My roommates and I are disappointed with our experience here. This was an overpriced complex with new management that looks for every opportunity to charge even more. Frequently had to call several times to get our water heater and AC fixed and they eventually had to be replaced. The wifi was constantly out. Upon the end of our lease, we received sparse move out instructions about move out protocol, followed by ridiculously high cleaning fees. Especially ironic because we had moved into a dirty apartment and the hallways, common areas, and stairwells were constantly filthy.I did give back a star for the friendliness of the office and maintenance staff.

I cant speak to the quality of the apartments, as my daughter hasnt moved in yet, but if they are as nice as the people who work there, she is bound to be happy with her choice. We had to find accomodations for the semester quickly and at the last minute due to a change in plans. There were some hiccups with the online application process, so I reached out by phone to get some assistance, and boy, did I reach the right person. Ellery answered all my questions thoroughly and patiently. She even called me back when our original floor plan choice ended up not being available. AND she made sure my daughters roommate choice was honored even though we had missed the Roommate Sync deadline. She averted disaster, or at least immense amounts of stress on my end, with her attention to detail and follow-through. She made our rough start to the school year much smoother. Shes definitely an asset to the company. Thank you Ellery!

Ive lived here for three years and cant recommend it. A few of the staff are wonderfully nice and know their jobs in and out but the rest are uninterested in their jobs and disrespectful to tenets.A few tenets are very loud but the office had stopped enforcing noise complaints.Until this year, the office assigned you roommates and what you put as preferences didnt matter at all. I got to choose mine this year with an app which did improve things. If you do live here, I really recommend knowing who youll be moving in with.The office used to say they would try to help with roommate disagreements. The one time I asked for their help, I was told just to do what my other roommates wanted and wasnt allowed to explain the issue.There is extremely limited guest parking and the 20 minute time limit isnt enforced at all.The rent gets more expensive every year and my quality of living has gone down due to the noise and the consistent gap between what is promised and what is delivered.A recent issue that highlights States condescending attitude is how they handled my request to bring in my own couch since the provided couch is squished down and shedding particles. After promising to look into it, management turned the cushions over and called it good. The sass would be funny except I still live here.

Staff are incredibly nice and are very knowledgeable and helpful but that is it for positives. On our move in date the apartment was unbelievably dusty, my bathroom sink did not (and currently does not) have cabinet storage underneath, the fridge shelf was broken, and the kitchen is way too small. Currently, it is hard to sleep here since the trash is done at 4 am - 6 am and people want to rev their engines late at night. The twenty minute parking seems to translate to multiple days and only recently have they been taking action towards enforcing this rule. The parking price is way too high and the parking garage itself has no way to accommodate for trucks that often block smaller cars into their spots. This is not the owner of the vehicles fault but State for the lack of planning. The walls are way too thin and the pricing is not worth living here. My roommates pay almost $750 for a place that is mediocre on good days. They trap you in for the ~$630 base fee but then throws so many other fees that you will pay around $700 each month for a place not worth that price. Not only that but you have to set up electric through the county of Fort Collins which would have been very nice to know before signing the lease. The gym is advertised for 24 hours but it is open for seven or eight. They should not keep it as advertised on their website. Overall, staff is amazing everything else is trash.

Bait and switch. Their website said they had units available and my son did a full application and paid the $50 app fee, then when he called and later drove over they kept giving him the run-around over waiting a few more days to see when something opened up. He finally had to apply and sign a lease at Ram Village instead. But State refuses to refund his $50 application fee despite lying about their availability.

I’ve lived at State for two years now and have had a very positive experience. Maintnence requests are solved in a timely manner. Staff is knowledgeable and friendly. The price is great and very close proximity to campus. I would recommend!

Staff is so nice and friendly! They thoroughly explained every part of my lease and answered all of my questions. The maintenance staff does a great job at getting things fixed as soon as possible. Overall, I love living here at State!

Living here was not a good experience. The furniture was old and terrible, none of the windows worked, as in you couldn’t close them fully and you can’t open them all the way. The faucet leaks. The stove gets food underneath and burns every time you turn it on, no matter how well you clean it. The washing machine flooded every time you try and use it and eventually exploded with water (picture attached), then kept flooding afterwards because the maintenance never completely fixes it. The Wifi may be free, but it’s terrible. If you know anything about internet speeds, then you’ll know that 0.80 mbps is not good at all. When paying rent, you cannot pay the exact amount online unless you pay a $20 “convenience” fee, or you setup a recurring payment, which never pays the correct amount since you have to give it a set amount, but the rent changes every month due to your gas bill. The only way to pay the correct amount is by money order that you have to get from the king Soopers which is a pain. The rooms are too small for anything you want to actually put in it, the train runs right by the building and wakes you up, on the other side is the main road with a bunch of drivers racing down the street, and other people love to have parties at the pool just outside until 2am. I could not wait to leave. But hey, at least it’s a place to sleep.

Not allowed guests, guests not allowed to join in on amenities, no guests period none at all if your caught with guests they just assume how long theyve been there and send you a lease violation Neighbors are noisy as heck and constantly make false claims. Wouldnt recommend this place for anyone who likes to be social, entertain, or just live. Oh also if you have mental health issues avoid at all costs. Had cops at my door after a couple of panic attacks. This place is pure trash.

Extremely pleased with the service here. Anytime I have any problems to do with any parking or living, the staff is right there to assist me. The only genuine problems I have had have been with other residents and their disrespects towards other humans, but once again, the staff is always right there to assist me. Couldnt have asked for a better, more inclusive place to live in my first apartment!

When moving in the rooms were not clean it was absolutely disgusting. We had to clean dry blood out of the fridge. The new manager Cassie Hughes was also very inconsiderate to my car getting hit in the parking garage. The police told me to ask for the security footage, because it was a hit and run, to send to them and Cassie wanted to start victim blaming because someone who was also on my floor got their car broken into the same night. I knew it wasnt the States fault this happened but I expected more help from them to catch the person who did hit my car and cause pretty significant damage to it. All I have to say is Im glad I wasnt planning on releasing and wouldnt recommend this place to any of my friends. Location to the collage is the only upside to this place.

I have been living here since August and I like it. However, my room was dirty and dusty when I moved in even though we had paid for a clean room. I luckily am in a quiet room, furniture is in nice condition, thin walls, and the appliances are nice. Staff are wonderful and maintenance responds super quick! The gym, study center, and everything is really nice. It’s also super close to the super markets and the bus stop.However, the wifi is horrible, especially with online classes. I was so fed up with the wifi going in and out so much I bought my own router and connected it to the internet in the living room

First things first, the internet is not good. With all my classes online I really need a stable internet, and this place does not provide that. I am constantly getting disconnected from my online classes. Another issue is that the kitchen is way to tiny for 4 people to fit their food in it, we only have 3 in ours at the moment and it takes up all the space plus a shelf off to the side that we bought. The gym is never open, always has a padlock outside even though it is on their website as being open 24/7. When we moved in the couch was already having all the leather flaking off, it get’s everywhere and does not look nice at all. Cheap furniture. The management of this place really doesn’t help with the internet problems either, they just don’t seem to care. Do yourself a favor and don’t move here, it might be cheap and close to campus but it’s not worth it.Edit: They apparently now like to test fire alarms repeatedly at 9 am without prior warning to any residents, causing quite the annoyance and fright for unwarned tenants.

I moved out of here in Dec, they charged me 250 dollars for blinds. They told me it included replacement and labor service. I check the price from amazon around 30 dollars. From Home Depot around 40 dollars. They told me the price is nonnegotiable.

Awful communication. We found someone to take my sons place on the lease and they’re still going after us for money . Instead of going after the person that signed the new lease . This place I would definitely not recommend . They are threatening to take us to a collection agency even after we found someone to take over the lease. Never ever have been through anything stupid before .

Having lived at this property for 3 years I can say that I never had any major issues that were not dealt with quickly and professionally. The staff there were very accommodating and also made me feel like I would be taken care of. The close proximity to campus was also very nice as I was able to walk to anywhere on campus within 20 minutes and not have to try and find parking on campus.

This place is not only over priced but show a blatant disregard for safety and its tenants.I made the mistake of renting here and found out none of the amenities could be used, but thats ok, covid has impacted everythingBut the major downsides are not covid related. The staff tend to disregard people, the apartment itself cannot seem to stay in one piece and things constantly break, and parking is a nightmare. Do not rent here unless you have to.

My daughter lived here for 2 years while attending CSU and loved it. Her studio apartment was just right for her. Maintenance requests were always handled quickly and efficiently, and the office staff always friendly and attentive. The only complaint is having to pay for parking, as well as the lack of guest parking spots.

Has decent amenities for its price but also has a super LONG list of downsides, a few major points that i think everyone should know about this place are as follows; apartment built out of cheap and constantly failing materials, no friends allowed over, no closets, policy is not friendly to those who have medical marijuana cards, poor customer service, and last but not least tons of hidden fees usually labeled as convenience fee which i easily pay over $50 a month extra just for these fees. The only upside I can find is its a cheap place thats somewhat close to campus.

When signing with this property, my roommates and I were given everything we requested and in exchange we have been really happy with our apartment. This is my second year living here. Since, the complex has passed through various hands, but now that they are part of American Campus Communities, they seem to be much more organized. The staff is very friendly. There have been some really nice, positive, updates done in the past couple of years. I would recommend this complex.

I just re-signed my lease again for the 3rd year and absolutely love it at State! The rooms are very spacious, and definitely enough space for college students. The staff in the office are super friendly- Aaron and Ashley the managers are awesome and do everything they can to make your experience good, and some of the student staff like Brandon B, Maritza, and Kaley are so helpful and sweet. Some people saying it’s overly expensive??? Have you looked at other apartments in Fort Collins?? For how close this apartment is to campus, and how many amenities we have here, the price is absolutely fair and even cheaper than a lot of other complexes near campus. Would absolutely recommend living at State.

This place isnt worth the amount you pay for. You can easily go somewhere else with the same rent that actually cares about the people who live there. There’s no parking, you can’t have friends over, there’s no closet, there’s paint stains all over our floor, holes in our doors, the showers just stop giving water all together, the WiFi always cuts out, no bus stop close, and they didn’t even give me a mail key until end of January (that was 5 months into my lease). You can be happier somewhere else

I’ve loved living at these apartments. These are some of the nicest and closest to campus apartments that I’ve seen. My roommates and I have had no issues with our apartment and the front office is quick to respond whenever we have issues with the place. I also love the gym and study rooms that State offers. I would recommend this place to anyone.

Seriously, if I could give this place zero stars, I would. If you can live literally ANYWHERE else, you should. A three bedroom apartment plus the outrageous parking fees costs me $800 a month for a small apartment with no storage space whatsoever and unusable “amenities”. I lived in the second building. The hallways are always absolutely filthy and the entrance doors do not lock; there was an at least three month period where they didn’t lock at all and actually stood wide open. There is absolutely no parking for visitors at all, and the only parking lot that seems available will not hesitate to tow you (which is a nearly $300 fee). Several of my work orders went unfulfilled. My toilet was broken for almost two weeks, and I had to put in three work orders to get it fixed. And if that wasn’t enough, they moved a random person into my unit nine months into my lease without notifying me at all - no phone call, email, text, note on my door, nothing. They apparently called my roommate whom I was not close with to ask her where I was and when she told them she thought I was at work, they accepted that and did not try to further contact me. They tried to claim it was “a last minute move” and that’s why they didn’t actually contact me, which makes no sense because they DID contact my roommate. Literally all it would have taken was ONE more phone call. They treat you like you’re in the dorms, and trying to deal with the office in any capacity is a headache AT best. If you’re searching for a place in Fort Collins, you need to keep looking, because ANYWHERE would be better than here.

This place was the first stepping stone into a new chapter of my life. I am no longer a resident but this is what I can say.Like most places where you share a room, you may be lucky with a good roommate , or you may not. However please don’t expect any help from the manager or leasing staff to assist with any bullying.Best advice, find a roomie and don’t go in blind.The room itself is standard, expect if your lucky to get the views of the mountains which is worth the cost. (If you were lucky to get that)As far as staff is concerned, when I originally signed a lease, I had a great experience with all of them.One of which I have to say is the most incredible staff member was a maintenance crew member named Josh.Josh is hands down the hardest worker I’ve ever seen, the most friendly guy, and honestly made my time there very enjoyable.The main reason I am giving this place these golden stars are simply because Of Josh. He was there immediately whenever there was those countless issues I’ve had in the apartments, or whenever there was a random mess that no one there wanted to pick up or fix, Josh was States Superman to come a fix it with that gorgeous smile he has on his face.So Josh this goes out to you ! I hope you find happiness and success with this company or eventually start an incredible venture of your own with the amount of work ethic you showed me.... it could change the world one day.

The place was cheaply constructed, it falls apart all the time, and the staff isnt afraid to charge you a premium to fix it. The amenities were nice when they were working, which was about half the time. The wifi was slow, parking was expensive, and the whole thing was pretty much over priced. You can find a better valued apartment in fort Collins or a cheaper option in roommate living.

The staff is very friendly and easy to work with and the other residents are great as I have yet to have a bad experience with anyone living here. The maintenance team also does a great job and is friendly and respectful when they enter the apartments. they also finish work requests in a timely manner. The property itself has been under a lot of construction but it will be very nice when it is finished. They just finished a parking garage which has made life a lot easier in cold weather so I do not have to worry about snow removal. Overall i have almost nothing to complain about and I would recommend the apartments to anyone.

The only plus of living here is that it’s close to campus. It’s overpriced, and nowhere close to worth the money you pay for it. Not to mention, the management is incompetent to an unbelievable extent. We put in a work order to fix a fire alarm three separate times, and three separate times nobody fixed it. If there was a 0 star option, I’d choose it. Don’t live here.

This place is horrible, do not live there. They overcharge for a terrible living environment. It’s 50 a month to park outside and even higher if you want to park in the garage which is ridiculous. The refuse to turn on the AC when its literally 80 degrees in our apartments and we are sweating constantly. They offer expensive prizes for a casino night but can’t give us the air conditioning we pay for. Their maintenance sucks ! The workers walk into your rooms whenever you please and don’t care. They will leave a mess when they are done with their work as well. The fire alarms randomly start going off even if there is no smoke in your apartment. The washer broke twice in a row, to operate our stove we have to use opposite knobs to turn on the opposite burner. The walk is not close to campus at all. Also, my friends fan fell on her bed in the middle of the night when she tried to use it. They also close the pool and hot tub for no reason. Highly recommend that you find somewhere else to live.

Out of a lot of student communities around CSU, State has the best customer service. Besides the small rooms and loud residents at the pool LATE at night, it’s a good place to live. Love the parking garage. It’s worth the money when you don’t have to scrape off snow or get hail damage.

Maintenance did not consider a non working fridge nor a flooding bathroom an emergency. Leasing office was difficult to work with and often unprofessional. Only six guest parking spots exist for the entire complex, so family visits were very hard to facilitate.

Never been one to write reviews, but the leasing office truly is awful. It’s like they don’t train their student staff because any time I ask what I assume to be a simple question they can’t give me a straight forward answer. I don’t blame the staff for this, it’s the people that trained them. I asked one girl what side of the parking garage the 24 hour spots were and she had no clue even in relation to where the main building is. There’s only 6 guest parking spots for hundreds of people living here and parking costs are insane. When they reel you in with the close walk to campus bit they’re describing the very edge of campus where the medical center is, it takes me 15-20 minutes to walk to the LSC which is not close in my eyes. The actual units are okay; I have paint splattered on my floors and huge scratch marks in the main area. The carpet in my bedroom feels like it’s been in there for 20 years even though this is a new complex, and it was apparent upon move in that they don’t clean the units before move in; I had hair from the previous renter still in my tub. This place seems to be under new management constantly and it’s still a disaster. When I read the negative reviews before I signed, I decided to give them the benefit of the doubt, but this place doesn’t deserve that. There’s other options, keep looking! I know I’ll be jumping with joy to move out of this place when my lease term is up.

Lies, Illegal activity and incompetency.This is a nice location, but 90% of the staff are highly incompetent and occasionally rude. Residents were promised upgrades to the building that still have not been finished. Even though we have not had access to our amenities here for months on end (most amenities still not complete) we have received zero discounts in compensation.There is absolutely no on-site guest parking. They offer a church parking lot that is a mile away.....seriously?The management approves the construction companies here to block handicapped parking spots with equipment so that my handicapped guests do not have a place to park, as multiple handicapped spots are filled with construction equipment.When I tried to tell the management that this was illegal, they tried to convince me that it was not illegal.This building also has construction workers wander into your apartment with no notice. We were supposed to have someone to fix something in our unit on 12/30/16. We were required to fully clean out the bathroom for this....They didnt show for 4 days and WITHOUT NOTICE, they unlocked my front door and barged in while my girlfriend was sitting on the couch.The workers are supposed to be chaperoned by office workers for the building, but of course they do not follow their own rules.This place really needs to get their act together.0.5 out of 5 stars.

The apartments are furnished nicely and the overall roommate situation seems to work pretty well, but the management is just horrible. They do not care and you will be an annoyance to them (regardless of your issue) from the moment they get you to sign that lease.All the renovations will probably be very nice when they are done, but for residents who signed a lease before they started all the construction, the lease agreement included amenities most of the students who live there a year will never have the opportunity to enjoy.I could go on and on with specific examples, but the bottom line is: because they could care less, management is extremely rude to residents and difficult to work with; you are under a lease and replaceable, so dont bother us with complaints, even if it is something reasonable, like a maintenance issue; we dont have to be professional and you can deal with it. I highly recommend you look for a better option if at all possible.

State is probably one of the most well-kept, student friendly facilities in the CSU housing market. From ample academic success centers around the property to state of the art amenities, my experience at State from my tour of the property was much more that I had expected. The leasing team notified me that although the property isnt as new as some of those in its market, it was newly renovated and frankly, its one of the most exquisite properties Ive seen (especially in Fort Collins). I was very satisfied with the property and the leasing team, and although Im not a resident myself, I would 10/10 recommend this complex to anyone looking for housing for the fall!

IF I COULD LEAVE ZERO STARS, I WOULD. State on Campus in Fort Collins reminds me so much of college dorms. Overpriced for no reason, and management comes in freely at least twice a month just to check for move out damages WHILE THE APARTMENT IS OCCUPIED ALREADY. They see a small scratch on the floor or a tiny THUMBTACK hole in the wall, and will make you pay hundreds for it. Not only that, but employees are flat out RUDE! THEY WANT YOU FOR YOUR MONEY, AND DO NOT CARE ABOUT YOUR ISSUES, CONCERNS, OR WELL BEING. To continue on, the key fobs are a hit and miss when you try to enter the building. They also promised the pool would be open over summer, so my friends and I went swimming thinking it was open, and two hours later a staff member came by to tell us it wasnt open, and it was STILL UNFINISHED with zero chemicals inside. No signs or ANYTHING. Moreover, they add BS fees of violation like having guests over for two CONSECUTIVE nights WHEN THEIR CONTRACT SAYS 3 IS THE MAX. The location is great, but there are train tracks right behind the building and it is the exact spot where the train honks its horn. So prepare yourself for 5 AM wake up calls!!! Insanely ridiculous to deal with their mean and uneducated employees. When they dont know an answer or just dont want to deal with your concerns (which both happen quite OFTEN), they send you from person to person. They were even rude to my friends parents, who was looking to sign over summer because shes a prospective student! DO YOURSELF A FAVOR, DO NOT LIVE HERE! I will not be renewing my lease, even if they offer a deal. So disappointed. WORST PART? Weve been here for only a month and we have encountered endless rudeness, BS fees, and constant neglect for actual help. They also mess up paperwork, and made me sign the same exact form six different times, and still need me to sign again because they had messed up YET ANOTHER TIME. Extremely unhappy and want every penny back.

This apartment is in a really great location and the apartments are beautiful however, I have never hated a place more. First, its an apartment, we are all adults who signed leases yet it feels very dorm like to have quarterly inspections. Two, the parking is outrageously expensive, $70 a month for a space that is entirely too small and the car next door continuously hits my car or leaves no space for me to open the door and get out. Third, we paid a full price for our apartment and all other amenities yet half of them have been under construction since we got here. The walls are thin, I can constantly hear the people in the study room next to my apartment no matter what time it is.

I lived here for two years, the second being when it was purchased and renamed to State on Campus. Its location from campus and MAX are great, are furnished and have fairly decent pricing (at least when I was there), there were problems.The apartment themselves are nice at a glance, with hard flooring in the common areas, decent furniture, appliances, and cabinet space. Each bedroom gets their own bathroom, and while theres no official closet in a bedroom its not bad. However, in both years we had issues with the appliances breaking (handles, mainly), with smoke detectors randomly going off, and some paneling issues with cabinets. Those werent as major (they could be repaired) and I hear theyre updating appliances this year.However, the management and staffing there is questionable. The staff was nothing but pleasant to me, but the way business is handled seems disorganized? Ive had multiple notices from their leasing office telling me that rent was late two weeks after it was due, when it wasnt, because it didnt show up here but showed up there -- kind of thing. Other notices, associated with property updates or apartment checks, arent always given ahead of time. In the rare case, theyre given after the update is underway. Theres been instances where they wont notify you of a package until days after its been delivered. The gas bill was sometimes late, and half the time you were only paying the billing fee of $2.75. For some reason this sticks with me, and probably will for a good while.There were also slightly awkward apartment hosted events. The thought was appreciated.I hope that State on College provides a better living option for students, I really do. But while I lived there, I was not a huge fan of how the building was managed or the construction.At the very least, theres Burger Works and Dairy Queen nearby. Also Black Bottle, so you can drink whatever sorrows come your way.

For me, The Summit on College has been a nice place to live. Ive always been able to engage the staff and get help with any problems that Ive had. I didnt bring my car to Fort Collins, so getting towed has not been an issue for me. However, most of the reviews posted below are, from what I can tell, pretty accurate. There are about 600 students who live at the Summit and about only 200 parking spaces available. Most of the residents who live here are forced to park across the street or take their chances parking in the Summit lot without a permit. If you engage in the latter, the manager (who you pay rent to) will himself call the towing company on you, which in my opinion is kind of messed up since most of the students here do not have jobs and do not have a ton of money to pay for things like getting their car out of a towing lot. If youre a parent reading this, please please God do not allow your son or daughter to bring his or her car up here. Because it will get towed, and it will most likely be you paying to get it out. Before you sign a lease here I would definitely urge you to take these reviews into serious consideration because its your money and you should know exactly what youre paying for. Hope this helps. Place is pretty great with the amenities offered at the price compared to other apartments in Fort Collins. Could have used a little more improvements while I was there, such as finishing the garage gate, more 24hr guest parking, and actually getting the courtyard lights and firepits to work, but overall the experience and living space (especially the top floor vaulted ceiling) is great. Shout out to Matt from management, and some of the other staff members for making a better experience at State on Campus. Dont be an annoying disrespectful tenant and follow the rules and youll enjoy living here.

I couldnt be happier with my choice to move out of these apartments. Management doesnt care about the issues that many students face with the random roommates. The also fo a horrible job with roommate matching. If youre counting on them for roommates, just know youll probably be paired with the exact opposite of what you want. When I first moved in the prices were about on par with other similar places but now that they keep raising and raising prices, they arent worth it. The rooms are tiny, there is no real closet or storage space. For the price and the quality of living here, its so not worth it. Management is a joke. If you have any issues that need to be resolved, you have to figure it out yourself because the people that work there are worthless and they dont care about any of your problems. I was honestly hopeful for the new management but it ended up getting worse. They spent all this time and money making the place look better just so they could charge more but they didnt fix any of the glaring issues. If you slap lipstick on a pig, its still a pig.

If you like paying $800 monthly for paper thin walls, a tiny bedroom, and a parking lot that has absolutely no parking for guests (they will tow anyone who parks on the same side of College Rd as this complex unless they have a permit), then this is the complex for you.The place is a dump, even with the renovations theyre implementing. My friends water heater sounds like theres a man trapped inside of it, beating on the walls of the tank to try and escape, and the complex refuses to fix it. But its cool, theyll just install electronic locks and ceiling fans and wood floors that no one asked for.Seriously, spend your money somewhere else. You could rent a single bedroom house for this much money, and have a landlord who actually cares about your comfort.

I would rate this 0 stars if I could. The night staff make you feel so uncomfortable, they stare at you for no reason and follow you all around. Don’t even get me started on the ABSOLUTELY RIDICULOUS parking NOT TO MENTION guest parking. There are 5 spots that are CONSTANTLY filled and when asked where to have people park or if they will figure something out for parking I quote “ I don’t know figure it out “ - a state employee. So I lived with my boyfriend in the Summit on College in a studio for 10 months. We hated it. We subleased our studio this summer in order to upgrade to a 2 bedroom for the same price. The staff at the Summit on College is the worst staff I have ever experienced. We killed ourselves to get out of the apartment in time so that it could be cleaned and inspected. The people who were taking over our lease arrived and found the Summit had lost our keys and all of our paperwork saying that we were leaving and passing the lease over to them. Next they charge us a fee saying that we didnt pay our rent on time WHEN WE DONT LIVE THERE ANYMORE. Are you kidding? This is the worst place I have ever encountered besides the staff, the grounds were disgusting, parking was a nightmare, and upstairs neighbors were elephants. DO NOT LIVE HERE!

My lease is set to start this August 18th at the summit on college and I am already having problems. I was told to come and sign an application which turned out to be a lease. I was extremely irritated with this and when I told them that I had to self guarantor, they told me that I had to make three times the monthly rent to just be able to move in. In addition to that, I was told that if I cannot self guarantee, they would refuse to let me move in and still charge me the rent money. I argued with them that that is a breach of contract law. Contract law states that a contract is voidable when only one party receives something of value. I dont want to live there anymore but cannot seem to get out of it. I have been tempted to tell them to come get it like Tyson and good luck. I am confident that I would win if I took them to court over the issue however I work full time and go to school full time. where is the time do that? that is the real question. also, I had a friend living over there tell me not to waste my time or money.

Absolutely at all costs do not live here. Dealing with this place is actual hell. The people who work here are useless and refuse to help you at all. The lease is a trap filled with a bunch of tiny secrets that completely contradict what the agents themselves tell you. By far the worst apartment complex in Fort Collins. I was a former resident at the Summit on College. My roommates and I leased our 4 bedroom unit back in March 2013 for the August 21st, 2013 move-in aka Grand Opening. We were told back in March that our August rent would be pro-rated (since move-in date wasnt until the 21st). LIES. We were charged full months rent! (Is that even legal?)....I could only tolerate this place for 3 months and immediately sublet my room. Im happy to escaped the lies, unprofessional staff, shoddy construction, and atrocious parking situation. I feel sorry for the current and new tenants who were promised a new parking garage for the fall. Unfortunately, the City has not approved the structure (which has gone through three appeals) and has been sent back to the Fort Collins Planning Process (a lengthy review process). There will not be a parking garage anytime soon....I highly suggest to prospecting students/tenants looking for a place to rent.....stay FAR, FAR AWAY from here!

Having lived here for 2 years, I have only good things to say about State! The staff is friendly, helpful and efficient. The location is amazing, where youre less than 10 mins from both CSU campus and Old Town. Work orders are also fulfilled promptly. This is definitely one of the best places to live in Fort Collins :)

My son lived here for 5 months before moving out. From start to finish it was evident they were extremely disorganized. It is difficult to find anyone to get good information from including how much we owed for rent! When he found a subleaser and moved out, that too was a disorganized mess. One person would tell us one thing, make no record of it, and then two others would give two different answers. It took months and numerous phone calls to get back what was owed us as we had pre paid rent. We also had paid to supplement the new renter but they would not simply deduct from what we had already paid. We were refunded the wrong amount, and to their credit they did say they would fix the problem. Hopefully it doesn’t take months to get the $500.00 owed us.We own over 500 apartments of our own in another state and I would be horrified if this was how our company was run. If the apartments were great it might be worth putting up with, but they aren’t. They are basic, cheap apartments meant to cram in as many kids as possible.

Overpriced and feels like a factory for farming money out of students. Nobody I know that lives here is going to renew their lease for next year, and I totally understand why.- Getting to campus is relatively difficult and time-consuming; you have to try to cross Prospect Rd, which takes forever, and then you can take the MAX up a couple hundred feet to University Station, which is still all the way on the edge of campus. Apartments in Campus West have several bus routes and convenient ways to get to school.- Parking sucks and is way overpriced. The few guest parking spots are more convenient than the parking garage, which may be why theyre always full.- Management is incompetent and slow. Nothing gets done. Nobody cares about residents. They just want your money!- Your room will be tiny, and you can hear absolutely everything your roommates are doing at all times.- It feels like a densely packed hotel room of frat bros being as loud as possible every night.- It is extremely inconvenient to travel to/from this place. Even just going back to your car from your room takes ~10 minutes.Some of these are not the fault of the management, but a lot of it could be improved with better staff and less misleading information.

The location is an amazing benefit to this apartment complex. Its close to campus and downtown Fort Collins. The new parking garage is pricey, but very much worth it if you have a car. Are you looking for a good apartment close to campus? Well this place is NOT that.The State Fort Collins is not an apartment, these are college dorms. They cost as much as one and they treat you worst.You can hear everything inside and out, up and down. NO SLEEP.The rooms and living areas are tiny and should not cost this much.The staff here go in and out of your apartment when they want and do unnecessary things to the place. Not a bad place to live, but not perfect either. the roommate matching is ok (better now than when capstone owned the place), there is now some more parking thanks to the new parking garage, and the staff have been friendly. the only negative I can come up with is the close proximity to college ave, so you might end up hearing vehicles racing in the evenings, especially towards the weekends.

They do everything to try to get more money from you. I graduated from CUS last year and moved out on August 2016. I lived in Summit on College twice. First time When I moved out, they charged me $40 something three months after I moved out. They said it was for trash and cleaning . I paid because I dont want to get into trouble. This time the property has changed an owner. Things got worse... They sent me legal notice and asked me to pay $90 for painting my bedroom this month Jan 2017. I got the email last week. They told me they sent me numerous emails. And I checked my email box, I only got one on December 2016. They told me the dispute time period is 2016/10/31. So thats why you decided to send me notice on December ? So they only thing I can do is pay something I never known what for ? My bedroom was absolutely fine when I left. But now I am not in FC anymore.. For make things easy, I have to pay it... anyway.. strongly suggest you guys stay away from this place... I think the new owner is much worse than last one. Because last one only wanted to cheat me $40 and this one .... $90.

WOULD GIVE ZERO STARS IF POSSIBLE!! COUPLES - DO NOT MOVE IN HERE. Lack of communication between staff and residents is appalling. When trying to move in, my car was almost towed - only thing that saved it was me coming out to get more items out of my car. My girlfriend and I moved in here. It was very obvious that we were together, and that we were intending on moving into the same room. Recently got a lease violation because I live here. Only one person per room. Staff was incredibly rude when trying to sort out this issue, and gave zero advice. They said there was a $0 deposit - yet we had to pay $250. We were set to move in earlier, but they moved us back almost a week to clean, which they said they would have done earlier. It hasnt even been a week and we are looking to move out. Awful and disappointing.

At first I thought that the problems were simply because they rushed the construction of this place in order to get people moved in before the school year started, but the problems only got progressively worse as the months went by. First off the parking issue, they do not have nearly enough parking for their residents, not to mention absolutely no parking for any guests. The staff often has no clue what they are doing, when presented with questions they often state that they dont know the answer to it. The management constantly tries to bribe the residents with food or other mini treats. They come into the apartments often for inspections and if no one is around they will take pictures of things so they can try to fine people for them at a later date. It is not worth the cost.

I wish I could leave 0 stars. When I moved out, a few of my blinds were sort of mangled, and I forgot to like wipe a coffee stain off of my side table. Because of this, they literally charged me $300 dollars to fix it. Blinds cost $50 at home depot. Save your money and stress and live somewhere that actually cares about its residents.

Be wary of the lease terms. Should you get an out of town internship and need to leave the lease early - tough. Not even a large fee to break the lease, it is pay the full thing for the duration. For $500 they will let you try and find someone to sublet it. Good luck with that! They will not show it for you so that out of town internship means kissing 6 months rent good bye.

Okay property, terrible managementWhile the quality of the apartments is okay, the management here is terrible and will be a pain to work with for almost everything. These apartments look nice to an outside viewer, but the longer you live here the more you realize how cheap everything is. A pool, hot tub, volleyball court, etc. was promised before I signed my lease. Not until around 10 (out of 12) months into the lease was everything completed. For parking, without any organization or thinking, I was assigned a compact spot on top of the parking garage. I drive an SUV and live on the complete opposite side of the apartments. I emailed, called, and finally went down to the property manager in person where I was reluctantly moved. The only thing that WAS well done here was the gym. It had nice equipment and plenty of space for many people to workout, but little to my surprise, the management cut the space into 1/3 of the original and now the gym is cramped even for a few people working out. This is a nice location close to campus, but not a great place to live if you dont want to get screwed over by the incompetent staff consistently.

My boyfriend and I lived in a 1 bedroom apartment, which is actually a studio (Summit refers to it as a 1 bedroom). We lived there from August 2013 to January 2014. We decided to live there because we were both CSU students so the proximity to campus was great, it was a lot cheaper than other 1 bedroom or studio apartments, and they make it really easy to sublease, which is something most places wont do. The parking situation wasnt great, but its not as bad as some people make it seem. Initially, I always parked my car across College in the neighborhoods. The people who lived there didnt like us Summit residents parking there and left notes on my windshield a couple times that basically said that if I violate the city parking laws they can have my car towed. As long as you dont break the city parking laws, they cant do anything to your car. Eventually, I noticed that everyone was parking in the 2 hour lot, the 20 minute parking, and the Subway lot for way longer than the time limit sometimes overnight. I started doing this too and only got in trouble one time over the course of 5 months. Sometimes they crack down on the parking rules so just be aware and dont leave your car in the same spot for more than a day. There are a lot of younger students (sophomores, juniors) living here so it can get loud especially on Friday and the weekends. We could always hear people running in the hallways and hanging out in the pool/patio area sometimes very late at night (midnight to 3AM). Im not sure if Summit has instituted some quiet hours, but I recommend that you avoid having a room that shares a window to the pool area because people get really loud out there when it starts getting warm and its really annoying. Another thing that I didnt like was that some residents took to destroying things in the common areas or trashing the common areas. Basically the residents are immature and Summit had no way to stop them or punish them for wrecking the facility for other people.Anyways, I didnt have any problems with the staff or the maintenance. The area is safe and the other residents are nice enough. They put on quite a few social events for residents that typically have free food or giveaways. Having a furnished place was also a huge plus. Overall, a nice place and I enjoyed my time there.

I subleased from January through the first of August and at first the experience was okay. After living here for the rest of the time into the summer, I was severely disappointed in State. The amount of times the front doors have broken/been left open, the expensive parking pass on top of the rising rent, the 5-6 guest parking spots that are taken up by the same cars everyday, the complete unprofessionalism of some of the staff and so much more. This isnt the only option out there and if you find a better one, go for it. The floor mat that says Youre going to love it here and it is just the cherry on top. I moved out and I am more than happy about it.

The State on College is the best! I love the amenities. Especially their fully stocked gym, study areas and entertainment room. All the staff are really nice and care about their residents while treating you more like friends. The location of the State is unbeatable because everything is within walking distance, including Taco Bell ;) The internet runs flawlessly during those late-night game sheshes. The State is really starting to have that homelike feel during the finishing stages of constructions and don’t be discouraged by other reviews due to the recent ownership change. From my experience so far, I didn’t hesitant on resigning my lease for another great year at the State on College.

My daughter attends CSU and has almost completed her first full year at State On Campus. I must say that much of the past year has been extremely difficult dealing with the State On Campus Management Team....As a parent, I have experienced or witnessed almost every negative situation posted by others in these reviews....... but that all changed the day their corporate headquarters sent Meghan M. in to town. Meghans presence is a breath of fresh air. She is running State On Campus exactly how it should be.... no more dictatoresque mentality....... State On Campus is now a place that my daughter truly enjoys living at..... Meghan has brought about major changes in the way State On Campus is being ran, along with a whole new level of trust and communication between tenants and Management. As a parent of a child who is attending school over 100 miles away, I have enough to worry about..... but I can now rest a bit easier at night knowing that Meghan and the new staff are in place, with my childs best interest in mind. I cant say thank you enough to Meghan for all that shes accomplished and changed in the short time that shes been there. A big thank you also goes out to the Corporate Headquarters of SOC for realizing that they had a problem and then making the tough decision to actually fix it. If you are looking for an amazing place to live with a Management Team that truly has your best interest at heart, then go see Meghan and the rest of the staff at State On Campus..... They are a first class team, running a first class complex!

Where to begin. This apartment complex is without a doubt the worst in Fort Collins. The management team is a group of unprofessional, rude, incompetent jerks who get off on making life as hard as possible for the Tennants. Thank God for Ashley, she was the only one who actually helped me and my girlfriend escape from this hell. The Manager was as incompetent as the leasing director and both could care less about the well being of anyone but themselves. The only other person besides Ashley who actually advocated for us was forced to stop communicating with us to make it harder to escape the contracts and fines. Anything that happens there, including safety concerns, financial information, anything important, is not recorded or put on the record. DO NOT LIVE HERE. There are other options.
