Why have I been here since 2014? It’s the landscape and the vibe.With the sanctuary area adjacent to the pool and pond area, and add the fountains, we have a really peaceful scene at sunrise. There is a strong nature vibe here.The cabana, main pool and hot tub area are bright and upscale and we can enjoy the resort pool party vibe with so many days of sun.The meticulously kept grounds give a sense that this place has been established for a long while and has something worth taking care of. When maintenance requests go in, someone takes care of it fairly quickly.There are many other amenities that make living here an easy choice. From the location close to everything, to parcel lockers to a pretty well equipped gym, tennis and racquetball (if they bring the latter back…) a dog park, a second pool by the gym and a sand volleyball court! Just to name a few!Shout out to Karen from the leasing office for always keeping a smile and being prompt and helpful to me.

I’ve lived here for around 8 months and it’s been wonderful! The apartments are spacious and a great price. Everyone in the office is very helpful especially Sara who always goes above and beyond to help you in whatever way she can. Maintenance is great too and always respond quickly when you have a request. I never waited longer than 2 days for maintenance to come out for the small requests I’ve had and the one time I did have a slight emergency they were at my apartment within hours. I’d definitely recommend Audubon Village! These are some of the better apartments in Tampa and I’ll definitely be renewing my lease!

They will discriminate against you. They will call you a liar.They’re never open on time. They ignore you when you call or send emails or write on social media. They will send you threatening emails about not paying your rent two weeks after you’ve already paid it. Worst experience ever.

I cant say nothing wrong other than now is impossible to rent at 1500.00 but who ever can pay it, go for it. Is amazing.

I had the best experience with Josh as well as Sarah at the Audubon Village. My brother was needing help looking for a place to live ASAP and it was impossible to get any kind of help let alone find a place decent price. He also experienced paying and applying for apartments that weren’t even available. To say it was frustrating is an understatement. But when I spoke with Josh it was all a very easy stress free experience. He dealt with all my questions emails and concerns no no problem. Sarah also followed up with all my questions as well. They were great!!! I look forward to visiting my brother at his new place and highly recommend Audobon Village!

I have lived here for a little over two years and I must say that the maintenance staff is amazing. Christian and his team are very responsive and professional every single time. They respond the to my request almost immediately. If they dont come the same day they come the very next day, which is great. Im always satisfied with their work and they dont leave a mess. They are one of the main reasons that I continue to renew my lease here. Im thoroughly pleased with my decision to live here. Thanks for your professionalism. Keep up the great work !!!

We recently visited Audubon Village, were moving from out of state. We were greeted by Sarah with bottles of water and a comfortable waiting room. She showed us around the property and pointed out the beautiful landscaping, gym, and pools. The property was very beautiful and prices were fair for the quality exactly what we were looking for. She even showed us a really nice model and offered us snacks. She really took her time and answered all of our questions. Especially since were moving from another state, she gave us some great recommendations on where to eat, what to do, and local attractions. She felt like an old friend. We will definitely be applying when we decide to move in the winter!

This place is great at first. Then, youre here for a few months and everything goes downhill. Washer and dryer werent working when we moved in. We have had multiple issues with our upstairs neighbors and now we are having issues with the valet trash. They took our trash but left a bag of someone elses trash next to our door! Its open and it smells. The packages you get delivered to the mail room all always all over the floor for anyone to have free range at. We have left multiple emails, voicemails and went to the office about a rent payment issue for weeks now and the issue still hasnt been resolved. Its been nothing but issues since we have been here and we cannot wait to move out.

I’ve visited my boyfriends apartment here and it’s beautiful, people are friendly.. workers are friendly & The pool scenery is beautiful, peaceful & the lake is nice to look out too. My boyfriend has called the front desk many times for questions & Karen I think her name is Karen always picks up and answers the questions he has. She is helpful and friendly and caters to what you need. I wish I lived here but for now I’ll visit my boyfriends a lot more often

Ive lived at Audubon for a little over 2 years and I love it! I feel like its a very good deal rent-wise and easily accessible part of tampa. Maintenance is always very quick and helpful, especially Jose who is always responsive and takes care of anything that pops up! I would definitely recommend this apt complex to friends.

I went here to check for apts for rent. The property looked nice, well taken care of but the rent is high & you have to make 3 times the amount of their rent in income in order to live there. Unfortuanately, they dont always mention that fact. So dont apply to live here if you make under $4,000 a month. Just a piece of advice put your app fee towards another place.

This was my first experience getting an apartment and WOW! It was so amazing! I thought it was going to be stressful or difficult, however, Sara made everything super simple for me! She was very diligent about each task, she answered every question I had with HONEST answers! She was a superstar and I can’t thank her enough for all her help! I renewed my lease going into my 5th year at Audubon Village and just transferred to a larger unit. The office Manager (Karen) and the Leasing Staff (Sarah) have been so professional and amazing to work with. The Maintenance team at the property is top notch, the grounds are beautiful and it is obvious they care about the residents that live here. I highly recommend Audubon Village! Richard in maintenance is extremely professional. He responded quickly, took care of the issue and followed up to make sure everything was in working order!

So glad to be getting our of here. Gunshots heard on property, old breaking appliances and trim, our Amazon packages are stolen if they are put by the door, and mold and cockroaches throughout in both apartments we have lived at in two different buildings. They tried raising the rent to an absurd amount for what the place is worth. Would not recommend living here.

I love this place and the community, highly suggest checking this place out. Its in a great location and the staff is absolutely fantastic. Jenni and Karen are outstanding! These girls are my favorite and are my go to if I need anything. Very responsive, always get everything done in a professional and quick manner for me, they make living here a breath of fresh air. If Ive ever had a situation needing attention to, minor or major they send over the maintenance crew and have everything resolved in no time. Christian and the maintenance crew are awesome they are always around 24/7 making sure all of us tendents are well treated and taken care of. love them! Christian is the man and all the maintenance crew are very nice and very responsive. Definitely check this place out if you are in the market of moving.

Wonderful apartment community. very well kept, office staff is terrific, pools are beautiful, accommodations are great! apartments are very solid, very quiet, balconys are humongous with screens and the view is awesome!there is a dog park and this area is in walking distance to some cute little restaurants and bars.Also the natural preserve is right next door a nature hike is readily available.

Edit (year update): I no longer recommend this as a place to rent. They switched management right before November rent was due, didnt notify anyone that you couldnt pay online (the system is down and dont know when it will be back up), and they are threatening late fees even though its because of their lack of planning that put the residents in this position. To have the management change 3-4 times since living in one place is not a good sign. I think its a good value, but I have not appreciated the way residents seem to be ignored during time of change. We should be their priority if they want renters.The last thing Ill say is that during this time of transition, a good company would make sure all their ducks are in a row (the rent issue for example). Another fall through they had was there was no after-hours, emergency maintenance number to contact. When I had an issue with water pouring from the ceiling in the bathroom (first floor unit) at 10pm, the centralized number could only apologize that the number on file didnt seem to work and I would have to wait for the office to open. That is unacceptable.------------------------Original review (4 stars): Ive been living here for 7 months now. I believe I toured and signed around the time they were transitioning to new management. Similar to the other reviewers, I have nothing but amazing things to say about the staff and management at Audubon. Any issue Ive had or maintenance request Ive put in have been dealt with promptly and professionally. The maintenance crew can be a little haphazard. Overall I completely recommend this complex, but here are my experiences.Heidi was friendly and informational during my tour when I first signed. My only concern when moving in was that they didnt have the dimensions of the rooms, only the square footage of the entire apartment. Heidi let me come in to measure an apartment a couple days before my move in date.Unfortunately I was not able to enter my exact unit. I understand that they were working on it/cleaning it, but I highly recommend that you get to see your unit before moving in. Once we moved in, we went an entire month dealing with issues that should have been fixed before we moved in. There was an awful pet odor, the dishwasher area smelled moldy/mildewy and wasnt properly sealed to the counter area, there was a mice hole behind the fridge, and we had bathtub/faucet issues. There was almost a new issue we discovered everyday during the first month. Despite all these issues, Xhevaire was calling us and asking what they can do for us to help. They ended up replacing our dishwasher and flooring in the kitchen to rid the odors and it worked.Since then, weve been completely happy in our unit and have only had minor maintenance issues. The parking is abundant. With all the energy saving appliances our electricity is low. The fitness center and pools are well kept. No issues with neighbors. And Audubon really tries to push community engagement with free events for residents. I would recommend these apartments to those searching in the Tampa area.

In some ways i think it makes my daughter feel close to my dad since he is not longer with us..😞 during the summer before covid-19 we would spend allot of time at one of the two pools and BBQ almost every weekend. Theres a really cool turtle pond by the pool. Gym and other amenities as well.

We visited here and met with Sara. She was an absolute gem and very professional! She went out of her way to answer our questions and even gave us a virtual tour of the area so we would know what restaurants and shopping were near by. I was nervous about moving here, so this was a nice added touch to help make us feel more comfortable in an unknown area. Sara was quick to respond and super easy to talk to. Apartments are nothing like they appear on their website. I went there looking for a new place the apartment I was shown smelt like the previous owner had more then one cat. The ceiling was so low you almost have to duck when you walk into any door. The wood floor was way darker almost black and the lighting was poor. Not worth 1300$ a month

I moved to Audubon Village when it was under Cortland Properties and it was the best experience ever. Shortly after we renewed our lease for a third year, the property management switched to Conam, and it went all downhill from there. The office staff is unresponsive and unpleasant. I always felt like I was offending them somehow when I had to go in for a question. These units are renovated, but be advised that the buildings are old. We had a mold issue and the staff was very unprofessional with how they handled it. I expressed concerns for months over a leak and they didn’t take appropriate action until I provided proof of mold myself and sought out legal advice. Conveniently all my previous maintenance request tickets with mold concerns were magically deleted. All in all, the location is good and the units are fairly nice but the staff is what ultimately made us want to leave. It’s very unfortunate that we lived here for 3 years and loved it. It wasn’t till Conam took over that we decided to move out.

I lived here for a few years in 2017-2019... It was beautiful when i first moved in, gorgeous landscape, nice pools/cushions, nice gym and tennis courts and a renovated unit all for i think $1235. I think another company took over and started repainting front doors, repaved the parking lot, cleared all the trees etc, told us they were putting in new gates, etc. My reason for leaving is because i got horribly sick, dizzy, constant runny nose that never went away, severe headaches.. i eventually found mold all on the AC unit wall. Called the office and complained and they came out and repainted over it. Still same symptoms progressed and 6 months later found more mold all under my bathroom sink. Thankfully we found it the same week i was moving out so i didnt care to complain any longer just wanted to leave. The animals there were unbelievable... bats rats raccoons crabs spiders the size of my hand, cats mosquitos bees wasps swarmed my porch even got into my apartment somehow, my car got dented from people opening their doors without any care in the world, one morning my windshield was shattered... neighbors were loud as hell.In dec 2020 me and my roommate split and i was looking for a 1/1 by myself, and audubon had the best prices over any place around. $955 so i paid $50 app fee and a $200 holding deposit down. Long story short you cant get your holding deposit back after 48 hours, and of course i ended up backing out ... i had to get an attorney involved to get my money back, i JUST received it late february. The place is a mess. Sara is great -- did everything she could for me, said Karen would take care of it. It was like pulling teeth to get this refund. Very unprofessional. I wont ever look back at audubon ever again and wouldnt recommend anyone to live here, the grounds looked nothing like they did in 2017, the gates still werent up, and the people walking around were sketchy.

Dont do it. It may be nice when you first visit and the first couple months, but it only goes downhill from there. Sarah is the only one in the office that has ever been any help and when I request to speak to her, I have to talk to someone who doesnt know what theyre doing. I have been trying to end my lease for two months and I have not only had it handled by a temporary employee who had given us HELL to try and get things done, but apparently nobody knows how to finish off a lease correctly. Its decently priced but the staff is probably the least professional and knowledgeable of any apartment I have ever lived at or looked at. I cannot get in contact with anybody when I need to. Going on week 7 of trying to end my lease and get the hell out of here. :)

Update 6Its February 20 and the laundry center is still unusable (and thats been the case since I moved here in July). At this point, Im just thankful that my lease ends in two months.Update 5It’s December 31 and still only ONE washer works. I know management replied to this review below, but they’re lying because out of five washers that turn on, three have error codes, one doesn’t dispense soap (and it has molding soap), and only one actually washes.Update 4It’s December 13 and there’s still only one working washer and two dryers. Just to get in touch with them, I’ve literally had to call the office 20+ times in a row. That’s insane! They don’t even have a voicemail. This place is trash.Update 3There is still only one washer and two dryers working. Its now October 30 and this has been the case since I moved in in late July. Ive called and emailed them numerous times. Also, they dont have AC filters available. This place is a total nightmare.Update 2For over two months, there has only been one washer that works in the ENTIRE COMPLEX. I’ve called and emailed management countless times — but the staff here does NOT care about residents. You’ll see other reviews complaining about the same thing. I don’t know what the positive reviews are talking about. They might be getting bribed or something.This is the worst apartment complex Ive ever lived in and I wish I’d never signed my lease. I’m literally counting down the days until I can leave. Take your money somewhere they’ll care about you.Update 1After putting in a maintenance request for the washing machines and it showing up as resolved on the system, I went back and the machines are still not working — and now the AC doesn’t even work in the center. Put bluntly, they don’t seem to care at all about residents.Also, there are only like two working washing machines in the laundry room, which has been the case for weeks. I’ve only been here a month and am already very unsatisfied.

First I’d like for it to be known that I try to leave positive reviews when I can due to the simple fact that people are more inclined to review negative experiences. However, I don’t have many great things to say about living here. Keep in mind we moved in September when the complex was transitioning between management.We moved into a filthy apartment - there was dirt on the floor, chipped paint in the sink, and the previous tenant’s (unbagged) trash left in our bin. We were also informed the chipped ceiling on our patio would be repainted but here we are in June paying $1350+ for a two-star apartment at best (see pictures of our premium unit). Shortly after, our sink clogged and the garbage disposal broke, between my roommate and I we put in 3 maintenance requests and went to the front office weekly to follow up before our sink was repaired a month later.For the record, I lived in way nicer apartments for a whole lot less $$. We’re environmentally contentious people yet we’re being charged over $200(!!!!) a month for utilities. During the transition we went a few months without being billed for utilities and, without warning, were back-billed in addition to our current monthly bill. When I reached out to management with questions regarding our bills and a copy of our contracts I was ignored - so we’ve been paying monthly bills with no proof of what we supposedly spent. If you want to get in touch with management, it’s best to go in person because none of the emails I’ve sent received a response back, despite my requests. I’ve been providing my written notice for two months now and have been ignored (my work hours interfere with their business hours). Btw if you ever have to pay with checks make sure to ask for a receipt with the date - their online system was down for two months and they tried charging me a late fees both times. I’m literally counting down the days until I move out.With that being said, I do enjoy both pools the complex has to offer and how quiet my neighbors are. The gym is neat, - when it’s not shut down - and I like that they have a dog park. Overall, I rate a 2 out of 5… you can find a nicer complex for way less money. Based on the recent reviews it appears theyre trying to get their act together but Id be cautious when reading their response to this comment as I genuinely feel they give lip-service.

Dont do the upgrades they promise in your lease and they raise your rent almost a 100 dollars a year. You get nothing for being a loyal renter
