I’ve personally had a wonderful experience with the management team here at Lark. They try to fulfill our every need (helping out with delivering packages, transferring units etc.) and every now and then give us lovely surprises (donuts, coffee, smoothies etc. during finals week). The apartment itself has great amenities and the view on the patio is just gorgeous. So happy to be living here for another year!

The staff member at the main office is rude (Dylan: unsure of name spelling). I was interested in looking at leasing options. This was a automatic turn off. Treat everyone like a potential customer, my presence appeared to be an annoyance. He was not helpful. Every bad experience adds up and by the reviews it’s evident that many have the same experience.

Please, please do not sign a lease here. Ive never had so many issues with an apartment before. There is zero sound proofing, you can hear your neighbor cough through the wall. During weekends youll be up until 4am when they finally turn off the speakers. Windows have no insulation so you can hear everything from the terraces, especially when youre on the 5th floor. I really dont understand how people have a good experience here, its awful, some of these 5 star reviews have to be fake.

I loved every minute of living at the Lark at Kohl. The apartments are delightful, fully furnished, wonderful amenities and with a leasing office that truly cares about its residents. I was going to live there a third year but with current circumstances being what they were, I could not do so. Stephanie (General Manager) went above and beyond for me even when I had already left to country, and helped me secure a new tenant to take over my lease. That is truly the greatest hallmark of a place to live, a leasing office that cares and supports its residents.

Stephanie is excellent. She went above and beyond for me when I was between my leases and made exceptional accommodations that she definitely did not need to make. You can tell she really cares about her residents and puts a lot of effort into ensuring a great living experience. I would recommend the Lark at Kohl to anyone, student or not!

Lark at Kohl was a wonderful place to live. I really enjoyed my time there and couldn’t say enough great things about the staff, especially the GM Stephanie. She was extremely helpful and just really sweet. The staff is very personable and they really care about each and every resident. The location of the building itself is great, it’s right next to the Kohl center, a short walk away from Nitty Gritty and State Street, and also close to Washington and Regent streets. The amenities are amazing and offer a lot of different options to entertain. The game room has ping pong and arcade games. There’s not only one, but two, outdoor terraces with comfy chairs, TVs, and barbecues (and don’t forget the great views of Madison). The gym is big and there are plenty of options for you to customize you work out. There is also a coffee shop in the lobby by the leasing office. They have wonderful coffee and it’s super convenient and the employees are very friendly.I would highly recommend Lark at Kohl for anyone looking for housing around campus.

My daughter been so lucky staying at this apartment so far . She is taking computer science and the internet is super fast . She never move out since the 1st time she came . The only issue is sometimes the heater is not working well , but once she reported , somebody came and fixed it .

Lived here for two years and really appreciated my experience. As a student, it is awesome to have such attentive staff. Packages are always safely secured in the package room and they will deliver if you request it. The amenity spaces are great and never overcrowded. I really enjoyed my studio apartment with a rotating wall, one of the nicest studios you can find in downtown Madison.

Im not usually one to complain, but do not rent here! I dont understand how people have a good experience here. Please save your money for somewhere else! I was so excited at first to stay here, but that quickly changed. I wanted to move out within the first month of living here. Listed below are some of the reasons why you should not live here:1. The walls are not soundproof. You can hear everything in the next room. I cannot stay in my apartment on the weekends (and some weeknights), because the neighbors party and talk loudly all night. My dorm rooms were quieter. Also, good luck if you face the courtyard and are on the lower levels. You can hear everything that people say outside. Its horrible.2. You cant see the apartment your buying ahead of time. When I asked to see my apartment, I was told it was not possible. If I had seen my actual apartment, instead of a show apartment, I would have not agreed to stay there.3. Your apartment is assigned to you, almost like a dorm room.4. My apartment was not cleaned when I moved in. There was still hair in the shower, the countertops were dusty, the cabinet handles were sticky, and the floor turned my feet black. I ended up having to clean it myself.5. My apartment is LESS than 400 square feet (and awkwardly shaped), and I pay $1650+ for rent.6. The maintenance staff is very rude. First off he comes into the apartment without his mask on properly, and no one sent an email for quarterly inspections. One time I had the main maintenance man come up and look at my bed frame, but he said there was nothing he could do. So, when the manager helped me order a new one, he complained saying he could have fixed it, and then I wouldnt have to deal with this (the old bed frame).7. If you have an apartment facing in the courtyard, youre gonna have your blinds closed all the time. If I have my blinds up people can see my entire apartment. I feel like I have no privacy between the window and the nonsound-proof walls.8. The garage door is always broken, and sometimes workers park in your spot that you pay for.9. My window doesnt open and close properly and I was told that if I want to open/close my window, I would have to call maintenance each time.10. The staff does not respect my decision to not renewing my lease. I have responded to every email they sent, portal messages, and all their phone calls, but they keep calling me. They most recently called my father to see if I was renewing!11. The staff is run by what seems to be a bunch of college kids. They are nice, but they are so confused and disorganized.Overall, you are better off staying somewhere else. I many other people who are not renewing because of the reasons listed above. I even have a classmate who says that he stayed at the Lark at Kohl last year, and said: that was a mistake.

When I lived in Madison, I stayed at Lark at Kohl in one of the town homes. it was one of the best places Ive ever lived.The two stories were great, and I even had heated bathroom floors.Trust me, once youve had heated floors, theres no way to live without them!

I waited until after move out just in case they would try to charge me for leaving a bad review. I had nothing but issues once the lease was signed. The living spaces in the building aren’t open for tour, so there are two model units that people can see beforehand. Our unit was shown to us in a video and it completely missed expectations. The engineering of the rooms makes no sense, a lot of wasted space. The parking is outrageously priced and doesn’t leave much room to get out when everyone is parked next to a pole or another car ever other person. The leasing contract is riddled with little fees and clauses that make it hard to leave, even when we tried to be open about finding new sublets. Time after time I’ve gotten absolutely terrible customer service from the staff, often times ending up with a “that’s not my issue” attitude. Help is hard to find, thankfully the cleaning and maintenance people are nice or I wouldn’t be able to say anything good about the place. However maintenance has been slow to fix our stuff and had come at times we didn’t expect them. Between the unwanted charges we weren’t told about, contract issues, passive aggressive staff, and the space we were unhappy with - it’s safe to say I was unsatisfied (especially with how much we pay). Not normally a person to write reviews but my experience was way off from my immediate expectations.

I have had an amazing experience at Lark at Kohl. This was the first apartment building I have lived in and I love it. The management is extremely friendly and helpful, the units are clean, nice, and well-kept, the cafe in the lobby is amazing and convenient, maintenance is quick to respond and does a great job, the building is very secure, and the packages and mail are kept safe. I have heard so many of my friends complain about management, maintenance, or packages getting stolen but I have not had a single issue. I love it here.

The walls are paper thin so you can hear everything. Furthermore management feels like it is run by a bunch of college kids which creates a mess if you ever actually need some help with something. Amenities are nice, but you can probably find a better place for the same price elsewhere.

Over the years Ive lived in several good buildings around campus, Pres house apartments, Lucky, and James to name a few, but Lark at Kohl by far has had the best management.The manager Stephanie is an absolute gem of a person, she is quick to respond to your every concern and always does everything in her power to keep the residents happy and satisfied.Their management team seems to really have their sh** together because my concerns have never before been responded to as quickly by any other management.The maintenance staff is also extremely friendly and has gone above and beyond to help me out in times of dire need.To top it all off, Lark at Kohl has lots of giveaways and monthly building wide events (that they advertise on their insta page) where you can get free food or free goodies. Also, the building has SO many amenities that they dont even charge an extra amenity fee for (unlike at James and Lucky), which is quite honestly unheard of at other buildings of similar stature.Ive lived here for a year and I am going to live here for another year, because no other place would EVER compare.

Lived here for around 18 months. And I must stay the experience was very good. Pros are - great location, reasonable rent and utilities cost, responsive management if anything breaks and great amenities. Cons are - unit size is a bit on the smaller side, you dont get to see the apartment you are going to live in (there is a random assignment procedure which is annoying). Other than the cons mentioned, I have only positive feeling about the place. Stephanie Gomez, the manager, is wonderful and an excellent professional.

Ive spent almost my first full year at Lark at Kohl. My experience has been a good one so far. All the people at the office are kind and are always willing to help. Amanda, Briana and Samantha are nice. Antonio, Coty and Stephanie are the best. The only things that I dislike about this place are the doors, they work opposite to convention i.e. you dont need a key to lock the door. Therefore, It is really easy to forget your keys inside the room. Sometimes it gets really annoying having to go to the office to get the room opened every time the door gets locked, however it is not a big deal as theyre willing to open it n number of times. I like how lark at kohl sets up events before exams for the students living here to chill. I like living in inclusive learning communities because it is easier to socialize and make friends, but the deadline to select the dorms had already passed, so I couldn’t secure one, that’s the reason I decided to live here. I wasnt able to make any connections during my time here, due to which this felt like my hardest year. Therefore I am moving to the dorms for next year, but I definitely see myself coming back during my senior year. If you’ve spent some time in Madison, know a couple of people here, this is a place that you should definitely consider living at.

I lived there for a year. Its not perfect but better than I expected.Pros:1. Great management. They responds mail fast and the maintenance crew respond to requirement instantly.2. Nice Location. Its close to downtown and campus and takes less 10 mins to many supermarkets/grocery store on foot/by bike.3. Payment and parcel notification system works well. I thought it a basicfunction for new apartments. However, I realize that it isnt after I move to another place. Not every apartment accept e-check payment without fee and not all of them manage parcels as Lark do.4. Amenity is new.5. View is great for some units.Cons.1. Room is allocated randomly. You wont know which unit youll live in before you move in. Notice that some units might not have good view.2. Wall is not well soundproof. I could heard my neighbor next door clearly everytime he talks.3. Noisy neighborhood. Most of residence are students or young guys. Some people throw party or chat in the courtyard during midnight often.4. Fire alarm is too sensitive. During the whole year, it was falsely triggered for about 10 times.In conclusion, youll get a wonderful day there if youre lucky. However, it may be a torture if you get a noisy neighbor.

My advice for future residents is, if you are lucky and never have any incidents happen during your time here, the management team will be so nice to you. However, if you ever have accidents happen and need them to take the responsibility, they would never be the person who help you solve the problem. All they do is making excuses and dodge responsibilities.1. The first picture is what I found in my laundry machine on the first day I move in to Lark. The entire laundry machine stinks. I went downstairs and asked their front desk what can be done. Their first reaction is not an apology, instead, they told me without thinking that it is okay to throw my cloth into it and do laundry, my cloth would not stink. After the maintenance team came, they cleaned the laundry machine in 2 days for 4 times before it stops smell like dead fish. I’m not the kind of person who blame people for one mistake they make. Human are not perfect. I’m only disappointed on the horrible attitude their management showed me from beginning to the end.2. They lost a very important package of mine near the end of my lease. It contains the key set to my new apartment and I have to pay $200 for the replacement. Their manager said she will take the responsibility and make things right. She promised to pay $100 to my Lark account. Two months past, I still never received the money, and their management team stoped replying my emails and phone calls. The package mis-delivery issue happened at least 3 times during my one year here. I’ve received other people’s packages even when there is a totally different unit number written on the package.3. I emailed the Lark team about my emotional support animal 6 months before my move out, and urged them 3 times for a reply, they never did. Instead, they still charged me for $120 animal violation fee at my final statement. After I showed them the emails I sent 6 months ago, and a letter of proof. They simply renamed the $120 animal violation fee to $120 deep cleaning fee. The logic here is, if I really should be charged for deep cleaning fee, the final statement in the first place should contains: $120 animal violation fee and another $120 deep cleaning fee. After I inform them once again about my emotional support, the $120 animal violation should be removed and have the $120 deep cleaning fee remains. I am happy to pay the money if it’s legit, not when it’s a game of renaming so that they can get all the money they want.I’ve paid all the $270 fees they charged on my account, never received that $100 refund for my lost package. I’m not here to spread rumors and anger, I’m simply here to state the truth and you all can make judgements by yourself. A good management team are not those who say sorry because you want to save faces, they say sorry because they mean it. And, Lark simply can not.

Shout out to Stephanie, the best best property manager I have ever had in any apartment buildings. They react fast to maintenance requests and 24hrs emergency hotline is effective during late nights. Good in-unit furniture and electrical appliances. Wish the building can be more pet friendly, but I do understand thats usually a no for furnished apartment buildings.

Lived here for 2 years. Friendly staff.I have a special thank you for the now general manager Stephanie. She has been very professional and effective in addressing issues me and my roommates were having such as package lost, key replacement. She even helped me to find a space to store my unwanted mattress for my friend to pick up in September.Be patient and nice, they will find a solution for your problem and work something out.

Space is great. I would not say that rooms are big compare to their price, but you cannot expect large rooms around this area with this price. All the spaces are new and really cozy, so as long as you are not living with all your family, there is nothing to complain.The building has common space equipped with several amusements, and what I like the most is its training room. It is really great to be able to just drop by at the second floor and do all kinds of training including running, sitted-row, dumbell-press and others.Managers are all great and so friendly. You could reach the office whenever you need any support, like changing a bulb or fixing a trash disposal. They also deal with any packages delivered, so you do not have to stick to your house all the time waiting for your delivery.Overall its an awesome place, its location and quality deserve the price!

I have lived at Lark for three years during Graduate school. There is a misconception that on-campus housing for Graduate students will be rife with obnoxious Undergraduate antics, noise, and uncleanliness. Not at Lark. My experience has surpassed all my expectations thanks to the wonderful building amenities and staff—specifically, Samantha and Coty. Not only are they reliable to secure my packages and confirm (then re-confirm) maintenance requests, they care about all of Lark’s residents. Whether it is providing me with printing at the last minute or catering Portillo’s for the entire building, no request is too small nor is a request unfulfilled.Peace of mind and consistency is what matters to me most, and it should for any student as well. With Lark, I can truly focus on my energy and attention on school and leave the rest to staff like Samantha and Coty. I cannot recommend Lark enough for Graduate student housing.

Edit: Even a year later and still no response from the owner addressing my concerns...I would like to focus this review on the poor quality of the garage parking. Parking downtown is quite expensive, which should allow for higher or even average expectations. The garage door was frequently broken for sometimes months at a time. In one case, I counted 32 straight days where the garage door was propped open before it started functioning again. However, the fix did not last. After just a few days, it was back open again. During this extended time, I did not receive any communication from the building management team addressing the issue. For an earlier instance, it was not until after I had reached out to the staff about my concern for the safety of my fellow neighbors and their vehicles that an email was sent out to the residents. It is nice to feel safe when returning home and I often felt unsafe walking through this garage with the door wide open. With the amount asked to pay for parking here, I DO NOT recommend purchasing a parking spot; you could be VERY disappointed.

With the new management in place I wanted to re evaluate my review. I believe this is a good place to live since the management is very nice and helpful with different situations. My only complaints are with the space amenities and rent increasing each year. Grills are not cleaned, fire place is usually not working great and the weight room could use a little update and or refurbished machines. Overall I lived here for three years and really like the location since it’s by a grocery store and CVS. Unfortunately the gas station that was right next to the apartment was closed down.

I had a lot of problems after moving in. The service was terribly slow, I encountered issues with my apartment left and right, and it felt like I had been ripped off. But as a person who believes in giving second chances, Lark @ Kohl has improved so much in the past few weeks. There havent been any fire alarms, the apartment doesnt smell of weed, the facilities are exceptionally clean (cleaner than UW Housing) and any of the other problems from the reviews below are no where to be found.The new management has done a phenomenal job of investing into the living conditions and community over here, making this worthy of being a high-tier apartment. Besides this, the maintenance crew works around the clock everyday. I have never waited more than a few hours to have my maintenance requests processed through — Carlos & Joaquin are always on top of their work orders.Also, all of the people complaining about this place and new management need to stop. They are pretty friendly and are nice to their residents. The only problems I’ve seen are when residents get angry for being charged 5% of their monthly bill for paying late, when they’re cited for pet violations, or when they straight up destroy their apartment. I’m sorry but if you’re an adult and can’t make your payments on time or take responsibility for your actions, that’s your problem; this was also stated in your contract that you probably didn’t read through.Many of the complainers should have already been aware of the rules. In my opinion, management definitely gets way less credit for what they deserve while residents treat this building like trash.

Lived here on a sublease for 6 months and definitely enjoyed my time here. Pretty much every apartment building gets bombarded with 1-star reviews from people who are angry about something but I wouldnt pay it any mind. Really nice GE appliances, flatscreen TV, and full furnishings make this place worth the money in my opinion, but then again I paid less than market rent because of my sublease situation.

Absolute horrible company to live under. Just now, 3 months after not living there, I just received an extra charge. They constantly send out past due notices when you’ve already paid your bill. They increase rent every year. For the price they charge, the space you live in is absolutely not worth it. I strongly recommend you live somewhere else unless it is your last resort.

A friend lives here and loves it. Great location, friendly staff, garage parking. The apartments are furnished and come with cable and fast internet (higher speeds in higher floors for some reason) and are pretty spacious. Sharing a bedroom might be tight for a non-student but no complaints either way.

I had bad experience in other apartments before and I heard my friends complaining about the distress they had in their apartments, but none of which is as dysfunctional as the ones that I had witnessed at Uncommon Madison. After encountering various kinds of troubles at Uncommon, I start to understand why everything sucks here. The service is getting more and more devastating, even with the new management team, because the team members keep finding excuses to justify every misconduct rather than actually thinking about the what they could have done to improve customer experience, reflecting on their errors, or learning from tenants’ feedback. The funny part is that the staffs are living in their own reality and think they do a pretty good job, while this place is constantly bombarded with negative reviews.Sincere advice: Don’t ruin your peace of mind or waste your money here, there are so many other better options out there.

I used to live here when Lark at Kohl was called Uncommon Madison. For some reason, this particular apartment continues to stick out in my mind as the worst place to live in. Uncommon Madison was truly uncommon for so many reasons - high utility fees, zero soundproofing, unreasonable service charges, nasty management...... the list could go on forever.What I found most disturbing was how irresponsible and unprofessional the staffs were - For instance, I had a very unpleasant experience during my move-in at Uncommon. After I settled everything in, all of my personal belongs were forcibly moved to another room by the staffs without my consent. They accused me of transpassing and shamelessly claimed that they gave me the courtesy of moving my things carefully and not charging me extra fee for that. It turned out all of these happened because the staffs gave me the wrong room key. When I tried to reason with the manager, she offer no apology and tried to shift the blame on me for not double checking with them. I also made a complaint to the higher up, but guess what, they could not care less either. The amount of disrespect and negligence from the staffs had exceeded the limit of my imagination. To be honest, it was such a relief when my lease ended, could not stand those arrogant faces anymore.Looking at the recent reviews, this place still seems as uncommon as before. Changing the name does not make any difference.

Uncommon was so bad after their first year that they had to re-brand to Lark at Kohl.My lease with Uncommon ended 14 months ago and Lark at Kohl just emailed me saying that I owe $30 even though I ensured my account was fully paid and closed with Uncommon. Theyre claiming that this will go to collections if not paid in 14 days. Must be hurting for money!Trust me - live anywhere else and youll be happier. Throw back to the weekly fire alarms, the time the building actually caught on fire, the time we were left without power for over 24 hours, the time that we were left without heat for 3 days, the maintenance man that took pictures of women in the workout room (but wasnt fired after complaints from multiple women), the months that my apartment smelled like cigarettes from neighbors smoking in their apartment (the building never did anything about it even though smoking wasnt allowed inside). Awful experience. Dont live here.1. I was sexually assaulted by one of the staff members. Not only did management not respond appropriately, they continued to send him into our unit. Talking to other residents I found out I wasnt the only one either...yikes!2. Our unit smelled of cigarettes for the first half of our lease. Once again management was no help.3. When there was a building fire, our power was out for an entire day. Goodbye groceries.4. Maintenance would leave our door unlocked after entering our unit when we werent home5. It smells ALWAYSI could go on and on. Take my word and everyone elses and spend your money elsewhere

Samantha, Stephanie, Coty, and the rest of the Housing Consulting Staff were overwhelmingly transparent and helpful throughout my roommate and I’s application process — we are both incoming 1Ls at UW Law School. We are both impressed with the amenities, quality of the apartments themselves, and the surrounding area. I never had *THIS* many problems with an apartment place in my entire life. And thats counting my old landlord, who was a legitimately crazy person. I thought I would get a hassle-free place if I pay premium, but instead I got some premium hassle.The place is extremely noisy. The managers will tell you otherwise, but you practically can hear the entire building partying. Bass propagates especially well through the solid concrete building - there were days when I could feel the walls vibrate. The doors are thin - you can hear people talking outside and its like there is no door at all. Every weekend Friday through Sunday is a party, and the managers just dont care, so good luck getting any rest or studying. Why would they care anyway when they dont live in their own building? If your windows are facing the inward terrace, youre stuck listening to the loud music and chatter. And if you open the blinds, youll also give everyone a nice look into your room. Also calling the police will hardly do anything, because there are often multiple parties on each floor.The property managers only care until the moment when you sing the lease. After that they just ignore you, or direct you to the email address that theyll then ignore. Or you talk to them on the phone, and theyll act as if it never happened no mater how important it was for you. There was a broken appliance in my apartment, and they wouldnt get around to fix it in months. All they are good for is taking your money.

MOVE-OUT FEE!!!!! For a minimal damage on sofa (by my Emotional Support Cat, while used already protections such as sofa cover and attachment pads), which can be fix by simply cutting away the threads, they charged me $626 cuz they state that they THREW the sofa away up to their standards.....【my first ever google review, really got me mad!!】

Ill start of by listing the pros of living at the lark: the maintenance staff is always prompt to respond to any issue you may have, and are typically very efficient; there is always someone available Monday through Sunday to answer any questions or concerns you may have; the managers (Stephanie Gomez in particular) are very accommodating and very willing to help resolve any grievances or concerns. Unfortunately, the issues I endured while living here negatively impacted my experience and have deterred me from waning to renew my lease with them. When I toured the apartment, I was shown a room with a private bathroom inside that was twice the size of the room I was given. It is disclosed in the contract that room assignments are random, but during the tour i was assured that the room I would receive would be similar to the one I viewed, which was further from the truth. I will warn you to be ready to potentially pay the same amount of rent for a smaller room/ different layout. Again, it is clearly stated in the contract that you will be assigned rooms at random, but I was lead to believe that the room I toured would be the room I would move into. Just fyi It is also a bit difficult to sublease your apartment for an amount close to what you may pay in rent. Overall not a bad place, but I really dont believe that it is worth the price!

This building is new but breaks down like a thousand year old building. Electricity bill is to the roof because this building is supposedly a green building meaning they have minimal carbon impact on the environment during building. Thats why the insulation sucks because theres none. Do not rent.

I have been living at the Lark, formerly the Uncommon (RIP), for 1 and half years and will be renewing my lease for at least another year. This has been the best apartment I have ever had the pleasure of staying in, mainly due to the great staff and excellent location.The Lark is in the heart of downtown Madison - only a five minute walk from State Street and a pretty quick bus or car ride to the far East or West side of Madison. The Lark is an ideal place to stay for people without a car that still want to explore all that Madison has to offer.Big shout out to the crew downstairs - Beau, Steph, Celena, Coty, and Sam for making the vibe of this place so warm and welcoming. The coffee shop is also great. David and Omar make a mean guac breakfast sandwich and tumeric ginger latte - Excellent way to kick off the weekend.

Absolutely the worst place Ive ever lived. Not to mention incredibly overpriced. The amenities are subpar to say the least. The walls are so thin, you literally hear every single noise coming from other apartments on your floor. There are constant parties and the noise level is awful. The building was obviously made using the cheapest materials possible. The granite countertops absorb water and become stained easily. There is no ventilation in the bedrooms, so you dont get any of the heat or AC. The water temperature in the shower is luke warm at best (Ive complained to management about this multiple times and they claim the temperature control for the water controls the whole building so they couldnt adjust it for one complaint). My apartment is located on the same floor as the patio and social lounge which means we cant open any window shades without allowing anyone on the patio to have a nice view of everything we do. The apartments get zero natural light, which was a blast when there was a fire and the electricity was out for a whole night. Their comprehensive roommate matching system is a complete joke, they just shove you in an apartment with whoever wants the same floor plan that you want. Overall, my experience here has been terrible. I wouldnt recommend this place to anyone. Also, the 5 star ratings you see are from employees. I have yet to meet a single person who enjoys living here and I dont know anyone that plans on resigning for next year.

DO NOT LIVE HERE! Had a terrible experience with Uncommon madison that seemed to only get worse throughout the year. First off, in the beginning of the year the bathroom in my unit was broken and the staff was unable to fix it for two weeks and gave me no options or help during those two weeks. Second, you better be ready to hear fire alarms loud and often they go off at least once a month. Third, its way over priced for the terrible location. I could go on and on about this place and how terrible it is. At move out i told a staff member there was a few paint chips missing and they promised me that it would not be a large charge but then they turned around and charged me 171$ for paint. Not to mention security will not on your door at any time to tell you your tv is too loud. Very bad experience all around and would not let any of my friends sign here! Much better options that have better locations, better staff for the same or cheaper price!

Looks pretty on the outside, but dont judge a book by its cover. While the staff Ive interacted with are friendly and its great to have a washer/dryer in unit, this place was clearly built as fast as possible with the cheapest materials available. The walls and windows are so poorly insulated that you can basically hear a pin drop in the apartment next door, the countertops are covered in water stains, and our unit is laid out so we have an enormous, useless hallway and tiny kitchen. I live in a unit above the courtyard, so anytime someone decides to have a party out there it sounds like they are having a party in our living room.We were also reassured that wed be able to sublet our place because there will be a waiting list to get in!!, but the frequent emails offering discounted rent to new signers suggest otherwise. Clearly the promise of help in finding subletters flew out the window the second we signed our lease because we received little in the way of assistance, despite countless emails and trips to the front desk. I would not recommend renting here, especially not for the price.

Honest Review-Location- It’s not bad, but if your classes are near central campus, this may be a far walk. Bascom is easily a 15-20 minute walk, and most others beside lakeshore are around 20min.Issues- This building is right next to a large parking lot. Believe me when I say this- when it snows at any given time, the snow plows will be out most of the night (usually between 1-4am) making a lot of noise. Therefore, I have learned to wear earplugs during the night because otherwise it will be really hard to sleep.Room quality- In my opinion, the room quality is the best part about this apartment. This is really where the apartment differentiates itself from others- the size, appliances, bathroom, floors, etc are all good.Amenities- The work out room, game room, and decks are nice. However, for the price you’re paying, the amenities do not beat the other new apartments. There is no hot tub or pool, although I can’t imagine how often you would use it anyway. All in all, the new facilities are well built and is a highlight.Price- It’s very expensive, there’s no question about it. Keep in mind that you have to pay out of pocket for electric, which is an expensive hidden cost. This apartment serves others besides undergraduates.Be wary of other reviews, as employees do rate them. Id say 3.5 stars.

Honest review from a resident:(Update: +1 star for the new GM Michelle being very polite, helpful and professional with my few issues during move-out)As other reviewers have stated, the walls here are exceptionally thin and you are able to hear bass from music quite often. Another note that should be repeated from an earlier reviewer is that if you find yourself living on the northern part of the building facing the large parking lot, you will most certainly be disturbed at night by snowplows. For whatever reason they choose to plow the parking lot between 1-2AM on weeknights. So if youre a light sleeper, its not so fun.The layout of my apartment (4b/2ba) was also quite poor. Again, as previously stated by reviewers, there is a massive hallway that seems to waste a lot of space (many of my guests commented on the waste of space). The living room was very small for being a 4 bedroom, but the kitchen was acceptable. Heating within the unit itself is uneven as the furnace/ac was in the kitchen/living room, as was the thermostat, which resulted in that space being the only part of the unit to actually stay at temperature. My room was furthest from the living room and was certainly the hottest (it probably didnt help that I had a large computer running in there for hours every night). The layout of my room was also frustrating. I would estimate that about 25-30% of my room was wasted space as the layout was too awkward to make use of. This was a result of poor closet, door and structural pillar placement.I did not make use of many of the communal amenities, but they seemed OK. The 5th floor terrace was nice. And the study room seemed nice for those who would make use of it. I did attempt to reserve the study room at one point and called the front desk about it. They were overall unhelpful and seemed confused at my simple request (I was apparently low-priority). On the staff at Uncommon: its hit or miss really. Either youll get someone helpful or someone who has no idea what theyre doing (in which case youll be making a future visit because they never get back to you). It not all doom and gloom, there are a few very helpful employees, but the ones who are not ruin the efforts of others.Ill now reveal the BEST part of living at Uncommon. The internet speeds. Absolutely fantastic. This was actually the reason I chose to live at Uncommon in the first place. Im a super heavy internet user, so this was a top priority for me. Speeds would often exceed 700 up and down with my personal router. For this reason alone, I would classify my experience at Uncommon as good. For some this may add no value to their living environment, in which case I would recommend you weigh your living options carefully before committing to Uncommon. Otherwise if youre an internet creature (CS major and or big time gamer) like myself, this would be a great place to live. The internet service did go down a few times (once for over 24 hours), but 100% uptime is an unreasonable expectation.If you made it this far in my review, congrats. I hope my comments will help you in choosing your next apartment. P.S. From speaking with other residents (including a roommate), I guess its very difficult to re-lease / sublease (whatever they want to call it in the lease documents).
