Moved in July 2020, being enlisted Air Force at the time, the price was perfect for the housing pay i was receiving. Very good location and very good apartment. 720 sq foot apartment for $790 is a steal in my opinion, the washer/dryer in the room as well was very convenient. Staff was very helpful though i never really had to contact them. I highly recommend this place.

This is based on my experience here, I know everyone can experience something different but my time here has been above average.What I like - location is central, price is good for the space I have, gyms and pools, my neighbors, my rent includes cable and internet for a realy good price, they accepted my dog and it’s a peaceful place to walk him, trees and nice landscape. I haven’t had any major issues with the apartmentWhat could be better - my apartment could be more updated, it’s fairly basic. It’s nice but not luxurious. The lots have dumpsters sticking out, traffic can be a pain inside the complex, there is always a lot of trash, furniture and mattresses left by dumpsters on the weekends. Very unsightly. The hallway to my building is always dirty.

When I first move in (about July 2020) we almost immediate noticed WASPS INSIDE our apartment. :( The previous manager (Amber) brushed us off and sent a maintenance guy with a can of raid (she did later send an exterminator). About a year later, once it warmed up again, I noticed tons of wasps flying all over my window, then I finally noticed they were getting into a crack on the exterior of my window. The exterminator came back and remembered me and sprayed again and stated that they needed to fill it immediately, they didn’t. I then got an email asking for a ranking/ survey, I ranked them a 0. A NEW apartment manager, named Lisa, called me and listened to everything that had happened and apologized immediately, almost the next day, exterminator came back and spray again and within the week, maintenance came and filled the crack. LISA IS AMAZING!! I am sooo thankful for her, she reached out, accepted the wrong on the apartment, and fixed it. The only reason I left it at 4 instead of 5 stars is because this apartment is the perfect budget apartment for me. It’s a good price for a pretty good apartment!

My son lived at this dump. After not hearing from him for a few days, a wellness check was requested. Cops pushed the buzzer for his unit a few times, shrugged, and left. I made a few urgent phone calls to the property manager. No one answers the phone. I left an urgent message with emergency maintenance to gain access to the apartment and never got a call back. I climbed up to his 2nd story balcony, looked inside, and found him face down, dead (definitely not getting his deposit back). The NEXT DAY someone from this well-oiled machine called to tell me that if I wanted a wellness check, that I should call the cops. Thanks for that timely nugget of advice.Anyhow, theres a vacancy at The Vanderbilt (sounds so fancy!). (Its not).

Ive lived here a couple of years and have only had good experiences. Ive lived in several other Omaha apartments in about the same price range and Vanderbilt has by far been the best. Im surprised by the negative reviews. I honestly cant think of anything to complain about... all of my other apartments have had major issues with plumbing, pests, sanitation and general disrepair. Not Vanderbilt. Im so glad we finally found it.

My car, my fiances car, and other cars of residents have been broken into and vandalized with nothing done about it. The office says they have security but they dont. Not once have I ever seen security, no cameras, nothing. My car was in a parking space in front of my building and was vandalized and now wont start.Not a safe place. Do not live here.

Lived here for 2 plus years and have had nothing but great experiences. The staff is always helpful and the amenities offered are reason enough to renew my lease multiple times. So nice having a full gym next door as well as the indoor pool especially during the winter.

DO NOT choose to live at The Vanderbilt Apartments!In brief, the apartments are 30+ years old, so most units have multiple maintenance issues. These issues are well-documented in many other reviews.However, the primary reason to avoid The Vanderbilt -- or any property owned by Richdale Group -- is the TERRIBLE MANAGEMENT. Richdales philosophy seems to be to nickel and dime renters for each and every charge possible. For us, they used the money from our security deposit to replace the carpet, which, in essence, made us foot the bill.**Note: I am sure the Landlord will respond to this review with our records indicate your carpet was damaged beyond normal wear and tear. In reality, the carpet was poor quality to begin with, and it is no coincidence that multiple units in our building have been replaced immediately after renters have moved it. Dont buy into any response saying otherwise.In summary: AVOID THE VANDERBILT unless you want poor apartments, horrible management, and several fees you werent expecting. I look forward to recommend against anyone leasing through Richdale in the years and decades to come.

I recently visited someone at The Vanderbilt in building 11218 and the smell in the entire building from someone’s trash they left in the hallway was truly one of the worst smells I’ve ever smelled in my life. The entire building smelled and the odor went into the unit of the person I was visiting. I understand you have valet trash pickup but something needs to be done differently because the smell was awful.

Wish there was an option to give ZERO stars.Advise to STAY AWAY!! from Richdale properties . There are many better options nearby.You will get a hard time getting your rental deposit back. We have stayed here for more than 6 years and they have even charged to the tune of $200 for EXTRA paint which we despite talking to them that no need to paint since they will anyway repaint when they give the unit to new tenant and they wont acknowledge that now. Otherwise I would have just done that myself.As can be seen from pictures, horrible flooding happened bringing in yellow liquid from apartment above which of course stained the carpet. It took 6 weeks to fix it. And now they have charged for the stains on the carpet which was already in such bad condition that nails were coming out of the carpet and the padding was also in bad shape already.Some of the things for which we got charged were already there when we move in.So if you still end up in Richdale property before reading this review, PLEASE PLEASE have pictures, videos as proof ready with you at all times. You will need them. Seriously disappointed with the corporate.They will give you pictures as proof but how do you compare the carpet/counters with what was before you move is beyond me. You cant have stains dated on the carpet.Very bad experience I had on moving out. Disappointed resident.

In the past 12 months, we had a terrible experience as renters through The Vanderbilt Apartments. Below are three specific examples.First, we dealt with black mold in our master bathroom. The subsequent renovation took 6 weeks, multiple reminders and maintenance requests to management, and several revisions of the poor original repair. Further, during this untimely repair, management did not offer to move us to another apartment or to reduce our monthly payments accordingly despite uninhabitable conditions in the bathroom.Second, there is an ongoing issue with water leaking from the roof of our unit anytime it rains. This problem has persisted throughout our lease without improvement despite several maintenance requests and work from multiple contractors. No wonder our bathroom had black mold -- who knows where else it may be growing at present?Third, our unit and the common area persistently reek of marijuana. Despite multiple written complaints and a specific clause our the leasing contract prohibiting such behavior, no effort from management has been pursued to remedy this issue -- not even an email notice to all tenants in our building.In summary, The Vanderbilt Apartments is a very poor property for an apartment rental. Although they advertise being a Best of Omaha apartment community (for which they solicited votes via weekly emails), our experience lies in direct contraction to such claims. We strongly encourage any prospective renter in Omaha to look elsewhere.

I lived at the Vanderbilt for a year and that was only because my roommate and I signed the lease for that long.When we moved in, it was because my roommate and I had a different place picked out prior that had fallen through last minute. Needless to say, we were desperate for an apartment having already traveled to Omaha with all of our belongings.At the time I found the Vanderbilt (Summer 2018) it had higher reviews that it does now. I contacted the leasing office and spoke with Amber (truly the nicest human ever and the ONLY reason I am giving this place 2 stars) and she got me in for a unit tour the same day. She showed me a ground level unit that was the exact unit my roommate and I would be moving into. Our unit-to-be had just been vacated and the complex needed 3 days to replace the carpet, paint, and get it move in ready.Three days later, I showed up with all of my belongings. The unit was not updated nearly as much as the model one, but was available properly clean so I didnt make a fuss about it. The first few months of living there was fine and then it started to go downhill.Our kitchen sink backed up constantly and sometimes took several days to fix. The AC unit was malfunctioning, causing frost to be built up on the pipes. After contacting the leasing office about this issue, they told us to shut it off for 24 hours (in the middle of the summer) to let it reset. We turned it back and noticed the same issues with an added leak coming from the ceiling (Im assuming pipes). After someone came to attempt to maintenance the unit, it had completely flooded my roommates closet, soaking her boxes on the floor, shoes, clothes and carpet. She never got the musty smell out of her closet. The people living directly above us were most active between the house of 11pm and 7am, no matter the day of the week. We contacted the leasing office multiple times who claimed to bring it to their attention but I am convinced never did. The leasing office lost multiple packages of mine and they were never found. I eventually had to stop having my mail delivered there.To top the whole experience off, we gave our move out notice less than 60 days in advance, therefore, forcing us to pay an extra fee. It was at the prorated per day out of the month-to-month price which was already $400 more than what our lease price was. They also charged us a $820.25 relet fee, with no explanation. I found the relet fee in the lease and, in addition to paying prorated rent without even living there (for 60 days after our notice to vacate), they also charge this fee. To me, the relet fee seems like a punishment and I couldnt find anywhere in writing where it actually serves a purpose. When it was all said and done, my roommate and I were responsible for paying nearly $2500 extra dollars in fees and prorated rent for days we never even lived there. My advice? Dont go here. If you have to, read every single line of your lease and demand answers if you ask questions. I asked questions and it was brushed off as this stuff rarely happens but we have to put it in there. Sit in that leasing office for 3 hours if you have to, but DO NOT sign anything without reading it. Good luck to those who have yet to move out of this dump. Build up your savings because youre going to need it.

If youre saying to yourself like I did It cant be that bad yes, yes it can. Hidden charges on bills, poor management, slow maintenance, run down apartments/dirty areas, constant smell of weed, no parking, there are constant themes in these reviews I should have listened to.Terrible landlords and corporations like Richdale shouldnt be able to get away with ripping off their customers.

Lived here for about 5 years and its been mostly good experience. 5 months ago we had extremely loud people move in above i us. Yelling, jumping, etc all hours of day and night. Asking them to keep it down didnt work. Office just keeps saying wait were working on it. Well its been 5 months and nothing. They also wont return emails about getting out of our lease since they wont resolve the issue.

I moved out in November 2018, only because I moved to Florida. I loved the amenities, cable was included in my rent, the storage closet on my balcony, and the staff would have pool parties with food trucks, Christmas parties, and a chili food truck in the fall and give away prizes. My Neighbors were nice and also quiet. It was a peaceful place to live, very convenient too. I did get my deposit back with a letter thanking me for my business. I wish my new apartment in Florida was as great as the Vanderbilt.

We lived at the Vanderbilt for just over a year. Moved out early 2020. The best part was a responsive and friendly staff and spacious apartments. Our first floor apartment had issues with an ant colony in the utility closet, large spiders throughout the apartment despite monthly pest control, and ground beetles getting in from outside. Our neighbors had similar issues.Bug issues aside, the buildings as a whole just are not very well updated. If youre willing to deal with all that and dont mind a decent rent hike after your lease is up, go for it. Personally I wish we had gone for a slightly more expensive, updated place.

I think the Vanderbilt is a great community. I’ve been a resident with Richdale for almost 5 years now. The office staff is friendly whether you go in or call. Things get taken care of quickly. The amenities offered are amazing for the price. Overall, highly recommend.

The worst community with the rules , I am a long living resident since Sep -2015 and paid almost 4 years 6 months rent with them and almost monthly leasing for last 5 months given closing date before 53 days from my closing and they still want me to pay my reaming 7 days of 60 days noticeAs pandemic situation going across out side they are not considering situation. I also did a mistake referring couple of my friends to this community never ever do that from now and also giving free advice to every one be careful with this community rulesCommunity used apartment between those 7 days to clean it and set it for renting ready.

The apartments are good however the management was one of the worst people. They don’t care about any maintainance requests and not at all friendly. When you leasing office they see like why people are coming. Any one leasing new appartmet please check if everything is okay and even a small minor repair or a single blind sheet is broken inform to the checklist management. Other wise they will put everything on your head at the lease end. One of the worst way to loot renters money. Not even loyal even though you stay for years.

I wish I could rate this apartment 0 stars. They take forever to fix anything in your apartment. They also get the cheapest 3rd parties to fix anything. I even had one of their inspectors lie about things in my apartment just because they don’t like that we complain. The worst apartment ever, especially for the price. I thought before I move in that these were ‘luxury’.

Worst apartments in Omaha, NE...along with that the worst management company as well. I lived at these trash apartments for far too long but afraid to move out because of all the random fees they would stick me with...and they sure did.I had read reviews of people being charged for absurd things and its true; if you didnt document the condition of your apartment before you moved in, you WILL be charged and dont expect your deposit back. I was charged for carpets that were in the same condition the day I moved in from the day I moved out. I had lived in the unit for three years...every single day was complete HELL.I never knew what I was going to come home to; I lived on the ground floor and my kitchen had flooded twice, bathroom ceiling leaked even after it was fixed, staff members would come and go from my unit whenever they wanted and I would barely get a 24 hour notice. I could seriously go on and on but there REALLY is something to be said about apartments that have so much availability...FOR REAL, these are the absolute WORST apartments in NE. I wouldnt even refer my worst enemy to these decrepit filth of apartments.

Stayed there for 2 years , WORST EXPERIENCE while moving out , they charged me around 1000 bucks for unnecessary reasons for cleaning and replacements which were in a good condition .. DONT FORGET TO set aside some amount while moving out as they are anyways going to charge you irrespective of how neat you give your apartment back.

Overall, this apartment is decent. Is it a 5-star hotel? No! But the price and location are great. I never once felt unsafe, even if coming home late at night. The staff in the office is fine, you really never interact with them. And Paul was always great! The pools were hit or miss if they were open, which is unfortunate when you are paying for that amenity. The apartments arent updated, but they are built well. I never heard my neighbors once they were in their apartments. Any maintenance requests were completed in a reasonable amount of time.

Pros:I never felt unsafe around the residents or in this location.Quiet, barely ever heard neighbors.Never worried about whether my car or apartment would be broken in to.Spacious apartment for a good rate.Maintenance was incredibly fast, same day repairs.Never had any trouble with appliances or plumbing.Great location in town, close to many hot spots in town and close to the interstate/DodgeCons:Hallways (small bugs/cobwebs) and outdoors (plant some darn bushes!) werent tidy.The pool was often closed or undergoing maintenance. GrrOverall, besides the pools being closed and the cleanliness, I have no big complaints. It wasnt a pent house suite, but it wasnt a dump by any means. I would live at Vanderbilt again.Paul is super nice and helpful, too:)

One month without AC. It was one of the hottest night ever and I called them to come fix it ( in my imagination, I thought they will come the next day). However, it took them 7 days to show there pretty faces up. It broke the next day. We called again and we had been waiting for two weeks now with temperature (85 and higher). I am very frustrated and cant wait to leave this gross place.

I am going on 4 years living here. The apartment I am in is great. The office staff have always been on top of things. Maintenance has resolved the few issues I have had in professional and timely manner. I feel safe walking around the complex at any time. Good location in the city. All sorts of options for dining and shopping, even some in walking distance. Papio Trail is steps away. Honestly, of all the apartments I have lived in across the country, this is one of the best overall.

I chose the Vanderbilt as it is in a great location and very close to my work. Things started out pretty shaky, but everything has been taken care of in a timely manner. Everyone at the office has been very helpful. Paul is great to work with and I feel very comfortable taking any issues or concerns to him for resolution. He is always very quick to respond!The only suggestions I have are to clean the hallways every so often like they do at The Biltmore and provide some sort of status updates on maintenance requests.

I have been in this apartment complex for past 3 years and had a very bad experience till the end of 2nd year. But in 3rd year, a new manager named Paul joined and made a great difference in the process and providing support to the tenants. He is truly a great leader and had very good patience in hearing the concern and providing the support and solution. I would recommend to stay in Vanderbilt apartments till Paul is there as manager.

Worst experience ever had in leasing apartment in my life. Issues had with Vanderbilt apartment are...Never shown the actual Model or unit of apartment at the time of signing lease even after requested many times. They showed us different layout and just mentioned that it will be like this.Later we found that apartment had lot many issues.Like kitchen size, cleanliness,big noise from the heater/ac/microwave,Gas was like 30 years old, blinds were damaged and too dirty to even touch, carpet was very old and needed immediate change.Bathroom tub , tape and commode was too old to use. Actual flat is not even 50% of which they show to us in Model flat. They have not addressed any of these.During the stay, if we maid any complaint online, never been addressed on time. When we approached leasing office, they said that all request is addressed based on the priority. They will decide the priority as per their mood.While moving out.. they have applied heavy charges on us which were already present in the apartment or normally will have wear/tear if you rent out.Such as kitchen resurfacing, deodorization of flat, blinds damaged, bathroom cleaning. They also charged for photos they have taken to show us as proof.They also charged rent difference between my lease and the new lease they found along with lease breakage charges. This was not mentioned in lease document butthey mentioned in move out package list which you get while you move out.When we asked for clarification about these charges to their worst collection manager (kristi), she is rude and never got satisfactory response from her. (BTW, she will not pick up your call, better write email)We also had raised a complain about dirty blinds, she turned saying that we see your complaint for dirty blinds NOT for damage blind. That fool, does not understand if blinds are dirty who is going to touch them and inspect.Bathroom was cleaned when we moved out though they have charged for cleaning.Carpet cleaning though the carpet was not changed since many years for sure. I bet.Kitchen counter resurfacing charge they take from almost all tenants who are moving out withing a year. If you continue staying for 2-3 year, they may probably skip the charge.This is what we heard from our old friends who stayed there earlier. Photos she shared about this damage are hardly visible.Plus she did us hurt on our culture by making comment on us mailing that she charged us for deodorization of flat because of curry smell which I felt like super biased.After this reply on email we just stopped the discussion as it was all about religion food and race. we cannot deal with sick mentality people. We are pure vegetarian not even eating eggs.We were great tenant and paid all the bills on time and was very patient with maintenance taking long time. We beared with all outdated appliances.Suggest others to clarify all points before you move in vanderbilt apartment. They hide many thing when you sign lease and will take almost all from you when move out. Definitely will not recommend this apartment to any one.They have lost a customer for life.

Was a great place... until the family upstairs moved in. Ive complained to management about it and was told any noise before 10pm is allowed (regardless of the loudness). So if youre not on the top floor, plan on losing a lot of peace and quiet.

Very clean property with lots of extras. Other residents are very friendly and the property as a whole seems very safe. Maintenance requests get done in a timely manner. I had a clogged sink that took a week or so to get fixed(not a big deal at all) but when I called in an emergency like a leak or broken AC maintenance was out that day, those guys are awesome!! Office staff also is very friendly and always seemed eager to answer any questions I have! I love living here, thanks guys.

I lived here 2 years ago for 3 years and never had an issue. Moved back in a month ago and all of the wash facilities only have one working washer. What is going on? The office staff is friendly but i feel like nothing gets fixed or cleaned on site anymore. Quality has gone downhill I took the bathroom ceiling leak upon move in as a fluke but i’m losing confidence after it took them too long to do a shoddy job. There are nice cobwebs building on the stairs. I’ve spoken to the office staff 12x in the last month i’ve lived here again...that’s more than I did the other 3 years I lived here. I’m emailing richdale the pictures I took of the state of the wash rooms today so hopefully they will get fixed. Getting a little bitter about paying a $45 amenities fee for stuff that’s broken beyond fixing. On the other hand the wash world on 108th has really nice staff.

Absolutely worst apartment complex ever! I lived here for two years and in my entire time there, my air conditioner was broken. Sure they would come by and fix it... only for it to break 1-3 days later. They caught me on 1 lease violation, where I had 2 cats and demanded I pay $1,000 despite they fee for 2 pets being $500. After deliberation, I paid $500. Every month after that, this company and Richdale in itself harassed me about more false lease violations and demanded I pay fees for these ludicrous claims, but were never able to prove I did anything wrong. Maintenance requests would be frequently deleted and I was lied to multiple time about the requests being completed. By the time I moved out, so did half of my building and half of the building across from me. After moving out, they claimed I owed $900+ and even lost my notice to vacate so they didn’t know I moved out despite multiple face to face, email and phone conversations with leasing agents, account services and department heads at Richdale and even maintenance. There is a reason Richdale has such horrible ratings all across the nation and why this company has to lie about being voted “Best of Omaha”. The staff is atrociously rude and the maintenance will call you a liar when you try to explain what’s been happening. I have moved far away from this disgusting company and glad to be done with them.

I am seriously waiting for the lease end because its very frustrating and annoying each and every day. Its a pretty decent place, however, the pool is closed more often than it is open! What are we paying for? And they dont even bother to send out an email to inform us the pool is closed, and for how long. We get ready, drive over to the pool, only to find out it is closed, with no explanation!

Loved the location and my neighbors. The staff is very rude though outside of the onsite office and dont depend on getting your deposit back at all unless you want to clean up all normal wear and tear. When calling into the corporate office Mr/Ms Christy said they were the manager with no one to speak to above them self and then hung up without saying bye at all. It was determined and very visible that the tone and disposition was that there would be no change at all to the already decided decision to keep the deposit and charge more. Was charged to clean carpet and they claim that the property water bill is 2-3 months in the rears although you start paying it upon the first month of moving in. Oh yeah and make sure that you clean the counters to look brand new. While living there I did enjoy the office staff because they were always helpful with what they could. The amenities are great as long as it is okay to know that it will be added to your rent whether you use them or not. Depending on whether or not it is deemed important the maintenance team will maybe take there time but always fix the issue.

Ive rented an apartment at the Vanderbilt for about 14 months (of a 15 month lease) and Im not going to say its been the best experience, but its been fairly good.Pros: Its usually easy to find a parking space in the afternoon, but you can rent a garage if necessary. You get access to the Biltmore exercise facility which is pretty nice for an apartment gym. If indoor workout isnt your thing, the Papio Trail is right next to the complex and leads to a park (heading north). The location makes it easy to get to the Interstate, but theres plenty of shopping nearby with Maple to the north and Dodge to the south. Theres little worry of feeling unsafe in the area, even at night.The apartments are good size and a decent price, especially looking at the two-bedroom options. Mine was fairly clean with everything functioning as it was supposed to (the oven is a little off kilter though and the appliances were fairly outdated). The neighbors are quiet and friendly. There isnt much trash or anything left around the hallways (of my building) except for the valet trash service. Maintenance men are usually kind and helpful. Most of my problems have been fixed within a few days (except contractor work such as fixing a ceiling leak after winters multiple deep freezes).Cons: I had a couple of problems with maintenance coming up unannounced. If I had been notified, I wouldnt have been compromised on my day off when they entered. It has happened more than once.My apartment is near the clubhouse so I park in the lot opposite the clubhouse parking. When events are held (by other residents) at the clubhouse, the clubhouse parking is usually unused and cars block any attempt to exit or enter the resident parking on the other side.As others have said, the amenity fee is hefty for someone that doesnt actually use most of the amenities (movie night, common area wifi, exercise facilities, cable, pools). The extra $65 is a bit steep for someone trying to live on a lower income budget, but I can see how its applied.All in all, it hasnt been a bad experience. Im a little skewed since the property manager stole the rental furniture from the last apartment I lived in (not a Richdale property) and left me with the debt of paying for all of it.

I really dont understand why people are complaining about the staff, my husband and I lived here for over 4 years and had a great experience with the staff. The maintenance staff prioritized, but when our air conditioning broke in the middle of summer, they were there same day. For apartment and amenities, we got what we paid for. But overall, the community felt safe and we loved our years at the Vanderbilt.

Do not ever rent from this apartment complex. I am moving out after three years of living here. The first year was fine, but our rent got jacked up the next two years by almost $200.00. Also if you decide to sign a lease here GET EVERYTHING IN WRITING AND WITH THEIR SIGNATURES. I was trying to move out and get approved for another apartment earlier this year. I signed my notice months before I needed to. Luckily enough I was smart and got a copy of it. They misplaced my notice twice. Maintenance is the absolute worst after the management. I asked for something to get done multiple times and was told it will be done by the end of the week two weeks later still wasnt done, I even called corporate, they did absolutely nothing. Lets just say every single request took about one to two months to take care of.I had a water leak on my ceiling in two places, the maintenance guy came in to fix the first I asked if he was going to fix the second and his response was Im only getting paid to do this one. Im currently getting ready to have my inspection and Im getting everything in writing before something gets misplaced again. Do not ever rent from this apartment, or the Richdale Group for that matter.

The 6 month quote is literally 35 % More than my current pay . When I opted for month on month , the rent is same as 6 month lease quote . They do nothing but money grab and nickle and dime, while providing terrible services. We have been in these apartments for a few years now and have had nothing but one issue after another (some examples - they rented out our garage (which was full of my husbands tools and motorcycles - out of carelessness, they just gave someone access to the garage, with NO apology,) our AC didnt work for years (our one bedroom apartment costs $150 a month to keep at 80 degrees in summer and staff basically told us to get over it after we complained two summers in a row,) maintenance NEVER leaves notices that they were in our apartment, staff come in and out of our apartment with no notice, our hallway has been covered in dust from lazy dry wall and construction for over a year leaving gaping holes in the walls, made worse by the carpets not ever being cleaned, etc). They have amended our lease several times over the last couple years to be able to charge extra for this and that, office staff is always turning over, and I never feel respected in my own home. We would love to leave, but at this point wonder if we can even afford all of the extra charges we know they will come down on us for (other than our already non-refundable deposits) - we know this is the case because we have known several people to have had this experience with this company. Do not live in any richdale property. We have been renting apartments for years, and have never experienced anything like this. The staff is super nice when you are looking to lease, and the complex is nice - until you move in.

Im not one to complain, but do not waste your money. Its overpriced and crammed. The people in the office treat you like youre incompetent. At one point, my carpet was sopping wet because our drains were backed up, and we have spent at least 100$ on Drain-O in the last 6 months of our lease. We are moving to a different apartment complex that charges 9 dollars more a month for 300 more square feet. My advice is to just take your money elsewhere!

Where to even start with this place... Our water heater broke during the winter, and it took nearly two weeks to fix. We were verbatim told to “get over it and use the showers in the gym.” In case you’ve never used those infested things, they only operate at a cool 200 degrees. We’ve also come home to our toilet in the living room. I guess it was leaking into the gentlemen’s apartment below us, but legally, we have to be notified, and you better believe we didn’t even receive a phone call or email about them entering our apartment much less taking out our toilet. Again we were told to just use the one in the gym. We are constantly charged for random things on our monthly bill. It seems like 3-4 times a year that I have to call and dispute a charge on there. Everyone is always so surprised when they see it there. Y’all are straight up trying to cheat people out of money. And they can never just give you your money back; it just gets credited towards next month. I’m a teacher. I work two extra jobs, so we can save up to move out of here as soon as possible. Not getting my $300 immediately back when I was overcharged for someone else’s incompetence really does affect our family. We pay for rent, amenity fees (which couldn’t be less worth it. Is the scum filled pool even going to open this year?), pet fee, and water. Now we have a new trash fee on there for this stupid valet trash system. Hey, Vanderbilt, maybe instead of wasting our money on such a ridiculous “amenity,” you hire competent people for your office that treat the tenants with any sort of respect and dignity. Which brings me to my last point. The office staff here is atrocious. If you like being hung up on or cursed at for disputing any charges, well look no further. There was a guy here named Paul who genuinely cared and helped us when we had issues. He doesn’t work here anymore which is a damn shame. Moral of this story is that the biggest mistake I made when moving to Omaha was moving in here.

I locked myself out by accident. I called the office but nobody is willing open the door for me. The lady on the phone told me that I have to wait for the next day to get the key. I have nothing with me, no money, no car key!! The staff doesn’t have a heart. I was being a homeless for one night. I prefer they take a fine to open the door for me rather than rudely told me “come back tomorrow”. I like the location of the apartment but hate the management and rude staff.

I want to like this place because of the perceived value, location and mature landscape, but Ive observed what seems like systematic problems resulting in the worst maintenance experiences and end-value.They charge for everything including all utilities, required pet DNA registration, an amenity fee which is basically standard cable tv - all other amenities used to be free. Even the walking trail, which used to be enjoyed by a lot of people was torn out probably because it became a safety hazard and, despite being told it would be replaced, it hasnt in well over a year. I wouldnt mind paying an amenity fee if the amenities were premium and maintained properly, but Id rather not pay a fee and not have access to lots of sub-par amenities. It feels like a scam at times. Get best amenities are not on site.Its too bad because with good property management this place could be really great. The office staff has always been friendly and I like being able to pay rent, management maintenance from my phone. With an amenity upgrade, and better, pro-active maintenance it may be worth it.

I had issues with my dryer not working during the time I was renting for 15 months. My oven was such an outdated model that it didnt have a temperature gauge on it. Also, when I moved out the apartment billed me for outrageous charges that were completely unreasonable (just one ex. $83 to remove a stain the size of a poker chip that blended in with the carpet color). I was a great tenant and paid all bills on time and was patient with maintenance taking awhile any time I had an issue, so I felt completely scammed and ripped off when billed for these things once I moved out. I felt like they were trying to get me to pay for unnecessary updates and crazy amounts for normal wear and tear occurrences. Also, Ive been trying to reach out to someone about disputing the charges and the first woman I spoke with was aggressive (Kristi) and ended up hanging up on me because she didnt want to listen to me explain why I shouldnt owe for that stain removal and full kitchen counter replacement ($210!) and the second woman I was emailing with didnt respond back for 4 days so I followed up with another email and to that email she simply responded back that she sent my information and file onto their collections department to handle. I have yet to hear from them. Such a joke.

Zero stars if i could give. Worst experience ever i had. Even after giving proper vacate notice and finding the new tenant they charged me $663 relet charges. leasing office staff told me there would be no lease break charges if i get a new tenant before vacate. but i got the relet charges. Be aware of all these charges and do not believe the staff. i moved out with the good faith on the staff, now they are not standing on their words and forcing me to pay these charges.

I stayed in This apartments for more than a year and everything was fine until i moved out I have deposited one month in advance(***Ideally refundable ****) also i have deposited a security deposit of 200 which is not a refundable value.we dont have kids who are staying with us and we have added a extra protection to Kitchen counter top and there is no changes of damage that can happen in any one of the house itemsI ended up getting a move out notice saying i have damage quite a bit of items and they will deduct everything from my Deposit and Worst part is i have to Pay them back from my pocket.As per the lease i have to give notice 60 days in advance and i have called them far before that and confirmed that i am moving out ....and signed the document around 50 days before My last day of lease , they have charge me for 10 days which is the worst part.and when i called them to explain ehy i need to pay all ther all she says is its in the Aggrement Mam nothing else .

One of the worst and unfairly over priced apartments ever. The management company (Richdale) is even worse. The list is too long to be posted on this review but I will forever regret moving into this place. I moved from a Broadmoor managed property to this mess. Before I even moved in the apartment (2 days before) there were issues like hey, the apartment that you are about to sign a lease for is no longer available. And oops, we didnt really prepare the apartment you are about to move into for move-in but let us know if you need anything fixed by completing the move-in inspection checklist. The list is long. Very long.I have raised a lot of these issues up to management at the apartment complex and with the actual corporate office with no or very careless response. I have attempted breaking the lease to try to escape the mess we found ourselves in, but I am giving patience a try. With 7-8 months left in the lease, I am hoping management will find an opportunity to make some sort of amends.By the way, can someone please clean this place. Can you invest in property maintenance, cleaning, hallway management. Something. Please.I will add the gory details to this review at another time. I will make sure to review this property and their management on other sites too. If you dont believe anything I just said, just read other reviews people have written about them.

It takes several complaints to corporate office to get maintenance done, the falsely advertise appliances that come with the apartment, the give you bad keys and dont replace them, they dont hold up their end of the lease. If I could give them 0 stars, I would. They are in constant violation of Statute 76-1419. This place is run by real slumlords. I have only been living here for 4 months at the time I wrote this review.

Worst Apartment experience my wife and I have ever had. Make sure you READ THE LEASE!!! EVERY FEE IS IN SMALL PRINT!!!! You will not receive your deposit back. You will get charged for anything and everything, even a RELET FEE- Ours was $760.00 (to redo the apartment for the next person-- it says that in the lease agreement but in more professional literature)Vanderbilt would hold our rent checks past the due dates of rent, which made our rent late every month and also cost us an extra $5 dollars per day added to the late fee when they would hold our rent. They would also charge us for random things, such as: Rubbish, Pet Rent, Water, Amentities (We also had to pay for Mud and Oppd, So their was no reason to be charging us for random things and we never had a pet). We had multiple issues with management. Getting management to fix or even visit our apartment for issues with the apartment were always a hassle, and most times they never fixed the problems. We checked out reviews online, and they were supposed to be rated 4/5 star rated in Omaha. But we noticed that other places than the apartment guide, such as: Google, Apartment Ratings, and Yelp had multiple pages of bad reviews (1 Star Ratings) and each one review was a similar situation to ours. When we left, we gave them a 60 day Vacate notice and paid for the rest of rent (2 Months Worth) and decided to move early into our Current house. Since that day we signed the lease at Vanderbilt we always had multiple issues, never to be resolved, but to get worse every day. Almost 2 years of being gone from the Vanderbilt, we found out through a credit check that they still wanted money and they took it to collections immediately. They never contacted us and neither did the collection agency. So Feb 2017, we settled with the Collections so we didnt have that issue any more.

Do not even apply here. It is called Richdale for a reason. I went in and looked at the apartment, everything seemed pretty good, and the receptionist told me to put in the application so we could move forward. And no point was I told that I had to be rich enough and make a certain amount to be accepted. Not until AFTER I paid a $175 application fee.Even though this apartment is only about $70 a month more than where im currently staying. Maybe they want to make sure I can afford all the price hikes and hidden charges advised about in all these other reviews? I feel like ive been scammed. Do not recommend.

I would give it zero stars if I could. Currently living here, just this past week money went missing from my apartment right after and inspection and they flat out told me that there was nothing to do sense j couldnt prove it.... Things have been moved around my apartment, not to mention the zero tolerance noise policy might as well not exist. Not too long ago a friend of mine in a complex had her underwear stolen...take your money somewhere else. Its not worth the trouble and loss they cause.

The apartments are decent. I never had too much of an issue with maintenance. They always responded within a day or two in my cases. The worst part of these apartments is that they are NOT smoke free, which means if you are not a smoker you better get used to smelling smoke. Weve had multiple tenants move in and out and almost all of them smoke cigarettes and/or weed in their apartment. The hallway always smells terrible and we can smell the smoke from the adjacent apartments in ours. Weve told management, but theres not much they can do since smoking is allowed. And despite smoking being 100% ok, do not dare use candles because those are strictly prohibited.

The management at Vanderbilt (and perhaps they represent the entire Richdale Group corporate philosophy) are the most incompetent, irresponsible and rudest people, I have ever encountered. Dont ever expect any of your security deposit back. They will make all kinds of excuses. This group is the very representation of corporate greed.In my case, despite the fact that I had given my forwarding address (and the same address that I had been using for paying all the rent cheques as well as the 60 days notice before vacating), they claim they mailed my cheque to the very apartment address I vacated (doesnt conform to common sense expectations). They clearly have my phone number on file and could have called to confirm my address, if what they were saying is true.I also lived in other apartment complexes in Omaha and other places that have excellent management.

I have lived here a year and, for the most part, all of my experiences have been positive.The office staff: A couple of them are a little stand-offish and can come off as uninviting. However, the guy that works there is nice and super helpful.The Maintenance: I havent had any major maintenance issues, but the crew is super nice and helpful. I set up maintenance requests through the resident website and have not had any problems with them showing up in a timely manner (dont know if theres a difference if you call the office instead). The longest I had to wait for an issue to be resolved was 3-4 days. The problem was very minor and didnt upset my daily tasks, so I thought this was very fair. I did have to use the after hours maintenance once when the carbon monoxide detector started going off in my apartment, as well as an adjoining apartment. While the lady in the office wasnt the nicest (I had to be a bit persistent with her to actually take my request as a potentially serious issue) the maintenance guy that showed up was very kind and understanding, even though it was late at night.The Apartment: Hallways are orderly and cleaned regularly. Upon move-in the apartment was clean with no major problems. It has a good amount of space and storage. The only thing Im not too happy about is the oven. I dont know if its the burners themselves or the burner pans underneath, but something doesnt quite fit right, which makes the burners sit crooked. Its an older stove- an upgrade would be appreciated, especially since my rent has gone up. Ive seen some reviews where the tenant has had some major issues upon move in. Dont know if it just depends on the apartment you get. My suggestion would be to request a tour of the apartment before signing the lease, to check any signs of major problems.The Price: It could stand to be a lower price, considering the older appliances. I just signed another lease contract, and they raised my rent about 20 bucks, which Im not too happy about, but they will do this anywhere you go. However, if they continue to raise rent that much each lease term it will make it difficult to stay much longer. There is an amenity fee, which makes rent pretty pricey. However, with the amenity fee comes free channels and access to all pools and workout centers in the neighboring Richdale properties. While the workout center on the Vanderbuilt property isnt the best, the one at Biltmore is pretty great. If you take advantage of all your options, the amenity fee is worth it.The Community: Ive never felt unsafe here. They have weekly movie nights in one of the neighboring properties, but thats about it as far as activities. I wish they had more community events, or if they do, they could stand to announce them a little better.All in all, its not a bad place to live. Hopefully the second lease will go just as well.

Vanderbilt Apartments dont even deserve one star. WORST APARTMENTS EVER. Do not ever come here unless youre okay with sitting in 90-100 degree weather for weeks because they dont consider a broken AC an emergency. They do not care about letting you sit with no air during a heat advisory. Theyll tell you theyll come to fix it when you call 500 times and no one comes!!!! Save your money and go elsewhere. The entire Richdale Apartments company is terrible! They have poor management skills, staff is rude, and are terrible at getting things fixed.Last summer my roommate and I went 2 weeks without proper working a/c. They didnt offer to give us a window a/c or corporate housing just basically told us tough cookie. We also didnt get those days that we couldnt stay at the apartment refunded. Then we have had issues with their financial department and over charging us for things.This company needs to be shut down for their negligence and inhumanity.

I wish I could give no stars. DO NOT MOVE HERE. Please dont do it. If you want to save yourself the headache. Where do I begin with this place. I currently live here but only because I am stuck in my lease and cannot find anybody to sublease it. I previously lived in another Richdale property. I transferred to the Vanderbilt because of what was SUPPOSE to be a easier process, rather than moving to different apartment. I was informed that by moving I would need to pay a $100 transfer fee. However, it would be applied to my first months rent. This did not happen. I won a $150 rent credit at our Holiday party. This was not applied. I have called and spoke to the corporate office at Richdale. I spoke to multiple people in account services. None have given me a explanation as to why my credits have not been applied. I called the office to figure out what amount was due for rent. I was quoted $865. My rent is $675 + the $40 amenity fee. I was informed that because I had not informed the apartment I had switched the OPPD in my name which was why I had the extra charges added. However, I had switched the OPPD in my name prior to me moving in. All in all. A horrible place.

I currently live here and had no issues the first year, but once I renewed my lease it seems like everything went downhill. First, Expect your Rent to go up a minimum of $20 when you renew your lease. Don’t worry, they don’t do any upgrades or offer any additional amenities. I have had several maintenance issues this past year, one being an electrical breaker having a short. The Power to my apartment would only work if I had my AC running. I had to call 8 different times for someone to come out and figure out what the issue was. I didn’t have power or AC for 3 days during JULY in Nebraska. By the time I had gotten home from work the first day without power it was 87 degrees in my apartment... my food went bad because my fridge didn’t work for 3 days, and my poor dog couldn’t stand the heat all day. We ended up staying somewhere else for 3 days before it was actually fixed. The Maintenance crew is TRASH, they are not efficient or professional. They find the cheapest possible way to fix the problem. After the power issue happened, my AC began to leak and flood the hall way in my apt. This time when I called them, they showed up, tore up the carpet, fixed the leak and put a dryer down to dry the carpet. 3 weeks went by and the dryer was still in my apartment.... I came home from work to find the dryer gone and the carpet still tore up. The maintenance crew showed up without notifying me and took the dryer but DIDNT finish the job. My dog wasn’t in his kennel when they came and they Did not leave a note advising that they were in my apartment (Makes you feel really safe). This happened in July, it is now 9/18/2015 and my carpet is STILL tore up. I woke up this morning to find the carpet in my closet soaking wet from the SAME problem as before. When I called this morning to put in a request to fix it, the lady at the leasing office was rude and couldn’t wait to get me off the phone. We will see if this gets fixed or if the carpet will still be torn up by the time my lease expires in February....DO NOT LIVE HERE unless you are ok with subpar work and an unfriendly staff. I pay right around $765 a month for a one bedroom.... there are 12 units in my half of the building, 24 Units total.... if everyone pays $750 a month THAT IS $18,000 A MONTH IN RENT FOR ONE BUILDING... $216,000 a Year... Richdale, hire someone that will do their job and upgrade your apartments OR LOWER YOUR RENT.I don’t normally write reviews but Richdale is the type of apartment that will Nickel and Dime you for everything they can. I have rented since 2007 and I have never had this bad of an experience before. I cant wait to move out.

Think thrice before signing contract with this apartment. They have all weird conditions to take money from customers like 40$ for amenities (though they are not great) and maintenance is also not so good. They will say you will get some TV channel at free with amenities but again we need to pay additional money to setup that connection. You cant install any other internet other than Cox.By any chance, if you want to break lease for any reason, there is no way (YOU ARE RESPONSIBLE UNTIL YOUR LEASE EXPIRES) even though you are moving out of state, and the leasing office will make you go mad during this process.Nov2015.After a painful 6 months paying rent without staying there, my lease expiring this month. I see an additional 200$ charges on my account. When I called Richdale Accounting team the Only answer I hear is You need to pay what ever it is showing else will give to collection agent Those staff there even dont have minimum courtesy and understanding, Especially who ever relocating to Omaha for job purpose, better to stay away from this apartment/Richdale Group management and their rude and meaning less answers. I believe this to be true due to the unmatched amenities, fair rental rates, prompt maintenance staff, and friendly office personnelRichdale lets Vanderbilt residents share amenities with the Biltmore (the substantially more expensive property adjacent to Vanderbilt) which means you have access Biltmores two story gym complete with mini-running track, basketball and racquetball courts and indoor lap pool, a private movie theater, and about 8 outdoor pools. To top that off, Vanderbilt has its own workout room full of cardio equipment, with a couple more racquetball courts, a pool table, and a wooden dance floor.The rental rate has been pretty steady between my first and last year, going up only 2.5% (less than inflation!). To top it off, the rent I pay is comparable to several places I looked into with far less to offer. The unit I got is quite clean as well, and had new carpet when I moved in (though thanks to my kitty, I will probably have to pay to replace it).I have been sincerely impressed by the maintenance staff. I have never had to wait more than 2 days for a repair to be completed, normally things get fixed the day after I request it. To top that off, they have set up a web portal so all you have to do is login and send the request online. So convenient!Finally, the staff have always been warm and friendly to me, contrary to the other reviews Ive read.My experience has been great here, just wanted to throw that out there and try to balance out some of the negative reviews. When I was reading them, I couldve sworn they were writing about a different apartment!
