I have used The Biltmore Group to manage my property for the last six years. Steve always consulted with me on every tenant issue as well as any and all repairs. Although there were times we didn’t agree I knew that he had my best interests at heart. We spoke often each month, sometimes to just chat about market conditions and how to gain the most revenue from my units. And although I had a 4 unit he treated me as if I had a hundred. Steve was able to increase my income from the first year and when I sold the property he was very instrumental in getting me the price I was asking.

Rented an apartment in a multiplex from Steve. If you asked me to put together a short list of worthless or scummy people - Right at the top. Any-who onto the story. I saw an apartment with him towards the end of the month. We negotiated a fairly low price and I was OK with it until we came to sign the paperwork. He had removed the washer and dryer from the apartment! When I asked him about it, he said it wasnt there to begin with. We looked at the pictures I took of our first walk-through and sure enough, a washer and dryer. He then got visibly angry, and said that if I wanted a washer and dryer I could pay more money for it. In our walk through for damages I noted that there were light-bulbs missing in the kitchen, one of the bedrooms and one of the bathrooms and that the air filter was also missing. This is important...Fast forward to the end of our lease. I give him exactly 2 months notice that we will not be renewing. Like noon, the exact day 2 months prior to our lease expiration. He tells me that he wants it in writing that we will not be renewing, or he will assess an additional month at a higher monthly rate. Our lease did ask for 2 months notice, but didnt say how. He tells me that he will be in the office until 5PM. I rush home from work, write the letter and drive almost an hour and 10 minutes through mid-Phoenix traffic to get to the office. I arrive at 3:30 - He has closed and locked the gate! I call him a few times and wait at the gate until after 5. A nice janitor lets me in to deliver the letter; and I get some photo evidence that I was there on time because I have no doubt he would have tried something.Next: He asks for times that we will not be home, so he can show the apartment to other interested families. Like hell will I let him show the apartment full of MY stuff without me being there. He said that if he had to show the apartment, he didnt want me there; Meaning he wanted me to volunteer to show it for him. Whatever. Its better than getting my belongings stolen.And lastly! We completed the final walk-through. While he was there I showed him and discarded the air filter from the AC unit. I also reclaimed 3 light bulbs. I reviewed the paperwork when we did our first walk-through and told him that I had to buy these items before I moved in, I was taking them when I moved out. We signed the exit paperwork, no damage done to the apartment. 3 weeks or so later I get less than half of my security deposit back. The reason? I LEFT THE APARTMENT WITHOUT A WORKING AIR FILTER AND 3 MISSING LIGHT BULBS.

1 star is too many. Steve is extremely unethical and quite incompetent. Google him. The results speak for themselves. I can attest based on my own horrific experience that anyone would regret ever meeting this individual. Heed this warning and go elsewhere for property management.

Highly recommend staying AWAY from this management group!!! Dealing with Steve I experience sexual harassment on more than one occasion and he has been involved in a prior sexual harassment lawsuit in 2010 that I am aware of. My personal opinion is RUN Horrible Horrible management company!

This company never paid for the work I performed at one of the properties this company manages. I dont recommend this company for rent and do work for.

Steve Hatsakorzian is Johnny on the spot when he was trying to get my business but now when Ive emailed him and called him about not renewing again this next year I can not get him to email or call me back.
