Other than it’s location, there’s nothing great about this apartment! Staff is rude, Poor maintenance, lots of mold issues, and overpriced for the quality of service they provide! And recently it’s not even safe to live here. There are many cases of thefts, and mailbox being broken twice!! The management doesn’t seem to care or too slow to get things fixed and make it a safer place for its residents! You get much better apartments around this area, so choose somewhere else but not Kingscourt!

NOW A DAYS KINGS COURT IS NOT A SAFETY PLACE TO STAY.I have taken the leasing in 2021..April 1st week. I have bought a Toyota Prius 2005 car. i used park onced crossed the leasing office in three weeks cadillac converter was stolen. I have reported into leasing office and they just shared the cop number to raise an incident...then called the cop and got the case number thats it...the same day i heard from friend saying one truck got stolen from kings court....around a month back one guy trying to steal a bike which was kept outside of my neighbours hours...i saw him moving the bike then i have done outside to check poor thief could not ride the bike since it was broken...then i try to follow him and he ran away...again reported the same to leasing office , they said thanks for the info...this happened evening around 4:00PM... no use with this management...now a days i am hearing lots of stealings and threatening the people whoever coming little late to home...throwing the eggs inside the car....etc...[I had stayed in the same place in 2015-2016, i have never faced these kind of news]

For this small thing they have charged me around 210$ stating whole resurface when I moved out after 8 and half years. When I inquired personally they told 50$ and they were reluctant to change at that time and when moved out they exploded with high rates saying third party cover up.Don’t go for this apartment as it is somewhat offer 100 to 200 cheap price than other apartments. The Utility and power bill you get more.. because of the pretty old infrastructure. You get better and the hassle free community (don’t need to raise a maintainence request for everything) in the same area.

So far so good. Living here for the past year and moving out of a 2 bedroom into a 1 bedroom.Not sure of the move cost etc yet, but so far no huge complaints.Place is well maintained.Mantanice crew fixed couple issues in timely manner.Older building, so itll have old building issues. Nothing too crazy.Last update ... 4/12/21Still so far so good. Had a mantanice request and it was handled same day.Move out cost where justified. Nothing out of the ordinary. I guess then other reviews left their apt trashed.This is not a paid review. Nor was i asked to post a positive review for any perks.Update 8/31/21

Spacious apartment with nice amount of storage and closet space. Nice walk ways nearby and close to shopping, schools, doctors, dentists, etc. great location, lots of parking, friendly neighbors, friendly staff, and quick maintenance that does a good job. Highly recommend these apartments. We have lived in a lot of apartments over the years but these are my favorite by far.

Happy with my choice is my reaction to being here nearly two years.And I havent even tried the pool yet!Im a single male and the apartment interior is very conveniently arranged, but I wasnt expecting to be living in such a handsome environment--lots of greeneryIve had little case to request help from the office staff or the very competent service personnel, but all my interactions with them have been quickly handled--and politely!Im happy!

This is a blessed place.... green all year round and ample walk area, pool and the gym.safe for kids as there are no main roads nearby and speed limits are the lowest inside the apartment parking area.Only regret is the club house which is not open for celebrations for the tenants :( .... if that can be rented or given for free for small parties of the residents, that would be a great addition. Helpful staff and simple processes keep this place a great locality :) ....

The foundation is a little old but they do a great job on maintenance compared to other apartments. They regularly clean mold on stairs/roofs, fix outdoor lighting, and landscaping is well kempt... they update things as necessary. Amazon locker was also installed so tenants can pick up packages whenever. The only thing I wish was updated are the unit windows. Black mold grows during the winter because of the material it is made of. This is a common problem in the NW but I hear newer apartments dont have this problem.

Reducing my review stars from earlier 4 to 1.There is just 1 bad experience enough to ruin your reputation and here in Kingscourt it is now a routine.Every day you will hear something bad.Lot of bad things happening in this society which is not safe for people.And top of that what we get is, template reply from management.Its not like they are asking for less in rent or something.They dont care about their residents.Please think 10 times before coming to this society.

My wife and I feel we were lucky to find an apartment in such a quiet and well maintained place. There are lots of amenities to choose from - swimming pool, hot tub, exercise room and DVDS that can be checked out. Management here is great, they really make you feel at home and are very prompt and helpful if any problems should arise.Sincerely,Cliff

It was the gloomy and rainy days for January 2013 when i first moved in Kings Court Apartments and since then i have not had any reasons to leave this place. Maryann, Heather, Laura, Sindee and Aster from the CTL Management helped us with everything. Also the Maintenance Team was always on time to fix the issue.I have no complaints about this place and would definitely recommend it.Thanks Kings Court for the wonderful memories spanning for over 6 Years.

Kings Court Apartments are a culturally diverse, family friendly apartment complex, nestled in the North-Central Beaverton neighborhood, located next to Nike, THPRD, Sniff Dog Hotel and Fred Meyer shopping center. Tons of walking trails, parks and restaurants as well! I think what I enjoy most about living here is the scenery-so beautiful!!! Any time I need something, I know that I can pop on into the office and I am always greeted with a smile and a member of Kings Courts helpful staff. There are seasonal events put on by the complex, pool parties, families out having a good time playing sports, walking their dogs or riding bikes. The only concern I have is parking and that isnt the apartment complexs fault, it has to do with tenants having more cars than they are supposed to or having friends/family over and not finding a space to park. Even then, theres tons of street parking so there is no lack of parking overall.

STAY AWAY FROM HERE! If I could give this a NEGATIVE 5 stars I would. These are the worst apartments Ive ever lived in my entire life! Theyre very poorly put together, their window installation is just TERRIBLE Ive never in my life lived somewhere where they had to give you a piece of paper stating how to control excess mold? Open the windows when you shower? Cook? Do laundry? Anywhere else Ive ever lived the windows dont need to be open for all of that. Mold will grow around your entire window, it will grow behind your bed on the walls, EVERYWHERE. And we are CLEAN FREAKS no matter how clean we kept this place you wake up with the windows dripping wet and mold on the walls!Thats just issue number one, the staff is RUDE, the community is terrible, neighbors are s***y. This place is definitely WAY over priced and not worth the money! This was just a last resort for us as we were in a hurry to move and the location was the only good thing about it. DO NOT SPEND YOUR MONEY HERE. Spend it elsewhere. In fact its worth it to spend $100-$200 more on a luxury looking apartment than these terrible places. I cannot even believe these apartments exist.ALSO they gave us a $50 fee for an unauthorized pet stating they SAW someone walk into our apartment with a dog?!? YEAH! We had a friend come visit with her dog?!??!We cant have visitors? We need to pay pet rent and a deposit to have our friend bring her dog over? Ridiculous.

I have moved to Kings Court in December 2017 on a 6 month lease. My stay has been good so far. The team at the Leasing office are very responsive and the maintenance team attend to Job requests very promptly.They also have a DVD/Blu Ray lending library in the leasing office that is free and my son loves it !While I have been apprehensive initially based on the large number of feedbacks that they do not return the security deposit, I have taken a few steps to ensure my move out goes well. I have documented all possible drawbacks or stains in the apartment and shared around 40 photographs to the leasing office at the time of my move in.As the apartment is dated, it is easy to process the effects of wear and tear on the incumbent tenant. I will drop a feedback in June once again when I move out if everything went satisfactorily

I loved living here for two years. I always felt comfortable walking around at night, the location was amazing, the staff was always helpful and friendly, and maintenance was always prompt.Then I moved out. I understand the place is old and upkeep must be hard, but that is no reason to charge outgoing tenants for renovations. While about half the apartments are renovated with new carpets and appliances, mine wasnt when I moved in. Namely the appliances were at least 10 years old, the carpet should have been replaced before I moved in, and the facilities (tubs, sinks, toilets) had consistent problems from day one. However, nothing was ever replaced, holes were just patched. There is such a thing as wear and tear, even in an old place, and as a tenant you expect your landlord to understand what that means. Well apparently the term wear and tear is not in CTL at Kings Courts vocabulary. If you want a wonderful place to live, but never EVER move out then this is fantastic. Otherwise, be prepared to spend a weekend cleaning your apartment and never seeing a cent from your deposit.Oh, and I work in the restaurant business so health and cleanliness standards are a big deal. So when I say I clean I mean I clean.

Unit is clean and many things such as carpet, counter tops, oven, washer, and dishwasher were replaced before we moved in. It’s been good for the most part but the maintenance here is terrible. They take a long time to respond and for some of the requests don’t even do anything about it. Instead of fixing problems they want residents to take extra measures that they shouldn’t have to. We have had a leaking toilet that also has condensation on it during colder weather as well as poor insulation around the windows that cause the windows to sweat and drip and will lead to mold and dry rot yet maintenance doesn’t do anything to replace or fix the problem.

I have been living here for the past 6 years. The new management is not good. All the appliances they have are outdated and need repair frequently. I have been requesting for a good microwave and they replaced two microwaves in two months none of them are good. The earlier management used to call us when a maintenance request is completed to get the feedback but the new management is not concerned about the feedback.

The staff is wonderful, and the maintenance people get things done super fast! But the rent here is outrageous, I’ve lived here off and on for 8 years now, and this is the only year it hasn’t gone up, but to little to late guys, the price is so high it’s still not worth staying. There’s mold in the walls, and the windows get mold around them every winter no matter what you do. My money just goes to fix up other units, while l have to deal with this old one. No thank you, I got a house for so much cheaper. I will not sign a new lease

I lived in this apartment for six months. The apartment is located nearby train station, and the staffs are nice. However, I would not recommend this apartment community to anyone because it is overpriced, and the mold formation inside the apartment, no ceiling fans in any room and no good quality carpet.In general, the humidity level is high in Beaverton, but it doesn’t mean that the apartment has to be moldy and moisture at all times. Seems the walls are very thin, it absorbs the humidity from outside which causes the mold formation inside the apartment, even when the heater is running. You can see the wetness on the walls everywhere during rainy and winter season. During winter, it was really horrible because there is no proper ventilation. I spent lot of money in running the heater and cleaning the mold.

I would start off with saying that if you have an option to live anywhere else for a few bucks more , move out. The locality is good and neighbours are nice but the apartments are really old. Molds, stains and dampness is what you have to live with if you are staying in 1st floor, no matter how much you clean. The appliances are old consume more power than what they should and sometimes malfunction. With similar problems when we went to the leasing office before renewing our rental agreement for few more months, what we were told was that, they dont have a provision for to replace appliances but they will send over someone to look into the problems we are facing with Dryer and Dishwasher. Its been 2 months and no one has come in to see them. I suppose the office staff does not have much say on this and should be taken to the management instead because I have always found the office staff to be friendly. I am continuing my tenure to stay as I renewed my rental agreement but will move out once it expires. Hope it helps to people who plan to move in!

No stars at all...pathetic staff. Stay there only if you do not wish to move out. There were stains in the apartments which couldnt be cleaned which I pointed out to them when I moved in. But they said its ok, we understand that the apartments are very old so regular wear and tear is fine with us but not damage. So those regular wear and tear became damage for them when I was moving out. Lot of other things as well, which one may not even know that its something that was supposed to be pointed out during move in. For example, dirt around hinges everywhere, run your finger throughout the flat for dust...you cant think of these possibilities.So basically, if youre still deciding to move into their apartments, then ask for a brand new flat with no dust anywhere

Very worst apartment. Its very old and chance for coming bed bugs. People are very rude. Very importantly its not worth for the money you spend on rent. My advice is to take brand new apartment for 100 or 150$ extra is more worth then this old apartment. They have changed me 700$ when I vacate from this apartment. Stay away guys.

I live here currently - moved from one apartment to another. Moving-out here is similar to committing an offence. Entire apartment turn-over is imposed on the tenant moving out. Wear and tear are terms that doesnt exist in CTL managements vocabulary. In-addition, you get charged for stains and discolorations you found when you moved in. Theyre fixated in decision making and expect you to change your understanding over unfairly imposed charge issues you raise. The more you engage them in conversations with different folks at the office over these weird charges, the more they contradict themselves. Being told you were charged $xxx.xx because that is what the vendor charged them is the order of the day.

Ive been living in Kingscourt for close to 2 years now and we enjoy living here. The first and foremost thing many like is - Nature. The apartments are so close to nature and you find trees everywhere - Its very pleasing to eyes and health. You could see the colors and patterns changing from season to season. Moreover, the Front office/Maintenance service is the best Ive seen/heard of. They are so friendly and address all the issues promptly. Every unit has new utilities and it matches to ones style. I would definitely encourage anyone to consider than living in a concrete building with more cushioned carpets/hifi styling lights/cardboards. If your kids goto mid school probably, you should consider other place than beaverton otherwise I would give 5*. Nice location, Friendly staff.

House:It is one of the worst places we have ever stayed, during the rain time lot of fungus/mold accumulation inside home which makes you very uncomfortable and my kid got sick.Rental Deposit:When we had rented this apartment we were not having any rental history(newly moved to USA) hence they had asked us to pay $1090 as initial deposit, we paid it. once we decided to move out of that place then we literally got very few bucks. They will tell stories to ripoff your money.Staff:Staff is very rude.Others:Only advantage is Fredmayer and Trimet, if you dont need both them these apartments would be nothing to stayI would not recommend this apartments.

DO NOT LIVE HERE. Dont trust the positive reviews or the responses from the management that have been posted. Check Yelp as well, there are alarming photos of how bad this place is. Plus, you will most likely be treated poorly by the management staff and will be dealing with outrageous and unreasonable costs.Moved out of Kings Court recently, due to major issues listed below. I would highly recommend avoiding this place at all costs, namely due to mold problems, poor management services, and ridiculous move-out costs. The location may be nice, but it is definitely not worth it just for the location. There are plenty of other options in this area that are conveniently located and actually provide good/decent apartment quality and service.On top of all the issues below, I was charged an insane amount (in the thousands) for moving out because of the building’s mold issues.Please highly consider my experience in bullet point #2 before you sign a lease with Kings Court. The management office may seem nice to you at first, but living there is a completely different story.Problems I ran into:1. BIG mold/humidity problems: Beaverton/Portland is humid in general, but this does not mean your apartment has to be moldy and humid. In fact, it should free of mold and high humidity problems if you live in a decent apt. At Kings Court, you will not only run into huge mold problems along your windows, you will have a constantly humid apartment no matter how often you try to ventilate your place. In my case, I had to wipe down my windows every day.2. Extremely poor management service: I asked the leasing office several times to help mitigate the mold issues + other major maintenance issues--initially, they refused to send in maintenance. Then, after several long discussions with the management team, I finally got them to send maintenance to check, but the maintenance reports all came back with no issues. I spent months discussing these issues with them, but they refused to take responsibility and fix the problems for me.Even the management corporation who manages Kings Court, CTL Management, avoided getting involved and refused to take responsibility.I have heard several neighbors complain about similar problems--there has not been one positive comment I have heard about the employees working at the leasing office or at CTL Management.3. Old/outdated (no wall insulation, old appliances, windows are not maintained well): many apartment complexes are older here, but here it is either a miss or a bigger miss. Ive talked to a few neighbors and either the apartment is old with a few small appliance upgrades or old and breaking down. You will also hear the neighbors when they are home, whether it is a crying baby, small dinner gathering, pots & pans banging around in the kitchens, etc.4. Bad ventilation system: The winters will be especially tough here because you will have to constantly keep the heaters running. Also, since the vents are connected to the rest of the units in your building, I always had food and smoke odors seeping through the vents from the other connecting units into my apt (there are smokers smoking inside the units even though the apt claims to enforce a policy of no smoking within 10 feet of the buildings).Not a very pleasant environment to live in.5. Trash/Sewage bills: Trash/sewage costs slowly kept creeping up. Read the contract carefully--in mine, it noted that the apartment can alter these charges anytime without notification. After a few months of living here, I was already paying higher utility bills for 1 person than the average utility cost in the area for a family of 4.

I would have given them -1 if google had that option.They rip people of their deposits .They have the worst staff ever at the reception.The receptionist(asian-american) is the worst of them all. They are rude.On every lease renewal they hike up the rents of these apartments.Except the location and the greenery there is nothing that will bind you to this place.Beware, if you pay a months rent in deposit there is not a penny you would get back and in turn shell more from you packet.They have various clauses in the rental agreement that they will play on later. So guys do look for Apartments close by like cambridge and el monica and only get your dogs to poop here :)

I would have give Kings court 5 stars unless they had charged me unreasonably high Move out charges after vacating the Apt.I would say to tenants here that if you are giving deposit of $350 or whatever amount. Forget about taking it back when vacating the apt. You will not get that back.They charged me $75 of kitchen counter-top repair due to knife cuts. When asked they said thats what they had the bill for to repair that. I dont think this was reasonable price to charge for. When I said them thats a very high price for repairing knife cuts they said it was the bill came up for the repair. So whatever the amount they get bill for will they charge that to tenant blindly ? Shouldnt the kings court ask the repairing company about the correctness of the pricing.There was not even a single stain in Carpet when I left the Apt. I had left it clean as it was when I moved in. But still they charged $60 for Turnover Carpet Cleaning. Shouldnt Apt Management be charged for Turnover Carpet Cleaning. This part i felt was totally very unreasonable to me as this is the first time I am hearing something like this after staying in more than 7 states in USA.I had cleaned the complete Apt before leaving and still they charged $95 for cleaning. I would have given some $30 or $40 or something (Note that I have never been charged for cleaning from any Apt i have lived in US so far for cleaning). But $95 was very very unreasonable. For that again i got the mindless response that - that is what the cleaner charged.So if cleaner charges $1000, will you bill that to tenant ? Wont you verify if the amount is reasonable or not ?
