Been a resident for 5 years, previous owners sucked but the new ones of March 10th 2021 are doing great to improve. Maintenence is working on everything as fast as possible and always sincere. Officer is transferring us to a fixed up unit at not extra cost and they fixed the fees and utility rates. Love the new property owners. Just need to work on the amenities now. Fixing up the pool and dog park so that big puppies can run!

Cant even list their prices for apartments because youre going to overpay for crime and hasslesSteer clear if you have a nice car, steer clear if you like your nice things and want to keep them.Its not entirely the properties fault, just a hotspot for criminal activities

I cant believe that Tudor Heights is still there. I lived there as a single parent 35 years ago. It was never a nice place but it was affordable. In fact, I think that picture shows my old 3rd floor apartment. If youre going to keep renting to people after all of these years you need to update the living space and do a good job taking care of the renters.

This place is horrible. Had a leak from the upstairs apartment. It took them 2 days. It ruined my mattress and they refused to replace it. I never felt safe there. I had multiple times when someone would try to come into my apartment. I had them change my key because someone tried to use a key. My clothes were taken out of the dryer and thrown on the floor.

Not the worst, but far from the best. Im in a renovated apartment and the interior itself is great. The floors, kitchen, fixtures. I like it all. But the maintenance is subpar. Theres issues with the plumbing where the bathroom sink and dishwasher wont drain and one time it leaked onto the kitchen floor. Ohhhh it smelled so bad. It has to have been at least two weeks I put a request in for it to be fixed. The property has minimal outdoor maintenance too so a lot of trash around and a few apartments are left looking like theyve been destroyed and abandoned (broken windows, fire damage). The people at the office are prompt to respond though and easy to get in contact with as they almost always answer the phone.

Had a friend who lived here. Facilities were poorly kept. Hallways dirty and reeking of marijuana. Bridges from parking lot to apartment full of broken boards, missing pavement, very dangerous. Her apartment had mold issues, door never opened and closed properly. Water leaking through ceiling, I would never rent in a place that cares so little about its tenants. Glad my friends are out of there.

I lived here back from 2015 to 2016 as well as my father-in-law and a few of my friends. that time where my building was this place was absolutely horrible and unsafe. There was gang activity in the parking lot, gang fights, cars being broken into, Apartments being broken into, domestic flights Non-Stop in the open. The so-called security that drove through never stopped anything and on more than a few occasions they were too damn scared to get out and say anything. A couple of the ladies in the office were nice and respectful the rest were rude disrespect and uncaring. The maintenance man was nice but couldnt do anything about my patio door which did not lock and barely closed due to management not wanting to replace the entire door. I had several maintenance issues which the then maintenance man came quick to attempt to fix. However most were not done properly and with cheap material. Mind you I was on the ground floor with two little kids. I know some buildings in the complex are much better and safer then the others and dont experience the same drama. I havent been back since this past winter 2018 but where my building was and where my father-in-law was which was the same area, the same gang activity and BS was still going on. Now Ive heard there is new management and owners since then so hopefully there get that place cleaned up.

Have lived here for a month and I can honestly say that I am completely satisfied with everything so far. Jenny is great in the office and the maintenance people are wonderful. They even come check up on the issue if they had to hire someone to fix it (just to make sure they did their job). These other reviews must be from before this management bc i have not had any issues.

Worst living experience of my life. My partner and I lived there for 2 weeks and did not have air conditioning for the entire time. (80 and 90 degrees in the apartment at all times!) The ceiling was molding. They did not have a washer or dryer in the building like they had said and when we called we were told it “was not the complex’s problem” and to “call the washer dryer company”UNSAFE- Quick google search “Tudor Heights News” tells you all you need to know. Homicide investigations, stabbings, drug busts...Whoever left the 5 star review works for the company because this place is absolutely horrendous.Thank God we god out.DO NOT RENT FROM THIS COMPLEX!!! RUN!!!

If you have something broken.they Don t fix it I am here for two months and when I got here a lot of stuff needed to be fixed. Nothing is done yet and I have been here for over two months now. And make sure you know how much you pay before you sign the lease. Because then monthly payment they told me was 615 then they added extra fees every month and it turn to 700 every month. I will never ask anybody to rent over here. Its very bad apartments. The management is very bad and they have very unpleasant staff and maintenance.

Worst place ever! Never cleans up & cannot keep track of their paper work! Walked in to make my 60 day notice, just for them to say they have nothing on record a week before we have to move out! Had many problems with my apartment throughout the year & it was supposedly newly renovated. I do not recommend these apartments to anyone!

Currently a resident here. Been out of air conditioning for 5 days. Was told they have 47 units without air. I have never experienced such a lack of organization from an office staff as well as such total disregard for their tenant’s well being and safety.Edit: still out of air conditioning 12 days later. Was given the generic “waiting on a part” response when I visited the office 6 days after my initial requests for maintenance. I would never recommend this place to anyone even in desperate circumstances.

My experience was positive. The office ladies were super cooperative and nice from the time we filled out our application fee to the day we moved in. We didnt get too see the apartment until the day we moved in, and they didnt make us put out deposit down until we saw the apartment. All new carpet and painting, there was a few things wrong but they said they would have that fixed in the next week. Good experience so far, and dont see any different.

I moved in December 2019.. When I moved in the apartment was not cleaned ,was not painted, I have killed 13 mice,Went to uses garbage disposal on Christmas Eve it broke and backed up in sink and water on the floor. When the carpet was shapooed the did not even vacuum before hand. I put work words in and it took 7 -14 days and had to find them to fix it days .It was infested with bugs and spayed for that. I really wish I would not have moved here

I used to live here and had a pleasant time. They are not the newest apartments, but they have a style of their own. I miss the spacious living room and the view overlooking the dog park from my balcony, with trees and a nice sunsets and the castle shaped brick buildings. I had a huge walk in closet, that doubled as my sewing room. Whenever I had an issue or needed anything, the staff was always very friendly and helpful. I would rate 5 stars, but my mailbox wouldnt always latch all the way closed and one time my mail was stolen. Rude.

The approval process was instant ,staff was ok , moved in within 24hrs no deposit . this complex is ideal for individuals who are single, have no children , bad credit/ or rental history. theres always some type of partying , smoking (weed/cigarettes) in hallways , and beer bottles or cans in hallways as well which isnt safe if you have little ones who can easily pick up these things we kept pictures for our records before we moved presented them to the staff and nothing was done about the situation. the complex would be great if they took the time to carefully review their applicants instead of just waiting for an instant approval from headquarters. best of luck to future residents !

I regret moving in! Was a year lease but I only stayed for 6 months. The maintenance sucks! The customer service sucks! The managers didn’t take my complaints serious. I notified them that with a one year old child, living on the THIRD FLOOR I had a mouse in my apartment! She told me there was pest control every Monday which was invalid because no one entered my apartment. I could hear stuff running around in the walls in my bedroom. So I’m guessing there could be mice running in the walls. I had problems with ants also. The plumbing was horrible. While taking a shower the water would go to pass my ankles. No one came to fix it! The bathroom had this nasty smell constantly. Also they are good for adding non-justifiable charges to my account. If my rent is 605 late fee is 75$ & it’s 5 dollars a day you’re late by the end of the month HOW DO I OWE 1,400$? I would never recommend anyone to move here! Again don’t do it!!!

They feel you in by showing you a nice apartment at a really low cost and now I am paying $100.00 more than my actual rent. I started out paying my regular rent and it jumped up unexpectedly. It always starts out nice, but as soon as you start having problems its like youre being ignored. My toilet was not working for 2 months and I had submitted at least 7 request to get it fixed. My carpet grew fungus out of it and was like that for several weeks, I started having health problems because of it. Nobody comes to your apartment when they are suppose to. You almost have to beg them to fix anything. This is the worst apartment experience I have ever had. They even charge utilities for the club house and trash and sewage yet hardly anything gets cleaned. Im paying utilities with Oppd. But for them too. I would never reccomend moving here. They need to lower the rent to what its actually worth.

Rude Management and Staff, untrained maintenance, and just a huge NO!!This is the worst complex I have ever lived in. I moved from out of town, never lived in the area, nor do I know anyone from here. Little did I realize I would move into a small form of hell. My hallway constantly smells of marijuana, call the police and they cannot really do anything, because not sure what apartment its coming from. The building across from me constantly does drug deals. There have been shootings and all kinds of fights and such. Police are here constantly. Management tries to say its only them driving through to keep the lot safe but its not. Especially when I moved in they requested I do not call police, that I call Signal 88. Who is never here. So on top of this being a very unsafe area, the staff are extremely rude. They do not let you finish sentences, and tell you why you are contacting them. Its exhausting trying to get them to stop talking long enough to tell them what you were really calling for. Maintenance doesnt like to do any work, so even if you do have a problem they will do anything they can to not do it. The issues Ive had Ive had to call 5 or 6 times to the office, leaving messages and requesting fixes, only to have to go in person to actually get anything done. I told them my bedroom is always cold because cold air comes in from outside through my closed window. I got looked at like I was an idiot and asked what I expected of a 40 year old building.In the winter, they clear the side walks with a snow blower, and all the snow and ice and salt is sprayed all over the cars. So make sure not to park next to a sidewalk or be prepared for that.As for neighbors, I live above a college student. I know this because the walls are so thin that when she is downstairs talking I can hear her clear as a bell in my apartment. I have to sleep with tv or music on to drown out other noise. This also means I can hear EVERYTHING my neighbors do. Which means they can possible also hear me.Also, they spend money on renovating their main office, on landscaping. But in the actual apartments, not so much. If you do decide to move here, make sure that you do a walk through of the actual apartment you will rent before signing. And that they go with you for the form of issues when you move in. Make sure to get a copy!

I moved into Tudor Heights October 1 2019. I was excited for the move, as I finally had the opportunity to venture out into a different area. I was greeted by a very lovely lady name DeJah. I went through the application process and approved for a 2 bedroom and 2 bathroom apartment. I discuss the price, and it was in my budget. I was showed two apartments. I was very impressed by one of the two. I decided to shake hands on the apartment, I was impressed by. I brought money in to secure the apartment, and it was accepted. Nothing left but to sign lease, and get the keys and move in. I packed from my prior address and began the long hard moving process. Move in day. Total nightmare. Tudor Heights began to show me exactly who they where, and how they are not ethical, not organized, and totally not professional. I was told could not get my keys till after 1pm( I was told this the day of ). I went to the office and waited two hours, only to be told the apartment I was planning to move in, was not ready, and would not be ready for a few weeks. I was then told they had another apartment in which they could move me into, and it was the same as the other. I was told my rent would be a little lower, because of their mistake, I had no choice to say okay, or I would be homeless. Out of despair I signed the lease. I was told they would pay for the heating and I was to put the OPPD bill in my name. Okay no problem. I then go to the apartment it is not the same, totally different.But What can I do. I had to accept it, or be homeless. Here we go un packed report several different things Tudor Heights first leaking ceiling in pantry. Puddles of water. Stove burner broken, and I was cut on wire from it. Paint stains on counter tops. ROACHES, RATS. I was told they would do something, however they never did anything. I went out and bought a can of Raid trying to keep the Roaches under control, I also bought rat poison for the Rats. I started picking of dead RATS every where including on top of my stove. (I have pictures). I have consistently reported this to Tudor Heights and have gotten no results. I then experience no heat for over two weeks. I reported I was drop of a very small space heater, and was told they would fix when a part came in (to days) well two weeks later, and freezing I still had no heat. I then get a bill for utilities. I stated wait a minute I am already paying OPPD 200 dollars a month, why am I paying Tudor Heights OPPD bill also. On this Statement Tudor Heights gives me it has a MUD charge which I was told I would not have to deal with MUD. Turns out I am paying not just my MUD bill however everyone else bill also. When I stated I will not pay a extract 150 dollars a month for this, Tudor Heights replied You agreed to this when you where moving in. Well I also agreed to move into the apartment I sign for at first. I was in despair, however I do know I would not have agreed to pay other people bills. OMG turns out in the lease they have some code they put in small print 8 and 9 rate (right, What THE HECKS IS 8 AND 9) So now I was told I need to pay, or they would send me a 7 day notice, and charged 100 dollars more for refusing to pay other people bills. Please think again about a decision for TUDOR HEIGHTS

Wish I could give this place a 0. Their office staff is horrible. I went in a could months ago and renewed my lease when they had a special going on for $100 off 1 month rent, they never applied it to my account. Well I been in the office 3 times since and told them they need to apply it (everytime they say oh we will get that on there. It still hasnt been done). And you never know what your rent is going to be from month to month. I havent had a consistent month since I moved in. All they want is to jack up your bill and they dont follow through what they tell you. My advise is never rent from this place!!! I have already reported them to the Better Business Bureau so we will see what happens

Pros:- It is inexpensive housing and the condition is fair. Not great, but fair. I think there are different levels of quality based on cost, but I was looking for a place for my kids to live that was inexpensive.- They allow petsCons:- If you are not going to remain in the house for a year or more, I would not recommend this apartment complex. There are additional charges for short leases, and additional charges when you close out the lease.- You share water costs with the other tenants in the building, so if a tenant in your building runs a water park out of their place, you are going to pay for it. You also pay electricity for the common areas so there is no incentive for the complex to repair things like inefficient air conditioners because there is no financial incentive for them to do so.- Utilities costs are charged back at least 3 months. When you close out the lease, you will have to pay utilities for two months to catch up greatly increasing the cost to end the lease while still paying for utilities in months that you were not living in the apartment when you start your lease.- Maintenance response time was slow. The apartment my kids occupied started leaking water from an upstairs shower. It took two days to fix the water leak and over 30 days to patch the hole in the ceiling from the repair. They have closed tickets without taking action or have claimed that they couldnt enter even though we gave maintenance personnel permission to enter when my kids were not home.- The worst part was terminating the lease and closing out all final actions. No staff member performed a walkthrough with I or my kids present so we did not know until 30 days afterward what needed to be repaired. The final repair list did not match the cost charged to my kids. We had to return to the office to get the full list and even then it did not reconcile with the full charge. Your tenant portal will be closed as soon as the lease terminates rather than after the final bill is settled so you will not be able to use a debit/credit card or your already established payment method to pay any final charges. The lease will say that they take personal checks and debit cards as a form of payment, but this will not be the case after the lease has ended. In our case, they gave us a payoff amount. We got a money order for the amount owed and turned it in to the office. We challenged some of the costs that we charged. To be fair, they agreed with part of the challenge, but instead of issuing a refund, they gave us the money order back. Now we need to get a money order for the new lower amount owed, but we had to pay the fee to get the first money order, and will have to take the extra steps to return that money order and pay the fee to get a new one.Overall, I had enough issues from an administrative side that I would not recommend living in this apartment complex.

Literally the worst place to live. The staff is extremely disrespectful and they dont know how to answer a phone. Everything about our situation was mishandled. The day we moved in our apartment wasnt ready and we ended up sitting in a U-Haul from 9:30 in the morning until 5 that evening.The only good thing was they are proactive about pest control and they do have a great company come and clean the hallways every week

Rent is cheap and location is good. However, the property is severely out dated. Old appliances, old countertops. They charge for all sort of fees and require you to pay risk mitigation fee each month EVEN if you carry your own renters insurance. Maintenance is a joke and they just throw things back together. Beware dont move here!

If I could give it zero stars I would. Lived here for a year and a half (before breaking my lease) they put the carpet down incorrectly there was mold under the “new tile” the put in which is why we ended up withholding rent until they fixed it. They never fixed or offered a different apartment for my family. The employees are rude and the “managers” are worst. I still have yet to receive my deposit I moved out almost a month and a half ago. We are keeping a paper trail in case this does go to court. Yes it’s cheap but they do not care about their tenants at all!!! Run as fast as you can from this place it’s not worth the stress trust me.

Cheap rent but you get what you pay for. The property itself is beautiful but it comes with a lot of bad. I have found condoms and wrappers in my building and outside. Lots of garbage littering the grass (bottles, food, weaves, sex catalogues, etc). Ive witnessed drug deals in the parking lot. The tenants are loud and low class (police intervention, shouting, expletives being hurled, etc). When weve had maintenance issues, weve had to call several times to have them addressed. If you are low on funds...by all means but I wouldnt recommend it. Staff cusses in the office in front of customers and can be unruly over the phone. Needs some hardass to clean it up. Little Old Detroit.

I’ve been loving here for 3 years and I am currently breaking my lease ! I’ve had more then enough with these people ! Let’s start by saying they are infested with roaches in the middle units ! The out side units are fine .. for now but the middle units are horrible. Myself and my infant was with our lights for a while week due to my electrical box was labeled deem cuz is was melted and they drug their feet to get my lights back on but expected me to pay 660$ for a place that was unsuitable to live in . It was the end of winter not to meantion . No light and no heat. And plus my bathroom ceiling has been cracked and leaking sense September I put in 5 work order and the closed each and every one one then . Every month the utilities goes up 10$ which are now 100$ a month plus . It’s just horrible horrible horrible over here. Annette the manger may act like she care but she don’t they just money hungry but don’t give a damn bout your living conditions. I can go on and on .

When we were shown the apartment we were told everything would be fixed up for us, because what we had seen at the showing was missing tiles in both bathrooms, the shelf in the closet was bent, cigarette burns in EVERY room, including our sons bedroom, window sills had like red kool aid stains, and the dish washer stinks. We requested a new dish washer and maintenance just said throw some lemon rinds in the garbage disposal and the smell will go away.. What??? So we let it slide. Whatever. Our ceiling fan in the dining room area shakes and at one point the top gold thingy fell off. Our patio door does not lock, and the screen is barely on the hinges, so it doesnt shut all the way. We again call maintence and it took 3 days for someone to come look at it and force the screen door back into the frames, which was no help. The service from the staff is good but the quality of our apartment that were paying almost 700$ for just doesnt seem worth it. Once my boyfriends lease is up, hes getting the heck out of here. Theres cops in our Parking lot every night. And we have a 1 year old, so I dont feel safe after dark. All of our neighbors are great though.

Utility surcharges fluctuate wildly up to $60 a month, But theres no way for a resident to know if the charges are legit or not. I have to argue with them every month about taking garage rent off my bill for a garage that was promised but never provided. New management isnt any better than the old management

West Omaha Ghetto. This is what we have been living with for a month. They say they can not get supplies. It is drywall and mud and all places are open! I am dealing with cold air blowing in and insulation and mice! Unsafe and scary! This is how they operate so dont trust the newly remodeled ones either! Runaround and rudeness. Wont even cover it with plastic until they decide to fix it to keep the nasties out!

I moved in Jan 9, 2019 so far I have paid Tudor height $1,689 between Jan 9 and now, upon moving in they gave me a sheet to write down everything that’s wrong with my unit and they will have maintenance fix these issues, this apartment was nowhere near ready for move in and is different from the unit I was shown my screen door to my patio door was never on just thrown off to the side my sink clogged by the second week my bathtub is hardly draining and shooting black gunk out of the drain which makes showering disgusting my floors feels like any given moment they will cave in the toilet is leaking water from the bottom which has the bathroom smelling like mildew and when u sit on the toilet it feels like the whole toilet is going to go through the floor....I can honestly say this is the worst mistake I have ever made and I was better off moving to North Omaha .....annnnndddd after all this they are still saying I owe them 100.00 more dollars😳like wtffff and I don’t even think they have a maintenance team as many work orders I have submitted and NOTHING IS FIXED

Rent is due by the 3rd of every month NOT the 5th. The place is so outdated and poorly insulated. For my 2 bedroom 1 bath apartment my OPPD bill was never less $100. For a 2 bed 2 bath your OPPD bill will be at least $200. Maintenance is a JOKE...the office staff dont care one way or the other. Oh yeah you will pay for THEIR RENTERS INSURANCE even IF YOU HAVE YOUR OWN. You will also pay for all these other miscellaneous fees. The conservice bill for water, gas, sewer is billed 2 months behind. So when you move out they will keep some if not all of your deposit to cover the conservice bill. The WORST APARTMENT COMPLEX EVER!!! DO NOT MOVE HERE

Do you love living where management cares more about office renovations then quality of resident living??? Do you love being constantly ignored by the person you pay for service??? If so tudor heights is perfect for you. The lack of management is unreal here, sometimes you question if anyone In the office even has a GED. Lets just all pray they dont have children because if so this world is screwed because they are so bad at there job that future generations will be screwed if taught by them. We broke our lease early and we paid the penalty that was clearly outlined in our lease. We cleaned the apt thoroughly and left it rent ready. We were not charged any additional fees and they treated us well. Early in our stay the dishwasher broke but they ordered a new one and installed in a reasonable amount of time. The reason I only gave it 3 stars is because there are some bad elements too. Some druggies and thugs. Roof leaked towards the end and was not repaired until we gave our notice. All in all we had a spacious apartment at a good price with mainly nuisance issues. Good place if you are on a budget and want to live west of 72nd.

I currently live here and have never experienced such a terribly unorganized and unprofessional complex in my life. Not only have I on multiple occasions been charged $30-$40 as an extra rent payment but was MOCKED over the phone by office staff after questioning the charges. Cant manage to comprehend.. was the womans favorite term whilst I was onhold (which she obviously just set the phone down as if I couldnt hear her.) This is not the only issue I have had. Maitenence has only been to my apartment 2-3 times (although they do fix all problems during a single visit) I waited roughly 2 weeks. Or lets say about 10+ days for them to actually come for issues that I believed to be important such as our bathtub drain refused to drain and our water was freezing cold for two days no matter how hot the setting was. Lastly my current issue being when trying to pay rent via the app (which the complex office says is the ONLY type of payment method allowed ) I dont have the option to pay. Now I do admit to the complex that I would have a late fee of 75$ added to my rent for paying on the 4th my checks come in late what can I say. BUT I have had this issue paying my rent and now received the extra $25 charge plus an extra 10$ for eviction notices and extra charges per day. Now this aggravates me the most. I have tried to come in contact with the office for 2 days now to discuss the extra charges added after my late fee due to What is said to be their only payment method glitching and having issues. I have not been able to get a hold of the office for 2 days they have been notified within the company that my call was urgent. The lovely lady in a separate office (she answers when the actual office doesnt.) Notified them twice now to return my call. I havent heard a single thing back and tomorrow would have been my 3rd and final day before eviction with out the ability to pay my rent. These are the major things I have encountered while only living here roughly 7 months. This is not including minor issues or issues that do not effect my specific life such as walk ways are never salted, dog poop EVERYWHERE, etc. I am overly angered by this complex and expect answers. I shouldnt have to worry about losing my home because of company issues. I hope and very much believe that I shouldnt have to pay for company mistakes and technical errors in their system. All of that is out of my control and shouldnt be an issue I have to stress over. I hope this helps someone to make the decision not to move here and save some extra time because this is ridiculous.

DO NOT MOVE HERE! This is the absolute worst place I have EVER rented from in my life!! Management is trash. They will not fix anything, ever. There is a infestation of bugs in just about all the complexes. They have a terrible plumbing problem the worst I’ve ever seen. Rent always fluctuate’s it’s nevet the same it’s always close to 200 dollars more then what it’s originally supposed to be. My car was continuously broken into. It always sounded like heard of elephants running upstairs ALL DAY and ALL THROUGH OUT THE NIGHT. When ever I called and complained about noise nothing was ever done. The place is filled with mold, installation is a dirty dark grey when it’s supposed to be PINK ! When you try to move they absolutely will not fill out a rental authorization for you to move. I was lied to by eveyone in the office about my authorization being filled out and emailed back over to the new place I was moving to. They are desperate for tenants and will lie about everything just to move you in. Don’t go for it. It’s also a dangerous neighborhood I never felt comfortable with my children playing outside over there. To many drug addicts and drunks roaming around the apartments. We are so glad to be moved out and away from Tudor heights!

My son and I stopped into the leasing office on Friday July 29th. We stood around waiting to be acknowledged for 25 minutes, before finally leaving. One of the ladies in the office was busy, the other however looked at me twice and did not say a word to me. It would seem to me, that they are really not interested in renting apartments.

Horrible place to live my ceiling caved in 2 months ago they still expect full rent even though dead mice have falling from the ceiling the ceiling in leaking and I havent had running water in two months the air conditioning remaining broken stock on 63 degrees due to maintenance errors and guess whos responsible for that bill.... Would not recommend at this price; look elsewhere. Maintenance is slow or unresponsive, staff is unfriendly, major water issues 4 times in 4 years, electrical issues, massive mold issues, SNAKES issue (yes, snakes, with an s). Did not expect these issues moving in. And no security given the price of rent was unfortunate. Wasnt horrendous, but look elsewhere.

Terrible property. Never clean up trash or the dog park which is too small anyways. Slow to look at maintenance issues. Exit signs are hanging from the ceiling, and a hole to the attic area is open in the hallway. Increased rent $100 by claiming utility fees including a second charge for electric from oppd. Moved in August. Worst mistake ever! Were told everything would be updated, nothing was, had to fight for the stained and ripped up carpet to be replaced. Live on the first floor and my sliding door wouldnt lock. Took them 42, YES 42, days to properly fix the door so my lock was secure. Had a water leak in the kitchen that was a whole ordeal just trying to get fixed. And then had another leak because of their stupidity.they drilled a hole into the pipe and used duct tape to cover it. Mold has grown on my base board and wall from the leak and they have never fixed it. With many times of mentioning it. Bathroom was leaking when we first moved in, their idea of fixing it is a joke. They just layered more mud on top. We had a rude and unprofessional incident with maintenance when our key snapped in the dead bolt, one that hardly worked from the get go. Tabitha told us there were bed bugs on the premesis, but not to worry because they wont spread. This place is drug infested. Not smoke free like we were told at move in. The dog park is full of trash and glass. The park is too with grafitti. Neighbors are hit and miss for whether or not theyre good. Cops are consistently here. This place doesnt even deserve a one star rating, but thats the lowest it would go. DONT MOVE HERE, YOU WILL REGRET IT.

Honestly the most trashy place I have ever lived. I moved here in the fall, all the doors and windows leak so bad i cant keep my place worme no matter what I do. My sliding door leaks so bad I had a foot of snow in my apartment several times. The sliding door also has no handle because after 5 work orders they had some guy come look at it. The guy took the handle and said he was going to get a new one. He left my door wide open. And never came back at this point its been a week. They have tried to charge me rent several times after I just paid. Wo i use money orders now. The people here are trashy and ghetto. Guy next door beats his wife every day. Some one keeps putting holes in the stairways and hallways. I have put in over 20 work orders and 0 have been dealt with. They have illegals come and do all the renavading. Its pathetic. There is so much illegal stuff going on here if I was a lawyer I would be rich.

Slum lords. DO NOT RENT HERE. We pay a fee for them to outsource billing which increased utilities by $60+, they no longer accept personal checks, so thats another $2 for a money gram (they dont take money orders). Maintenance is awful. Ive been complaining about my front door not being secure for 3 months and all they do is adjust it so that it starts sticking and not closing properly again in a week. Property is unkempt, staff is rude. I could go on and on.

My Fiance, 2 year old son, and I just recently moved in a month ago, we got a half renovated unit. I must say the bad reviews seem to be caused by previous managment but I notice the new managment is consistently improving and renovating the complexes weekly since Ive moved in! I have not had a single issue with my unit and really the only complaint I have is the playground conditions could be improved. All though its not the managments fault previous tenants spray painted the playground equipment itd be nice for it to be cleaned up! But we havent ran into a single problem at all involving staff, everyone seems so nice! Rent is also reasonable if youre looking for a cheaper place to save some money!

You will have to go thru so many hoops and loops just to get anything fixed around here. Recently had my bathroom sink, garbage disposal and dishwasher fixed. Had to wait almost 2 weeks. Kept calling emergency maintence amd they never put my request in the system. Maintence guy supposedly came and fixed what I needed done and now my bathroom sink is clogged again. Loomed at my charges for rent and utilities and I have been charged for “damage” fees. This apartment complex and the management is trash. They never fix anything and just keep telling you that a work order request is in. These apartments are overpriced to be ran down the way they are. Over 400 apartments and can never get maintence done on time because they only have 5-6 maintence guys. I will not reccommend living here to anybody. Tudor Heights is trash!!!!

When I went and viewed the apartments the one I was shown was really nice in a decent building. My apartment unit I would be renting was unable to be viewed though because he carpets hadnt been cleaned yet (big deal). I went to the club house and got my keys and went to my apartment. When I walked into the doors that did not have controlled access I saw the light cover in the stairwell was on the ground broken into pieces. The door that lead from the stairwell to the units had bullet holes in it -- when I brought this up with the club house Makayla told me it was from a BB gun and the maintenance man said he witness the kid do it with a pellet gun. Regardless a gun is a gun and I immediately saw red flags. My patio had a thicklayer of dirt over it which they should have cleaned off. In the yard between buildings there was empty shooters, cigarette boxes and empty tall boys just laying there. Cleanliness wasnt high on the list apparently. While trying to stay positive I moved my clothes in. Only to be SEXUALLY HARRASSED by the neighbor from his balcony. After only an hour of having my keys I went back to the club house to talk to Makayla and I was bawling. She told me she could give me my rent check back since it hasnt been deposited or I could switch units. I opted to get my rent back. This place is scurvy, no controlled access, drug problem, and a handful of thugs. I have a dog and there was no way I was going to feel safe there with him even. If you move here good luck, you get what you pay for. I will however compliment Makayla for being so understanding and easy to work with.

My name is Tanya Rogers. My experience was negative before I even got the opportunity to sign a lease. On May 14th I had a showing of a delux one bedroom unit with Mikayla. she showed me an alternate unit because the one that was going to be available wasnt ready to show. She assured me that my unit will have all delux upgrades including all vinyl wood look floor. My unit was to be ready June 5th. The following Monday, May 16th, I called Mikayla and left a message. She returned my call the following day on the 17th. She stated in order to hold the unit I will have to fill out an application and pay the 40 dollar fee which I did. i called her the following day and she said its pending. Just waiting on the background check. Called the following day and left messages with the office for a follow up call back and received no call back. So Saturday, May 28th, I personal went to the office and mikayala was there.she all of a sudden said oh you are approved all the way around she said she found out just that second I walked in. Then she told me the unit I asked for was rented the same day she gave me a showing. Impossible!! The unit was trashed by the previous tenants dog and had to be completely redone and wasnt going to be ready until the 5th of June. Not once did she relay that info to me the whole week I had been calling. Then she tried to give me a half delux apartment for way more than I was quoted. And to top it off the are still advertising units on Craigslist for way less which I noticed the same day of my suprise visit. False advertising and terrible customer service for a potential tenant. I will be contacting the owner thats listed out of state.

They showed us an amazing apartment and then put us in shithole. The apartment has so many defects, such as screens falling out and they wont fix them even when its in a childs room. They dont cooperate if you dont have alot of money they are not lienant on rent or payment dates at all. They took an entire summer to fix my air conidtioning and they told me just open your windows its not hot enough outside. It was over 100 degrees in my apartment and outside. They spend more money fixing the office and making it look good then anything else. Tudor Heights is the worst place to live and is definately not safe for children. There are daily drug deals in the hallways, half empty alcohol bottles in the stairs and entry ways. The washer and dryers are always broke and they refuse to fix them. There are people in my building who have almost burned it down lighting fires on their DECK

Run far, because crime rate is really around this neighborhood, car break-ins , police cars and helicopters constant. Management team have workers who are inexperienced and maintenance team, there isnt one available. Highest staff turn over every 2-3 months.

It was great when I moved here about 3 years ago then I moved from one apartment to another and thats when I experience a lot some of everything was wrong with the apartment and now that new staff is up in the office you can see a big change Jessie is very unprofessional and very rude Makayla seem as if she doesnt care about her job or the people who live there and Annette seem to lie about the things she say so she will tell you one thing then when someone ask her about it she lies it smells bad in the complex I stayed in if you have children this is not a good spot for you

All I can say is.I been here 4 years now and my lease is up.They owe me some kind of compensation being that there hallway outlet was connected to my apartment!?They are rude and the Bridge company as well.my OPPD was running 250 a month now its 125 since I turned off that outlet...I reviewed on Yelp too...I cant believe that they feel I should have paid for there cleaning..I also gave statments.still nothing...
