Brianna made the experience of finding a new apartment so easy. She was always willing to take my calls during the application process and kept me posted on every turn. She even took the time to follow up after I had moved. It was the best customer service I’ve experienced anywhere. Besides a beautiful apartment and grounds, the team of Brianna and Shelly is unparalleled. I highly recommend Andover Park.

My partner and I made an appointment a few weeks ago for a tour of a unit, and received email confirmation of our appointment that morning. We arrived a couple minutes before our scheduled appointment. It took about 5 minutes for one of the few people in the office to come out and greet us, but the person who did was very kind and inquired about what we were there for. They then said the employee who would be giving us a tour was in a meeting and that they should be out shortly. They checked on us once again about 10 minutes later and apologized again, but after waiting 15 minutes past our appointment time we left. Quite unprofessional to schedule a meeting when prior arrangements for a tour were already made. 2 stars for the person who greeted us and for the nice grounds, but I’d be leery of renting from somewhere with such lackluster professionalism.

My boyfriend and I have been living here for over a year and half and couldnt be happier. The complex is a very warm and welcoming community. The amenities were a huge bonus along with the spacious floor plans and upgrade appliances. I couldnt get enough of the large windows to bring in natural light. They are very pet friendly and take great care of the property. Reyna and Alma have been nothing but caring and kind, especially through the pandemic. I couldnt ask for a better property management team. I would recommend checking out the property if you are looking to move.

So far so good!Thank you Reyna for your professional and kind service. I met Reyna when I stumbled into the Andover Park office on a Sunday morning, two babies in tow, and no appointment. I needed a one-bedroom home immediately and I had seen online that Andover Park had some available.Reyna was able to assist me with the entire process and hand me the keys that day. She was patient with my wiggly wriggly children while we worked on the application and was able to overcome software obstacles that threatened to slow down the application and move-in process. The apartment itself is perfectly adequate for our needs and a great price for the neighborhood. My favorite surprise was the fantastic built-ins in the bedroom closet.

Lmao I think they deleted my first negative review. Truly such a trashy place to live. Management is dismissive and unhelpful, near constant early morning wake up times from maintenance/lawn people (almost always leaf blowing?????). My building’s electricity hasn’t been inspected since 1989?? My apartment is incredibly energy inefficient, my electric bills just to heat this drafty apartment to a cool 65 degrees have been doubled from my last place that was the same size. Everything is old, nasty, and falling apart. Nowhere to park ever. Absolutely not worth the rent they charge. Please don’t give these people your money, rent anywhere else.

It may have been my mistake but I do not ever remember being told that parking is extra. Expect to pay 55$ to park, you can spend 70$ for a covered spot, or 115$ for a garage. I found this to be a drawback though its likely other Apartment Complexes just have your parking factored into your rent. They will work with you to get a spot close to your place but you may be limited to somewhere quite possibly on the opposite side of the property. Aside from those inconveniences the apartment is far an away better then we anticipated. The maintenance team is exceptional as well. They are very courteous and work diligently to help fix any issues that may be there when you move in or arise afterwards. The location is also a large plus as there are many stores, spots for food, grocery, and banking close by. The Management Team should also be spoken highly of as they have always been very kind, helpful, and available. If you work in Portland your commute isnt bad, about 30 minutes. Perhaps you are the type that just barely missed the cut to NASCAR or Formula 1 and because the place is so close to I-5 you can assume your trip to work to be only 20 minutes or so. I would conclude that these apartments are worth the minor inconvienece.

Parking is an absolute nightmare here.Have fun parking over by Cafe Murray Hill in area full of “No Overnight Parking” signs and trekking up a dark wet path to actually get into the apartment complex. Communication from the beginning to end of the leasing process with excellent. The front office was quick to respond to all of my questions. There were some repairs to be made prior to move-in and all was handled in a timely manner. Although I havent lived in the space for very long, the videos and information I received without being able to do an in-person tour were accurate. Took one star off because there was some more cleaning that needed to be done prior to move-in, but I think that reflects on the contracted cleaning company rather than the apartment complex itself.

The 2 bedroom plus loft is a great space. The best thing about this place is the windows. They make the unit bright and open feeling. If I would have known the issues we were going to have, we would have went with another property. It has been a rough go of it from the beginning. We have had no instruction as to were things are in this community. The unit was NOT rent ready when we moved in. These are just a few of the issues we have had.The carpet is worn out, tack strips are coming thru and the carpet is fraying at the seams, the apartment was not cleaned, not all the blinds work and some are damaged, master tub doesnt drain properly, light bulbs were burnt out, closet rod supports are not attached to the wall, the washer machine sits very low on the floor. I think it is missing the pedestal, patio light didnt work, closet doors not on the track, outlets and jacks were painted over.Tonight, tried to replace a light bulb and the fixture fell from the ceiling. It is held up by sheet rock screws! Still waiting for maintenance.Maintenance needs to communicate with the residents. I have scheduled appointments with them and they have left me waiting for hours with no communication when they are going to arrive. I moved in on December 6th 2019 and have spent most of my Saturdays waiting for maintenance to show up.For the issues we have had, the lack of response from the staff and the price of these units I wish we would have looked a little more before deciding on this place. If you are thinking about moving into Andover Park make sure you really look over the apartment before you sign the lease.

2019 Update :We decided to stayed and moved once again to another unit and here is why : Maintenance respons to request was prompt and the issues were quickly resolved, units received exterior upgrades and the office staff did a good job explaining all necessary steps to avoid surprises, plus the unit price is just right. The new unit is clean, has a great view and walking distance to the supermarket and the many restaurants.2018:We moved to a bigger unit at the begging of April 2018 and we were asked to pay both apartments rent and were promised a reimbursement based on the date we returned the keys from the old unit. Of course we never got anything back, their argument was that we didnt turned in a 30 days notice. To which the Manager told me not to do so back in April . Now, if you think about it we relocated inside the same property and we had several visits to the office to assure all was taking care of.

We unfortunately made the mistake of renewing our contract for a second year at this dump thinking that the second year would be better, WRONG! The first issue was that they lost our rent check and didnt say anything until a few days later when they put a note on our door saying that if we didnt pay rent by that day we were getting evicted, we went to the office and not only they denied receiving or losing our check but they made us pay late fees even though they lost it in their office. Utilities go up all the time never down even if you spend a month out of the country with your family which we did, my wife and kids spent some time in south America and I went over to my brothers house and still paid the same in utilities for that month. Our washer broke 10 days ago and we still havent seen anyone here fix it, obviously they are telling me they called and we werent home or didnt answer which could be true but I emailed the manager and ask her to send someone in that they had permission to enter, put the dog in her crate for three days in a row (which resulted on our poor pet soiling herself and us having to wash her urine and feces of her body 3 days in row, and remember we dont have a washing machine so we had to but 3 new dog beds) and still nothing, I guess our only option right now is to go to a laundromat and keep waiting even though our monthly rent is almost $2000 just saying. PLEASE DONT MOVE HERE!!

Weve lived here for almost 3 years. No place is perfect, but heres what we like about Andover Park.Very pet friendly. Even big dogs, as long as they are breeds generally known to be people-friendly, are welcome here. The park-like setting here lives up to the name. The grounds are beautiful and well-maintained. Each building has its own variety of shrubbery and trees interspersed with large grassy areas. Andover Park rests near a creek and is surrounded by conifers full of birds that visit our feeders several times each day. Our balcony and windows look out on a beautiful stand of trees and a nice view of the creek. The units have an amazing amount of storage room. Big closets and lots of them. Some units have an outdoor storage closet. The front office staff do the best they can, no matter the challenge. When tenants meet them half-way, it gets even better; doesnt everyone appreciate common courtesy and patience? The Assistant Manager is almost always there and is the person we deal with most often. She is very good at her job.Overall, I would say that we usually feel like were living in our own home at Andover Park. The list of important rules is not very long. The staff doesnt meddle. Repairs are rarely needed, but when they are, theyre performed in a timely manner when the protocol for opening a work order is followed. The buildings are so well designed and insulated that we arent even aware we have neighbors most of the time.We have only three gripes. Tow trucks troll the complex looking for business. People who are minding their own business and not infringing on their neighbors in any way can be towed without any attempt to find out whats up. Did you know that tow truck driving scum have the authority to issue law-abiding citizens a ticket for not putting their registration tag on their license plate? Or for parking their cars with the front facing outward? Or for parking their own cars in front of their own garages while they are inside their own apartments unloading stuff? Or parking in a Visitor space overnight, leaving to run errands, and returning to the same empty Visitor space (because the trolls think you were there for more than 24 hours)? Or for mistaking an uncovered parking space for a covered parking space with the SAME number the day you move in? Well, they can! $300 minimum. Bastards. Our other gripe stems from the downside of living amid lush greenery: shade, moisture and drainage. Pressure washing is basic to keeping slippery black slime and mushrooms (really) at bay. Drain spouts must be cleared regularly. I am sorry to say we feel that damage, inconvenience and unpleasantness arising the neglect to attend to shade, moisture and drainage is a problem here.A final gripe would be the unpleasantness that occurs when nearby units are upgraded. Upgrading is good! Fumes and noise, especially without prior notification, are not. Workers are issued sophisticated ventilation masks and ear protection, We arent. Leaving a fan on all night just sends more fumes and noise our way. This is not OK with us.Otherwise, we love it here. Bar the tow truck trolls, perform regular maintenance to prevent problems caused by shade, moisture and poor drainage and ensure that tenants are not exposed to the effects of upgrades nearby and Andover Park will get 5 stars from us.

I pay almost $1600 for a 2bd/2bath and have never had a fully functional unit. My bedroom has had water leaking through the ceiling for a month with no resolution. They constantly say they will call / fix it but nothing happens. It has taken at least a month to get ANYTHING fixed, whether it be dyers, toilets, bathtub basin splitting and leaking, or water coming through the ceiling. We have a kitchen pot on our bedroom to catch dripping water and have had our room dismantled FOR A MONTH, and it is still not fixed. Who knows what mold we are inhaling daily. Office people are friendly and the pool/hot tub is nice, but not worth the high rental cost to live in a rundown unit that no-one is bothered to make livable.

This is the worst place I have ever rented. The first day of move in was an awful experience, mold everywhere a cracked tub that wasn’t fixed, a leaky pipe right outside the front door with moldy water, carpets were not shampooed. The place was a disgrace, and after just moving out of an apartment and signing lease and everything we made the mistake of not viewing the place first because they had said it wasn’t going to be ready to view for a long time. but my roommates had rented from them in the past and they had a good experience so we trusted them and there was pictures of the unit available. The only option we had was for them to move us into the only available spot which was a one bedroom with a loft not the two bedroom we had wanted and agreed too.there was 3 of us too, which two were a couple so they had to sleep in the tiny loft. After moving us into the second unit the rest of our six months at Andover was awful, very little to no parking spots for visitors. the parking space I had was not close to my apt had to walk a ways, the pool and hot tub was always dirty, a few months in our toilet started leaking, everything was always moldy on your deck and inside the apartments smelled like mold.We won’t even mention what they tried charging us after we moved out but we threatened to take some of the stuff we dealt with to a higher management and they ended up not charging us as much.

So, you either roasted in the summer or had bugs come in. Numerous calls to maintenance didnt do any good and I left the unit cleaner than when I started living there. Leased for 3 months! If you want your rental history clogged up with noise complaints because they can’t insulate propertly and everyone can hear everything, move here. I visited my girlfriend and she asked me to open her bedroom window because it is stuck and been stuck. I can’t get he window open because it’s from 1970. She said she’s reported it to maintenance on several occasions and waited for them respond, but they won’t. They claimed it’s not an emergency. She needs new windows sooo bad - you can hear everything outside and she struggles to sleep. In the Summer it’s unbearably hot and no AC with poorly insulated windows. If the window sweats in the winter - it needs help! This management company does nothing to help you. I vote new managers who actually care about the people who live there.

When I drove in I could not find a place to park (they did not even have enough future resident parking spots). SORRY ITS SO LONG !!!!!So I was a tenant last year at Andover and I had an issue with my neighboor living above me who had a dog that would use the balcony as a bathroom which would fall through the boards on to my workout equipment and my patio. Many complaints later and a few months their lease was up and they finally moved. I had 3 leaks from my faucet and the patio sliding door with damaged rails that stopped opening and a oven that stopped working on bake/broil settings. The work orders took a long time to process and repairs done and with the oven they either lost the work order or didnt fix the problem the first time and it took even longer, so for the last 2 months of my lease I could only use my burners. Parking here isnt the best, after 8 PM all the parking has been taking and u have to park out side of the apartment complex walk down cross the street and go on a stroll up the hill to ur apt i guess its a good workout and challenges u mentally especially when its cold and dark. When I moved out they had someone clean the carpets professionally which you well pay for the bill as apart of the lease agreement unless u hire and pay for it to be done yourself. They failed to mail, email, or call me so months later I got a call from collections about a 270$ bill. The money isnt the problem just the manner of how it was handled on their behalf and the fact for the first time I got a ding on my credit/rental history. Inhale and for the first months there was a lot of stool everywhere on the grass and the sidewalk but it seemed to get a lot better towards the end. Pros are that the staff were very friendly : D.P.S. there are cute chickmonks with burrows outside my patio omgosh but then the rats came and would scare them and take the seeds I left for them >: ( I wonder if they are still there.

Getting pretty irritated with rude staff. Not saying all staff members are rude, but many of them are. Also, paying a transaction fee for using an online rent portal is ridiculous (as well as the set-up fee of $10). For the first time in 10 years I had to order checks in order to pay rent. I guess Andover is generous in allowing us to pay with a personal check and not a money order.Apartment kitchens are nice (if they have been remodeled) other than that, do not expect much in terms of cleanliness upon move-in. The patio had not even been cleaned upon my move-in (actually had to call them within a few days of me moving in and have someone sweep out what appeared to be animal droppings from the outside storage room). Do not expect maintenance and cleaning people to go above and beyond their duties (dont expect many employees to go above and beyond for that matter...).Extremely over-priced for what you get. Parking is horrible. Andover needs to start towing cars that have been in guest spots (and not moved) for weeks at a time. I was not informed that Andover is also a used run-down car lot. Also it is wise to note that youll be responsible for a $32 per month garbage bill. I was told this is not exactly for the service itself but for the trash compactor. Water and Sewer bills also seem to gradually go up about $10 per month. My typical bill seems to be about $70 for trash, water & sewer of which you cannot see your specific usage.Overall, had I not been in a time crunch to move, I would have selected a better apartment complex. Great if you have pets as this is pretty much a dog park. The tennis court and nearby path is nice. Ive enjoyed the pool and gym as well. Ultimately, for those looking for value for their money, this is NOT the complex for you.

Cannot agree more with the negative reviews. From the moment of my move in it has been issue after issue. And my ceiling is leaking water for 3 days now and no repairs have been done. Per the previous managers responses that they do work orders in order of being recieved and servarity, dont you think a leaking ceiling is a priority? Tony the head maintenance is great the other one is awful and if he worked at my property he would not have a jobThe turn was done very poorly. But the checklist left on my counter had all items checked off as completed. I was told when I applied that my unit would be completely renovated and everything brand new...nope old washer and dryer and old dirty blinds, etc...And litterally days after being approved and changing my address with everyone I received an email that this will not be the unit I would be moving into due to that unit needing a new toilet, but this other unit is better because everything is brand new. This is only the beginning of the issues I have encountered. Aja in the office is awesome and actually tries to help and get things done. And when you ask for the manager, Shylo to contact you, you will not get a call back. The sad thing is I adore my new apartment and this complex but all these issues have me at the breaking point. I just want the issues resolved in a timely manner and to informed why they arent when told specific days they are going to be fixed. Judging by the fluff answers management leaves as a comment will be interesting to see, especially since she wont call you back or make sure maintenace is done correctly in the first place. Sadly this complex has so much potential if ran properly, its the money put.I have to say since my review the manager has been awesome! She has really been there and staying on top of the leak and the repairs. I great appreciate all of the Andover Staffs help!

There is TONS of illegal dumping happening at this apartment complex and management doesnt seem to care. Something needs to be done to stop all the dumping. Its disgusting and makes this place look so trashy in such a nice neighborhood. Get it together Andover Park, and clean up your recycling area.

TL;DR version: dont move here. Its not even close to worth it. Poor management is prone to errors and false accusations, unworkable parking situation, illegal trash dumping, bug and pest problems, buildings physically rotting away, stifling in summer, damp in winter, nothing works well and no one seems to care.Long version: Although the location is great and the surroundings beautiful, I found living at Andover Park depressing and alienating. My spouse and I were falsely accused by the management of violating our lease by secretly keeping a pet. We had no pet and were totally baffled by where the accusation came from. Even after we convinced the management they were wrong and they retracted the accusation they still tried to charge us pet rent the next month. This happened under the previous management, but things didnt improve when the property changed hands. When the changeover happened the new management couldnt get their online rent payment portal working, a bit of a problem for those of us who dont use printed checks anymore. When I told them it would take 2 weeks to get printed checks delivered from my out-of-area bank and would they please waive the late rent fee until they came in, they refused to discuss any accommodation despite the fact that this situation was entirely of their own creation. I spent an afternoon trolling through boxes of old check registers hoping to find an unused check I could give them. And the false accusations didnt stop. One day we found an eviction notice taped to our door for non-payment of rent...despite the fact that we paid rent. Once again this mistake was brushed away with just a casual shrug: Oops, wrong apartment. No attempt to rebuild trust or repair relationships. The parking and trash situations are horrible. Read the other reviews here for descriptions of the parking problems. Your friends and family will literally stop visiting you because theres no place to park. The recycling and trash bins would often fill completely within hours of being emptied, likely a result of illegal dumping. Unless you happen to go to the recycling hut right after the truck has been there, be prepared to wade through hip-deep piles of trash that you feel guilty for contributing to. So far as I know nothing was ever done, under the previous management or the present one, to find a solution.Bugs and pests are an endemic problem. The ants wont go away no matter how often they spray. The squirrels on the property are cute, except when they manage to crawl inside the walls and spend days writhing in agony as one did in our unit. Maintenance had to tear a hole in the wall to get the poor guy out--then promptly lost all record of having done so and didnt return to repair the damage despite repeated requests (this was under the previous management). We had a hole in our living room wall for months until we finally brought someone in from the outside to fix it.Our apartment was seldom very comfortable. Due to lack of air flow we roasted in summer and I would typically spend the winter wearing two pairs of socks because it was so damp and chilly. The dishwasher never really got our dishes clean, clothes dryer took 3 cycles to not leave clothes damp (thus encouraging the already ruinous utility bills). Just as we were moving out they started re-siding some of the buildings, and as they tore the old siding off you could see how deeply the underlying buildings were rotting. This once was a nice community, but its been driven to ruin by neglect and indifference.Sorry to go on so long, but its difficult to communicate with brevity the sheer enormity and relentlessness of our negative experience at Andover Park. If this review helps so much as one person to avoid a similar experience, my time will be well worth it.

Parking is a nightmare. Had mold and mushrooms growing on the wall after a few months, but hey the apartment came with a TV! Do not build apartment complexes on a swamp

Parking sucks. Only 9 guest parking spots. Apparently they think people who live here are antisocial and have zero family.
