He was also in great communication with me & let me know when he was arriving & every step helping me fix my maintenance problem. He even said he didnt mind at all helping me on a Saturday morning because that was a regularly scheduled day for him which Im so impressed & appreciative that they are available on the weekend. Bluestone & Hockley have done a fabulous job & always have been incredibly responsive & helpful & I recommend them very highly to anyone.

We have been with B&H since 2015. Something has changed with their staff. It was a pain to deal with them in the past but now its a 180 for the best. Everyone I have dealt with now is great! THE BEST IN PORTLAND, SERIOUSLY. I moved out of the state, and was honestly sad to have to leave my home. If I stayed in the area I would have renewed. Bluestone and Hockley were the best residential management company I have ever encountered. They are professional, courteous, and seem to actually care about the health and happiness of their tenants. They quickly responded to any requests or inquiries we had. They were sad to see us go, but they wished us the best and helped us along the way. If I return to Portland I will be seeking their properties first. All around a great experience. I had great experiences with the two maintenance technicians helping me with my apt. Isreal and Heron both showed up on time, got the work done super quickly, communicated with me prior and after the work was done so I knew what to expect, and were very friendly. I trust that if I need anything done with my apartment in the future, it will be handled well

Rude and incompetent management of the Uglo Manner apartments in Dallas Oregon. Housing provided was unsanitary at time of move in. Old poorly maintained buildings have frequent critical infrastructure failures resulting in an inhospitable environment. It took weeks just to get running water in the kitchen.When confronted with service requests, the management is impossible to reach. Best case scenario, youll receive a snarky/passive aggressive response in a week or two.All of this combined with an unsafe atmosphere created by poorly vetted tenants, outrageous yearly rent hikes, and utter disregard for providing acceptable living conditions make Bluestone one of the worst property management companies Ive ever had the displeasure of dealing with.

I am happy with the property management and maintenance at Bluestone and Hockley. I have been living at my apartment for two years now and anytime I have a maintenance issue, I receive a response very quickly and Todd takes care of it. He is very friendly too. Thanks so much.

Connor Stephenson did an outstanding job getting a stormwater facility back into compliance for us. I put the kind of deadline out there that MOST would totally forget about. 6 months later I checked in expecting the typical “oops-not done yet” reply. But not the case. Conner had the project done and the pictures to back it up. Great Job Conner Stephenson. Hoping we get to work together on something like that again. (Four stars because I never give five)

We relocated from Sac to Portland. Hannah was very helpful over the phone and by email confirming our apt would be ready to move in. Once we moved in, we needed our dishwasher fixed and Heron communicated promptly and was very friendly. They replaced the dishwasher for us. Also, paying rent online is very convenient. So far we are very pleased with our apt and leasing experience!

My husband and I have lived here for two years. We love living at the end of the quiet street in and have felt right at home since we moved in. The building is old school but VERY well maintained and accompanied by the Kellogg Creek natural area and beautiful, mature landscaping. The walkability is really wonderful with quick access to food, downtown, the river, and MAX.Susan and Robert go above and beyond to make sure their tenants are cared for and the complex is well kept up. Their customer service and communication is amazing! At the end of this lease we needed some changes in our living space. Susan listened the what we needed and promptly found us the perfect apartment right next door. In the last few weeks our house has required some small maintenance jobs, both Ben and Dylan were extremely helpful! Dylan was on site within a few hours of submitting a work request and quickly fixed our issue.

This company was quick to cash the check for applications fee, that was approved. I have not heard back from them in over two months. I suggest being aware .

Maintenance is quick and competent. Israel was dispatched to look at my washing machine, it needed a new part which would taker almost 2 weeks to come in. He rigged it so I could still wash my clothes while waiting for the part to come in. Quick, friendly and professional!

Our maintenance provider Israel was friendly and proficient at his work. But what we loved most was his active listening skills and then explanation(s) of each problem and how he would embark on said repair/replacement/etc. And even more, he described how we — as new tenants — can prevent similar issues or potential damages to our apartment during the term of our lease. He was (effortlessly) confident, but not cocky. He was very creative and efficient, and he worked much faster at executing the laundry list of tasks on our work order than we thought. Additionally, while working on a specific task, he wasn’t annoyed at my asking him a random maintenance question (or five). I finally let him do his work 😆 but he was friendly and professional the entire time. He even gave my partner and I two KN95 masks since the area under the sink had to be painted and sealed over with chemicals. Due to the wildfires, we couldn’t stay in that area for very long and we of course couldn’t open our windows. Without those masks, we might have breathed in chemicals that during a non-COVID/Wildfire apocalypse, we could have otherwise avoided with fresh air/circulation. Long review to prove a simple fact: Isreal was professional, friendly, efficient, knowledgeable, and very confident in his ability to get everything on our list done. And? He absolutely did. Cheers to you Israel! Any Bluestone & Hockley tenant would be lucky to have you!!!

Ignores tenant issues. I’ve emailed them and called several times and they refuse to acknowledge anything. I’ve been waiting for over a month while continuously calling and emailing. The issues I am trying to address have been ignored for so long it is affecting my wellbeing. Price is good here, but for bad reason.

This is a review of the maintenance department, written because the survey said he would receive a tip. Carlos deserves a tip for the stellar work he did to repair some electrical circuitry in my bathroom that was causing power to be lost in about 40% of my apartment. He got here quickly, was respectful of me and my partner and the ongoing pandemic, explained succinctly what was wrong and how he fixed it, and was in and out very quickly. Excellent service.

Liod Guerra did a great job. He was the maintenance technician sent out to my apartment when my bathtub knob broke. He was quick, nice, professional, and he wore his face mask and shoe covers and gloves. Because of him I get to take a bath tonight. Reading a book whilst taking a bath is my number two favorite pastime--kick scooting is first--and because of Liod, I get to take one. Thanks, man.

Nicole Caraway is the best manager Ive had at any rental, probably ever. She really cares about the tenants and the property. Not only does she make herself available, she follows through and follows up; something that can be hard to find these days. Much better than the manager before her, he was not good. I hope Bluestone knows what a gem theyve found in Nicole.

My new apartment manager, Tiffany, of Parkhurst Apartments has been the best property manager I’ve ever come in contact with — let alone gotten to know. Her selflessness is jarring at times; She will do whatever it takes to help any and all of her residents. She’s offered to watch my cat during these horrific fires. She’s let me park in her spot to load groceries into my apartment to avoid a longer walk home from the grocery store. Her supervision and communication skills are simply top-notch. She knew the personal struggles I was enduring during our move to Parkhurst and she could have responded in a multitude of ways. She, so fortunate for us, welcomed us with open arms (masked elbow bumps). Bluestone & Hockley are SO BLESSED to have someone as amazing as Tiffany on their staff…

He showed up on time, was very efficient and did a great job helping my roommate and I out- it was such a positive and friendly experience! They have developed a maintenance plan and successfully managed the contractors to do the work. The depth and quality of the staff is appreciated. Tamara James consistantly communicates to share the status of the property and inquire about the goals of the owners.

(I would give this place a 0 but it wouldnt let me)What an absolute nightmare situation Im currently going through...I found a perfect rental for the price and location I needed and jumped on it. Luckily my application was accepted quickly and I was set to move in to my new place... or so I though.I received a call a few days later from the absolutely clueless leasing office informing me that unfortunately I was unable to rent due to the current tenants deciding at the last minute that they wanted to renew their lease. I have a Docusign, I have paid my deposit. And now Im left hung out to dry due to the gross incompetence of this company.How does this happen?! The previous tenants have most likely signed off on giving their termination of the lease and now they suddenly get to take that off of the table due to a last-second change of heart? I am still waiting to B&Hs apology and my refund and I have received neither!As a consolation, they wanted to help me try to find a new place. After all of this?! No thanks. STAY FAR AWAY FROM THIS COMPANY AND SPREAD THE WORD. CONTRACTS MEAN NOTHING TO THEM. If I dont received my deposit back, Im seeking legal recourse for this.

Liod, The maintenance Technician that was sent to replace my fireplace was very professional and friendly. He is very respectful, cleans after his work and did not leave any mess behind. Liod did a good job replacing my bathroom vent. Liod is amazing and does a good work.

This place has been super professional and helpful to residents during the pandemic. Our rent was stolen at the beginning of the pandemic and they were understanding and accommodating. Even now they haven’t raised the rent or made their tenants sign leases. Angela has been super helpful during these unprecedented times.

Montano came out to fix some issues we reported during our annual review. He was very professional and courteous the entire time he was here. He made sure that all the repairs were done to our satisfaction before he left and completed all the items in a timely manner.

We rented a townhouse from Bluestone and Hockley for about 15 months and had a great experience having them as a leasing office. We had an area manager, Susan, that we could individually contact for any needs or questions. As a whole, the company and manager were responsive, professional and helpful. Any maintenance needs we had were filled promptly and efficiently by Robert. We moved in from a distance, and thus agreed to the property site unseen. It was beautiful and completely as advertised.

Israel came to help with an issue with our oven although the wasn’t able to immediately fix the problem he communicated the issue and what will be done to fix the issue. He was very safe COVID wise and socially distance and wore a mask the entire time. Overall, he did a great job and knew what to look for right after I described he issue. He was extremely knowledgeable!

I lived in the Sellwood Apartments for one year. Worst place and management I have ever had to experience. I was forced to get a lawyer TWICE due their negligence. I was first moved into the wrong apartment size. They didnt get me a new one for two weeks after calling daily. The new unit had a broken back door for two months. Any wind would blow it wind open. Right before move out they tried to charge me hundreds for a part I couldnt have broken. You will not get a call back EVER and they will email once a week.
