DO NOT RENT FROM THIS PLACE! RUN!!! They are lies and cheats. Rented from them for 4 years. They never offered to paint or anything. They had the landscaping done before I moved in. I kept up what they had done, but when I moved out they decide to cut down trees and bushes and want to charge me for it by saying I didnt keep up the landscape. It was not on me to cut down trees on the property that was part of the landscaping. When I moved in I had to have the house cleaned, carpet cleaned, replace the blinds, and toilet seats for all bathrooms. They said I could paint the walls without having to change them back. That was also a lie. They tried to charge me for them repainting the whole house when I only painted a section of living room. They tried to say planks in the fence needed replacing and needed a new lock. I had a video and pics of the fence and the lock. The fence was fine and the lock was not new. They just wanted to keep my deposit and charge me for stuff they wanted to upgrade and change. The crazy part is that a neighbor told me that the house had been sitting empty for 3 years, but they didnt clean the house or put in new blinds, toilet seats, or fresh paint before I moved in. There is more I could say but there is not enough space They just out to take peoples money. STAY AWAY!

Several issues with this management and the contracts provided. Sloppy paperwork, rudeness and possible scams are said issues. To those looking into this company, do listen to the reviews and BEWARE. Childish, responses to each reviewer is also concerning.*I have been in the property management business since 1983, so I know what I am doing and know faults when I see them.My youngest son needed a place to live and wanted no help from his father aside from co-signing, so I did. When I first came to sign with him, we were treated poorly. If it wasnt for me stepping in, I assume he would be denied a place to live since he was young looking.Now to the issues mentioned....First off, be CLEAR on anything that is put into a contract. These clauses contradict each other severely. Aside from that, the contracts we received were scatter brained! Speaking of scatter brained, two Labradors should have been on the contract. MISSING, yet deposit was given for them. LEGALLY they need to be ON PAPER, ON SAID CONTRACT. Failure to do so can lead to issues. **On a side note, if this company tries to dish out Discriminative non-sense about a SUPPORT ANIMAL, due refer to the LAW that protects them and the owner. Mainly if the animal is an approved/certified breed.Luckily, I kept all conversations both vocal and written. The responses were slow and had to be chased for, for days! Management said everything is fine and they are covered. **OK. My son recently moved out and now we are getting issues with his deposit. I see no such cleaning crew fees they keep telling me about and no damage was done at all to the dwelling. Refusal to give the refundable deposit back.. Or just a huge amount of it. WHY? Basically, they are indicating there is damage when there wasnt? WHAT?? WHY charge for cleaning when he cleaned it himself with a professional company. What kind of scam is this?? Walk through passed as well! I have conversations and pictures to prove it.**I will SEEK ACTION against this ASAP and with the bank if this isnt resolved quickly. I will receive everything that is due to me, with no childish antics attached.To conclude, BEWARE and keep proof of everything if you dare to even deal with these people. I await a response which will most likely be downright childish like the rest Ive seen and gathered. (Which I wont bother with, since it will waste my time further) Be professional.

Two days after the application they ask for even more documentation, and additionally they allege that my income and ask for more requirements, they say that to obtain the house to which I have applied I need another person who earns 5 times a month the amount of the house, after a couple of hours and the house is no longer available for rent. does not appear on any published website and they remove it from their website

Apartments are fine, not spectacular. Management is the worst. Theyll promise you one thing, then completely change their terms and say its in the lease, verbal agreements arent binding. Dont expect your deposit back.Edit: If your policy is that verbal communication can be misconstrued, then dont make verbal promises at all. Regardless of your justification, its dishonest and unethical to say one thing and then do another.

We have been renting a home from MMC for a little under a year and we have had ZERO issues.Staff has always been friendly and professional towards me, and they were more than helpful when I locked my keys inside the house.I would 10/10 recommend MMC if you are looking to rent!

That wasn’t the only option I said even though you should consider all of your options I said either move us to another one of your properties that has a 2 bedroom until one comes up at our current complex or until our lease is up or give us the 3 bedroom for a 2 bedroom price. Because of the poor management we now have nowhere for a crib or any baby furniture for our baby due in early September. And you actually haven’t tried to fix it at all. Spoke to a regional someone this morning and all I got was well and y’all don’t have the paper work which isn’t my problem . I did my part on my end . So you’ve offered no fix to the problem actually. And was told this morning nothing would be available til possibly October , so I’m just going to suffer through this and try to figure out where my baby will be sleeping and having all of his stuff until March then we will be not renewing the lease

My experience with MMC properties was exceptional! In an 18 month lease their responsiveness and professionalism stuck out. All of our questions were answered quickly and effectively, our rental property was maintained beautifully. Engagements we had with the property owner were facilitated by MMC with courtesy and ease. I would highly recommmend working with MMC in their rental properties division.

When my husband and I moved to Murfreesboro 18 months ago, we were impressed with the fact that MMC was the only company that actually asked us to come in to set up times to view their properties. We had been on several virtual tours with other companies, but liked the fact that when we entered MMC we were greeted with a warm smile and kindness that was lacking from the Virtual Tours we had been doing. Every interaction with MMC was professional and friendly, whether in the office or on the phone. We had a few minor maintenance issues, that were addressed timely, we never waited over 24 hours for a resolution. I feel they were fair in regards to our move-out and I was thankful that they are pet friendly. Overall we had a very pleasant experience with MMC and will refer them in the future.

They treat their employees better and there outside contractors are lucky to do business with them .

I have lived here 9 years. My experience has been very nice. Management and maintenance if you have a problem or something breaks down less than 24 hours maintenance is here to fix it. The only reason Im moving is family illness. A great safe place to live. Thank you MMC property.

If I could leave zero stars I would. Do not rent here. I’d go into all the details, but the review would be so long no one would read it. Brass tax they’re sub par properties with sub par staff. Upper management could care less and won’t bother returning a phone call. You would be better off choosing one of the many other apartment complexes in town.

Rented from here for multiple years. Although we haven’t had many issues, when you do, they are not the best people to deal with. When we moved in there were issues, such as lightbulbs out, dirty filters, poorly painted rooms, etc. Our bathroom ceiling paint was peeling very badly. We were told that painting the walls was not allowed. Because of this we have been left to look at a disaster on our ceiling. Maintenance was not very good. We had to address issues multiple times because maintenance didn’t fix it correctly the first time. There was a small leak in our roof. Maintenance came out to inspect. We were told to clear space in our attic area to allow maintenance to fix it. We did so and called for them to come back. All maintenance did was scrape the residue from sealing. Maintenance left the crack, water stain, and did not look into the problem further. Maintenance did not even go into our attic the second round (we cleared our attic for no reason). As helpful as they are on sending people to clean gutters and do outside inspections, they do not tell you when they will have someone show up at your house. I’ve been in the middle of having friends over and had random people show up and start setting equipment up without any introductions or prior notice. I am just left to wonder who is on my house banging and making all kinds of noise. It would be nice if MMC could send a courtesy call/email letting you know, at the least, that someone will be coming by in the future to work on your house, in stead of having to interrogate the innocent, third party workers and wonder who is wandering my property. Also, it would be nice if the office workers could be more attentive to their paying customers. We pay a lot of money to rent our house. I would expect that you would want to be nice to your customers so they will continue to do business with you in the future. It would be nice to know that when you call with concerns (especially reoccurring ones) that they will be addressed without a smart attitude. No issues have been major but it does seem like once you sign your name on the lease, the attitudes and perspectives of the employees at MMC change.Update2/3/20: A response was sent in return to the above concerns. And below is a response to his.Before we moved in, we did tour the house by ourselves. We came upon a few things that caught our eye, which we filled out on the conditions form that MMC gave us a week to fill out from move in date (after we signed the lease). When we moved in we filled out a conditions form which had my concerns on them. If we’re being upfront, I have actually had maintenance come out to look into some of the issues (lack of water pressure, upstairs issues, leaky roof, etc.). In turn, maintenance did not really help solve our issues. Example: When I asked about my lack of water pressure, I was told by the maintenance person that it was a city thing. However, I know plenty of people in the city who do not have the same issue as ours. Every time MMC has sent people (third party companies) to my house, I have not gotten any heads up letting me know that random guys will be at my house or even when they will be there. I have had to walk outside my house and ask who and why they are on my property without my permission (they just come to my house and start setting equipment up on my yard without so much of a knock on the door to let me know that men will be working at my house). The people that have been sent to my house to work on my property left mud everywhere along the house, multiple times, and failed to turn my hose pipe off after using it (without permission, I might add). I have never had any interactions from the workers other than me walking out to them and interrogating. This seems a little unprofessional to me, but that’s just my opinion. As for the attitude... I asked you “ then what can we do about it?” In response to you not showing any effort to help out with my issues.Seeing as how you put our lease info online, you should have my info to contact me if you have any further comments.

We moved in a couple of weeks ago to a home in a nice neighborhood. Its hard to understand some of these comments because so far I see QUICK response times for move in issues — which you will have in any home you buy or rent. We all have to remember that miscommunication issues happen, things break with wear and tear over time, and all things aren’t apparent until someone moving in points them out. I can’t speak to move out issues, but I am thankful for the way our move- in has been handled. No place will be perfect, but we feel the office and maintenance personnel have been extremely professional and responsive. Many thanks to Hunter, Meredith, Page, Kate, Keith and Chad - the folks we have met, so far, at MMC who have helped us! We thank God for our rental and we appreciate your hard work in what is a tough job!Update 11/19 - MMC has been a most excellent property management company. They are quick to fix anything and are super professional! We are grateful to have them manage our leased truck home.

One of the best rental companies I’ve ever worked with. Friendly staff. Prompt responses. Maintenance is always nice and as quick as they can be. And they just let us be and don’t bug us about anything until it’s time to renew the lease.Once, I overpaid on rent by hitting the wrong number on the online pay (super easy online payments too btw) and they had a check for me the day I realized and asked if I could get the difference back.Really awesome people.

No morals, no respect. I work in healthcare and my husband is a disabled veteran and full time student at MTSU. They denied his GI Bill as proof of income, which is unethical and illegal in some states! The United States Military considers this a housing allowance, but apparently MMC does not. They *knew* what our income situation was, but decided not to tell us until after we paid our $80 deposit of course. They told us the only way we would qualify since they refused half of our income, was to get a cosigner who made FIVE TIMES the rent. For a $1425/month rental. That would be $7125/month or $85,500/year! Thats ridiculous. Absolutely unethical. Regardless of how you try to justify your actions in your own heads, that was messed up.

I’ve rented from MMC for years, and have rented a total of 3 different properties from them. I’ve never had a complaint. They have always dealt with things quickly, and have always been very nice and understanding. I Recommend them to all of my friends that are looking.I read all these bad reviews tonight, and I am shocked and very confused. I think ultimately there are people who can never be pleased. I think they are all great people and they run a great business!!! Thanks guys for taking care of me for all this time! You guys are awesome!!!

We have had a great experience with MMC in the year that we have rented from them. Now that were moving on I just wanted to say that they have been so very helpful with everything and whenever we have called for any reason whether it be a service call or question we had a very prompt response each time. The home we were renting was nice clean home and in a very quiet area. We appreciate them and all of their help. When my air conditioner froze up over Memorial Day weekend, the maintenance came out on Memorial Day to fix it. When my fridge started acting up and I accidentally ripped the floor moving the fridge trying to mop up the water, the fridge was fixed the next day and the floor in less than a week. A big perk is that you can pay rent online without any additional fees added— a lot of companies will charge you 2-3% through a third party service. I see a lot of negative reviews on here, but I wouldn’t let that deter you from renting from them. My experience with them thus far has been great.

I was looking for their hours and saw their rating was a lot lower than is reflective of my experience renting from them. They are very nice, friendly, and always helpful. When we call for repairs, they are usually out within 24 hours. A much much better experience than what Ive experienced in the past.

I did not have a good experience with this company. I was interested in renting a house from them due to the very reasonable deposit, however ended up wasting valuable time as I approached the end of my current lease. Their website and application say that they do not rent to anyone with a credit score below 580. My boyfriends score is a little lower than that, but mine is considerably higher, so we reached out and asked if there was any way to still rent from them given the circumstances. We were told that with a co-signer the low credit score would not be a deal breaker, provided the other qualifications were met. Because of this information, we wasted time looking at multiple properties owned by MMC, filling out applications (both rental and co-signer), and getting our income verification papers in order. When I went to turn in the applications, the woman I spoke with informed me that they do not even consider renting to anyone with a credit score below 580 period. She took my application and pointed out on the back where that was stated, and acted as if I had been too ignorant to read this detail. I explained that I had read this, and that was the reason we had reached out and asked if my boyfriends credit score would be a complete deal breaker. I explained to her what we had been told, and that the wrong information we had been given led us to waste our time looking at their properties and attempting to apply. She could not have cared less. All I received from this woman was a shrug of indifference and a, Yea, I dont know who you talked to.There was no apology, no understanding, and quite frankly she didnt seem to give a damn. That is not a sign of a good company, or good customer service. I highly suggest that MMC make sure that all of their employees are familiar with their requirements so that this does not happen to anyone else. People should be able to receive accurate information from each and every employee. After reading all of the negative reviews online, I think they did me a favor by not renting to me. They seem to struggle in the customer service department.Im sure that Hunter or someone else will respond to this review with a halfhearted attempt at defending this company, as he has done with nearly every other review, but there is no excuse for blatantly misinforming someone, and certainly no excuse for not caring that a potential customer was completely mislead. I would not have left such a negative review had the woman I last spoke with at least offered some sympathy or perhaps an apology at the situation. However, her apathy definitely left a bad taste in my mouth. I will never consider doing business with this company again.

WARNING!!! They steal your money pretty much and lie about running your application and telling you that your credit score was on the 500s eventhough its not true. MMC SCAMMERS have no respect for exmilitary,not only do they steal your money and lie about your credit score but they also say that ex-military are not good enough to rent a place because they have just transitioned into a civilian job for a short amount of time even though this ex-military personnel have served their country honorably.Quess they needed the money that bad to steal from us.STAY AWAY PEOPLE!!

If I could give a 0 I would. I started paying on an apartment to move in and got transfer papers from the Navy saying I was being deployed elsewhere. Spoke with a Hunter to explain I’m being moved due to a new job (duty station). And asked if I could receive some of my deposit back. He told me no due to some excuses and then refused to give me a copy of the policy. When I tried speaking to Hunter he was nothing but rude and unprofessional telling me he doesn’t care. When I asked to speak to his boss he told me he was the owner of the company without realizing on the website a lady named Jean is the owner. He consistently laughed when I told him he was unprofessional and repeatedly said you ain’t getting your money back. So for all of my brothers and sisters in the service please don’t rent from them. They won’t give you your money back and will laugh in your face. Be warned.

My experience with this company has been nothing but great. I have signed two leases with them so far. Since I have lived in the property, the company has proactively inspected and maintained the exterior of the property. On a hot and busy holiday, the a/c unit in the property I lease went out. The company’s maintence teams quickly not only replaced the unit, but gave it quite an upgrade! All of my dealings with the staff of this company, whether in the office or maintence teams, hasbeen curteous and professional. The lease is not written in complex Legalese, and the company has very modern and convenient business methods for handling the signing of documents. The rent is a fair price, and the neighborhood is great. I would recommend this company to anyone.

My sister and I went to go look at a new townhouse and loved it but we paid our money and they called and said we were not approved my sister is a regional property manager and makes well over 70k! Do not waste your time and your Money they are scammers! The reasons did not even add up at all.

We were lucky enough to get a brand new condo from MMC. We were so excited to rent a beautiful home that has never been lived in before! We were so optimistic!Within the first month of moving in we found a HUGE issue.There are over 400 residents who live in this small community. Yet the owners of this community thought it was a good idea to provide only one small trash compactor that is constantly over flowing. It becomes so overfilled that people will pile trash bags on one another leading to and blocking the door of the compactor. There is no way to properly dispose your trash.We left our trash out with the 50+ bags and snapped a photo because there was a sign that claimed if you leave your trash out you would get a $50 fine. We thought there is no chance we will receive a fine because we have no where else to put it.Not a week goes by and we receive a $100 trash fine from MMC, along with 50+ other residents.They went through every single bag of trash that was left out side the over flowed compactor to confirm whose it belonged to. We argued our case.We showed the picture we took to prove we were unable to dispose of our trash because they do not have a proper disposal system. We refuse to crawl over 50+ bags to get to the door.They claimed there was nothing they could do, regardless of the picture that proved it was unfair. They knocked our $100 fine down to $50 and said this was a one time exception.We asked Okay, well when this happens again, where are we expected to leave our trash? Their advice was to bring it back home and wait a day or two for the compactor to get emptied.Our next question was, In the lease we signed it states that you would not be responsible for pest or extermination so how can we avoid attracting bugs if you advise us to bring our trash bags back home?Their answer was leave it outside your door until the compactor is cleared.We followed their advice.Less than 24 hours, we received a warning stating We noticed you are leaving trash outside on your porch. If you do not properly dispose of it you will be finedOur next $100 fine came from placing our trash in the almost completely full compactor. I suppose something happened, maybe it fell out when the next person opened the door? Im not too sure. Regardless, we havent left trash out but yet MMC continues to find a way to make us pay.There is no winning.They are out for money. They dont care if you cant properly dispose of your trash and they enjoy fining you for anything and everything. This is their problem and yet their residents suffer.We cannot wait for our lease to be up in 4 months!! Counting down the days, almost there!!

Be aware!! This company does the bare minimum of maintenance. Our neighbors who mmc also collects rent from had a large tree fall on their house, they had to constantly call the office in order for them to address it. They threw a tarp over it and about 4 months later they actually fixed it. Me and my fiance rented a garage behind a house converted into a 1 bedroom apartment for 3 years. They wont spray for bugs in any of their properties, which is understandable. The apartment is on ground level so it had earwigs, ants, spiders, etc. If you are late on rent just a few days they instantly send it to lawyers and add on lawyer fees. Some times things come up, they need to have a better grace period. Even a grace period of a week would suffice. It seems they love to collect rent but thats about it. The pictures are of the kitchen closet where the hot water heater is. The hole in the ceiling was like that when i moved in, and trying to get them to fix anything is like pulling teeth. When i moved out june 1st it was the same. If you do rent with this company and its a garage apartment on fairview ave, make sure they do repairs before you move in!!⬇⬇⬇⬇⬇⬇⬇⬇⬇⬇ Updated 6/30 The last time someone was sent to do a repair i had him note the huge hole by the hot water heater. The maintence guy also knew about the water damage by the front door on the stick on wood floor. He repaired the door from leaking, and we told the office clerk when we dropped off the rent. We werent going to keep calling if it falls on deaf ears. By the way Hunter the pallet of random shingles and other trash the roof people left is still on my neighbors lawn. That was about a year and a half ago.

I have lived in my town home for two years and ever since I have lived here I have dealt with nothing but unliveable conditions. I have a 6 year old son with Diagnosed Chronic Bronchitis and has breathing issues as well as an in home breathing machine. Mind you I have evidence to support my claims such as pictures of growing mold on carpets and mushrooms growing out of it. The upstairs bathroom toilet has leaked water on to the floor due to the bolts being loose or not properly installed, which it would often create a foul odor if left unattended for even one night. The kitchen fridge is on a uneven floor surface, and continues to leak water on to the floor. It would run and then leak onto the floor in the middle of the night, then the next morning I would walk into the kitchen and step into a huge puddle of water in the middle of the floor flowing from the leaking refrigerator. Now after dealing with all of that my air conditioning unit had been leaking water in the small cramped under the stairs closet that had been leaking all over the floor since the day I had moved in, and it took them two weeks to come and fix it but my home was without heat for three and a half days due to the air conditioning unit being replaced but I had to wait the extra day and a half because they were waiting for the parts to come in to place the new system into the apartment and replace the entire floor due to the water damage. And on the opposite side of that same wall where the leaking air conditioning unit had been there had been so much water settling that mold had taken place and began to grow out of the carpet where it met the wall and mushrooms even began to grow out of the carpet. I left two voicemails at the office, spoke to one associate directly when inside of the main office for MMC properties and she looked at me and said oh no there is no way youve been growing mushrooms inside your apartment. Ill send maintenance. They came twice and both times he picked the mushrooms up out the carpet with his hand and threw them outside into the grass and left. Then I called again and they sent a guy who has the nerve to bring a can of mold treatment and sprays & does two applications of it and wiped it into the wall and under the carpet and left. NEVER LIVE IN ANY MMC PROPERTIES RENTALS! They are a Nightmare!

This company is TERRIBLE!! I have had nothing but problems since I started renting from them in September of 2016. Before moving in, we noticed we had little brown bugs crawling out of a crack in one of the bedrooms floors. We had no idea what the brown bugs were, as we had never seen them before, so we bombed the house before moving in our belongings. The mistake we made was not informing the company of the bugs we saw. We later discovered the bugs were BED BUGS already FULLY GROWN. The company REFUSED to pay for the exterminator, even though the bugs were present BEFORE we moved in and we never had a bed bug outbreak. The bill was around $400 and they demanded we cover the cost in full. Arent rental properties supposed to keep up with the overall sanitation and structure of the home for the tenants??Long story short, now my ex and I owe this company over $7000. All they do is take money, especially from young adults who have no idea what theyre doing. (I.e- me) they went ahead and sent our bill to debt collectors without taking us to court. this company is shady and dishonest and disappointing as a whole. wish I knew back then what I know now, because I would have NEVER rented from them. I wouldve had better luck renting out a cardboard box. probably wouldve been cleaner, too.Also begs the question, why wouldnt they accept a tenant who makes over $75k a year, but they will accept two teenagers who make less than $25k??? Because they want $$$$!!!!! and of course customers who have had negative experiences will leave feedback. everyone needs to be aware of this terrible company so it doesnt happen to someone else!!! Especially young adults like myself. They act like the care about these complaints, but I guarantee, they havent worked out anything with anyone. its all for show. they are coming after me, a single mom, for the full balance, instead of the baby daddy, the one who (they know this) accumulated all of the debt. dont kid yourself. they care not about you, but the $$$$ they scam from every tenant. I would choose a lower rating it possible.

This rental agency is garbage. We were the first to put in an application for a rental (and were told we would be the first to be considered because of this), and they made us pay almost $100 in app fees, ran hard checks on our credit, called all of our references, only to rent the house to someone else because they didnt wait for one reference to call them back, and ran someone elses application first. They were unclear about the application process from the get. Our credit scores are now down by 50 points thanks to these jerks.

I have lived at my apt for several years and it has always been amazing, MMC took over management and it has been awful, nobody is ever in the office, I just called at 1110 and no answer. Apparently this management company needs a management company to manage their office. Office people are uppity, and upon taking over our apts they immediately raised the rent $75. I guess that explains why they drive Mercedes Benz. Neighbors water heater exploded and flooded our floor and maintenance didnt bring in a wet vac to help get the water up, and my girlfriend had to beg him to spray a water/bleach combination on the baseboards to keep them from molding. Avoid renting from these people at all cost!! Not to mention it takes my batbtub 12 hours to drain, they still cant get it fixed. They are all about their profit and not their residents comfort or issues.

If I could choose a lower rating I would. I hate to write a complaint of any kind, but this is too much for anyone to deal with when there are so many good and reputable companies in Murfreesboro. This company is beyond incapable. Their homes for rent are poorly managed, mold, filth, infested, etc. They charge exorbitent fees which in their own words dont have to be stated in the lease aggreement. Borderline criminal. Please do NOT rent from this company. My husband and I saught them many times to discuss questions we had about the property we rented and they refused to return our calls and claimed to have never recieved them. Our final bill was sent to a debt collectors before 30 days of them issuing the bill in which there was no due date given. Just a heads up, Murfreesboro, stay away!!

Very inconsiderate company. They do not care about your family. Only money. Day 2 with no hot water and not even a time estimate for when me and my 3 y/o would have hot water again. Emergency number does not work.

Dont waste your time or money me and my girlfriend paid the application fee for a house the next day they said we were approved and within a few hours said they approved someone else for the house so a family of 5 just got they money scammed from us
