I was a tenant here for a one year leasing period. While I was impressed with the condition of the apartment complex and prompt replies from office staff while I was a tenant, I am not so impressed with the management companys handling of our deposit once we moved out. Still waiting to hear from corporate about our deposit that magically got lost in the mail and we were supposed to get a follow up on. Be prepared to do what I shouldve done and take them to court or bang on their office doors until you get a response for your deposit back. Ill be happy to amend my review when they return our emails.

So far amazing. the girls in the office are just so incredibly helpful. Sarah just went so far to help us thru this process. we are in love with our apartment, people say pricy but considering all the additional amenities its a steal. even with covid restrictions, the office definitely put additional effort into making the first impression a great one.the freeway access is a huge plus, with the community being completely gated it feels very safe. and easy access to the local shops!highly recommended.

Super kind and Helpful people! I spoke with Bella and Sarah on the phone and they sent me a virtual tour to my email that was really helpful. Even though I couldn’t do an in person walkthrough because of covid they were really wonderful and answered all my questions. Thank you to the kind ladies at Canyon Park you’re doing a great job!

Not so good so far.I have been trying to lease a unit with them from so long but I am not getting enough traction and replies as well. In these difficult times, I understand that you will not show the apartment in person but you can do self guided tour or atleast do a facetime. I have been asking question that whats the view from balcony or patio and the unit is facing towards which side but I am not getting any replies. I must have called around 20 times today but my call was not picked.I am not sure if the management is not listening to me now then will they be hearing any of my complaint s or requests later on when we move?Also I have given notice in my current residence after looking up to this place but after reading the other people reviews and also feeling the way these people are not responding I am really scared that will my application get completed by time or will I be homeless from every aspect.So far my experience has not been good

I recently accepted a job in the Puyallup area and applied to this apartment as it seemed clean on the outside (they wouldnt give us a tour due to COVID). After 2.5 weeks later our background was cleared (which was an extremely long time and we called a half a dozen times lacking personal touch). The last tenant left the carpet with stains and the apartment managers said, You can live with the stains or you can pay us $100+ more a month to replace the carpet. So obviously we didnt sign the lease and got accepted into a different apartment 2 days later with no headache/frustration.

We lived here for two wonderful years. We would have stayed but we got job transfered up north. The wonderful ladies at the office will treat you like family. I have never been treated so well before at any place. Im going to miss this place so much. Sad to leave.

The one bedrooms are super spacious and roomy. The kitchen is updated and large enough for 2 people to move around comfortably. The bathroom is huge and for a girl it provided more than enough counter space! Plenty of windows for tons of natural light which makes the place feel more warm and welcoming. The staff is amazing and always so friendly. The pool In the summer time is a huge plus as well!

Love it here! Ive lived here for many months now and have been impressed with the friendly and helpful staff, quick responses to repair requests, package acceptance, late office hours, clean grounds and the willingness of the staff to take care of problems in the neighborhood, although this does not happen often. Love that this is a smoke free property!

Great neighborhood with great features and they have very friendly, professional, knowledgeable staff members working there. I really Enjoyed my time at these apartments. Is also a safe, quiet place. Close to the mall and shop centers as well.

Loved living at these apartments, resided there for a year and only moved because we were starting a family. The staff is so friendly and helpful, and the apartments are the nicest around, great appliances and well kept areas(pool, weight gym, full basketball court, hot tub& sauna!!) Also pet friendly!!

I love this apartment complex! Such wonderful staff; they are so hardworking and dedicated to their residents :) The amenities are gorgeous: including a tanning studio, pool, and an indoor basketball court! Events like yard sales and popsicle pool days made this community so unique. It was hard to leave this wonderful home!

My husband and I tried living here. Was told at the first tour that they had no available two bedrooms, but to keep calling to see if something came up. We got a call that a two bedroom, two bath is available for move in on the 1st. We asked if we could tour the actual apartment we could possibly be living in, they agreed they would make this happen. The day of the second tour they didn’t show us the actual apartment we would live in. They kept saying oh it’s not clean yet. Keep in mind we had ALREADY toured the apartment complex and we ONLY wanted to see the apartment we could possibly live in. We decided to move forward with the application, and we met all the rental requirements. They told us it should be no problem to move in by the 1st of September. Completed the application in a timely manner, they told us it should take about a week-no longer. After a week we decided to give them a call, they told us the ONLY thing they needed was our landlord to call back and then we would be approved. The screening company basically lied to us saying no one had called, when our landlord had called several times. All in all after 12 days of this going on the screening company “forgot” to copy the rental history in both my husbands and I applications. Then we got a call from Canyon Park saying we are denied due to our credit check. If you knew from day one or two that we failed the credit then maybe you should of called us to tell us instead of waiting 12 days for everything else. When I asked if we could have a co signer they lady told us no because we don’t do that for people with horrible credit. When we don’t even have horrible credit.... all in all they wasted our time cause it took forever and now we have to scramble to find another place to live before the 1st. We not recommend living here. Poor customer service.

I just viewed Canyon Park with my mom. Were looking for a more updated community thats closer to her work. I loved it there. They have 2 different looks to their apartments. My mom and I liked the one with the darker cabinets. Makes it look more sleek and polished. Like how the place has a pool and really nice updated fitness center. Equipment looks new compared to other places. Best place so far!

My husband and I viewed the property a month or so ago, and were very pleased with the cleanliness of the grounds and common areas. Loved the color scheme of the staged apartment, and the amenities were impressive. A little disheartening to see the negative reviews, but love that management makes a genuine response to every review. It shows they must care and do value their tenant relationships. Hope to call Canyon Park home in the near future.

Very nice place, well, kept, staff is very nice and helpful. Parking sucks bus nothing I wouldnt expect from a place this size. My only complaint is that there is like 500 speed bumps from the gate to your apartment but i get the point. All in all, awesome place, very clean, very accommodating. I am very happy!

The parking here is absolutely atrocious, but management is already trying to fix it, so I wont hold that against them any more than I already am. Otherwise, the place is very beautiful, all the houses are taken care of, and if you alert management to an issue regarding the work around your house, they insist on taking care of it free - not blaming it on you and trying to take it out of your security deposit. Everyone here is very neighborly and nice as well.

These apartments are not a place for you if you have kids. I lived here for 3 years they charge you for already used carpets when you move. The apartment is cheap and built too fall apart so they can charge you. Their gates are always down I have had my car broken into 3 times, my significant others car was broken into as well. Homeless people living in the wet lands. Taking 2 years to come and fix a shower that accumulated mold. I could keep going. However i think you get the gist of how fake these apartments portray to be 5 stars.

Canyon Park Apartments was my home for two and a half years. I loved my time living here and was very sad to leave. Apartment living is all about what you make it. I took good care of my home and had very few issues that involved maintenance, noise, and parking. I was a military wife and due to CPA being a gated community, I also felt safe and comfortable living by myself during the times that I was alone. The complex is conveniently located off of the interstate and is close to nearby shopping and anything else that you might need. The drive to JBLM is about 15 to 20 minutes depending on traffic. The grounds are well maintained and the staff is always friendly and available 12 hours a day if residents ever need assistance. The amenities include a 24/7 fitness center, business center, indoor basketball court, hot tub, tanning, and package receiving. There is also a beautiful pool and grills that are available to use during the summer months. I cannot recommend Canyon Park enough for anyone looking for a new home in Puyallup, WA. I miss my Canyon Park family every day!

I have lived here for 3 years. The manager turnover is high 4 in 3 years. The management doesnt keep good records or updates you give them. Garbage compactors are continually breaking down and the garbage piles up through the weekend before anything is done. My gas has been stolen out of my car several times and my windows have been broken by thieves on my vehicle. The management is like oh well with no care for their tenants safety. The remodel is poor at best. The materials after 2 months began falling off and all the doors were falling off the tracks. Low cost builder grade materials were used to put on a good facade, but dont fall for it. Just recently I went out of town and the person I had watching my place noticed my car was tagged for tow. I quickly called the office and asked for more time in order to remedy the situation as I was not going to be back till 3 pm and they said okay we will give you the time to do that, then why was my car towed at 11:30 am? The management then makes up excuses and state that they will fix it at no cost to me then says NO. This cost me $350.00 to get my car back. Not to mention the security gates are constantly broken letting in every Joe that wants to come in! After the remodel my rent went up $290.00 in 1 year, never had that happen. Its not like the Ritz here! Never any parking even though the complex is only 60% occupied. If you dont get home before 5 pm you will have to park outside the gate. Thats always fun to walk across the complex. Canyon Park is a sham and you should not attempt to live here if you value your time and possessions. Very poor management!!

Location is great just off Hwy 512. Tons of amenities out here including a pool that I was told will open in a few days. My son loved the indoor basketball court. I liked the look of the new apartments that were recently renovated. Stainless steel appliances add a nice touch.

Great place to live in Puyallup. I was there for 3 years. Its right next to 512. Great location for walking a dog, down 112th or up to Canyon.Apartments are good sized and rent is reasonable. Nice kitchens and bathrooms, garages are great. Appliances were modern and nice, as well as the counter tops.Office staff and maintenance staff were both great. My dog Enzo loved going to the office to visit. They handled any problems fast. All were incredibly friendly and helpful people.I got into a car accident down the road after being there about two years. I was waiting for a tow truck when the manager Sarah drove by and recognized my (smashed) truck. She stopped to ensure I was ok, super thoughtful and a great person.I see lots of reviews about cars being towed. What these reviews fail to mention is that they parked illegally, in front of fire hydrants or fire lanes, or in someone elses parking spot. Of course you will get towed.Landscapers do an amazing job. Grass is always cut, and there is always new flowers planted around the complex.I would highly recommend this place if you are looking for an apartment in Puyallup.

It sucks to live here don’t even think of moving here because first of all there are not enough parking spots here especially after 5pm all the spots are taking😡 I park my car on the fire line for just a few hours to wait for a opening and got up to find out it got towed and the apartment will not give u a heads up whatsoever and now I have to pay $450 which I don’t have in order to get my car😭😭😭😭😭😭😭😭 and not too long ago my car got hit in this apartment when it was in a spot and they did nothing about it. They said there are cameras 📷 but the thereis none just false advertisement I am so angry right now and don’t have that kind of money... this place sucks moving ASAP

I currently live in Canyon Park. My neighbors are respectful and my corner of the neighborhood is very peaceful.Safety: When we first moved in pver a year ago, there were issues with car prowls in the lots. Management was incredibly responsive however, installing protective fencing around the entire complex. Prowls still happen occasionally but dropped off drastically and we feel much safer.Layout and repairs: Our apartment is spacious and comfortable. Maintenance responds quickly to fix any and every issue in our case.Amenities: The mirror in the gym makes it uncomfortsble to work out for us, but the gym is well maintained and the equipment is alright. The pool and barbecues make for plenty of summer fin, and the hot tub and sauna really help destress you.All in all weve had a positive experience here. The biggest downsides are very occasional crime and the price, which feels a bit high for the area.

I liked the actual apartment, as it was clean and comfortable, although I couldnt figure out why so much square footage was wasted on such a long hall between the living room and bedroom. Initially, when I first moved in, management had great office people who responded to complaints and took action. However, as management changed, they fired those who were competent and hired yes men and women.However, there were a number of problems with the neighbors (all military personnel) that the management refused to do anything about. The first neighbor lived across the stairwell, who smoked incessantly. He left his front door open with a fan blowing his smoke out into the stairwell. Now, the complex did not allow smoking in common areas such as the stairwells, but they allowed this. As an asthmatic, I could not go out the front door.However, I could not go out the back door. Why? Because neighbors would let their dogs off-leash in the grassy natural area behind my apartment. There, dogs would take a dump, and of course the owners would not clean up after their dogs- although the complex had regulations that said to curb your dog. Every morning I would find a dog crap pile directly outside my back door.The neighbors above me played drop crap below! on my patio whenever they would have drunken parties. This would include beer cans, chewed gum, broken wine bottles, food, etc.Parking spots overlap. The rule was you cannot change parking spots. I had one that was consistently blocked by a neighbor with a very large truck (hey guy, sorry about your, er, shortcomings!). More often than not, I couldnt get into my spot because of his trailer hitch- and he refused to move so I could get into my space. So, I had to find another space to park or park in such a way so he would be blocked out of his spot. The offices solution? Send notices to me saying I was in violation.As management changed, they fired those who were competent and hired yes men and women. None of the above problems were addressed. The gates at the front of the community were left open. We received notices that cars were being broken into. We started hearing gunshots late at night.That was it, I moved out as soon as possible.

I have been a tenant at this place for about 2 months now and I love it. The staff has been so helpful since the first time we toured the place. They really care about the tenants and are always friendly to me, and Im in there a lot getting packages. Anytime I need something done they are timely getting back to me. Whenever Ive needed something fixed in my apartment I just submit a maintenance request online and there is a quick turnaround and the work is done well. The grounds are well maintained. Even when tenants decide to just throw their trash on the ground and not in the bins it is picked up and cleaned almost daily. Anytime the trash compactor has been broken its quickly fixed and the recycle is emptied frequently. Even when people decide to ditch their non-recyclable furniture (which it says not to) the staff makes an effort to get rid of it so it doesnt pile up. I appreciate that. We looked at a lot of apartments before deciding on Canyon Park. We really like the layout of the apartments and the more updated amenities without a higher price tag. We wanted something renovated that didnt cost a ton of money either. The rental prices here are cheaper than a lot of other apartments we looked at in the Tacoma area and they dont look outdated either. Before we moved into our apartment they completely replaced all the carpet, painted and bought new blinds for the entire place. There were stains from the last tenants in the main bathroom and front entry that couldnt be cleaned so they completely replaced the laminate in both those areas right after we moved in so it looked brand new. Anyway Ive really enjoyed living here. The pool has been open all summer, Ive never seen it closed down for maintenance or anything. You can use the fitness center 24/7 with an access code and they keep the room really cold in the summer. The staff did one tenant appreciation day a few weeks ago. They stood by the round about and handed out coffee and donuts. That was a nice surprise. These apartments are also nicely located right next to I5 and close to the mall and stores on South Hill. Ive read all the reviews for this place and anything over a year old I would ignore, it seems to have new management now and I havent ran into any issues other people are complaining about. Just realize that if you decide to live in an apartment youre doing to have to deal with the usual stuff, possible noisy neighbors (the walls arent paper thin but arent sound proof either) kids playing outside until late at night, etc.. but thats what you sign up for if you decide to live in an apartment. The person complaining about their car being towed- thats just ridiculous. If your tabs are expired thats your fault and it clearly outlines in your contract that all vehicles must have recent tabs otherwise they might be towed. Some people are complaining about things that arent even the managements fault, they are just looking for someone to blame and thats ridiculous, but even then management will still go to great lengths to rectify the situation.

Before I could even move in I had to come up with over 2400 in cash ! Management is constantly coming in and out, rude people that are taking your rent from you. They rip you off if you pay rent online, bout 1200 dollars more a year, JUST TO PAY RENT ONLINE ! Maintenance is terrible, lied to about how up kept the apartment was before I moved in, just to find dog food all over inside the kitchen. Linoleum peeling in both bathrooms and kitchen. Carpet stained all over, yeah just renovated, yeah right. almost pay 1300 a month for rent. The supposed clubhouse is never open. The spa and pool are constantly broken. Nearly no parking available,unless you pay 100 for a garage a month,just to get it broken into and things stolen. Or pay 50 a month for a carport,and just to have that broken into aswell ! This place was great when they tell you all their lies and show you an apartment that has never been lived in !

I would not recommend this place, we loan my stepson our car and this place had it towed. Do not move in this place. I really want a conversation with the owner, contacting a lawyer asap apparently the manager DID tell my stepson he could park the car where iturwas. Lots of lies going on. Do not rent here, apparently they like to stay busy towing vehicles. She also told him that she tried to call owners. On the phone with me, the conversation was different. I notice other people getting their car towed as well. If you dont believe me keeping reading abt parking and them towing on reviews. I dont want anymore of ur empty words SFried. Just leave ur corporate phone number on here . This was done WITHOUT ever trying to contact the legal owner. Update here, I had alot of people so far contact me in regards to moving there and told them my experience, sorry canyon apts, should have done the right thing

First, my carpets smell like horrible car piss even after moving here a couple months ago, and we dont even have a cat. So they never washed the carpets or replaced them which is disgusting. Second, if you can handle noise constantly, then this is your place. We can hear the people above us talking. Their footsteps sound like giants with cement on their feet! Its horrible! I now have to wear ear plugs while sleeping so i can actually get some sleep. We had a leak from our fireplace and the maintenance guy broke stuff off my mantle, but didnt do anything about it, not even an apology. All the comments are spot on about parking, there is NONE, yet there are a ton of car ports empty 100% of the time. Giving two stars cause the kitchen is somewhat nice. Once our lease is up, we are out of here.**Update, was told the carpets would get dealt with almost a month ago. Still have to call into the office about noise complaints from the people above us. This place is a joke.

All the bad post are 100% spot on. I am a current renter of 2 years and it is a nightmare. I pay over 1600 for a 2 bedroom because Im not willing to sign a lease. Do not move here whatsoever. I read a few bad reviews before I moved in and said oh well it was awhile ago...5 years after the posts were made its the same thing!!! Do not even consider moving here.

I have lived at Canyon park for about 2 years - I have lived in two different apartments and have not had many issues. The management team has been very helpful to me and extremely responsive! I have been very happy with the apartment and staff. Of course, being in an apartment, you have to deal with loud neighbors sometimes -- any complaint I have made has been addressed and taken care of. Parking can be tough to find in the later afternoon, so I would recommend getting a carport (an extra $30 bucks ish). Well worth it. The apartments are really close to anything you would really need (safeway, costco, walmart, gas stations, etc). Right by 512 so it makes commuting easy.You get a great looking apartment for a reasonable price. I am glad that I found this apartment complex. They take good care of the property and have a genuine care for their tenants. I recommend this place to anyone I know looking to move. Any negative comments from the past, I would disregard. Their current staff is wonderful and its a great place to call home.

Moved in March 2014, One if the worst places I have ever been. The last managers that had this place ran it into the ground and took money from the tenants and put it in their own pockets. They have new management now that seems like they have a clue. My apartment had at least 10 year old carpet, that they wouldnt replace and it looks old and very gross. The pipes that are supposed to be cleaned after a new tenant moves in; was not and hasnt been at all. I cleaned them myself and its defiantly a health hazard. Mold was everywhere, that was just wiped away with bleach, but that didnt stop it from already being in the walls themselves. The washer and dryer that comes in the unit barely works and they wont do anything to fix it or change it. The bathroom sinks have a musty smell all the time and the walk in closet smells like smoke 24/7. During the summers you better have an AC unit because you cant open your windows due to the overwhelming amount of smokers here that will smoke off their porch and the smoke goes right into your apartment. The garbage situation is highly unhealthy, with many times the garbage is overflowing outside and creating a mountain of garbage that will sit there for days on end.The maintenance people really cant call themselves that because they are always over at my place trying to fix the simplest things (putting a closet door on) and fail to do so countless times. Bad place to bring your family, and bad place for military moving in from other states! Dont be fooled by this place.
