Edit 2: DO NOT APPLY HERE!!! After saying they would refund me, they never did, and after several months I called my credit card company to dispute the charge, and next thing I know Vineyard Hills sends me an email saying “my account is negative $50” and they are contesting the dispute, after never even reviewing my application because they “didn’t have any units available”! They are crooks!Original review: I have been trying to apply for an apartment here for several weeks. I called in several times over the past 3 weeks, and only once did they answer the phone. They then told me they were busy showing a apartment tour, and would call me back in about 30 mins. 3 weeks later they still have not called back or answered their phones again. I took it upon myself to apply through their website for an available unit, Apt 0123, 8 days ago and paid the app and admin fees for the application. I have not received any contact since then about the unit or my application, and it appears the unit is no longer available on their website now but I have not been contacted to let me know that, or to arrange a refund of my application fee that they likely never even looked at or reviewed. Austin requires fees to be refunded if the application is denied, so I expect to receive that refund if the unit is no longer available. My friend has also applied recently, and Martha that works there has been AWFUL and has just told lie after lie after lie, requiring my friends to move past her to speak directly with the complex manager to get anything done.I will update my review if they are able to reach out to me and resolve this favorably, but I dont have high hopes.Edit 1: changed from 1 star to 2 stars, the unit I applied for 8/1 move in was in fact, no longer available and the only other unit was now going to be September move in. I appreciate that they finally called back, and said they will be refunding my application fee.

I am leaving this low review because I have been unable to collect on an outstanding balance. We did electrical work in March 2021 and the invoice has been sent by e-mail several times. Ive tried calling and leaving messages but no one calls me back. The invoice is 85 days old as of today 6/1/21 and our payment terms are Net 30. Someone please contact me to remit payment immediately. Thank you***My first review was a 1 star. As of 6/8/21 this invoice was paid so I updated to 3 stars. Appreciate the follow-up!!

I just wanted to say that I dont live here however me and my partner toured the facility and when we sat down to discuss more details was told that both of us are required to have 6 months of work history which means that they dont allow stay at home parents to rent here! It is discrimination towards stay at home parents. They also dont take bank statements or annuity checks as income which begs me to wonder how someone who is an independent contractor such as myself is supposed to prove income!

If I could leave less than one star I would. I lived in this apartment complex for the duration of a little more than a year, from May 2020 to June 2021 and I have never been more appalled at the a property conducts business. They do not care about the tenants and they do not take care of maintenance issues despite numerous requests and outreach. In fact, upon arrival from an out of state trip, I discovered that not only did maintenance come to the apartment but they left the door open, removed things from the storage on the patio and left everything out. Not only did this ruin everything I have in storage but also scarred the daylights out of me when I returned home to find my apartment in a disarray. I am a 50+ year old woman who lives by herself, so you can imagine my fear. After notifying The property manager she said she would get back to me. Two weeks went by and nothing. Maintenance never notified me via email text phone call or anything that they were going to be in the apartment. Extremely wrong of property management! I called every day since then to get clarification or resolve on this and nothing. Also, when I would visit the office to get an answer to a question or to get clarification on something that was going on no one was ever in the office. In fact upon move out, I was scheduled to go in and sign a release that I was leaving, giving them my 60 days, with a scheduled 9 AM appointment on Monday morning. I took off of work to be in the office and the property manager didn’t even bother to show up. I sat there for 45 minutes and was informed by the other woman in the office that she had “car trouble” and would call me when she got in the office. Staff did NOT call me to tell me that she had arrive later that day or to schedule a subsequent appointment. At 3 PM the following Wednesday I called up to the office again to ask why someone hadn’t reached out. Apparently the property manager just decided she wasn’t gonna show up for three days. So I was then left struggling trying to figure out how to give my notice because the notice was due on Wednesday. The other staff didn’t know how to except notice of leaving or how to get a hold of the property manager. Great communication! Lastly, despite NUMEROUS request for maintenance, they NEVER fixed anything. These apartments are dated, old, and gross!I have never in my life been more upset with a business or a property management. This apartment complex is AWFUL to say the least! I highly suggest whoever is living there or who is looking to live there to think twice!

DONT MOVE HERE! Maintenance man stole my jordans right in front of me leaving the empty box on the floor also would find my underwear drawer open when I would come home and a note from maintenance that the work order was completed. Very scary and unprofessional!!!. Filed complaint and called the police. I didn’t feel safe. Cars being broken into. My roof leaked, cracking the foundation of the living room window and created water damage/mold. This was not fixed for the year I lived there. when it came down to filing a insurance claim for water damaged furniture and tv (during thunderstorms,of course!) the insurance company said it’s the apartments fault for bad maintenance and the apartment stated the problem wasn’t there before I moved in so they weren’t gonna accept responsibility. They offered to pay the transfer of apartment fee of $500 which I declined, moved and got myself out that nightmare !!!!

This complex is poorly run and they do not follow their stated privacy policy. They ask for personal information (expected) and then they do not handle it in a professional manner and your information may be all over the internet. I would suggest any current residents pay for credit monitoring as this business will not protect information in accordance with their privacy policy.

I love living in these apartments! I have never had any issues and have always been taken care of. The front office treat me like family and know pretty much everyone who lives here by name. They really care about everyone! The rent is great and I have no desire to live in any other apartments other than these ones. Its a gated community, beautiful pool, quite and great location in terms of entertainment despite being close to 290. I would recommend these apartments to anyone who asked. I especially love how I am treated by the staff!

Love the staff and management! Maintenance requests are taken care of in a very timely manner. Residents are nice. Not many students so it’s quiet.You get a good value for the money. Closets are huge! Parking is good. Gated and safe. Very pet friendly!

Since we moved here in February we have enjoyed it here. The staff is friendly. They give kids snacks for after school. They are dog friendly here. I couldnt wait to move out of my old apartment to come here. I enjoy the neighborhood. I really wanted a house but my apartment almost close to a house to the porch outside. I enjoy the big yard and porch when I take my dogs outside the kids has a place to play outside.

If you are looking for a place to call home, this is the place! Everyone is polite and friendly. The apartments are very nice and the amenities are great (I really enjoy the coffee and snacks in the office). I have never had any issues living here and plan on calling Vineyard Hills my home for as long as I can.

I have been here for only two months and I am already regretting the experience, to the point that I am considering filing a complaint with BBB and file for Consumer Protection Act for Deceptive Practices.They definitely do not understand nor value their customers aka tenants. I had such a bad experience with the “Management team” at the property. It was just a series of events and misleading communication that it was deliberately omitted by their team (of course is in the “lease” which I just received a copy yesterday -not in my move in date as requested and as most apartments do). Watch out for whatever they tell you as that information will not be accurate and they will not hold themselves accountable for the information said, which -in my case- incurred in additional costs. Also beware of “late fees” a $35 unpaid balance -because I was out of the country and their online system had never worked for me until yesterday- for utilities can easily come off to be $120 balance.The apartments are old and most definitely not in pristine conditions. To put it on perspective, the gas company refused to turn on services until their safety hazards issues where addressed. None of the repairs on the inventory form have been addressed, but of course they are super busy counting their cents and dimes, instead of earning business.I am only giving one star because I can’t go any lower. And I know I’ll probably get some generic response in here -most possibly coming from the same people that yesterday they basically said that “we are just going back and forth” “I’m sorry you act that way because is not the response you wanted” -of course is not about that- is about valuing your customer and HOLDING yourselves accountable for the information shared and following the law and consumers rights!! So please if you are going to just write a generic response instead of providing a resolution, please do not. There were plenty of times where the right thing could have been done yesterday but the management team chose not to.At the end, I hope that this review can indeed help people to make an informed decision about this property.

I absolutely love living at Vineyard Hills, Ive lived there for about 6 years and the staff is awesome! Andrea, the manager, is always welcoming and generous. You can tell she really cares about her residents and property. She is very involved in making sure the residents are satisfied with their home. Eduardo is always on top of things, when I put in a work order it is done right away. Sterling is the new leasing agent, he is SO AWESOME! Like I said so very welcoming and always smiling. This apartment complex isnt like any other, you can consider this your home for the long run. :)

Ive posted apartment reviews before, mainly warning about predatory landlords and their shady practices, but this is not a warning: it is an endorsement. I can safely say that Vineyard Hills was the nicest complex Ive stayed in during my entire time spent in Austin, Texas. It is quiet, affordable, and clean. It might not be a luxury apartment complex, but it sure felt cozy to me.I especially enjoyed having a unit on the backside of one of the buildings that looked out onto the woods surrounding property. At night you can hear coyotes howling, and the sunsets were truly a sight to behold. Also a plus: their hot tub actually works. Its amazing how many apartment complexes in Austin have tubs that dont work. The utility bills on our two bedroom apartment were also quite reasonable, and they made accomodations for our large dogs, both of whom truly loved the fenced-in dog park area on the complex.I also want to compliment the office staff, including Cody and their manager, both of whom went out of their way to help us out. They even made a habit of bringing packages to our front door when they were delivered to the office, which was totally unnecessary and totally appreciated. They were always kind and easy to deal with on matters of business.The only reason I give 4 stars instead of 5 is, as they say in the real estate game, location, location, location. This location is a problem, and I suspect thats why the rent was affordable. Its kind of hard to find the apartment complex and more than a few delivery drivers had to call us to request help. You cannot see the complex from the street; there is only a white sign with black numbers to denote the location. Additionally, the highway it is located on is very busy in the morning and the evening. Making a left turn out of this place is almost impossible during certain hours. If you commute anywhere north of 51st Street for work, youre going to hate your drive through the Y at Oak Hill. it is a notoriously bad intersection and it will not be fixed for at least another decade. This was our main reason for leaving.Location and traffic issues aside, I cannot recommend Vineyard Hills highly enough. Every apartment complex has trade-offs, but this one had the fewest trade-offs of any complex Ive lived in around Austin over the course of 15 years, and thats the bottom line.

We had to stay there while our home was ready to move into and simply loved it. Andrea was amazing and very accommodating. We were there for about 10 months and I was dreading that it would feel like years since it had been a long time since I had lived in an apartment but it was a great experience and went by fast. We moved to these apartments last October and our experience has been really good so far. The complex is small and secluded, so its very quiet and feels safe.Its a dog friendly environment, so many people have dogs. There is a fenced in space at the back of the property that can be used for dogs to go off leash.Mantinence is very responsive and fixed issues next day. We had a major problem with the tile in the bathtub and they hired a specialist to fix it properly within 2 days.The manager and front office staff are friendly and quick to help. One person in the office is very no nonsense but I get the sense that she keeps the place running smoothly so she has to be that way to keep everyone in line. They are open on Saturdays which is helpful for people that work full time. They also offer online billing.The rent costs are cheap compared to other places nearby. We havent had any issues with weird water, gas, or electric charges.Id reccomend this place to others.

Editing my previously low review, since a lot of the issues I brought up have since been resolved. They just built a new gate which Im very happy about, and improved lighting throughout the complex. Recently theyve been making little improvements to the community, which is great. In terms of issues, I wish there was a place to pick up packages so I dont have to go to the post office, and the front office can be hard to reach by phone and email, but if you go in person they usually get things resolved in a timely manner. Besides that, my time with Vineyard Hills has been going pretty nicely lately.

Ive lived in these apartments for almost 10 months. First there are a lot of little things around the place broken like the gate for instance its always open I would say 99% of the time. Management told me they only trust one person to work on it so maybe they should try looking around. The second is the hot tub that has also been busted and fixed multiple times since Ive lived there. Now third and the most important THE MAINTENANCE! Ive read a couple other reviews about people having trouble with them and I also had major problems with maintenance and management. My door was busted when I first moved in and they came and fixed it the next day, but a few weeks to a month later the split that they originally fixed came back in the same place only much bigger. I immediately talked to management and they said they would get on it. A month later they finally came out and told me they would have it done in days but never showed. My door went from being able to lock and stay closed on its own to not being able to stay closed or lock at all! My apartment was completely unsecured. Long story short maintenance came out twice over the span of months and it was never addressed so when my alarm went off cause the wind blew my door wide open the officer I spoke to informed me I could put my own lock on the door to secure my apartment and that management was violating my lease. I put a lock on my door and the next day maintenance took it off. Also left a letter informing me that I was in violation of my lease funny they dont have to play by the book but expect you to! I was amused how they could get right on that but not onto fixing my door. Im very happy since I left there the management is a total joke. I for one would never want to live at a complex that knows one of its tenants has no security at all and does nothing the door was still broken when I moved out! Avoid this place like the plague it is!!

I gave it 1 star only because there wasn’t an option for 0 stars. Maintenance is an absolute joke and management is even worse. They will do anything they can to lie and cheap out on repairs. You will almost guaranteed get blown off by the staff if you need anything done. We had a leak in the apartment above ours and it took them over two years to fix. Apartment became full of mold and water rings all over the ceiling from neglect. Do not sign a lease here whatever you do. You will regret it! Long story short we absolutely cannot wait to move out

My boyfriend and I lived in this apartment complex for two years and the first year we loved living there. The management staff and our neighbors were wonderful and then at about the 1 year mark of us living there everything went downhill. Equimax Management took over the complex and suddenly the place we called home became a nightmare. The management team was terrible and didnt care at all about the residents or their concerns. The term gated-complex was a joke. The gates worked for about a day and then they would break again and it would take them over two weeks to fix them again. But the worst thing of all is that they overcharged us absurd amounts on our monthly water bills for over four months. They tried to tell us that two people in a one bedroom apartment used over 13,000 gallons of water in one month. People I know who live in the same exact complex with bigger apartments and larger families didnt even use half that amount in a months time. We had to continuously try and get an explanation for this issue yet no one would talk to us about it. We tried to talk to the property manager, the billing company, and even the higher up of the property manager yet no one cared at all to resolve the issue. Long story short, we could not wait to get out of this place. Save yourselves the trouble that this place will indefinitely cause you and find a nicer place in Austin.

I regret living in this apartment. These are some of the reasons:- Many green areas have many dog stool and I reported this many times but they are pretty lazy cleaning it- When I place a work order, they sometimes ignores it and mark it as complete although it is not done- The management people are not friendly and they were very rude to me while discussing the extra move out charges which doesnt make any sense.I am thinking to file a BBB complaint

Please DONT MOVE HERE. Please dont make the mistake that Ive made. They do not care about their tenants, you will end up spending a ton of money at the end! My first week after I moved in, my AC stopped working... I didnt have air conditioning for over a week during July in Texas! It was 105 degrees outside. The first time I called maintenance they supposedly fixed the problem, but it was still hot and my AC didnt cool down at all. I had to call them again, the second time they told me that they had to replaced the whole AC System. After about 2 weeks, they finally got a new AC machine, but it still takes hours to cool down and it doesnt seem to be working properly. My Electricity bill was $170 in July and $200 in August!! Keep in mind, I live in a one bedroom apartment with a little over 800 Sq Ft, and my Electric bill was $200. That is insane, I always leave my AC at 75 degrees when I leave for work. I always make sure I turn everything off before I leave. I informed corporate that their Old AC is obviously working overtime and it is taking a lot of energy for it to run, thats why my bill is so high. And Of course, they blamed it on me and they will not do anything to solve this issue. Unacceptable.

Terrible experience just going to look. The leasing agent, Martha, did not know the right units ready to lease. We had tovshow hervin the map. Once we showed her standing un front of the unit she still kept saying the patio that faced the street was greenbel.The application process is sketchy. The first contact was a phone call. Martha stated specific units wete unavailable on the greenbelt. Go online. Pay $50 fee. She wull run your credit and criminal and will call you. Once you pass that then you go see those specific units. However, when online there was the fee of 150 that you can pay in person. In person waa a disaster. Martha was late getting to the office for the scheduled appt. Martha states that because itbis going to rain that management will not allow her to drive the cart..that we had to walk. Ibstayed Inhad a disability and would not be able to walk well. She stated that it was not far. So off we all go while I limped. Once we saw the 2 inits they wete completely the opposite of what we were told. Oh and there was no unitbtonlook st like we wanted. Only thec2 br. Martha continued to strong arm us in the unit she stayed suited us. when we asked her if there was an ice maker she stated that she did not know what was in the unit. We tild her we did not wabt the unit she showed us bitbthe one that she offered on the phone and the one we selected on the application online. Martha ststed she had to ask owner but in 30 faus you lose your app fee. The credit snd criminal had not been checked yet at this point she states and changes the rules to thatvwe had to pay the 150 admin fee non recunfable and a separate hiddem fee of $75 for a processing fee. All those checks were writte . By the way she forgot to ask for our drivers licenses and stated that she had to contact the previou . couple to come get theirs. We jad tobwait while she called numerous wrong nimbets to find the couple to come back. Bowcwecare in Monday ...Tuesday..and managment calls to say they are sorry that they had a unit ibeabyed bit up front and earlier move date The same day they called us back and told us that we didnt get accepted. It tirns out their applicatuon online is different than the in person requirements amd the TAA lease. We told the manager that they need to get their processes together and match up their applications requirements because that was dishonest. We found out that same day that thw new Oak Hill highway is going through there and construction entrance is right there. No bueno on ttaffic and noise. All these things is what keeps their units open to rent all of the time. Please do not lease here if you want this experience.

Dont do it. The property has been taken over by new management and after 9 years of a lovely experience we are moving. The gares havent worked in 4 months, they have failed to fix water leaks and wouldnt provide lease renewal option forms then charge month to month fees. So sad a good place gone horrible.

Maintenance is essentially non-existent. My bedroom window has been leaking for nearly 8 months now. Despite multiple requests for it to be fixed, nothing has been done. The patio roof is also falling down (also due to water damage) and this too has not been fixed, despite requests for something to be done. I will absolutely not be renewing my lease and would not recommend moving to this complex. Once youre locked into a lease here, they could care less about providing even basic customer service.Also - claims that this is a gated community are absolutely false. Yes, a gate exists. However, Ive lived here for nearly a year and it is almost never functional. The gate remains open 24/7 at least 95% of the time.

Staying at the vineyard was a great experience. There were a few maintenance issues, but the staff quickly remediated them. Austin is expensive living but you get a lot of space for the price. Buildings are a bit old but I never heard my neighbors nor anyone being loud. Lots of families live in the community which is nice. Overall, I recommend vineyard should you be in austin.

Beware. Not worth it. Every bathroom Ive had has had issues that range from the air conditoner leaking into the bathtub, leaving a horrible residue, to cracked tile, to the shower leaking into the apartment below. Bedrooms are small and I didnt have electricity in my side of the apartment for several weeks. Parking is pretty bad, some of the neighbors are self-centered (leashes, people), and getting in and out of the complex relies on southern hospitality, which is running short these days. Find somewhere else. Seriously.

While the management is nice, this is not all it takes to make great management or a great apartment. If they ever did daily, heck even weekly walk-throughs of their community they would notice the small problems like:-residents just throwing dog bags out in the grass on the property-lights being out at the entrance, huge safety hazard, for over a month-dog stations constantly out of bags, weird coz a non-refundable pet deposit should more than cover cheap plastic bag refillsThese are just a few problems. The gate should be fixed right away even if its broken. The hot tub should be fixed the right way once, then it wouldnt keep breaking. They should throw in a small playscape near the dog area so there arent kids constantly running around everywhere. How about since the pool is so small and there are so many kids in the community you have a few hours during the summer, maybe 3 days a week, where it is just adults only allowed in the pool.I realize these are amenities and the management really doesnt care to fix. But they are intrinsically tied into the cost of building the apartments, therefore tied into the rent prices. Especially frustrating when we had to keep pulling stuff off the patio for the paint that took forever to go up. Good thing prices have kept increasing, Im glad to see some money went to improvements; albeit they are more than 10 years old and were probably doing it out of necessity and the old paint was kind of ugly to begin with. Overall though, it is a quiet community and a nice place to reside.-bevo
