My freshman year at TSU all of the dorms were filling up and I was getting worried about having somewhere to stay. When I came to Urban Academic Village, they were friendly and very helpful. They helped me get a apartment, let me move in the same week and it was on the first floor. They are affordable and I’ve had a pretty good experience while living there. It’s close to the school and it’s like living in an actual apartment. I highly recommend it! 😁

Even though every housing facility has its own issues Urban Academic Village has been a very welcoming and essential place of living. The employees that I have been in contact with have been very helpful and care for the well being of the residents. I definitely recommend anyone applying to stay here.

In my years of attending TSU and staying in university housing, I have found myself most satisfied at UAV.The office staff and Resident Assistants have been not only kind and helpful, but courteous, personable and extremely respectful to not only students and residents but parents and family members as well.I am appreciative of the hard work of the maintenance staff. Anytime there has been an issue to arise, they have always handled and taken care of it in a professional and timely manner.Go Tigers!

The RAs here were professional and helped me with all of my concerns. Really made me feel welcomed as well and made sure I had all the information and tools I needed to feel comfortable and be successful. Definitely recommend 10/10!

Here Jacksie Raymond has always provided exceptional service to me. She makes her sled available even when she is not the RA on call. She is the person to contact for all your housing needs at Urban Academic Village.

I enjoyed living here for the semester. The residential staff was very helpful and attentive towards their residents.

New management has been doing good and making sure all residents are taken care of.

When you’re applying for your apartment, Jacksie (the director of leasing) is the BEST. She makes the leasing process a breeze! The RAs are helpful as well.

The campus is right next to these beautiful apartments with a great view of the library with cool rooms and a great understanding maintenance the rooms are affordable and the lovely staff will walk you through every annoying process enjoy the stay and check them out. Also they have a basketball court

Management is horrible. Roach and ant investation. Sewage comes up through the floors and drains. Leaky ceilings, privacy is non existent. $1,000 fee to break your lease and also a $1,000 if you are terminated. No visitors are permitted not even family.

My experience with this apartment complex is beyond me. I dont really have to stay much, just save yourself the trouble. You deserve better for the pricing anyway. It’s not gonna be worth what you pay.

I will not blame just one individual but I will say that some of the managerial staff members are short and rude and do not attempt to offer help or empathy when you express a concern or issue with them. My daughter has had the worst experience ever living there. They forgot to send her FA deferment paperwork after she moved in, there are rodents in the building and residents cant park their vehicles on the property or have any company. They are charging college students around $2500 for 3-bedroom substandard apartments which is highway robbery. I DONT recommend moving into this place at ALL!!!

I am currently living at urban academic village, I’ve only been here since 1/8/2021 and I am literally counting down the days until my lease is up. I do not recommend what so ever! Maintenance is basically non existent.. if anything ever breaks in your apartment it is basically your responsibility to fix. Your hot water works every now and then.. plus you can’t park your OWN VEHICLE in the complex due to “flooding” as they say which is complete BS. There is a no visitation policy in place, which is ridiculous because we are GROWN. This apartment complex is literally falling apart and they have the nerve to overcharge for rent. It’s not worth it, look else where. The only good thing about this place is that the lease is only for a semester which is about 4 months and even that is not worth it once you actually move in. 0/10 take your hard earned cash elsewhere.

Horrible. The manager Nequilia Earnest is very rude and doesnt like to speak with you directly which is hard to understand being a grown woman working for college campus housing. The place is very much roach infested, ant infested and moldy. They do nothing to fix the problem so if you put in a work order request they will only respond if its a urgent matter as far as your stove smoking (this happens), other than that they do not care. They paint over mold and spray over bug issues. They always have water issues and dont care that you have class. You will be over charged for every little thing, even things that you move in seeing. Anyone that tries to help you will be fired which is why the turnover rate is really high. And if you get charged try to handle it right away because they WILL report it to collections and attempt to mess up your credit. (You can dispute it.) If you have an issue with a roommate or a roommate leaves and your still there, make sure they charge him or her if they mess up the apartment in any kind of way because the office workers need someone to blame and they will put it on anyone they can. In other words dont live here unless you have no choice or you will regret it!! Take pictures before you move in, when you move out and watch your account! They will respond to this message saying they apologize and contact the office, but they DO NOT CARE! Below here is a picture of the type of roaches in the laundry room.

Hot water worked every other day, not to mention ants in the apartments and all they do is bring some raid into your apartment spray & leave. & When it gets hot gnats start flying around. I stayed in uav in 2017-2018 and i got robbed while i was there literally people came into my apartment with guns. They didn’t do nothing about it.Then my apt was full of roaches andantsAnd my bathroom door literally jammed and i was stuck inside until someone came to help me. I’d rather Go to section 8 cause this must be section 13 is just bad

Absolutely disgusting. Would not recommend to anybody. Do NOT stay here. For the entire first week we had no air conditioning while it’s over 90 degrees outside. There is definitely a bug problem. There is roaches, ants, spiders, & crickets. No one seems to care about our complaints. The security is very rude. Honestly have never experienced anything like this. I will not be returning.

I have never dealt with such unprofessional people until I moved in to this complex and started dealing with these people. I moved in to my first apartment August 18, 2018, there was an immediate and apparent ant problem in the unit and I informed the office countless times. They came and sprayed my room a few times however the ant problem never left! I had to go as far as reporting them to the Health Department and Houston Apartment Association for anything to be done about it. They said I would have to move all of my stuff to a new apartment in 24 hours which was definitely not the 48 hour protocol. I moved in to my new apartment October 19, 2018; I was pulled into the office October 26th informing me that because THEY moved me into a bigger apartment after failing to fix the ant issue I must pay a $30 up charge fee because the apartment is bigger which made no sense since like it was MY fault I had to move. In addition, they never changed my lease, the apartment number I was in or anything in the system, so now we are in January 2019 and I get an email saying maintenance is going to enter my home to move my belongings to a smaller apartment that matches my lease because I didn’t sign a lease for that apartment or pay the up-charge fee for a larger apartment. I explained to them that it was not my fault that they did not change it in the system therefore preventing me from paying the up-charge from $525 to $555 on an academic lease, even though my Mother had called several times to tell them it hadn’t been changed. On top of that, I look at the new lease they sent me and it has $579 that is not $30 more! Do yourself a favor and do not stay here these people are money hungry and disrespectful from the apartment manager all the way down to the RA’S stay in Aspen or the Vue you will receive much better service and amenities there. By the way, I have had a fully broken window in my apartment for months that was broken before I moved in and no one has yet to fix it. The one star I’m giving you guys is quite generous.

The could care less about fixing anything in your apartment, not to mention everything is broken or old, and if anything needs to be replaced they wont replace it. This is my daughters apartment... No response or care from the office! its been 3/4 months and they keep spraying paint on top of it. I wish I would’ve read all of these reviews! All of the reviews describes everything that I went through while living at UAV, they are most definitely over priced for the care and service that you are receiving. They care only about payment and not how your necessity living conditions in the unit is going. Honestly as money hungry as they are you would think they would keep the basics up to par, but they didn’t. It would be many times that I would’ve have hot water, or my a/c wasn’t working and neither was my toilet. I feel that if you are paying for a service you should at least get the bare minimum, they don’t even do that! Go somewhere else if you have the option!

By far thee WORST establishment i’ve ever seen. personally i feel like they care a lot about payment and nothing else. there are no baseboards , clear flood damage that the workers just painted and built over. think if you could make apartments the cheapest way possible..... that is what they did 💀

I give five stars to Ms. Ernest and her assistant in the main office. I apologize, but I forgot their names. They are the new managers and are sweet, kind, loving, and always happy to help and assistant every time I have seen them. They have helped with fees, faxing, and other things that they are not demanded to do; but they do so because they are just superbly nice people. I am so glad they came.

Please freshmen beware of this place they will put an excessive amount on your account to withhold your transcript. They will loose all of your information and fire all staff members to make it seem as if they were never there. They deserve no Stars honestly will steal your deposit money. I will be back down there if I have to get news channels file lawsuits sign petitions because this is outrageous and the way this cooperation is set up it needs to be shut down.

While uav is convenient in location for TxSU undergrad students, this seems to be this franchises only positive attribute. You get less than what you pay for(and they stay taxing). This place cares about money a thousand times more than they care to offer basic amenities up to a good standard. One star is generous.

I would never recommend this place to anyone. It’s overpriced for what you have to deal with all the time. No hot water more than half the time, roaches, gnats, the air goes out also. It’s not worth it at all and they don’t care enough to fix the things that we’ve complained about for over a year. They just want your money. I would advise anyone to live elsewhere because this ain’t it at all. They don’t deserve to be open any longer because they don’t take care of the establishment.

The manager Tyler Fletcher is very rude, THIS IS NOT A REGULAR APARTMENT so if your from out of state DONT MOVE HERE, now for undergraduates this is the perfect place to stay but if your a grad student don’t stay here. If they tell you these are regular apartments don’t believe them. I pay $845 every month to live in a damn dorm when I can be staying somewhere that’s worth the 845. And you can’t park in the parking lot. Other than that it’s not bad but it’s not what they make it out to be either. The reason I give it 1 star is because of managementI just wrote the review above and general manager Mrs. Earnest helped me out a lot. She checked on the issue and I appreciate that. it made me feel comfortable and welcomed. Thank you for checking on my situation

Before you move to UAV, ask yourself this. Are you desperate?

Not sure what’s going on at the front desk. But when customers call and have questions, you guys need to be professional. I know you guys are students most likely but it’s a place and time for everything. Sounds like the front desk is just laughing up a storm and not paying attention to what people are actually asking on the phone. You have people calling from out of town asking serious questions, even if you don’t have availability for students right now, be professional. It sets a tone.

The staff are rude and theres always water outages. These apartments are crap and worn down. Definitely not worth all the money you have to pay to stay here.

Dont even think about moving here. A one bedroom is way too expensive for what you get, the staff will treat you like crap and constantly invade your privacy constantly. Theres a water outage every few weeks and they dont repair anything.

Future or current tsu students do not live at uav. It’s an absolutely shame that tsu would put their name next to this places. This housing department is a scam they will want you to pay on time (if you are a bit late they do charge a 30 dollar late fee and will continue to increase it until they are paid) and follow their rules but UAV will also drag their feet to fix truly anything. For example water leaks from the A/C that will flood your carpet and it has happened twice both times took them multiple weeks for them to only vacuum the water out and not fix the core problem. There has been multiple times where uav lost all of the little hot water they have and wanted everybody to shower in one bathroom. The WiFi isn’t consistent, a lot of my neighbors has complained about black mold growing in their apartment from the beginning they step in uav once they have left uav the same black mold is there. The springs in the bed will pop out and cut you and it will take them months to replace the bed. On move in day they will rush you into your appointment so you can’t fully check things out have will have u sign the lease before you know what apartment you will be staying in and will fine you at least 150.00 if you are even 5 min late moving out. As well as u can’t even park unless u have TSU parking pass which is a separate fee all year. If not they can and will tow your car. It’s a shame how bad they are willing to treat hbcu students.

Fall 2017 - Freshman are supposed to move in on 8/20, it is 8/18. No correspondence, no instructions for move-in, nothing...Driving cross country to get my daughter to school. We have got to do better business...frustrated, embarrassed.

I like that they have efficiency apartments available for a single person. None of the other dormitories at TSU has it so I chose this one.

Got here after an 11 hr drive. We checked the day before...they said my daughters apt would be ready. It was not. We pre paid..got here..only to wait and then be told they were just painting her apt, but we will get her another one. They will ck if its ready...well guess what, its not. Have to keep waiting for another one to get ready. Starting off not sgood...I guess this is why u have Bad ratings!!! Zero stars so far...Now we have to wait 2 hrs for another apt..let see what happens..

For the convenience of living near TSU great but I am from Boston and had I been able to view the apartment i probably wouldnt have gotten it. Or maybe if i read the reviews. It is cheaper than all the other apartments around which is why I choose it but 890? I think I was paying for a studio is high for the area. If Im paying that much it should look amazing. The bed are super uncomfortable, the is roaches EVERYWHERE so embarrassing for company to come and roaches chillen with you like they pay bills there too. They said they sent exterminator in twice but the roach problem stayed the same so idk what they where doing. And fair warning if you decide to break ur lease for whatever reason you still owe the rest of the amount of rent that you would of spent and you cant go back to tsu or get ur transcript until you pay them. But if you ask something of them they will say they arent afflicted with TSU 🤔😒 also you cant park in the parking lot like the spot in front of ur house which is dumb and unsafe. My car got stolen of the parking lot they make you use across the street and TSU police did nothing about it. Come to find out they didnt even place a police report. All in all I did like living there but once my car got stolen I no longer felt safe so I bounced and cant attend school until I get the monies for them so dont b like me if you arent sure sign a one semester lease and see if you like it.

As of 9/1/17, there has been a water leak in my daughter’s room. Water is coming up through the bathroom floor and now soaking the carpet in the bedroom. I understand there was a horrible storm that hit the area but according to the UAV website, the office was open again on 8/28/17. Since then the other occupant informed the office personnel on 9/1/17 and again on 9/5/17. No actions have been taken. I have been trying to call the office since the leak started but the office was closed all weekend and now no one is answering the phone. The UAV webpage has a place to request maintenance services but it states if there is an emergency such as a water leak to call the office or RA on site. No one answers! This is not acceptable. This is the sixth day of the room having soaking wet carpet (towels do not help)! How long until mold with hazardous spores set in?Update: on 9/7/17 maintenance began correcting the water issue.

DONT STAY HERE ! RECONSIDER !!!there are way better options else where!.Dont listen to the 5 stars either....They are residential assistance/staff members ..known as RAs they get free housing so they dont pay for it AT ALL !!!!!

I moved to Uav my Sophomore year at TSU I loved the fact they offered apartment style living and that it comes furnished. The staff in the office was very helpful especially the RA`S.The New general Manager Ms.Carrier is wonderful and very attentive to the students she knows the property and works with everyone. The programs at UAV were great from basketball tournaments, to the ocean of soul marching around the property,painting,spring fest etc.

Read before signing lease.Update: I moved in since my initial post. After paying over $500 before moving in, my shower was completely disfunctional, my oven was completely disfunctional, and practically all cabinets in the kitchen and my room suffered from some sort of water damage. Under my sink was infested with premature mold from a horribly rotten wood frame that was exposed to leak from the sink. Just pitiful. I gave two stars because the A/C is working very well, except when they changed the air filter, they used the wrong size so it keeps falling down. Cant wait to the end of my contract. Im too good of a tenant to be with a complex that lacks oversight. PLEASE NOTE, IF YOU LIVE HERE YOU WILL BE FORCED TO HAVE A MEAL PLAN, DESPITE HAVING A FULL (supposedly at least) KITCHEN.

Never in my complete adult life have i ever lived at a apt. complex where the apt.mgr. is never available, and when you have concerns about your living arrangements.. You have to email her to get to see her. When she is in the next room over from you. you get talked at rather talked to.Im a non traditional student, I am a 45 year old military vet who has lived in many apt.around the world. But my concern is how can i pay rent at an apt. complex and be monitored on how many times i.get groceries and can come through the gate by car to be dropped off.And to be talked to like Im a younger adult who has no clue of how the business is ran..is an insult to my intelligence. I pay good money just like anyone else that lives here to be treated like that.No tenant that lives here should be treated like that. And this is just a minor issue. Havent even gotten to the big one. Most of the staff are college students themselves..and for some reason because they have certain amenities that regular tenants donot receive they feel like they can talk to you any kind of way.When asking questions they speak with such arrogance because they are RAs. I was told that UAV is not apart of TSU. but when you ask about parking TSU is the one you have to talk to about parking.which is inconvenient to most who have cars.then having to ask for permission to come in to my place of dwelling.to drop off groceries.Got to do better than that.

DO NOT STAY HERE! These people are money hungry and trash all around nor do they accommodate for you. The people are rude and half of the time don’t know what they talking about or doing. Try and stay at Aspen, or The Vue.

Horrible maintenance and follow thru on service complaints reported several incidents in June and and since yet still have not gotten any repairs and still waiting...

I live in Plano for weeks Ive been trying to get help with my UAV account so i can finish up my housing and pay my deposit and installment, my account hasnt been letting me login. I let them know 7/31 and its now 8/22 I have called multiple times to get help and they said theyll have someone look at it but never did because its still not fixed!! Move In day has already passed and im still looking for a place to stay, I got a hold on someone but they always have an attitude when I do contact them. One lady told me i shouldnt have done it at the last minute.... need I remind you Ive been trying for weeks WHEN ROOMS WERE AVAILABLE !!! Im furious and frustrated because now I have to drive all the way to Houston just to fix this problem and MIGHT NOT HAVE ANYWHERE TO STAY!

I dont know where to start. Two good things I will say about UAV are the maintenance people were always on point when I put in maintenance requests for things to be fixed. They also tried to do a lot of social activities for the UAV community. Decent housing but very, very, very risky. First of all, I am a clean, organized, responsible student with a 4.0 GPA. I paid rent on time every month and a few times they hounded me that I didnt (which results in a late fee) , so I had to find my receipts to prove it (which I did every time), their mistake. They fined and hounded me and my roommates about how we left trash on our balcony, come to find out it wasnt us, their mistake again. Management was very rude, aggressive, and unprofessional-except for the RAs- they were cool. Then which made everything worse, I turned in my door key and mailbox key into their mail dropbox when it was time to leave for school. A month later, I was billed $119. They said they didnt have my key (which I was billed $75 for), we left our apartment dirty (which was not true, I wouldnt say it was sparkling clean, but it was left in the same condition from when we first moved in) They even called me a liar saying that I didnt turn my key in (in reality, they had to lose it on their end.) Like how would they know anyway, they dont even know me. As a responsible student, I felt that they handled the situation terrible. I will probably pay for the cleaning charges because thats debatable, but I am not paying for a key that I turned in. I will continue to fight that case (which is hard because I am an out-of-state student.) I should of never tried to save money by staying here. Just go spend more money living at Tierwester or Courtyard. If you do decide to live here, take pictures of everything the day you move in and the day you move out. Make sure you keep them and keep your rent payment receipts. Money hungry people. Wont be staying there this upcoming school year. Goodluck.

Before moving into UAV, I wish I would have gotten a more detailed review of it off of here. So for potential residents, I feel like were all in this together (as students) so Im here to tell the HONEST truth about UAV :If I could give this apartment complex a negative star I would. First off, its dirty in here. I should have trusted google reviews & not lived here in the first place but its so close to TSU campus I didnt have a choice. but id rather be homeless than live in UAV. Ive stopped multiple roaches everywhere and when you address them about it they act like its not a big deal. you pay THOUSANDS of dollars and they cant even afford new furniture so youre stuck wondering where my money is going to. The security guards are trash. UAV wont let us park in the parking lot even though its a EMPTY PARKING LOT and my friends car has gotten broke into and things stolen out of because she had to park on the street and were in the HOOD. a couple of weeks ago there was Houston police IN UAV gates with their guns out looking for somebody because thats how terrible the security guards are they just let anyone walk in here even though were in a violent neighborhood. Dont get me started on the staff. Theyre incompetent, RUDE and all they do is walk in your house WHENEVER they feel like it for health and safety checks but the whole apartment complex is STILL unhealthy and STILL unsafe. They charge me $959 for a single bedroom and I STILL have to deal with their attitudes (ESPECIALLY MR.CHARLES) and their coming in whenever they so feel like it. Oh yeah, dont matter if youre over 21, they still pull that no alcohol stunt but its funny because PEOPLE SELL DRUGS in almost every apartment complex but theyre too worried about getting paid. The ONLY positive thing I can say, is that the RAs are nice. They all seem like they hate their job but it doesnt show too much. Anyway moral of this rant.. DONT live in UAV. its one of the worst places Ive live and Im from Chicago so thats saying a lot.
