I love this company. I moved away from the area but needed to leave my home in the hands of someone who was fair and responsible. This is it.....I interviewed several companies in the Ventura County area and this company means business. I knew the moment Tracey walked into my house that she and her company would take care of my home. They have have had my home 2 years now and have been extremely reliable, open and honest communication. During this pandemic they have been proactive in getting assistance for my renters. I dont know if other companies would have done this so quickly. I appreciate them tremendously and if I had another house in the area, they would definitely be managing it for me.

We are extremely picky people with a light dusting of OCD. We have owned businesses ourselves and are pretty demanding of professionals for hire, with high expectations. How difficult it is to find someone who is professional, with an extensive knowledge base yet completely down to earth - well, thats Tracy.Weve gone through quite a few realtors over the years and have liked all but one. Id have to say that although they were all great, the one I wish I could work with in multiple states would be Tracy. My father in law stumbled upon her and after such a smooth and successful transaction with the sale Of their property - we decided to use her again for ours. This was over our realtor, that we used to purchase our home initially (whom we loved). We did this because it was such a breeze working with her, and she is so knowledgeable - real estate is definitely her craft.I think what makes such a stressful situation truly bearable is when you have a trusting and great relationship with your realtor. We are incredibly hands on during real estate transactions but with Tracy- we literally just let her steer and never second guessed any decision and/or advice. It was ... amazing. Yes, there was a bit of turbulence during the escrow, but Tracy landed the plan softly. We had never done that before but shes remarkable at what she does, and we were 100% confident in her ability. As we are searching for a new home in a totally different state, we have passed over a handful of realtors, because they cannot live up to the expectations that we have developed from working with Tracy. We are hoping To find someone that is as similar to her as possible and we have not been successful.If you need to sell and/or buy a home - you need someone you can trust who has your best interest and you wont find anyone better than Tracy at Esquire Realty. I dont trust many people, and when it comes to business, regardless of the relationship; I always feel they are working for their best interest however- I have never felt that way working with Tracy. Shes a person of great integrity (this, is hard to find in every aspect in life - personal or professional!!) and very humble. Youll love working with her!

Esquire has been very professional and efficient over the last two and a half years for myself and roommates. They have handled any maintenance issues quickly and with care. Also, they do a great job of mediating between tenant and landlord. They have been extremely helpful when it comes to looking for new properties and they go the extra mile to please both parties. Monica has been especially pleasant to work with, and I highly recommend this property management company.

I was a client of Esquire Property Management since 2017 and they did an excellent job of managing my property in Moorpark. The staff was knowledgeable and responsive, and at anytime I could pick up the phone and talk with Tracy the owner. If I ever had a concern, it was addressed and resolved promptly and professionally. If the tenants had issues, Esquire would contact me (usually via email, at my request) and kept me informed until resolution. During a period of fires threatened the area, Tracy went out of her was to keep me informed of any developments with the property and tenants, even encouraging me to discus my policy with my insurance company for piece of mind.The only reason I am not a current client is I sold my property. I might mention that I used Esquire Reality (the sister company to Esquire PM) to see my home as well. That was a nice added bonus, as they already had a knowledge of my property and a relationship with the tenants. This helped bridge any gap for a smooth transition and eventual sale. When it can time for tenant close out and reconditioning of the property it was seamless. Esquire PM handled everything, the move out inspections, security deposit refunds from start to finish. Tracy walked me through not only what was and was not allowed when addressing and restoring the property but what was fair to both my tenants and me.In the end the house sale went well, the tenant departure, security deposits, cleaning and reconditioning was smooth, no hassle on my part. Just signatures (via DocuSign, which was great) and little to no effort on my part.In the end the experience with Esquire PM (especially dealing with Tracy) was a great experience. When using a management company you want to find one that is knowledgeable and fair to both you and the tenants, and I found Esquire PM to be that company I would definitely recommend then and I use them again in the future should the need arise.

Update 7/30/2021:Esquire has continued to amaze me. The team has done an amazing job navigating the pandemic and making sure tenants are taken care of while at the same time looking after the owners. Admittedly I was very afraid at the start of Q2 2020 that tenants would stop paying. But that didnt happen. The reason is because Esquire put in the effort up front to make sure quality tenants with integrity were chosen prior to the pandemic. As a result it has been easier to weather through these tough times. And because Esquire chose good tenants for me, I was able to take back some of the rent money to reinvest in the home so that the tenants have a better living experience.Past notes:Ive worked with Esquire Property Management back during their earlier days when Tracy and her team were running the business out of a smaller office in Camarillo. I view Esquire very much as my business partner in managing my real estate assets and helping me move closer to early retirement. The team always put my interests first when I was just starting out. There were times where they told me to walk away from a property because something about it seemed really fishy.Once things became more operational, the Esquire team has done a phenomenal job in ensuring low vacancy and good market rents are collected. They care about the tenant as much as I do, and they always inform me of expenses before spending any money. Its been very painless and stress-free working with Esquire. You cant go wrong with this amazing team!

Esquire Property Management has been managing my Camarillo rental property for over 5 years. I can not express how grateful I have been to have found Esquire Property Management. In my years of working with them, they have given me nothing but peace of mind. They are very informative and would provide timely status updates and rent checks. I never had to worry about any issues with my property. With Tracys legal background, I feel safe knowing that Tracy knows the law and is able to deal with any legal issue that may arise. In reference to the parking lot at Montrose manor the lady that wrote that statement is not wrong I almost get stuck coming out of my friends parking stall . As a visitor lwalkingi into Montrose manor you can see it is shabby looking no maintenance done. Wont that put the value of the condos down.

I called around to several property management companies in town and decided on Esquire. Tracy, the broker, took my call and was very pleasant and informative. I feel kinda silly, but I ultimately selected Esquire because she said it was their company policy to refresh Craigslist every 3 days. Sold! I tried self managing and had no luck and couldnt stand the marketing or phone calls I had to sift through. They rented out my house quite quickly and I am finally getting paid so I can pay the mortgage!

The day could have been disasterous, but, because they acted so quickly, it was not a bad day at all and I went into work with no stress. Thank you for making my needs important!

Can never say enough good about this company!

Did a good job while I had tenants but failed when it came time to terminate relationship. The only thing they reported to me after doing a final inspection was carpet odor from pets. When I visited the house to see for myself I discovered an alarm keypad missing (just a hole in the drywall with a wire hanging out), recessed ceiling lights dangling, and worst of all, built-in wall-to-wall cabinetry missing. When I pointed out the cabinets were missing they coldly took legal cover by referencing an email where I gave permission for the tenants to dispose of tables and chairs I left in the home. The table and chairs were referred to as items in the email (following a phone conversation which was very clear) so apparently this gave them cover to let anything be taken. My complaint about this being wrong went unanswered.

I moved from Sacramento to Ventura County and found the staff at Esquire to be extremely helpful in my move. I especially appreciated the virtual walk-thru preview and their risk-free application process.

Very disappointed, person responsible for maintenance did not solve my issue. Will not look forward or continue with Esquire Property Management once my lease is over.

The on site manager one of the properties they manage stood me up twice even after making appointments with directly him. When I complained to Esquire they initially showed concern and said they would deal directly with me but then never followed through. I submitted an application even though I still had not even viewed the apartment and was never notified it was received much less reviewed for qualification. When I called to inquire I was advised the person handling those apartments was out for the day but I could leave a message. No one ever returned that call, when I called back to follow up again, I got the same story, after the third time calling and leaving yet another message I stopped calling and all the messages I had left were never returned. Pretty terrible customer service.

Ill start off by saying that the lease was paid off in full for a whole year when signing the lease agreement to make our stay an ease for a year. We didn’t have any issues during our stay there, however, we noticed that most of the window shutters around the whole house were not in perfect condition (they were not broken, just some were unglued even in places that were unreachable). I had contacted Esquire property management to inform them soon after my move in and they let me know that it was just a manufacturer problem. I didn’t worry too much about it since we hardly even stayed in that house that whole year. The lease was over and I turned in keys; in turn, they told us that they would be charging for the repair of the window shutters! I immediately flipped out and requested them to look deposit repairs for the previous tenant or any documentation that stated that the shutters were never fixed prior to my move in date. They claimed they had pictures of the house right prior to my move in with the shutters in perfect condition. They forwarded me the pictures and the pictures indeed showed that the window shutters were in perfect condition; however, the pictures showed that the house was fully furnished when the pictures were taken. This means that the pictures were taken when the previous tenants were living there, not when the house was empty and cleaned right before my move in. The shutters could’ve easily been damaged between the time the pictures were taken and my move in date from the previous tenants. They asked me if i had any documentation to prove that I had contacted them about the shutters soon after my move in date. First of all this is not my job its theirs and no i didn’t have any documentation. This was actually hilarious to me because when I signed the lease for the house, the contract states that the only appliances that the house included were dishwasher and stove which was untrue. When I moved in i was surprised to see that a fridge was also included. I could’ve said to them “Do you have any documentation that proves that the fridge is yours?”. The fridge isn’t mine but im just trying to make a point here on how irresponsible, unprofessional and unfair esquire property management is. Also, the washer and dryer that were left there, does not belong to them and they kept them even after I was contacted to pick up the rest of my belongings. I communicated with them via email for the most part and asked them several times on the repair costs of the shutters and they never replied to that question. I haven’t received the charges against my deposit yet but im sure Ill be surprised by it.

This review is slightly low probably because of the fact that I hired EPM to help manage an eviction which is never easy. That being said my low rating is a direct result of dealing with multiple representatives (all very nice) at EPM including (Tracy, Aileen, Maria, Laura and more...). I simply wanted 1 point of contact. Getting invoices for repair work was difficult and never came in 1 email. Instead the invoices came from multiple reps in multiple emails. For the eviction process my frustrations stem from the same strategy being used. Rep (a) posted the 3 day pay or quit. Rep (b) managed most of the repair work. Rep (c) managed the last of the repair work. Im lucky to have settled outside of court or all reps would have required to testify. Lasty when EPM worked with my attorney he had the same complaints of dealing with multiple reps and not having straight answers.I know this is a lot of complaining but being a project manager by trade I value a single point of contact and organizational efficiency.

I needed to break out of a lease early due to a job transfer. Esquire aggresively marketed the property and re-rented the unit without me having to incur any penalties. Thank you Tracy.

For no other reason that this, Esquire is your best bet for property management in Ventura county.But, there’s so much more to this company! Greg Guillen is an experienced carpenter/handyman. I have heard countless testimonials from referred clients about the little things that he does for his owners and tenants to ensure that they are comfortable, at no charge. One such testimonial was regarding a plumbing issue that was going on at a rental. The tenant called Esquire about a clogged sink drain. Greg Guillen went to check on the issue within a couple of hours and used a special tool that was able to break up the clog and move it forward. There was no need for a plumber, which ended up saving the owner of the property at least $100 in plumbing charges! Believe me when I say this folks… this is completely unheard of in property management. The vast majority of property managers will not get involved at this level or get down and dirty to save their owners money. Esquire Property Management does, and that is why they have been so successful in their local market.I encourage any owner or tenant who is searching for a property management company that will deliver on all their promises and more to seek Esquire Property Management. It is a relief for me to have such a stellar company to refer valuable clients to.Hands down, the best in Ventura county, if not all of Southern California!
