These apartments are extremely well maintained. The grounds have an assortment of trees and flowering bushes that are just beautiful. The apartments are very large and any inside maintenance requests are responded to in less than 24 hours. Last but definitely not least, the management, especially Diamond, is the best around :D

Love living here! Beautiful upgrades in my apartment and super responsive staff. We have only needed minor maintenance but the office ladies were on top of it and maintenance was in and out. The property manager, Jamie, has especially made us feel at home from day 1- little touches like remembering our names (and our dogs’ names). Also… the pool is 😍😍

Great Community, Great Team members, Great Living!!!I have renewed twice since first moving here and have no complaints whatsoever! the Units are clean and beautifully laid out. the Location is EXTREMELY CONVENIENT to Downtown, grocery store options, food, everything!I cant say enough great things about the Staff! For Example, my wedding suite was lost in the mail and I was worried it would arrive to my apartment while I was away for the wedding. Jamie (manager) went above and beyond to continuously check my front door/mail box and send me updates during wedding crunch time.I would Highly recommend this Complex to anyone Moving to Austin, especially if youre out of state. Ive heard some traumatizing stories about what you can show up to vs what you thought you rented and Austin City Lights Apartments Always delivers above and beyond expectations.

We have had such a great experience with management and maintenance at Austin City Lights. They are super friendly and very quick to respond to any issues that weve had, which for the most part have been minor. Our apartment flooded (like a lot of homes in Austin) during the winter storm and Jamie was there within minutes to help. Jamie along with the entire maintenance crew have repaired the apartment very quickly and were in constant contact to let us know what the next steps were. The complex is beautiful, always kept clean, and everyone is very friendly.

Moved in right after the winter storm and the staff here has been very good to us. Our unit was not ready due to services not being available during the storm, so they were able to get us a different unit and ensured all the paperwork transferred over smoothly. The quality of the units are great, the door lock is smooth, windows double paned, and a deep sink! Thank you all for being so welcoming, we look forward to the years ahead!

During the Texas winter storm/Feb 2021 the Austin City Lights team worked tirelessly to address issues in the apartment complex. Some issues like water pipes bursting or no water were beyond their control. The team continued to keep the residents informed two to three times a day in varies ways. We have had a fantastic experience at ACL! They have always spoken to us directly about complaints and have fixed our issues quickly. Our maintenance requests have been completed within 24 hours. Additionally, our apartment flooded (like the entire apartment was an inch deep in water) and they have been amazing! With constant communication and the maintenance team stopping by every other day to check on progress and complete projects to get the unit back to normal. Obviously this amount of flooding could be very detrimental, but with their quick response time and consistent work to fix everything, our daily life has been affected minimally. Honestly, one of the few apartments I have enjoyed living in in Austin, TX.

Moved in a few months ago and love it. The staff is super friendly and responsive, the apartments are huge (moved from the east coast so it might be relative). The grounds are well kept and there is ample parking. Cant wait for the pool to reopen.

This is one of the nicest apartments Ive lived in for the lowest price and still relatively close to downtown. I would like to shoutout the management, because any time there is a work order, it is completed the day of or no later than a day after! This has never been my experience at other places where it can take forever to get something fixed, so I am really appreciative ACL is quick to fix things. I would recommend this place to anybody moving to Austin!

No complaints-high ceilings, well maintained grounds, valet trash, close to downtown. The staff here are great. Caleb has been especially helpful since the beginning!Edit: Changed my rating because this place tries to charge you with fees for random BS. Make sure when you first move in that you clarify that you are on your own utilities, or they will charge you without asking or telling you for their own utilities program so you may be double paying. Even after sending in the account info they asked for, I was still being overbilled until I got them to give me a rebate for the overbilling time period.I also changed my autopay with them from monthly from the 3 to the 6 and got charged a late fee- which I understand I shouldve looked into the date it was due before setting up autopay, but their late fee is around 10%!! No exceptions! Most places have a 5% late fee for reference.Worse than that, I tried to prepay a month of rent in advance so I could have autopay set after my paycheck, and they wont allow it- probably because they wouldnt be able to get a BS fee.Still no complaints about the staff, maintenance, grounds, facilities, etc.-- all those are great. The staff and people that take care of this place do their best and it really is a safe, well kept, clean, affordable, conveniently located place. I just dont like the property management groups attempts at getting as much out of residents as they can.

I feel so blessed to call Austin City Lights my first apartment home as a college student. The move-in process was very easy and understandable thanks to the amazing staff in the leasing office like TJ and Caleb. TJ specifically is always helpful & amazing to work with, always willing to take time out of his day to help you with anything you may be confused about. It is leasing staff like him that make people not only want to come to Austin City Lights but stay here and call this place a home. Come to Austin City Lights if you want an above and beyond experience, and would like to not just have an apartment but a home.

The leasing staff is great! Dallas, Diamond and Caleb are great to work with. Always have been super friendly and answered any questions I ever had. The maintenance team is honestly fantastic. They respond to requests almost immediately and do everything they can to resolve your issue. Jaime, the property manager, was so unbelievably unpleasant to work with, so I reached out to the property management (Christopher Investment) and they were so great to work with. They worked immediately to get my issue resolved and followed up with phone calls so I knew the status of what was coming next. Other than the unpleasant interaction(s) with Jaime, this would be a 5 star rating.

Do not make the mistake...! They will respond to my post but no matter what they say please believe what I say.They made me sign a contract for an apartment that was under the construction. (For some reason they did not want to show me the apartment on purpose and now I know why)... After few days I signed the contract, I received a phone call from a manager saying “oh by the way” there is a small roach problem at the unit and pest control company will take care of that. I was very clear that I would not want to move in to a unit that has a roach problem. I moved in (kidding me of course I don’t have a choice) but couldn’t stay for a week. They were everywhere, I mean everywhere. They woke me up in the middle of the night, walking around my body and face.... Looks like pest control company just sprayed the rooms for a sec and they were done.They didn’t even think twice when I wanted to break my lease (They admitted their fault). I mean it is part of the game at the end of the day. You are in and you wait and you don’t complain you’re locked in to 1 year contract. Since I was nice and wasn’t pleased they said they can let me go. They promised it wouldn’t go to my renting history.I decided to move out but you can imagine the moving expenses. Let’s forget about moving expenses but I had to throw away $3000 worth furniture & clothes. Sales lady was embarrassed herself but corporate wants the money. (It’s not her fault). If someone signs the contract and don’t speak up and stay there, they are golden. Sell sell sell! When I asked them to reimburse me they told me that I knew the situation before I moved in. Exactly, I knew the situation before I moved in but after I signed the contract. That’s dishonesty and I’m sure it’s illegal. They were telling me I decided to leave before they had enough time to take action and all of a sudden it was my fault not wanting to live with disease for few more weeks. When I asked how come they didn’t have enough time for an apartment that was under renovation for a month and how much longer it would take they kept ignoring me and pulling the “manager is no longer working here” card.When I told them I would seek legal advice they told me that they will no longer talk to me. Still looking for the right lawyer for the financial and emotional damage they caused, because my daughter cried at nights and she is still paranoid of insects. I will leave you with pictures and it is your decision.

I’ve lived here one month now and I absolutely love it!Updating this over a year later and I am just as happy as I was then. My roommate and I moved to a new unit after our first lease and enjoyed a smooth transfer process thanks to the staff at ACL. The maintenance team deserves their own shout out as they always go above and beyond to help and I know if we run into issues they will be taken care of! I can’t recommend ACL enough!

My family and I have lived in this community for six years and we are about to renew our lease for another year because we are really happy at Austin City Lights. The location is ideal for my family since we like to spend time in the downtown area as well as the green belt and other parks nearby . The staff that works here is amazing: Jamie, Naomi, Caleb and Diamond have been great to me and my family and we have no complaints at all. The new ownership has made many improvements in the property (gym, swimming pool, dog park) and our rent has pretty much stayed the same. Another good thing to say about this place is that every time we have a damage in our place the maintenance guys come immediately to repair and fix it and they’re really cool people too.We love spending time at the beautiful pool during the summer with our kids and we have always felt safe in the neighborhood.

Living here at Austin City Lights has truly been an experience; my boyfriend and I moved here 3 years ago and along the way we have transitioned from multiple units for the simple convience and luxury of each location upon the property and it being so beautiful!! Every time there is an issue it has been resolved. Anytime we need something the Front Office goes out of their way to assist and help however possible. Jamie and Diamond are my go to girls, they have went out of their ways time and time again to help us and have always been so polite and caring!!! Austin City Lights Apartments and it’s management truly make it feel like family & home!

Staff is so friendly and helpful!Weve had to call maintenance for a few minor things and each time they came on the same day we called. Parking is free and there are no restrictions for visitors (aside from spaces under the awnings). All around, great complex for South Austin.

Update: I moved out of ACL after 9 months (which was when my lease ended) after finding a job in Houston but I still stand by what I wrote when I first moved in. Diamond, Caleb and the other staff and maintenance members were all very professional and accommodating. I loved how spacious and quiet the apartments were. I had washer/dryer put in my apartment and that went very smoothly. I had an issue with my AC but that was fixed very quickly. I had no problems. Highly underrated complex.Original review:I just moved here. Not sure why theres so many low ratings. It seems like they had a change in management recently and so far for me, things have been pretty pleasant actually. I had written a remark about the toilet handle in the initial condition form that they give you when you first move in (and youre supposed to turn in within a few days of moving in), and the apartment folks opened up a service request for me and fixed it the next day, wow! Also, any questions Ive had when I first was signing the lease, they answered pretty quickly and with no attitude whatsoever. I guess Im used to some past apartment people that would usually ignore or downplay something Id ask about or complain about. Ive not had that treatment here. Also, I love that the laundry facility is free. So far, things have been great. The only thing Im not loving thats not really this complex fault is that theres a number of beggars on the intersections nearby.

I have lived here for 2 years and although I do not use the pool or the gym, I have experienced the high level of professionalism from the staff. Whenever I have needed any maintenance, the apartment staff responded quickly and fixed whichever problems accurately. Specifically, I have been most impressed with Corry, who works at the Apartment main office. He is extremely knowledgable, hard-working, and above all understanding. I give this apartment complex 5 stars due to the staffs high level of professionalism.

Final verdict - move here if you have low expectations.Pros: floor plans, close to DT, easy access to many places, comparable rent prices, pool area is nice.Cons: management is unresponsive, no accountability, cant get call backs when there are issues, repairs are not done in a timely manner, repairs are done 1/2 way right, unorganized.A few Examples: apt was not ready for move in day and no one told me until I walked in.- it wasnt even clean and didnt have carpet. Took 4 weeks and multiple calls to get the washer/dryer that was to be in the apt on move in day. Took 3 months to complete painting. Drain has broken 3 times and all they do is patch it up instead of replacing. Emailed 3 times to get a copy of my lease ... Had to come in to the office to finally get it. Needed to speak to manager and they never called me back... I had to go into the office to finally speak to someone.Lets just say Ive regretted my decision to move here since day 1.If you choose this place I wish you nothing but luck and I hope your experience is better than mine.

So many things wrong with this place I dont know where to start-The gate was always broken which led to a lot of car break-ins and vandalism- They never inform residents when something is wrong. There have been several crimes committed and at no point did they alert residents-They close amenities for long periods of time for no reason and without letting residents know.- The staff is unreliable and doesnt take responsibility when something goes wrong-They increased my rent by crazy high amounts. No reason to charge the same prices you could get much closer to downtown- They wont respond to maintenance requests unless specifically called out for being unresponsive- Im giving one star for the actual living space, I did enjoy my apartment. And one for benefit of the doubt. In October they were purchased by a new parent company who seems to be trying to change things a bit.

They always lose my packages or theyre labeled the wrong apartment number or they try to give me someone elses package!! No wonder my packages are always lost. So annoyed.The new manager is completely heartless. I only gave a 30 day notice because of health issues and shes trying to charge me two months rent and still kick me out on the same day my lease ends. I go into the office and tell her I was taken to the ER and was laying on the bathroom floor until I got help. I stated because of my health issues I need to move home. I had my Doctor write her a note explaining my situation and this lady has the audacity to tell me Im sorry my hands are tied.. well lady Im too sick to work to pay rent. So I hope karma bites you hard and you wake up with arthritis and cant tie your shoes. Heartless people deserve no type of respect.Dont waste your money here. The property is nice but its run by someone who doesnt care about you. Id give you zero stars if I could.

This is quite possibly the worst apartment complex I have ever lived in. When I was there last year, my AC went out for the entire month of August. Though the apartment complex did try to fix it numerous times without success, they later determined they needed to order a separate part. Once this part arrived, it was attached incorrectly by maintenance which only ended up frying my entire AC system. Then a new system was eventually put in. They refused to refund me or at least discount me for the time I was without AC because having no AC in August in Texas does not qualify as unlivable conditions.I was fortunate enough to move out of this apartment complex this past June, and the manager told me that my apartment was in great shape and I didnt owe a penny. Then today (in the middle of October) I get an email from the new manager saying I have a remaining balance of $45. I called to discuss this and they told me the previous manager missed some things and this is my remaining balance. I am not one to argue over $45, so I will pay it, but I am just shocked that they can charge me 4 months after I move out, after I have been told my remaining balance is $0. Doesnt seem right to me! They say the $45 is for a carpet stretching because the carpet bunched up and is a tripping hazard. Never heard of that before.Long story short, do yourself a favor and please please please dont move here. I read reviews like this before I moved in and thought to myself, Nah, that could never happen to me! but it did. Look elsewhere!

All I can say is THANK YOU to whoever the new owners and management are! Progress takes time, but I already see night and day differences. Like the gate working now and the new gym machines. I was hesitant to sign a new leases but am glad I decided too. The office team has been much more helpful and professional now. I love how close this is to my work and I didn’t want to give that up, glad I don’t have to now. Thanks to the team for all of your efforts in making this a better place!

Out of the four complexes I have lived at in south Austin, ACL is by far the worst. To anyone considering leasing at ACL: there are much better options in the area. Although the rates seem lower, nothing is included in the rent-- valet trash ($30 a month), water, electric, pest, gas, etc are all tacked on later. They also dont include washer/dryer, so youll have to rent them or use the communal laundry room. A few problems we experienced upon moving into our UPGRADED unit:1. Ice maker was not installed2. Garbage disposal did not work3. Sugar ants EVERYWHERE4. Cabinets falling off in the kitchen5. AC stopped working within two monthsNot only that, but the gates are often broken and there is a large dumpster in the parking lot that attracts homeless people. There are several non-operational cars parked throughout the complex that they refuse to tow, making it difficult to find a parking spot at times. The gates at the pool are frequently broken as well, locking people in our out of the pool area. My experience at this complex has made me never want to live in an apartment again, and I finally understand when people say they hate apartment living.

Austin City Lights is my first apartment ever. I have lived in Austin my entire life and I represent the Austin lifestyle. Living at Austin City Lights accommodates my lifestyle perfectly, I am spoiled. The best dining, shopping and entertainment in Austin are all within a short radius of my home. Take South Congress from the back gate for a straight shot downtown, take Little Texas Lane from the back gate for a straight shot to IH 35.It is my job to sell these apartments. I know I will seem biased, but I committed to work and live here because the property management company is world class and because the renovations are phenomenal. I have very specific taste and high standards.

I am thrilled that Jamie is now the manager, and I am now seeing some great improvements. The front and back gates are now fully functional, package lockers have been installed, making my package deliveries extremely convenient and easily accessible 24hr. Management hosts regular engagements and events for the residents, and Yappy Hour for the four legged pets, this is something that never happened with previous manager, Lissa. I appreciate the online community building forum, so you always have the most current community events, FYI, or even find a listings of anyone selling their items, and it is the same webpage where I pay my rent. The newly renovated units look really nice, and I am waiting for my lease to end, to hop into one of them! As long as Jamie is here, I know I will be happy.

Naomi and Caleb are the best hands down! They were so professional from the beginning considering the bad rep they were taking over with the last management company. It was my first move and they put up with my many questions while being nothing but nice. Naomi explained all the floor plans and how the move in process works. She replied to all my emails very quickly with all the information I needed. Caleb also showed me the final remodeled unit and talked about the different amenities ACL offers :) I’m very excited to live here, everyone has been so welcoming from the beginning. I have been living at Austin City Lights apartments for about two years now, just like any other apartment complex you have your goods and bads, however I feel like this complex is great overall. There’s upgrades and renovations going on that’s making the property look amazing, the location is perfect, and the very helpful ladies at the front office are another positive plus! Lisa and Jamie have always come through and gotten the job done when I come to them with an issue or complaint. I will continue being a long term resident at ACL apartments!

Lived here for 1 year, the staff are rude, terrible attitudes from people who work on the desks in the main office.Not recommended at all. Useless gates, always damage even during the nights . They never tell the resident if there is something wrong in the complex. Huge miss communication between the management and the residents.No security cameras either, thanks to that my sofa got stolen from the front of my apartment door when it was delivered!!The only good thing is the location of this complex, I-35 is next to you, the backdoor will take you directly to south congress ave.

If you want to deal with hidden fees, raised rent, TERRIBLE management, and even worse customer service this is the place to be. For roughly 8 months the gates haven’t worked at all. They did a halfway decent job of making the place look nice but you can tell they cheaped out on all renovations. You can hear neighbors in all directions even when they aren’t being loud. We’ve lived in apartments for almost 5 years now and never had an issue with that until we moved in here. Hopefully they will change someday, but make sure you know exactly what your signing up for before coming here. Customers should always come first, and when they have a concern they should acknowledge that not blow of off.

AVOID AT ALL COST. Terrible management. Had numerous problems including being given a smaller apartment than was signed for and told there was nothing they could do about it. Floors and walls are paper thin can hear everything. Raised my rent after my first year by $200 a month. Why would I pay $200 more a month for a place that can’t ever fix their gates? Someone was mugged right outside my building.

Nice place but after 5 months my ceiling started leaking water from the roof in November and it still has not been fixed ! I told them in November and its the 5-22-16 and its not fixed and today my lights dont work in my bathroom 😫 Going to talk to them today or tomorrow really nice big closet and big bathroom with balcony but management sucks or its the maintenance who knows

Maintenance is great! The property is well cared for and my renovated apartment is great! The location is perfect for a quick walk to Trudys for a drink or a quick trip to the grocery store for some last minute milk. Youre right on the tip of South Congress and the bus system to downtown Austin is $2.50 round trip. Takes you straight there! The property is HUGE and eye appealing. Looks like top knotch luxury apartments. Seem to have a lot of small resident events but not sure if anyone goes.The office staff is very helpful and fast. My move-in was seamless and they really know their stuff. The actual customer service friendliness wise is lacking... I felt like I was only a walking advertisement for them. Id make small talk but they didnt really care to engage. One time I was in the office utilizing some free resident stuff and I had 2 different staff members come in only to ask to take my picture for their facebook or Instagram. Zero care of who I was lol. Oh well.Cons:-Gym is smaller than it looks on pictures-Dog park is smaller than it looks on pictures, its really sad and barely ever utilized. When it is people dont pick up after their pets. Annoying ... There is a nearby complex with a much larger and nicer dog park that is always utilized if this is something that is important to you.-Renovated farm sink is annoying to me personally.. I dont like that its just one big tub.Thats really it. Everything else is great and Im pretty satisfied. Nothing is perfect anywhere you go!

Lived here for 2 years, the staff is not helpful and fairly rude. wouldnt recommend. gates that should be closed are always broken and are all day and at all hours of the night, defeating the purpose of living in a gated complex. no security cameras either. the only good thing about this place is that maintenance is really nice and tries to get to you as fast as possible. other than that- terrible attitudes from people working the desks in the main office. TERRIBLE.

HORRRRIIIBBBLLEEEEEE!!!! Management lacks communication skills, consideration, organization skills, etc. I would not even grant Austin City Lights management 1 star considering their horrible work ethic. There is always something wrong in the complex and managements ability to handle issues is baffling. I have never had to experience such appalling management...I would also like to add how horrible our UPGRADED unit has been. There were nails that were not visible sticking out of the carpet that caused extreme pain when you would accidentally step on them. Most of our cabinets in our kitchen continuously fall off (the screws literally come off), we are infested with sugar ants, our AC quit working and it took me THREE maintenance request for the office staff to finally respond. I am constantly asking for a new gate clicker considering mine never works. Outlets, mirrors, and other appliances are constantly coming out of the wall/socket, etc etc etc. Oh, and be ready to be spammed with e-mails from ACL.Our friends are constantly pointing out our apartments faults, it is embarrassing. One of our friends said it best- this UPGRADED apartment looks as if it was built by a monkey.Save yourself the stress & energy and do not even consider living here.

DO NOT MOVE HERE!!!!! its all lies they tell you one amount and the water bill is crazy every time I go in the office theres someone complaining too and everyday theres moving trucks moving out and every month the bill goes higher.To top it off our car just got broken into over the weekend. The mail boxes got broken into and it took them like 3 months to fix it so I ask myself where does all the money goes to? I mean paying 1700+ and its not even a safe community. Wish I could give negative but a star is as low as it goes.

Living here is great, I like the location. The staff works hard day in and day out to help the residence and the maintance staff goes above and Beyond to fix any issue.

This is my very first review about any complex so I have to say that I am very disappointed to write for the first time. Within the month that my husband and I moved in, we encountered so many problems! We were overcharged for our rent, the maintenance team took 3 office visits before they finally came to our place (and they only did so after we were frustrated enough to fix the clogged tub ourselves), we didnt get the valet trash bin after 2 visits, and the neighbors are extremely inconsiderate! We have been wrongly accused twice of being loud, and furthermore our neighbors are extremely loud and disrespectful themselves. To add to this, our keys that we received when we first moved in, are extremely tough and require real handiwork to open.My advice, really take everyone elses review and find somewhere else.

As a night shift worker. Dont expect management to work with you on anything. I type this as I am currently attempting to sleep with absurdly loud maintenence going on, on the floor above me. Inconsiderate? I think so.

Brand new tenant. I was told on my tour that washer and dryer came with the unit. So I didnt check it in the lease. Shame on me.Staff is clearly not educated on leasing terms and is rude.

I am highly disappointed with the place. Upon move in I found at 15 things wrong with the place which im sure they would of tried to make me pay for when I move out. The latest rent is due is the 2nd instead of the 3rd like every other apartment and the fee is $75 which is crazy. Of course I might of known that if they had bothered giving me a copy of the contract. 1st week here and my hand fell through the bathtub...they tried to charge me for it until I started paperwork with them for small claims court. On top of it I think the apartments are a hair too pricey although decent quality inside. They still havent fixed my microwave and its been two months since move in. Oh yeah, you can pay your rent with your card for the low surcharge of $44. Fantastic isnt that? In other words you will need to go get a money order each month. Parking is not too bad but I sometimes have to walk 3 or 4 buildings away. Gym is nice though and so is the pool. I would not recommend living here but if you do be extremely careful with all those fees.

I have been living here for over a year now and am glad I signed another lease here. After looking at other apartments in Austin, I realized the quality of apartment you get for the price and SAFETY at ACL is just unheard of anywhere else in Austin.Safety is one of the number 1 things I look at in apartments and never once have I felt threatened or scared on this property. (It should be noted I previously lived on Riverside and had a knife pulled on me, so I moved here OK with paying more if it meant Id be safe).Maintenance is always timely and does a good job. Every time you walk into the office they greet you nicely and always ask if you have any maintenance requests before you leave.Upon moving out of my first apartment here, I was given a list of charges, but after talking to the apartment manager (Lissa, who is really sweet and accomodating) we realized there were some miscommunications and some of them were dropped.The facilities are really nice - GREAT pool area with a pool volleyball side. Although there is no hot tub, the grills are really nice and there are plenty of chairs. The gym is nice as well. ACL also has a DVD library you can borrow movies from and a business center with a printer.Overall, I would definitely recommend this apartment complex. It is close to downtown and Southpark Meadows which has great shopping. It is a great place to live if youre new to Austin or in college and want to be safe!

Overall a frustrating place to live. Our neighbors were extremely loud, we had two packages stolen, mailboxes broken into, and just a general lack to respect from our neighbors.
