We spent 3 years living at 704 and recently moved out due to a change in cities. We really enjoyed the location of our apartment, the on site dog park, and the roof top lounge that overlooks Downtown Austin. There is also a nice gym that we used before the pandemic.The maintenance crew was awesome throughout the duration of our stay whether it was changing light bulbs or the water filter on our fridge. The leasing agents and managers were also extremely friendly and professional. I believe the 704 listens to resident feedback and makes adjustments.The move in and move out processes also went smoothly.Thank you for the last 3 years!

Thank you Bobby and Leslie for making me feel welcome in your community! Extremely impressed with the staffs commitment to ensuring the safety of not only its residents, but it’s visitors as well! They are taking social distancing seriously, leasing agents and staff wearing their masks at all times and they even have their leasing office sectioned off to ensure that they don’t over crowd their workers, residents and future residents. After this massive winter storm, it’s easy to assume that everyone was upset and anxious about lack of power and water. Water was finally restored (thanks to our amazing maintenance team) and I was still having some plumbing issues. I walked into the hallway and Bobby was there and immediately fixed my problems without me having to ask. I am very thankful and impressed by the responsive and professional work these folks provide during this time of need.

I didnt rent here but have to commend Stephanie R for being thorough and timely with our appointment. She was honest about what I needed versus what is on offer. It made me want to look at other CWS apartments. She was professional concerned about building a good reputation/relationship. That is always better long term over anything else.Thank you

Just moved to The 704 last week and the experience has been great so far! Cynthia at the Leasing Office has been very helpful and sweet through the whole process - and made the move easy. We chose The 704 because of the area for a great price! So many things to do and so close to downtown! Staff is very friendly, covered parking is super nice, clean amenities, dog friendly, beautiful layout and appliances. We are excited to start the year here at The 704! :)

Anything positive about this place you can get at any other apartment complex. Not to mention, you can get it for the same price and closer to downtown. They shut down everything due to covid which I partially understand, but they shut down the pool for holidays because they don’t have people working then and no one can watch over the pools to ensure no one outside of the building is entering. They make you constantly move around your car to power wash the parking spots and repaint parking spots as if that will make this building any better. Also, they tow you at your own expense if you don’t move. People at the front desk are rude and abrasive. They don’t listen to your requests to have service requests filled at certain times of the day even when people in the house have meetings all morning. They have tried to convert some buildings to work/live places and the people they hired are obviously bad contractors because they set the fire alarms off once a month at any time of day or night. MOST IMPORTANTLY, if anyone visits more than 7 days a month they are considered a resident and must be added to the lease. I have never heard of any building putting such ridiculous standards on their residents. AVOID AT ALL COSTS!!!!! Might I mention the fire alarm has been going off for 30 min on a Saturday night at 10:45 pm

They are not only knowledgeable in regards to The 704, they have giving me great advice on the area and other Austin details that are/will make my move so much happier. We have lived at the 704 since 2017 and we are sad to leave. The only reason we are leaving is because we bought a house. We found that the price is much more affordable vs other apartments in the areas with much better amenities and great services. The staff are wonderful and very helpful. They went above and beyond to help us break our lease when we got our housing opportunity out of no where. I truly feel that no other apartment would have been so understanding. I couldnt recommend this apartment any higher! If you are looking for a South Austin spot? This is it!! Great location! 2 pools. A gym and yoga/spin studio. I highly recommend leasing here!!

They have a contract with a bum towing agency (Reliant towing) to tow visitors who happened to have forgotten to register at the visitor section of the garage. The apt said we would pay $150 for the car since we have a resident here, but we got charged over $220 to pick up the car from the insane towing company. Clearly there is some kickback the apt complex gets for contracting with this agency, and they will extort you for as much money as possible to get your car. There is zero reason to require registration for visitors since they have to dial in with a resident phone anyways to get past the gate. Ridiculous the greed some apt places have.Edit: After speaking with management at the apartment, they did absolutely NOTHING to make my situation any better, so dont make the assumption they are accommodating to those who were inconvenienced. Notice how their response fails to even acknowledge that registration is completely unnecessary? Also, kind of funny that all reviews with any likes on them are 1 or 2 star reviews, the rest have almost none. Honestly why require that visitors be buzzed in from a tenant AND register on top of that? What purpose is there for this asinine redundancy? Having stayed at a CWS apt with another predatory towing issue before, I am not surprised at this response, but still rather disappointed. Perhaps CWS entire business MO is to prey on anyone they possibly can.

Unlike other places I have been looking into, they did not make me wait for days just to get a response. I scheduled a self-guided tour the same day I spoke to them and the 704 seems like a great community!

Love living here. I signed an 18 month lease originally and I just re-upped for another 12 months. The staff is very attentive. Ive lived in a lot of apartments and rental communities and the maintenance staff here is the best and most responsive Ive ever dealt with. Just this week I had an issue with my sink and Jessie was here the next day and quickly took care of it.The location is also great. Near downtown. Near the park. Perfect.

I parked in a visitor parking spot late at night and was towed. When I went to the office to ask for help, the rude + condescending man told me I was parked out of the lane & did not register on their website.> arriving at night makes these signs impossible to see> the visibility on the roof was very low due to poor lighting> the visitor lot was half empty... plenty of spots around where people could parkThe Reliant Towing company and the CWS Management Group wait around for you to forget to register, and force you to pay $240 dollars to get your car out. Also---- the reliant lot was filthy and I had to drive over multiple bumps to get my car out. I wouldnt be surprised if it took off a few months of my tire life.Their parking policy makes ZERO sense. Residents are told to notify their guests. HOWEVER, a 704 resident has to buzz you in. The gate is also timed to let only one car in at a time. Also, the roof was literally half empty when I got there.The idea that were just making sure our residents/ guests have enough space to park does not make any logical sense. You need to be a resident, or a resident needs to buzz you in.Also, I am seeing your response is largely well, we cant do anything because YOU forgot and its YOUR fault. However, your parking policy is redundant as a resident already needs to approve your access. Also, your poorly constructed, copy/paste apology will not give me my $240 back.The fact that you wont amend this policy or even acknowledge its pitfalls despite the grief it has caused shows where your priorities as a business lie: in making money and shielding yourself from blame.Your policy causes more problems than it solves. I urge you to reconsider your predatory towing practices. In the long run, this really will not help your business prosper.Edit: The car was mine, and I find it odd that you are claiming to have no record of it. Does your office write down the name of every single guest that walks through? No one even asked me my name in the office.Your response does not even address my complaint.

Staff is AMAZING!! I hit a little hiccup during my move-in but the staff was responsive, understanding and accommodating. They moved me into the apartment I wanted even though there was some miscommunication about the unit type and really made the experience non-stressful. I highly recommend this place, as the location is amazing and the staff here is superb!

Lost my keys pretty late one night while my roommate out of town, and customer service routed me to Jessie, one of the maintenance workers at The 704 and was able to come meet me around 11pm-12am and provide me another key to get into my apartment....even though he was off the clock and at home with his family. Jessie really saved the day. Their maintenance workers are great employees and work hard for the tenants. Thank you Jessie!!! Youre an amazing guy and employee.

My rating is more like 4.5 stars. We love living here so far. We spent a lot of time scouting apartments in the south Lamar area before deciding on this one. Erick was our leasing agent and he went above and beyond in this process. We had seen a couple of apartments here but didnt like them 100% - but he was patient with us and specifically reached out to us when another opened up, knowing we may like it. A pleasure working with him! The apartment has great amenities and is at a fantastic location. Fair price for the size of the apartments and location. Only downside for which I deduct 0.5 stars is the parking especially in the building we live in (the separate building) which has a smaller lot. The spaces are incredibly narrow and fewer than the required. This makes parking a struggle, especially if you come home later in the night. The management tells us to park in the main garage, but that is quite a walk from this building. Other than that... Great place to live!

The staff here at the 704 are incredible. From the first moment we walked in the door to tour the place until Bobby fixed a couple things in our apartment this afternoon, everyone has gone above and beyond to see that were comfortable and happy. The gym is top notch. The pools are luxurious. The roof terrace (which sadly is under construction for the next few weeks) is an absolute gem that far too few take advantage of. Our apartment is spacious yet cozy and decked out with all the modern amenities one could desire. Everyone in the office is so kind, friendly and helpful every time I interact with them. Finally, the maintenance crew is spectacular. Even when Ive placed a service request on a Saturday (like I did today), Bobby was at my door within hours to fix the issue with positive energy and the know-how to get the job done. It has been an easy and delightful experience living here so far. Id recommend this place to anyone looking for a place to live in Austin. Five Stars for sure!

Ive been here for about 5 months and outside of small parking spaces, its been a great experience. Everyone in the office has been great as well. I travel often for work and have packages arriving at the office frequently. Recently, I was only going to be home for a night (Sunday-when the office is closed) and leaving again early Mon morning. Cynthia was kind enough to ensure my work packages were delivered to my apt safely and waiting for me when I arrived. Thank you!

Everything is absolutely wonderful. The move in was smooth and Erick in leasing was very helpful and informative. And just overall kind.Our apartment is clean, gorgeous, it’s a real treat.My only concern -The parking lines seriously need to be redrawn! It is way too tight. spots are just not being utilized because cars (no matter the size- we drive a Honda Fit haha ironically) cannot fit in it. I think the lines where the pillars are whats messing the car:spot ratio up. Maybe just pushing the line 4 inches towards the pillar can help.Sorry a bit of a tangent but I think it can improve the parking situation immensely!

I recently moved into the 704 and my experience with the leasing office was nothing short of amazing. Both Kyle and Taylor were absolutely great! They were very professional, courteous and willing to assist in any way, as to ensure that my move went as smooth as possible. I was not sure what unit to go with, but they were patient enough to answer every single question I had and made sure that I got the unit that best suited my needs. Bobby, the Head of Maintenance, and his team have been great to work with here at the 704. He is very responsive, friendly and knows how to fix everything! Hes responded sometimes at midnight to come and fix my A/C and also to address my power going out. We have been here about 2 years and its been a great experience so far. We have had A/C issues that maintenance fixed right away. We enjoy all the amenities and fun places downstairs. My experience has been very positive with the apartment staff/ company. With other residents not so much... people leave trash in the room instead of putting it in the shoots. Maintenance picks up after theses people pretty quickly though. I cant speak to the parking to much as I pay for a spot but I see a lot of people just park like they own the whole parking garage and are not considerate of other people. Overall I would recommend this place, we look forward to finishing out our lease here and enjoying the pool until we buy our house!!

Great area to live! South Lamar is so fun! The 704 management isn’t wonderful. Taylor is the only one who communicated and helped my husband and I with anything we needed. The office does not answer calls or return them. No communicate skills at all. The package system they have is not organized at all. It started off being a great experience at the 704 and then towards the end it just went downhill. Parking is awful and multiple break ins happened while living there. Security gate didn’t work very often either. Loved the cleaning staff but the office management could be much better!

This community has served me well so far in the past 3 months. The front office is always kind and understanding, the building Im in seems well-kept, and any work requests get resolved within a day. Jesse has been especially accommodating - and heres how. We recently dropped broken glass down our disposal. This is not something that maintenance should be helping with, as it is our fault, but Jesse came to our rescue anyway. He resolved the problem we created and asked if we needed anything else at all while he was there. He made us go check our lightbulbs in every room to make sure he couldnt at least help us with that! Jesses attention and care is a good reflection of what it is like to live at the 704. Would definitely recommend this place to friends!

Will continue to update this during my residence.The staff and especially calling out Erick, Callie, and Leslie are responsive and communicative.The gym is clean and well stocked with items for a diverse set of workouts.The package locker is super handy. Ive had a few complications as it is a single room rather than a locker.The south side stairwell in Building A smells of animal feces and urine.2019 August 14 - water shut off without warning to complex. No email sent to residents to explain within 30 minutes of initial shut off.2019 October 28 - attempted to make use of the elevator in the primary building today near the leasing office. After pressing the button and waiting 4+ minutes I took the stairs, no indication that it was working at all.2019 October 29 - returning from vacation I was concerned as I woke up with a bunch of new bug bites. Emailing the staff they sent a pest management professional to check out the apartment. This professional showed expertise, dressed well, and set my mind at ease. Another team appeared a few days later for a follow up. This helped us determine no nasty infestation had developed or returned home with me from vacation. Super glad to hear this 😀2019 NovemberMonth to month rate here is 2840 for a 1br under 700 ftId say parking spaces are too small here, but I think in actuality there are a few residents here who park their cars so they overlap 2 spots. Ive contacted the office about this a few times and it seems the same drivers are parking in the same way. As parking is limited, I have taken to parking on the top floor which avoids the stress of locating my vehicle and worrying if someone is going to block me in.

At the 704 $1,700 a month in rent won’t get you very much. Poorly kept up community as you can see in the pictures of landscaping, dog park, stair wells. For a so called “pet friendly community” the dog park is a disaster and all the grass is dead. They continue to cut down dead trees and don’t bother replanting. Needs updating ASAP! Sad to see such a beautiful community in bad shape. Unacceptable for the prices residents pay.

This apartment complex was doomed from the day it was constructed. Any complaints will be countered by a management employee with excuses that are not valid- even from what I can see on the reviews they try to sweep the dirt under the rug instead of doing something to actually clean it up. Dont be fooled by photos or what you see at just a glance. Things you may think arent that big of a deal before you move in you will later come to realize its a major issue. Parking spots are EXTREMELY limited and lines were painted so small that they barely fit a Normal car (if you have an SUV or truck I cant even imagine living here) so residents are always getting their cars scratched. We have lived here for nearly 3 years unfortunately and will not be renewing our lease. In the past 2 months approximately 15 fire alarms have gone off at 2-4 am. These fire alarms are actually air raid sirens... we cant even just leave the building, we get in our car and drive two blocks down Lamar after being scared awake just to avoid going deaf and we can STILL hear the alarms. Get use to the fire alarms because it hasnt just been an issue for a couple months its been an issue since the building was constructed (we would know because we have been here as long). You will pay downtown prices for this building so you may as well go downtown where the construction of it actually makes sense. Whoever thought it was a good idea to build a complex AROUND a pool obviously did not have their residents quality of living in mind. When there are two or more people at the pool it literally sounds like 50 and youll be amazed to look out and see only two. On weekends when there are actually 50 people it is unbearable and we have to leave our home just to avoid getting a headache and to get work done. Men have been seen swimming naked in the pool after hours when the pool is suppose to be closed. Drinks are spilled in the pool (which by the way looks clean at a glance but is covered with green slimy film at the bottom at all times). If its not a fire siren waking us up at 3am its people- almost every night people go on there balconies which face the pool in basically a circle and the laugh and yell with their friends all night. It is so loud and the office does not care. There is no 3 strikes your out policy here which is why all the good people have left and people who trash the building more and cause problems for other residents keep moving in. Any complaints made to the office will be brushed off with no action to rectify. Fire pits dont work because residents purposely broke them multiple times. Rooftop lounge is just a few dirty couches, cigarette butts galore and beer cans. Nothing is clean and appears to be a decade old when its only a 3 year old building. There is a much nicer complex constructed right down the street near the ALAMO on Lamar so if youre set on this area go there... trust me this place is not worth the headache!

I moved into The 704 a month ago and have nothing but positive things to say. I needed to move in a few days earlier than when the apartment was going to be ready and they made it happen. Taylor and the rest of the office staff have been nothing but friendly AND competent, which is hard to find at apartment communities. In regards to my apartment, either I have the quietest neighbors ever, or this place was built pretty well. Very rarely do I even hear people in the hallways. Lastly, lets address the negative parking reviews that almost deterred me from moving in. Not only have I not had a problem finding parking in my building since I moved in, and I live in the one with the smaller garage, but there is PLENTY of parking in the other garage. To conclude, if you aren’t lazy, the parking isn’t a problem.

I have never been happier anywhere in my life. My 2 children and I are at home here. The pool, gym, wet lounge, and the general sense of community are just some of the many reasons we will be here for a very long time!! Everything is very clean and secure. Parking is simple and plentiful. Play by the rules and you wont get towed. I love this place!Side note: The reviews on here are irritating because some of them are posted multiple times by friends and family members of the resident which isnt playing fair at all and the others probably could have been solved if they communicated with the office staff about their concerns.

Please, please, please stay far away from this place. Dont be fooled by the great location and nice kitchens, its not worth it! After it was purchased by cws the parent company, this once beautiful complex has crashed and burned. Every aspect of this place declined!The worst of it is the staff - Courtney the manager and her leasing manager are the worst kind of people to encounter. I have never met two mangers so rude, condescending, and unprofessional in my life.Dont bother calling they wont pick up the phones, they screen the caller ID every time. If you plan to go the leasing office, good luck. I would suggest talking the leasing agents, they seem to know what customer service is.Courtney or the parent company cws who is reading this, dont respond just to make yourself look good and act like giving you a call will change your horrible rude attitude. The management here is the worst I have ever experienced living in luxury apartments. Wait let me scratch that, theres nothing luxury about this place. The managers dont do anything about the dog feces around the buildings, the dog urine in hallways, and constant noise complaints. Tell me how 6 young adults live in a small two bedroom? Im sure theres some housing regulations against that, but what would the mangers do? nothing, they clearly know. My neighbors and I are all on the same page - this place needs new management, it needs a good cleansing. If you look up their parent company, they also have bad reviews. Makes sense why they have useless incompetent rude managers. Cant wait to move out of this place!

I moved here in early May and have greatly enjoyed my living experience here. Incredibly friendly staff, any issue that comes up with the apartment is fixed very fast, great amenities like the pool, gym, and covered parking, extra discounts on businesses/restraunts, and overall great location. Not too far from downtown and South Lamar itself has plently of great bars and restaunts. Also close to all major highways making it easy to move around.

BEWARE this predatory property management company (CWS apartments). We moved in under a different property management, and CWS took over the building about halfway through our stay. Things generally declined with them at the helm, but nothing truly worth complaining about until our move-out. At that point, we were billed fraudulently for normal wear and tear to the apartment. We were counseled by the Austin Tenants Council and the non-profit Dispute Resolution Center in Austin. We complied with all recommendations. The 704 refused mediation, and refused to retract the fraudulent charges. Words that I would use to describe this property management company include exploitative and dishonest. We actually enjoyed our apartment, but please think twice before leasing from this company.PS - regarding that first 4 star google review from Brian Little - Brian was the last property manager.

They WILL tow guests, regardless of valid, correct parking. Even with a handicapped tag.Im contracted to do drop-in petcare services for a wonderful 704 tennant who lives in the building left of the Broken Spoke. The guest parking is in the opposite building (the building to the right of Broken Spoke). I moved my car to the more-convenient Retail parking while grabbing a drink at Lavaca before going back to MY home, and came out to my vehicle getting towed. $60 to get it unchained!The next morning, I parked my car in the uncovered 7th floor rooftop guest lot. Came out an hour later to RESIDENT PARKING ONLY taped on my car.My car has clearly been flagged and I am unwelcome to come back. I also have a legally issued Handicapped tag hanging in my car.Thanks for the hospitality, and for ruining a source of income, 704 mgmt.

Door lock wasnt extending to fully close the door. Filed the service request around 1pm cst, and Bobby & Curtis arrived to resolve the problem by 3:45pm cst. The service was quick, efficient, and simple. No small talk. And the ticket could have remained open much longer since they didnt have a door knob replacement available (we figured grease is needed to fix the lock mechanism). So quick is an understatement - especially if you know the layout of the complex.Dont have a yelp account, so cant leave a review there. -AshThere are some real issues with 704 apartments, however when you address them, the management will do everything they can to resolve the issue and prevent it from happening. For instance there was a short spree of auto break ins, and immediately they released a community notice and got night security. This is AMAZING! If you have ever rented you know this type of response never happens, and it happened within a week...so it was quick too!Cons: parking is tight and limited. Theres reserved parking but spacing again is tight and additional cost. For building C, since the building is long, those who live farther from the leasing office has to walk literally a 2 blocks to their parked car. Its also the same for the trash shute. The elevators is one to a building, so again you have to walk far in building C for elevator use. The distance may be horrible for lazy people like myself, but even the most robust healthy at-prime person gets tired when moving furniture in or lugging their groceries in. Plus at the end of the day, the dragged feet i hear in the halls is more pronounced as they have to walk to their apartment. Some people resolve this with skateboards, scooters and dollys, but it is an annoyance.Pros: Amazing representatives that dont just rotate out after a year. Theyve been here for several years and when i asked, they plan to manage the property for several more years. They take pride in the property and u can see that with hallway fans, well kept up trash rooms, timely maintenance response, etc.. They also seem to show some consideratioon in placing the noisy residents versuses the professionals and quiet people...which is amazing. Because i think if people need loud music to relax then they ought to be able to without imposing it on their neighbors. Theres also great businesses around, such as dentistry, victory medical center, red porch, lavaca st bar and pub, kirby lane, wolly burgers, etc.. theyre all in walking distance. Uncommon objects moved in the neighborhood, so if thats not a sign of a good neighborhood, nothing is!Advise: wish they repaint and consider better parking garage policies. Would also like the security gate of the garage to close at all times and not left open for convenience - shortcuts for convenience sake is the cause for problems. We can wait a 30 seconds for it to open. Put active cameras at the gate to catch and prosecute those who tamper with the gate. But aside from that, its a great community to live in. They shuttle people to festivals, provide social events such as bagels and tacos most saturdays.Overall: great tightly secure community to live in. As a victim of domestic abuse or agoraphobia or a retiree or a young professional, this is a very safe place to be living. Its like the fort knox!
