Dear Sir:I am a tenant in apartment #1704 of the Thomas Jefferson Tower located in Birmingham, AL. I have a management service and maintenance concern that Id like to share and hopefully receive a response from someone who can address my concerns or, at least, provide a response that does not delay action on the issues.First, I have experienced rainwater pouring into my apartment since January. It has occurred on four (4) separate occasions, and I have submitted maintenance requests to the apartment building management team since the first occurrence in January. There is initial, temporary movement by the apartment management team, but now, there is no response to my submissions. After the first couple incidents and complaints, I received the standard Were working with a contractor on it. On the 3rd incident, Zack - a maintenance technician - visited my apartment with a trainee and said, Did we send a contractor to your apartment? To which I replied, No. Zachs response: Oh. I thought they came here. We will have them come here right away. Of course, no one has come at all.My apartment leaks at one wall when the rain direction is against that wall. After the first occurrence, the apartment manager - Paris - stated that I wouldnt have to worry about it happening again because it rarely rains on that side of the building. It has occurred three (3) more times since, and now she never shows her face, sends an email/text message or makes a call in response to any of my maintenance requests. During this last (fourth) occurrence, rain was dripping from my ceiling, and my ceiling is bowing on that side of the apartment. I would think that this indicates damage that could eventually come into the apartment. No one has responded as if to say that this is a minor issue.The comments above are just for the maintenance issue. As for the service issue, I received a bill with two (2) charges for water. I paid my bill with the exception of the two (2) water charges - a grand total of $15. I inquired to the management team as to which water charge I should pay. No one responded and I received a notice from Paris indicating that legal action would be taken if I did not pay the remaining $15. I then had to find on of her assistants to inquire about the water charges and finally got an answer. I was shocked, disappointed and even disgusted at the sense of urgency around $15 but absolutely nothing regarding the leaking water problem. I cant imagine that anyone in that organization views this as decent service by Paris and her team.

The staff is kind, but very inexperienced. Among the many disappointments and headaches of a recent family wedding, the STAFF CUT THE WEDDING CAKE AND SERVED IT TO GUESTS BEFORE THE BRIDE AND GROOM HAD THEIR CAKE CUTTING CEREMONY! Its a moment that they can never get back and is heartbreaking. Even if you arent paying attention to the wedding, Its obvious if a cake has not been cut yet.The venue also had water all over the floor from leaking windows, no maintenance personnel on staff and was unorganized. Security is non existent.The staff, especially bartenders, at Roots and Revelry are incredible. The best part of the venue by far!!The space is pretty and they have the potential to be a wonderful venue but need a lot of hand holding. Make sure you have your own wedding planner or day of coordinator to keep the event staff on track, and be prepared for wedding day disasters for either the bride or coordinator to handle.

Nice ballroom for wedding receptions. A convenience store on the premises is well stocked with incidentals one may need. Twenty floors provides for some breathtaking views of the city, classy upwardly mobile residents, nearby entertainment venues, seems like a quite a nice place to live.

Ive lived here for two years, and its been a wonderful home for me. The office staff and maintenance team are extraordinarily accommodating. The manager is constantly looking for new ways to bring people together through events or new accommodations. Its the first place Ive lived where Ive felt that management genuinely cared about the wellbeing of its residents. Great location and access to the city.

We were completely let down by the tour of the apartment home. It was so dirty. I mean really dirty! I was in Property Management for 20 years and I would have said I had nothing to show if I didn’t have a cleaned apartment ready to show. You never show an apartment like that! Also the leasing agent told us we had to put our masks on but then we got on the elevator and two vendors were allowed to get on the small elevator with us without masks. He said the large elevator was being using for someone to move. The apartment looked nothing like the pictures. I’m glad we looked because originally I had said my daughter could lease that apartment without it being seen and I thought we’d be happy with it! I’m so glad she didn’t!

I am a current resident of Thomas Jefferson Tower Apartments and recently completed a new lease for this coming up year. This was an easy decision to make after checking out a few other properties close by and realizing what a great situation I was already in. My time here has been nothing short of amazing and I would personally like to spend a few minutes here to explain why. Although many properties offer similar pricing and/or amenities, in the end they lacked the professionalism and caring nature of our staff here at TJ Tower. My experiences with everyone from the property manager (Paris), leasing consultants (Andrew and John), and all the way down to the maintenance technician (Justin) have left me completely satisfied and enthused to be a continuing resident here. In a day and time when customer service is a quality in which most organizations fall short, the staff here at TJ Tower has made every possible effort to ensure my comfort, safety and overall general well-being. I simply cannot give them enough praise in the space provided, but can honestly say with complete certainty that this is by far the most complete and caring staff ive encountered in 20+ years of leasing here in the Birmingham area. I would highly recommend this property to anyone considering a change in residency, and am lookimg foward to yet another fantastic year in the building which Im so happy to call my home.

I haven’t moved in here but I went to view their apartments to see about moving in here and guys..... these apartments look NOTHING like the pictures did. The apartment we viewed was a HUUUUUGE let down. The counters and stove in the kitchen were dirty from the previous tenants still, the windows looked sketchy, the rooms were very tiny and it just looked so dirty. The bathroom wasn’t like the pictures. I was very disappointed. The pictures online made me feel like this place was going to be THE PLACE I wanted to move into. I left here wanting to cry because of how awful it was compared to the photos. I wanted this to work so bad because of the beauty of it as well as being close to UAB. I’m so sad this isn’t what I thought it was based off of what I saw online. DEFINITELY need to look at this place in person before making a decision.

I could have loved this place; the units were beautifully remodeled and the views of the city are spectacular! It is conveniently located within walking distance to numerous restaurants, Railroad Park, and Regions Field. For the most part the staff was friendly and helpful, and made an attempt to be accommodating. However, this was the worst place I have ever lived!!I get that apartment/downtown living comes with its noise issues, but this place was non-stop noise all the time. Between the traffic, bus station, railroad, and bar/nightclubs there was no escape from the noise. Upon many occasions there were parties and commotion going on till 3 in the morning! I was so unhappy here that breaking the lease was a must for me; I only stayed for a month and a half. I think that I was misled into thinking this was a nice and safe neighborhood and their slogan is Live Above the Noise! it was more like living in the noise! Before signing my lease it was implied that because the police headquarters is right across the street the neighborhood was safe; later after I had complained about the noise I was told that they could file a noise complaint about the 2 bar/nightclub establishments next door with the police department, but they would likely just go to the bars and have shots with the patrons. The noise coupled with the drug and alcohol bottles found next to my car were more than enough to make me get out as fast as I could. If you are not a party all-nighter and enjoy a little piece and quiet, do yourself a favor and DO NOT LIVE HERE!!

The views are worth living here by itself. Staff has always been friendly and able to handle anything Ive thrown at them. Location is impossibly good as I like to be close to the action but this place IS the action. Theres constantly things to do here, as well as all the surrounding concert venues, restaurants and boutiques. No more sitting on 280 filled with anxiety about making an appointment on time or inventing new cusswords on 459 when I have to merge across 4 lanes of traffic. Its all here.

At this point, my frustration comes from the lack of concern of what happened to me RIGHT in front of the building. I was called the “N” word by a random person and mentioned it to the leasing consultant. I wasn’t ask any questions regarding who that person could be. No description. No concern to even figure out if that person was a resident or not to make sure it doesn’t happen to anyone else. I didnt expect much but I definitely expected some sort of concern. And I didn’t hear from the manager until a WEEK after I mentioned it. It took me having to email her for her to reach out to me.With the many problems from having the dishwasher, lighting, and garbage disposal fixed, the garbage inside and outside, it’s the noisiest place to live, my fridge doesn’t even dispense clean water (it’s very cloudy and grey), I didn’t even realized I was paying for valet parking just to have my car parked in the open where it can still be broken into.The property manager has been horrible with communication. This place doesn’t care at all about their tenants. I’m never one to write a bad review but this is just unacceptable. I will be ending my lease after only being there for less than a month.My experience hasn’t been good from the start. Things probably could’ve been resolved when I first made awareness of all this but unfortunately, now I have no desire to be there. I can almost say I hate it there. Beautiful building but my experience has been the absolute worse

Living in a historic building is a long time dream come true for me. I love living at the Thomas Jefferson Tower. I moved in 2 months ago; I have had some minor issues which required scheduling maintenance to visit my apartment but the guys have been great. Our property manager, Paris Topazi, has been attentive to my questions/concerns and always replies. Sometimes the repair issues have taken a little patience on my behalf because a part is unavailable and needs ordering. A building of this size and complexity must require a lot of details and upkeep, so Ive no complaints. My love for the history and architecture of the building, as well as personally witnessing the rebirth of Birmingham, influenced me to make the decision to move here and be a part of the revitilization in the downtown area. I dont have to worry about traffic (I can reach the parking deck where I work in 5 minutes) and I save car fuel. I am close to Railroad Park, Pizitz Food Hall, and amazing restaurants such as Brick and Tin, Trattoria Zaza, El Barrio, The Essential, Paramount, Revelator Coffee and many more places that I intend on discovering for the fun and pleasure of it. I dont even have to walk outside of the building to visit one of the classiest restaurants in the city: Roots and Revelry. The food is amazing and the crew is attentive to your every need and want.Down the street is the Harvest Market for delicious food and groceries, and in the Thomas Jefferson, we have our own convenience store, the Vineyard Market, which stocks many items you might need in a pinch.From my window I can look out and see reminders of history everywhere: the Civil Rights Museum, 16th Street Baptist Church, Carver Theater, the 4th Avenue Business District and the Colored Masonic Temple where Duke Ellington and Count Basie performed, and Martin Luther King met with officials. From my bedroom window I can see the Lyric Theater, as well as the Alabama Theater. There are churches within walking distance of my apartment. There is so much potential here for beauty, art, music and architecture. I walk around to study the old structures that line the streets and I dream of a future where they will all be lovingly restored with businesses and residences.As a child of the 60s, it is very important to me that Birmingham is revitalized to become a positive example of unity and brotherhood, where all walks of life can coexist. Birminghams past is stained by racism that has left scars, but why cant it become a place that is not strictly gentrified but a place where people of all walks of life can afford to live? I dont think that is a dream that is out of reach. But it takes patience. The City is working with many different groups to bring change to Downtown.Im aware that my lengthy review has evolved beyond simply stating my opinions about living at Thomas Jefferson Tower; it has become a dissertation of life in the city while singing its praises.That is because TJ Tower is such a part of the history of Birmingham. It is interlinked to the other historic places around its perimeter and part of Birminghams historic skyline. To live here is to appreciate the history and richness of the past, as well as its lessons.I sometimes imagine the halls of this grand structure echoing with the noises of hotel life long ago. Celebrities and dignitaries visited here, as well as average, every day people like you and me. Can you imagine the many stories that this building must hold within its walls, beginning in the grand lobby and all the way up to the 20th floor? For decades this place stood empty, solid yet forlorn, waiting for people with vision to see beauty beneath its stained exterior. I admire that kind of ambition. Now it is open again and will be made even better for future generations. Birmingham is being renewed, too, and I hope I live long enough to see its stained past outshone by healing and renewal. These are things that bring optimism to the heart.

Since moving to the Thomas Jefferson Tower in May 2018, I have dealt with intermittent bug infestations, hallways and common areas that often smell like garbage due to a mismanaged trash chute, fire hazards caused by trash-blocked stairwells, leaks from my ceiling causing damage to my countertops, and coercively obtained alterations to my lease agreement (threatening to take away parking if I did not agree to the amended agreement). While I was out of town for Thanksgiving, my vehicle, along with six others (according to the police), was broken into in the Thomas Jefferson Tower parking lot, for which I pay $150/month to park (an amount that exceeds any other parking fee I have seen in Birmingham, particularly for an unpaved and unfenced lot). The break in was reported to the Thomas Jefferson Tower valet and to the police on Friday, November 23 by a fellow tenant. I was not informed by anyone at the Thomas Jefferson Tower that my window had been smashed open, so my belongings were left vulnerable until I flew home and discovered it myself on Sunday, November 25. The same was true for at least two of the other vehicles that were broken into. My vehicle sat in their parking lot for two-days while it was rained on, damaging the upholstery and electronics, and inviting anyone who wished to come take my belongings to do so. The damage to my upholstery and window electronics was caused directly by the fact that I was not informed of the break in. The same thing happened to other tenants last week over Christmas. I have been told by staff that the management has not introduced any new security or surveillance measures. I would not recommend the Thomas Jefferson Tower to anyone.UPDATE: Since making this post, no security or safety measures have been taken by property management and at least 2 other break ins have occurred to around 17 other vehicles. They only warned other tenants of the danger after the most recent vehicles were broken into. It really is sad that such a beautiful historic property is so poorly managed by SPM Property Management.

I lived on Hwy 280 for 10 years, its wonderful to be able to be at dinner in minutes. And at concerts within 5 minutes. I love it here, the views are incredable. The office staff is awesome. No downside as far as Im concerned.
