They have always treated us respectfully, and i trust the same for the tenants. They understand and display service and care for people, working to maintain relationship with tenant and owner, as well as maintaining the property. They strive to balance the comfort of the tenant as well as the budget of the owner. These people and their service are priceless in these tumultuous times.

Melissa Wilson did a wonderful job helping us find a place and get moved in stress-free! She was very professional, easy to work with and always willing to answer any questions we had. That was very valuable to us especially since we were not familiar with the area. This place needs to go thru there process, and procedures. Very unprofessional to me. My first issue with them was when I moved in they charged me the year lease up front because I was unemployed. I can understand maybe 3 months up front, but a year is just crazy. Was lucky to have help from a friend. Then It took them 3 weeks to fix the dryer because there electrician was busy, and after complaining enough they finally hired another electrician to come out and fix it. I will never lease from this company again.

We have been looking for a rental property for several months. Stones River property was just a sign we saw while driving by and after looking on the website we found an incredible deal. They provide VIDEO TOURS of the house which is great for COVID times and our agent Todd Jackson was very helpful with being available for an in person visit and making the application and lease very seamless. Moreover, they allow for a 5 day addendum after move-in to add any other cosmetic issues so that nothing is overlooked. Very pleased with their service and especially Todd Jackson and his professionalism.

I have worked through Keeli Green at SRPM on various maintenance and repair projects at my property. Keeli has done an excellent job of getting the work scheduled in a timely manner and provides great follow up and keeps me up informed along the way. Also props to Kevin (inspections), Emily (accounting), Cara (office admin) and Josh (leasing/sales) whom I have worked with at one time or other, and have done a great job and been very helpful.

After trying about every other leasing company in the area and being disappointed in the lack of competence and professionalism I finally decided to try Stones River. So far I am definitely glad I did! Karen Legendre was my leasing agent and she really impressed me with her responsiveness and professionalism! And Im not someone who is impressed easily. Actually probably have a negative bias from dealing with all the previous companies, but Karen made me feel like I was in good hands and regret not using them from the very beginning. She got the place leased quickly and the maintenance department did a thorough pre move-in inspection and notation of the property condition. Trust me this is not common. And they even provided a list of reasonably priced repair items as an option. As an out of state landlord who manages my other rentals locally I can definitely recognize a company who knows what their doing and Stones River definitely does!

This company will send an email out to do inspections on homes and not even confirm if your going to be home. My mother is high risk and the inspector went into my home without a mask and took pictures and touched things around the house. Without knowing that we are high risk. When called to speak to owner of business (ron) he brushed me off and told me his people did their job and would not apologize for the inconvenience. Also if I was home and unaware of someone coming into it I would of took defensive precautions and then who would of been in the wrong.? This company doesnt care about their staffs safety or properties they look over. I sure hope this review helps so the next person is prepared on the way they run their business.P.s in my lease it does state they have to give a 24 hr notice but what if someone doesnt check their emails and is unaware of the situation. Bad business for me and I will spread the word for everyone to know.

Our house in Baltimore sold within a week in February and closing is March 31st. My husband and I flew down to Nashville to find a house to rent by April 1st. Unfortunately, all of the houses we were interested in had applications, so we had to scramble to find a suitable place. We contacted Josh at Stones River and set up an appointment to meet in Mount Juliet the next day. He met us at a house which just didn’t fit what we were looking for but then told us he had one more house for us to see that might work. It is perfect! Exactly what we were looking for! Josh is amazing and truly cares about finding the right home for families relocating from out of state. I am so thankful we found him and excited to start our new adventure living in Tennessee!

Fairly easy to work with. We chose to sign the lease without physically seeing the property as we are from out of state; needless to say the photos of property did not really show the actual size/condition of the property as compared with seeing it in person. Todd, the leasing agent, was helpful during phone conversations and getting the paperwork done. As with the majority of lease agreements now days it is all for the protection of the lessor, and not so much for the renter. When we got there, it seemed like the agent was anxious to get the paperwork signed and leave. Not having rented for awhile, I felt that he should have been more attentive to my concerns when we met. He did pass on some of the concerns to the office staff and they did follow up.

Horrible company to work with unprofessional

Me and my girlfriend were in the market for a new house to lease and we were told about Stones River Properties by a friend. We called and spoke to Todd and he immediately set us for an appointment the next day. When we arrived for the appointment Todd was very organized and acute. He let us take a look around by ourselves and then later involved himself asking us minor financial questions. The whole appointment took maybe 15 minutes. After that we filled out our apps and a couple days later we were approved. He contacted us to let us know we had to meet for a move in appointment. When we met up we finalized any paperwork left and he informed us that we could write cosmetics defects to the house on the paper he provided to be handled as long as we returned the paper in a timely manner after move in. He even told us that after our year lease they have programs to help us buy a house versus leasing, like we have been. After finalizing paperwork he handed us the keys and garage door remotes and was on his way. The move in appointment took about 20 minutes. After he had left we looked around the house for about 15 minutes. As we were leaving I went to lock the door and the key got stuck in the lock. I called Todd and he quickly answered. I explained the situation and even though he was already in a town 20 minutes away he still came back and resolved the issue. Todd and Stones River Properties did a superb job from start to finish, answering all my questions and making things as stress free as possible. I would recommend them to anyone in the market for a new place to live. Thanks again!

Everything was pretty decent up until our last 30 days. Suddenly we had late payments (not true. We were on a different date than everyone else) and our rent was going up. I can only remember one time during our stay that we were having a really bad ant problem and I called to have someone check it out. Well no one contacted me so I did my best to get rid of them. One day I went to a doctor appointment and came back home to a lady approaching me very aggressively and yelled at me that she couldnt get a hold of me and that I wasnt home for someone to come get rid of the ants. No one contacted me. Other than that things werent horrible but could have been better.

AC unit went out. Keeli was responsive and made the replacement of the unit possible. I am very thankful for how professional they are.

I have a great experience working w/ Stones River team from Fred, to Vickie, Crystal, Karen and all the support/maintenance team. I bought 3 properties in TN over the course of 8 months, and it has been a very smooth transition from identifying the properties, repair/fix-up and all the way to finding tenants. Their team has a very high level of integrity and very professional to work with. They inform me if I overbid a property or they know they can get me the property for less depending on the situation of that property. Their suggested rent price range is right on the money, and I could find tenants within weeks based on their suggested range price. Overall, it has been a great experience and I enjoy working w/ them. Given that Im a high tech investor, I really like them for the fact that they respond to me via emails/texts instantly. I strongly recommend their team for all of your real estate needs and property management services.

I have waited months to write this review and I hope this can spare someone the aggravation that I have dealt with. For one all the homes have owners which I didn’t know this. Stones river is basically the middle man. So this means that any repair requests have to go to the owner first before they are approved which is so weird. I have never had as many maintenance requests at a home in my life!! It’s small things but I can’t go a month without having to send a request. I will say for the most part they are prompt but it’s ridiculous. Never again! And to add I was going to move in a different home but there were so many issues I ended up having to find another one. That’s another show for another day!

Worst property management company I’ve ever dealt with. TENANTS & HOMEOWNERS BEWARE - Not only do they treat you like a sub-human, they won’t even provide you with receipts for “damage repairs” they “claim” to have fixed. If I could give 0 stars, I would.Sidenote: TN law requires the security deposit or disposition to be sent to the tenant within 30 days... and guess how long it took them? 3 months. 👀

This has got to be the biggest joke of a leasing agency period. My grandmother has been renting this house for 4 years and a couple years ago the back door got warped. She called they sent someone out twice that could not fix the door and the repair person told us she could not repair the door, it is currently warped. Her lease is up next month so instead of getting a lease renewal she got a notice to evacuate, what kind of company is this?? So if you choose to lease with this company please pray you dont need any repairs and you have a perfect house because all this place is good for is to collect your monthly rent. And I hope someone from this agency reads this to tell everyone that this is an incorrect post because that would be a false statement

I rented a house from Stones River Property for a couple of years and just moved into a house I have built. I have been impressed with the professional manner in which SRP has conducted their business. They have completely held up their end of the bargain. When ever an issue came up, it was handled promptly and to my satisfaction. It would be impossible to say enough kind words about SRP, Im just completely satisfied with the experience and would HIGHLY RECOMMEND SRP to anyone.

Literally the biggest joke for a leasing company i have ever dealt with and highly recommend no one to deal with them or Todd. He treated me with complete disrespect the entire process of signing the lease, but treated my boyfriend completely different. Leaks never fixed, but claimed to. Neighborhood had constant crime and killings but was talked up to be a great location. Charged $180 for one set of blinds and an ac filter. People seem to love buying from them, but I highly recommend NEVER renting for MANY reasons i don’t even want to waste any more time typing. Then he had the nerve to ask if we wanted to buy after. JOKE.your reply is also, a complete joke. nice try though.

My boyfriend and I worked with Crystal when we were in search of a town home to rent. She was and is extremely attentive - keeping in touch with us every step along the way, and very quick to respond to any and all emergencies/comments/questions/concerns we’ve had. Any time we’ve needed to submit a work order, both Stones River and Crystal have contacted us within 24 hours and arranged to have someone come check out and take care of our issues. The staff at Stones River Property Management are professional and caring through and through. They are dedicated to doing things right the first time. They always have your best interest at heart. This review is from landlord. Stones River only cares about short term goals. They dont care as much about keeping the tenants, since they would get a nice pay out for each new tenant. They also use very expensive vendors to do all the work on the house and bill for made up work. Never trust what their agents say as most of them lie and manipulate the truth for a short term gain or to make themselves look good.
