I love this place. Ashley in management/landlord is awesome, she gets the job done and very kind.

When we moved out we left our apartment in far better condition than when our lease began. Not only did they keep the entire deposit but they also added a thirty dollar fine. We washed the walls. We shampooed the carpets. We cleaned under the stove, the washer & dryer, and the refrigerator. What does it take to get a deposit returned? The answer is not to rent from thieves. Screw this place! I hope all who read my review heed my warning and let this place rot!

Wish there is zero star, hope google provide that in future. I was visiting my friend who live here. Some one knocked the door not once but twice. The knock was really aggressive. We called 911. While we are discussing the same with the officer, some one stopped by and said same thing. There are no security cameras in the community. They(Property management/Owners) can provide security/surveillance cameras, gate access and much more for the rents they are collecting. I think the owners/property management is more into money making than providing security for tenets.

It was great while it lasted. The property is nice and the maintenance is always very responsive when I was living there. However, they will rip you off when you move out. First, they wanted to charge me late fees for the last month of rent when I was just paying it as when I usually did. Then they would charge cleaning fees for both the house and the carpet regardless of whether you clean the apartment before moving out or not. Tried to email a few times for details of why the cleaning fees were applied. Never responded.

I have lived here for a few months now, and the property is well maintained, the community is friendly, quiet, very safe, and very pet friendly! The maintenance staff are super nice, professional, knowledgeable, and very quick to respond. I have had a few minor issues since moving in, and submitted a maintenance request after hours through the website. First thing the next day they are here to take care of whatever is wrong. The guys are amazing, and some of the best people I have dealt with. No concern is too small, and they treat everything with a professional and respectful manner, and are committed to resolving them promptly! While the rent is a bit high for this town, the perks - including the maintenance staff are well worth it!

I do not live in these apartment buildings but I have a friend that lives in one they are very pretty and very well kept they are close to shopping and in a quiet area I absolutely love going to these Apartments

Please beware.. Instead of notices/warnings, they issue threats of fines(I am 100% sure i never received a single notice or phone call but kept saying same that they did send). Also, they try to take every single opportunity to make money who are vacating....You wouldnt get any notice for lease extension nor when you go ask to get the lease extended no response for almost 10-15 days. Also, Looks like they just find every single opportunity to make money. When i got my apartment in the beginning they have given me uncleaned apartment and they have agreed back then that it was due some miscommunication. Management has changed i see lot of changes its not the same any more.

What a blessing to find these apartments! We needed to move in before the date the unit was available. We thought we had no choice but to store our furniture and move it twice. Once I explained that to the assistant community manager, Keri Dee​, she jumped right on it and surprised me with an even earlier than expected move in date. The managing office is very responsive and understanding. They go out of their way to satisfy the client. Good old fashioned customer service. Top that with a great apartment and amenities, and you don’t need to look any further.Thank you so much Keri!

I would like to give this community an amazing rating! Not only because of the amazing things that comes with it but you’re also surrounded by a shopping center and restaurants! simple fact this is my first ever apartment and i am not disappointed what’s so ever. I love every little bit of it. From my experience with everyone in the leasing office and the maintenance people they are so polite and kind. Never have they ever failed me. Especially Keri Dee she has helped me through a lot and is willing to work with you and be there for you! So far we have absolutely loved this apartment complex! Super dog friendly and very well responsive. Keri Dee has been the best point of contact based on every apartment complex we have rented at. We love her and she is always there to help!

Riverford Crossing Apartments is a great place. When contacting the site for availability for new residence, Keri reached out and helped me. Her support and guidance was awesome during the process. She is a true angel in helping people. In addition, the maintenance person Martin provides excellent service on the grounds and helping residents with issues. Top notched guy. The site and apartments are clean and well maintained as people like Keri and Martin care about the Riverford Crossing residents and premises. I give Riverford Crossing a solid 5 star rating and highly recommend to other folks .

Riverford Crossing is a great place to live. The maintenance people respond to requests immediately and are always so nice and helpful. The property is immaculate with the landscaping and maintenance crew. Nick Kelly does a great job and is always helpful and kind to our family we truly appreciate him. It is by far the absolute best apartment complex in this area. I have nothing but praise for the for people who work there.

My husband and I lived at Riverford Crossing for 2 years, in 2 different apartments. Both apartments were in good condition when we moved in and the process was very simple. Nick Kelly and the rest of the staff were always available and helpful when we had a concern or question. The location of the apartments is ideal, and always felt safe to me. I would recommend this apartment complex to anyone looking for a family friendly place.

The entire staff has been friendly and helpful throughout my stay. Maintenance support has been thorough and prompt while price and location are absolutely spot on. Riverford is awesome place to stay in Frankfort KY, I have been living here since 2018 and I have always loved it. The management and team here are very friendly and very understanding. I never had any trouble with apartments or any neighbours. The apartments units are newly build with more infrastructure and amenities. They keep renovating the units now which helps to avoid some many problems. This is the only Pet Friendly apartment in Frankfort. I would give a shout out to Keri ( apartment Leasing Manager) she is very Friendly and very sweet, I really love talking to her. I would recommend this apartment to everyone who lives in Frankfort.

Unfortunately Riverford was touted as the nicest and most secure apartments in Frankfort.... It has been rather disappointing1) they charge a community fee for the pool, but when there are parties with a DJ playing late into the night (violating noise ordinances), with glass receptacles and illicit music (i had to remove my children when they set up early one night and it was inappropriate).when it finally became a recurring issue, instead of penalizing the individuals, they revoked the entire pool privileges of the complex...AKA instead of addressing it, they make everyone suffer but still charge the pool fee2) MICE!!! there are neighboring fields, we have video and pictures of mice burrowing through the walls, under the dishwasher, FECES in the kitchen (despite regular cleaning), and coming through the stairwells.when called, the only solution was to drop off mousetraps at your home....3) Renovations....Their decks had been out of code for years (with boards pulling up and nails exposed). it was finally addressed after much complaining, but when it was, boards with exposed nails were left on the backside drives of the complex. When brought to their attention on multiple occasions (with small kids at play and potential risk) their response was...this is the emergency line, is this an emergency? when responding with, its been their for days and its been brought to your attention without being addressed, their next question was... is anyone Hurt?...No?...then its not an emergency...4) there is only one trash compactor for MULTIPLE units, its ALWAYS backed up. Trash will pile up along the walkway, often attracting skunks, vermin, ants-not to mention broken glass and leaking filth. When brought to their attention, they stated, this is a privilege, there is a dump close by and any large items you are responsible to take to the dump. For everything else, we would have to increase rent to provide a more frequent trash service.It is-by law-the landlords/companies responsibility to provide a clean and liveable housing....After multiple calls to the health department, they are finally providing a more efficient service.5) if you have small children, be careful. There are several speed bumps installed that have deteriorated/broken over time. this has allowed a straightaway for drivers to speed out of the complex. with street parking on either side and narrow driveway, my children have been close to danger when we try to enter/exit our vehicle as cars speed by at twice allowed speed.When confronted about this, they said, we would have to increase rent to provide this service/maintenance.6) instead of notices/warnings, they issue threats of fines.if you have unauthorized deck furniture (for example) they will leave a notice that you will be fined in the next 24-48 hours if it is not removed, it is often left as a note under your door. even if you are inclined to oblige, you feel like a delinquent with the way the address the matter. We have paid rent regularly (autodrafted from our account), but due to clerical error on their part, they gave a notice that if we did not pay rent for january. We contacted the office and they said it would be handled. The next month, same letter, same story. The third time, we were sent a letter stating that we would be sent to collections (which has huge impact to your credit). We had to call the office the third time and demand it be addressed and to be contacted/notified to confirm that it was the case. Why should you suffer for their inability to communicate within their organization?***as you can tell, they will either threaten to raise rent to provide vital/basic services (although they are one of the most expensive units in town). They will not do anything unless they feel they will actually be held liable. And they are very accomodating prior to signing the lease, then afterwards have very little vested interest in their tenants. JUST KNOW THAT YOU HAVE BEEN GIVEN A VERY SPECIFIC EXAMPLE THAT IS NOT AN ISOLATED EXPERIENCE***

Ive lived at Riverford Crossing for almost 3 years now. The property itself is always neat and well taken care of. As well as being relatively quiet and safe. The staff, be it the ones in the leasing office or the ones on the property maintaining it. Have all been nice and professional in their dealings with me. Want to give a special mention of Nick Kelly who works in the office. He is the one I usually run into when I go to the office for assistance or to ask questions. He has never failed to provide a satisfactory answer or assistance when I had a concern or problem.

Have lived here for less than a year. It has been a very smooth process from the very beginning of looking for an apartment in the area. Everyone I encountered in the office and in maintenance has been pleasant to work with. I would like to recognize that Keri Dee in the office has been very professional, humble and personable. She has gone above and beyond my expectations. Would recommend Riverford Crossing and its community.

When I inquired about potentially moving into this location I was delivered exceptional service. Despite me coming into the office just before closing time on Sunday, Nick was able to answer all of my questions and even gave me a brief tour of the gym area and pool rather than rushing me out the door. Had an amazing experience working with Nick Kelly during my application process. He had a plethora of useful information about the property and amenities. He also had a quick and informative answer on any questions I had, and even worked with me pushing my application through when the website was experiencing technical difficulties. I have been searching for rental units for the past month and a half and this was by far my best and easiest to deal with experience.

I have been living here since 2012, yes close to 8 years. It is an amazing community to live in, I think the best in Frankfort. Location wise it is perfect with a little shopping mall and restaurants right next door. Other facilities like grocery store, gyms and schools are with a 15 min radius. The leasing office people are great, I would like to mention Mr Nick Kelly who is very helpful. The new maintenance crew is great too, any maintenance request gets worked on quickly.The only thing I miss is a little playing corner/park with swings/slides for the kids. Also the other negative thing is the pet poop mess which probably is more of a responsibility of the owner (as not everyone picks up after their pet) but still the management could take more steps towards it. May be designate a separate section of the park only for the pets.All in all a good place to live.

Nice place but rent is raised at random to whoever they choose. Corporate office will not return phone calls to discuss. Its bad they raise rent during this hard time.

This is our second year at Riverford Crossing and we love it. The apartments are nice and spacious, the maintenance is amazing -like fix anything that’s wrong the same day kind of amazing! Nick Kelly was very helpful when we were looking for a place and he’s a great office manager to deal with. Highly recommended.

Very nice apartments with great location close to many things. The leasing office manager Keri Dee has been great to work with on many issues. The maintenance people are there quickly to fix any issues. The units are very nice and clean and everything works. Good experience.

I had a great experience living at Riverford Crossing; however, moving out was a completely different story. Apparently the apartment is allowed to charge you for a “full apartment cleaning” if even one thing does not meet their standards. Instead of being charged a $25 cleaning fee for my oven(which was listed on the itemized cleaning from they provided) they charged me a “full apartment cleaning” for $130. I asked for the receipt of the cleaning company that they hired to clean my apartment (that was already clean) & they said residents aren’t allowed to see those receipts. I was also charged for a broken blind, that was broken prior to me moving in. I listed this on the form I was given, to list any damages at move in. I called the office to ask why I was charged for this, and they stated that I listed it was broken, “but not in several places” and that is why I was charged. I was then informed that they tell most residents to go ahead and pay them for their cleaning service when moving out, because they will most likely charge you that full apartment cleaning if it isn’t perfect; which I was never told by anyone at the office. If you choose to live here DO NOT expect to get your security deposit back & DO NOT waste your time cleaning. I saw many reviews from other residents that had similar situations as I did, which I wish I saw before choosing to live here.In response to the comment below (I am not able to comment): I did contact the office, and I was told that it was too bad, and there was nothing they would do for me. They said I should have just hired their cleaning company, because you’re more than likely not going to get the deposit back by cleaning it on your own. (I was never told this while living there) Apparently they can’t itemize out each thing that isn’t cleaned properly, which is why they charge the full apartment cleaning fee. I have never heard of such a policy.

I am moving from Charleston SC. I spoke with Kerri Dee and she was absolutely amazing!! She was super helpful and friendly on the phone. It really made my day. I appreciate that people like her still exist and should definitely be talked about more!! Wonderful employee and asset to your business!!

It’s safe, convenient, and the staff are great — namely, Keri Dee and Nick Kelly were wonderful to work with in the leasing office and the maintenance crew responds promptly to any issues that residents may have. I moved in to Riverford Crossings in August of 2018 after divorce and the experience has been absolutely wonderful. I love the apartment community. Keri walked me through every step of the process from start to finish and made my transition so easy. She has absolutely been AMAZING through a very difficult time. She is the absolute best ! My apartment is well maintained and I absolutely love living there. I would highly recommend !!!

Great place, super friendly staff and maintenance takes care of any of your needs super quick. Keri Dee who helped us get moved in completely stress free is absolutely amazing as well so I highly reccomend getting in touch with her if you are looking for a nice community to move in to. All of the staff I have run into are super helpful as well.

This is by far the most resident friendly community that Ive ever lived in! If there is ever an issue with maintenance or any type of communication that needs to be made with the office, the response is almost immediate. While we were preparing for our move, Keri Dee was SO helpful; giving advice on movers in the area, discussing pricing, and overall just making us feel extremely welcome. She responded to every single (knowing me, probably a hundred) email that I sent and was so friendly and polite. We also love that the community does an excellent job of keeping the area looking immaculate and allowing us to feel proud to have friends and family over. We love it here!

The facilities are very nice but I must say Keri Dee is just the best ever! Everything has been a good experience and would truly recommend anyone to live here. They are the best units in Frankfort, KY.

I have previously lived here and something kept bringing me back to this apartment complex when I was searching for an apartment again. The staff, especially Keri is so helpful and very friendly. The maintenance request are responded too almost immediately. Its usually within a day that you put the request in. They are willing to work with you and make it a great and safe environment to live in.

My fiancé and I have been living here for about two years now and the experience has been great! The apartments are nice and the complex is kept clean and well landscaped. Keri in the office is always so nice and sweet when I go in there.

Riverford is a fantastic place to live. My roommate and I have had little to no issues while living here. Keri Dee is always so helpful when I have any questions and she always goes above and beyond to make sure we are taken care of.

Keri Dee always helps out at the front office. She responds to emails and always helps with paperwork. The neighborhood is clean, there is not a lot of crime. The pool is nice as long as it stays open when it is warm out.

My roommate and I needed a bigger place and Keri Dee in the office helped us find a great place with lots of space. I recommend Riverford to anyone looking to move.

Riverford is great until you have to deal with the office. If you move here be aware that they will try to raise the rent by over 10%. Also be aware of your lease because they will charge you for any little thing that isnt perfect in the apartment upon move out. So, kiss your deposit goodbye and then some. Other than that, the community that lives there is alright.

This apartment complex is amazing. It was a phenomenal experience, from the time I first called them on the phone to find out how much a lease would be till the day I moved out and turned in my key. The leasing agents were nothing but nice. I set everything up while living a few states away and through our conversations over the phone and emails I was able to get a wonderful single bedroom apt at a very reasonable price. Once I finally moved everything was even better than I expected it to be. The apt was just how it looked in the pictures I had seen. It looked, smelt, and felt clean and new. All of the appliances were very nice and ran great with no issues. The entire process was so smooth and they were willing to help me in every which way possible. Any time I called for any reason at all they would help me out. All maintenance requests were resolved within a reasonable time frame, usually within the next business day.The pool here is awesome. Its clean, refreshing, and a good size. The fitness center has a lot of good machines, TVs everywhere, and a decent aerobics area.

Convenient location and still new. Nick in the office was a lot of help during the apartment search!

I moved to Riverford Crossing last year; its SO convenient. I moved from Detroit and this was the first property I viewed because its close to where I work. Keri helped me throughout the whole process and we had a few hiccups but she was very professional and accommodating through it all.The Maintenance Staff is really quick and responsive...and Ive had a few incidents, lol.The only thing is: I wish there was a community club of pet-owners and non pet-owners so we can make friends with our fur neighbors. I see a lot of animals with my human neighbors and I wanna make friends but, lol, dont wanna be weird about it.

I had a house fire last Spring. I needed a placce to stay that was pet friendly while my house was being rebuilt. Kerri Dee set things up with m insurance company and got me moved in shortly after my fire. THe house was supposed to only take a few months...its coming up on a year! Every few weeks Ive had to eend my lease and its been no problem here are Riverford Crossing. Even after I gave my move out notice and a problem occurred with the completion dare of the house Kerri Dee was able to keep me in my townhouse. Ive had a great experience here.
