After a week of chasing homes all over Green Cove Springs and Orange Park, FL numerous emails, phone calls and trying to speak with some on the phone Nothing. After being told homes where available and after looking they are under contract. I believe this company is a section 8 or scam. We have requested our 155.00 dollars back for application fees and they have went silent after they offered the return of our money. I will be contacting the BBB and reporting them as well as the local SO for scammers if my money is not returned.

I lived at a residence for six years. I believe homeriver took over as the property managers in 2017. I was forced to move out this past month due to the homeowner selling the house to an investor that’s going to remodel the home. I was told I have 30 days to move out and have the house cleaned before I go. I was also told “we’re not really worried about the carpet, they’re going to replace it anyways.” Okay, fair enough. So I was able to get the house empty and hired a cleaner to clean it and so they did.I moved into my new home, and asked HomeRiver when I could expect my security deposit. They said “as soon as we’re done with the walkthrough.” After a few days of no correspondence, I emailed Suzanne Rosborough again (I can’t get anyone to answer the phone or return a message, and no one picks up at the office number) and she finally responds saying there will be a deduction off my deposit for a cleaning they had done and carpet steaming. I’ll remind you that they are replacing the carpet anyway. I ask the total of the deduction, and after 5 days of no reply or picture proof of uncleanliness that I asked for, I wrote Suzanne again asking for some explanation. Finally, she responded with pictures of really extremely nit picky things like a little dirt on the OUTSIDE porch, a cob web above a chandelier, and a stain in the freezer that’s being replaced during remodeling. If HomeRiver wants to jerks and charge the little guy for a $280 cleaning, fine. I was told they expect the house to be left in same condition as when I moved in. After 6 years. That’s impossible. I came really close to that as I’m not a dirty person and didn’t damage anything at all besides the walls where pictures hung that were patched perfectly and will be painted over in the remodeling. I was charged $290 for the carpet cleaning. That’s $570 total. Half of my deposit. Just warning everyone who moves into one of these homes, expect them to rob you on your way out anyway they can.P.S I had a screen on the porch rip off during a hurricane we had a few years ago, I put in the maintenance request to have it fixed two or three times and nothing was ever done FYI

Of no fault of the HomeRiver group, we had some confusing hiccups with my Renters Report that was heavily impacting our application process. HomeRiver went above and beyond to help us find out who to contact and how to get it resolved. Turns out, because I changed my name a few years ago and it hadnt been updated in the major credit bureaus, I was like a ghost when companies tried to pull my report even though I have a substantial credit and renters history. It was a big relief to finally get this resolved. Very good info to know and I hope this might help someone else. If you change your name, make sure to directly contact the credit bureaus and get them updated. Thank you HomeRiver.

Please be aware of this company. This company is extremely unprofessional. I dont understand how you can post a listing on SEVERAL sites and can not get assistance from a single person. They do not answer emails or phones. The phone number listed for this company is terrible. After calling 8 times finally to get someone and say the home is not available but got an text stating the home is available for viewing. Doesnt seem like anyone know what they are doing or this could be a possibld scam. The agents do not get back to you after leaving voicemails. We went down to the office to find nobody there. I gave them one star because zero stars is not an option. People please save yourself the time and headache. I wish I did. My experience with this company has been poor

Ive been a tenant with HomeRiver Group for 3 years now. During my time, Ive seen my property managers come and go. Ive gotta say, my current is by far my absolute favorite. Chiquita Mack, is downright amazing. Shes been there every step of the way during this year. Through her patience and understanding, shes shown me that there are landlords out there that actually care. Its been an absolute pleasure.

They bought the home Im currently renting. Five months went by before we found out who owned it. I keep asking for proof of residency and not one person can help. The only thing they ask about is money, which I wouldnt have a problem with if I had proof I lived here. It has cost me a few thousand dollars because I cant get assistance for my utilities without proof of residency and I have a paper from the utility company that says my house has utilities that run 3 times higher than similar homes in the area! I need that assistance I have 9 children every penny counts!

I recently had a flood in my home of 3 years i complain of the outside rotting and bugs coming in of all kinds they said we dont have to call pest i said fine . Last week my entire bedroom flooded from all 4 corners underneath the house because they failed to seal the garage when they made it a room. There was water over my ankles i lost everything in my bedroom and there not replacing it i had 1 visitor Marco i was told were putting together a vender im still waiting my rent is 975 cash Im Living A sad Situation . Anytime I need a repair they take months to fix when the bath tub water wouldnt turn off they took 5 months to fix it when my water bill was 500 a month with absolutely no assistance with the cost of the bill and no response to fix it. There is currently a hole in my ceiling so large I can see the sky and they keep asking for pictures of the leak I sent them and they just keep telling me to send them more ..... It pours in my closet Everytime it rains and we have been going like this since before February we are now in September. This is insane .....

Heather was very professional and extremely helpful. Always returned my calls and answered my emails in a timely manner.Samantha is AWESOME. She was very helpful and went out of her way to make sure that me and my roommate both were satisfied when we swapped the lease over. I was there for 5 months and I did everything I could to make sure things were done in a timely fashion. I was more than a HUGE help to my PM, I made sure the owners and tenants were taken care of, ran errands, answered emails, showed properties but was never trained properly on my job. I was fired because the new Director “ didn’t know exactly what it was I do” well I did more than the PM and was never given recognition for it. This is a GREAT company by all means and I met some awesome people but I felt as though my termination was full of it. I was never written up or coached on any wrong doings but I was let go for doing my job plus more. Awesome‼️

I saw a property that I was interested in. I called and called and never got a response. I decided to go by their Jacksonville office and found out I had been calling the wrong number. Leighanne and I laughed about that and she gave me everything I needed to view the property and qualifications. She is such a sweet heart and willing to help you and explain everything in detail to you. Leighanne leaves no open doors to question what she says to you. I can’t wait to move into my new property. FYI the 4 stars is for the customer service I received. I am scheduled to move in soon and will hopefully update to a 5 star rating

This company is aware that tenants are unable to fight or have litigation involved to get their security deposits back- in most cases the cost of a lawyer would exceed the amount of the security deposit. This company will take 100% of the security deposit and will not return it no matter how much its argued.Its an unethical business practice to take advantage of tenants who are moving out. This company will keep the entire security deposit and there is little to be done to get it back.The house was lived in for less than 1 year- we have no pets and no kids. There was zero damage done to any of the house- yet HomeRiver Group elected to keep the entire security deposit. Over $1000 dollars was taken and not returned.I emailed the property manager multiple times trying to argue my case and nothing was done.

The only person I can get a response from Is Chiquita Mack and she is not even my Property Manager! I have had several PMs in the years I have lived in an HRG property and throughout every nightmare Chiquita has been the only person I could turn to for a response of any kind. Sometimes just an acknowledgement helps! Chiquita is the only person who returns my calls and emails. I could tell nightmares of the venders HRG hires and sends to my home but the purpose of this review is to call out the one person in the office who does help, Chiquita. If you want to show a culture of customer service then HGR needs to hire more people like her and promote her to replace the current unprofessional Property Manager I have to try to deal with, who has yet to provide any kind of customer service.

This company is absolutely horrible! I usually dont take time out to write reviews unless I am given extremely well service or extremely poor service, in this case it is POOR! In this case it has been extremely horrible. I have called multiple times and emailed multiple times over the past 2 months and have not received one response. They have a representative there that goes by the name Heather Nalls and she doesnt return calls nor emails. They sent me to a showing for a house that I believe was off the market (once arrived no key in the lock box). I tried to reach out to them about this issues and nobody has responded regarding this issue. I also wrote a review about this company on Better Business Bureaus website because this is just unacceptable. If you need more reviews on this horrible company I strongly suggest that website, it gives full insight into how they treat their tenants/potential tenants. Only thing good about this experience is the fact that I did not have a chance to submit an application for any of their properties.

Heather Nalls is who I have been contacting for my condo. What I can tell you about her , she is the best person you will ever meet. shes very knowledgeable and she has passion for what she does, very professional I met her back in 2016 and she has always answer every call , email and helped my son and I feel welcomed every since we moved in. I will always remember her and this company is wonderful as well. Also responds to service calls , never late. There customer service sucks! I have been trying to get an issue resolved for a week now no one returns my calls! My so call property manager has been out on vacation and no one can assist me! There payment system double drafted my account and now I have all these return fees that they said I’mresponsible for like really!!!! I’m filing a complaint to better business bureau

I don’t feel like I was given a fair understanding of the condition of the house. I felt taken advantage of. The house has a lot of water damage and electric issues. I’m not sure if the floors are safe. And all this could be a result of the trees were kept up in this yard. The wood is unstable and there’s bugs in my house. And I’m stuck in this lease for the next year. I would not recommend this company at all.

I dont usually write reviews but I wanted to take the time to acknowledge Heather. My mom who is elderly moved into a home with HomeRiver a few months back and right after move in we had some repair issues. We were having a difficult time trying to get them handled. Frustrated we decided to contact Heather directly since we had a great move in experience with her. Heather immediately went to work on getting our maintenance issues resolved. She explained to us the proper steps for making maintenance requests and assured us that we should not have any further issues. We are thankful that Heather took the time to explain the process and handle our repair items so quickly.

The customer service has drastically changed since Heather Nalls left the company. Customer service sucks. No one answers your calls or returns messages. Customers are billed an additional $10.00 a month for a/c filters. Per my contract I/customers are supposed to receive a filter every three months (90 days). This is an epic fail! Instead I receive messages saying “FRIENDLY REMINDER YOUR RENT IS DUE ON THE FIRST.” Myself and my 10 month old suffer with allergies. I’m waking up with headaches and he’s constantly prescribed medication. It takes an act of Congress to get something that I pay for. I shouldn’t have to call and ask for a filter every four months (120days). There was a time when I was proud to say I rented from this company. That’s a thing of the past!

The absolute worst company. My biggest mistake was wasting my time and money filling out an application which was 65 dollars just to be told that the place that I wanted was probably gone and that I had to find another one and pay for another application fee. Why in the hell would I do that when no one would return my calls or emails regarding the first one that I had just paid for the week prior. Ill pass on this company if I were you.

I only gave 1 star and it was for Heather but I was told she is no longer there. She was the best agent they had. This place doesnt answer phones apparently and doesnt return voicemails. Im still, 2 months later waiting for my deposit after I disputed, to be returned after they claimed up various charges that was invalid. I had to go to the office to speak with Leighanne (new property manager) two weeks ago and she told me my dispute had been settled and she would send an email of all the charges that was reversed and that my check was sent out that week. I still have not recieved the email or the check. This is very bad business!!!

Heather is an amazing person to work with!!! 5 stars**update**I rented a property 3203 Post St Jacksonville FL. I was suppose to be returned a half month rent per the owner who advised management. I have been getting mis information about the check being sent and no one seems to care to actually be helpful which is very frustrating. $400 is still owed that I have been waiting on for over 3 weeks. I already received the security deposit and I would think those would be sent together. I have had issues with the rental prior and the only person who ever seemed to care or get things done correctly was Heather Nalls and unfortunately she is not there anymore. Can someone please help me get the money that is due to me? It is just absolutely ridiculous! Thank You!**Further update **Samantha the senior property manager got the situation handled today and refunded the money appropriately. Still waiting for it to hit my bank but I have faith it will be deposited. She was very professional and acting very fast in resolving the situation. Thank You Samantha for taking care of this today. Giving a 3 star based off of a 5 for Heather, a 5 for Samantha, and a 1 for Britney who was handleing the situation prior and couldn’t resolve it.

Good luck getting ahold of them. I had to drive to their office to get the attention of anyone. Scheduled a viewing they cancelled, scheduled a second time, they never sent me lock box info, scheduled a third they cancelled. I sent over 5 emails and left 3 voicemails. Finally walked in office and got all the info I needed. An abundance of fees just to move in. I really liked this house but the communication is awful. I think we dodged a bullet when we decided to keep looking and not deal with this unprofessional company.EDIT: They replied below telling me to call the SAME number I called for days with no answer.....seriously? Youre just posting a reply to pretend like you put forth a resolution. People need to be answering phones and returning calls its ridiculous!

Tried viewing a house, got an email confirming that I had a viewing, then absolutely nothing. Day of the viewing AT SCHEDULED TIME of viewing got a message it was cancelled leaving us standing in front of this house for nothing. Rescheduled, for a week later. Asked if there was any way to see the property sooner. Got silence. Now my viewing has been cancelled again because its been taken off the market. Im so mad. I was desperately hoping to get this place I SCHEDULED FIRST but was pushed bacl for no reason. Im so mad Im freaking crying. Way to screw someone over.

Terrible rental company. Put us in a house with roaches and black mold then had to move out because of it. Our property manager ignored calls and emails constantly and was hard to get a hold of. Had to the call city on them after 4 months for not making repairs and still it was a struggle. Save yourself the headache and go elsewhere!

VERY POOR COMMUNICATION. Coordination for service at the tenants homes takes way too long. Payment processing takes way too long. As a service provider it is very frustrating to constantly ask for payment on large past due amounts and to be told over and over that it is being handled meanwhile taking calls from frustrated residents that they have been reporting maintenance problems for days or weeks before any work order is created for them.

I am the property owner for the property that C. O. left a review for. What C. O. forgot to say in the review is that there was over $3,000 in damages to the property. You could say that the security deposit did not cover the damages that was done to the property, and thus why I told HomeRiver Group not to refund any of the security deposit.
