Horrible apartment. When we move the there were lot of bed bugs in ceiling. Because of this we need to throw our bed and sofa. The apartment was not clean when we move.The property manager said the old apartment will be like this.For bed bugs treatment we stayed in the hotel , the property manager didnt arrange anything. He told us we need to plan by our-shelf.The carpet was installed grade-1 carpet ( quality is very bad ) which cant be same when you move out after 3 years.In Spit of all this they put the heavy fine when you move out.I would not recommend anyone to lease this apartment

Beware of these apartments as they are pieces of trash scam artists,Drew Pierson will try and rip you off of all your deposit when you move out and still try to take more,please make sure you take pictures/video of everything when you move out and make sure you are there with management when they do the final walk through. They took my whole deposit and are still asking for $200 saying that we left several stains in the carpet,I took photos of every thing before I left and the carpet was perfectly fine so please be cautious of this place.

I want to first start off by saying this is one of the BEST apartment properties I have ever lived at. The grounds are always well kept and clean. Not to mention the Maintenance Team is AWESOME! Marcus and Blake always get the job done and RIGHT the first go around. Ive lived here for 3 years and Marcus has ALWAYS keep the trash compactor spotless on the weekends! Last but not least Erica and Drew are always pleasant on the phone and greet you with a smile in person. I would highly recommend this property for your next home.

Bank, Post Office, Grocery, Restaurant are walkable....Best:Maintenance Team : I liked in many apartment earlier and based upon my experience, Blake and Marcus are doing great job.Bad:Planning for Maintenance... None of the plan go as per their schedule. Most of the time, it reschedule due to Unavoidable Circumstances..Worse:Non Functional Security Camera : In case of any incident, their camera couldnt capture the licence plate. I believe they are not even Functional.Pet Waste: It goes against Residents... Many Residents do not pick pet waste..Water Crisis: Since pandemic, Its been very common that water shut down without a notification.... Its not once or twice but 15-20 times in a year.Roaches: Yes... They call it home.Worst: Property Manager. Few things he dont understand like Smile, Respect, Being Polite.Exactly opposite to the Maintenance Team.

Nice, Clean community and Great staff. Cant wait to renew my lease! I couldn’t imagine living anywhere else for the affordable price and well worth amenities! Never had an issue with security or neighbors being loud. I’m 100% happy with my choice to stay here!

Marcus Bilbao and Blake Barnett always provide fast, and accurate maintenance repairs. Every evening as the sun leaves its footprints across the sky; I am so thankful to have such a beautiful, quiet and inviting place to come home to. Pathetic staff, full of liarsWas lied to from day one about apartment availability, no clear communication, then a month before moving date, i get told oh the apartment which you were gonna lease (where the application fee was only paid after i was assured by management of availability and paid the security deposit for) is storm damaged and won’t be ready to move in but we’ll give you another apartment at same rent, then after another week of waiting for lease for new apartment, they back out on the rent promise and increase the rent.Then the manager says we can refund your money back (application fee and security deposit) and he goes back on his word again and now he says we won’t refund your money back.Really just full of people with no professionalism and integrity, disgusting!

The apartment is full of roaches. Kitchen, Bedroom, Bathroom they are all over the place. The maintenance office will make you go round and round to listen to the problem and get needed pest control done. They close the pest control request as soon as you submit it without giving resolution and will ask to open new one every time you complain the problem again. Not a good place to live.Drew, The bug treatment is good for nothing. After three consecutive treatments, the apartment is still full of roaches. I am being asked to pay from my pocket to get it treated, which is ridiculous.

Beautiful community. When I called the community they were so helpful and informative. I love that they have a basketball court on site! My boys will love it. Can’t wait to come back in February once my lease it up!

Roaches problem in the entire community and its really out of control and its all over the house , we have to spend lot of money every month to buy various kinds of things to keep roaches away but nothing is helping , the pest control which leasing office organizes is really useless and has no impact on the roaches.The buildings are really old and there were so many houses which water damages during the winter storm , which has added to the roaches problem , we have raised pest control request but had no help from the leasing officeIts a friendly community but the building problems and roach issues are making us to wait for our lease to end as soon as possible so that we could move to better community

Erica in the leasing office is awesome! Even though I ended up going with another complex, I would recommend this complex without question. Erica went to bat for me when she didnt have to, and was able to get an approval that I didnt think would happen. Most of these complexes out this way are about the same as far as amenities and rent and what not, so good customer service will go a long way in setting the complexes apart from one another, and I can vouch that Erica is awesome!

These apartments are infested with roaches!!! The management team needs to do more to relieve the infestation...no one should have to live like this when there’s plenty of competition in the area...apartment communities need to do better...I’m not a resident but to hear what my friend is going through here saddens me

So we just moved here from Washington State, after a few weeks of searching for a place to lease with no luck... we saw the verandah at Valley Ranch it looked inviting with its manicured lawns and security gates, so we decided to try once more, we were greeted by a very pleasant, professional young woman by the name of Erica Martinez, she was so up front and honest that we felt like we had found our new home and we hadnt even applied yet! Erica took us through every step very graciously she also showed us different options and walked us through the property I not only fell in love with the property but when you have professional, kind, caring staff such as Erica Martinez you know that they are not just there to lease you a place they are there to assist you in finding a home that works for you. So that been said Thank You very much Erica Martinez!! Yolanda Dorsett and Family.

Update to my below review.Its been 3 Plus yrs and i should have got out much earlier - now pandemic making things nervous.The new management is explicitly ignoring on responding through emails - when asked they said what to respond.I never saw this kind of attitude. After enduring much of stress due to apartment construction work and not offered Intime moveout to another option when it was done to neighboring units. and it was a hell for that entire month with noises and vibrations and smell of construction right at our door step . And they sent 3-4 folks to fix the dry wall crack all of a sudden in middle of week at worktime - i said at least notification would help and I would like to reschedule as we have to vacate one room for entire 24 hrs or more. After i calling and explaining and rescheduling the folks never turn up and its already 10 days waiting for them - by making a entire room available free of furniture and waiting for them. How can you live in a 2 BR when every one isworking / schooling from home and apartment guys are not even acknowledging the delay or inconvenience . I called two days and asked about the work - they said they left voice messages to the crew but never came back to me when they rescheduled those folks.I do not understand why this degradation or courtesy or professionalism in this aspect.Such a ill attitude and less respect towards legal immigrants as it all comes down to.Out of all above may be staff is less or busy may be these guys - but as a long term tenant, i for sure had to endure lot of mistreats and ignorance.Pandemic is taking beating on all areas of services= that is for sure.**************** old Review - once Joey left - the other staff members showed their non cooperative face.Joey is nice person to work with and also Reckell. ( she is also non responsive for any of the communication ).Apartments are located in near to perfect location right opposite to elementary school , chase bank , USPS and some restaurants near by and gas station. A CVS pharmacy too. Near to MacArthur Market place .Apartments crew are ok to work with. Quality of construction is ok and by design some of the units receive less sun light and some way more sunlight. They gave apartment to me with out vinyl floor where i am supposed to get it and i got a carpet floor. somethings like this they missed when they hand over the apartment to me. due to that one person negligence I did not give 1 stars to the apartment.

The customer service of the property manager Drew, was completely unacceptable. If I could rate a 0, I would. Please train your staff on better and more pleasurable communication to prospective renters especially those from out of state.

The staff at the office are very unprofessional and I wouldnt recommend this apartment to anyone - cockroaches, loud noise from upstairs, garbage guy charging you money for not folding the trash properly (i got a warning for the first time and when i fixed it - i got charged the next day) etc etc.Gave one star for the maintenance people - the apartment keeps breaking but they are quick to respond.

Was told I could not view an apartment because my temporary TEXAS license was not an acceptable form of identification. The leasing agent asked me if I had my old license!? I informed her that you are not allowed to keep your old license/ID when you are issued a new one. I then offered my TEXAS LTC card as another form of identification. I told her that card has all the same information as a drivers license and required fingerprints and a background check.Again the agent said she doesn’t know if she can take that either.My experience and interaction with the staff in this community was bewildering. Based off of my experience I would not rent from this community.

Ive been here over 5 years and it has had its ups and downs but whatever experience it was tenants first. The office workers are quite pleasant and I have experienced most, the maintenance also and theyre work is always good for me anyway. You get what you give I have not complains. The longest Ive waited is one. The office managers Drew and Rakhael very pleasant and helpful . Every complex has its situation but also most important we All have a responsibility and if we all do our parts we can have a great complex. I believe the office and the maintenance are working hard even during this pandemic so we should do the same.

Living here for almost 3 years and we like the community for the strategic location. Maintenance was an issue earlier but there is a significant improvement in the recent past, especially after Marcus joining the team.Pest control is definitely an issue. Unfortunately if the neighboring unit is vacated and you start seeing the roaches or bugs, you have no other option to pay hefty price to exterminate them. This issue was already mentioned by one of the reviewer and I second his review.

Use to live in this community for ~3.5 years and recently moved out.Kudos to front office personnel (Reckelle, Adrienne, Joey, Aries etc) - Nice to interact & always helpful. They all deserve good bonus :)Good Maintenance team - most (minor) issues were resolved in about a day/two.Wouldnt mind becoming resident again, if i come across good unit, with reasonable rent.

Great Location and an amazing staff. Ive lived in a few apartments in Irving and this one has the most caring staff, especially after a bug infestation issue brought on by dirty neighbors who thank goodness no longer live there. The staff worked diligently with me to gain control of the issue and it was resolved. Maintenance work orders are also completed in a timely manner. The property is well taken care and a pretty quiet place to live, lots of families.

New to the area and the office has been incredibly helpful from the distance through the entire application process. Even through my numerous questions and requests about my unit Erica responded to and took care of every single thing in a timely matter.

I’ve lived here for a year and some change and really enjoy it. There’s a lot of children who really enjoy each others’ company and they can be loud, but to me it’s just a sign of this place being safe. The office staff is very warm and responsive and the pet policy is very forgiving (no pet rent!). I wish my third floor apartment had better insulation- the summers can be merciless- but I’m pretty happy here.

Friendly office, Marcus is the BEST maintenance guy ever, always nice, always fixes things right. I wish there was a playground for the kids instead of them riding their bikes in the parking lot, but otherwise its a good place to call home.

The best place to live! I lived on property for three years and if my job didnt offer me a position to move then I wouldve stayed longer. The office staff is the best. The maintenance crew is quick and always willing to help out. The management team, Joey is hands down the best property assistant manager that Ive encountered. The apartments are close to everything and the neighborhood is safe.

Very disappointed with the staff and the management, the are rude, worst worst worst customer service and worst management team in office. Would never recomend living here!!!!

Perfect, across the street location for Indian stores or small groceries. Nice place for everything is near by.. friendly staff and helping when needed on timely basis... Glad to choose this apartment.

If I could give negative stars I would. Roaches, broken fixtures, plumbing issues, dirt and this is all day one. A pipe fell off on my daughters foot while in the shower. When management was advised of the issues- no one responded. I ended up taking a day off work and had to physically show up to the office before maintenance came (all the while seeing managment tucked away in his office). This is the worst apartment I have encountered. Im still having issues with roaches and even after contacting management directly I have yet to get a response.. Dont be fooled by the aesthetic appeal of the community. Nothing works here and the upkeep is horrible.

Adrienne Hunter/Ashleigh are awesome and very professional. Both ladies exhibited a high sense of decorum and eagerness to assist me to find a townhome unit that meets our taste and needs. I am of the opinion they both displayed an innate desire to help and satisfy a prospective renter, I will recommend Verandah at Valley Ranch Apartments to friends and spread with love and goodwill the excellent service I got from this apartment complex.

I absolutely love living here. The staff in the office is fun and friendly, they sit and visit with me every time I come in. Maintenance is fast, and if there is a delay I can usually call the office to get an update and then my issues is resolved shortly after. It is in a great location close to lots of walking areas and stores. I am the three bedroom floor plan and it has a ton of space. I would recommend to anyone looking in the Valley Ranch area.

I stay at Veranda Apartments and I would like to bring a particular issue to everyone’s notice. I park my car in the parking area provided. Somebody has been trying to damage my car by making scratches on it. This is the second incident taking place in the past two weeks. I had only left my car alone for 10 minutes and this happened. I have received a bill of $3500 for this. Someone doing it on purpose should be caught as soon as possible so that the same situation is not faced by others in the community. How can people stoop down to such a level and do this? I have also tried explaining the same at the leasing office but no one has taken proper interest into it. When there is no safety for cars, how would someone be sure that they are safe in this community? I would not recommend this community to anyone else.

Community is in a strategic location. Near to all necessities- School, all major stores from daily grocers, CVS, Bank, gas station etc. Supportive leasing office staff. Quick turn around for the maintenance requests.

We have been living here for the past one year and we really like the community. The Leasing office associates are Friendly and understanding .Rikkelle & Joey were very helpful right from the day one. Maintenance requests are well handled on time.. I feel that the apartment community is definitely worth the Rent we pay . The location is great with Groceries, Restaurants and pharmacies right across the street.

I came to look for an apartment last Saturday for a Two-bed Two-bath apartment no #1066. I was very interested to rent but the official website was down. This news was shared by an employee who was working onsite. I was misguided about the website and asked me to check out on monday. However, I went today to see the availability of various floor plans, but there wasnt any availability today and advised me to communicate with the third-party agent. I felt deeply disappointed abut the misguidance. Please be careful at choosing the apartments. I felt the employee would help me fetch an apartment, but it just wasnt the case.

I wish I could give negative rating, Very unprofessional staff. While moving out ,although you have cleaned properly, be prepared to pay big amount ,they will charge you on those stuffs which you havent heard. yes, they will charge you.

I had an excellent experience with Adrienne, Reckell, Christa, and Judge. They were kind and courteous. Reckell and Adrienne went above and beyond to take care of me and Christa did the same while we were moving out. I loved the conference/business center space to conduct meetings and work out of. Keep up your kindness with every resident and with competitive pricing/excellent service, Verandah can easily become a compelling choice for residents.

SCHOOL: If you have a child in elementary you will LOVE this place! There is a STEM prep school across the street. NEIGHBORHOOD IN APTS: The kids play outside and are friendly with each other. The neighbors are nice and peaceful. THE STAFF: is the sweetest, most professional staff Ive encountered ever. MAINTENANCE: super fast! They fix within 12 hours, and do the most random requests like changing light bulbs. Ive honestly never experienced luxury service like I do here, and every apartment Ive had before says luxury, but does not compare to these apartments at all! TRASH: They pick up the trash from your front door! I mean hellooo! No more lugging it around at night or throwing it on a car! LOCATION: its literally close to EVERYTHING from movies, to shopping, to restaurants and grocery stores, but the Apts are so snuggled and hidden you never hear any traffic or noise. People take walks, bicycle, bbq, and swim. There is a water park around the corner at the Rec and tons of people go there and also play basketball at the Rec too. THE GATE: stays closed! You cant get in unless you have a remote. Sometimes its broken, but maintenance fixes it within 24 hours. VIDEO CAMERAS ARE INSIDE APTS! Safety clearly is key! Ive seen and heard of no crimes, and looked it up before I moved here there was a guy who got a ticket for public intoxication on thanksgiving (this wasnt in the Apts it was on MacArthur a year ago, but like that was the only bad report). CONS: way too little diversity in culture. So you are needed to move in to make this location a little more diverse. Other than that, I am renewing my lease right now! Drove all the way from dallas arrived at 4:59 to see a model unite just to be told its too late because its dark. IlNow i dont know your time lady, but in central time it does nt get dark until after 6! guess what you just lost yourself a customer with your non-caring attitude!

Literally dont waste your time.Im not sure where to start, we lived here 14 months and hated every day.Maintenance and trash services are rude. And even after calling several times our trash was rarely picked up.Office staff are very unprofessional. We have had several packages come up missing without any real action om managements part to resolve it. Beware at Christmas, as packages are not tracked well or signed in.If you dont have kids, or dont love the smell of Indian food I really wouldnt recommend this place, there are kids running in the parking lot all day unattended and with no regard to incoming traffic.Further if you want a nice apartment with grass outside, up to date appliances, and air conditioning that works, keep looking because Verandah at valley ranch offers none of these things.The grass areas are only maintained at the front gate area, everywhere else is mud, dirt, and dead grassy areas. Zero lawn care whatsoever.Our appliances were so outdated, loud, and reeked of previous foods cooked so bad that we couldnt use them without stinking the whole house up. (Oven and microwave) It took maintenance months to finally agree to replace them.Our airconditioner panel was not even attached to any wiring or to the wall when we moved in, and the air only flowed into one bedroom leaving the other room like a sauna. To which management said there was nothing they could do.Overall, it is poorly managed, maitnence neglected, old, and overrun with unattended children.I literally would not waste your time or money.

Location is the only plus point. But dont make it your deciding factor. The apartments are old and your children can do a science fair project on types of bugs found in Texas. I am going to throw away my apartment stuff like expensive mattresses bought 2 years ago etc and not take the bugs with me to my new place. So beware ! after so many sprays you cannot get rid of them.On top of it the rent is too high. It is not worth paying huge amount of rent for an apartment with bugs problem. I have seen other reviews about bugs too. And also If you donot like Indians dont live or work here.

Unprofessional staff, earlier management was good if we give any complaint they use to act fast and complaint use to be taken care.but these days we need to wait days for a small service request given.The new staff is very unprofessional, the new girl who came recently i dont want to take her name if she speaks racist way next time i am sure going to mention her name in the reviews and give her complaint to the higher management, she is very rude and they way she was speaking with us was very unprofessional.earlier i have refereed my friends to this apartment now i wont refer or suggest any one here.management need to teach there staff how to talk to the costumer or tenets we are paying money not living free.

Where to start? Ive lived here for 2 years (moving out next week, thank goodness!) and things got progressively worse since moving in.1. As a previous reviewer said, there are unsupervised children EVERYWHERE. Like, everywhere. And they/their parents dont do a good job of keeping them out of the way of moving vehicles so youre constantly paranoid that youre going to accidentally hit a kid.2. I hope you like the smell of Indian food, because no matter how much I clean my apartment with the freshest scents available, itll smell like Indian food within hours. Which is great, if you love Indian food! Unfortunately, I do not. But really...the whole complex smells like Indian food so if youre not a fan, consider looking elsewhere.3. Cockroaches. No way around this one. My first floor unit has lots of cockroaches. Not the big water bugs, no, its those little nasty ones that are un-killable. I apparently pay a monthly pest control fee so.....? Not sure where that money is actually going.4. If youre hoping for a functional fitness center, forget it. There are 2 elliptical machines that work, but the stationary bikes and treadmills dont work so hopefully you wont mind paying for an fitness center that doesnt work.5. My apartment got broken into in March 2015 at around 2am while I was home and asleep; they kicked in my door. While I think this was probably an isolated incident, I immediately reported it to the front office and may have gotten a oh thats terrible but they literally did nothing to assist in my police report or assure me that security would be upped or anything to make me feel less scared for my safety.6. Youre paying for Valet Trash, but whether or not theyll actually show up is iffy. There have been SEVERAL instances of them not showing up. Its not hard for me to take my own trash to the dumpster, but again, if Im paying extra (not optional) each month for valet trash, it better be flawless. Also, I was fined $50 without even a notice on my door, for having my trash sitting out for valet at 3pm rather than 6pm. So, dont sit your trash out too early.7. Its a gated community but the gates stay open a lot or wont respond to your gate clicker so you end up just sitting at the gate waiting for someone to exit so you can go in. Lame.8. Despite all of this! I actually like the front office. Joey is the best and Ill miss him when I leave. My actual unit is pretty nice, and has upgraded finishes/lighting/kitchen cabinets. When I first moved into this unit in 2014 it was $805. According to the website now, this unit is releasing for close to $1100. This is not an $1100 apartment. Go spend that money elsewhere!

The management charges very high early termination of lease. They change around 4 times of the rent money if notice is not given for 2 months.

Worst apartments! Maintenance is a hell takes 10 days to get repaire on top you have to follow frequently to get this done. Apartments are really old not same as you see on the brochure or in the online site. Will not recommend any one.

Since the leasing management change few months back, maintenance has gone bad..Common laundry room is not clean most of the times. Maintenance requests take long times to be addressed. Service needs to improve to old levels.

I wish some little problems such as the pool being closed or the laundry room not being as clean as expected are solved soon.

For kids no playground.
