This apartment is the worst! I was stuck in an elevator cart for about 30 minutes. I pressed the alert button, no one responded. I called the security office they said they got it and hung up. The other girl stuck there sent her friend to the manager, Fiona. She was dismissed by Fiona, on the ground that the elevator was not maintained by the apartment. No one came to our rescue. We had to call 911 to get out of the jammed elevator. It sucks! After all this, when we went to them to see why no one responded, they were extremely defensive and irresponsible. They not only downplayed the significance of the whole accident, but tried to attribute the ill-management of the team to the resident who didn’t report accidents in time. Ha! We told their so-called traveling advisor William Surber about another elevator accident that happened one day before ours, he was so dismissive that he was literally accusing us of making the series of events into such a big matter. He not only refused to see the inner connection between all these incidents which are still recurring, but also evaded their responsibility to alert resident of the faulty elevators. What a joke! The whole office was led by a bunch of callous and ill-advised clerks. hope they can be more acclimated to their job in the near future!

The apartment is fully furnished, with personal laundry and bathroom, easy for immediate move-in, the view at high floor is great. The only regret is the maintance speed a little bit slow.

Extremely terrible living experience, request a maintenance for a week, but no one actually care for it. Package delivered but couldn’t hear it from the apartment for days. It might be missing. Run as fast as you can to get rid of this apartment.

Even though I liked EVO very much, I had to say this is probably the worse experience Ive ever had in terms of housing.(1) AC breaks down pretty much once every other week! Submitted 5 maintenance requests just for AC since I moved here 3 months ago.(2) Deceptive and unprofessional after more people moved in for the new semester. Submitted an AC request over a week ago, talked to the receptionists a couple of times, yet no one ever came to fix my AC! Whats worse, this morning they told me that my maintenance is completed, yet my roommate whose at home the whole time said no one ever came this morning!(3) Bed bugs + house fly all the time, despite that I always kept my room and the common area very clean.(4) Useless electronic door locks in the public area in the building. The truth is those doors never lock and everyone can just come in.

DO NOT STAY AT EVO. Their blatant disregard for your safety and security is appalling. All they want is your money. I am a current resident and I was locked inside their elevators for 30 minutes today because it was faulty and they didnt bother setting it right. And I was the second resident to which this happened. When my room mate went to see the property manager, they were negligent almost nonchalant about the entire thing and did not bother doing anything. All this was while we were feeling trapped and suffocated inside a faulty elevator whose doors were jammed and which did not move. To add to this we did not get proper signal inside the elevator and no one like literally NO ONE in the property responded when we pressed the emergency bell button. I cant even imagine what would have happened if we did not get signal for just a brief few minutes inside the elevator to call 911. It was only the 911 staff who let us out. There was not a single evo staff on the site of the crisis. Post the crisis, a representative of the property told me that the elevators in the building were not the property managements responsibility. I wonder on what grounds this is even relevant. It was only the 911 people who asked us and the other evo resident if we were okay or if we needed the medics. EVO might be fancy, but it is NOT SAFE. I cant even imagine what would have happened if we were not able to reach 911 while being stuck inside a faulty elevator. The EVO management would have probably let us die inside. They will be extremely nice to you when you sign the lease but their blatant disregard for your security is appalling. I am not the first resident who has been stuck inside an elevator on the 18th floor for more than 20 minutes and felt suffocated. I wonder how they even allowed it to happen again. Think a thousand times before you sign that lease dont make the same mistake I did. Also they will tell you they fixed it, but if they really did, how is this happening for the SECOND TIME around.

We are currently two residents at evo and we are writing this review so that people are aware of evos Improper management which almost killed us. Last Friday we were stuck inside a faulty jammed elevator on the 18th floor for about 35 minutes with faint signal. This is expected considering phones do not have good signal inside elevators. When we tried to contact evos office during the first five minutes they were unresponsive bordering on fatal negligence. When we contacted the security guard she made no enquiry about the elevator number or any other information necessary for rescue. Moreover she made no attempt to call 911 nor did she tell us she would call 911. We also pressed the security button inside the elevator but to no avail. When our room mates came to alert the reception knowing we were missing, no helping gesture was made no slightest care was given. We were extremely terrified of the prospect that no one would come to our rescue in the elevator. With my friends faint signal in the elevator which was pure luck we managed to call 911. My friends and I were suffocated and extremely panicky inside the elevator because the elevator could dive to the ground at any moment from such a fatal height. Trust me if you were in such a precarious position you couldnt have done better than us. If not for the miraculous weak signal, if not for the 911 staff if not for our calmness and mutual support for each other I dont see how we could have gotten out. The beauty of this incident not a single evo staff was there when 911 got us out of the elevator. After getting out the manager Fiona was too busy to see us, the assistant manager Ashley told us the elevators inside evo were not really the apartments responsibility. This is nothing but an indisputably callous and desultory attitude towards residents security. We still cannot fathom how the evo management team can behave so nonchalantly as though no life was was threatened in the building they managed. I cant even fathom what would have happened if the elevator had crashed with us inside, or we werent able to reach 911 due to signal issues. None of evos staff showed any care or were present at the sight of the crisis. Their cctv cameras should corroborate this. This is a typical violation of humanity and an obvious attempt to rationalise the management teams irresponsibility. Even now they are more intent on protecting their corporate image and responding to reviews rather than actually taking action. As a current resident here as of today I can say no other residents have been warned of the faulty elevator and it still hasnt been set right and this is the 4 time some one has been stuck inside their elevator ! Do you really want to stay at a place which threatens your survival and is unresponsive and negligent in the face of a crisis ?

Rent was deceptive! Actual rent is almost 10% higher than what you saw on their website since you pay 12 months “installments” but are only allowed to live there 11 months unless you renew your lease a year after. Also, a “carpet cleaning” fee was posted on my account after I moved out. Outrageous! I always wore slippers in my room. Also, the room was not the cleanest when I moved in so I seriously doubt if a cleaning or proper disinfection (due to the pandemic) would actually be performed before the next tenant moves in. They didn’t deduct any fee from monthly rent since the close of their gym and rooftop pool; that is just robbing! The good thing about the apartment is that the rent is still affordable if you don’t drive and hence want to live close to school, and you are for some reason too scared to speak with a landlord to rent a decent place for a reasonable price in west Philly. They also receive packages for you but will not help with returning/shipping. Think twice before you sign the contract.

Perfect location! As a working professional, I was looking for a place both close to campus and close to Center City, and this was exactly what I needed. Great amenities, friendly staff, monthly events, and even free fitness classes-what else could I ask for?!

DO NOT LIVE HERE. Save your money and live literally anywhere else. During my time living there, they (1) lost my package and refused to acknowledge that they did even when 6 months later it “magically” turned up in their sorting room (2) refused to fix my flooding bathtub and expected me to pay for damages when it finally overflowed. The staff was EXTREMELY unfriendly, and my key didn’t even work in half the amenities I was supposed to have access to including the front door. This place is absolute trash and for the price it is definitely not worth it.

Pretty good for the money. I love the location and how accessible the city is from here. The leasing manager is great, very helpful in coordinating a smooth move-in. Great having in-unit laundry and the rooftop pool.

Astonishing skyline views from the rooftop pool is just the start of why I have enjoyed living here for the past 6 months. Around the clock security makes me feel safe and the concierge service has always been quick to resolve any issues I may have. Absolutely the best place I’ve lived in philly over my 7 years here.

EVIL. Evo advertised a worry-free addendum, claiming that if in-person classes arent held, you dont pay rent until they start. This ad was tempting and made me think that this property treat their tenants well. So I submitted the application and signed the lease. Evo did not contact me until two weeks later, and I realized that the worry-free addendum was not as advertised. Basically, the specific terms make you responsible for rents as long as SOMEONE is taking classes on campus, regardless of whether you yourself could take any in-person classes. At the time, evo still did not countersign the lease, so I requested a pause until further clarifications. Evo IGNORED me completely. They signed and returned the lease the next day. I sent multiple emails to the multiple persons in the management, but they made no effort in addressing my concerns. When I called and asked why I didnt get any reply, the leasing manager argued that she did not have access to the email portal. The assistant general manager simply said she couldnt find my email. HOW RIDICULOUS. Now, the management argues that the lease became valid as soon as I signed it, and it didnt matter that I raised concerns and requested a pause before they approved my application and countersigned the lease. They simply choose to ignore simple legal commonsense and want to force me into the lease. Cant imagine how living here could turn out to be a pleasant experience. AVOID BY ANY MEANS.

Moved out Summer 2020--lived here for 5 years during graduate school. The location is ideal for students, especially for students who may not be from the area. I appreciated that it was furnished as well.The amenities were great (pre-covid), I made cordial acquaintances with security and the staff who work at Evo. I know sometimes it could be challenging to deal with many people and issues that can arise but I truly believe that everyone who worked in the building was doing their best. The longest it took for a repair in my unit was around a week or so; Sara was fairly responsive whenever I reached out, concierge was also helpful when they could be or would refer me to who could help.the building itself is nice but walls are thin--that is not the fault of staff/employees though--that is a building/construction issue that existed with the previous company that was in charge. I dont believe that just because the construction wasnt the best, that it is the staffs fault/control. the trash chute would get jammed and that would suck but I think that the constant emails from management for residents to not throw/discard things such as Christmas trees or furniture was clear--cannot constantly blame the staff if residents dont follow through--I think many of the residents dont care of the property and thus we observe the issues that we observe. there was also an extended period where one elevator did not work and they finally repaired it but I became used to one less elevator.cant beat the rooftop pool and the new circa green space in the 8th/9th floor, gym. living here for 5 years, only once had I experienced a lost package and it was not a big deal.anytime I needed something, staff/Sara was fairly helpful and responsive--even after moving out, I realized that I was double charged one year, and while it took a few months, I received what was owed to me.I have great memories at Evo and I appreciate that I was able to succeed in achieving my goals while living there, even with the few annoyances from immature residents.

Poor management! Be aware of getting woken up by loud parties at night. The wall is so thin that you can hear everything your neighbor says or does on a daily basis, and the management does not react to noise compliant and is extremely negligent. Terrible experience.

Never consider this apartment! This apartment didn’t let me move in till 8.24 last year, and asked me pay the rent for the whole August(1150 dollars!), reason was cleaning fee. A week ago when I moved out, they posted 350 dollars for me, also stated cleaning fee. I actually used vacuum cleaner twice before moved out. And yesterday they stated they wanted carpet replacement fee from me, just because my roommate’s some flower petals in the common area?! I don’t know when they will stop posting new fees for me and feel desperate...

Really hard to find a place in the city with in-unit laundry, central air, a rooftop pool, study rooms, decent wifi, gym, and security. I appreciate all the amenities given with this building. You get what you pay for so its really not that expensive when you think of all the things you are getting.

A very bad place for package deliveries not only for me. As far as I know, many packages are missing from the staff. Based on their new package system, I could receive an email from evo that a staff named George Poll had signed in my package but the package would never come to my hand. Once I asked them to find out the packages, they were so rude and delete all of my delivery histories instead of helping me searching the packages. I dont know how they can do this. My packge worth several hundred dollars and is very important to me. I can make sure some staff just signed my package but got it lost. They would never say any apologies to you. Should be a case that some staff were stealing packages or they were too careless to be a staff.

ILLEGAL PRACTICES. Do not live here. The illegally withheld my deposit and sent me to collections. I moved out in Aug and am still fighting to get back money OWED to me. They sent me to collections (when I NEVER owed money - they owed me money) and when we worked it out I was still being sent. To date, I am still out the $260 I sent to collections to stop affecting my credit score and my life after living in this apt. They do not care about laws, ethics, or people.

Our apartment flooded and nobody came to help, we had mold in the carpets and they did nothing to help after numerous calls, my bathroom ceilings were leaking and when they cleaned it up they left a layer of DIRT AND DUST all over the entire bathroom, and left my window open during the Winter. As someone who doesnt like to complain, Ive had the worst experience here for the amount of money that I had to pay.

The place has it pros and cons:Pros:- Phenomenal Location- Private bathroom, even in shared apartments- Package room / service- Decent reception hours- Gym (in theory, see Cons)- Reasonably modern (as of 2019)Cons:- Small rooms- Very! thin walls- Sub-par maintenance, especially preventive maintenance- Continuous trash room/chute problems- Unusably hot gym, because of AC issuesIf you mainly need a place to sleep and access Philadelphia from, this is a great building. If you want a cozy place and spend prolonged periods at home, either move in with friends or consider another building.

A great place to live! The staff are friendly and accommodating, good security, and the location is prime. This is my favorite apartment complex that I have lived in. Also, the pool deck has such an amazing view. The only thing I would change is that I wish it included parking. Other than that, I think living here is definitely worth it.

I have lived at many apartments in US because f moving in between cities but this has been the worst. If I could go back into time I would never take that decision again. If you like really small rooms with a jillion issues in the building, then this is the place to live. List of problems I had while staying here:1. Randomly the tap water will turn nasty and green, the lazy management doesnt consider it an emergency and takes it sweet time to fix it. In a duration of 8 months it happened twice. A lot of people didnt notice it and kept using the water.2. My apartment was flooded over the weekend and maintenance refused to come and fix it and rather gave me a noisy fan to be kept overnight.3. My apartment had some kind of weird insect and I kept getting insect bites for 3 months, had to leave the apartment for a month and stayed outside. Management was not helpful in finding a good solution. I eventually had to remove there entire furniture from my apartment and buy my own.Oh FYI despite so many problems with this place (that I cant stop writing ) , the management wont let you leave the lease because apparently under no circumstance you can sublet or leave. All you can do is relet which is your responsibility. If I had a zero or negative star...that is what EVO deserves.Its just shiny building on the outside but really really horrible construction and inefficient management .

1/3 Posted from different accounts because too long too include in 1.The photos online and the showrooms/staged floor-plan apartments are heavenly and do a good job at selling the place. But upon a closer look, Evo becomes more and more of a lemon. I enjoy living in my small 4-bedroom with friends, but no one ever sent us a floor plan before we moved in, so when we finally did we were shocked to find that our apartment was not only NOT like the one we were shown initially, but reportedly one of the SMALLEST 4 bedrooms in the building. Again, we make it work, but it is a transparency and communication issue more than it is a size one.I must implore ANYONE who signs a lease here to read and re-read their contract carefully and make sure that you understand every piece of paper they are making you sign. Mystery charges appeared and promises of “no worry, that fee doesn’t apply to you” are made and then you are left to be shocked when they try to pull the money out of you later. Don’t sign anything unless you know %100 what it is and why you are signing.Now…The hallways and elevator shafts constantly smell like trash because the trash rooms themselves are out of control, overflowing, literally. I can’t emphasize enough how much of an issue this is, to the point of becoming a weird inside joke/meme among all the tenants. I cant blame the staff entirely for this, as it seems as though it is the young, immature, and entitled residents that are the main cause for this, and they are why this building ends up getting as mistreated as it is. They leave their trash out in the open of the trash room, but only once the shoots themselves become clogged or too full to deposit trash into. So then everyone is forced to follow suit. Of course, this doesnt excuse the fact that management and maintenance seem to have a problem with keeping up with the mess, Im guessing this is having not enough man-power, more than anything...

The room is very small and the price is not reasonable. Many floors smell like trash, because there is no ventilation in the trash room and corridor. The printer on the 9th floor has never worked or been repaired. I heard that many rooms will leak when it rains. Many people who are not residents just walk in and the front desk do not care at all . If you want to live comfortably, dont stay here.Please do not reply me in copy and paste!

[Warning] DO NOT SIGN THE LEASE!!!Cons- loud traffic noise: Right beside is the highway, and so many cars are speeding crazily with extreme noise.- thin wall: chopping/dropping sound. People cook- unwillingness of management to help: manager declined to file a complain for a construction going on right infront of the apartment. The construction was going from 9pm-5am, and the manager said it’s not their responsibility.- tiny window opening: ~1 inch. Minimal airflow.- fire alarm: you can barely cook. Fire alarm will go on even when you are cooking just onions. Note that there is minimal airflow from tiny window opening.- unfinished ceiling/wall: Literally see the concrete. White/gray dusts fall off from the ceiling.- don’t show the actual unit: Think about this. Why would you not confirm which unit you are signing into until you are about to check in. Why would you not show the actual unit you are signing into? The unit you see in the tour is for showing-purpose only. Actual units are a mess!- broken furnitures: management will tell you they don’t have spare one anymore.- low water pressure in the toilet- very strained concierge: concierge is usually very busy. They are nice people but if you were in their position, you would be tired just from the mail package delivery requests, and not wanting to take care of all those people with extra job. They tend to not wanting to work and say your request is not possible. No wonder if you consider this is 33 story building with ~20 units per floor.- extremely slow fixing: there is only 1 person taking care of unit fixing. Again 33 story building with ~20 units per floor. Most of the times, your request to fix something in your unit will be marked “done” without anything actually fixed.- Hallway smells like trash: trash room’s are not frequently cleaned. Again 33 story building with ~20 units per floor.Pros:- gym: probably be closed tho- park on the 9th floorIt’s possible that there’ll be another outbreak of the virus in the coming fall, and you definitely don’t want this place to be your home when there is ample chance that you’ll be locked up in your place again.This place is good if you come home only for sleep and do 99% of your study at school/library. Make sure you come home extremely tired because it’s very noisy due to traffic/construction and possibly loud neighbors.Look at the review by Ashley Mcgrail who gave 5 star with nice photos. She works for this apartment. And the unit you see on the photo is the model unit. Your actual unit will be much more degraded version of what you see.I felt really bad for people doing virtual tour on this apartment. Please don’t get yourself into this apartment. Don’t sign the lease. Yeah, the person doing the virtual tour is nice, but you won’t deal with her when you have a problem with management/fixing.FOLLOW UP:Management says the following in the reply:>This is a COMPLETE LIE. I specifically asked if the management is not going to do anything about the construction and file a complain to the government. They specifically said they are not responsible, and they are not going to do anything. I asked again that complaint from the building will be more effective, but again got a reply saying They understand, but its not their responsibility. Not just once! I have asked before and after the outbreak.How do I know she is completely lying? Because if you were to make a call, you had to call PennDOT, not the City of Philadelphia. If you call the city (air&pollution department), they will direct you to PennDOT specifically for this construction. This just proves that she NEVER tried to make a complaint and merely trying to look responsible for the future tenants.Also furniture replacement? Trust me. Ive tried so many times for almost a year.

This is one of the coolest places to live! The location is great. Tons of nearby places to eat, drink, and explore. Breathtaking view from the rooftop pool deck. Staff and security are super friendly and helpful. My single complaint would be limited parking for visitors and the parking rates that are charged.

WARNING: Evo Stuff will steal your packages!To people who are seeing this: DO NOT live here unless you want stuff stealing your packages! I have lost an Airpods and I know other people who has lost more expensive things like Iphone. Today I lost another package worth of $100. The worse thing is the management team dont care. And they ignore our maintenance requests by closing it in the system. I guess the only way is to call 911 but I dont want to do that during this pandemic time. Again, do not live here!

Extremely small bedrooms with no light facility.My friend recently got bed bugs in her apartment. After multiple request to the management they got it inspected and did not find the so called PROOF, therefore denied to assist her and to change her mattress. It is highly disappointing on the management front for not being considerate of the situation. I would not recommend staying here.

My experience here was entirely enjoyable! There is always staff available and willing to help. The building is clean and thoughtfully designed. The views from the gym and rooftop pool are amazing. This location is hard to beat.

The leasing office is unbelievably unresponsive and unhelpful. I lived here for 6 months and my roommate has lived here for almost 2 years. We had to move due to job locations so we relet our apartment. We submitted our intent to relet in January and then found our own reletter in the beginning of March(the leasing office did not help at all). It has been a month since we began the relet process and no progress has been made. My roommate and I call and email the leasing office multiple times every week and receive almost no response. In every other apartment I have lived in, the relet process took 2 weeks maximum. At evo, the leasing office workers give us different responses every time we call and we been asked to fill out the same form multiple times by different employees because they somehow lose it every other day. Our reletter is now considering backing out because the relet process is taking too long. I dont understand how this place can even function with the way they are treating their residents.

I lived there for two years (2017fall-2019spring). The place is within walking distance to both drexel and upenn so it is quite convenient. Gym is good with great views if you use treadmills. Here are some downsides (for 4b4b units):- bedroom is very small without ceiling light, I usually did my work in the study lounges because they are way more spacious- they dont clean trashroom in time, sometimes it smells really bad as soon as you exit the elevator room- walls are thin, if you get a noisy roommate or neighbor, sorry but you have to live with it, any forms of complaint to evo does not help- price is high

I’ve had nothing but a good experience while living at Evo. The building is beautiful, and the views are unbeatable. I can’t believe everything that is included with the apartment, worth paying a little extra to me at least. The pool deck is worth it all.My friends love coming to visit Philly and I love having such a great place to show off and share. I also love the cafe downstairs! Great staff and great location. Really can’t be beat.

They lost my package twice and every time they would say your package might end up in the other buildings because we receive other buildings packages as well...we signed a bulk of packages everyday.... then you will never get your worth hundred dollars package back. The UPS/USPS/FedEx inspected the shipping process thoroughly and confirmed that they did deliver to you. What do you think whos fault it was? Bad management and they will always put their responsibilities on others shoulder.other things?1. You can never get out from the in-door delivery system even though they said they have put you out of the list of in-door delivery (which by the way they only put your name and room number on a wall and they will never check that exception list when they deliver). No privacy.2. They overcharged you for the utilities bill which you know you will never go over the bill based on your past living experience. Yet all the residence in the building share the whole building s bill (electricity and water) every month.You can find more from the other reflective comments in google. Above are what I encountered.

So bummed to be moving out!! Would definitely lease again if I was staying in Philly. Location is perfect for catching a train home, going out to eat, or hitting up the bars. Views from the courtyard and rooftop are breathtaking.Neighbors are hit or miss. Sometimes security showed up at our door for a noise compliant when we were literally watching TV lol. But management was always cool and understanding that some people dont have the same study-life balance.Would definitely recommend!

I like the apartment at the beginning. The gym is good and the community is great. Most staffs at the front desk are helpful. However, I must complain about some staffs at the concierge. The girl in blonde hair is very rude to me and my Chinese friends. I think it’s about racial discrimination. Anytime we have questions or problems, she is always arrogant and cares nothing about us. Most of my Chinese friends complained about this. The worst thing is that she even rolled her eyes to me when I once spoke to her. I can not bear this attitude any more. I will leave here as soon as possible. And I would recommend any Chinese students not to live here.

I lived here my senior year and just moved out. The views of the city were awesome and there were a ton of places to do homework within the complex. My friends and I liked the rooftop pool, but the only downside is it would get super crowded on nice days.

2/3The gym is filthy and the equipment is out of tune, that’s if its even present at all: dumbbells and weights go missing and everything is disrespected, including other residents while there (other tenants “mark their territory”, hoard equipment, and then fail to return it when they’re done). The same goes for the recreation lounge (all the lounges for that matter). The pool tables are sloped and the cues have no rubber heads, rendering them nearly useless. The mini-study lounges are also filthy, overheated, amenities (the coffee machines and printers) are never stocked or kept up, and the lounge space seems to be used by select few that either commandeer the entire space with their belongings.All of this seems odd given how friendly and positive my experience has been with almost every staff member, concierge attendant, and security personnel at evo. But it does not even come close to overshadowing how unkept this building is or hide how incompetent is seems the staff is when it comes to managing it. They do their best and I do not think it is any one persons fault, but there is no order or consistency to maintain currently. The package room is pretty consistent.Continuing: My roommates and I put in maintenance request after maintenance request, eventually BEGGING through several different platforms (email, phone calls, in person, through the portal, etc.) for someone to come fix the leak in the ceiling, the garbage disposal spitting up standing water and food back into the kitchen sink, the dryer not draining water properly and causing a mildew, replacing the constantly smoking burners on the stove, etc... Eventually these things get done but it often comes at the 13th hour, after things have been escalated, time passes, and bad reviews have been left. It shouldnt take kicking and screaming to be heard and concerns addressed.And despite them being kind and respectful once inside, Maintenance NEVER KNOCKS. We understand they have to enter the apartment to do their job and that they will do so if we are not home, but there is little to no heads up, vague and ever-changing time lines included in emails, and it ends up being a very violating and jarring experience. This is inflamed by the fact that Maintenance doesnt seem to communicate with one another either. Repeatedly we have had someone come to check on a request, leave, never return and then never get the job finished or see them again; but when we inquire as to when theyll be back with the concierge, they say the request has been closed! The odd flip side of this is weve had maintenance also come, fix the problem, and leave, only to then have yet another, different staff member come to fix the same issue (were talking weeks in-between).

Definitely one of the best places ive ever lived! the staff is very friendly and accommodating which makes living here great. The view from the rooftop pool is to die for and the location is perfect, close to a lot of bars and restaurants.

Terrible place to live. Some staff are nice, but not the others. They refuse to keep the words they said over the phone and tell me they wont honor those unless I have written proof after I signed the lease----------------------------------------------------------------------------------------------------After living two years in this apartment, I had a worse experience. The front desk is unprofessional, unwilling to help tenants solve problems. Besides that, delivered packages and food usually lost here. Another part is the building quality. For example, elevators broke as usual, there are 4 elevators here, but often only one or two works. Another example is the leaking ceiling. My computer is damaged by ceiling leaking, and I knew this because the property manager admitted to my home insurance company that the ceiling had wear/tear issue and needed additional caulking.I would not recommend this apartment to anyone and hope people could avoid this trap before signing a lease with them.

I had to relet my unit due to moving to another city after 2 month of living there. It has a very complicated and terrible procedure to relet the apartment to someone else. They also charge us for a 1000 dollars fee for inspections and relet fee!! Although, my tenant signed to move-in accepting the building as is.They even did not need to inspect my unit. They charged me 1000 dollars. Also the studio is too small and they did not let me to see the unit before signing. Not the best place for the price, AT ALL!

Love the location, gym, and Cira Green is gorgeous now thats open and the weather is cooperating. Staff is helpful but parking is expensive and something I should have thought more about. More undergraduates than I would have thought at this price point. I would recommend if your not in a position to plant roots and get roommates on your own.

I lived here for a year and left this August. Evo is great at first. But I have a dog and he is unfriendly to other dogs. I always control he when we take a walk. But many residents just unleash their dog on cira green at 8th floor. I talked to Evo and they told me they cannot help with it. And I paid one extra month rent and they said they will return to me by check. But I asked them three times and they did not reply me at all and I still did not get my money back. I sent email several times and nobody reply me at all!

This has definitely been the worst living experience I have ever had. I could go on and on how terrible management is and how horrible my experience has been, but Ill just outline all the events that have occurred this year:-I moved into a filthy room with dirty dishes covered in food, mail addressed to a man, and mens clothing (there were 3 females there the previous year. Management told me they would get back to me about who was actually there, but never did.)-I didnt get the room that I signed my lease for. In the Lease, it states that rooms are just a preference, not guaranteed. My room is only 147 SF, total!-The rooms air conditioner has been broken for the past MONTH. It is currently June and getting very hot. Still waiting on an entirely new unit-My window has been broken since I moved in, and I still cannot use it (with a broken air conditioner).-The room constantly smells like pot or cigarette smoke. Management is unresponsive, even though the people above me have been caught several times-(Some) of the residents are disrespectful. The people above me enjoy blasting their bass until 2 am... on a weekday, nearly every night (oh, and management just let them get a dog that barks whenever they arent there).-The pool is basically unusable on warm days unless you want to feel like youre at a frat party. Most of the people there dont even live in the building.I would never recommend this building to anyone, ever. Not even my worst enemy.

The Evo staff were super helpful and accommodating to my needs. It was really awesome to know that utilities, cable, WiFi and furniture is all included since it is pretty annoying to have to sign up for all of that yourself as a student. Additionally, I liked how I am only responsible for my own lease and not the whole apartment if a roommate moves out. Great location and reasonable prices!

If I could give this place no stars I would. This has been the most horrific living experience I have ever had. When I moved in the room was disgusting. When I asked them to clean it they did nothing. I had to send them numerous emails in order for them to fix it. I had a leaky faucet, broken dishwasher, and my ice maker did not work and it was not fixed for a month. The walls are paper thin. Every night I have to complain because I can hear my neighbor blast his music through the walls. The building is filled with immature, entitled, students who dont care. There is no reason to move here. DO NOT SIGN A LEASE WITH THESE PEOPLE

Dont live here if you didnt like your dorm live in your freshman. Your neighbor is going to party all night since this building is full of undergrad students. Whats more, they have really thin walls. I booked a room in Evo and paid deposit fee, but for some reason I couldnt live there, so I re-letted my room to other person. The office told me that they would return my deposit fee.Since I changed my mailing address once and I want the officer help me to check if the address is correct now (because I dont want to loss $2500 deposit fee!!!), and they NEVER reply my e-mail!!!! I called them and they told me book keeper will reply email everyday, but he NEVER reply mine. I dont know why, I think I am polite and kind at first. I keep mailing them for few WEEKS and still not get any answer yet. I just dont know what to do. This is the worst experience I ever had.By the way, call them is useless, they will told you they cannot do anything for you, the only thing you can do is emailing the book keeper, who NEVER reply email.

Evo is definitely a great place to live, and the management at the front desk is much better now in my opinion. I’ve lived here for a few years, and I can honestly say everyone now is very friendly. Karim, Ben, and Danny are always willing to help me out and are just great people to talk to in general! However, there has been a huge problem with hygiene recently. My entire floor is infested with flies , and they have made into my studio apartment. It’s hard to do anything when there’s a fly landing on your face every two seconds.The trash room has smelled like rotten tuna for a few weeks now. The hygiene does not justify the price I am paying , and I have never run into this issue at Evo before.

This apartment complex has huge pros and cons.PROS:Fantastic amenities, very cheap rent, inclusion of almost all utilities in the rent. The location is very close to the train station and right on the border of University City and Center City. The gym is absolutely wonderful with not only many many machines but also a fantastic dance/yoga room.CONS:This building is full of undergraduates who are on average quite disrespectful of the building and other tenants but who personally are quite nice. As a result, on weekends the clubhouse is filled with beer cans and pounding music (actually, the apartment above me is playing pounding music right now Monday @ noon). In addition, the security is quite lackadaisical about the job and the building is not cleaned often enough (there is often remnants of trash in the elevator). The one redeeming factor of all the administration of the building is Sara Woods who not only hand delivers mail but responds to every email.In hindsight, if your greatest factor in apartment searching is price, this is the place to be! However, if you care about your apartment being super clean and quiet, this is NOT the place to be for you.

The worst experience of my life.1. Paper thin walls and loud neighbors make it impossible to sleep. I could hear every conversation my roommates and my neighbors were having. Pray that you dont get neighbors who party Wednesday to Monday and play loud music.2. Triple check your rent installments, move in and move out days. What the management of this place likes to do is make you pay for the full month and let you move in ONLY at the end of it and then make you pay for the last month but only let you stay for 4 days. Basically, you will pay two months worth of rent for 15 days. Not yet sure if this can be a lawsuit, but once that is confirmed I will be hiring an attorney.3. The new mail delivery systems allows management to enter your unit whenever they deliver a package. You cannot opt out of it.4. The pool is closed for long periods of time because drunk students like to break glass, furniture and whatever gets in their way.5. Security is there just for show, in reality they let anyone and everyone in without checking if the person is a resident.6. The automatic lights in the room are unresponsive and if you are lucky, they will turn on for about 10 seconds.

Great property, but childish management.Additional fees are incurred when transferring into a new unit. The resident portal still registers me to the wrong room thought Ive been living in this one for a year. They never managed to make it right. I experienced once that my rent was double charged. Dont set up auto payment! Otherwise you never know how your money was gone.When some out-of-no-where fees are not paid, they dont respond to inquiry emails. Some time later, they send you an email, saying that they reserve the right to kick you out of the building if you dont pay the money... This didnt happen to me but I saw the disgusting email.They lose packages. They lied to my face, saying that theyve searched the mailing room thoroughly and my package was not there. Five minutes later, they called me saying my package was found in the mailing room...EVO is not the only high-rising luxury apartment in university city today. If the management team continues to do business like this, how are they so confident that people wouldnt make other choices?I would give a zero star if I can. Google, please.

I wish if I could give it less than 1 star. Living there was the worst experience in my life. I dont know where to start from but never trust what they say to you when you sign the lease. Make sure they write down and sign everything they say. My advice to you is not to live there is you dont party every day, if you try to sleep at night, if you are looking for something clean and classy, and if you dont want to see vomit in the elevator every Friday, and Saturday. The only two good things about living there were the security, and the location.

Terrible experience.They really have thin walls. For this labor day vacation someone has been playing pounding party music from 9am to 3am fot 3 consecutives, which gives me severe headache. And you cant even tell whos been doing that because for their thin walls, it could be anyone!Privacy is also an issue. They could enter your room without notifying you in advance for no reason. I mean, i get it for package delivery and maintenance requests, but sometimes people enter my room and try to get in even when I lock my bedroom.Room decoration? You can forget about it. With concrete walls unattended like this, you are not going to create any good looking style.

Beneath the new appearance is broken heater. The heater was broken two months ago. They took the whole heater out and let us wait for one month for new parts. We barely survive the cold. Days ago, they took it out AGAIN to WAIT FOR PARTS. I am paying rents to suffer in a room like refrigerator. This is definitely horrible

The shared space in the units also contain a dishwasher, washer/dryer, electric oven/stove, microwave, and a refrigerator with an ice machine.evos management is very friendly and accommodating, which speaks to the positive community vibes at evo. The management hosts events that bring the residents together with options to win fun prizes. I would recommend evo to any friend who is in their 20s and enjoys a luxurious lifestyle within affordable means.Oh, and did I mention that evo is animal-friendly? If youre a fan of pups, or if you are a dog owner, this is the place to be. I lived in evo for 2 years before relocating to another city for a job opportunity. If I could, I would give Evo Philly 3.5 stars. Its convenient location between university city and center city make up for its shortcomings. While the many study rooms are ideal for students, lack of maintenance staff + careless selfish residents make the rooms very filthy. Numerous times I have come across empty beer bottles, pizza boxes, and peanut shells scattered on the floor and tables of the lounge areas. At least twice a day, I hear a loud, sudden thump while sitting on my bed. They do allow pets so thats a bonus. Despite all this, the amenities (pool and gym) are convenient and the price I am paying for my own room and bathroom are decent. Wish the rent didnt have to increase by $200 for next year though!

Staffs are unhelpful and seems irritated when you ask them for assistance. The printer in the business center never works. The walls are paper thin and you will hear your neighbors pet and among other unpleasant things. The building looks like it was rushed and there are many exposing concrete walls and pillars. There is a constant weed smell in the common hallways but nothing is ever done about it. There are ridiculous fees such as additional monthly payment for just another set of key and transferring fees.

I 100% wholeheartedly agree with the prior reviews stating NOT to live here unless you enjoy being kept awake all hours of the night due to thin walls and constantly partying neighbors. To reiterate, this is just another Drexel dorm. Security will do NOTHING.In addition, I need to note that Ive had numerous sour encounters with Jay who works at the greeting / sign in table when you first walk in. Time and time again, hes hit on my female friends who have come into the building at late hours, given me death stares for no apparent reason, and one time followed me up the elevator to my floor because he thought that I was trying to sneak a guest in, who he later found out was an individual who had just taken over another residents lease.EVO has a lot of problems. Management has a disregard for residents who are dishing out top-dollar to live in a building which you quickly learn is just another Drexel college dorm.
