Nice and spacious apartment! But building premises or common area is not well maintained.

I have recently relocated to Buffalo, and was looking for reasonably priced pet-friendly apartment community in a good location, with good gym. The Sidway provides all these.It is a pet friendly community, 2 pets per apartment, and it has a very good gym that comes with your rental, while other places either do not have a gym or way more expensive. The apartment is also in a very nice yet quiet district. There is always a place to go eat or drink around. For dogs, there is a property across the street that you can use as a potty and the apartments lobby always has treats provided by management. The appliances in the apartment are old relative to other apartments I have rented, yet functional, so cant complain.Management is also good. So far I havent had a problem. Jackson is kind and friendly. He was very prompt in responding my e-mails prior to my move-in. The maintenance guy Dean was also friendly and able to fix some of my small problems in the apartment.Despite the good things, I have couple complaints, hence the 4 star.1- The apartment was not very well cleaned prior to my move-in. Previous tenant was clearly cooking with very heavy spices and sauces, the pantries and the apartment had a very heavy curry smell, and the pantries were covered with oil and some sort of yellow spice (I believe turmeric), the stains even after cleaning many times I couldnt get rid of.2- Another problem is the several of fellow tenants. I dont think some people over here know how to live in a community, in an apartment. They think they live in a single detached house. Some people are not able to control their dogs and corridors are sprayed with pee. Thank God there is regular cleaning. Some people leave their trash in the corridors for 2-3 days, which is also something I dont get why when there are many trash bins outside. Trash bins outside are another problem for several of tenants as they do not know they are supposed to separated their trash and put the trash inside the bin not around the bin.3-Parking garage is a problem as I believe Jackson is still working on getting extra space for tenants so I have been waiting, but its not a big deal so far as I havent moved my car yet, and will be moving as soon as I have parking spot.Overall this is a good apartment community in terms of management and amenities, and the quality you get for the rent you pay. However, some tenants need some education on basic manners.

Beautiful building in a great location downtown! The property is under new management and have done a fantastic job! The property manager and staff are super friendly, professional, very responsive in a timely manner. The apartments are beautiful inside! Very modern and homey! Since under new management they have really turned the property around! If your looking for a place downtown, look no more ! You can make this place your home!!!

Its been about two months since I moved in, and I would recommend the Sidway to anyone looking for a good place to stay downtown. So far, Ive had a good experience. The building is conveniently located, seems clean and well maintained, has an online tenants portal, a functioning gym and a good service elevator for moving stuff. Apartments are loft style with high ceilings. The current management is wonderful, theyve done a great job turning the place around (based on the previous reviews). Good attention to detail, like they send deliveries and packages straight up to your apt. Also the building is pet friendly now.

The Sidway has been a great place to live after moving in recently. The building now has a concierge which provides further piece of mind that the building is a safe and secure place to live, especially at night. The building is in close proximity (~6 min walk) to the new downtown UB medical campus and subway. The leasing manager, Kerri, is very helpful and prompt in responding to any concerns regarding maintenance, or any other issues.

I’ve lived at Sidway for almost 2 years now. Yes, it’s changed to a certain extent, but this building is old. There are consistent issues with the elevator and for the fourth time this season, I have no heat. The building keeps putting quick fixes on a known issue. I have a dog and this is an issue! I would not recommend this apartment building for the simple fact of negligence of property management.

My dad recently moved into Sidway and I love visiting! The building is always quiet and very inviting. The staff (that Ive met) is friendly and accommodating, and its really nice knowing that my dad has been able to befriend some of these people and feel safe under their care. The building is pet friendly (which I love because I love bringing my puppy to visit), and its very well maintained. Parking is very easy and cheap along Main St. or Goodell, and there are multiple entrances into the building so you never have a far walk to get inside. The Sidway is also in a GREAT location, right in the middle of the theater district surrounded by good restaurants, bars, and city action. Although you can find somewhere great to eat right around the corner at any time of the day, the area isnt overly loud at night. Overall, everything about The Sidway has been great and I would highly recommend it to anyone looking to find a place in Buffalo.

The sidway has been so great to me over the last 2.5 years. Especially since Savarnio has taken over as property owner. The property manager always responds to our requests on a timely fashion. Any maintenance requests are answered promptly and effectively. The price and location of the units is great as well! Simply put, the sidway is a great place to call home!!

Beautiful building in a prime location in the theatre district of downtown Buffalo. Well-managed and great customer service by staff on-site. Would highly recommend.

Apartment space is great. Under new management and they are actively seeking feedback on how to improve. Maintenance is quick to respond and fix any issues that may come up. We are happy with our choice to move here.

Sidway has undergone a 360 turn around since i first moved in 2017. Its a fabulous place to reside with close promixity to everything in Downtown Buffalo. Kerri (Site Manager) is the BEST...She will do anything and everything with a smile!

I live here at the Sidway. Have been here for a few months and I absolute love it. The manager Kerri is awesome and super helpful whenever something is needed. Also love John the new concierge. The sidway is beautiful, perfectly located, and all together a great place to live. The building has ungone beautiful renovations and the gym is state of the art along with the beautiful lobby. I just moved into The Sidway this year. It has been a great experience so far. The staff is super helpful and the maintanence responds to requests within 24 hours.

Very poorly managed apartment complex. When we moved in, we were told that the gym would be completed by the end of summer....it was done by the end of December. Our fridge was also not working and it took a week to get a working one. Our hallways have been under renovations now for months. Maintenance frequently knocks and/or comes into the apartment without notice. Maintenance came to replace our countertops and then everything was leaking (kitchen sink, bathroom sink) - it took a couple of days to have things resolved. Then they left the tiles of our ceiling out of place for a month despite asking a couple of times to have it put back into place. Additionally, parking lot is not plowed well in the winter so we end up parking on the street half the time. Finally, our car was broken into and our storage room was broken into in the same week - very poor security and nothing was done about it. Very disappointed thus far with our stay. And now they’re trying to increase rent.....

Installed new dishwasher and left huge gaps on both sides of it. They cut out an uneven space for it and when I emailed for someone to fix it they said they would get back to me to make an appointment and never did. Also, the new set up of the kitchen is a poor design. Our storage space was taken away with the new dishwasher.UPDATE: This place is run very poorly. As an update to my previous post, we have since moved to a different apartment because our old one was going to be updated. In the new apartment, we were responsible for cleaning after the previous tenant moved out.Another time, my fob (the electronic key to the building and gated parking) was shut off so I was locked out of the building and gated parking in below freezing temperatures because the tenant in the old apartment I had moved out of didn’t pay his parking fee (which is an outrageous $100 a month) and there was a “mixup” on the part of the people working in the office.And speaking of parking....don’t count on that being plowed thoroughly in the winter!We will not be resigning our lease when it is up, there has been too much chaos here in the two years we’ve lived here. Avoid the headache, choose a different place to live.

I have lived in the Sidway for 4 years. The building is recently renovated, and in an ideal location close to everything dt Buffalo has to offer. Staff is always friendly and helpful.

Awful management. This used to be a great place to live, but theres now new corporate management in place that has horribly mismanaged the building with erratic and nonsensical priorities. The employees try their best to help with needs and requests, but they are significantly limited by mind boggling corporate policies. I am glad to be moving out this year as I would certainly not sign an extension now. Only when going to regional management was I able to find a helpful person. It is unfortunate that the local person in place is not able to help or care about resident concerns in the same way.

Location is great to the BNMC, maintenance and leasing office are attentive to resident needs, the gym is great, and the best of its kind for the price!

The new staff is great, have been very accommodating and easy to work with.

Horrible management. They will promise you the world, but do not fall for it- they have no follow through.

Good experience moving in and Ive had minimal problems so far! Also love the amenities, especially the gym and free wifi!
