The layouts are very nice. for smaller space, (less than 900 sf) I have more than enough room for my family of 3 and a dog.I was a little nervous when i first read the webpage and saw that not all the units had a washer and dryer, but the facilities for washing your clothes are kept clean, and easy to access from every floor of the building. the machines also work really well.the pool and hot tub are great areas. very relaxing.very well located by the train.office management is great, very easy to communicate with.and the weekly food truck is pretty exciting.

Its not often I write reviews, but I felt the need to share my experience with the leasing team at Russellville Commons - particularly Colton; however, his peers and management were great as well. Not only were they kind, they were extremely patient and as flexible as possible when helping to accommodate my particular needs with lease length, unit selection and even went out of their way to do measurements for me while I was remote. As someone who is also in the property management industry, I am generally hyper sensitive to being needy or unrealistic with demands. That being said, I had some circumstances that they had to accommodate and were just truly awesome folks to deal with. That being said, dont be afraid to start the process with this company and work through your needs. Im sure youll find something great, and at the very least, be given great customer service along the way.

I moved to Russellville Commons around May of 2020 in the middle of the COVID pandemic. So far it has been a fantastic place to live for anyone who is new to Portland. The Max system is right across the street allowing for easy access to all public transportation systems within the city. There are tons of popular retailers and restaurants not far from the community as well. My apartment unit itself is a 693 sq.ft one bedroom and it is the perfect amount of space for just me! I really love the updated appliances and how my living room area and kitchen are separated by a small set of stairs. This community is amazing and I could not have asked for more out of my first apartment home in a new state!

My experience at Russellville was outstanding. From day one, the staff was professional and efficient in every manner. Maintenance requests were always fulfilled immediately. E-mails and phone calls were always answered or promptly returned. Community involvement was a forte of importance, even during COVID, the leasing office found ways to maintain engagement and make us all feel appreciated. I wanted for nothing during my time at Russellville and hope other rental communities begin following in their footsteps! The leasing staff there is one of a kind. They always helped me resolve any issue I had with clear and concise guidance while following up until the end to ensure resolution. I’m very grateful to have been privileged enough to live at Russellville Commons.

Its a pretty great place to live. Lately it has not been kept up as well as it used to be. The staff however is FANTASTIC as is the maintenance people. I put in a request and it is taken care of very quickly. If the bushes and trees quit hitting me in the face when I walk around the parking lot and the lawn is not gouged up when mowed, I will raise my vote to a 5 star.

The last Google review that I had written was to warn others not to fall into the leasing trap that was my last complex. This review is to strongly encourage others to give Russellville Commons a shot. I have had nothing but good experiences with this office since I had joined last year. Prompt service, reasonable rates, and friendly staff. I deployed to Afghanistan from April 19 to January 20 and had no doubt that whatever my wife needed assistance with would be handled promptly and professionally. I cannot adequately express how much easier they made my life. If I were to stay in the area, I would absolutely renew my lease here.

I have had a positive experience living at Russellville Commons. The grounds are kept up, the staff is attentive and communicative. Placing our needs high on their to do list. I recently moved into a newly renovated apartment and have been very happy with the change. The management and staff helped to make it a seamless transaction and when we found a couple items needing repair or replacement such as light bulbs, a nut on a light fixture, a missing oven vent filter, our staff quickly repaired the items within an hour of requesting and without hesitation. The whole time they acted in a very professional manner. I would recommend Russellville as a place to seriously consider living at.

My Family and I have been at Russellville for almost a year and are excited to resign our lease very soon! The grounds are impeccable, the location couldnt be closer to literally anything that one needs, and the service department is better than we have ever experienced from here into California. We love our loft apartment, cozy but still feels large and spacious. The pool is nice at off times when not filled with non-residents, I understand this is a very hard thing to regulate. On the plus side, the gym and community room has been redone! We love the online pay option, the staff are very accommodating. When you bring up an issue to them, they show much care and attention. We plan to be here though our Sophomore daughters High School days.

IF YOU LIVE HERE MAKE SURE YOU DO A MOVE OUT WALKTHROUGH WITH SOMEONE FROM THE PROPERTY TEAM. They will try to charge you for anything they can. Had a decent overall experience living here except for the homeless people digging through the dumpster and screaming at each other at two in the morning and asking me for money when I was walking from my car to my apartment. However when I moved out I spent about 12 hours cleaning the apartment to avoid cleaning fees and they still charged almost $200 for cleaning fees AND charged us $1,200 to replace all of the carpets in the entire unit because there were stains in one of the rooms. Sounds like an exaggeration, I know, but there was literally only one small bedroom that had any damage to the carpets whatsoever.

All management and staff who work here are helpful and kind. The area homes are in very good condition from my experience and there are often nice community events (food drives, Halloween dog costume contests, hot cocoa in the leasing office) advertised. Being close to public transportation and having parking available makes travel around the city very doable. A safe/good living space is provided from my experience!

Definitely one of my best rental apartment experiences. The price is higher than I would have cared for east of 205, but the management makes up for it in their responsiveness to maintenance requests and general upkeep of the property. The pool and grill area has been really nice for hosting friends and my dog loves having the easy access dog park.Ive been recommending it to friends.

Horrible experience all the way around. In December our downstairs neighbor got drunk and shot an assault rifle in to our apartment floor through the ceiling which caused us to be displaced for 3 days and almost killed our dog. I had complained about him 4x but nothing had been done. They never even spoke to him about my complaints. We begged to be let out of our lease but were told that wed need to find someone to take over our lease, so we did. We paid all our bills that were owed, signed the lease over and moved out. Now we have been billed $1,747 for breaking our lease even though we had someone take it over!! No one will talk to us, they wont answer the phone (totally normal) or return emails so weve had to get corporate involved and seek legal assistance. This place is scary! Shootings, car break and vandalism, huge homeless problem, dog poop, bugs, graffiti and the staff are liars. We wish we had never gotten involved with Russellville or MG Properties. They are scam artists.

These people are thieves and liers. They get you all interested in the space and the amenities then every bit of it is a disappointment. First the pool. They leave the water all year long with no cover, collecting sludge and debris all winter then the weekend before Memorial they dump a bunch of chemicals in it and put a sweeper in it and call it good. Never seen them test it or clean it during the summer and its a swamp at the end of summer. I had MANY issues with my cookie cutter cheap looking townhouse and every single time I called someone for maintenance it took 3-4 calls and 2 weeks before Id see someone fix it. The front office girls act so nice as they lie to your face time and time again. After 14 months of living there I moved out and was charged $1400 because of carpet replacement. The place allows animals and the carpet had not been replaced in over 4 years so they tagged us with the price of it when it was in great condition. I paid a professional $200 to clean my place after I moved out and it was spotless yet they claimed it was dirty and charged me a $75 cleaning fee. Ive never been scammed like I have here. Dont believe the lies and dont live here. I wish I had a warning before I moved in!

Love it here. Not sure why there are bad experiences, but management is really great. Not sure what bar the less-than-5-star folks are holding management to, but they have showed nothing short of wonderful customer service to me and every tenant I know personally there. Rent is affordable for the PDX area, apartments are refurbished and beautifully remodeled and there are all the safety and amenities one would need. The area is perfect and one does not have to stray far to get everything they would need to thrive. Safe metro area with a small town feel. Would recommend living at Russellville Commons to anyone especially newcomers to the Portland area. Aside from acts of God, to any negative experiences between tenants, I would assume any normal person would be happy here.

I moved into a one-bedroom apartment in July 2016 and absolutely loved living here! The staff was quick to respond to any and all concerns I may have had and I never had any problems with neighbors or any other community members. I especially enjoyed being able to park my car in one of the numerous parking lots and there was always enough street parking to accommodate guests. I was also living here during the crazy snow and ice storms of December 2016 and January 2017 and found that the staff was quick to respond to the snow and ice by clearing sidewalks as well as they could and de-icing where necessary.I did have ants at one point, but the staff quickly added me to a list and the issue was eliminated within a week. I moved only because I was not interested in living by myself and the surrounding area of SE Portland isnt exactly young, single lady-friendly, but totally appropriate for couples and/or families. I definitely recommend at least meeting the staff and getting a tour of the facilities and possible apartments because this place was very safe and fun to live in!

Two stars cause theres a gym and a pool which is nice for summer. But the apartments are way over priced for what you get. Theres ants and blinds always fall down. Not to mention theres some kind of rodent living in my ceiling, which Ive complained about numerous times, and they claim theres nothing. Also, parking sucks cause theres not enough spaces for residents alone, let alone guests. Also, the management sucks, they never answer their phones so you have to go out of your way to go talk to someone at the office. When you get packages delivered to the office, youd think theyd call and notify you, with the prices we pay here. No they dont, and the one time they did was when I had a package sitting there for well over 3 weeks. What kind of management is that.

This place has potential, but why lock the laundry room in a controlled access building? I cant think of a single benefit to tenants, just an inconvenience with security locking the door while things are drying and have obviously been attended to. Seems more oppressive than anything considering how much it costs to live here.

These guys are thieves, I lived in two apartments and the two times I moved out, no matter how much we cleaned the apartments, they still charge for cleaning and first time was $200 and second time was $300 that is TOTALLY INSANE. If you plan to move here, do not ever expect to have your whole deposit refunded, they will charge you for the carpet replacement and the painting that they are suppose to do every time someone empty an apartment anyways.

Pros:Nice location and close to everything on this side of the river (great highway links)On Max/bus routesApartments had a face liftHas gym, pool, hot tub on groundsDog friendly and has dog parkPretty safe neighborhood for areaLarge one bedroomsCons:Management will never talk to you again once you move in. Phone calls and emails go unreturned. They price gauge you. The prices you are lured into, doesnt cover the insurance, water, trash, sewer, which keep going up and you cant control or prove it.$1360.00 month once you add rent and W/S/G for a one bedroom thats been remodeled.Their remodeled look nice on the surface; then you notice it was half assed. Caulking with gaps, paint splotches, floors laid improperly, carpet not stapled down, etcWhen you get ants, dont call anyone. They wont care or answer. They come from the walls and the gaps in caulking in the kitchen and bathroom. The parking. Yes, who doesnt love almost 1400/mo to park 3 blocks away because people park their multiple cars that dont move, have visitors in assigned parking, movers block the entrances/exits, etcThe renovation is constant; since Ive lived here theyve done my upstairs, downstairs, and one of my next door neighbors. Love listening to that noise when you work swing shift. No light in bedroom. What the heck, like who doesnt install lights in the bedroomApartments are noisy; the neighbors are either older, working, or rich party kids. Fun times.PAY BY LOAD LAUNDRY. That you have to get a special refillable card for 🙄 yes, cause at this price point, why not gauge you some more? Oh, and there are two washer/dryers for my whole floor (thats about what, 12-14 apartments so 14-28 people?) and one of them is usually down. Thanks for that guys, now I get to go to the Laundry Matt.Long story short, like all corporate and large run apartment complexes, they dont care about you. They dont care about your experience. They dont care about ants or why you cant log in to pay. They dont care when the washer is broke. They dont care I work late hours and wake up to construction at 8am. They dont care about anything, as long as you pay the bill. They just want your money, go away.

Russelville used to be a great place to live, but hasn’t been since new management took over some time ago. At first things looked really promising, like upgraded pool and gym facilities, but in terms of service, the place has gone way downhill. To be fair, the units are quite nice and the facilities are generally good quality. It is not the property itself that is not good, it is the management and the services.Maintenance requests can take days to be resolved, sometimes not showing up until they are called twice. Management is never apologetic, and one of the staff in the office appears annoyed when we go in to speak with her about anything, as if the tenants are just a nuisance to her daily business. The neighborhood used to be kept spotless on a daily basis by the maintenance people and the gardens were beautiful, but now moss grows on the parking lot curbs, the garbage rooms stink like cat urine, the flowers throughout the neighborhood have been significantly reduced, dog poop is left on the grass, garbage is left wherever it may lay on the property for days or even weeks. The bathrooms and the gym equipment is often not properly cleaned, and the pool area is often left locked up when it is supposed to be open for the tenants to use. Maintenance staff come and go regularly so the high staff turnover says something (not sure what, but something).Rents have gone up significantly and we have had 5 other neighbors move out when they were notified that their rent was going to be jacked up significantly when their leases came up for renewal, so understand that you may like your rent when you sign up, but the management have no compunction about raising it significantly once they have you on board. We cant wait to see what our rent is going to be in another 5 months. This new management also did something really underhanded. We used to pay for our actual water bill, but when they took over they put everyone on a flat monthly fee that was at least $5.00 higher than any water bill we had ever had in the past, then they went through all the apartments and put water flow limiters on all the taps. A nice gig if you can get it! Worse yet, they recently arbitrarily raised the water bill another 20 bucks per month, so now we are handing over somewhere between (at least) 20 and 30 bucks per month to them, over and above our actual water bill for their little water for profit scam!I could probably think of other ways that this place has gone downhill, but the gist is, that the management appears to be heavily focused on maximizing their income and not all too focused on providing good service to their tenants. It appears the few property improvements they did were done to justify raising the rents. I wouldn’t recommend Russelville to anyone. There are better deals and better management companies throughout the area.

So, Ive lived here for two years. I live in a corner unit on the second floor of a building. Aside from the ceiling and floor, we share one wall with neighbors. We hear nothing. From them. Granted, our upstairs neighbors sound like they are constantly moving furniture at 11pm... but they quieted down eventually. We are just off a very busy road, which is annoying, but hardly something you can blame the apartment for. Once the windows are closed, its pretty quiet (not always possible in the summer as we havent sprung for a window AC unit).Someone said they have high bills because of the thin walls... Im wondering if they realize that there is always a rate hike by the electricity company in winter? I mean, yeah, its a bit chilly. My roommate and I are more of the wear more layers than run the heater mindset, so we still keep the bill a a reasonable rate. To top it off, our rates in the summer rarely breech $40. Split between two people in 817 square feet, thats not too bad.I havent experienced any real problems with the management. They are nice, generally try to engage the community with relatively frequent events (none of which Ive actually attended, but still), and as for the grounds - theyve replanted flowers and freshened up the grounds within the last couple weeks.Just yesterday, I cam home to them steam cleaning the hallway carpets. They are proactive and have a security car patrol the area at night, and while they can be a little slow with the repairs at times, theyve always been pretty nice about it. And if the request is something pretty dire (like when our smoke detector would NOT. STOP. BEEPING - they took care of it the same day it was reported -they came in while we were at work, and they LOCKED UP after they left.We are planning on moving once our lease is up, but my roommate and I regularly comment that if this apartment was fifty blocks closer to downtown, wed never want to leave.
