I am a parent of 2 senior college students that lived in an apartment managed by Prosper this past year. The apartment they rented was constantly needing maintenance. The day we moved them in the faucet was leaking everywhere under the kitchen sink. The doorknob to their apartment door was almost off. And the toilet was leaking. Definitely not in great shape. While living there asbestos had to be removed from their basement. This was not told them ahead of time. Upon moving out, there was no communication from Prosper of the move out process. We had to contact prosper numerous times to find out check out policy. My husband and I helped move them out and we left the place immaculate. I know cuz I did most of the inside cleaning. We left nothing on the lawns or the back porches. However some of the tenants did. Even after confirming this with Prosper, they still charged us for the cost of the removal of these items. Very unprofessional and not the way to do business. Like many others have stated, we cleaned and left the place better than what they had it for my kids on move in day. But they took all these charges off for ‘cleaning’. Which I know they didn’t need to clean because I did it!!! My recommendation parents, especially if you are helping with the rent, don’t rent from Prosper. Poor management for the money. And when your kids move out, don’t take too much time to clean the place like we did because they will make up something to clean and charge you for. Very disappointing!

It’s really unfortunate when you make an appointment to see an apartment and the company is a no-show, even after calling them 3 times. Thank you for confirming that we should not rent anything from this company, the negative reviews are accurate!

This company comes across as friendly and accommodating, but actually requires perfection. They will hold things against you that happened years ago, without allowing any explanation. It does not matter if your financial situation has improved and you have a great job now, clean criminal record, positive rental history, and are an excellent potential tenant. They become rude and unresponsive. They lost out on the exact type of tenant landlords would love having. After reading the reviews by previous tenants, I guess it was a blessing in disguise. Do not even bother renting from them if you do not have an absolutely “perfect” credit history, and read other reviews about how awful some of their properties are.

I have recently worked quite a bit with Prosper. I am currently moving to Oshkosh and was in need of immediate housing for a job. I contacted Prosper about a specific unit and they responded quickly and setting up a showing was easy. The person who showed me the unit, also the property manager, Christopher, was very polite and answered all my questions as well as providing some great information about the property. I have worked with him quite a bit throughout the process and he is very responsive and professional. I have not had any issues so far with Prosper Real Estate and I am looking forward to moving into my apartment.

Absolute slum lords! Not very pleasant to deal with and they feel the need to not fix anything that is wrong even if it turns into BLACK MOLD! They do not returns calls or txt messages. Who in there right mind cements registered shut to prevent water from coming in due to leaks! There is black mold in multiple units so be prepared to run a dehumidifier 24/7 to try to prevent as much as you can. My car bottoms out every time I go in and out of my driveway because they will not level it (it will cause property taxes to go up is their excuse) and also coming out of my garage. I had to build ramps! I would not recommend this company to my worst enemy!

Prosper has very poor communication. The rep who was going to show my apartment to prospective tenants was unable to make 2 showings, and neither myself or the prospective tenants were informed. They also scheduled another showing and did not inform me of it. One day maintainence showed up to fix a railing, they stated it was an emergency repair, thats why 24 hours notice was not given, they didnt give any notice. After vacating, they returned my security deposit, minus a small charge. I inquired about the charge, and was given many different answers, first they had no record of me being charged anything, and were unable to figure out why. They said I would be refunded immediately. After 2 weeks of not receiving a check, they stated they sent me an email, which I never received stating the charge was accurate and I would not receive a refund. I asked for supporting documentation of the charges. They referred me to several different employees and accountants who were all unable to find anything. Their final response was the charge was accurate and I will not be receiving a refund of that amount. Again no documentation was presented.

I enjoyed being interviewed by the people of Prosper Real Estate. It didnt really feel like being scrutinized through a microscope, rather, it felt like I was just talking to a friend. I am looking forward to working with this company for so many years.

I looked at a few places in Oshkosh and Chris showed my fiancé and I. What I loved is that he never wasted our time. He found out our needs and wants and showed us places that fit into what we wanted. We are very busy people so I hate when companies or people show us places knowing we won’t like them. Prosper Real Estate has been really disappointing to work with. The unit itself is reasonably nice, but the people in the company have downright harassed us about re-signing our lease. They have cold called past 8pm, sent multiple threatening texts, and have been completely unresponsive to complaints. The units are not secure whatsoever, and the back parking lot always wreaks of dog feces. They really take advantage of tenants who dont know their rights.

HR Staffs are friendly, accommodating, and most of all professionals. 10 stars if I have to rate it. Hoping to be part of the company soon.

Just FYI - if you are reading the reviews because youre thinking of renting from them, youll notice that a lot of the positive reviews are employees of Prosper real estate, many recently hired and complimenting the hiring process?As far as renting from them, this is the shadiest management company Ive seen so far. Will tell you that it is your job to clean the apartment after the last people move out and you move in. Cockroaches, dirty laundry facilities, homeless people sleeping in the hallways, and theyll make you feel crazy for complaining about things that would not be acceptable to any reasonable person because their standards are either that low themselves, or they are just getting that good at denying things. When they were cheaper (were around $600 a month when we rented) it might be worth it, but they are not even that inexpensive anymore as they are raising rent. I know friends that rent from the Westridge apartments which I believe are managed by Rusch properties and they are much better for less.Update: I dont see an option to reply to the owners reply, but I specifically asked if the unit would be cleaned/turned over and they said it would be, so no we did not agree to clean the apartment. I agree cockroaches might be hard to keep out if tenants are dirty, but clean laundry facilities would be the management responsibility, and secured entrances would help with trespassing.

Overpriced. The repair guys are great. But for the quality of the apartments the rent is too high. Definitely better options in Oshkosh if your willing to wait. Its decent for what it is though.

I have both good and bad to say. Just resigned here. At first the people are very condescending. Talk to you like you have no common sense. Its been very easy living here but when need to contact someone you get someone right away and thats been great, but to have someone reach out to you is where it is lacking. Ive never been late, but theres been some miscommunication when we moved in we never got our utilities paper work submitted and then they said we had to pay a bill we never received for the city water bill, we paid as SOON as we saw there was balance and they said no problem, well waive the convenience fee, for us having to pay it. I imagine the paper work may have gotten lost because covid had started when we first moved in but we did sign over our water but never got a bill and then got charged a late fee when we never received a bill, we paid it and even the convenience fee when we were told it would be waived. Maintenance has always been nice and been getting increasingly better, was not told I dont have central air when I was shown the unit, and I made do with it. Theres no way to install a unit for a/c . And rent was raised when I resigned even though weve never been late and just had maintenance on regular house things. Im so/so on my experience Im just happy to have a place to live but theres definitely things that can be improved on. We contact about 3 weeks ago to address our utility issue never got a response on how to fix it. We try to be decent tenants and have been told our ledger was good too. I just wish there was more respect at play when being contacted. I do see the effort thats why I left a middle review. I just hope the advice is taken and improved on. Only way to better a company. Also if part of not being able to be contacted was due to number change, I contacted 4 people and updated my number but then when asked what it was they told me they tried to reach out on my old number, that is where miscommunication has come into play and where improvement can be done.

Just in time with the Pandemic, when I was searching for a job, Prosper Real Estate opened its doors for me. Fast update with the recruitment process and friendly and professional staff took care of me and set right expectation during the hiring process. When we had a maintenance issue, they ignored the request over the app. When we called, they answered, we told them who we were and they hung up on us. We called back but they denied our calls. The house is extremely illegal and not up to code at all. It was in our lease to pay for all utilities but there is only one meter for the water heater and one meter for the rest of the house, therefore prosper is responsible for the utilities. The back door lock is easily broken into. The maintenance worker randomly walked into our apartment without our permission. The electrical is knot and tube. The oven stopped working but was continuously blowing gas. We texted the maintenance guy but he said to just unplug it and it would be fine. The oven continued to blow gas, unplugging it only prevented the electric igniter from igniting the oven. The maintenance man should have rushed over rather than “just unplug it it’s fine”. He also told us when we first moved in not to file a maintenance request because they don’t check them. But they don’t answer the phone if you call, they avoided us. Would definitely never recommend!!

And also experienced caring with the prosper crew! I think most of the bad reviews are just bad tenants.. the types who complain about everything and anything.. in my experience they have been on top of everything (who doesnt want that??) I lived under prosper the past 2 places Ive lived and actually they make other companies look very unprofessional!! I WILL stay with prosper nomatter where I go.. not to mention the places they manage they also do an AMAZING job renovating their properties when needed.. modern and so awesome! Wont go anywhere else. Pretty sure 2 years experience with these guys is enough to override the few bad reviews I read!!

The phone calls were a bit messy, and they scheduled showings over showings we had already booked and then cancelled ours. BUT I highly recommend working with the gentleman in the Fox Valley named Christopher. He answered all questions, told us about all possible units we might be interested, helped us find something in our budget, and was attentive to all of our calls and texts. I cant wait to reach out to him in the future for housing - hes great!

Amazing!!! I moved back to Eau Claire and prosper was has been a blessing. I started out in a private like dorm then as soon as a nicer place opened up with this management company... they were super cool with moving to the other place. I’ve been with prosper for over a year now and are awesome!Jack the Maitnenance guy is also a blessing. He came and got a new dishwasher working for me and also helped with one of the outlets at my place. If you’re a good tenant, you’ll love it. The bad reviews are from bad tenants.
