Lived in a place with no heat in the winter because they wouldnt send someone. Said my dogs made messes in rooms they werent allowed in (we have collectibles that are very breakable, they were in that room and the dogs were baby gated out the entire time we lived there). Tried to charge me thousands. Told them where to get off. I advise you do, too.

Integrity Property Management manage my rental property in Lacey, WA for the last four (4) years. I highly recommend them for the following reasons:1) They are well organized to provide all the services such as advertising, evaluating a prospective renter, preparation of rental agreements, inspection of the property, managing the property as per rental agreement and providing all the necessary account reports as to payment of rental income and IRS requirements.2) They are landlord/renter oriented to have the renter and landlord as comfortable as possible by addressing any issues as soon as possible especially legal & maintenance issues of the property.3) They have access to outside contractors that can do repair work at a reasonable price to maintain the rental property in good condition .

Just started renting a home with Integrity Property Management a week ago and have been super impressed! I have never had a good move in experience, but Integrity has helped make a stressful life event into such a smooth transition. There were several things in the home that needed attention and everything has been fixed within a few days of requesting maintenance. Sandy, especially, has been so great to work with!!

Rented through this company from 08-12 and had no problems at all. They were always professional. I loved that house and renting through them I wish I had not had to move. I would rent through them again if I was able to find a place I liked. If you are thinking of renting one of the properties they manage I would tell you they are easy to work with always helpful and we got our full security deposit back, of course after we followed the move out instruction sheet they sent.

After reading some negative comments on here, I decided I had to speak up. My experience with Integrity was great. My property mgmt company changed to Integrity 2-1/2 years into my lease. I was nervous about that but they always took care of any issues that came up and they communicated well. When I moved out six months later, the process was very easy for me. I made sure the house was extremely clean and followed the list they provided. I worked very hard to clean everything I could and return it in even better condition. A couple weeks after my move out, I received my full deposit back. Ive never had a company appreciate all of the work I put in, until Integrity. I would happily rent from them again and, in fact, will be looking in the next month or two for a rental. Ill definitely check their website first. Thank you, Integrity, for having true integrity. I appreciate it!

Not sure if the home owner is the issue or the management... Slum Lord is all I have to say.Read the Landlord-tenant before you rent and make them add the landlord responsibilities to the contract... or better yet dont rent from Integrity Rentals. My dog has permanent ligament damage due to a preventable injury caused by the rotting deck I reported numerous times over the past four years.I am an Alumni of the Bates Technical College Carpentry Program. I am a certified Wood Framer, Exterior & Interior Finisher and certified in Foundations. I also was a Union Carpenter Apprentice. I gave my professional opinion that the deck needed replaced before my dog was injured. That deck could have hurt my children. Also, there was a repetitive rodent issue and the home owner did nothing about the access points that were preexisting and undisclosed until after I signed the original lease.

They are Ripoffs. I rented from them for 2 years. I care for my mother with Alzheimers had a roll in shower put in so i could take care of her right. $16000. 00. 6 to 8 months later i got a 20 day vacate owner wanted to take possession. I could not even find a place in 20 days with a10 day extention. So we are living with family. They kept my deposit and is charging me another $1200. I talked to the owner and she said she was tired of paying for something more than once.( To the reality And if she could have talked to me we could have stayed cause she is renting it out again. Put a wall up in the back where the NEW ROLLIN SHOWER was put and renting it as a studio.

Terrible company to rent from. They scam you when you move out make sure you take pictures of everything. I had my move out inspection and everything was fine except I couldnt find one smoke detector. Then I receive my deposit saying a blind was missing one was broken. Terrible company very dishonest. I will also be calling someone to make sure the place I rented is tested for black mold. Make sure you watch your self around this company.

Extremely difficult to get in contact with your property manager when you need to speak with them. Sometimes they never even call you back when you leave them a message. You would think e-mail may be easier for them since they are out and about during the day showing and inspecting properties, however, that isnt the case either. It takes days to get an e-mail response back. But hey, at least that way you get some type of response. They also send highly unprofessional text messages now too. Very frustrating when we are trying to renew our lease and had just one single question before we signed, we e-mailed our property manager and it took her a day and a half to respond to us (not bad) but then right after we get a text message telling us to log-in to our e-mail accounts and sign our lease because they have been waiting on us to send it to the owners of our property. Had they replied quickly we would have been able to sign the lease sooner yet somehow this is our fault. SO UNPROFESSIONAL!

We have been renting from them for almost 5 years now. They have been professional and responsive. I did not score them a 5 because their front office doesnt answer the phone, and there was a small communication breakdown when they transitioned to a new agent. That was quickly rectified and things have been good since.

Lived in one their rental properties for three years. The entire time we were there we kept the place up and during our inspections the staff said the property was in excellent shape and the yard looked much better than it did prior to us moving in. Sounds like a great realtor right? Same thing we thought until it was time for the move out inspection. All of a sudden we damaged the place and the yard was terrible. We end up having to pay double what we originally put down for a deposit. Be careful with this realtor

NO INTEGRITY!Dont do what they say they will. After being a fantastic renter for more than 5 years, they asked me to move out because the owner wanted to move his son into my place.I had done nothing but pay my rent on time and very rarely call for any service. When I found a place, they agreed to pro-rate the last month because the new place wanted me to move in before the end of the month. When I got my final deposit check they had kept the entire month of October, even though they said they would return it.$862!Do not trust them. My husband and I were VERY interested in renting a beautiful 3 bed, 1 bath from them. We turned in our applications. Which were 90 plus dollars, because we had to apply separately! We tried calling MULTIPLE times to speak with our agent, who was also the assistant property manager. None of our phone calls got answered and none of our voicemails got returned phone calls. The only contact we had with them was through email. WASTE OF TIME AND MONEY!!!!!

This is possibly the worst management organization in the state of Washington. They have the most unscrupulous and horrendous practices in the realty industry. After leasing with this agency for a 2 year period they charged a full months rent and had the audacity to have me keep the utilities in my name. I cleaned the home immaculately and left in better condition than my move in. Since they found no issues inside the home they stole $1000 from my return deposit for yard work and another $250 for changing filters and light bulbs, grant it that had already been completed. So Im essence in order to not give me a refund they embellished over $1500 worth of issues to subtract from an $1800 deposit and by the way if you lease from them and something needs repairs its $50 added to the rent. Just an absolutely horrendous establishment please stay away from these vultures as I have reported them to any media outlet that will listen!

I lived in a house managed by them for 2 years. The majority of that time, I had little to no interaction with them, so it was an adequate 3/5 stars. I paid my rent on time, minded my own business, and managed things like minor home repairs and the mouse infestation (I hadnt been told about) on my own. However, the painful part was during the application and move-out processes. There was some definite racial profiling with my roommate during the application process wherein her contributions to the rent were questioned because she had a Hispanic last name and was working for a service program (while Im white and a nurse). Mind you, the rent was always paid on time and in full, and the manner in which we paid it, who paid whom back, if I was a sugar daddy, etc. was no ones business but our own. The move out process seemed fine - notification of move out was easy, and we were told that the house looked great. Therefore, I expected to get at least some of my ($900) security deposit back. Nope. So whatever you pay, kiss it goodbye, regardless of how well you care for the house and how much they upcharge you for ridiculous things like lightbulbs (half of which were burned out when I moved in, THANK YOU) and the smoke detectors (which by the way were not up to code the entire time I lived there). It was alright, considering how terrible the nature of being a renter is, but I wouldnt pursue a property managed by Integrity again unless I reallllly liked the house. Good luck.

Unprofessional. Rented from this company for 4years. Never late on rent never asked for anything kept to ourselves. EXCEPT, had no heat for 10 months. Had called multiple times to get it fixed and was told it was my fault the furnace wasn’t working (I.e. ONE covered vent or dirty filter) never mind the fact 10 months later they realized it was the thermostat the entire time. Then came the move out, after being IGNORED for over a week, (emails and voicemails unanswered and not returned) we schedule a move out. I get charged 500$ after they kept our deposit.Because “that’s what the vendors charged”. I cleaned the house well but was still charged $425 for a house cleaner to do it. They had blinds replaced but wouldnt show proof of them being broken to begin with. No itemization of bills I was charged by their own maintenance people. And when I asked for proof or itemized statements I was IGNORED AGAIN.Slum lords is a nice way of putting it for this company. Also Sandy Dewitt is the most unprofessional property manager I have ever dealt with. If you rent here ask for a new manager if you want someone to not ignore you.

DO NOT RENT FROM THEM!! Me and my family lived in one of their apartment that they lease. We lived there for 2 years, everything was ok until it was time to move, we moved out on May 31st and called integrity to turn out keys in, the would NOT answer the phone that whole weekend and they did not inform us on how to turn in our keys. Then on that Monday, we got a call from them and they said since it was now the 2nd and we didnt turn the keys in, then we HAD to pay another month of rent! I was infuriated! To top it off we spend 6 hours cleaning up the place, scrubbed the walls and everything, but they said after they cleaned it, that the cost was 2,000 dollars!!!! We got completely screwed by this company!

I would give this rental company zero stars if I could. Signed a one year lease, the whole year we had issues with not only the property but the incredibly unprofessional and irresponsible managers. We had Sandy, who would put us through hell just to go as far as getting someone out to fix rotted boards in our deck that would break and hurt some one if stepped on, and when she finally did send somebody she sent some drugged out guy who left a huge mess afterwards and also did a terrible job. On top of small collective annoyances like this and our dryer that barely worked, we had signs of asbestos in the house, and after six months of asking for it to be inspected we were served a notice to vacate because we wouldnt let this huge issue drop and were becoming an inconvenience. I would never, ever recommend this agency to prospective renters. Steer clear of this hot mess of a company and unbearable/useless property managers. Theyd just as soon give you a cruddy attitude as they would even consider doing their job right.

I have never rented a home from them, but Im extremely disappointed in Integrity Real Estate/Property Management. They posted an ad for a townhouse in Milton, WA on 1/25/2017 and priced it at $1350 per month. I called to request a viewing of the property. I was told that the property wasnt available for viewing yet, and that I could go to their website and request to be notified when it was available. Integrity RE/PM uses a service called, Rently which allows you to view properties on your own, you are given access to a lock box at the property. I was told by a representative at Integrity RE/PM that a lock box would probably be installed Feb. 1. So, I sign up for Rently on 1/25/2017 which costs $0.99 (not a big deal) and request to be notified when the property is ready to view. Then, sometime between 1/25/2017 and 1/28/2017, Integrity RE/PM decides to increase the price of the rental from $1350 to $1525 (+ $175!!!) per month! Im going to assume they had a lot of initial interest in the property, so they decided to increase the price. Im also going to predict Integrity RE/PM will claim that it was the owner who wanted to increase the price. Either way, this action is dishonorable. I feel like I was baited and switched -- like I was tricked. Integrity RE/PM, I wish you would do the right thing and honor your original advertised price. The rent Zestimate (Zillow rent estimate) for this property is $1395/mo.

I rented a few years back and it sounds like they are still up to the same old games.THEY WILL ATTEMPT TO KEEP YOUR DEPOSIT FOR NO REASON. THEY DID NOT EVEN LOOK AT THE APARTMENT PRIOR TO NEW TENANT MOVING IN. MANAGER WAS OUT OF THE COUNTRY AND ASKED US TO GIVE KEY DIRECTLY TO UPSTAIRS NEIGHBORS WHO WERE MOVING IN IMMEDIATELY AFTER US.We cared for the apartment meticulously as shown below. The manager left the country and the new tenant moved in before they even returned, so I KNOW for a fact they did absolutely nothing to the apartment to repair or clean up after us. for a company called integrity they have NONE, or at least employe property managers who have none. they LIED that they had the carpets cleaned (i stopped by and asked the new tenant if they had and she said no). DO NOT RENT FROM THIS COMPANY! If you are desperate enough to do so.... dont bother cleaning up after yourself as they wont care either way. Honestly, I was less angry about the money they withheld as I was about the two days of scrubbing and cleaning to ensure a completely perfectly gleaming apartment just to have them not even look at it and say it was dirty & needed cleaning (that was not even done) If I had known they would not care whether I cleaned or not I would not have wasted my time and energy.Care during rental:1) Shoes from outdoors were never worn on the carpet, no dirt/mud/debris was tracked in from outdoors.2) No pictures were ever hung on the walls during the rental period, there were no fresh nail/screw holes.3) No damage was done to any walls, doors, floors, cabinets, counters (with the exception of the pre-existing damage to kitchen countertop that had begun to come up at the parting line, which you yourself provided a slab of marble to cover before move in)Clean-up before moving out:1) Every shelf in every cupboard & drawer was dusted and wiped clean2) Every cupboard door was meticulously wiped clean both front and back.3) Every drawer was carefully cleaned (which had obviously not been done prior to rental as there was debris, and remaining objects left in bathroom drawers from previous tenants upon move-in)4) Refrigerator/freezer was cleaned to a shine inside & out, all drawers and trays removed and cleaned with hot soapy water, then polished with glass cleaner. Outside of fridge was wiped down to perfection paying special attention to door handles.5) Every counter top in the kitchen and bathroom was wiped down6) All faucets & fixtures were polished and gleaming7) Any minor smudges on walls were wiped down, all doors and door handles were wiped down & polished8) All windows & bathroom mirror were cleaned with glass cleaner9) Any dead light-bulbs were replaced10) Oven was cleaned both by cleaning cycle and by hand11) Stovetop was cleaned & polished. Stovetop was raised and any debris was cleaned from underside & wiped clean. All four cook-top drip bowls were protected by aluminum foil during rental period, but were removed and scrubbed.12) Stovetop vent hood was dusted & cleaned all residue removed13) All stovetop/oven controls were removed, soaked, and cleaned.14) Toilet, sink, and bathtub were scrubbed thoroughly, faucets & fixtures polished and shiny15) All electrical covers (especially light switches) were dusted and any smudges wiped clean.16) Floor was vacuumed multiple times to ensure cleanliness with a brand new, high quality, vacuum cleaner.17) All non-carpet floor surfaces (bathroom, kitchen, entryway) were mopped, as well as scrubbed by hand to ensure cleanliness.18) Tops of molding/trim were wiped down and dusted in every room.None of this was mattered in the end. A bunch of negative reviews for a negative place! i rented from integrity in 2012 in Lakewood Wa. Two of the property management came into my house, SAT ON MY TABLE (literally sat on top of my dinner table) and accused my family of growing pot! Totally unprofessional especially when they said its ok to tell us, i have friends that grow pot and i know you guys are doing something totally stereotyped us. When it was time to move out, in may, we tried to turn in the keys in the 31st which was a thursday, they WOULD NOT ANSWER THE PHONE that day of friday so we waited until monday to turn the keys in, and thats when they told us that we were gonna owe another $650 for the month of June since we didnt turn the keys in before the 1st. SMH.. so we just paid the damn money, and still moved out before the 1st of June but still paid for that month, we also spent 6 hours of cleaning up the place spotless! and at the end of they day they tried to charge us $2,000 for a cleaning fee! they tried to charge us for light bulbs the batteries in the smoke detectors (which they cant do). THIS COMPANY IS THE WORST COMPANY IVE EVER HAD TO DEAL WITH.

If there was a rating lower than 1 star I would gIve them this rating. Highly unprofessional, en titled group of people. I believe this company needs to change their name. They have extremely poor communication, are misleading, no organization. They are dog bias. And contrary to what they may rebuttle, there are insurance holders that except all breed of dogs, especially if they are service dogs. Persons of integrity ensure that they offer resources, for all, and ensure society is treated with the utmost respect. They ensure their business practices do not add to the stress and aid of homelessness, And contrary to what they believe, it is unethical to purchase, and not provide adequate 90 day notices of intent, on how the will conduct business... NO Dogs etc. A company that has Integrity, does not provide 20 day vacate notices to long term tenents, whom they dont know, and ensure that their information is on point. Kicking people out for the purposes of renovations is not integrity, it is greed. This is the worst experience me and my family have ever had renting in the state of washington. And this is the very same integrity located in puyallup washington. No confusion, at all.
