Very nice complex to live in , i love the design and enjoy it ! Seems like you live in a tropical forest, from the moment you walk out of your door till you get to the gate you are walking on an alley between trees and green bushes also on and on both side of the walking pathways within the apartment theres water streams and multiple small lakes. Everytime I needed help the leasing office helped and assisted me, very friendly and professional.There are 2 club houses with 2 big pools, and 3 other small pools. I would say theres a pool for every personality. The Hot tubs are always clean and workingOne Star is missing for the following reasons :Half Star for : Security and safety , in my personal experience I have a bicycle that was $600 and got stolen from the back porch of my apartment ( Im on the first level ). But the porch is behind the apartment.Although the location is on MacArthur and bear, a lot of tweakers stumble around that area and I suspect thats how my bicycle got stolen.Quarter star for: laundry room : the washing machines are not very efficient, I never felt like my clothes really get washed and become 100% clean , so I have to take them somewhere else to wash sometimesQuarter star for : Parking.It gets hard to find Parking at night in the visitor parking because a lot of the residents decide to park there for some reason.

Total disappointment!! This rating is based fully on the staff I encountered as I WAS interested in renting here. I first called in but was told someone would reach out to me due to being a busy time and no one available for my call. Did not receive call back and decided to go in person days after. As I walked in with my mother who the apt was for, a lady “IVY” looked at us which a proceeded to ask if she was available to help us. She nodded her head up and down and asked “how could I help you”. I told her my mother is interested in a 1 bedroom apt for my mother. She said there weren’t any available at the moment and told us to try later in the year. I asked how much 1 bedroom is currently running for. She asked again for how many people. I told her once again, 1 person. She asked my mother right after how many people. She also answered 1. Ivy then asked, “do you have dogs?”I said no. She said rent was 21-2300. I asked if she could show us the apt model. Her attitude started increasing and said we need to run your credit and show that you earned 2.1 x rent. I said all that to see the apt model? She answered no but are you still interested?I laughed and yes. She requested ID which was given. She grabbed it and started walking without saying anything. We asked another lady if we follow. She nodded her head up and down. We were already unsure about moving forward because of her attitude and tone but kept walking. Ivy didn’t say anything else until she opened the apt door to say this is it. My mother and I looked around as she kept the door open and asked where we currently live. I answered, we left the apt and saw dogs around. I asked her if the reason she asked about the dogs was because there is a fee? She looked back and asked “do you have a dog?” I, already highly bothered told her no! I already told you that. She said those dogs are service dogs we only allow cats. She made us fill out a paper since we say the apt took it away before I could finish it then she gave us back the ID, said nothing! Then went back to her desk. She really needs a 1-1 about customer service.

I have been living at the Aspens South Coast over 8 years. The main reason for such long stay has been the green forest-like peaceful surroundings, club houses, gym, and the central location next to South Coast Plaza. This used to be a place worth of 4 star review, however, since then things have changed a lot. In the past two years beautiful trees in the property have been obsessively trimmed down and this has made the apartments exposed to heavy traffic noises of both Bear and extremely busy MacArthur. The apartments are very outdated, kitchen and bathroom need a desperate update. Years of paint comes off when you try to clean the bathroom/kitchen cabinet doors, and using carpet as a floor material is not a practical choice even for rentals in this day and age. About the parking - each resident gets a garage to store a motor vehicle which is a big plus in SoCal, however, a big part of the lack of parking space especially during evenings and nights is that the leasing office staff / Far west management company does not enforce the residents to use their garages for the purpose these exist. This is a gated community, however this brings no security to your belongings - There are car brake ins weekly basis reported outside at the guest parking and inside of the property. The management company has shown no interest of addressing the issue by changing the gate key codes or adding some security cameras at the entrance points. This has been a long term problem going on and on even before the pandemic. The last big reason for a one star review; We used to have functional and respectful communications between the leasing office and residents until recently. The Aspens changed the whole leasing office staff and it has been a steep downhill since. Several long term residents including us feel very unhappy and disappointed that Natalies crew and the Far West management company seem neither care about the quality in their customer service nor keeping paying residents around. Whole SoCal has been opening the restaurants for indoor dining, gyms etc. As full rent-paying residents we still have no access to the outdoor pools, club houses, or gyms during normal open hours 9AM-10PM. A person working at the office has told that the limited outdoor pool hours (10am-6.30pm) are not because of covid-19 but the noise complaints from few residents living at the apartments near the pool - Excuse me? The quiet hours start after 10pm. This decision discriminates anyone with a full time job Mon-Fri what comes to enjoying the amenities we pay for.

Are really green and serene place to live with clubs houses 🏠 and swimming 🏊 pools in multitude, the construction 🏗 🔨 is old so the walls are thin and the dumpsters has raccoons 🦝 without those two issues is an absolute delight of an Apartment complex.

We were viewing a few apartments here yesterday shortly before close. Tammy took us around and showed us 3 possibilities getting lost until I took the time to look at the map and show her where we needed to go. After viewing the units we went in to discuss leasing options. We told her we wanted to view a few other places and would have a decision by the next day. She told us that would be fine and talked about possible ways to sign the lease. We called the next morning as soon as the office opened and they informed us that the apartments have been rented out WHILE WE WERE LOOKING AT THE UNITS!! So we couldnt have even leased the units we were being shown anyway. There is obviously a very major problem with the communication of the staff here.

The Aspens is a genuinely nice complex. Ill start with what needs improvement then end with the good stuff.The units are older and outdated. Walls are a bit thin, bathroom molding is questionable, bathroom and kitchen counters are in serious need of renovation. Windows are also single pane and dont have a great seal.Now for the good stuff.Firstly, the complex is beautiful. Its like a little getaway from the concrete jungle. The complex is so nice that my partner and I regularly enjoy going for walks around it. The pools are awesome, hot tubs are great, and so is the clubhouse. Theres plenty of parking as well. Lastly, I personally find our management staff to be very courteous and friendly. Michael has always been kind and polite, Adam is great, Ivy is a sweetheart, and so are the rest of them.I would absolutely recommend living at the Aspens.

Lived here for over a year, problems CONSTANTLY with the plumbing and SMELL.The landscape was beautiful up until a few weeks ago, all the trees are being cut down to nothing and the noise and light pollution is unbearable. Even with the blinds closed, be prepared to deal with literal spotlights shining INTO your home.If you have a problem, make sure to call multiple times and speak to multiple managers, unfortunately lack of communication between them is extremely frustrating as a tenant.

Place is unique, but leasing office staff is indifferent and ineffective. Never willing to solve any concerns, Michael (Property manager) sets up main example to others - never reaches back to you with resolution. Lack of accountability is in the air. They forced us to be out of our garage Since September 1 (supposed garage improvements), however never provided another protected parking spot. For more than a month (workers are very slow, some days it’s only one person who acting like working on 10 garage repairs) we need to park on the street or anywhere spot found, if lucky, on the property. Beware. There was a break-in a week ago in the parking we were forced to park because of this inconvenience. Nobody cares. Rachel (another office staff) promised to reach back by October 1 with final due date and resolution on compensation concern for this matter - guess what, never did. All they care about is to get paid. I wouldn’t recommend you consider this place. Unless you are ok to be dealing with careless staff. Adam is the only one good leasing office associate, but he can only do so much.

We had problems with the hot water heater that went on for weeks. Several times they shut the water off during most of the day to repair the problem. Finally, one morning there was no hot water at all, cold showers in the morning. That got them to replace the hot water heater after another day of no hot water. Although they eventually get around to fixing their problems, it is the tenant that has to deal with the situation while management diddles themselves.

Pluses:+ greenery: we really enjoy the plants and trees and streams on the property, well cared by landscaping crew.+ service: we also appreciate satisfactory, timely service by office staff and maintenance crew. We interact most with Adam.+ amenities: the club houses, the two gyms, the many pools and grills, and the frequent effort to maintain and improve infrastructure are also great.minuses:- we have been here for over 2 years. Rent increases were 5.4% and 4.0%. On top of rent price, this may explain why we are seeing some smaller families leave and some bigger families with more incomes come. Or this trend of more people living together to share housing cost could be the same across Orange County.- parking availability has been a problem for a year. Parking policy generously lets any car park in the many spots for up to 48 hours. And that seems to have been taken advantage of by unregistered cars on a long term basis. Registered cars have been having difficulty finding a spot, had to drive around and around, and sometimes hopelessly been left in corners and other no-parking places.

I was looking for a place near my work that took kitty cats, as I want to get 2 kitty cats 🐈 🐱. My current landlord changed our lease to not allow pets 4 years after my kitty Alex died. So, I put in my info thru trulia to get a call back. Within 20 mins Adam Buck called me, we talked, he was really funny, professional, and personable. We scheduled for me to tour the place that afternoon. Key items I needed: safe place for a single lady, short commute to work near south coast plaza, good feelings of home, safe & easy parking, a/c, bathtub, clean looking, place for my beach cruiser, good fast wifi as sometimes I work from home, able to have 2 kitty cats, laundry on site, and a pool. Oh my, I found everything I was looking for and more! Adam Buck answered all my questions and showed me around. I was so impressed with Adam Bucks professional nature, he was kind, personable, a fellow Vet just like me, walked me around, showed me all the amenities, and showed me a few units that might suit me. I fell in love with the place! It filled my soul with happiness just to walk through all the greenery, while seeing streams and waterfalls. I found my future home. I applied that day. I even had 2 different friends walk thru to give me 2nd and 3rd opinions. They loved it too, knew what I wanted, and thought I would be happy here. I even get a locked garage space, which is safe and guaranteed parking, super coolio! I was told yesterday my application was approved. I immediately put a deposit down and Im so looking forward to starting a new chapter of my life when I move into my new upstairs 1 bedroom apartment in end of August. Honestly, Ive looked at and researched so many places, and hands down, The Aspens South Coast was the best! Im so happy and everyone can see it! I finally found a place to call home 😁

LOVE this place. Love, love, love. It is an absolutely gorgeous property, wide open yet intimate enough to feel as though you have found the last secluded spot in Orange County. It is green and lush and boasts all of the amenities one could possibly desire: tennis, volleyball, basketball, workout facilities, sauna, billiards, and a pool and a hot tub with an ambiance that will make you wonder if people are actually happy out there living at a place that is not The Aspens.The location is right here in the heart of everything you need or want, and security maintains a constant patrol of the grounds to keep the riffraff at bay.This is THE PLACE weve been looking for to enjoy beers on the back patio and steaks by the pool. The staff is super professional and friendly and prompt in handling any inquiries. My wife stopped by one afternoon and told them that there was a light out over the grill by our apartment, and it was replaced within 2 hours. Not easy to find service like that!

This place is awesome! Where else can you have peace and quiet and squirrels playing in the trees outside? Nice neighbors, excellent pool, gym, and great people in the office to help out whenever we need anything. Make sure to have Michael give you the tour.

I have been living here for over 6 years. At one time it was a great place to live. They recently changed the management team and things went down hill fast!!Problem #1 we are a couple living in a one bedroom apartment, with one assigned garage and two cars. Parking is HORRIBLE!! I get home from work at 11 PM and can never find a parking space! All the guest parking has reserved signs and the parking is limited. Almost every night I have to walk a mile after finding alternative parking. Please dont even consider having guests over, there is no place to park.Problem #2 Recently they started to allow pets here, there are dogs barking all night long, and pit bulls wondering around.This is not the place you want to live, I am looking fast and hard to get out of here,Dont let the trees, and waterfalls fool you! The interior of the apartments are old and outdated. For the amount of rent we pay, it is NOT worth the money. Do yourself a favor LOOK ELSEWHERE, unless you want to walk a mile to park your car, and put up with barking dogs all night long.

We loved our experience at the Aspens when we lived there about a year ago. The only real reason we moved was because we fell in love with this little dog but sadly they dont allow dogs on the premises. The apartment is large with lots of storage space and guest parking was much more forgiving than most places in the area minus the weekends. The only reason I dont give it a 5 star is because of the upstairs neighbors that we had that made it pretty difficult to sleep most nights because they had DJ equipment that was incredibly loud, theyd sweep their trash onto our patio from above, and would get drunk on their patio and throw things onto our patio and then try to sneak into it in the mornings to collect their things on our property. Also the raccoons were rather scary at times. Overall though I wish I could live there again. The staff was the greatest and helds events for the residents, the pools were amazing, the grounds were beautiful, and the space you get for the price was great!

My husband and I lived in the Aspens for two years and were completely happy there until they raised our rent (prompting us to look at other options that better fit our needs). Location is prime! Close to the freeways and many stores nearby. The landscaping is beautiful and makes you feel like you live in a resort, BUT it comes with some drawbacks: many spiders will invade your unit and it was a constant battle keeping out cockroaches and water bugs. There are many animals like squirrels, possums, ducks, cranes, and raccoons that you will see often. One morning I woke up to find a dead, half eaten possum on my porch (thankfully staff handled it right away). I was very impressed with the maintenance staff, they always took care of problems promptly. The community amenities, especially the pool and gym, are super great, though the apartments themselves are very outdated and in desperate need of renovations in order to deserve the price tag.
