Josh is all about preparation. I worked with Josh as my selling agent. His approach is very competitive. We started with market analysis -- Josh works with appraiser and makes sure that the price is justified. He shares his insights and we set the price that was within the range proposed by Josh. After that we work on interior and I follow every advice he gave me. The property was on the market just a few days. The got an offer first week and not surprisingly the condo got sold. Josh prepared to list the condo meticulously, he paid for pictures, flyers, he even bought air fresheners. Working with Josh you have a sense of understanding how the process work. I deal with other agents and after the fact I always was wondering what happened and when something went wrong, because based on their promises we developed expectation that didn’t materialize. Many agents do that for the sake to get your business. When my 94 year old mother went into an adult family home we had to sell her 55 year old rambler. It had never been remodeled and had a lot of issues. Josh worked with us to position it favorably in a very competitive marketplace. It sold in the first weekend, but for a price that turned out to be 10% over the appraisal. The buyers started to waffle.
