I am charged every month for trash service but yet trash has not been picked up in over a week. The “regional manger” don’t return phone calls. This is embarrassing having guest come over and seeing a mountain full of trash exploding from the dumpster.

Horrible apartments, glad I got out when I could. The floors/walls were so thin I could hear my downstairs neighbors conversations WORD FOR WORD. This lead to a feud between my downstairs neighbor and I. I literally could not have any company over whatsoever without receiving a complaint about it, hell I could barely watch TV without worrying about receiving another complaint. It seriously is that bad. Avoid this complex like the plague and take your money elsewhere

I’d give negative stars if I could. When I moved in the kitchen sink had exploded everywhere. Smelled so bad. Was dirty cobwebs and dead bugs all over. No one came to clean before we moved in. Non of our doors closed. Plus scratches on the floor. That I am now being charged for and is on my credit. I had taken a video for evidence and it didn’t make a difference. Don’t move in. They will charge you for anything and everything so they aren’t responsible. Not worth the hassle.

Apartments are nice and the location is convenient. The staff, with the exception of one lady, at the residence building are helpful. One lady there was very rude and disrespectful.

I would never recommend anyone to live here. Parking is ridiculous. You have to park 2 buildings away from your home at all times never any parking. No one salts the stairs or parking lot in the winter or plows. May as well go hire your own handy man because maintenance doesnt care about anything and neither does anyone in the leasing office becausmaintenance does

I lived at Heritage Heights for 2 years. I had a couple of bumps at the beginning when moving in but the management at the time did everything they could to resolve the situation. I had no surprises when it came to parking, I was told this was an issue already and encouraged to think about a garage. The current management is making a lot of improvements and changes including events encouraging to meet your neighbors, activities to include your pets and pool parties. My particular apartment was renovated and was very nice and maintenance wasn’t an issue. Take parking into consideration, ask questions so you know about your lease and what you will be charged for in the beginning and you will find it to be a nice neighborhood to live in. I took away a star for a few instances that are out of managements control and are part of apartment living on the first floor. Everyone has their own opinions and experiences but mine was a good one at these apartments.

If I could give 0 stars I would the management is extremely rude and when you ask them questions they send you rude replies or don’t respond to your emails. I lived at another property and they tried to rob me of money because their management personal was fired! Don’t ever lease with them! Stephanie Roche from Heritage heights didn’t reply to the second email I sent and when I sent an email to heritage heights common inbox Mason Vicker from Heritage Heights sent me an email rudely saying that Stephanie had responded to the first email and sent the message that she sent without answering the question I had. Mason Vicker is extremely rude they also ate up my deposit from when I lived at royal wood and never returned it. I would like my deposit back.

Horrible management and sub-par super small over priced apartments. My 2yo could have constructed a better apartment.

Pest control is horrible. New management is horrible. Apartment construction is waaaaaaay horrible! I have doors with bolts coming out, doors I cant shut, tile missing in the bathroom. You can see the nails in the walls where the studs are. Id give this place negative stars if I could.

It was a bad experience that we lived there for two years as moving isnt that easy.We have to call them many times to come and solve any problem. It was our first rent here in Omaha so we werent aware with everything so the receptionist her name was trinity knew that and she asked us if we had oppd service and we said no so she gave us a paper to fill out and she said that she would sent it on our behalf to oppd company but she didnt send it ; we dont know if she forgot or did that on purpose. After one year we discovered accidentally that we were paying $50 extra monthly ( vacant electric fee) through conservice without asking us and no account was made under our name with oppd. That was sneaky but we went to the manger kalep that was very nice person he apologized and sent a request to the company to return our money back after finding this paper we filled one year ago.We decided to go to a new house so we rented the apartment till the end of September but we gave it to them September 26th and we transferred the oppd service to our new location at September 20th so they charged me $50 vacant fee plus the electric utilities so $50 fee for 5 days. I wouldve rather prefere if they turn off the service instead of all that money they took. They also charged us with $25 extra as a cleaning charge and honestly I did clean everything my self so I told them to show me the pictures so I saw it nothing obvious you can see at all. This new manager I met today didnt treat me like a customer, she treated me like a kid.The only person that was nice is Jessica the current receptionist but nothing she could do for me.Plus I asked for my deposit they said the application I filled was no deposit, it was $ 200 non refundable admin fee plus $35 per each person application fee. I never heard something like that (admin fee) in my life. I dont understand what this admin fee for. If it is under the condition of the apartment so why they charged me extra $25 for this nothing that could convince me.I wont recommend it to anybody.
