Please do not rent from this pm company. They are scam artists and do not care about the tenants as long as they get their check each month. My vehicles have been broken into, my home was broken into when my things were still in boxes, and less than a month ago there were massive boot prints in the mud outside my back door, so clearly not as safe of a neighborhood as they let on. (Not originally from this area so I wouldnt know) I have been asking for the company to fix exposed electrical wiring in my rental for 10 months. It took nearly 2 weeks for them to send someone to look at my ac unit that went out at the start of summer. It was a blast trying to survive when the unit wouldnt go below 89. The ceiling is currently leaking from the storm and even when reaching out to the after hours emergency number theres been no response. So for 3 hours now I have been catching water in a pot wondering if this is going to be another wiring situation where they just pretend like nothing is wrong and simply ignore my requests. The bathtubs have never been sealed so you can see the water going in the cracks and most likely to the wall or floor. There are holes in the ceiling, holes in the floor, chips in the tile that Ive cut my feet on more than once, and there is no trim in one room that looks like an add-on so there are open cracks that allow bugs to get in. I have had THE WORST bug problem Ive EVER had. Even after spraying. Literally there are crickets that crawl out from under the bathroom vanity or out from the shower knob. It is absolutely disgusting. Theyve not assisted with anything regarding the bugs and have told me pest control is my job. They dont claim responsibility for the condition of any of their properties and are slow to respond as though its a major inconvenience to just live comfortably in a house Im paying WAAAAAY too much for.And to be honest, if you scroll through the other reviews youll see just how little the owners care when reading their mocking response to each and every complaint. .In response to their response, apparently renters are required to have move in inspections completed as though I am buying the home myself...Because the verbal agreement from the person who showed me the property is not good enough for them to stand by their word in fixing the visible issues..Seriously just a dishonest company. Thank God my mom is a general contractor and has at least been able to fly into state for some of the more serious problems, although she is unfortunately not a licensed electrician so here I am 10 months after telling them the lights dont work and theres wires hanging out everywhere, and now theyre claiming to know nothing of the issues. . Cant wait to get out of this lease and never do business with these people again.

Chad jumped in as property manager for a couple trying to get out of their Property Sale Agreement after the equity went up. He acted like a cocky bully in person. Turns out he was filming the interaction. Trying to be helpful to his clients? In court, his testimony didnt match my experience and he only showed 26 seconds of the at least 15 -20 minutes he was on the property. His client admitted we had a Property Sale Agreement and that she had no intentions to be a landlord.. He redirected the conversation. We are so thankful for a correct judgement and I am now hopeful to never cross paths with Chad Cluff again, ever.After reading his other reviews, it seems warranted to the reader of this review about the kind of people who would hire someone like Chad Cluff.*Chad, do you try to sue everyone who tells the truth about your actions, or am I special?

High quality work. We hired them for some property management issues that were becoming overwhelming. Theyll get the job done effectively and make your life as landlord easier whether you have good tenants or bad ones. Very professional and responsive. Easy to work with and not afraid to do work that would make others uncomfortable (like dealing with unreasonable, manipulative tenants).

Youre right, Cluff, I dont rent from you. But I do use a property you are assigned to. And are currently damaging. So, thats fun.Ive also seen how you abuse and lie to people you come in contact with.

They moved me into a place with bed bugs. Told me I brought them when I addressed the issue. Then took their time fixing the problem after I had to take several pictures to even prove they were there. I had several plumbing issues which was also a major hassle getting resolved. Then I had my siblings come visit me for less than 2 weeks and they put an eviction on my door so I moved because I really wanted to move anyway but they wouldn’t let me out of my lease!! and they kept my deposit when there was no damage to the apartment whatsoever! Don’t waste your money! The move in was awesome they make it sound so easy. Hell ever since I signed! So glad I left that place!

Terrible company. The owner knocked on our door to tell us hes kicking me and my 2 year old son out. Gave us no eviction, no 30 day notice we had 3 days to move before they showed up with a constable. Constable refused to give his name and badge number as well. All during a pandemic and 115 degree weather. Absolutely terrible company. Unless you are a tweaker dont rent from these people

They are able to work with you for late payments if the owner oks it nice group of people. Wish I could have stayed but circumstances prevented me from staying longer.

Sadly we do NOT recommend. Move in, fridge doesn’t work, stove doesn’t work, garbage disposal doesn’t work, kitchen sink leaks underneath ruining the wood, back and front door have writting all over that doesn’t come off, toilet doesn’t flush, ac never stops running. We’ve now been 6 days without any of it fixed or replaced, keep getting the run around so and so will be in contact with us, then someone else, then they put in a work order. A lawyer is our next step. Terrible living conditions, with none of them caring even a little bit. If I could give 0 stars I definitely would.Windows aren’t glass and aren’t sealed, doors aren’t sealed when closed, they don’t care about helping or fixing ANYTHING.

So far they have been helpful with our new apt. It would be nice to have them around a bit more, but it is understandable that you can be very busy. When we had problems they are very quick to make sure its done. From what others said it look there may be some new employees as well, because they have been very helpful.

If I could give zero stars I would! They are slumlords and prey on people going through tuff times. They never came to fix anything they said they would and the guy even pocketed half of my security deposit, said I never paid half. I will NEVER deal with them again. Nor do I wish them on my worst enemy. The only good reviews are probably family, employees, or someone they paid.

Cluff Real Estate is by far the best company to rent from. Chad was absolutely a pleasure to work with. If I had any concerns, he was right there to help. It was so simple to rent from him, and I would consider this company in the future. Anyone searching for places to rent in Mesa, Cluff Real Estate is the place to choose.

TERRIBLE company. Will not work with their tenants for anything. Take several days to respond to a simple maintenance request. Nazis when it comes to late fees and will even charge you just to send an email reminding you that rent is due. Ive lived in my apartment for three years and they recently took it over and it has been a terrible experience. I cant wait for the day when I can get out from under these jerks. They treat their tenants like commodities and animals not human beings. DO NOT RENT FROM THEM!!

Horrible horrible horrible. Dont rent from them. When I moved into my apartment is looked like trashed. Both my sinks leak. Door werent sealed. Windows werent even glass. And didnt fit right. I did all the repairs myself. Moved out end of November and just found out they are sending me to collections for making the apartment better. Stupid people

Do Not Do Business With them They Are horrible people who take money from people everyone who I talked to had horrible experience they are being investigated. They gave me the run around. And they need to Be all put in jail!! Especially the lady who works in the front !!!

They were great. Always willing to work with me when i was struggling and always behind. Chad always responded to my texts same day, and the woman answering the phone (I think her name was Maria?) Always was too. When I was in the hospital i trusted my apartment to the wrong person and there were complaints Chad was still willing to work with me when i was discharged however the owners werent. The next day he let me in the apartment to get the essentials. He could have made The whole situation could have been much harder to get through but he was understanding to the situation and even told me i could rent from them again once Im more stable. They are a great property management company and would recommend them to anyone.

They rent borderline condemned place to people with no other choice. They wont do crucial maintenance even when it endangers some ones life. When you try and talk to anyone about the issues they have so many investors they pass the buck constantly.

Dano Shreeve at Cluff Real Estate has helped me with multiple transactions. I highly recommend him!I really enjoyed how honest he was. It was nice because I felt like his interests were in the best place, not just making money. I have since referred him to my grandmother and my aunt and they were both very pleased!

Dont EVER sign an agreement with this company! If I could, I would have marked negative stars. I have been billed wrongly. I have been left without water 4 days. They left my children and I exposed to Black Mold and a severe leak for over a month! Then took 2 more months to repair the problem! My children and I have been severely sick because of how badly this was handled. Emails, texts, voicemails, even sitting in the office for hours on end, they do not care to rise up and communicate. They are unresponsive and unprofessional. From day one I have been disrespected. I have paid my rent and cared for my apt like agreed upon in my lease. Again, I warn you DONT SIGN ANY AGREEMENTS WITH THIS COMPANY!

They manage our 4plex. They keep it occupied and have found some really good renters! Chad & Dano are the best.

The Brokers real Neville answer their phones the receptionist will always lie to you they are not very good at business. If you have something broken itll take at least a month for them to get off their butt and fix it. Do not do any business with them, and if they buy your apartment cancel your lease immediately.So I just left the apartment complex about a month-and-a-half ago and Ive been trying to get my security deposit from them, but they keep refusing to give it to me. They are thieves and Liars and have the worst business and service than any business Ive ever dealt with. Choose any other company other than this one

This is the worst management property I have ever worked with. They are rude and they do not give a dam about you as a tenant. If I could give them zero stars I would. For your own sake, stay away.

Good location friendly staff

This company caused nothing but danger and ill will towards my family, cared nothing about us only the money, stressed my kids out and my marriage out and still have yet to work with us. Here we sit a family of six being sent to court for something that could have been resolved so easily. Never rent from these people and never work with ISRAEL JAMES. He will scam you. Not only did he never supply a refrigerator causing me and my family the burden of driving 20 miles back and fourth to our old home to store food but the a/c unit caught fire in the attic while me and my kids slept at night burnng it self out somehow, glory to God. But then they did nothing to remedy the issue. Yet they want the rent that was lost having to provide my own fridge and replenish lost food. They dont care about the tenant at all.

The WORST! James Isreal is useless. His voice mail states he listens to his messages once a week. His voice mail is always full, he says to text and when you do, no response or if on the rare occasion he does respond after sending a detailed text you will get an incoherent response. You may know me for doing business and contracting through some of the valleys worst property owners such as property owner Scott E Davis who also has the same name as some Attorney of the law but lets just say he actually is an Attorney just to collect the money I overcharge people for repairs after they move out so I can play a game of how many times can we re rent a run down house full of black mold, health hazards, missing or non working appliances, overcharge as much as we can from the tenants and make them pay for repairs after they move out and pocket most of the money even though we promised to repair them correctly while they were living there! This is how you win the hearts of our tenants. Me and all the property owners agree the key to upkeeping and maintaining our properties is to pay a vender minimum wage and have them paint over existing mold, cover up water damage/leakage, and say its not our problem or just ignore the phone calls and collect their hard earned dollars because me as a Property manager believe that hard work comes all from our tenants as I can collect and overcharge as much as my Mormon heart can desire! But dont let my big happy rich Mormon family believe that I am a man of the lord its all just a cover up to make more money so we can live comfortable cause why should wage slaves be able to live comfortably? We have many properties available around town so let me only be here for you when you sign your contract with a huge smile on my face after that, its all put on you! This company is complete slum lord. I would give a -100 if i could.They are rude, completely, unprofessional and greedy..I moved my daughter into an apartment because it was close to me and cheap with the intentions of doing upgrades with the permission of the owner.. I had lived in the same apartments 27 years ago.It was basically unchanged since then, no real upgrades.. NO One ever responded. Apparently they had planned on selling for a while but didnt disclose that. No wonder they didnt want upgrades..The maintenance man was a joke. He didnt fix the issues, but mask them allowing further damage which she was charged.. WHILE SHE WAS PREGNANT, THEY TOOK WEEKS TO COME FIX THE FRONT WINDOWS THAT LEAKED LAST YEAR, WHICH ALLOWED MOLD TO GROW. I should have called the city/ heath department back then..The apartments sold AS IS and Will finally be remodeled by a new company. Our $650 deposit was kept, they manage to nickel and dime you to make sure they keep it..DONT DO BUSINESS WITH THEM!

Responded to an ad about cleaning work on move out and move in on their units. Was lied to about the pay schedule, so never did any work with them. Went to the office though, and if they keep their units as shabby as their office, then Im glad I didnt rent through them 2 years ago when I had a chance!!

They are by all definitions a slum lord. Paid thousands in rent and paid them off and still put a judgment against me definitely taking legal action.

I live in one of the apartments at 311 vine, and let me tell you.... when my refrigerator went out, I called the office and they sent a guy out within 3 days to fix it. when it went out the second time, they replaced it with an entirely brand new unit within 2 days WOW!When my a/c went out, they came out THE NEXT DAY and it was fixed right then and there.Evidently the previous maintenance guy a while back did a poor job sealing the toilet, so they sent someone else out there to do a better job and they got it done in two days no problem! I didnt even know there was an issue. theyve been nothing but helpful in fixing things.when the crazy methheads below us (Im so glad theyre gone now. thank GOD. I think the cops took their kids away too which GOOD.) got bedbugs, they were there and got rid of them within a week, and sent out the most knowledgeable guy for the job.when I first moved in, the apartment wasnt fully cleaned yet, and he even offered for us to stay at another apartment for a few days for FREE. and he didnt even charge a pet deposit fee for my handicapped cat!James Isreal is an amazing guy, and cluff property rental is pretty rad in everything so far. Lived here for about 3 years.as long as youre responsible, pay on time, call the office to schedule maintenance, and dont be a crazy methhead, youll be good!All these people who expect a rental company to be their parent and remind them to pay rent (its on the 1-3 of every month!! thats not hard to remember) or expect them to give them a billion leeways for being irresponsible, shouldnt rent period. If youre irresponsible, please live with your parents, or find a relative/roomate that will help you be more responsible. maaan.. I swear.also all these people who are complaining about it taking days to fix things. yes, in order to find someone qualified for the job, schedule, and contact the property owner to pay for the bill, yes it does take days. This is a property management company, they manage properties. if the person who owns your property (not cluff property management) doesnt want to pay for anything, etc, theres not much they can do besides keeping submitting a request and try to get them to move faster with the finances. they have to work a lot with the owners on a lot of things, so theres bureaucracy there too that takes time.

This place is HORRIBLE! The person that showed us the house took $300 of the deposit and they tried telling us we still owed that even though we had a receipt showing what we paid. They will NOT fix things properly ever. Ive been in our place 7 months and we still have things not properly fixed. And the person fixing things left a toilet and vanity in our backyard. Then they tell you they have to get permission to get those things removed. They covered up mold in our bathroom wall and my child who has asthma has had flare ups constantly dr says its most likely from the mold. But the property managment doesnt care they dont even believe you until you get the health department involved. They wont tell you who is a manager even though its our right as tennants to know and they are unbelievably rude. If we werent in a position that we were there is no way in hell i would have moved here. Its our fault for not looking into the reviews before moving in, but when you are stuck in a place where things are desperate what can you do. But their business ethics well there is none. I wouldnt recommend them to anyone ever. Do not move there if youre in a tight spot find a hotel or anything is better than these company. I believe in reporting good and bad but this is beyond bad. But i know if ramifications come after this and they get worse it will be because of this review. I will just have to be prepared with a lawyer all my pics, recordings and documentations. Just dont choose these people to do business with...

Absolutely horrible. They dont pay there employees on time or at all...never sent out the W2 or 1099 on time either. Have to fight them every step of the way for everything that we shouldnt have too.
