Update: Apparently they dont care. They have not fixed any of these issues. I will be moving out end of my lease. Do not rent an apartment here unless you want to live in dirty place.S building is so dirty. They never clean the building and residents leave their trash outside even during the day. Trash guy decides the days he wants to come. Why are we paying them $30 valet trash charge? Those pictures would say more than words.

My husband and I have lived here since Sept 2018. We have mostly enjoyed our time here with little to no problems. However, we are building a house and it will not be completed until October or November due to the COVID-19 Pandemic and all the delays that has caused. I contacted the office to see if we would be able to keep our same rate for just an additional 2-3 months, the office manager seemed very optimistic about this being an option. But I received a call that the owner refused to work with us and will be charging us an additional $300 a month while we wait for our home to be ready. Its sad that this apartment values its money over the lives of its tenants and any hiccups that come with a GLOBAL PANDEMIC.

We loved living at Twin Creeks! We lived in our apartment for almost a year and a half. The apartments are beautifully outfitted—granite counters, stainless steel appliances, and brushed nickel fixtures. We lived in a B3 unit and absolutely loved it.The office puts on fun events at least once a month, and the pools are SO nice. We loved living off the city of Allen bike trails too. It’s a really quiet complex, as far as apartments go! The construction is not as robust as those with concrete between floors, so if people walking will bother you, you might want to try for a top level apartment. Parking is a little tight in some parts of the complex, but they usually run good specials on reserved spots. The staff is probably the best part about twin creeks. Joey and Christine have been at TCC since before we even moved in, and ALWAYS were kind and helpful when we went into the office. The property is beautifully maintained and SUPER convenient. I’ll miss living here for sure!

We live in phase 2 and we’ve never had any issues. The only slight inconvenience is the mailing address being different than your actual address. There’s good parking, no bug issues, updated apartment appliances, right next to 75 and a few minutes away from Sam Rayburn Tollway and 10 - 15 min away in every direction from shopping areas. So glad we chose this place!

I lived here 2 years. I recently moved out of this apartment so that Id be closer to work, however if Id stayed in Allen I would not recommend this place. The units are very nice, but you can literally hear your neighboors cough. There is absolutely no sound proofing between the units. Theres also a lot of dog poop on the property and the longer I stayed there the more trash I saw. The people in the complex are also very loud. If you are looking for a nice unit, the place does have nice units, but you will have to deal with a lot of loud people, loud noise, trash and dog poop. Another warning, this place will give you concessions to move in but upon moving out I received a $700 bill for carpet and I only have carpet in 2 bedrooms and one was perfect. They will get the money back from the concessions given, so beware of this. Overall I wouldnt recommend this apartment complex. As your mother probably told you, everything that looks pretty is not.

And the crime is getting worse and the noise level. Turning into a giant party on the weekends. And the hallways are also always gross. For the amount of money they charge to live here, we should not be having this many problems?! The only one in the leasing office that does anything is Christine! However, we moved in to a dirty apartment even though the leasing agent promised she would have it cleaned and never did. Our fobs didnt work for the first month we lived there because none of the staff knew how to actually program them. Huge turnover in the office, different team every time you go in. Parking is terrible, if you dont commit to spending $50 on a carport for your entire lease term, you are going to have to park a quarter of a mile away. Trash is left out in the breezeways for days on end and office wont do anything about it.

Listen to the bad reviews, DO NOT MOVE HERE. We were amazed at the size of the apartment and beautiful complex, friendly staff, and cheaper rates for the size and location compared to others. But, it’s truly was too good to be true. My husband and I deep cleaned our apartment once a week, and ants kept coming back. We went on a 3 day trip, came back to our kitchen infested with ants, had to throw our groceries and kill/ clean up the ants ourselves because they could not get an exterminator out until that Friday. (We called on a SUNDAY) We has to use their “emergency” maintenance once, because our carbon monoxide detectors went off at 11pm, NO answer. We had to call the fire department out because we do not have a ladder or batteries to replace it, I felt extremely bad wasting the fire departments time just because this complex isn’t capable of keeping up with their residents. The mail is a huge inconvenience, I had so much trouble getting things delivered because it doesn’t match the apartment number, but that’s minor compared to he rest of the problems. We had multiple months where they said we were past due or didn’t fully pay, then we confront them and get a “our mistake, that’s for a different resident” it’s your JOB to be a book keeper and keep things organized. Multiple maintenance requests for a broken sink dispenser, multiple exterminator requests for ants during the summer. The only relief we got was in the winter when ants go away. The broken elevator, the amount of dog poop, and ants, the money issues, do not compare to what they do to you when you are done and decide to move to a better place. Upon moveout, they will try to get EVERY cent out of you they possibly can. We saw these reviews of the same money thing happening to others upon moving in, yet we still took that “two months free!” Promo and thought this place was perfect, and still moved in. Because of these reviews, we were prepared to fight these charges and took photos of EVERYTHING after cleaning, left multiple voicemails we were trying to turn in our keys (they closed earlier than their scheduled hours without any notice) and we were being charged another $200. We over paid our last months rent by $200 because of these fees they were trying to justify they were billing us for, after many phone calls and being cut off by the book keeper and only getting $34 knocked off, I gave up and we paid them JUST to finally stop dealing with these people that don’t care about their residents. Coffee and ice cream days DO NOT make up for the fact they can’t handle so many residents. They don’t care about you. If they did, we wouldn’t have been forced to live among ants and forced to cough up nearly $400 in extra fees with our final statement and previous months rent. The location is beautiful, but there are many beautiful apartments you would be able to live in peace at. Do not move here if you are debating it. If $400 is what it takes to stop dealing with them then I’m happy it’s over with.

UPDATE: An update to our review since we have been here for almost 2 years now (April 2019).The noise and parking has become a little bit of a problem. Neighboring pets can be very loud but the issues are addressed promptly once you bring it up to the office. The walls and ceilings are thin, so you can hear your neighbors..The parking has gotten worse since more people have moved in, its difficult for us to find close parking to our building when we come home late, you may have to park further out but there are still plenty of parking. The cost of the carport and garage has gone up so we elected not to have one, so does many others, that adds to the parking problem in the free spaces..Weve only needed maintenance a handful of times, for very minor issues like light bulbs and filter changes. They are a little slow as far as response time (up to a week or more), but Im assuming its because our issues are not urgent. The office is great about sending out notifications and announcements via email. I feel better about management being involved and notifying residents of changes and events.Overall, the pros still outweigh the cons, and we still love this place!PREVIOUS REVIEW:We have lived here for about 6 months now, and absolutely love it. Compared to our previous complex, TCC is A+. The community is modern, clean and quiet. Customer service from the office staff is great. We havent needed maintenance yet since weve been here. The valet trash is a big plus. The apartment has a great layout, appliances are modern. Noise hasnt been a big problem for us although we do sometimes hear our neighbors TV, but its not that bad. The pet park is also great to have. We did elect to get carports, but parking is good in the building we are in so its not necessary. Overall, we love it here at TCC and dont plan on moving any time soon!

Review №62

I moved to Twin Creeks Crossing about two weeks ago from out of state. I chose this apartment because of the convenient location and review rating. Sadly I have not experienced a near 5 star rating like this place has received.First issue is when we arrived after driving 8 hours to what we were told was our move in ready apartment. What we actually received was a dirty, dusty, spider webs and dead insects on the floor apartment. We were offered a cleaning service but I had already unloaded a full uhaul so it wouldnt have done much around the stacks of boxes. I have since cleaned the place myself.Second issue I have with this property and honestly my biggest annoyance is the parking. I wish I would have looked further into this but I thought hey its Texas parking cant be an issue. I was very wrong, this property has a horrible parking situation. Most spots are reserved for you to pay for covered parking, no biggie that common however the free unreserved parking is 2 spots per row in-between the reserved spots and some on the sides. To reach an area where there is open parking you have to go to the main cut through between buildings which is about 2 buildings away from mine. With a newborn child this daily walk has gotten old extremely fast to the point I asked to pay for a spot 2 days in. You would think if you are willing to increase your rent for convenient parking you could do so quickly, again I am wrong. First available garage is a month out(which I have reserved) and the cheaper covered reserved parking was a 2 month wait. Honestly this issue alone would have made me look at one of the MANY other property options in this area.Third issue is the door lock, it is an electronic door lock with a key fob. I love technology and support the move forward however I do not support spending 5 to 10 minutes every morning repeatedly touching the fob to the door to lock it and it spinning in place and not engaging the deadbolt. This is after maintenance has come out already and adjusted it.You take a chance when moving from out of state and honestly some of this would have been known if we could have visited the property before hand but our job offers started quickly and we were short on time to move and get established. I do not feel it has been the welcome I expect from a property especially when coming from out of state. Yes the front office has apologized but that doesnt shorten my daily hike to my apartment. I also do not recommend an apartment on the back side facing the road unless you love hearing cars zoom off from the light into the night hours(wakes up our baby consistently throughout the night, again my fault for leasing sight unseen)Ill end with the positives, the 2 bedroom apartment is great when clean and has an awesome split room layout. The kitchen is very nice with a large sink and stainless steel appliances. Valet trash pick up is always a plus. The leasing process was simple and the front office is nice, I just personally wish I would have had more time to look elsewhere.

Everything about this place is average for the price. If your are looking for a complex in the Allen area that wasnt built 20+ years ago and isnt falling apart yet, this place will do. One thing to be aware of, if you order stuff online you are going to have problems while living here. The person who planned this place was drinking when they assigned Unit numbers and as a result all units have 2 unit numbers: the one on the front door and a mailing unit number..... they dont match. As a result in my experience you have about a 50/50 chance of getting things delivered correctly from online shops like Amazon. Its a joke. Besides that, like I said the place is pretty newish and adequate for the price.

My son and I have lived here for almost two years now and I can honestly say what once was a Safe, Upscale, Clean and desirable place to live is now an Unsafe complex filled with low income housing tenants, unsanitary grounds and amenities making the final months of our lease a nightmare. Not to mention the management staff... perfect example of what happens when you hire to fill a position rather than hire to ensure company standards. The staff here was once polite, professional and accommodating however now, the only word that comes to mind regarding management is disappointing. There are constant auto break ins as well as a disturbing number of residents whove had their wheels/tires stolen off during the night hours in well lit areas. Fights, domestic disputes, loud music and engine reving all hours of the night are just a few reasons why my son is scared to sleep in his room now.The trash dumpsters are more like trash landfills as they are piled high with old mattresses, broken furniture, broken glass, etc. The playground area is filled with fire ant mounds, trash and animal waste. So much that I will no longer take my son there to play as I fear he will either get bit or sick. Not to mention the bug problem in our apartment that has been getting worse and worse with no help from the maintenance/management staff however they make sure to bill us $22.00 monthly for pest/insect treatment that isnt even done. Because if it was, I wouldnt be concerned enough to write a review about it. Im constantly afraid my son is going to get bit by one of the many spiders, beatles, plunketts or huge black ants that come up through the carpet. Its disgusting as well as disturbing honestly... and Im OCD about how clean my home is so in case you were wondering - that is not the issue.I would stronger discourage anyone who wants to provide a safe and secure environment for their family to move in here. Its progressively getting worse and other than an auto generated generic response from Twin Creeks staff after I push post, that is all that will be done in regards to my concerns. They simply do that to pose as though they care - I assure you they do not.

I had to get a whole new bed and they did not fix my ceiling for two months water leaked from different parts of the apartment not just my room! We had leaks in the living room as well as my roommates room! They are brand new apartments and the building company that built this property obviously had no idea what they were doing our water heater was completely messed up, and not only that but our lights would always go out because the breaker was messed up and when I called to let the leasing agent know he laughed as if he already knew that apartment had issues with lighting! Our washer and dryer had to get replaced twice because they reuse washer/dryers and give you very old ones! The staff is extremely rude! I am extremely glad we our out of that nightmare we once had to call a home.

I have been a resident of Twin Creeks going on two years this June. My first year was virtually problem free, however my second has been riddled with issues- non of which have been my doing. The two major occasions I’m addressing in this message are due to lack of communication and payment. The first issue happened at the end of the year when I was told that if I didn’t pay a balance on my account I would evicted. After a minor investigation the office staff realized that it was an accounting error on their part and my account was put back in good standing. The second issue happened this week. I had a notice put on my door stating that if I did not choose a new energy provider I would be without power in th coming days. The staff said they sent out notice in October, but I did not receive notice until Tuesday, February 20th. However, once I called- the following day I received a text and an email notifying me that I have until the 25th. I also learned that I was being charged $50 each month for not having a new provider.I simply don’t appreciate the lack of communication and carelessness in the staff. When I came in to resolve the issue, the woman I spoke with via phone yesterday, acted as if our conversation never happened. In the end, I was only reimbursed for one of the $50 fees and still have one day to find an electricity provider. The staff needs to be trained on how to better communicate with residents- especially in serious matters such as this. I hope to see a quick response and change in staff soon.I will also be looking into filing a complaint with BBB.Thank you.

We finally discovered it when my husband stepped into it with a white sock on. We were lied to and told that it was not sewage water. The City of Allen and several others verified what we already knew to be true. We have sent countless emails, phone calls and even went to the office several times only to be ignored. We still were having horrible allergies and the stench was not tolerable to live in after they said they cleaned it. I vented my concerns to Shayna Carroll the manager numerous times because of my concern for the infant baby upstairs. I wanted them to recheck everything because the smell and side effects were still the same. She passed me off the the Regional Manager of CF Lane, Hilary Andel. Again nothing was ever done. We have reached out to the CF Lane Corporation too. They agreed to call us but of course never did. Living here has been a nightmare with more than one request on many different issues ignored! We have been lied to, promised many things never delivered. They have offered to let us out of our lease. We only moved into this nightmare in July. The cost of moving are expensive. They do not care because they are moving people in right and left. People are moving in w the excitement of a new apartment, for us it was downsizing and relieving ourselves of the responsibilities that come with a house. Our dream has turned into a nightmare. These are the words emailed to me from Hilary Andel to let us know of their generous offer to let us out of the lease.Good Morning Donna,We are sorry that you are unhappy here. Twin Creeks is willing to release you from your lease at this time so that you may find peace and comfort at a new home.Seriously, this is coming from an apartment that has leaked sewage waste into our apartment and our lives. I think that explains exactly the type of people that TCC and and CF Lane are and the way they treat their tenants. Sad and disheartening.

Clubhouse is amazing but you cant plan any event there. They are still using covid excuses to completely halt residents from planning any event there. Earlier you could at least use it during office hours...now you cant plan any party there at all. All of these features are part of your rent. It should not be this way.....
