I have been searching for apartments for awhile now, but my experience today with Vanessa was by far the best. She was so friendly, informative, and genuinely did such an amazing job. Having such a kind and caring person in the community center made me want to live here even more!

Are you moving to California from out of State or town? Do you feel vulnerable and helpless finding a place just using Google?! I tell ya, Vanessa is a treasure and SAVED US! We’re from Oregon. My husband got a new job in California and I stayed in Portland, Oregon packing for our move. My husband was staying at an AirB&B working full time AND looking for a place for all of us to live in two weeks!!! 😯 we found Avalon and they ACTUALLY PICKED UP THE PHONE ☎️! Very rare in Camarillo. Vanessa emailed both of us, called both of us and did everything in her power to keep the process moving. From booking initial visit, to indulging our vain requests (can you please send a picture of the outside parking space, is it near a tree, can you trim it please 😂?) Done. And Done ✅! You also get a garage parking spot that has room for some storage and your other car. Anyway, I can’t recommend Vanessa enough. She followed up with us at every turn because she knew how overwhelmed and busy we were with work and looking for a place to live, me being in Oregon, and applying at this apartment and also doing our due diligence to make sure it was a good fit for our family. I recommend Vanessa 💯! Even now that I live here she greets me by name (even though we’re all wearing masks 😷), she still knows it’s me! Our family feels so taken care of by how thorough and thoughtful she was before we moved in and after as well. All the other staff in the office have been very nice as well, but my connection to Avalon is through Vanessa. She’s a phenomenal brand ambassador for this community. I also want to add that the maintenance team is professional, fast and respectful of your home. I want to highlight Edgar for his help. I highly recommend this community. I work from home and it’s very quiet. I also have two dogs and they love it (and really enjoy the park across the street with the shaded walking path). A lot of people have dogs here and at every turn you’ll see a doggy potty spot with bags and bins. That’s been really convenient. As with any community not everyone picks up the doo-doo but the maintenance people drive around in their golf cart and clean up anything they see. My favorite thing about this place is the giant pool AND hot tub with cabanas and lounging outdoor furniture. I like that they have a mini gym, that’s one thing I wish could be better. It’s pretty small and I like a little bit more variety on weights and equipment. I highly recommend you visit Avalon and ask for Vanessa! 🙂

I just moved in last week. The staff is very friendly and helpful. I had a maintenance issue and in less than 30 minutes Rene was there to install a new fixture. I can’t say enough wonderful things about Rene. He saw I was a new tenant and he offered to show me how each appliance worked. He taught me how to adjust the AC buttons, and light the gas stove. He even showed me the most cost effective settings on the washing machine. He loves his job, and it shows. He genuinely cares about the customer. THANK YOU, RENE !!

Nick, and the whole team at Avalon in Camarillo, have been nothing but helpful in these trying times. With professional attitudes and kind faces, living here has been less stressful than living anywhere else. Nick specifically has gone above and beyond for my wife and I over the past year, answering any questions and providing help when needed. I truly cannot be more grateful to the hospitality I have found here.

Pros: very good staff; Nick in the office and Sierra at the call center were extremely helpful, and the maintenance team was quick, polite, and efficient.Cons: the appliances and the general construction of the apartment were of rather poor quality.

I’ve lived at the Avalon Camarillo going on three years and couldn’t be happier with my time here. Nick has been super helpful since the day I signed my first lease and Rene and the maintenance staff is extremely friendly and attentive. The apartment layouts are great, amenities are convenient and the community feels safe. My kids and I love living in this community and hope to continue to call it home for years to come.

I just want to give a huge shout out to Rene & crew for always responding to maintenance issues. I always put in a request via the Avalon app & they are on it right away. I just want to say thanks Rene for an awesome job u guys do. Keep up the good work!

Rene and Rafael, as well as the rest of the maintenance team are awesome! I had a water heater go out and they replaced it the same day and replaced a valve so now the ac/heater works better than ever too. They always get back to you same day on all other issues. Super friendly and great guys.

This review is for the maintenance staff and maintenance management, everyone in this department is professional, polite and efficient. from their appointment setup system to their professional high-speed service, all of my service request have been fixed and I been very happy with the service that they provide. Ive had maintenance before and after Covid and I must say the maintenance team has followed Covid protocol to ensure that your safe. Ultimately, they are the reason why we are still living at Avalon Camarillo after 2 years. Thank you so much.

Great place to live. The grounds are nice and well maintained. The pool area is fantastic. The apartment units are comfortable. If there are any problems the staff are prompt and professional, very customer service motivated. All of my maintenance issues are taken care of same day. The staff put together social events for residents to participate in (pre Covid); Thanksgiving party, halloween pet costume party and handing out roses for Valentine’s Day to name a few. Avalon staff work very hard to give its residents a great living experience. I highly recommend the Avalon of Camarillo

This apartment complex is great and the staff here are wonderful. They were very helpful during the move in process and with anything we needed help with. The maintenance team for Avalon is always quick to fix any of our issues as well. I am very happy living here, and I would highly recommend this apartment complex.

I went to check this place out recently with my roommate! We really liked the apartments and the community looks clean and well maintained!

Premises are well maintained, and the office staff are friendly and helpful.

My family and I just recently moved from Avalon Camarillo and our time spent here was FANTASTIC! We enjoyed our stay from the day we arrived to the day we left.The maintenance team was PHENOMENAL! Avalon did a great job with keeping the facility clean and attending to all our needs.Nick and Laura was a huge help to my family, and I highly recommend Avalon Camarillo.

Update--------------Since we moved away from Avalon Camarillo (AC), we have lived in a two-bed townhome apartment. The water + sewer + trash runs from $45~$54 for the past 6 months since we moved here, as compared to $75 that we have been paying fora 1-bed at Avalon Camarillo. Comments from other reviewer have suggested that the bill at AC was spited based on the usage of the whole building, rather than by the individual household. Not sure how true it is, but the difference is there.--------------We lived here for a little over a monthWe still have friends of 2 families living there and love there a lot.Here is our non-bias review:The Good:1. The community grounds are well maintained.2 minutes walk from a city park across the street. The park is dog-friendly (on the leash and see the pic).3. Staffs are super friendly, helpful, solution-driven and professional.4. Units are nice, clean and well maintained with decent amount storage spaces in the kitchen. The walk-in closet in the bedroom is very spacious (We have a one-bed unit).5. The full-size swimming pool that is well-maintained. Grills by the pool are free to access.The jacuzzi is a nice addition although we have seen tenants taking the bubble bath in there.6. There are four different floor plans to choose from. One can find one that fits their need. Some unit may have more privacy than others. The availability on their website is not entirely updated. You should always call for more accurate information.7. 30 day trial period. If you do not like your unit for any reason within 30 days of your first-month lease, you can break the contract without being charged with two months breaking-lease fee.8. Two minutes drive to 101 north ramps via Flynn Rd; 5 minutes to hop on 101 south via Santa Barbara Rd.9. Overall a pet-friendly property with some limitations (see below).10. The clubhouse is free for reserved for a private party.11. Unit comes with a garage which is a nice addition.May be deal breakers:For the time we lived here, what we’ve experienced were outlined below1. Rail noise- Buildings 5&6 or 7 are at the prime location of rail noise, including loud horns and vibration. The cargo trains and Amtrak run 4-5 times or more per day in a busy day.2. Apartment noise- Popping roof/floor. The time we lived here we were constantly bombarded by the noise from the creepy floor through the roof. Besides, having a three-year-old running around further exacerbated the condition (video clips attached).3. Garage noise- Garages underneath our unit are the other sources of noise and vibration.4. While the unit comes with A free parking spot- the second parking spot will cost $55 (parking lot) or $120 (garage).Minor:1. Paved asphalt driveways throughout the community are nice. That said, it is not as friendly to the puppies’ paws especially after a few hours in the sun.2. Grounds are mostly covered by mulch. Not much of grassy area for puppies for their daily routine.3. You may be charged $100 or $125 for the cleaning upon moving out. While we have no problem paying with the cleaning fee, I was hoping that the process can be more upfront and transparent at the time that lease is initially signed.Bottom line: Nice community served by a management team that is professional. Amenities are nice, but its part of your rent. While the apartment complex may be great for the human but not so much for your puppies. Some units have more privacy than others. Pick the one based on your discrepancy and tolerance level over privacy and noise. Unit comes with a garage. If there is an option, pick the top floor. Or pray to the lord that you have a quiet neighbor upstairs without a creeping floor.Update 2/16/2020Friends current living at the property had told us the rent for a two-bed apartment has increased to 2.8k a month after two years. Wow, I thought we are in Camarillo, not San Francisco!

Nick and Laura were absolutely amazing. They were very welcoming and displayed a general charismatic approach, which after looking for an apartment for the last two months was honestly a relief to helping me find the right apartment. Both were very knowledgeable and made me feel like I was right at home.

The community there is safe, secure & quiet. The staff there is exceptional. When I first inquired about the Avalon-Camarillo the Rep Laura Melgoza was very detailed on explaining the community of Avalon -Camarillo. Laura has gone above & beyond on making me feel welcomed & making sure, I felt right at home. Thank you so much Laura & Staff for allowing me to be part of the Avalon-Camarillo community.

Been here for three months now. Loving my place, very impressive to my guest. All the amenities are kept very well. Laura Melgoza was with me from start to finish, and took care of all my needs. I had been shopping around, and this place was the best fit. It still is. Maintenance is superb, same day service, and extremely knowledgeable. I appreciate the hard work put in to make this place great.

Nick is so amazing and was so considerate with our questions. He truly took the time to make sure we fully understood everything. I was very thoroughly impressed with his customer service. We will definitely be moving here!

Laura and staff have been fantastic from beginning to end. Most apartments are glad to get you in, but after that customer service goes down hill. Maintenance staff was always quick to fix things. Everything is well maintained. I would highly recommend leasing here12/19/19: update. So unfortunately the move out experience was not 5 stars and has been horrible enough for me to change my review to one star or zero if it was an option. Be prepared to pay almost a $1000 to replace carpet. I always wondered why carpet was being replaced so frequently every time someone moved out. Completely unnecessary when it could have been cleaned. Wish I would have read reviews or talked to others that could have warned me to have it cleaned before I moved out. Seems like every review is similar especially on the BBB which includes all the Avalon communities across the country. Seems like I had the same problem as everyone else. I have lived in many apartments and never had this problem. I was just charged for carpet cleaning. The disputing process is a joke. And the sharks at the call center do not care at all and call non stop to get your credit card number. After I had only had the bill for one day!!! This is no way to treat customers!!!!! I was a good tenant and DO NOT recommend living here unless you walk around your apartment in booties because dirt is not considered normal wear and tear!!!!!!!!!!!!

Living at Avalon Camarillo is the best experience. Ive lived here since June and am so happy in so many ways. It is peaceful and quiet. The staff are respectful and welcoming from the office to the maintenance crew to the landscapers. The neighbors are friendly and polite. We are all very respectful of each other here. The apartments are gorgeous. Ive never seen apartments so beautiful. The amenities are great too. I only wish it were a condo complex so I could buy a place here.

Avalon is a very nice apartment community. It is modern community with nice amenities. The apartments are clean and safe. There are no bugs which is a huge plus!! The apartments come with private garages. Some apartments have attached garages. Also some apartments have patio in front of the entrance door which prevents people from walking by your door. This makes these apartments even more secure and safe. This is very nice feature which not many apartment communities have, unfortunately. All the Staff are nice, professional, and responsive to all your concerns. Toni, community manager, was very helpful with all our questions/ requests and concerns. She is one of the nicest people I met. Besides being helpful and understanding she is a very pleasant person to talk with and she makes you feel you are in good and safe hands. Maintenance is very good and responsive to all our requests and the requests are taken care of fast. Maintenance manager is also very professional and responsive. I will definitely recommend Avalon Camarillo to family and friends.

We woke on Memorial Day to a loud beeping noise that we later in the day found out the water heaterWas getting ready to go out completely. After a couple of calls to the emergency bone number, Rene, who I believe is the lead maintenance man called me back and within an hour or so we had a brand new fully functioning water heater. Rene is a wonderful, caring and compassionate man who treats the residents like family. I was so sorry to take him away from his family but he never complained . Thank you for the entire Avalon Camarillo team. Great place to live!!

Me and my family moved here in February 2017 and its being the greatest move from Oxnard to here. Tiffany welcomed us here and has always been a great help. The pool and gym are always clean and a good place to relax and enjoy your time off. Landscaping is rated 10 everything is nice and neat. My neighbors are very friendly. My two children always say we love our castle. I love that the schools around here enjoy education and challenge my kids. As well as have long term success with children and there futures. This community is the best decision for any family. The high level of rent is worth it. We look forward to being here for a couple of years.

We have been here since 2013 (3 years till date) and we absolutely love this place. Very nice and spacious apartments, well maintained and peaceful. Its very conveniently located near to schools, parks and market places. Weve lived in apartments in North California (Bay Area) before we moved here and in comparison, the office & maintenance staff is excellent here. They are very prompt and responsive to your service requests and very helpful. Special mention for Bob, hes outstanding!!

I lived at Avalon Camarillo from August 2017 until I moved out January 2019 because of a new job. The management team is great especially Nick and Toni. I stopped by at the office many times weeks before the move. Everytime I walked in with different sets of questions, they always took time explaining to me how the move-out process would be like and how much and what I would be charged for upon moving out . The maintenance team is also fantastic. They fixed the problems within 48 hours every time I sent a request. I made a request to cleaning the stairways because it was kind of dirty. I thought they would call some cleaning service to do it. Instead the maintenance team did the cleaning, even the management came to help. Its a very safe community and pet friendly. Theres a park with lots of green space across the street.The thing that has room for improvement is the gym, the equipment is slightly worn out and the also the TVs sometimes did not have cable signals.Overall I have positive experiences with Avalon Camarillo

My boyfriend and I moved in at the beginning of July 2015 and were very happy living here. The neighbors keep to themselves, but are very friendly whenever I come into contact with anyone. The office staff, Rabia, Alyssa and Laura are really accommodating, nice, and willing to help! They always respond to my questions and requests promptly and with such professionalism. They are always happy and smiling. The features at the complex are really nice. I love the gym and pool area a lot. Everything is kept clean and organized in the gym and gym bathroom. The parking garage is a nice feature if you have things to store, as well as your car. And it is nice that we have both a garage and a designated parking spot. The complex is safe and prevents people from coming through the gates after 8:00pm, if they do not have access or know someone to give them access. As a whole, I am very happy with our time spent at Avalon Camarillo!

Great little community, little pricey but you get what you pay for. For example, I had a sink issue tonight at about 10:30 Pm, so I put in a work order to have it fixed. Edgar , from maintenance, called me within 10 minutes and within 30 minutes it was resolved. Thanks again Edgar!

I want to give major Kudos to Rene for all my move in needs and special requests. He was able to fulfill them very quick and fast. If there is anything you need on the maintenance end of things Rene is your guy!!

My wife and i have been here for almost 5 yrs. We dont plan on moving anytime soon, The complex grounds are always kept up and maintained. The front office and Rec room are like walking into your own home. The pool area is amazing. There are showers in the pool area that are well kept. the staff , from the office to maintenance , always have a smile and are very helpful. If we had the option to buy our apartment we would in a heartbeat.

I recently moved in and really appreciate how quickly staff responds to maintenance requests. Its a really beautiful place to live, the property is well maintained. I would highly recommend this place to anyone. They even have food trucks come by!

The customer service is outstanding! This place is only as good as the people who is running it, as well as taking care of it and the tenants. The facility as a whole is really good. The area is really nice. I check a lot of places before coming here and this is only place that stood out.

Avalon Camarillo has been the perfect place to live. It is a little pricier than most places in Camarillo but, it has everything you need and I believe you get what you pay for. Avalon is a very modern community; it is very well maintained with a wonderful staff. It has a lot of amenities. The pool area is beautiful.The service team is always very prompt. I never have to ask twice for something to be fixed. They are very considerate of my time and belongings. I want to give a special shout out to AJ for all great service and attention to detail he provides when he makes any repairs no matter how big or small.I feel very safe living here and enjoy coming home to a beautiful community and apartment. I highly recommend Avalon Camarillo.

I love Avalon Camarillo so much. I recently had a situation where my washer flooded my kitchen and so I called the emergency line. Rene who is a Tech III and other workers took immediate action. They drained the water in the kitchen, they put in new carpet, they put in a new washer and dryer, they cleaned everything and gave me some bounce sheets for drying my clothes. They had everything done by the next day. In all they did an amazing job and Rene kept me updated the whole way. Avalon Camarillo is one of the best apartment complexes I have ever lived in. I want to give major thanks to the Avalons Emergency line, the front desk, Rene, all the other workers who helped and may God bless you all. I really appreciate it.

The AVALON CAMARILLO APARTMENTS .. is the best property I’ve ever lived in my life.. the apartments are amazing, the grounds are kept to perfection, the leasing office staff is beyond AMAZING!!! Toni, Laura, Nick .. and the maintenance staff is Amazing ... if you have a problem with your Apartment . It’s fixed the same day or the next day ... in my opinion the leasing staff and the maintenance staff is like the four seasons in Beverly Hills ... the property is also pet friendly .I highly recommend the AVALON PROPERTY IN CAMARILLO.,

Evelyn and Nick went over and above when it came to welcoming us and showing us the grounds, apartments, pool area, etc. Evelyn was with us on 1 day and we brought our son and his girlfriend the next day and Nick was also incredible. He took us all over, answered every question and it is very clear.............WE WILL BE CALLING AVALON CAMARILLO OUR HOME IN A FEW MONTHS. We are counting the days. We moved cross country from Florida site unseen. The pictures were great online but what sealed the deal was the staff. Super attentive, communicated with us frequently and made sure everything was completed before we got here. So we were in our new place with in minutes of driving into Camarillo. We were pleasantly surprised to see pictures do this place no justice as well. We are truly happy to be here!!

A very nice community that is very well maintained with apartment units clean with new appliances. Common areas are also well maintained with modern conveniences. Easy payments via internet website as well as very nice staff. I highly recommend residing here if you are looking for a great place to live.

Unfortunately with all the rain last month we had a large leak in my daughter’s bedroom. The maintenance team was amazing, but especially Edgar. He went above and beyond to make sure everything was done perfectly. While it was inconvenient, I appreciated him helping with solutions until it good be fully fixed once rain stopped. You cannot even tell where the carpet had to be torn up and padding all replaced. His dedication and commitment to making sure it was done right is so greatly appreciated. That is why we love calling Avalon our home.

There are not enough words to express how my wife and I feel about our move to Avalon Camarillo. We made a major life change when we moved here from Ft. Lauderdale, Florida, after 41 years and everyone in the office made us feel that no one mattered but us. We coordinated this move over many month with Evelyn and Nick before our move in May and the transition was flawless because of their true concern for us and their business ethic. I cannot even begin to describe the entire maintenance staff here at Avalon. They too have become our extended family. We are so happy to call Camarillo our new home town and Avalon will be our home forever. I hope everyone who takes the time to read this review understands that every word is true. Thank you Avalon Camarillo for making us feel right at home from day 1.

I have lived here for a year and it was an awesome experience. The maintenance ppl were awesome, especially Bob. He was a great help! Im moving because of my financial situation but I would come back in a heartbeat. The community is safe and quite. The only downfall to this place is you have no parking for friends to come over.

I enjoyed my 4-year stay at Avalon Camarillo. The office management and maintenance staff have always been responsive, professional, personable, and engaged. Shout-out to Bob…maintenance all-star. The property is well kept with nice amenities. The community and fellow tenants are friendly and well mannered, which yields a quiet environment. We would have liked to stay, but continued lease renewal rate increases made the location unaffordable. Local office did try to help and reduce the rate of increase for this year, but it was still more than we could handle.

Beautiful grounds, friendly staff, very very quick service for repairs. Quiet, peaceful.

On 10/08/2016 Edgar came to fixed our waste disposal. He did a great job. He was so nice and respectful, he even fixed the door knob on one of our cabinets as he saw that it was broken. Whenever i see him around he always gives a ready and welcoming smile and asked how the day is. I truly love our avalon community knowing that if i need something fixed the maintenance service team are always there to help. Good Job Edgar!

As a 3 year resident at Avalon Camarillo, my experience has been an amazing one! Robert Silveira, a.k.a. Bob is hands down, the best maintenance man around. Hes such a really nice and friendly guy. He really makes me and my family feel at home. Bob is always on the run, but he always manages to spark up a quick conversation just to find out how everything is working in my apartment. His professionalism should be highly noted and revered. The service he provides is amazing. Super quick and really efficient! Of course, not to mention the awesome team in the management office like Armando Rodriquez, Laura and Rabia. Great team and amazing work. I would definitely recommend this place to anyone looking for a luxury apartment living experience.

My daughter and I moved in early August 2015 and were very happy living here. 99.9% of the neighbors are very friendly and kind. The office staff, Rabia, Alyssa and Laura are simply WONDERFUL ! They always respond to questions and requests with such professionalism and a smile on their faces.The maintenance crew are OUTSTANDING ! Great guys who get the job done and fast.We are very happy to be living here. We hope to make AVALON Camarillo our home for a while.To be 100% honest in my review, the only drawback is parking, its a bit tight and can be tricky. But, in the entire scheme of things, its not enough to change my opinion.Susan & Arielle

My husband and I have lived here several times. We have always had great experiences with the maintenance team. We recently switched from one apartment to another and Bob made the move out process easy and painless. He has come through for us several times in the past as well, saving me from a kitchen emergency right in the middle of prepping for a party and another time driving out after hours for a smoke alarm chirp that wouldnt stop. He and his team are speedy and efficient and on top of that theyre friendly people. It makes all the difference when dealing with anything maintenance related but especially in difficult and emergency situations.

I transferred from another Avalon property and the transition was seamless thanks to Keli Munk, who made sure everything was done quickly and correctly. I love the new community. I have a townhouse with plenty of room and the community is SO QUIET, which I appreciate. I highly recommend.

Friendly Staff, Beautifully Kept Grounds and Amenities, Well designed and spacious apartments!

While initially enamoured with the community and office staff, my 2 years at Avalon Camarillo had a lot to be desired considering how much you pay to live there.1)The quality of the apartments in terms of material is very builder grade and definitely is starting to show the age of the complex itself. Despite this, MY RENT WAS RAISED 6% MY FIRST YEAR!!! As previously stated I didnt stick around after my second year but the prices are comparable to AMLA Spanish Hills which has wayyyyy better interiors. Do not expect to live here more than 2 years without paying a steep price for builder grade living accomodations. Tried to negotiate a 2 year lease term to no avail in order to lock in rental rate.2) The initial office staff I had at Avalon Camarillo was STELLAR (Tiffany was the best!) but the new office staff is incompetent at best. I broke up with my boyfriend half way through my second lease. I let the previous office staff know up front what happened and they were incredibly kind but reminded me that I was still financially obligated to pay rent throughout the duration of the lease and they would consider on email sent from my ex boyfriend when he left the premise as adequate notice to vacate. However, when my lease actually ended, the new office staff insisted the my ex boyfriend provide notice through some kind of form. Despite the prior agreement otherwise and when my ex boyfriend failed to respond to both me and their attempts at contact THE NEW OFFICE STAFF THREATENED ME WITH LEGAL ACTION!!! Nick, Evelyn, and Renee handled the entire situation tactlessly taking forever to respond to emails and just generally being rude and stand-offish during a very difficult time. Eventually, my ex either called/responded to one of their emails but I would state THE NEW OFFICE STAFF ALONE IS REASON ENOUGH TO STAY AWAY FROM THIS PLACE .3)The move out process and charges are not transparent. I WAS CHARGED FOR WALL TEXTURE AFTER LIVING THERE ONLY 2 YEARS! I kindly informed them that would be called normal wear and tear but was nebulously told it wasnt. BE PREPARED TO BE SWINDLED OUT THE DOOR.4) The train being right next to the complex is a nuisance. The train horn goes off at all hours of the day and night. Your apartment will shake occasionally due to the tracks being so close.5) Upon move in, I was informed that despite assuming even one bedroom apartments will require two incomes to afford, the apartment only comes with one parking spot. I was assured that there was public parking across the street that was available to use if I could not afford another parking spot. While it is true that the parking across the street from the complex is public, the City of Camarillo within 6 months of living there began issuing parking tickets claiming my vehicle was an abandoned vehicle despite moving it everyday for work. I was eventually forced to rent the additional parking spot for $55 dollars a month.4)For a pet friendly community, there is very limited space for you dog/dogs to go do their daily business.6) While maintenance is responsive, I had simple errors prolong maintenance issues. Ex. Sink was clogged and they had to disconnect the dishwasher to access the portion of the pipe with the clog. The dishwasher was never reconnected and a seperate maintenance request had to be put in to reconnect.All in all, for the price you pay this community is in no way worth it. The hassle and headache of move out on top of the horrid staff, I would not rent here again.

Very clean, Great, friendly apartment community! Loved living here. It is very peaceful and all the neighbors are very nice and respectful. This is my 5th time coming back to this complex. The pool, landscape, gym and overall look of the community is very well maintained. The staff is very friendly and helpful. The office employees are availabe and willing to assist in anyway possible and the maintenance crew is on top of it. Any maintenance requests are usually fulfilled in less then 24hrs. The reason for four stars is because of the guest parking situation. You are only allowed 12 spots a month and if youre like me I tend to have more guests then that in a month that stay past 7pm which is when a car needs to be safe lsited by. I can see needing to safe list a car on the weekends as the guest parking is very limited but during week nights I think it should be first come first serve seeing as guest parking is usually pretty empty. Other then that this complex is great and I would recommend it to anyone as a choice place to live!

Really disappointed in what this community has become. My plan was to continue to live here so I didnt have to move again until it was a permanent move when I buy a home in a year however management has really taken a decline.

Avalon Camarillo is a nice, well kept property. However, the treatment of their new tenants vs their senior tenants is like night and day. This property waited until after the 30 day option to exit the lease with no penalty, to wreck havoc, on my peace of mind. I resided on this property for 45 days, and then one day received a call telling me to stop slamming the door. . . I found this odd because, I was always careful to close the door slowly because they automatically swing closed without any assistance from me. But trying to be a good tenant I said okay, Ill make sure i take the time to close the door, as if i wasnt doing this already.Then ten days following i received an email and letter on the door saying i had a pet and extra tenants living with me. This immediately struck me as if they ( the mgmt ) were just messing with me. Yet the reality was, I had my sister and her spouse visiting ( there had been there a week at this point ) but were considering staying as they were considering relocating, and they were the actual pet owner.After communicating this with mgmt, they told me they received emails that other people were there and a pet and this had been since i moved in. After going back and fourth over the pet and my guest ( who could be potential roommates ) i told them I would have them apply ( only because she said if my guests were there more then 7 days they had to have their approval ) .After they were denied, they left the property. However, they still tried to charge me for the pet ( both a deposit and monthly fee ) and absolutely refused to remove it, even though the pet left with his OWNERS. I made the decision to leave the property by the end of the month.Thankfully, some very unlucky person, moved into my apartment just 2 weeks after i left so i had little to no remaining charges. However, I will NEVER move back to this property nor would i EVER refer them.Oh and by the way, the emails that they received were from my much older neighbor who had been living on the property for 5+ years.Hope hes there to stay :)

Follow Up 6/4/2021:Okay its been 4 -1/2 years now and still no complaints! Just huge accolades for this Beautiful and Safe Complex! This was a challenging year and with all the upgrades & renovations to the beautiful pool and gym..we get hit with the Pandemic and all is shut down. This incredible team at Avalon went above and beyond accommodating the residents by staying on top of all Covid-19 Guidelines to keep all the amenities as available as possible! Even if it was only 2 people at the gym per reservation they opened it and reacted quickly to all the changing guidelines to open up a clean and very safe environment for all! So professional they were in always updating what was going on so you never felt left in the dark about our community. Huge props to Renee/Service Manager and all his crew, always committed to excellence in service and quick response, this too was very difficult for them during the pandemic, but they did it against a lot of obstacles!! Nick the Leasing Manager can not be more professional, helpful and caring about the residents happiness, they truly make it their mission to make you feel at home here and are always asking for suggestions or ideas how to make things even better:):):). This is a place I love to call home and hope to be here for a very long time.. Here is my suggestion, Dont Change the great operating system and personal attention you give to all your residents! BRAVO to everyone!I am so over the top happy here.. This place is top notch 5 star! The staff (leasing office and maintenance) is Amazing! I feel like I live in a resort! EDIT 7/20/18: WOW RENE is the bomb!!!!! He fixes things in the fastest fashion with a great smile:) He is so clean and efficient and left things better looking than when he got here. With Renee and his whole crew being the most efficient, responsive and professional as you can get! This is a wonderful, safe.and clean place to call home :)
