Be careful of their iron clad lease. It is not student friendly. With no amenities available during COVID, the price and penalty fees are not worth it. Drive around and you will see how sadly run down and mismanaged the complex is- sagging roofs, peeling paint, smelly stairwells that look like they’ve NEVER seen a pressure washer, poorly marked parking... the list goes on.

Spacious rooms that come fully furnished. Nice sized dog park as well as many other free extras such as a well kept gym, volleyball court, clubhouse, and mini theater. They also hold many different events regularly that you can participate in to earn free goodies as well and big rewards for resigning your lease with them.

This place is AWFUL. Everything SUCKS. Please don’t move here. I wouldn’t recommend this place to my worst friend. If that’s not enough to convince you to not move to hilltop Club....just look at any of the other hundreds of unfavorable ratings/comments.For starters, when I moved in my apartment was filthy. Damn near unlivable. I was so embarrassed to the point where I wouldn’t even allow company over. When I would bring it to the leasing office’s attention, they would give me the run around. Speaking of leasing office, the staff is the most unprofessional/unpleasant group of people I’ve ever encountered. The leader, Carrie E., should be fired. She is such a nasty person. The office staff as a whole is just not good. This place is definitely going downhill.. THANKS TO MANAGEMENT, careless CARRIE.Moving back to the actual apartment, the units have potential to be pretty good. However there is no upkeep. They never maintain anything in the apartments. I understand that some things should be the responsibility of the residents, however, if you have people living in places for multiple years... of course things will need to be touched up from simple wear and tear. That’s not the case here. Literally nothing is fixed. They claim to clean the apartment prior to move in, and they don’t. There isn’t any deep cleaning that goes on. Again, this place has potential but management is not up to par. For example, look at the other negative feedback...management seems to just copy and past the same reply instead of genuinely caring about the people. Can’t wait to move out.If you can take anything from this review, it’s to not live here.

CROCK!!!!! These people agreed to start a lease for September 2019, they made the lease for August and were messaging me in August to pick up keys. Once I informed them I didnt intend to move until September which was agreed with another leasing agent they told me I owed for August anyways and hadnt even been to the facility. The lease was signed via email sent. So I completely didnt want to move in at that point. When I told them to get with the leasing agent that new my lease wasnt suppose to start until September it was the run around. I never went physically to view and apartment or pickup keys or place deposit and now I have 14,562 they tried to Bill me!!!!!!! Dont rent from them!!!! Ill be finding a lawyer.

I have had a broken air conditioner going on a month and a half, with work order emails as proof; it is mid summer-yet to reach the hottest of days. Upon 1st maintenance visit I was told “yeah it’s bone dry of freon, there could be a leak or crack somewhere;” refilled freon and left it. I call about every 4-6 days submitting a work order, in which 80% (if not more) read “cleaned air filter”. I have spoken with managers with no resolution or updates to actually fixing the issue- let alone I’m paying rent which includes a working AC I do believe; I need to humbly verify. I have stressed it effects sleep, which effects everything in life; the world’s population can attest. I submitted a work order on Tuesday (6/25/19), left town for 4 days to come back to a 78°F apartment (AC set to 68-70) whilst the sun being down for hours. When called on the weekend: “maintenance won’t be back till Monday and an AC isn’t deemed as an emergency.” Come to find out after that instance via a former employee, it is policy that if it’s 80°F outside or below 45°F they are suppose to come out; it was around 86°F that day I do believe.Living here in this current state is sucking the quality of life to utter depletion. This is omitting other negative/disliked things, that may be seen as “bearable” depending whom you ask. I would mention the good things about this place but at this current time I don’t know how I can.EDIT: I figured to add this since it’s relevant to the maintenance service: A couple instances they (after hours call service) have had to call an “on call” maintenance employee(s), the after hours rep said “I’m sorry they aren’t answering.” Luckily, after personally resetting my breaker box 3 times it did the trick; otherwise my room would have been without power. Another time it went: “thanks for holding, I’ve reached out to two on calls with no answer, I am calling another-do you mind holding or would you like me to call back?” 45 minutes after the 20 minutes it took to reach someone-the maintenance employee showed. That call was due to my apt key had randomly stopped working. I had gotten home passed 23:00- both assigned roommates were dead asleep; no response to knocks or texts.

TL;DR: Do not move into these apartments unless you are willing to put you own health and safety at risk.Part 1/2:I moved into the Hilltop Club Apartments on May 15th. Upon moving in, I had to deep clean my room (steam-clean the carpet, mop the tile, wipe down all surfaces, etc.) because it wasnt clean when I moved in (see the pictures of how much dirt I pulled out of the carpet). Thats not huge, most apartments are like that because rooms might sit empty for a while. I had called them the day before to ask for my roommates contact info, so I could coordinate. They said they couldnt give the personal information to me, but that I had one roommate. When I showed up, I had 3 roommates, one of which spoke little to no English. Again, unfortunate that there wont be as much free room and Im a bit uncomfortable being roomed with 3 other strangers, but its not unlivable. For those first 2 weeks, I struggled to lodge complaints with the office about the non-English speaking roommate. He would routinely leave food on the stove, sometimes with the burner still on, which creates a health and safety hazard (with open food and unattended burners) he would also leave unwrapped meat in the fridge and wouldnt clean up messes in the kitchen/main area. After he received his second strike from the management company, things improved there, but it shouldnt have taken 2 weeks to do so.During and after that, I was also dealing with one of my roommates smoking (cigarettes and weed) in the apartment. On my move-in form, I had requested non-smoking, because I have asthma. When I called the office about it, they said that they had issue with him smoking in the past and that he was only supposed to do it on the balcony. In my mind, that still constitutes a smoking apartment, which I requested to not have. Regardless of that, he continued to smoke in the apartment. The next problem was with the infrastructure of the building. The toilet in my bathroom began to constantly run, regardless of if I flushed it or not. Not only is that a huge environment waste, but it was reflected in my utilities bill. After submitting 3 work requests and almost 2 weeks later, they finally fixed the problem (but it still runs from time to time if you dont flush it just right).Another recurring problem is with the other residents of the apartment complex. They routinely would host large parties on weekday nights. To date I have lodged 6 noise complaints with the police. Thankfully, it stops once the police arrive, but I really dont think that should be a problem I should have to deal with more than once or twice.

The apartments are still livable, so I guess thats a given with the price. Maintenance is pretty quick, but they dont always fix the problem all the way. The office is not understanding about anything, and I totally get that you sign a lease and that is a binding document. However, if there are any issues, whether or not the issue was caused by you or them, they have no patience or even understanding.

If only I had read these reviews before moving here. First I’m going to start with the property. These apartments are very old and not kept up. You can tell nothing has been replaced in the apartments unless something is broken. Old kitchen appliances, washer/dryers, carpet, blinds, living room couches, ceiling fans, etc.. There is always trash over flowing at the front, they barely clean the grounds( always trash everywhere), they pool was gross this summer. Maintenance does the bare minimum to fix something and don’t even wear shirts that let you know they work there. They probably aren’t even trained to do some of the fixes. Breezeways are gross, they clearly don’t clean those.Next, the move in and out process is terrible. Moving in your apartment is gross and basically I found out today they don’t clean common areas if something else still lives in the apartment. Carpets aren’t cleaned before you move in (as they claim they are). You can tell they don’t check stuff before you move in because things are broken when you move in. And moving out is terrible. They want to charge you for everything that they should be doing anyway (painting, cleaning carpet , etc...) I was charged for a few things that were like that when I moved in. Also plenty of things were left behind from other people whole lived there and since the hilltop club checks the apartments why am I being charged for previous people who left things.Lastly, the staff and the corporate office are very unprofessional. CARRIE is supposed to be a property manager but is very unprofessional to have that job title. If you are the leader you should be the most professional because the staff is going to follow her lead. If she’s like that, that’s exactly why the rest of the staff like that. Also, they can’t keep staff every time I go in the office there is a new face working. They always give you the run around or try and talk down to you because I guess they think we are stupid college kids. They take forever to fix things or if you express a concern it is never handled. I always have to call the corporate office and they barely are a help. And they NEVER have a complete answer for anything. Like do y’all even know what y’all doing ????? Most of these reviews say the same thing so hopefully they get a whole new staff!!!Don’t move here unless you absolutely have to. You’ll be very disappointed.

So there was a shooting here not too long ago, so Im not sure how safe this place is anymore. In a misguided attempt to make it safer, theyve posted a guard at the gate after 8pm who will not let delivery drivers or Uber drivers in, so good luck getting that pizza or not having to walk all the way to the front gate in the rain. Whats funny is that if you come before 8pm, you dont even need a pass and can just easily follow someone in. People do it all of the time. It seems like every time something happens, they overreact and just make things difficult for everyone paying to live here. Plus theyll tow your car or try and charge you money for the stupidest reasons. I know of some people who lived here for over two years who were treated so horribly that they finally decided to move out. This place gets their hooks into you by making you sign a lease, and then youre stuck. Whatever you do, dont do it! There are plenty of better and cheaper options. Ive lived all over, and this is definitely the worst place Ive seen, and I havent talked to anyone here who didnt feel similarly.

I surprisingly lived at Hilltop Club (formerly College Suites) for 4 years and the main reason was because it’s very affordable. I’ve seen a few changes for the better, but a lot of issues yet to be addressed. This review will be pretty lengthy.Pros:Rent is about $400 a month with everything included and the apartments are pretty large. They made some nice improvements about 2 years ago that included updated wood laminate flooring, new couches, and flat screen TV’s provided in the living room. They also added a dog park to the property. There are a few nice other amenities provided including a gym, basketball court, small movie theater room, and swimming pool. A few office members are very responsive and helpful.Cons:Unclear responses depending on who you speak with in the office. The gate does absolutely nothing to provide safety to residents and it is much more of a nuisance than anything else. At least once a day people who did not live in the apartments would wait by the gate until I opened it and follow me in, or they would just pull up to the gate with it closed where I would be forced to open it for them to even enter the property myself. Once the gate is opened then a nonstop stream of cars can enter into the apartment complex. Many people would just pull in the wrong gate to enter into the complex as well.Safety of residents is definitely not a main priority to Hilltop Club. In my 4 years as a resident, there were well over 15 to 20 instances of gunshots fired in the apartment complex or cops reporting to drug issues and no drastic measures were taken to reassure residents that our safety was a priority. I have never heard a discussion of putting cameras throughout the complex although that would be a relatively cheap fix to make it a safer community. After one shooting they had a “security guard” at the gate checking people in to prove that you were a resident or that you were a guest of a resident, but that lasted for only about a week and then it was nonexistent. Just a few months ago, the SWAT team was on the property looking for residents because of some drug-related incident. The management will essentially let anybody sign a lease to live here so you never know what kinds of people will be your neighbors.A personal situation that I had to deal with was that our apartment went from October 2016 to May 2017 without a properly functioning AC/heat unit. I filled out well over a dozen maintenance requests and they would repeatedly tell me the unit was functioning correctly or do a quick fix to make it work for a few days then it would go back to malfunctioning. I would even include pictures of our AC set on 69-70 degrees and the actual temperature in the apartment would be 77-78 degrees. There were a few instances where the maintenance team would close my request without ever even addressing the issue. Kaleb in the office was great at communicating with me, but it was still ridiculous that it took over 6 months for them to finally admit that our unit was broken and needed to be replaced. They replaced the unit and it worked fine for a while and then began to malfunction so I had to enter a few more maintenance requests for them to realize that the new unit was improperly installed. After about 9 months in total, we finally had a fully functioning unit. There have been multiple other instances when I entered maintenance requests for things such as the front door lock malfunctioning and they would close the request before actually taking care of the issue. If you want an affordable college apartment and aren’t too concerned with feeling safe on the property or not worried about feeling as if the office is always trying to get over on you, then this place is for you.

If you’re into huge fights on the basketball court, drug dealers on every floor, being harassed from the front office to resign when you just signed your lease and you tell them you’re not interested but they keep calling anyway, trash bags being left all throughout the parking lot, casual shootings on late Saturday nights, the constant annoyance of waiting for “guests” to open the gate to enter. Just take the gate downs they’re pointless anyone can enter so it does no good. Most people who live here I feel like aren’t even residents. The guest parking spots are always full. So yeah if you’re into those things then come on down!! If you’re like most civilized humans I’d recommend spending another $200 a month for rent so you can feel safe.

Also with that being said, with loosing all our groceries, when they decide to finally fix our fridge, we will have to replace our food. The entry gate, was put in for resident protection 3 months ago, and in only a month it was broke and never fixed. There should be security at the gate till its fixed. Our protection should be 1st priority, especially after past occurrences.Dont re-new your lease, even if they offer *dollars amount* gift/visa card. During my stay, I had no complaints regarding my roommates, the living area, or campus. However, several times our air conditioner went out in the heat of the summer. We each put in several requests and every time the maintenance person would come to fix it, he would only add coolant, which would result in the air not working again in a few days. Finally, after numerous complaints/requests, the maintenance person actually bought the part for the broken air conditioner unit. He told us it would be an entire week before the air conditioner would work again, so we went without it while the temperatures were in the 80’s and 90’s. The “gated community” was not gated because the gate did not work the entire summer. Management sent multiple notifications to renew my lease, even after personally telling them I was not renewing. During move-out I also received multiple charges for items I did not even receive (including $75 for a gate remote that they were out of). I would be weary of signing a lease with this company.

I normally don’t do reviews and stuff but I wish Inwouldve never came to these apartments, I honestly would rather pay $200 more a month at another apartment and get what I want that to live here! I should’ve NEVER signed my name to a lease here!!! Please DO NOT COME TO THIS APARTMENT COMPLEX!!!

This place is HORRIBLE. I stayed with them for 2 yrs and paid my rent on time for every month and even sometimes in advance but coming to the last months prior to my leaving, they came up with outrageous charges that they had no actual proof of and even made me pay for a stolen t.v. set which I wasnt even living there at the time.I really wish I could say something nice about these MONEY HUNGRY HOGS but I cannot. They are out for your money.

I lived there for about 3 years, in that time one of my roommates was charged for not taking her trash to the dumpster, even though we always did. We had nice and when they sent the pest control guys in to deal with it they laid out sticky traps. A mouse was caught on Fathers Day and they refused to send anyone to deal with it forcing my animal loving (she went to school for animal conservation) roommate to deal with it. I also had toilet trouble for a week while my roommates were away, my toilet wouldnt flush and they sent the maintenance guy up three different times to deal with it but it never got resolved. I had to drive to the gas station to go to the bathroom. Finally when I put my foot down they accused me of flushing things down the toilet and told me I had to pay for it. Long story short, my dad also is a maintenance guy in Louisville and I knew what they were doing wasnt right so I didnt pay for it. There were months (Christmas and summer break) where my roommates and I werent home yet we still had utility overages.Overall they dont care about you just your money and they will figure out any way to screw you out of it.

Absolutely the worst apartment complex to live in. Multiple shootings and break-ins have happened here for years and no action has been taken to ensure the safety of their residents. Non-residents constantly linger in the parking lot and frequently break into fights. The staff is useless and will do whatever they can to take your money. No background checks are done, and no action is ever taken when something is reported about a resident. Many drug dealers and drug users live here. They never give you notice if they randomly place someone in an empty room in your apartment. The property is littered with trash and the outside of the buildings and the staircases are stained black from neglect. The inside of the apartments are old, moldy, unclean, and out of shape. Will never even visit here again.

This apartment complex and its management are by far the worst and most stressful thing Ive had to deal with in all of my life. I forked out hundreds and hundreds of dollars for a living here a little over a month, and I stayed there ONE NIGHT. They are calling me clear over month after Ive been moved out trying to charge me $70 for electricity that I did not even use and have threatened me with collections agencies if I dont pay for the electricity I did not use. They are ignorant and have no idea what they are doing. They look for anyway they can to get money out of you. Its pathetic and I will never, ever, ever recommend anyone to live here. Id rather live under a bridge. Its a scam and a joke.

Hill Top Club will not take threats to your life seriously. In July this year college suites placed me with a pill addict who attempted to sell me narcotics within several days of being there. After I refused she took the first opportunity she found to enter my room and steal all my money from my purse. She has also broken into my room and stolen the cash I was saving for rent and later that night when I came home my cat was not in my room. I reported this to the staff and police and no action was taken. She has stolen my property and due to her drug induced mental illness threatened to get one her friends to murder me in my sleep. I had a second room mate this year who was also a drug addict. The 2nd room mate stole from the one 1st one. They feuded. The 1st took an axe and hacked her room door to gain entry. Nothing was done about that either. This room mate in no way has the capacity to have rational conversations about compromise and lies skillfully. DO NOT COME TO THIS PLACE!!!! You may get placed with people who have a REAL personality disorders. What happened to me could happen to you!!!

Terrible place if I could rate it any lower I would. First they completely disregarded my roommate request I asked only that I am roomed with non smokers and all of my roommates smoke. The house smells like smoke and my clothing smells like smoke. They fined us $135 for leaving a chair outside (which my roommates use to smoke). It has been out there since i came to this place. They could have at least warned us. They do not have any real appeals process. For example a roommate dumped a large amount of his trash next the dumpster. They fined the everyone and I tried to appeal it and I was told unless I got my roommate to confess their is nothing they would do. Why cant they use that money and buy some cameras. Some but not all of the staff are rude. I suppose they are not trained in customer service. They send loads of spam to my email account. Additionally they make it impossible to break a lease. The only way to break it is if you get someone to replace you and they have to approve that person. It also took them three weeks to repair my washing machine. After i made 10 calls to their office and submitted 5 online maintenance requests. The gate they have has been broken for 3 or 4 months. I assume It will be fixed after the end of the semester when people are coming to look at the apartments.I had to pay a fee at the beginning for a clean apartment. Which was not very clean and the bathroom floor was sticky. The the beds are actually full size beds fit into queen size frames making them move thought out the night. Most of the time I go to the 24 hour club house there is no one to allow me to use the amenities. Making a 24 hour clubhouse some what pointless. The exercise equipment is frequently broken and the free printer is always out of ink. The internet is slow and cuts out sometimes. It may seem like a cheap alternative when you look at the price compared to other places but they will nickel and dime you with arbitrary fees and the quality of service is terrible. No warnings just fines. Offering false promises and very deceitful.

Ive lived in two different buildings (6&4) and my experiences in both were awful. Since Ive lived here there has been multiple shootings, two of which happened right outside my apartment, there has been break ins, cars smashed, and whatever else you can think of. Hilltop club has done nothing to make its residents feel more safe. I constantly worry walking to my car or to my apartment. There is trash everywhere. The dumpster is at the front of the complex causing people to just leave theyre trash everywhere. There is no parking for visitors. The employees never know the answer to a question, you have to go through atleast 5 workers to get an answer and youll be lucky to get an answer in a week. The recently built a dog park which is the only positive thing I have seen while being here. The wifi sucks no matter how much you pay. My wifi was shut off for 2 weeks for writing a rent check a penny short on accident. Guess what? No workers knew how to turn the wifi back on.The matenince takes forever. My roommates and I waited 2 months for an apartment to be ready so we could move from the gross building 6 and when we got the building 4 almost no lights had bulbs, the sinks were clogged, the dishwasher hardly works, the washer only used scolding hot water, the fridge runs, and the door hardly opens.Hilltop club is cheap and definitely shows it.No security or any sense of safety. I do not recommend living here one bit.

The worst place I have ever lived! The staff are rude and arrogant and my roommates were the worst people I have ever met. My roomates were loud, obnoxious, dirty, disrespectful, and all around the worst. The office staff took no action in trying to improve anything and I highly encourage everyone to reconsider this slum as a residence.

This place is disgusting. They are quick to jump on you for fees if you dont know anyone there. Ive been threatened to be charged $50 for cigarettes on the property when I dont smoke, a friend of mine $50 for having his bike under the stairs (who knew it was such an important part of real estate), there have been SEVERAL incidents of drugs and weapons and just ghetto behavior since I moved in about a year ago, and my upstairs neighbors are constantly loud. I keep waking up at 3am from their obnoxious parties. Maintenance sometimes will take ages to deal with an issue, often times its best just to go up to the office. Theres really no wiggle room with these guys. No kindness or remorse from any of the staff. There are things they could do to make your life easier with no hassle to them, but if youre not paying them some sort of fee, its not going to happen.I have to constantly wipe down the windows and bathroom for mold. I dont know if the rooms not insulated properly or what, but its a lot colder than the rest of the house and moist enough for mold to grow. The wifi is atrocious. It tends to go out at random times or dip down to a few kbps. All in alll, I dont feel any reason to stay here. Its pretty, but this rose has a lot of thorns with not much scent.

Maintenance seems to have nothing but an attitude and god forbid you need the internet. If youre planning on living here and rely on the internet at all, then youre just out of luck. I havent seen internet this slow in 10 years... Dont worry guys, well have the internet upgraded within the month as were already working on it. Next month guys, we swear. ... Yeah..

The staffing is bullshit. I was supposed to get an apt. here and when I went in to pay, they suddenly tell me about all these extra fees that they didnt mention in the lease or anything. I came in the day before and even the manager didnt mention anything even though I straight up asked about everything.
