Jean, the person who showed us a unit gave way more detail about the apartment then everyone else we toured an apartment with. Cheyenne is awesome at answering all questions you might have as well. Both of them are very detail oriented and hard working!

The rooms are fine, but the soundproofing is extremely thin so any noise your neighbors make you can hear and vice versa. The company also loves to throw on additional fees so be prepared to spend at least 200-300 extra over your contract on rent each month.

The management team Cheyenne and Jean are superb and worked with the tools they had to make sure the hiccups of my move-in were addressed. They keep in contact and try to offer solutions. The only recommendation I’d give is physically verifying the conditions of the empty apartment prior to move-in, as the carpets were still very dingy, spakle was caked on the walls, and the furnace had a physical malfunction. Otherwise, I’m happy to be home!

Super bad management was given the wrong information when moved in and wasn’t expected to pay to later then charged a 100.000 late fee for not paying it and the day I had to pay ended up changing compared to what they told me. Talked to them basically blamed it on me and didn’t take out late charge when it was their fault. Super nice when your trying to lease an apartment but once you live there no help at all.

I like the area that I live in. The dog park being so close is very helpful. The few people I have met have been very friendly. The residents that live in B9/B10 not sure witch one is above me is extremely loud and sound like they are constantly tossing things around. My first night here I had to stay up till 1am listening to people yell and to make things worse someone was firing fireworks.This area is extremely loud. Going into this I read reviews saying that it can get loud but I didnt expect how loud things actually got.

We love living at ReNEW Foothills! Cheyenne and Jamie in the office are attentive, kind, and always address concerns in a timely manner. The facilities team, Justin and Dallas, are respectful and work hard keeping the property looking sharp. The grass is green in the summer and the walks are promptly shoveled in the winter. We had a great application and move-in experience, enjoy the resident events, and are grateful for the well-kept amenities like the bbq common area and fitness center. The fire pit is a great touch. It’s comforting that there is a security team that makes its rounds, and I notice that a police vehicle patrols regularly as well. And despite the apts being near Campus West, it’s a pretty quiet neighborhood! The property is within walking distance of King Soopers, gas stations, City Park and other parks, and an elementary and high school. We get a lot of bang for our buck; the rent cost is very affordable for Northern Colorado and the management exceeds expectations!

We just moved in a few months ago and already love it. Pretty quiet and peaceful. Apartment is great :) I love that when we moved in we had new carpet. Plenty of parking right now. I saw the Gardner out there taking great care of the property

I’ve been at renew foothills for over a year now! I appreciate that the apartments are far enough away from campus so the apartments aren’t just college students. The community is quiet and diverse. I also love the grilling/patio area they added here. It’s perfect for summer time when myself and friends want to grill. The maintenance staff is also incredibly kind and timely. As for the apartments, they are roomy and I love that we have two full bathrooms. I also love having a fireplace in the winter time. I would highly recommend this place to anyone. The new owners have put in a lot of effort to make this place better and it shows!

Credit check was invasive and exhausting. They took a deposit for the process and its taking 7+ weeks to get it refunded. Poor business practices. I would avoid renting from this company.

We recently moved in. There was a change in management and so things were not as we expected coming in. Nonetheless, the office staff answered every question we had, thoroughly. Our move in was very smooth and the place was nice and clean. You can hear your neighbors through the walls, which I would say has been the only downside. Beautiful old trees all around and a basketball hoop across the street.

Change in management was kind of a pain with the changes, but new staff is nice. Location is great, plenty far away from main roads so not a lot of traffic noise, I really like all the patio space in my apartment and the fact that I have a washer and dryer in the apartment. I can definitely hear my neighbors sometimes but its not too bad. For the price its a good deal for Fort Collins.

After the property came under new management back in May I was really worried, the last complex Id lived at went to hell when it was sold. Since then the place has completely turned around, walking around property it looks fresh and clean, weve actually got some really awesome new amenities like the gym and dog park now and all of the staff has been super helpful and I dont feel like Im being put off like the old office did all the time.A special thanks to the maintenance guys, theyve been out early in the morning scraping off ice and snow from the stairs, that cant be a fun job but we really appreciate being able to get to our cars in the morning without having to stomp through drifts of snow.

I havent been here long, but Jamie and Cheyenne are so helpful and responsive. Theres such a calm energy here...Im really enjoying living here!!EDIT: these same 2 ladies informed us that due to the construction on site, we would not be charged $2000 for breaking our lease early as long as we gave 60 days notice. We needed to leave the state and made plans to do so based off of this information. We were stupid enough not to get it in writing and ended up being charged the $2K....

I love how tucked away it is back here especially with all the old trees around. Parking is pretty accessable but it can be hard to find a around 5-6 but its not that bad. I can hear my neighbors sometimes but thats kind of the downside of all apartments in general. Overall Ive been pretty happy here, would renew if I wasnt moving back home!

Ive lived here for quite a while, and I love the location. Yes - you can hear your neighbors sometimes, but thats apartment living. I just renewed my lease and will be happy to be there for another year. Ive never had a problem with parking, either.

I went in multiple times to pay rent with a check before it was due but nobody was ever at the office so I went the day after it was due and Jamie would absolutely not wave the late fee even though I had tried to pay on time. So glad Im moving all they want is their money!! Negative stars on new management!!!

First Note: There is an affiliate program within this community that incentivizes leaving reviews (I think the dollar amount is up to $200 in gift cards?) this review is not part of that. We have just moved, and don’t have any incentive to a review. Also, as renters, we never had a late rent payment, and never had an issue one way or the other with the owners - I just like to write reviews that I wish I could have read when choosing an apartment.My husband and I lived at 2516 W Plum Street (building P) for around a year. We moved in with the previous owners, and as stated below, had access to a gym, pool, hot tub and other amenities from neighboring communities. Apartment is older, but we were paying around $1,100 without utilities which for the area, seemed fair for a 2B 2B.Within two months, the apartment building was sold to Trinity apartments (current owners - Renew Foothills). As part of this transition, we lost every amenity attached to our lease- when we asked the new owners about a possibility of a rent break or compensation to join a gym etc, the response was less than positive. So, same price apartment, no amenities, and rude management… awesome.The last ten months of living with the new management has been “fine”. You can tell they are trying to update the property, new dog park is cute, and they have worked hard on the grounds, unfortunately they have also been in our apartment AT LEAST once a month since new ownership. There is something about receiving 1-4 “notice of entries” a month that makes you feel like you don’t really have privacy in your apartment. We have also had multiple incidents of them giving us a notice of entry three days in a row, as they never showed up the first few days. I understand them wanting to make improvements, but most of the items were either inconsequential or super inconvenient. Such as “new” fixtures for your sink that cut down water pressure by at least 2/3 (generally might be a good thing for the planet, but a giant pain for trying to do dishes.)Also, the rent change with the new company is astronomical compared to the original pricing. With utilities etc our rent came out to about 1,300 a month. Rent for the same apartment is now $1,395 not including utilities and fees! Make sure to check out the fee pricing in their new agreement before you rent!One more lease note, as we lived there, the new management kept coming out with “addendums” to the lease that they tried to get everyone to sign. They would include elements that were not in the original contract (i.e. restrictions for furniture etc on porch) As far as I know there is no legal reason you have to sign such things, but they used some kind of incredible bullying tactics to get you to agree to items that were not in your lease. In addition, when moving out, we were given the wrong date, and were actually able to locate two separate lease agreements with different dates on them… not the best record keeping for sure.Lastly, some pros and cons about the apartments:Pros: Nice neighbors, cute dog park, small fitness room (added in the last month), VERY NICE maintenance teamCons: Expensive compared to much better apartments in the area, rude management, “addendums” to lease agreements, and basically no storage in the apartment (remember when touring to look at the lack of coat closet, linen closet, porch closet, or even large clothing closets! It was our biggest regret about choosing the apartments, especially since there is no storage allowed on porches now!).

This place has LOTS of students. My car has been broken into while here, the apartments are cheap, and my bike was stolen (and then returned with mud on it and the lock missing).The apartments are also overpriced for what you get (you can hear everything through the walls and floor), and dealing with the management team can be frustrating. For example, they didnt have the courtesy to inform residents that they would be re-painting the buildings. We found out when a painter climbed onto our balcony from a ladder and asked us to move the things we had stored there. When we called the management to ask how long the painting would take, we were told that they had absolutely no idea. This was frustrating, because a good management company should demand to AT LEAST get an approximation for something like that and should ABSOLUTELY inform residents if it requires to move things off their balcony.This management company is also not lenient whatsoever with late payments, even when their online system is at fault. We have had automatic payments set up through that system, but we had to pay a $75 dollar late payment when the system screwed up. This place is awful and I highly recommend looking elsewhere if you are looking for a place in Fort Collins.

The apartments are subpar to say the least. There is literally no privacy due to the fact that you can hear all of your neighbors, above, below and next to you. We have to hear the upstairs neighbors dog all hours of the night, and management does nothing about it.They recently sold to this new company and we had no warning of this. On top of all that, after they sold the apartments, our amenities were taken away. There is no more pool or gym and the hot tub we have is nasty, and the grill doesnt work correctly. Yet we still pay the same rent.We used to have a security company come through a couple times a day and since the buyout have yet to see them. Just another reason they should lower the rent.Im giving them 3 stars because it is a roof and 4 walls.

A new management company has come in and quality INSTANTLY went down. As a 5 year resident I have seen several ownership changes- this has been the only one where quality went down.As soon as the new company took over they took away our gym and pool access and ripped out the hot tub with promises of future improvements.When the new company took over we were given a slip of paper to report any needs- I reported several safety issues to include no exterior lighting, and crumbling cabinets. This has not been addressed and it has been 6-8 weeks. (Que the response to this review from management promisigin to fix it REAL SOON- sorry too little and too late)You also cannot designate split payments through their online portal. Not sure what kind of 2005 era system they use that doesnt allow this... but you can split up payments via paper checks! Woohoo.... because paper checks are totally in right now.The new management company is some corporate junk house. They own a ton of properties and are clearly in over their head. I would look elsewhere. You pay a huge premium to live in Fort Collins, it looks like these folks came to cash in without offering anything that previous ownership was able to.The people you interact with in the office are nice. Unfortunatly these are not the ones making decisions.

I do NOT recommend living here. Save yourself some grief and look elsewhere.Upon move-in, we found that the unit was NOT move-in ready. I’ve moved into really bad apartments & made them work, but this was a new experience. The first thing I noticed was that the unit had a very strong pet odor. I was not certain that they had even cleaned the carpets, as there was actually a pretty decent amount of debris. The kitchen floor had crumbs & other debris, as did the counters & cupboards. The dishwasher racks were rusting and missing several dish-holding spikes.The sliding screen doors were off of their tracks. There was packing tape stuck to one of the bedroom windows. On top of that, the window blinds were lined with layers of sticky dust accumulation. There was a maintenance man there measuring one of the other windows for a screen that he then proceeded to build. There was mold on the calking in both bathrooms, as well as soap scum on the soap tray. The tub itself appeared unclean, though it was difficult to assess this because it was an old tub and the finish was coming off in many spots along the bottom and sides of the tub. Some of the tiles were popping off of the wall in the bathroom where the wall was bulging (assumedly from water damage). There was also notable mildew on the ceiling in both bathrooms.The bedrooms were relatively fine, though there was notable grime in several spots on the shelf that runs along the walls of the lower floor units. More than one outlet plate was cracked, and one outlet was actually cracked and caving in (which seems like a fire hazard, but who knows). There was also grime on the light fixtures of the apartment.(Also keep in mind that if you choose a ground unit, there will be a radon vent pipe in your closet. Ordinarily not a bad thing, but it was a negative surprise given the size of the apartment and the fact that we were not aware that it would be there. It took up enough useable space to be a problem.)To their credit, the leasing office did send in a cleaning crew when we requested that the unit be cleaned, but our move-in was delayed. After cleaning crews left, the screens were all installed, the carpets were cleaned, and the soap scum was removed. The unit was still not clean, but it was cleaner. It still had a bad pet odor, however. We rejected the unit and the office was able to show us three others that were available at the time. Of these, one contained powerful pet odor, and another smelled very musty. The third was somewhat more acceptable, and we took it.Our new unit was not clean and move-in ready either, though I will concede that it was not prepped for a move-in at that point because it was not anticipated to be occupied so soon. When we saw the unit, it was getting a “new” oven (most likely a transfer from another unit that was being upgraded, considering its condition). We were not able to move in for two more days while that was installed. Thankfully, we had a little bit of overlap between our old place and the new one. When we did move in, we found this apartment to be as unclean as the one that had been “move-in ready” on our first day trying to move in. It was also notable that there was urine on one of the toilets that had not been present when we were shown the unit two days before.It should also be noted that the hot tub is disgusting. Don’t get into it. We noticed two months ago that the hot tub’s walls have a ring of yellow grime all the way around them. After checking several times every month to see when this will change, we have come to the conclusion that the tub does not get cleaned regularly. During the time between our first discovery and now, the tub has been emptied for cleaning twice, but still has the yellow grime ring.We’ve lived here for 4 months now, and we are still cleaning away the grime that we moved into. On top of the unit being unclean, the maintenance staff are not particularly skilled & do a pretty slap-stick job. At least leasing agent Gina is super nice.

Weve lived here for over three years and weve had moments where we like it here, and definitely moments where we have wanted to move and never return. The first year we live here, a different company owned it and it was much better managed. All of our utilities were included and the maintenance staff fixed stuff quickly and accurately.The second year a new company took over; they said that they wouldnt raise our rent, however, they removed some amenities and we were charged for it. The maintenance staff took a little bit longer to respond, which was fine, and they still fixed stuff.The third year, they raised our rent $42 a month, and we didnt really get anything in return, nothing that mattered at least. They decided to put in a hot tub that is never clean and is in an awkward area; its right next to the office and next to a walking path, so its not really a relaxing place. They also put in a patio area right in front of the office with a grill and a fireplace. While its kind of nice, I couldnt have cared less for a patio and hot tub, but now I have to pay an extra $500 a year for something that doesnt improve my daily life.Before signing our fourth (and definitely final) lease this past July, management sent out some sort of pre-lease agreement in October of 2016 (only 4 months after signing our third lease). This basically stated that if you choose to sign it, then you agree to sign a lease next year and your rent wont increase. This agreement was due at the end of November; so it hadnt even been 6 months and they wanted you to agree to stay with them another year. If you dont sign it, then your rent will increase should you choose to stay. We didnt know what we were doing next year, so we signed it because if we did stay, then we didnt want our rent to increase. Around April, we had new plans for jobs in Denver, but apparently the agreement was legally binding so we couldnt get out of it. If we wanted to move, then we would be responsible for finding a sublet and management was no help. The property manager especially was extremely rude and unwilling to make exceptions. She obviously did not know how to talk to her tenants. I know Gina is really nice though and I like her.The most recent maintenance problem we had was our light in the master bathroom stopped working, so we asked to get it replaced; when they first replaced it, for whatever reason they put in a new bulb came too low and we werent able to close the door. We had to get it replaced again, so they ordered a low profile light, but the door still scrapes across the bulb, not so subtly either. The maintenance guy even tested it and just left it. Its not a huge deal, but come on, I dont want to have to work to close my bathroom door.The reason this isnt completely 1-star is because its a decent place that is located right next to King Soopers and the bus stop to go to CSU. Our apartment hasnt had major problems that couldnt be fixed quickly, and it allows pets, which most places dont.
