As a Real Estate agent Ive had to engage with a number of management companies over my 4 years in the business. Im happy to write this review and tell any readers that whether the subject property was Cambridge Glenn Condominiums in the Med Center or The Rise in Midtown, my experience with this company has always been very pleasant, professional and positive.Today I am compelled to write a review for a gentleman by the name of Paul Valdez who manages Cambridge Glenn. My father tasked me with the job of selling his condominium in the Med Center and I wrote no less than 36 emails and made numerous phone calls to Mr. Valdez. He arranged a meeting between myself and a contractor (Jericho Foundation, another excellent company) to ensure my concerns were being addressed. Needless to say, every email was responded to adequately, as well as promptly.This experience could have been awful for me with a different company, thats a fact, and today that condominium is sold and it was largely due to his help and I sincerely appreciate it.

Every time I call she always takes care of any issues or questions I have with my parents properties and is always so pleasant. It’s hard to find consistently good service now a days. After virtually attending my first HOA board meeting I would like to give special shout outs to Courtney and Tiffany for their leadership, communication, and professionalism. My past experiences with Rise Management have not always been the best. However, my faith has been renewed after attending the board meeting. I am hopeful for the future and if things continue to go well I will happily highly recommend Rise Management to my friends as a management group they should consider for their own HOA!

This shady management company is trying to foreclose my condo based on only a few hundred dollars fines they have immorally put on me. The management kept on returning my monthly HOA check, while charging me late fees. After my bank has showed the proof that they have received my monthly HOA check, this management starts ignoring my calls to explain the reason. I end up paying over $5000 to this dishonest company. I am currently filing a lawsuit against this company.Dont hire them for any service.....

I own a condo at Live Oak Lofts and recently had a couple of issues with my key fob and a few other minor situations .... each time I dealt with the complexs administrator, Linda, who either promptly took all my calls or returned them immediately .... she was so personable and resolved them effectively .... she earned my 5 star review and then some .... we now recognize each others voices .... in the past 16 years since I owned that condo I never received such stellar service! Thank you Linda! Youre a credit to Rise!

I am the owner for more than 10 years at the oaks of West U. Ever since the Rice management took place for our HOA, it has been a disaster. They have lost the monthly HOA fee my bank sent out through auto draft. Without any communication, they sent my case to the lawyer, trying to foreclosure my condo. When my bank has provided proof that the management has already cashed my HOA check, they finally admitted that its their computer error, but I have to pay the legal fee for their mistake. Even though I have never late for the monthly HOA payment over 10 years, the Rise Team keeps on charging me late fee and all kinds of fines, because I refused to pay the legal fees due to their own mistake.The Rise team office has ignored my email and phone calls. It seems like that I have to find a lawyer to fight with this horrible management team...Try to avoid this management if you can!!

Within 4 years after this Rise Managment took in charge of our HOA at 4041 Law, the whole complex has run into the ground. The peeling exterior wall, the loosing staircase, the dirty pool shows little to zero work done by this management. While the Rise Managment keeps on increasing the monthly HOA fees, they are not responsive to any maintenance request. The management even forgot to notify most owners when they changed the gate code. Stay away from this company…

During the recent winter storm we had here in Houston, the Rise team was there to get things done pronto. It was a hard time for us all but we worked together and they supplied us with all the people and backup we needed to keep owners as comfortable as possible. Our mailbox has been broken since we moved in, back in August of 2020. Mail has stopped being delivered, and has been held at the post office. Months ago we were told that a work order had been submitted to be fixed. Now the post office sends mail back to sender, and the management company is saying they don’t know the status of the work order.... how does that make sense?? Plus, I’m not sure when this company took over, as their contact information isn’t posted anywhere. I had to call the old management, which is still posted, to get the current managements information.

I am absolutely disgusted with the lack of humanity this association has shown. They wouldn’t even discount me a measly $5 late fee which was THEIR FAULT, even after they charged me thousands upon thousands of dollars which I paid as soon as I found out about. I have emailed Lynette multiple times and she simply doesn’t care and doesn’t bother to respond. I’m so disappointed in how stingy and miserly this company is over a mistake that they made and refused to correct. It is not about the $5 , it’s about the principle of knowing when you’re wrong and showing humility. These people just want to be right. Doesn’t matter if it’s to the detriment of the home owners. I wouldn’t wish this company on my worst enemy.

What a waste of a Management company. They have changed out 3 of our building managers in 2 years and still what a waste they hire incompetent people. It’s been over 1 year for an issue and we are no where to resolving it as we were 1 year ago 2 property general managers and a new manager from corporate who been on the job 6 months and ignores the complaints. Spoke with her today and nothing but excuses and excuses. She said 1st time we spoke was her 2nd day on the job and it’s been 6 months and she hasn’t lifted a finger or done anything. Left messages for both owners before and they also never call back.Worthless management company and it’s time for a switch.Look at their reply. Does anyone see any verbal attacks, profanity in my review?Nope.Have left 6 messages for both owners to contact me and it’s been over 1 week and they can’t even return a phone call.

I live in a high-rise condo building that has an HOA and also an HOA Board and Rise Management has been a reliable and professional support to us for a few years now. They offer advice and support to our board on all aspects of running our building from hiring staff, maintenance, repairs, vendors, insurance, rules, regulations, etc, but, and this is huge and true for HOAs that ultimately it is our board that makes all of the final decisions on what will be the best for us, the homeowners.Now we just experience one of the worst disasters to hit our city of Houston. Our building suffered major damage and requires major repairs. I know for a fact that without the support of Rise and their calm, supportive, and knowledgeable staff we would not have gotten through it nor would we have the know-how to now navigate not only the repairs but the insurance and legal claims. Communication is key and they have the best support managers and the best service hands down.

A HUGE shout out to Erica King! Miss. King is rather new to the property I reside at, Lovett Place. Upon our initial contact Miss. King scheduled a visit to the property to personally inspect issues residents were experiencing regarding ongoing problems with the repair of home balconies. Miss King is very personable and responsive. She has consistently communicated with me concerning the process and steps Rise Management is taking to repair the balconies. In addition, Miss. King responded immediately to additional issues such as a broken air conditioning unit within the buildings gym and difficulties with building security (e.g., door leading into building from garage not closing; homeless individuals camping out in the garage). Unlike the previous Rise Association employees assigned to our building - Courtney Aguilera and Husaina Tadi, both of whom pale in comparison regarding their professionalism and responsiveness to issues within the building, Miss. King appears to view her position and responsibilities at Rise Management as career oriented rather than simply a job. Thank you Erica!!! We still have a ways to go concerning repairs to balconies but I definitely perceive all of us here at Lovett Place are in capable hands!

Very professional team that cares about the needs of the residents and produces results.The General Manager is very proactive and concerned, great people skills and very responsive. The Assistant Manager is a great team player, always on top of details and very active. The concierge staff is excellent and the maintenance team is very efficient, always busy taking care of our A/C and plumbing issues and the cleaning ladies.. the best!All and all, Rise Management has been a great, reliable and professional support team to our HOA, the building and the residents.

This is focused on two Rise AMG employees and their actions. During the past 6 months or so. Both Lynette and Gregg whos last names have been intentionally omitted, stepped up dramatically during an aggressive concrete repair project that was besseached with issues beyond anyones ability to foresee. This in addition to the president of the HOA being hospitalized for several periods during the project. Both Lynette and Gregg managed the project with unharelded professionalism through to completion.Most recently, as a result of The Great Freeze of 21 , Lynette against many odds did in fact find solutions to the plumbing/water issues In several buildings even though plumbers were at a premium, if you could find one.Although I have not discussed with the BOD, I am certain that they would agree.Notwithstanding the above, many challenges remain in improving our property still exist, but with the degree of professionalism exhibited, I remain confident that together we can find or create new and permanent solutions.Thank you Lynnette and Gregg.

This is my first time living a condo and since RISE took over it been amazing. They installed more security measures almost immediately, they’ve kept the property beautiful and made it so my friends are jealous of where I live. Linda recently responded to an incident I had and she was wonderful. She answered within hours and had someone out to address it. I am 100% confident that any issues in the future will be addressed quickly.

Matt has made huge improvements in the building. Rise has also insured our mechanicals are in proper working order, inspected, and maintained. They caught a water pump going out before it was too late. We also had a fire nextdoor that they handled perfectly.

Ive been living here for almost four years and its so great to be living in a place that i have so little to worry about, and believe me i appreciate it. back in Denver, a condo like this would cost in the $1-million range, so you cant top the value, and the amenities, pool, fitness center etc. are like a luxury hotel (i often joke that i feel like i live in the Grand Hotel)a lot of that is because of the fantastic staff we have here. Jennifer, Daniel, Josh, Melvina, (and I know that all of the other names escape my memory at this point) are all first rate, they care for this building and those living here as if we were their own family.you could not find a better place or a more well run building

As first time loft style living residents my husband and I had no idea how to navigate all the intricacies of adjusting to urban living. Matthew Maier, the property manager of our building, Kirby Lofts, made our transition from suburbia to downtown seamless. We have now lived at Kirby Lofts almost a year and he continues to be an invaluable asset to us and our community. He is knowledgeable, unwaveringly polite and a consummate professional. Matthew organizes and conducts quarterly and annual meetings to keep the community well apprised of relevant information and provide a format to discuss community concerns. The ongoing improvements to the property are endless- think brighter lighting, key (fob) less entry, hallway renovation. Did I mention that he even has doggy bones to greet our four-legged friends??

My wife and I have lived here at Sage 3525 for 10 years now. She is an engineer and I am a Doctor who both run several companys and understand business. With our new manager Jennifer, it is a breath of fresh air to see someone who actually cares about this building and its residents like she does, not just in her words but in her actions. Our place with its large trees overshadow the property like no other. With great management like we have now, our place is like being at a resort when sitting out by the pool. Its just really nice to know that our voices are heard here at our place we call home.

Rise Management is a JOKE all they care about is making money. The home owners in are complex most of them are NOT happy with them. It takes months for things to get done in our community that should take days there is always excuses. I purchase 2 yrs ago and we have had 4 property managers from Rise on our property and they still cant get it together. I can go on and on about them and only owned my place for 2yrs that in itself speaks volumes. DONT USE THEM!!!!

This is a review of Matthew Maier, General Manager of Kirby Lofts Condominium Association. Rise took over our Association in February 2019. We weren’t managed well by our last company, and our Board of Directors decided to switch management companies. I remember them trying to decide on a new management company, and finally they said it really doesn’t matter about the company, it matters who the general manager is they send to us. This turned out to be very true, and Matthew has been a godsend! He’s friendly, ambitious, helpful, and prods the board into doing things they need to do. Much has been done in the last year to improve our Association for the comfort and safety of our residents. Thanks Matt, you are very appreciated for a job well done! Thank you also for the extra help that you give to this crazy old man.

If you like unresponsive people, waiting in the call line for an issue for an hour, trying to find a person who can solve your leak issue you would love this company.If you like unexpected high charges for a document (about $300 for condo survey, $200 for insurance documents) you may love this company.When you have an external leak issue and they don’t see if they can help this is your company.

This management company recently took over my condominium complex. Their communication is bad, their timeliness in response to maintenance requests is even worse, and their customer service is atrocious. Just a couple things that have occurred in the 2 months since they have taken over the complex:1. Request to replace a light bulb outside of my building took over 4 weeks to complete, despite reminder calls every few days.2. Hot water repair took 4 days. Water was turned off entirely to affected buildings for 5+ hours without notice.3. Fence was being repaired under previous management. Rise Management abandoned this project, and shoddily patched up where the prior fence repairs ended. The result looks like a kids popsicle stick craft project.Do NOT recommend this management company to any complex looking for new personnel.

This is a review of Tomas Moreno from Kirby Lofts. I moved into Kirby Lofts about 5 years ago to help out my grandfather. It was an OK place to live then. One of the good things about it, was Tomas. Rise Management took over Kirby Lofts about a year ago, and one of the best things they did, with the encouragement of our Board, was acquire Tomas from the old company. He is very friendly, conscientious, always willing to help, and he is a very hard worker. He is always doing something to improve or clean Kirby Lofts. He has helped my grandfather, as well as other residents, and always with a smile. He and Matthew work well together, and Kirby Lofts is now a well-oiled machine. Lots of improvements have been made, and it is a great place to live now. Thanks Tomas for always being there, and for a job well done!

I’ve been a resident at the 3525 Sage Condominiums for the past 2 years and we’ve had our up’s and down’s here, but ever since Jennifer has taken charge as General Manager, it has completely turned things around here! Our amenities our receiving improvements consistently as well as infrastructure and her training of the staff hasn’t gone unnoticed either. With all of that being said, I’m leaving this review because I’m always pleasantly surprised at what Jennifer has planned and this past Friday, she scheduled a happy hour for residents to enjoy themselves on their patios with a live DJ playing on the roof the parking garage which was a breath of life into not only just my neighbors at the condo, but the 2 surrounding buildings’ residents as well. Not to mention, all of this was accomplished while still maintaining social distancing for the safety of everyone!Thank you Jennifer for all that you do!

The reason I am giving Rise 5 stars is for one reason, Candace Brassel. She has been the most amazing manager we, as a community, have ever had. Ive owned my home for many years and several other homes and have been on quite a few boards and have never had such as pleasant experience. Candace is an exemplary employee that others can learn from. She is the only one the ever replies to my emails and returns my phone calls the same day. It doesnt matter what time of the day it is, she is always there when we need her. She definitely deserves a promotion and recognition for her hard work. On 9/28 my kitchen ceiling fell in due to water leaking from upstairs. The on call management was able to send a plumber and said he would be back out Monday to see if the leak has stopped. The plumber never showed but the leak had stopped. Wednesday I spoke to Candice who is the assigned manager to my property and she was completely unaware of any situation with my home but said that she would speak with the on call management from the weekend and get back to me with the plumbers finding that day. Well Thursday rolls by and no word from Candice so Friday morning I call and Candice has no information for me and now insist that we spoke on Thursday even though my phone records say differently she was completely defiant and rude, insisting that we only spoke the day before and that now she didn’t say what she said about getting back to me with the information. Now she said she told me the plumber would call me. Well obviously Candice is not being truthful. I call back and ask for someone else to speak to and I get Linda. Now Linda says I’ll take care of it. She calls the plumber then calls me back. She states she has the plumber’s report and will forward it to me in an email by the end of the day Friday. I call at the end of the day and the secretary passes along a message from Linda that she is crafting the email and I’ll have it shortly. The weekend goes by and no email. Now around noon on Monday and I get Lina on the phone. I have to remind her who I am and why I’m calling. Now she says she was waiting on the invoice to come from the plumber before she can send be the plumber’s findings and that she has that now and the email will be there by the end of the day Monday. Well Tuesday goes by and I give her a call Wednesday. Well she is on the other line so I say I’ll hold to which the secretary replied I cannot hold on their switchboard. I requested to speak to someone higher up and who do I get? Candice, who also acts completely unaware of who I am or what my property damage situation is until I remind her. She calls me a liar when I remind here of what happened the last time we spoke. Then she proceeds to tell me she is unaware of anything Linda is doing. At this point she offers to conference with the HOA board president but at this point I have no faith in her or Linda.

DO NOT SELECT THIS COMPANY TO MANAGE YOUR PROPERTY! They are focused on being BIG, not QUALITY! It appears that the only way to get them to do their job is through legal action.Before RISE was retained to manage the Kipling property, I personally got references from some of their other properties. All references checked out, but half mentioned their concern about RISE growing too fast and quality suffering as a result. They were right!The quality of RISE services is definitely subpar. Their mindset is to just close tickets (within a particular time frame) even if the problem hasnt been solved. Poor training, Poor Service...You will get the Dog and Pony Show and promises from the owner when you are being courted. They will also give you their highest skilled property manager for 2-3 months, then switch to someone that they have not properly trained (no fault of that person if they havent been properly trained). Then its downhill from there.

Recently a young lady from Rise asked me to rate the homeowner experience. I just want to say that ever since Rise took over management for my condominium. I have been pleased with Rise. In my opinion their response time could use improvement, but if that’s the only complaint I have then I really don’t have a complaint. Crystal has provided EXCEPTIONAL customer service. I appreciate her concern and compassion she expressed towards me in resolving my account issues. I am very pleased with Rise and their entire team and I look forward to the future.

I want to give a big shout out to our GM Ms. Jennifer Baboolal at 3525 Sage Condominium. She has been very helpful working with me on the landscaping, sprinklers, and the mowing contractor. Jennifer has done a wonderful job for this building and it’s residents regarding the safety of our building, staff and the residents during this difficult time with COVID 19 and all the issues it brings. I have experienced and witnessed her helping and listening to the staff and residents who have had issues with their own units or working with the staff to keep them safe and to stop people who are harassing our staff.We have a very large number of units and people living here and it is not an easy place to run.I do want to bring up the fact that one of the Board members Mr Ted Kenney my Father in law has been extremely rude, nasty and aggressive in his behavior towards Jennifer and it is very unproductive and disrespectful. This behavior has been witnessed by myself, her staff and by several residents and it is not achieving anything but animosity.Thank you Jennifer for all that you do and for putting up with others whom are rude and disrespectful.All the best

Update: one of light issue was reported 3mth back still yet looked at nor they have closed it with other ticket and when you ask to reopen it or if they even looked at it they dont reply back to you.... just reopen high chargeable item....Yes it doest make sense? I know they dont currently so bad... for me..Update: they fix the problem but google review replier(?) doesnt have up to date notifications.All the done is with my updates i gave themRise said they send panel repair guys multiple times to repair it but it was only one person and he told me it came here once... there is more to this repair story but I dont waste too much time...And i also put another ticket to get other repair done.... but there is no updates on that issue for 1 mthsIf your complex have money than they might do yall favor but i guess we are too small of building for them to care...If yall want honest business done i dont know if they are the management company. At least to me they arent very clear nor direct of any process.Old: My building management company changed about a year ago to “Rise”Every time some problem arises. They said they will take care of it but I end up keeping tabs on everything and checking status of the issues.Also, they waste time on resolving issues. When issues arise they dont fix it and they point fingers at each of their agents or managers... for not being properly taking care of problem.We pay for some management but instead agents blaming one another for the problem not being taken care properly. Linda Trimble-Davidson has lied to me on at least three separate occasions. Last fall she claimed to have reimbursed my checking account for money the association erroneously took out of my account. When I called two weeks later to check on the status of the reimbursement I found out she had done no such thing. She then proceeded to tell me that she mailed me a check “today “. I received the check over a month later. Later in the fall she claimed she had put a gate remote in the mail for me “today “. I called two weeks later to find out she had not done this. In fact it took several more calls to get the gate remote. Two weeks ago she claimed she called my neighbor regarding an issue we were having. She didn’t call until over a week later.

This is a poor management company that frequently ignores owner’s feedbacks. Incompetent employees at this management company couldn’t even handle daily operation. All the owners who lives at our building complex has lost their home values due to the broken gate, poor landscaping, dirty pool, etc. Don’t hire the Rise Management, or you will have to sell your house to Rise ruins it....

As a homeowner at the Oaks of West University, I have had very positive experiences working with the Rise Association Management Group. Steve Williams with Perpetual Construction is making a difference In Construction of upgrading unit that need a facelift. I’m proud to live at 3525 Sage. Tonight we had a Music celebration on the highrise Parking garage to thank all the workers that are essential here and other places. Great Company & Great People! I recently had an inquiry as a homeowner regarding a cost breakdown of what our HOA covers and was needing to get this information quickly as we are trying to sell our home. I spoke with Jessica Martinez at the Houston office and she emailed me exactly what I needed within an hour! This type of customer service is exceptional and it was a pleasure to speak with Jessica. Worst management company ever. Don’t do business with them. They delay posting of payments so they can charge late fees. I paid well before the due date and provided proof from my bank and they refuse to provide evidence my payments were received late and refuse to remove late fees + admin fees. They’ve already changed our community manager several times in the short time they have managed our property. They don’t return emails and calls either. Predatory company!

Total lack of RESPONSE in every way. They just collect their monthly fees and hope YOU will GIVE UP trying to get a response. ABSOLUTELY go with another company!!!Update 8/13 Courtney called me and was professional. I will give her credit. But our current Property Manager keeps my score at 1 star. Update 1/18/2020 our property has gone through a couple new managers and the latest never responded to 2 emails and the Admin Asst. never bothered responding to an email we were required to submit documents. This company obviously does not provide any support unless you write a negative review about them. Plain and simple. UPDATE 01/30/2020 sent a email to our admin asst on the 27th and still have not received any response. Mine are simple questions, not complaints or anything complicated. And yet they cant be bothered to respond to the very people who are paying them for their poor service.UPDATE 01/26/2021 Sent an email to our Property Manager Courtney Aguilera and of course have never received a response (as of 02/01/2021). They are just a growing company trying to build a portfolio with YOUR/OUR money. You will see nothing in return. Youve been warned.

Consider another company. Initially impressed with Rise but when real problems arise and repeated request to Owner John Elmore to assist he is a ghost. Repeated complaints of Candace Brassell rude arrogant attitude he does not get involved. Owners are treated like tenants, decisions made to your property without advance detail of financials or design. Having to take legal action to resolve issues.

The only thing they are prompt with is collecting the HOA fee. I have three work orders submitted over the last three years that have yet to be completed.My first experience with them was when I first moved here in July of 2017 and they decided to switch out all the mailbox keys. In order to get the new keys, we had to drive all the way out to their office in West Houston during regular business hours because the property manager came a grand total of two days during a two-hour period when no one with a regular job was available (most people work in the medical field). Needless to say, it was a fun two weeks trying to get out of work early, beat the med center traffic and get out to Wilcrest Drive while my vital mail piled up.Unfortunately it was all downhill from there. They decided to give us new parking tags last spring and gave us two weeks to go to the concierge office with copies of our car insurance and our deeds(?!) or else our vehicles would get towed. It was explained to us that they did not have updated copies of deeds and thats why they wanted the copy, but then how were they sending us the HOA assessments every month? Enough people complained and that was done with quickly.When you call the office, the poor receptionist transfers you to the powers that be and you stay on hold for 6-10 minutes until the system hangs up on you. Sometimes the receptionist will say that they will contact the property manager (ours is Shalisa Abonyi) but Ive never heard back.Their philosophy is: nothing is our responsibility and we come up with fun and impractical rules that you cant say boo about because you cant get ahold of us. Ive owned condos in other states and this management group is just plain abysmal. No semblance of competency or responsiveness.Update in response to reply from Rise saying they completed six work orders: Mmm nice try but not quite. The work order on 7/25/2017 (broken patio light) was fixed. The work order on 6/4/2018 (peeling paint on balcony railing) was partially addressed - it was half painted for several months until they changed the colors. The request on 7/2/2018 (black mildew on front door) was most definitely NOT addressed and I was told by the condo board president that I am responsible for cleaning it myself. Rise left the work order open for many months and “closed” the work order when I added the comment on 3/14/2019 “Cleaned it myself.” The work request on 4/1/2020 (bike falling on vehicle) took several weeks to resolve. The order on 5/19/2020 to investigate the primary A/C drainage block (as advised by both my HVAC and plumbing specialists multiple times) was never followed up until I submitted an additional request on 11/12/2020 and made a call. So, in summary, only one request (on 7/25/2017) was addressed fully without me having to follow up or submit an additional request. One was partially addressed, one was addressed six months later, and two were marked as “completed” when they weren’t actually completed. I do think the new community manager is more responsive to calls though, so that’s an improvement.

As a roofer for multi-family complexes, I work with a lot of management companies. Their job is a lot more difficult than it may seem. Rise has a great way of balancing communication and priorities with professionalism and industry knowledge. If I were on a board looking for a management company, my vote would be for Rise Association Management Group - without a doubt!

Worst management company ever that does not care about the homeowners. I moved in just a few months ago and have already run into several issues at the property. The dumpster was not being picked up as scheduled despite other homeowners calling them several times to report it and there was garbage being thrown everywhere. A recent break-in which resulted in a change of building access codes - including my own - but I was never notified. Come home at night with groceries and can’t get into my own property. Let’s make a female stand in the dark alone following a break in - great way to treat the homeowners. I had to follow up with them several times the next day to get a new code - completely unacceptable seeing as I was locked out until I had a new code from them. It shouldn’t take an entire business day to handle that. Parking not being enforced- guests parking in the resident parking areas and upon reporting it, Chantal basically tells me I have to take it up with the individual myself even though it’s a rule that guests aren’t allowed to park in the gated area (why do we even have assigned spaces then??). Won’t allow any contact with board members - am told we have to go through her (aka it’ll go nowhere and I’ll never be heard as an owner). Also called Chantal to report A/C units that are about to fall over due to damage to the platform they were installed on. I followed up several weeks later and nothing had been done about it - she didn’t even seem to care to alert the homeowners- and she seemed to have no clue what to do, except to say she’d have to talk to Hector (who also is never responsive). She also has trouble answering basic questions about the occurrence of board meetings. Is there anything this management company DOES do other than collect money???

Candace is an excellent property manager in my opinion, and was very helpful after a resident caused our last management company to drop us. I have dealt with many different HOAs and property managers, and Rise has been professional and competent during an unusual transitional situation. Candace especially has been a friendly face and has helped our community save money in many ways. I would recommend Rise as a property management company to any HOA.

Rise is one of the worst Management group I have had the unfortunate luck of being stuck with. For over a year with constant emails and phone calls to them along with the property management group who maintains the town home i live in, have been trying to get a water shut off valve replace. Not only do they have no clue where their own shut off valve is, they kept claiming to have a work order in to fix it, till recently where now they say its the home owners responsibility to replace it. The 1st time i called them the boss of the woman who manages Fondren Place Town Homes either never gave her subordinate my information to take care of the issue or she lost it. Instead of them actually fixing anything here they have tow stickers placed on vehicles in front of their homes due to registration or for having a flat tire.

Rise quotes is savings when switching management companies which unfortunately has proven to be false. Candace has very poor follow up and offers zero assistance. They led us to believe we would save money and noticed they set us up with a landline that costs $300 a month. I did a 1 min search and found a dual landline for $140 a month. This company should be helping us not hurting us.

Find Another CompanyIm not sure what this company does aside from collect fees.If you email them, with an issue, you get no response.If you message them directly from their site, you get no response.If you call and leave a message you get no response.Lack of communication is NOT good service.Have another company manage your property.***Update to response***Your team returned my call almost a week later at the end of the business day on a Friday, so when I immediately returned their call, they were not available. I would give it 0 stars. This is not a management company at all, they dont manage anything. Very disorganized none of our tenants are happy with them from one month to another they raised the maintenance fees by $100.00. We do not have maintenance on property. For things to happen or get done many many many phone calls and emails have to be made. This is not a management company, this place is ran by thieving, lazy, uncaring people who only care about themselves.

RISE manages the Townhome Complex where our townhome is located. We are selling the townhome and we have required extra maintenance for our unit during the process. Whats funny is that you will see 20 reviews four to five months ago. I have a bunch of friends that I can ask to write reviews too. My husband and I have had extreme difficulty getting in contact with Rise management. They most definitely ignore our concerns. Were talking about eight months to get someone out to fix a wall, seven weeks to fix broken pipes in the sprinkler system and several no-response emails. Youll see the owner respond to this review apologetically because its public. That is the only reason. There will be no communication with the homeowners privately about our concerns.
