I recently visited and can truly and honestly say that ALL THE NEGATIVE REVIEWS ARE REAL!! ID HOPE TO JOIN THE COMMUNITY BUT, ID NEVER, NOT EVER! ID RATHER LIVE IN CHARLOTTE IN MY SLUM APT. A DRUG DEALER FROM ACROSS WHERE I WAS VISITING KEPT WATCHING ME AND BOYYY! WHEN I SAY HE HAS THE SPOT BOOMING.. BOOM!! RESIDENTS LETTING THEIR DOGS POOP ANYWHERE, 24HR DRUG DEALING BY ONE MAN AND THE APT SPACE IS INCREDIBLY SMALL. I LIVE IN A TWO BEDROOM APARTMENT THAT HOUSES AT THE LEAST 3 BEDROOM CAPACITY!! NOOO THANKS!!!!

As I sit here and write this review one year later after leaving this establishment I realize that I may have not handled the situation as greatly as I could as with anybody that lost or loses their place Im sure they would understand what Im saying so I would like to clear the air that this is actually one of the best places Ive ever lived in let alone my first. So to you summer I just wanted to say sorry hopefully I will see you guys soon and well be living there as I have been wanting to for a while but I do and wanted to take the time to clear the air and apologize to you as well thank you guys for everything you did see you soon.

Ive lived here since 2016. I have not had any major issues. The staff is really great. Just get to know them. They are helpful and I have not had any problems with repairs when Ive asked. The staff always keeps me informed about things, and do their very best to keep this a descent place to live.

Apartments are nice size and price for what you are getting for sure. Also the front office staff is always so nice and helpful! Summer and Krysti have always gone out of their way to help me in any issue I have had in my apartment.

I really like this place. Ladies in the office have been great from the beginning. Honest and nice... and always willing to help with and concerns I may have. The property needs some updates but the office staff is cool with me.

Great apartments and affordable. The office staff is very friendly and helpful. You dont have to venture very far to find all the things you need.

The down and dirty goes as so. Great location and decent apartments. The rent is cheap but so are the walls. The footprint of the complex is kept very well. From personal experience sometimes the office can be a little tricky to get a hold of. Lastly moving out they money I owed that was supposed to be sent in a letter to me was also sent to a creditor within 2 weeks if moving out. Summer had given the wrong information to someone who went to pay for me while I was out if town. They did help settle the issue very well though. 3.5 if I could do halfies.

I lived here while I was stationed in North Carolina. We had everything paid up and no damages to the apartment next thing I know there’s over $1700 charge on my credit from them and have no idea why. I called awhile back someone was supposed to get back with me and never did. We also did a walk through of the apartment and there was no damages to it. Also, hopefully they got new management and staff. They were extremely rude to us and anyone else who lived there. Anytime we tried to get someone to fix something they would come act like they worked on it and when they left the problem was still there. Absolutely ridiculous. When you move out please make sure everything is handled so they don’t try to screw you like they did us. *Update* I contacted agpm management about the situation and they said the charges would be pulled off of my credit. (I spoke to Debbie) Nothing has happened I have left countless emails and messages regarding this situation and still no one has contacted me back. I have also left messages with Carlson bay and they haven’t responded either...

Staff is wonderful. Maintenance always is friendly and helpful. Even when its after hours. No complaints. It is very quite and peaceful.

Management only seems to care and maintain the front of the complex. Residents living in the rear of the complex are so unfortunate. Their stairways are filled with spider webs and are in need of a good pressure washing. The same spiders and webs I know have sat for months before they were taken care of. Not one notification has been sent out about possible pest control or anything. This complex is poorly managed as a whole. Very disappointed.

Place is very nice. Staff is very friendly and accommodating. Enjoyed my stay very much.

I have lived here for a couple years now. Its affordable and the staff is nice. The girls in the office go out of their way to help me and maintenance is decent. I dont plan on moving anytime soon.

This place is horrible. Have a real bad bug issue, the rent fluctuates extremely high and they just give bogus excuses nor do they ever answer the phone. Don’t work with people especially if always paid the rent on time, give people different time frames to pay.

Out of all the places I lived, this place was by far THE worst. I just wanted to warn anyone who is thinking about staying here, that youre better off at Lake In The Pines. I had so many issues with the people in office, especially SUMMER. They dont care about your experience while living there, they talk to you like youre privileged to even be there, and they were unbelievably unprofessional when dealing with issues tenants have. Upon breaking my lease (because it was so unbearable to be there), I made sure I asked them multiple times if they had everything they needed from me. Of course they said yeah, youre all set. A year later I find out I was billed over 1,000 dollars and it hit my credit. I was never notified via email, mail or call. When I called to find out what happened, they told me why didnt you read the contract? Hmmm, maybe because YOU guys said everything was satisfied. Im beyond disgusted with this place. They either need new workers in the office or just to shut down completely. The apartments are trash and broken down anyways. Not that it matters, because theyll just charge YOU for it once you leave. Worst. Place. Ever. Don’t sign that lease!

I love this place. I see a lot of people hating on the place and staff, but that hasnt been my experience at all. I have been here for over 3 years and I have had a few issues here and there but the office always listens to the issues and stays on the maintenance to make sure it gets corrected. The apartments are on the older side, but they told me they were built in 2002 when I asked. The office was nice and professional.They cared about me and knew me by name and my address. As, for people saying the rent changes monthly, its you water usage! duh. your rent is the same... but the water goes based on how much you use a month and you pay it to the office instead of having to pay a deposit and get it in you own name. lol If you are looking for an affordable place with nice staff that care about you, this place is for you. If you want brand new everything, then then place is not for you... go down the road and pay more.

If I could leave ZERO stars I would. DO NOT consider moving here. When I first got here my apartment was just vacuumed nice. It was not clean. There was literally dog poop and garbage on the back deck from the previous renters. Three words Unsafe, unclean, dangerous....If you walk around the neighborhood you will notice nobody cleans up after their dog or themselves, always garbage laying around. Almost stepped on a broken condom a few weeks ago.Two weeks ago I got blocked in due to a man that does not live there selling drugs to someone that also doesn’t live there. The cop car is not security ...it is FAKE.Thursday I went out to start my grill and noticed a “DRUG PARAPHERNALIA NEEDLE” in the grass. Kids and animals live in this building somebody could’ve been seriously hurt.We moved in Dec. 2018 it is February and I want to leave NOW. I keep my apartment very clean, no crumbs. Vacuum, mop, scrub daily and to top it all off I saw a ROACH in the bathroom tonight. It was right after I found out the the sink had started to leak and ruined all toiletries underneath. The people that live here are nice. They just want an affordable apartment. THIS IS NOT IT!!! Go somewhere else!!!

I have lived there since February 2004 and been through 3 different management companies to run the complex. The maintenance crew has been there ever since I have moved in and always have done excellent work.Kristi and Summer have been there since the Breeden Company buyout. Both are courteous and helpful, even when the residents werent to them. They do hate to terminate leases due to residents bad conduct, or lawless behavior.February 2016 my apartment was used to put a fire out that started in my neighbors apartment. Since I was overseas at the time, they emailed me once they took care of the building residents that were there. They reserved another apartment for me so I had someplace to move my stuff once I got into town.Kristi and Summer were helpful with everything I needed for my claim. Once the restoration was completed, they held the apartment for me so I could move back in to my original apartment.I have nothing but good things to say about the staff of the apartment complex.

Carlson Bay apartments, need a good fixer upper. Ive been here for 2 months, and I must say Im not relax, it doesnt feel like home. The buildings need a good spraying down, all breeze ways are nasty. The grass people dont blow the parking lot out, well the back building. The storm has come and went, broken tree branches still laying around, all gutters are broke. The tubs crackle when showering. The front office people dont care they move any body in, they move people in always saying they never have units to look at because they are dirty. People move out and empty apartments sit for weeks, until two days before a new tenent move in. I saw first hand for myself, the trash area nasty filty, the mail box are dirty needs a spray down also. Carlson Bay needs a good Manager system that will care about the property and the tenets. Its only been two months, and Im ready to move ASAP. Ill rather evict myself than pay Carlson Bay another penny. Ive been looking to move since day 30 of living here.

Rude maintenance staff, biased treatment towards certain tenants. My pregnant girlfriend received a NTV about her animal she paid to have and multiple “unauthorized residents” when these allegations are completely fraudulent. Rude woman in front office with the blonde hair is always so hostile and aggressive. I’ve attempted to speak to you all on these matters but have been completely disregarded. You allow a bunch of bogus calls and unproven complaints to push her out with 0 effort to find out what happened. Your staff has given me nasty looks and made my girlfriend feel very uncomfortable. She has cried because how much you guys have been stressing her out. She can’t wait to leave here even little things such as dirty walkways with wasps nest everywhere. Her neighbors have attempted to get physical with me over her dog barking and you have done nothing but side with these people. I’ve even had to call the cops cause you guys won’t do anything about this. Worse place I’ve lived yet.

The blond in the front is summer she looks like trailer trash tbh her mouth is black and voice sounds like she eats multiple packs of cigarettes at a time multiple times a day. She acts like she has never had the paws put on her but she heading down the right road. The need to upgrade ASAP or people to need take pics and make complaints to the city

The staff here have always been good to me. Any issues I got taken care of and staff have always been very friendly.

So I moved out a few months ago and I feel relieved. Me and my boyfriend been living there for about 2 years. We moved to 3 different apartments in the complex and they were all trash. We had screaming neighbors that will wake us up at 3 in the morning almost every night. We will tell Summer and she tell us to call the cops, mind you we are not the only one complainin about these neighbors. So why do we have to call the cops for someone to do something about it? So we did call the cops on them one night and went up to the front and told them that they’re still at it again. And they said okay we will handle it and they never did. They just didn’t want to deal with it. I was sometimes paranoid to go outside at night because you have creeps chilling in their car doing some drug deal. In one of the apartments I had mold in the closet and they told me it was something else. They try to cover the mold up with paint. They’re just lazy and cheap. They don’t take care of they’re apartments complex. They spend all of our money on cutting the grass than fixing up the place. And the prices are way too high for those trashy apartments.

I honestly don’t know where to start. When i first when to go look at a unit they told me it wasn’t ready to be seen, that it would be ready that following week i followed up on it and it still wasn’t ready that unit was ready a day before i moved in. I moved in August and i had to move out by October bc it was told to me that a fpd cop so called seen an illegal drug activity coming from my apartment bc the person was seen coming out of my apartment to due the alleged activity in the parking lot. I went to the office and the lady with the blonde hair with a very nasty attitude made it seem like what was told to her was accurate and I’m wasting my time to talk to her. I did record her and what she said the cop saw was not the samething he put in his statement. On top of that there wasn’t any proof it was just his word, and he even stated that he didn’t even take pictures. Which is baffling to me bc last time i checked some cops do lie. I went again to talk to the manager and she stated that she heard the recording to after i said i recorded her leasing consultant but i knew she didn’t listen to a recording bc what she said she told her leasing consultant to tell me isn’t what she said. On top of that it’s been 3 months and i never received a letter of why i am or not getting my security deposit back and your suppose to get that documentation and i never received it. I will never stay at another company by them ever again. The lady with the blonde hair has a very nasty attitude and corporate don’t care that she does!

Carlson bay has been good to me the ladys in the office kristy and summer are the best it a nice place to live and they keep every thing fix when u need them..

Very unprofessional, unsafe, they dont care about your living... I was robbed at gun point and they did nothing about it as far as security afterwards. Didnt try and come up with ways to make us safe, didnt even reach out to me

Let me start off by saying THIS FACILITY IS NOT MILITARY FRIENDLY . If you give in to agreeing to living in scum make sure you RECORD every conversation with management and or staff at this facility because no one seems to be on the same page and nobody ever seems to remember what was said! Ive spent entirely to much time at this location! Let me first start off by saying the apartments are RUN DOWN from the inside out! They will do a great job masking whatever problems is there but if this is a place yu might consider renewing the problems will show! For starters the amenities are old and outdated ! When I first moved in the air conditioner blew out the SECOND DAY ! Yes the second day. I called the 24 hour line which (by the way is someone in a different state !) Only for them to tell me they are not required to come out at night if the temp is 70 or below!!! Wow trash huh, they also proceeded to tell me to open up windows until they can get someone out to me! Lol what a brick place! Not only that I had to curse out the staff on multiple occasions due to the stupidity i received ! The walls are paper thin yu can literally hear someone use the bathroom in the next place ! These people tried to charge me for dogs I didnt have and waited to the end of business day to stick a notice on my door ! When I confronted the office about the charge I was highly upset and they brushed it off as a mistake but clearly it wasnt because the put a notice to evict If it wasnt paid! These people are not worth the hassle! What they dont tell yu are the one bedroom apartments looks nothing like the model home! They will not show yu the place until yu sign the lease! The bathroom is in the kitchen! Yes yu read that right !!! The sinks leak so bad roaches are everywhere I had to pay someone to come spray because the office did a half job.The laundry room is in the bedroom! This place is MOLD infected ! They will send out letters on how to clean the mold on the outside but it doesnt fix the problem! I had mold on the ceiling of my closet !!!! Smh I had mold everywhere! They did a crappy job patching up already placed holes in the apartment! When I left I didnt bother to clean anything or fix anything! I left a lot of things behind for them to clean because the storage space, is that of storage and why was everything filled with mold! I left it behind for These people are liars and scammers! If yu get a apartment with mad problems take pictures, record and sue ! Because they will try to get over in the end ! Also another thing they will give your key out to 3rd party people they hire like the bug inspectors , etc they allow these people to enter your place unsupervised and lie and say they watch over them ! I waited home on multiple occasions to make sure they called and were supervised! And neither of that happened!! People dont pick up behind their dogs and management will stick notices on everyones door even if yu dont have a dog! Christy is FOS and so is everyone in front ! When you move out they will give a notice of possible charges yu might face if anything is damaged or broken but those prices are bull and they charge more and never make since of anything keep records and RECORD of EVERYTHING another fun fact keep your bills because these scammer trash rats will charge yu every month for water from day one of move in but be mindful you are paying the prior tenant charges yu will receive a final bill with trumped up charges on how you was not billed the first few months for it !!

Don’t move here! If you do make sure you see the unit before you move in. They don’t let you see the unit before you move in. If I would have seen it before I would not have signed the lease! They need to update the appliances, they need to spray and clean the breezeways. My bathrooms were dirty upon move in! OH THEY HAVE A HUGE ROACH PROBLEM!!! The first week I moved in saw MULTIPLE everyday IN MY UNIT EVERYWHERE. I still see them after they came and sprayed. Everyday I come here I look around to make sure there are none crawling around. You know how uncomfortable that is!! The sprinkler in my master bedroom is broke you can see inside the ceiling. They said “a work order will be in place” but I doubt it. I moved in one of the sinks was super rusty took them a month to come and replace it. The maintenance ppl it’s only 2 of them they claim they have a lot of things to do to all the apartments but my thing is why do y’all move so many ppl in and then take forever to get to whatever problems current residents already have. I’ve been here almost two months I already want to leave..

They change the rent prices monthly with no good explanation. Do not rent from this place..they are crooks!

Had minor issues at first, but hopefully with the change with the property management, they will start evicting the rif-raf rats in the area. Time to take out the garbage.
