unless youve got no other choice. Theyre awful and I have no choice but to live here. The places are pretty nice over on Cedar Blvd but I dont know how nice their other things are. Decent roof over your head, but terrible management.

I would give zero stars but it is not possible.This is literally the worst excuse for realty management I have ever experienced. They are crooks and scum bags and will steal all that they can from you. My spouse and I lived in the university suite apartments and had the worst experience with it being cockroach infested and everyone smokes inside their apartments and it comes through into your apartment. The complex is full of drugs and criminals. We didnt get any of our deposit back and we left the apartment in better condition then when we moved in. In fact they are trying to get us to pay more, for no reason what so ever. they will tact on all of these expenses that are not in the lease, which is illegal by Law.The staff are the most rude and belittling people I have ever had to deal with in my life. They seem really kind to try and hurry to get you into an apartment, but once youre there the experience is a living hell and they you cant do anything about it. DO NOT RENT FROM THEM. Paying a little more to go somewhere else is worth it they are crooks, and thiefs. It is not worth the heartache to have to deal with them. I would rather be homeless then have to deal with this sorry excuse for management ever again.

I lived in Cinnamon Tree apartments for five years in the most garbage apartment I have ever lived in. Nothing was ever fixed even if I would call them. I had mold in my bathroom the whole time I lived there (had to clean it myself every week), a fire hazard and garbage disposal that I had to have fixed myself a year into my lease. Dont sign the lease and screw yourself over because everything in it are loopholes for them to make you pay for EVERYTHING. Normal wear and tear things such as light bulbs, AC filters, and paint are normally the responsibility of the landlord (hell,that is why people rent in the first place), but in their lease they are trying to find any way to swindle the poor. My closing bill is over 1k and most of it is from issues they never fixed for me. Also, with tons of new students coming in they find it okay to increase the rent for an unreasonable price for the trash you are living in. Good luck if you rent with them and I bet all of us that have rented from them cant wait for the day they are sued for their negligent and evil practices.

Please, Please, Please do NOT touch this business with a ten foot pole. We rented from Asset for 7 years, 2 years in one house and five in another. Three years into our second rental we asked if we could pay weekly. Debby and the home owner agreed. We had several maintenance issues that were completed ignored. My husband did 95% of the maintenance (luckily he is a maintenance mechanic.) Debby is a horrible person to deal with. Her attitude is cruel and unpredictable. My husband was informed that the factory he has worked for was shutting down and he would be laid off after almost 10 years of employment. The news spread quickly through our small town and I believe Debby got word of it. Eleven days after the announcement of the lay offs, the owner wanted to see the house (for the first time in 5 years.) We were given two hours notice and had no problem allowing him to inspect the house hoping he was going to fix some serious maintenance issues in the home. He inspected our home, took pictures, told my husband and I we needed to request maintenance for the issues. Debby stood there with a stern look on her face as if this was the first time she had heard of any issues. The owner drove away and Debby served us with a 3 day eviction notice unless we paid over three THOUSAND dollars. She said it was late fees for the past two years that we were on the payment schedule. We have since learned that late fees should be assessed on a monthly basis with a statement being sent to us monthly. That never happened. We packed up our home and young children in 24 hours and left the house. We stayed in a hotel for 2 weeks while trying to find a home. Debby gave us a horrible recommendation and said we were late often with our rent and that we had pets. Nobody wanted to rent to us. PLEASE do not rent from Debby, dont have her manage your property and dont do repairs for her. She had a plumber come and fix a leaking pipe under our driveway. We ran into him a month later and he said he was never paid for the job hed completed. Debby and Asset Management are very shady, dishonest and are disrespectful to their tenants. We were so confused with the situation and with a 3 day eviction notice, we were scared and unable to seek legal help. I have looked at their website and they are renting the house we lived in for $200 more than we paid a month. I am smelling a greedy rat!

Lived at their Willowbrook property for two semesters. They say that they use the deposit for cleaning and maintenance. they told me before I moved in that they would clean the place. They didnt clean anything. There was urine residue on the bathroom floor from the previous resident and a spot on the carpet that looks like someone vomited and just left it there for a month. The single rooms are large and that is the only good thing about this place. the bedroom doors to not have keyed locks so if you want to be able to lock your door you have to change the door knob yourself. If you dont change it back when you move out they fine you even though they dont replace it. DONT RENT FROM THESE PEOPLE!

LANDLORDS BEWARE!!! Do not let this company manage your property. Worst ever! We had tenant that didnt pay rent for 3 months, Debbie did NOTHING to collect rent or send an eviction notice, we called her weekly and every week she said it was on her to-do list and she would get it handled. I had to threaten hiring an attorney to get her to evict the tenants. She sent tenants to collections and received some amount of funds and we never saw a dime!!! I was on the phone with her standing in front of our property and she told me she currently had a crew working to repair the property to its original condition, I questioned her again, she said “yes as a matter of fact I have a crew of 4 guys working now, I’m about to take them lunch” - NO ONE was at the property, I was standing there, she is a liar!!! I talked to the neighbor who was retired and he said no one had been to the property since the tenants left. He was kind enough to point one of his security cameras at the property for us to monitor it.I ended up cleaning, painting and replacing the carpet myself and she kept the deposit claiming she had to pay cleaners - the house was completely thrashed, she didnt run a background check - tenants not only had a record of not paying rent but a criminal record as well. Most dishonest woman I have ever dealt with professionally. Property owners beware - full of lies and excuses - no solutions! OH and to top it off, she was charging more rent then she told us and was pocketing the overage!!!! A year later she still claims our check is in the mail for the overage (she claims it was an accounting error) and deposit, I’ve asked her for a tracking number, she has yet to provide one. Steer clear of Debbie, lying thief!!! Other property owners have shared similar stories.

Asked them to fix the deadbolt multiple times and it never happened. They say they have fast WiFi which is BS because it was the slower than a snail. If you wanted to actually get homework done you’d see half of the willow brook apartment complex at the library. I definitely wouldn’t recommend living here even to my worst enemy. DO NOT RENT FROM ASSET MANAGEMENT!!! I rented an apartment there for 2 years and they are probably the worst I have ever seen! Just like all of the other reviews I wrote down a detailed list and took pictures of all my damages. When I moved out for the summer I was charged a routine cleaning fee, when I returned from the summer my room was trashed and filthy. It was move in day so I called them and they said they had not gotten to cleaning it so I spent a whole day cleaning the room that I left spotless. After moving out they took my entire deposit for damages that were already done and were documented on my papers. When I emailed them about it they just made excuses and never adjusted the amount. I HAVE NO IDEA HOW THEY ARE STILL IN BUSINESS.

This business is absolutely unprofessional and untrustworthy. My daughter and her roommate’s lease is up on April 30, 2016 and they were given a notice in writing that they had until April 15, 2016 to renew their lease. My daughter and her roommate went into their office on April 14, 2016 to sign the new lease and they were told that they couldn’t because someone else had already signed a lease the prior week for that property. I reached out to them and they refused to return my call or respond to my e-mail. My daughter was told that I needed to stay out of it because she’s an adult and I should mind my own business. Yet, when my daughter signed the lease originally they made me sign a personal guarantee. How convenient for them to have me sign a personal guarantee to pay my daughter’s rent if she couldn’t, but when there are other issues I need to mind my own business. Integrity is everything and its obvious that Asset Management Real Estate has none.

If you want your tenant to get way overcharged- they profit on every little thing and make up issues. I have NEVER had such awful customer service. Debbie patronizes her tenants, treats them like they are stupid and attacks them personally. They have a floating clause in their contract (basically saying they can change the agreement anytime any way they want) In a year they increase rent nearly double! From 500 to 900 dollars. I will never rent or use them as a management company.I hear JEM has much better service and prices.I have opened a case with Better Business Bureau because it was so outrageous.

I rented from Asset Management from May 2009 to October 2012. They are by far one of the worst companies I have EVER dealt with. Almost no maintenance requests went through. In my apartment complex there were two dumpsters, one was full of large items so the garbage truck wouldnt take it. I complained to them every week for THREE MONTHS. The only time they ever came by, was to inspect my apartment as I was leaving. My apartment had severe water damage on three occasions, none of which were my fault, and after I moved out I was asked to pay $130 in cleaning. That apartment was spotless. Asset Management are dishonest, rude, and not worth anyones business. I would not recommend this company to even to people I hate.

The entire time we lived at an asset property the only thing we had fixed was our door when we called as an emergency because the door handle just fell off one day. When we moved in the apartment had not been cleaned, it was horrible. Although the stone age appliances were manageable, they did add greatly to our utility bills which sometimes were over $100 dollars for one month! When I was finally able to move out we spend at least 12 hours total of cleaning the apartment, and were not even given back half of our deposits because, according to the manager Debbie, the apartment was filthy. She charged myself and my other roommate for cleaning fees in the kitchen, even though the mess and clutter at our check out time was there because there was still a girl living there! ANY other option is better than choosing to rent a place under Assets management. I didnt believe the warnings when I moved in, but I wish I had listened and spent my money on a nice place, rather than lining the pockets of these people.

I know that landlords can sometimes get a bad rap but Ive rented 4-5 places now in my time at SUU in Cedar and asset AMRE is by far the worst. Do not rent from them if at all possible. One star is far to much after Lindseys unprofessionalism, swearing & threats, but there was not an option for no stars. Please read all the negative comments & reviews on Asset Management. Also, if you have been wronged by them file a complaint with the Better Business Bureau.My daughter is currently renting a unit at Willow Brook Apartments from Asset Management. Yesterday, Lindsey and two gentlemen from Asset Management knocked at her door. Both her and her roommate were in there rooms and did not hear them knock. Thus the individuals let themselves in the apartment. My daughter works graves, thus she was asleep and woke up to Lindsey and the two gentlemen standing over her bed. They said they were there to change her mattress from a twin to a queen for the tenant that is moving in this fall. My daughter explained that she did not want to have her mattress changes as she has all the bedding for a twin and had paid in full to rent the room & apartment common areas until the end of July. Thus Lindsey got upset and said fine and then proceeded to go into the front room and left the queen mattress on the couch. I called Lindsey today to try and discuss this issue and explained that we had rented the room/apartment common area until the end of July and until then they could not put the mattress in my daughters room or the common areas. Then I inquired if the tenant they were putting the mattress in the apartment for had even rented the apartment for June or July. She said they had not for June, but had rented for July, but they had no were to put the mattress. I explained to her that the new tenant must not have rented my daughters room, because she has it until the end of July. I explained to her that the mattress could not be stored in my daughters room or the common areas and that they would need to either come pick it up or come place it in the vacant upstairs room. Lindsey got very upset and said we can come into the apartment any god damn time we want to and if we want to leave a mattress in the front room we can. I explained to her that was not the case and they would either need to come pick it up, move it to the vacant room or we would place it outside the apartment. Lindsey said, If you put it outside the apartment your daughter will be buying a new mattress I then told her that yelling and swearing at me was very unprofessional and she said a few other unprofessional things and hung up.We have rented a year from Asset Management. When we moved in there were a myriad of problems, but we called them they were very unresponsive, thus we elected to just fix them. We own a number of rentals and it was quicker just to fix them than to try and go through their process to get anything fixed. For example, we had a sink that would not drain, there response was by draino. Well my daughter had just arrived so if it was a clog, she did not do it. But, to resolve the matter my husband looked at the sink and it actually was NOT clogged. The drain plug was broken off in the plugged position and had to be replaced. The examples go on and on. At the end of the day we fixed any and all problems the girls had.I have never worked with such an unprofessional business. They are very disrespectful and rude to all their tenants. We ALWAYS paid our rent on time and from the day my daughter moved in, the apartment was by far in better shape than they rented it to us. The day my daughter moved in myself and 4 other people spent 3 days repairing the things that needed repaired and cleaning the apartment. We chose to overlook Asset Management’s short coming in the maintenance area and to keep the peace and have the repairs done timely we did them. However, in looking back we set a very bad precedence for their bad unprofessional behavior. They know if they ignore your request/complaints and then threaten you with law suits and/or eviction, you will resolve them yourself and/or allow them to do what they want. I finally had to draw the line at this mattress issue. Lindseys unprofessionalism, swearing and threats crossed the line.

WORST PLACE to BUY, SELL OR RENT from.... I rented an apartment when I first moved up here from them. It started ok they showed me this place for rent they said the person that lived there last was evicted and to excuse the mess they havnt had a chance to clean it yet. I picked up the keys and they were just about to close for the day and said to fill out the check in sheet and return it the next business day. I got the sheet and went to the place and it looked exactly the same as when i check it out the first time. I wrote down everything that wasnt clean, cleaned and then returned the sheet to let them know it wasnt clean. They did apologize at least. By June I found another place to rent and went to move out they completely ignored the fact that anything wasnt cleaned when I got there and tried charging me for paint that was there before I was there, and scuffs on the wall from the previous person. Also they kept my deposit and charged me 500 for new carpet they said it needed. I went back to check on the new carpet I was being charged for that they said they had to replace before the next person moved in. When I was invited in by that person I found that the carpet wasnt replaced at all it was the same carpet. They only could show me a bid for carpet NEVER a receipt for the carpet. Dont go through with them there is plenty of other places that could help you better then they could. Good luck...

In the majority of my interactions as a renter with AMRE, the women were unprofessional and discourteous. I could always count on dogs, children-or both-being underfoot when dealing with them and they spoke in a patronizing manner. However, there is a man that works there who is honest and kind in my experience with him. I had read and heard firsthand that they are very dishonest with refunding security deposits so I was extremely diligent in cleaning and reporting damages. I was still charged for damages which will more than likely not be repaired, as evidenced by the multiple calls to report a leaky sink, fraying carpet, and repeatedly frozen pipes that were completely ignored. It is evident that AMRE does not respect its renters or its properties.Save yourself a demoralizing experience and money in the long run by listening to reviews and choosing to rent from an honest company.

Three day notice to move out, three weeks before the lease is up. Took them 2 months to finish repairs that were suppose to be done before fall 2016 semester started. Ant problem reported and never taken care of. Hi speed internet is a joke. Furnished apartment included 2 couches, a bed and a dresser. No kitchen table or bar stools. No microwave. An oven that barely worked. Filthy laundry facilities, ruined clothes due to horrible washers and dryers. Apartment was not cleaned before move in. I could go on and on. Crazy office hours, if you are in school and have a job, good luck being able to go in and actually talk to someone, they seem to be closed more than open. When you manage to find the office open, the employees lie. Lesson learned. Do not rent from Asset Management.

DO NOT RENT FROM THEM! I rented an apartment from them and it was horrible. The floors were warped and the baseboards destroyed, and there was always mold. They rarely showed up for maintenance requests. The owners are incredibly rude and disrespectful, and are untrustworthy and dishonest. If you move in, take pictures of EVERYTHING, otherwise they will try to cheat you out of your security deposit.

My wife and I worked with asset management to find our first appartment. They were advertising a reasonable rent price for a two bedroom one bathroom appartment. We signed a lease and began to move in. As we searched the appartment more thoroughly we found roaches (dead and alive) and mold. We were told by asset management that they dont do pest control and that mold is harmless and we should just get some cleaning supplies from Walmart to remove it. We asked our neighbors if they were experiencing any of these problems. They said said they had a roach problem in the past. They also mentioned hearing mice running around inside the walls. We were not informed of any of these problems upon inspecting the appartment before signing the lease. Because of the increasingly unsanitary conditions of the appartment we decided we didnt want to live there. We explained to Debby what we found in the appartment and why we didnt want to live there. She was quick to pull out our lease (one day after we signed it) and in a very sassy, unprofessional manner point out that we were locked in for 6 months. We expected maybe a little offer from her to help us in our situation. Instead, she explained under our lease agreement why they were not obligated to help us. By the way she raised her voice and her tone, she was clearly upset with us. Our lease said that we could be released from the property only with the owners consent and within 48 hours of signing the lease so we asked her if she would contact the owner. She said she would. The following day she told us that we could be released from the contract but that they would keep our 400 dollar deposit. We didnt do anything to the appartment but move in a couch and a few boxes but because we just wanted to be done we agreed.We hope that people will listen to the negative reviews about this company. We dont want anyone to have the same experience we did. There are plenty of other options out there to find housing. Avoid this one.

Asset Managment is horrible to say the less, dont be fooled by the no application fee or even low rental rates. The women who run it are disrespectful, and overall untrustworthy. I had multiple maintence issues because of maintence neglect on there part, as well as mold growth and water leakage from a broken toilet in the appartment above me, and even after multiple work order forms, nothing ever got fixed. They dont care about the renters or the owners they only care about getting there money. They will blame you for everything even if its beyond your control, they take no responsible for anything. Beware of Asset and go to another rental mangment company. Trust me I learned my lesson.

Ive had a great time living in the Willow Brook apartments, but only because I had really great roommates, and I believe we may have gotten one of the nicest apartments in the entire complex at the time. (New Couches and Carpet) The apartments are not that terrible, be warned however, the people that run this place are called Asset Management, and they only got the first three letters of their name right. If you find any place in Cedar City thats being run by these people beware, they are not trustworthy. If you have any problems with where youre living do not count on them to fix it in a timely manner, or expect them to do anything about it. The first 2 - 3 months I lived in these apartments, we had no internet. At the time It said right in the contract I signed at the beginning of the year that they would supply us with high speed internet. (which I believe they may have changed now due to the fact they could have been sued, and a lot of people were very upset.) When I confronted the woman at their office about it, she said No, we dont have to supply you with internet. I then had the woman read me the contract, and she told me, We supply you with, sewer, water garbage, tv, and internet. When I asked her what the last thing on the list shed just read was , she got very defensive and irate, and said how it wasnt their fault but the fault of the Optimum company. I was understanding and even told her I would be happy to call the Optimum company about this problem. When I did, they hadnt even heard of what was going on. They told me they would get in contact with Willow Brook and low and behold a week later, we had internet. Thats not the only tale I have to tell however.During the winter in cedar it can get pretty cold, and these apartments are drafty at best. We were told to keep our heat on and above at least 50 degrees even if we left for the break so that the pipes wouldnt freeze, which sounded perfectly reasonable to me. About a week after the break the gentlemen that lived below us had the pipes in their ceiling break, flood their apartment, and soak pretty much everything. Even though they had their heat on well over the 50 degree limit. These places are not well insulated. When we moved in we were also promised use of a wreck room, complete with pool table, ping pong, and fools-ball, however they have codes to the door, and even though my roommate would ask them about it every month or two, they only managed to give us a code three months before the semester was over. Also, expect most of your deposit at the end of the year to be taken out for cleaning fees, even if you try to clean it as best you can. I would like to believe that this fee was being used for cleaning, but the fact that my apartment was not in a state of professional cleanliness when I moved in makes me think otherwise. if you decide to move in be sure to fill out the damage report form, or they will charge you for any damages previous tenants have caused. I got the feeling living there that they just dont repair minor damages because they can charge the next tenant for them. Unless you can find no where else to stay, I cant recommend this place to you.Godspeed
