WORST RENTAL COMPANY in southern Utah. They took 5,000 from us upon move in because we were previous 7 yr homeowners but didn’t have “Utah rental history”...then proceeded to tell us they place wasnt cleaned or painted and had a head size hole in the stairway. The list of issues continued from there the siding fell off the windows melt all the blinds the front lawn and home pipes all have leaks and are causing the concrete and lawn and foundation to sink. The dishwasher never worked there is a large crack through the Linoleum all the way through the concrete in the front entryway as well as a large crack as well as a crack in the kids bath tub. They do not fix anything only proceeded to charge more and more every month. The final straw was their uneducated handy man flooding our front lawn then getting told we needed to move. DO NOT RENT from ELAINE or this company!!!! Be careful about staying my tenant was excessively late as you OWED me rent money and deposit money back in the end….

We rented from them for 3 yrs (due to a high priced market) and had numerous issues with the rental that were never fixed and when the maintenance man Chad would come to fix something he was always rude disrespectful and condescending unless my husband was home but when my husband was working he has told me to shut up...and was very condescending on every occasion. And again we paid over our monthly rent amount every month which included their ever growing FEES but the rental was falling apart the whole time it got to the point where we would avoid calling them to avoid dealing with Chad the maintenance man...ALL they want is your money they do not care if your a family with children.

I’ve been renting their student housing for over a year while going to school, and it’s been amazing. The representatives are very nice and will help you with any problems/questions you have. 10/10 would live here again.

I had a very bad experience in JE. I applied a apartment a week ago and everything goes well, called me today told me that I need to pay more deposit or find a co-signer because of my credit score is kinda low. Thus I told me I’ll come to there office soon talk about this. I prepared all my money wanted to get that apartment. From the time I called until I get there is no longer than 30 mins. The employee sit right next to the door told me that the apartment had been taken, just few mins ago. Hello??? Who comes first?? If u guys unwilling to rent a house to somebody just say it. Don’t Waste people’s time. And can’t even get my application fee back. Anyway, this place sucks. I’ll never, or recommend people to apply from this property. And their deposit is incredibly high.

We recently sold our house and have been looking for a place to rent in Cedar City and found most places to be either non-responsive or really impersonal. A friend recommended J&E and Im so glad we found a house with them! Having a good property manager to work with when renting makes such a difference and Elaine and Nikita have been fantastic to work with. Highly recommend!

The only reason why these people have good reviews is because they pay people to do it. Run. Run so far away from them. Also the office smells.

The staff at J&E is very helpful. Before I moved in, they followed up and ensured that everything was in order before move in date. The apartment is perfect and super clean too! Weve been property managers ourselves so we understand some of the responsibility and problems associated with the job. And weve worked with 5 other companies in several different states, but J& E HAS BEEN THE BEST! They are professional in their approach and If there are things that need attention or correction, they respond as quickly as is reasonable. I love that I can always get a hold of someone in the office, by email or after hours.

Rating is well deserved but have had no contact with them for 2+ years. We now manage our properties. Would contact them first if we ever decided to hire a management company again.Managed 2 properties for us for several years. Rent collection, accounting and repairs were all handled in a professional manner. Good communication skills with tenants and us. Always had repair options with prices when necessary. Their contractors are competent and fairly priced. Office is centrally located. In our opinion, best property managers in Cedar City.

I havent had to deal too much with paying rent and such as I just moved in, but so far the experience has been mostly positive. They have been very kind and helpful when I have contacted them, it has been the actual property I have had issues with, and that may reflect more on the contractors hired to do the work than the management company, but they are, nonetheless, connected in the overall experience.The beginning went smoothly. They were very helpful and great at communicating through the application process and were great at working with me to get me in as quickly as they could. Finally the day came to move in and I was told the property would be ready on a specific day and I could pick up the key anytime after 10am.I picked up the key and arrived at the property after 12pm or so and there were workers still at the complex. I asked if they needed to do any work in my unit or if it was ready (the door was hanging open) and they said that was their last unit they needed to work on (utility installation). Somehow the communication had not reached them that my unit was supposed to be one of the first. They finished quickly, however, and I returned about an hour later and was able to get in. Not a huge deal, but slightly frustrating as I had people helping me and we had car loads that were ready to be unpacked. Once I got in there were also minor issues in the (brand new) apartment (bad paint job, patches done poorly, flooring slats that werent pushed together completely, etc.) that showed a rushed job, but still beautiful and definitely livable. Mostly cosmetic issues.I then found a larger issue on my second day here. The washer water valves had not been turned on when they were installed. I tried to turn them on so I could wash the laundry I had already put in there and water began to spray everywhere. I tried again more slowly thinking maybe I had turned it on too quickly, but the same issue. I now had a washer that didnt work with half wet clothes inside.I have also been trying to set up internet and, this being a new building, every company I have called has told me they cant verify the address and have not been able to help me. The management company seems almost as confused as I am, but have still been very friendly about it all. Hard to get upset when they have been so kind. Hoping this is the norm and not just a new tenant treatment. :) If so, for that reason alone I am giving them four stars for customer service, despite the issues I have had.

J & E has always been very helpful and kind. They’re organized, prompt, and direct in their communications. I’ve always appreciated them and their management. I’ll definitely miss it a lot when I move!

Janice Steffensen helped my wife and I buy our very first home. She worked extremely hard to set up showings in a timely manner. She is extremely knowledgeable and fully explained all the various steps in buying a home so we could make the best decision for our family. I highly recommend Janice if you are looking to buy a home she was great.

They were one of the only places I could find that would let me do a 6 month lease. Office personal were always helpful and prompt to getting back to me when making calls. The maintenance man is also wonderful and so friendly!

Just moved in! These guys were very helpful and made the move and application process go so smoothly. The property was in great condition and any questions we had were answered promptly and thouroughly.

Over the summer this year 2017, I accidentally melted the fence by not pulling the grill far enough away. They had maintenance come out to do the repair. However the repair was not completed. The gentleman said he needed the toppers for the fence and would be back in a week. It is now November 2017, it still is not complete, and they are trying to charge me FULL price for an incomplete repair.

Cedar Pointe and JP property is AWESOME! The office is always so helpful and personable and always is asking if there is need for improvement in any aspect!

As an owner Ive used J&E for over 7 years. They are very responsive. The handyman is a godsend to a owner that lives out of town. I greatly appreciate the work they do.

My family rented a home from J and E for 6 months. I cant tell you how kind and generous they were with us. We originally thought wed be there for 4 months but that turned into 5 and then into 6. They were so great every time we we asked to extend.When we first found out my husband got a job in cedar city, we had two weeks to find a place to move to. J and E had someone moving out 4 days before we got there. They had originally planned to have that particular place open two weeks after the tentent moved out but they rushed and fixed everything up for us in less than a week!They gave us a clean home to live in and responded to our maintenance requests in a timely matter but most of all they (the entire office: management, maintenance, receptionists) were extremely kind and worked with us from the beginning to the end. Well always be so grateful for them.

J&E are amazing, they are always on the ball with getting things fix, they are really good about communicating and I am so glad we found our rental they are vary accommodating!

Absolutely terrible experience, we rented for one year and the apartment was always in poor condition, and despite our repeated attempts throughout the year to get maintenance to come, the only time they did was when the toilet broke and water leaked the room downstairs, they then gave us the bill for their own negligence and lack of upkeep. Also, we one time paid rent with cash and it went mysteriously “missing” until we refused to pay and investigated. Make sure to go anywhere else.

Living at cedar pointe was the est decision Ive ever made. Its a beautiful apartment in a great location and j&e was so easy to work with and quick to respond to everything!

This is a horrible company. I rented a cabin. I asked them to come do a walk through and they didnt. Cabin has exposed wires, mice and chipmunks. None of which have been taken care of. When giving notice to leave they drop the water bill on me with late fees. Water company tells me they never pay it on time so they wont wave the late fee. OMG NEVER use this place.

Worst property management company in cedar city. They say one thing and do another. Horrible customer service....

Would give 0 stars if possible. Scheduled an appointment 1 week in advance, showed up, and this companies representative never showed. Called to find out why and was told the appointment had been rescheduled without my knowledge on a day that I could not make. They had 9+ days to call me and tell me this but they did not.Never work with this company.

J & E are a bunch of shady scumbags. They never maintain their properties, and they try to charge the tenants for routine repairs. Dont do business with these people, anywhere else would be better.

The receptionist was very rude. I would never, ever recommend this company to anyone. DO NOT GO HERE!
